New lease opens 400 acres of airport land for development

our hundred acres of land at the Atlantic City International Airport will be leased by the South Jersey Transportation Authority for industrial development under a deal announced Oct. 5 by Industrial Realty Group, LLC, one of the largest industrial real estate developers in the country.

The deal paves way for mixed industrial and commercial use, air cargo hub, aircraft repair and maintenance facilities, and thousands of jobs, according to a press release from the firm.

The Atlantic County Economic Alliance has been working with IRG for more than a year on the deal which could stimulate tens of millions of dollars in new private investment in the region, according to government and company officials.

IRG will work with the ACEA to develop a mixed industrial and commercial use project with a focus on the aeronautical industry on the 400-acre site located in the northwest quadrant of the airport.

No timelines or dollar figures were announced in the press release.

As the business facilitator for the aviation district that surrounds the airport, the ACEA helps companies identify and access all local, state, and federal government assistance and tax/financial incentive programs as well as financing opportunities available.

According to Lauren H. Moore, Jr., president of the ACEA, the deal marks a critical milestone for a development project that has been many years in the making.

“IRG’s proposed development supports our mission to diversify and strengthen the economy of Atlantic County and to develop one of its most valuable parcels,” said Moore.

“It’s particularly exciting because these 400 acres were only recently unlocked for development.”

relocate a sanctuary for endangered birds, a move in 2020 that required the purchase of 233 acres of land in nearby Hamilton Township. It required a 2019 amendment to the SJTA’s memorandum of agreement with the Pinelands Commission allowing the establishment of the new conservation site.

Successfully moving the aviary has resulted in better protection for the endangered upland sandpiper and the threatened grasshopper sparrow, while also enhancing safety at the airport and freeing up valuable runway-side land to be used in support of the ACEA economic development and diversification plan, the press release stated.

With the 400 acres cleared for development, in July of 2022 the SJTA was authorized to enter negotiations and execute an agreement for the development of the northwest quadrant of the airport.

“This agreement is conducive with our efforts to explore the development of an air cargo maintenance and repair facility that could result in hundreds of short-term construction jobs and many more long-term jobs,” stated Atlantic County Executive Dennis Levinson.

Higher utilization through industrial development has been a key component of the ACEA’s regional master planning since its inception almost six years ago, Levinson said.

Immediately upon the signing of the lease agreement, the ACEA began coordinating high-level meetings with state and federal officials to ensure the infrastructure required will be in place for the project to proceed.

The ACEA will now work with IRG to ensure regulatory requirements are met and to help navigate the

permitting process and environmental assessments necessary for Department of Environmental Protection and Pinelands Commission approvals. Simultaneously, ACEA will partner with IRG to ensure funding is available for infrastructure to make the project happen.

IRG has extensive experience in the conversion and privatization of federal properties, including closed military bases. IRG owns and is master developer of three closed military bases, a former NASA manufacturing facility and a closed Veterans Affairs site.

“IRG has a wealth of experience in the aviation segment of commercial development,” said Stuart Lichter, IRG president. “We have already discussed site opportunities with many job-creating tenants. We believe this momentum will continue to grow because of the property’s location and airport proximity.”

The airport is a designated Smart Airport Research Test Bed Facility and is adjacent to the National Aerospace Research & Technology Park and the FAA William J. Hughes Technical Center, the premier federal aviation laboratory dedicated to advancing the safe and efficient operation of the National Airspace System.

Collectively these assets, as well as the surrounding one-mile area, constitute New Jersey’s only officially recognized aviation district, which also lies within a federal opportunity zone.

Because of its optimum location, aircraft utilizing ACY can avoid flow control delays, ground stops, holding patterns, arrival and departure sequencing delays, and taxi delays, unlike busier areas such as Philadelphia and New York. Plus, ACY’s airport-use fees are significantly lower than other airports in the Northeast.

The SJTA and NJ Transit are currently conducting an ACY rail station feasibility study that includes examining a potential cargo spur into the Northwest quadrant of the airfield.

Jersey girl Renée Marino to speak at THRIV Expo

his weekend’s THRIV Expo coming to the Atlantic City Convention Center will feature guest speakers including Michael Clinton, Bob Sumner, Kelsey Grammer, and New Jersey’s own Renée Marino.

THRIV is a lifestyle event that aims to provide resources for people looking to truly flourish through the next phases of their lives. The inaugural event is described as “full of fun and inspiration for baby boomers and Gen Xers.”

Guest speaker, Renée Marino, may be best known for her role as Frankie Valli’s wife, Mary Delgado, in the 2014 Clint Eastwood film, Jersey Boys. It’s how she got that role that took her on a different journey and led her to become a best-selling author, TEDx speaker, and professional communication coach.

“This all had to do with communication and the power of speaking up,” Marino shared with Shore Local.

“Which brings me to where I’m at today.”

When Renée couldn’t seem to land an audition for the role of Mary Delgado, even though she had been playing the character for months on Broadway, she didn’t let the word “no” stand in her way.

