Dear Shareholders and Residents,

Summer is here, and the Landscaper is beautifying the grounds, which hopefully brings hope and inspiration every time you leave your apartment during these uncertain times. Despite it all, we are still working hard to make Fordham Hill a GREAT place to live and work. I also would like to extend a special thank you to the Maintenance and Security staff who continued to come to work during the Pandemic and allowed Fordham Hill to continue operating.

As we continue to address the items in the Lawless & Mangione Architects & Engineers physical assessment of Fordham Hill from 2018, the next big project is the Electrical Upgrade, which will increase the power and allow residents to utilize modern equipment. Shareholder cooperation and access to the apartments will be key to moving this project along in a timely manner. Building six will be the first building to start the work with four, five & seven to follow.

Brickwork is still proceeding on buildings eight & nine. Management apologizes for the noise and inconvenience, but the work is mandatory, and must be completed. Elevator modification is also continuing in building eight and nine. When these 2 cars are finished, there will only be one car to be completed in building 9, and the modernization will be finished.

Lighting has been installed on Sedgwick Avenue to reduce car break-ins, and enhance visibility and safety for all who utilize the west side of Sedgwick Avenue. Additional lighting will be installed on the east side of Sedgwick Avenue in the near future.

The Playground will be completed shortly. Children and their parents will soon have a new fun place to play and gather. Wi-Fi has also been installed in the playground area and sitting areas behind buildings one, six and seven. This will keep you connected as you venture outdoors onto the campus.

Management appreciates all residents at Fordham Hill and the door is always open to address your issues and concerns.