Managing to snag an audition for a smaller part in the film, Marino leaped at the opportunity to use her voice to ask for what she really wanted. When the casting director asked her to begin her audition, Marino requested an opportunity to audition for the role of Delgado. As it turned out, when Clint Eastwood saw the show on Broadway, he thought Marino was perfect for the role of Valli’s wife too.

“The role was beyond anything I dreamed of,” shared Marino. “To play a role about this woman who is

from where I’m from and I listened to Frankie Valli’s music growing up, it was a once-in-a-lifetime opportunity.”

Following filming, Marino stayed in Los Angeles for some time while working her one-woman show and starring in commercials and TV appearances. Missing the East Coast, Marino returned to New Jersey and went back to Broadway, which is where she began writing her book, “Becoming a Master Commentator.” When the world shut down in 2020, Marino got to work online.

She became a communication coach and created an online course that teaches individuals how to connect on camera. In 2021, Yahoo Finance named her one of the “Top 10 Communication Coaches to Follow.” “Becoming a Master Communicator,” Marino’s first published book was released in 2022 and has led her to speak on stages all over the world about the power of communication.

“The THRIV event is all about thriving and making the next chapter, the best chapter,” explains Marino in reference to her upcoming speech this Sunday. “You can't do that if you don't prioritize authentic communication, which starts with checking in with yourself and then surrounding yourself with a community of people who build you up and remind you of your power.”

A boater's whale tale

rigantine resident, Tim Crann, an avid fisherman was on his way back from a Sea Bass expedition with some buddies Saturday afternoon when he caught the sighting of a lifetime.

"I was about two miles from shore off of Atlantic City, when we saw a Humpback Whale breach," said

Crann. "My boat is 26 feet and the whale was much larger. I believe it was a full-grown Humpback whale."

The whale rolled onto its side and slowly slapped the water's surface with one fin again and again. This is a common behavior of Humpback Whales known as pec slapping. Then, to their amazement, it breached once more.

The water's depth was only 40-50 feet in that spot. Crann reported seeing a lot of Bunker fish that he believes most likely brought the large mammal so close to shore.

While at the helm, Crann caught an astounding video of the encounter and shared it with Shore Local, where it went viral, reaching a whopping 700,000 people. The engagement with shares and comments was also immense. Some expressed concern about the whales health in light of the recent elevated deaths along the New Jersey coast. However, Crann replied "I am not a marine biologist, but the whale looked very happy and healthy to me."

The crew had just finished scooping up mylar balloon remnants out of the open water, as they do on a regular basis.

One of the crewmates jokingly said that maybe that was their reward for doing good. Either way, it is certain to be a fish story they will tell again and again.

The inspirational Steffen Klenk Views from the Shore

n April 2021, Shore Medical Center launched a sensory-friendly program in its pediatric emergency care center, a program that has helped so many families in South Jersey. While marketing this collaboration of the experts at the Atlantic County Special Services School and the clinical team at Shore, I have heard many stories about not only the care children on the autism spectrum have received at Shore, but I’ve also learned about the many positive contributions people with autism are making in our local community.

One great example is Shore Local contributor Steffen Klenk. If you have been at an event in South Jersey the last few years, chances are you have seen him there, snapping photos and making people smile. Often times, people find inspiration in art and

photography. little wind and rain didn't discourage visitors from having a great time at the Ocean City Fall Block Party, an annual event that regularly draws tens of thousands of visitors.

New yoga studio opening in Somers Point this Saturday

T

his Saturday, Oct. 14, from 8 a.m. to noon, Strengthening Souls Yoga will be offering a complimentary yoga class to kick off its Somers Point grand opening. The new yoga studio is owned and operated by Desiree McGuckin, who discovered the healing and meditative qualities of yoga following the devastating loss of her 4-year-old son, Wyatt, in 2017.

On Halloween night, 2017, Wyatt was taken by a silent infection called myocarditis. Through their grief and in an effort to heal, Desiree and Wyatt’s father Rob began the Wyatt Strong Foundation, a 501c(3) non-profit foundation created to honor Wyatt’s life by spreading love through toys and gift-giving.

“Wyatt passed away a week before his fifth birthday,” shared McGuckin. “The kid had never asked for anything, but that year, he wanted a lot of toys for his birthday, so after his passing, we decided to do a toy drive.”

Over the years, the foundation grew, and what began with a couple

hundred toys donated to local hospitals turned into thousands of toys distributed to over 40 locations.

Atlantic County Offers free Flu Vaccination Clinics during October

ounty Executive Dennis Levinson has announced 10 public clinics where residents 18 years and older can receive free flu vaccinations to help protect themselves and others from contracting and spreading the seasonal influenza virus.

The clinics, provided by the Atlantic County Division of Public Health, will be held on Tuesdays and Fridays at various locations throughout the county beginning October 3 through October 31. No appointment is needed.

“The type and severity of flu viruses may vary from year to year, but a flu shot still offers the best protection against infection,” stated Levinson.

“The vaccine does not guarantee you will not get sick, but it does help lessen the severity and duration of the illness and may reduce the likelihood of hospitalization or death.”

In the U.S., flu viruses typically circulate between October and May. Because it may take up to two weeks for the flu antibodies to develop in your body, the sooner you get a flu shot the better.

Flu symptoms tend to appear within one to four days after infection and may include fever of more than 100 degrees Fahrenheit, chills, body aches, fatigue, nausea and diarrhea.

Adults age 65 and older and children under age 5 are at greater risk for developing serious flu complications as well as individuals with chronic health conditions, such as kidney disease, asthma, diabetes, and heart disease.

Residents can help reduce the spread of germs by washing hands

frequently, covering coughs and sneezes, staying home if sick, routinely cleaning common touch items and surfaces, and limiting contact with those infected.

elcome back to the “Cost of College” series in my “Six Words on a Boardwalk Bench” column. If you haven’t been following me, check out the past few issues at shorelocalnews.com. Today, hold on tight because I am going to share a huge insider’s secret about making college worth it. It is the one key you need to know to become more valuable.

This key secret?

Have more of what others want.

That’s it, nice and simple. Yet, so few people get it. Certainly, very few people in college get it! Most faculty and administrators don’t get it, and this means that no one is passing on this valuable secret to the students.

Getting ready for the job fair At Stockton University, our Career

Education and Development Team is super. Each semester they sponsor a great job fair. Recently, I advised my students to get a list of the employers who would be at the job fair and to do some research on the five companies they most wanted to meet with.

I asked the students to tell me what information they would look for online.

A surprising answer came up again and again: “I’d look to see if their values aligned with mine.” This is stunning, and it shows just how much college has changed since I was an undergraduate. These 19- and 20-year-old students were actually evaluating the values their prospective employer had to make sure it was a company that they would be willing to work for.

The death of teaching individual prosperity Universities today are focused on creating grand social changes and movements, and they teach it to their students. For example, I went to Cornell University, and I learned how to be personally successful. These days their motto is “To Do the Greatest Good.”

Now, I spent a lot of money to go to Cornell. Believe me, I wasn’t there “To Do the Greatest Good.” I was there to “Create the Greatest Individual Prosperity” that I could achieve with

my degree!

Students: It’s okay to personally succeed!

Look, it’s all fine and good to learn “how others are suffering” while you are still in school. But the day you graduate, you’ll be hit with a sudden realization: Hey, I need some money fast! From that first day until your last day, you’re going to have the exact same realization! You need money, and the only one who can get you that money is you.

Stand out. Stand up. Start now.

Look around you at college. Every student there is studying the same subjects from the same textbooks. It is happening all across the country!

You need to do something special, so that when you go after that first job, that next promotion, and the career of your dreams, you’ll stand out from all the rest. Believe me, in this life, you don’t want to be average. You want to be successful.

SIX WORDS ON A BOARDWALK BENCH by Bill Quain When you’re researching a potential employer (or a potential customer), don’t worry about their values. Worry about what you can give them for their money! Look, you are a good person, right? You aren’t going to do anything dishonest, right? Okay, worry about your values, but worry just as much as how to give your employer or your customers value, not values.

Money talks and says, “Command me.”

In my book “Money Talks: The first-ever interview between man and money,” I actually found Money and interviewed him. Money told me something really, really important. He said, “Money can’t go anywhere unless someone who already has money commands me to go there.” In order for you to get others to command their money to go to you, you have to be a valuable animal. You need to stand out from the others. You need to be valuable, and you get valuable by learning what other people want.

What is it that people want?

That’s the big question, isn’t it?

You can spend a lifetime working on it. I’ll tell you this, everyone wants the following: 1. Someone who will listen to them.

2. Someone who is always on time and who stays until the job is done.

3. Someone who does the job right the first time. If something goes wrong (and something is always going wrong), then he/she will fix the problem.

4. Finally, everyone wants more than they give up to get what they want. Remember, you have something they want, and they have something you want. They’ll trade their money for it, and you’ll walk away happy!

Learn this, and you’ll stand out.

You’ll stand out because almost no one understands how money works.

You’ll also stand out because you’ll be in demand. Finally, you’ll stand out because you’ll be debt-free, confident, and successful. And that, my friends, is not the average person in this world.

here was food, music and plenty of giveaways as Sea Breeze Plaza in Atlantic City held a customer appreciation day Monday, Monday Oct. 9.

The 3 G Band performS at Customer Appreciation Day.

AtlantiCare was on the scene to do health screenings and to share information on family planning.

The event celebrated the owner and operator of Violet Mae’s, Jamillia Lawrence, who was recognized Sept.

30 by The Atlantic City Boxing Hall of Fame as the first female professional fighter from Atlantic City. The entire neighborhood where Lawrence operates and styles hair came out to show their appreciation.

There were hamburgers, hot dogs, sausages and other

refreshments courtesy of Cedar Markets. The owner of Sea Breeze Plaza, Steve Levine, made sure children attending received free rain boots and vouchers for school uniforms.

Along with a DJ, opening the party was the band 3G. It was a great day which I hope will become a yearly celebration.

O.C. Theatre Company brings Sinatra’s life and legacy to Music Pier

he Greater Ocean City Theatre Company (OCTC) prepares to bring a taste of cabaret to the stage. Cast and crew members are putting the final touches on the set of “My Way: A Musical Tribute to Frank Sinatra”.

The production makes its Music Pier debut this weekend. Fans of “Ol’ Blue Eyes” are sure to get a kick out of this sophisticated, yet melody-driven performance under the musical and piano-driven direction of Eric Shorley.

“My Way” originally premiered at the Nashville Respiratory Theatre in 2000 and has been one of the most popular musical reviews to date with over 500 productions in all 50 states and several national tours.

The show brings easy-going comedy

and outstanding musical arrangements. Audiences will be taken back to the Great American Songbook with superb arrangements and timeless classics.

The show is directed and choreographed by Jordan Cyphert, a New York City-based stage actor, singer, and dancer who has traveled the world performing in various productions. He made his Ocean City on-stage debut in 2014, working on the set of “Swing.” Cyphert returned to Ocean City last year to direct the jukebox musical “ShBoom! Life Could Be a Dream.” When Cyphert was contacted by Michael Hartman to work on the set of “My Way,” he immediately jumped on the offer. “I have always loved Frank Sinatra’s music (and) anything related to the Rat Pack,” he said.

Complete with an on-stage jazz trio and four-person cast, the show spans the entire catalog, with a few surprises along the way. “It has all of the classics, but also a few songs that are a little more obscure,” Cyphert describes.

Throughout the span of his career, Frank Sinatra performed at some of Atlantic City’s most prominent venues, including the legendary Steel Pier, Resorts Casino, the former Atlantic Club (then known as Golden Nugget) and the 500 Club. The Hoboken native drew thousands to Boardwalk Hall in 1978 for a benefit concert, raising funds for the construction of a new wing at Atlantic City Medical Center (now AtlantiCare).

Supporting live and local theater has never felt more important than ever. In an age where everything is digital and people have access to streaming TV, Cyphert says nothing beats the energy and experience of being in the same room as the performers. “When the music starts playing, the curtain rises and the lights come on, it’s an incredible feeling.”

The article began, "Thousands of spectators, many of them masked and armed with confetti and noise making devices, witnessed Monday night the biggest, noisiest, merriest and all-round most successful Hallowe'en celebration ever held here.”

he Ocean City Boardwalk will be host to three major events this weekend: The Porsche Boardwalk Reunion on Saturday and the HERO Walk and N.J. Jeep Invasion on Sunday.

About 425 Porsches of all models from 1954 to 2022 will be on display on the Ocean City Boardwalk between Sixth Street and 14th Street from 11:30 a.m. to 4 p.m. Saturday, Oct. 14, as part of the Porsche Boardwalk Reunion. The Ocean City Music Pier will be host to various free tech sessions on Porsche-related topics.

ith all of the mainstream media publicity, including Life Magazine calling Ocean City-Somers Point the “Sin Cities of the East,” and Newsweek referring to it as the place where Beach Blanket Bingo and hippies meet the bikers at the Shore, there was a sense that something was happening.

The area began to draw new visitors who had never been to the South Jersey Shore, including a lot of musicians and garage bands looking for work in the vibrant nightclubs and boardwalk jam scenes, including the Nomads.

The high school band from Montclair couldn’t cut it finding work at home or a paying gig in the City, so they packed Joe Walsh’s VW van and headed south on the Parkway to Somers Point and Ocean City. It was to be their last fling of the summer season as Joe was heading to Ohio, registered as a freshman at Kent State, while the others would head back home and look for real jobs.

Joe, the leader of the Nomads, even spelled it out as he drove down the road – “S-U-M-M-E-R-S-P-O-IN-T.” He sang to the tune of “Gloria,” or a sports team cheer, saying, “any place called Summers Point must be a great place.” He was surprised to see the Exit 30 sign say, “Somers Point,” with the correct spelling.

Driving around the Somers Point Circle and over the causeway, they got excited as they drove into Ocean City and saw all the college kids walking up and down Ninth Street. They parked at a nickel meter and walked up on the boards to check out the scene. It being late afternoon, the

beaches were crowded and the Shriver’s Pavilion hippie crowd was gearing up with a half dozen guitars playing on deck and two or three under the Boardwalk.

Joe and the other two guys in his band just walked around for a while and took it all in, each grabbing a slice of pizza at the front counter of Mack & Manco’s. They walked over to the Shriver’s Pavilion to listen to those jamming, and were surprised at how good they were.

Guys from the City like Richie Havens and Phil Ochs stood out, but the Philly crowd pretty much knew each other from school dances, South Street and Rittenhouse Square, including a number of performers who would go on to become popular recording artists like John Hall, Daryl Oates, Todd Rundgren, Jim Croce and Patti Smith.

Walking the boards, Joe stopped to ask a clown selling balloons if there were a place for them to crash that night other than in their van. Since it was a weeknight, some of the rooming houses had a few openings, but it was pretty tight.

The clown suggested they go to the Purple Dragon Coffee House on 8th Street and ask about finding a place to crash. He also mentioned that Tony Mart’s had an open stage night that very evening, a sort of audition for new bands, and it could be an opportunity for them if they were any good. The three Nomads walked down the street and around the corner at 8th Street and could see the giant papier-mâché Purple Dragon head jutting out over the front door of the coffee house like a Thanksgiving parade float.

like a Starbucks does today. This one was more of a hangout for the hip entertainers and beatnik poets run by a Catholic priest and a protestant minister, providing a safe place to congregate for young people not old enough to get into the Somers Point clubs.

At the Purple Dragon, Joe and the Nomads signed up to play. From Stephanie, one of the young girls there, they learned about her grandmother’s rooming house around the corner where they could park their van and share a two-bed bedroom with a cot for ten bucks a night.

Then they drove over the causeway to Somers Point and made their way down to Bay Avenue, following the red neon arrow on Tony Mart’s roof. They were early and met Tony - Mr. Mart, sitting in his usual seat at the rectangular, elevated bar just to the side of the front door, drinking slowly and smoking a cigar. He asked them a few questions and said they could go on first.

Since Conway Twitty, his star attraction, was leaving soon, Tony was looking for a good, inexpensive band to fit in on the third stage. Most bands are four or five guys, but the Nomads, without their keyboard player, were just a drummer and two guitars – bass and lead, and while Tony wasn’t used to it, they did play some Beatles

and Stones songs he recognized, and made it clear they had been practicing together a lot, so Tony gave them a serious listen.

He didn’t give them the hook, or pull the plug, which he was known to do, and after a half-hour set of six songs, Tony stayed quiet until Joe put his guitar down and went up to him and asked, “How’d we do Mister Mart?”

Cold steel pressed upon your back, give me the goods and I don’t mean the money. Thundering I come and thundering I go, and the world will never be the same. Thus spoke to the sheriff of reality.”

Eagles, Phillies have fans excited

ast Sunday's 23-14 victory at Los Angeles left the Eagles tied with the 49ers as the NFL's only unbeaten teams at 5-0. It marks the first time in franchise history they've won their first five games in back-to-back seasons.

And despite Monday's Game 2 meltdown in Atlanta, the Phils are still in position to upset the Braves and reach the National League Championship Series for a second straight year.

No other fan base is enjoying as much success as those who chant "Fly, Eagles, Fly" and have colored this month "Red October."

In San Francisco, the Niners are off to a terrific start, but the Giants failed to make the playoffs. The Miami Dolphins are tied with the Chiefs atop the AFC with a 4-1 record. However, the Phils swept the Marlins in the N.L.

wild-card round and the Royals didn't qualify in the American League.

Sticking with the National League, the upstart Arizona Diamondbacks entered Wednesday with a surprising, 2-0 lead in the NLDS after hammering Dodgers starters Clayton Kershaw and Bobby Miller in the first two games in L.A. That gave Arizona fans a reason to cheer since the Cardinals are off to a 1-4 start under former Eagles defensive coordinator Jonathan Gannon.

SoCal residents have to hope the Dodgers can make a comeback, for the Rams (2-3) and Chargers (2-2) have yet to hit their strides.

Down in Baltimore, the Orioles were one of baseball's feel-good stories after winning an A.L.-best 101 games, but quickly found themselves down 0-2 to the Rangers entering Tuesday's Game 3 of the ALDS. Speaking of Texas, how 'bout dem Cowboys?

the first Eagles' rookie with two more sacks in a game since Derek Barnett did it six years ago at Dallas.

That should help them weather the most difficult part of their schedule.

After this week's game against the struggling Jets (2-3), their next eight contests are against the Dolphins (4-1), Commanders (2-3), Cowboys (3-2), Chiefs (4-1), Bills (3-2),

Tuesday's game three of their ALDS series tied 1-1 with the Twins. Former Eagles linebacker DeMeco Ryans has the Texans (2-3) in the hunt in the AFC South, but may still be a ways away from making a playoff run. Minnesota fans better hope the Twins can advance, because the Vikings (1-4) are dreadful.

Optimism is as high as the Walt Whitman Bridge in Philadelphia.

The Eagles haven't looked as impressive as the Niners, but there are several factors to suggest they will remain among the NFC's top teams this season.

First, they have yet to play a complete game this year. Place-kicker Jake Elliott has been a savior for an offense that has struggled to establish any consistency. For all of their firepower - wide receiver A.J. Brown and tight end Dallas Goedert both had over 100 receiving yards last Sunday they still only scored two touchdowns against the Rams and currently rank 26th in red zone efficiency.

They were 2-for-6 against the Rams, prompting center Jason Kelce to express his frustration with an animated discussion with coach Nick Sirianni on the sideline.

"I think I just got a little bit too heated," Kelce said. "The red zone has been frustrating, I think, for everybody. We've left a lot of points on the board. And I let myself get too frustrated, too animated. And it wasn't productive. So, for me and I cannot overstate this, I think I always get the most heated and the most emphatic with the people that I love and respect."

It should help that Kelce is part of the best offensive line in football.

And the unit fronts a terrific running game led by D'Andre Swift, as well as provides solid protection for Hurts.

The Eagles defense also has fared well, despite some costly injuries.

Rookie tackle Jalen Carter had two sacks against the Rams, making him

The Phils accomplished their goal of splitting the first two games of their series in Atlanta, but wasted a chance to take control against the Braves on Monday night. They grabbed an early, 4-0 lead but some defensive miscues, a failure to capitalize on more scoring opportunities and a costly baserunning blunder in the ninth inning led to a 5-4 loss.

They should benefit from a raucous, rowdy home crowd at Citizens Bank Park for the next two games, which were scheduled for Wednesday and Thursday.

Two wins means a return to the NLCS for a second straight year.

"We've got the best fans in the world," Phils slugger Bryce Harper said.

If nothing else, they have plenty of reasons to cheer this week.

It could be worse.

Five must-hit events this weekend

is the season of pumpkins, changing leaves, and above all else, fall festivals and fun runs — and this weekend is going to be a doozy. With everything from fundraising and awareness to events celebrating the spookiness of the season, this is a weekend for big, fun happenings and there’s something for everyone.

1. Terror in the Junkyard Bring on the frights. The 22nd annual Terror in the Junkyard, a beloved Halloween tradition hosted by the Scullville Volunteer Fire Company, takes place weekends (7 to 10 p.m.

Fridays and Saturdays; 7 to 9 p.m. Sundays) through Sunday, Oct. 29, weather permitting. Featuring the most frightening of frights and ghoulish of ghouls, Terror in the Junkyard offers a haunted hayride, Maze of Terror, and Zombie Apocalypse Paintball. They also offer a sensory-friendly hayride from 4:30 p.m. to 6 p.m. on Sunday, Oct. 21 for those with disabilities such as autism.

2. Smithville Irish Festival Unlike Terror in the Junkyard, which takes place all month, the Smithville Irish Festival is one weekend only. Get

there 10 a.m. to 6 p.m. on Saturday and 11 a.m. to 6 p.m. on Sunday for Celtic dancers, the Sandpipers Pipe & Drum Band, two stages of live music ranging from traditional Irish folk music to modern American-Celtic rock as well as loads of vendors featuring tasty food, Celtic goods, clothing, handcrafted wares and more. The Smithville Irish Festival is located at 615 E. Moss Mill Road, Absecon.

3. HERO Walk & Fun Run Any day on the Ocean City Boardwalk is a fun one, and that goes double when you’re there for a good cause.

The HERO Campaign is dedicated to preventing drunk driving deaths and injuries by promoting the use of responsible designated drivers. Check-in and final registration takes place at 9 a.m. Sunday with a one-mile fun run at 10 a.m. followed by an awards ceremony at 10:30 a.m. and a walk at 11 a.m.

4. Witchcraft Festival From the producers of the Atlantic City Beer and Music Festival, the Witchcraft Festival is a Halloween-lifestyle extravaganza featuring things like potion mixologists, Dance till You Die Silent Disco, group medium readings, fortune telling, pumpkin pie eating contest, horror makeup seminars, a skyscraping bonfire and lots more including plenty of boos and brews. The fun takes place from 7 p.m. to 11 p.m. on Friday and Saturday. The Witchcraft Festival is located at Paradise Lakes Campground, 500 Paradise Dr., Hammonton. 5. ARC Golf Classic Kicking off at 8:30 a.m. at Galloway National Golf Club with registration and a continental breakfast, the annual ARC Golf Classic begins at 10 a.m. with a shotgun start before 2 p.m. lunch and 3:30 p.m. RemArcAble raffle drawing.

Tickets are $100 each. The entire proceeds of the event benefit The Arc of Atlantic County, which supports people with intellectual and developmental disabilities (IDD) live the lives they choose to live. Local teen rock band releases first album

here’s a multitude of local bands in South Jersey, however, “Wring Me Out,” has a special story.

In 2017, four kids met at the School of Rock in Cherry Hill. They got along, shared similar interests in music styles and were all in the house band at the music camp, which represents the school’s top musicians at gigs.

So when Cole Clark, 18, the lead singer, was asked to sing at the a Fourth of July parade and needed a band, he called up those four kids who would later be his bandmates to go on with him.

Flash forward six years, they’re releasing their first album, “Playing Possum,” on Friday, Oct. 13 after playing the songs for quite some time and previously releasing a single from the record, named “Window,” in late September.

Originally a cover band, the name is inspired by two different rock songs– “Wring Me Out,” Doll Skin’s and lyrics that are emphasized in “Cut My Losses” by Heart Attack Man, which go “You'll wring me out, hang me up and bleed me dry.”

“We had a really difficult time picking a band name. We were playing a show and we got on stage not having a name and we're like, ‘Okay, it's Wring Me Out.’ [and it was] Wring Me Out from there on,” said bassist Ellie Taube, 18.

Along with her and Clark, there’s drummer Derek Mosetter, 16, and guitarist Aidan Kehoe, 18. Although the band name wasn’t entirely easy to come up with, the music was the opposite.

“I write a lot of my lyrics during school which probably isn't the best thing for my education, but I feel like that's the most productive I can be.

I kind of just write whatever comes into my head,” said Clark. “A lot of the time I think my lyrics may not reflect on me or something I've gone through, so there are some that

are more personal to me and then there's some that I just write because an idea comes to mind.”

He added the example of a song called “Gioconda” that’ll be on the album, which is about someone from the present falling in love with the Mona Lisa.

The song’s title, or “La Gioconda,” is the Italian name for Leonardo da Vinci’s painting.

When writing music, each member collaborates with each other by writing their parts and seeing how they fit together, some having their instrumentals written before the lyrics and others formed the opposite way.

Taube is currently attending Berklee School of Music in Boston, majoring in music business, traveling back and forth for gigs and practices, which are every other week at the moment.

The band’s next performance will be at Elephant Talk Indie Music Festival the weekend of Oct. 15 at the Tennessee Avenue Beer Hall in Atlantic City. It’ll be the first live performance after the release of the album, which will be available on every music platform.

aturday, October 14 is International Pinotage Day this year.

Pinotage is a lesser-known wine from one of the world’s lesser-known wine regions: South Africa. Many of us think of Africa as being quite hot, yet South Africa, at 33.9 degrees S latitude, has a cool climate. As a result, many of the best wines to come from the country are cooler-climate whites and reds. Pour a glass and let’s explore the wines of South Africa.

I will start this journey with pinotage, arguably one of South Africa’s most unique wines. In the 1920s, a viticultural scientist in South Africa by the name of Abraham Perold experimented in hopes of developing a pinot noir that could succeed in the cool climate. He began by grafting pinot noir and cinsault, a grape varietal from Rhone Valley, France that grew exceptionally well in the South African terroir. Grafting involves taking the grapevine roots from one varietal and attaching them to the grapevine of another to form a new varietal. In South Africa, the cinsault grape was called Hermitage because it was believed to have been initially brought to the country from the Hermitage region of France’s Rhone Valley. The name of Perold’s new varietal became pinotage, representing the combination of pinot noir and Hermitage.

The new grape varietal was unexpected. Darker in color, bolder in flavor, and richer in tannins than either of the parent varietals, pinotage was quite the success. Over the next half century, the wine was mass-produced throughout the country but initially had a bad reputation in the wine industry. The quality of most pinotage wines was poor, and the aroma was described as “burning tires.” Appetizing, isn’t it? It wasn’t until the end of the last century that winemakers realized this great varietal required viticultural artistry to remove the undesirable aroma and obtain the wine’s true potential. Pinotage as we know it today has a dominant flavor profile of dark fruits, like plum and blackberry, with significant notes of

sweet tobacco, smoke, and licorice.

The tannins are bold and well-structured. A truly great pinotage from the Stellenbosch region of South Africa is the Kanonkop Kadette Pinotage 2020. This wine is very dry with rich, smooth tannins and well-balanced acidity. The dark fruit aroma and flavor are complemented by notes of oak, vanilla, and coffee. It pairs as nicely with grilled vegetables and poultry as it does with beef and game meat. Find a bottle for Pinotage Day and celebrate this unique wine.

In addition to pinotage, South African winemakers also do an excellent job of making delicious red blends. A favorite among Passion Vine’s customers is the Joostenberg Little J Red 2021. This red is from the Paarl

region of the country and is a blend of syrah, cinsault, viognier, and mourvedre. It is an easy-drinking wine with notably lower tannins and a lighter color than pinotage. This blend is dry but without the astringency found in many other dry reds. The aroma and flavor are ripe red fruit, like cherries and red raspberries, with just a hint of leather, smoke, and spice. It is a great fall wine for sitting on the porch or around a campfire and pairs well with vegetarian meals, pork, lamb, and turkey.

Despite my placement of two red wines first in this article, South Africa is more renowned for its white wines than for its reds. Most well-known is South African chenin blanc, a varietal otherwise well-known in the Vouvray region of the Loire Valley of France.

Chenin blanc was first identified in South Africa by the head of viticulture at the University of Stellenbosch. By the late 1980s, 1 out of 3 vineyards were planted with chenin blanc, leading to overproduction of the varietal.

Although many vines were uprooted as a result, they still account for nearly 20% of the grapes produced in the nation. In 2014, a competition was held to identify the best producers across South Africa, leading to increased efforts to “up their game” in producing quality wine. Hence, South Africa has become widely recognized for excellent chenin blanc. For an affordable and outstanding bottle from the Coastal Region of South Africa, try the Vinecrafter Chenin Blanc 2022. Dry, light, and crisp, this wine has an acidity like what you would find in sauvignon blanc. The aroma and flavors are tree fruits, such as green apple and pear, with notes of citrus and tropical fruit. It pairs

perfectly with white fish and chicken but try it as well with sushi or spicy Indian food. I love taking this one to our favorite Indian BYOB restaurant.

Clowning around with ‘Euphoria’ star Mark Gindick

here are those folks who would take offense at being labeled a “clown.” Mark Gindick is definitely not one

Gindick (pronounced with a hard “g”) is the featured comedian in “Euphoria,” the wonderfully entertaining variety show that runs Sundays through Nov. 12 at the Sound Waves theater inside Hard Rock Hotel & Casino Atlantic City. His “silent” (it’s in quotes because while he does not speak in his segments, sounds play crucial roles in his hilarious routines) comedy combines pantomime, lip-synching to music, slapstick and general mayhem to create a series of side-splitting moments. And not only does he not mind the “clown” appel-

lation, he actually went to school to learn to be one.

“I was originally going to college for filmmaking; I wanted to be a director,” offered the 47-year-old Scarsdale, N.Y. native during a recent phone chat. “I was raised on movies

by Charlie Chaplin and Buster Keaton and the Marx Brothers; I wanted to make those kinds of movies. So, I went to a school called SUNY Purchase Film Conservatory.”

But watching the great clowns of early cinema inspired him to leave film school and try his hand at the classic art form. “I decided I'll take a little break and I'll go audition for this college called Ringling Brothers and Barnum and Bailey Clown College [in Sarasota, Fla.]. And I got in, and once I was there, I was like, wait a minute: This is, what I'm supposed to be doing. I just fell in love with the art form as a performer.

“So ever since that 1997 clown college class,” he added with tongue planted firmly in cheek, “I’ve completely ruined my life.”

Although Gindick looks back fondly on his successful career touring with the Ringling Bros. organization, being a traditional circus clown wasn’t quite satisfying enough for him. But yet again, he was buoyed by

his time in Sarasota.

“I was really lucky that the year that I went to clown college, the dean, Dick Monday, really focused on different points of view of clowning, different approaches, different teachers. And like I said, growing up on the traditions of Charlie Chaplin and Buster Keaton, I always kinda had that in the back of my mind.

“And because of [Monday], I was exposed to artists like Bill Erwin, Kenny Raskin, David Shiner and David Larible. They’re artists that are the through-line character of the show, and they have highlighted storytelling moments—like what I do in ‘Euphoria.’

For Gindick, as for so many of his role models, physicality is the key.

That, he explained, is something he had before he took up clowning.

“I did tae kwon do for like 15 years; second-degree black belt. And so physicality just came natural to me once I got into clown college. The idea of my body as my voice, and storytelling through physical silliness, really, really talked to me.

“The voice that leads the storytelling is always the body, the silly physical stuff that you can do.”

grees are a fact of life, right? Gindick is well aware of that.

“Absolutely, absolutely,” he said, “especially when you're in the grind of a show.

“This may sound grandiose, but we're athletes; we're using our bodies as our mode of communication, much like a football player would. And, you know, you get through one game and you're like, oh, that kind of hurt, but I feel, okay.

“Well if you do like some people do, 12 shows in a week, that soreness is gonna linger. So you gotta take care of your body, you gotta exercise, you gotta eat right. You gotta stretch, you gotta sleep.

“As I get older, the things that I do mature. I might not be at the same acrobatic level I was in my twenties, but then I do have the seasoned, knowledge of, of timing and the ‘math’ of a joke and other things that get laughs, rather than doing something physically spectacular that blows people's minds.”

Not that he doesn’t have his war stories to tell.

“I got a concussion once,” he recalled “I fell and I didn't fall properly, and got a concussion. That's probably the worst thing that's happened to me in my professional life.”

A different sound for emo One doesn’t usually connect emo and classical music, but that’s exactly what the appropriately named Emo Orchestra, which performs Saturday at Ocean Casino Resort, does.

Emo, of course, is the subgenre of alternative rock identified primarily by lyrics that are highly emotional and/or confessional in nature. Among the most popular practitioners are Dashboard Confessional, Fall Out Boy and Hawthorne Heights. However, the Emo Orchestra, which on Saturday hits Ocean Casino-Resort, takes emo out of the punk realm of high-decibel guitars and jackhammer drums and reconfigures it with classical instrumentation. More specifically, the program features Hawthorne Heights playing while backed by a full orchestra.

“I started organizing the first Elephant Talk Festival in 2010 to fill a need for original music in the Atlantic City area,” said Elephant Talk Indie Music Festival promoter/ founder Jerry Ryan in a recent interview.

“The first festival Incognito Duo took place the first weekend in August that year with 85 bands (just two local acts). My love for elephants and my buddy Alex Durante’s love for King Crimson is how the name came about. We were collaborating on a possible music magazine at the time,” Ryan recalls.

Besides being a festival, Elephant Talk has also spawned a musician’s awards show that takes place this year on Dec. 16 at Anchor Rock Club.

“That event (awards show) is also in its 14th year and is basically a celebration of our local original music community,” says Ryan. “The process starts with notes and then eventually becomes a hundred or so categories of nominees, which is then whittled down into smaller categories, until we have finalists, then winners.”

Ryan is excited for all of the bands performing at Elephant Talk, and mentions a few don’t-miss artists: Rock duo Castle Black from Brooklyn (pictured above); Camille K (talented singer/keyboardist who we saw perform at the recent ACX1 Grand Opening Party); Gwenifer Raymond (who is touring from Wales); Juliana Frangella (Taylor Swift meets Warren Zevon); someone who has previously been written about in this column, Arato Brothers, and soulful vocalist, Laura Cheadle.

Also performing is accordionist Malcom Tent, who tells Tune In Turn On he’s excited about introducing and performing some new songs during his set at Elephant Indie Music Hall Friday night (we haven’t seen the colorful veteran rocker perform live since his set at Jim Tuohy’s house with 1adam12 this past Memorial Day weekend).

Festival is returning to Atlantic City after being away for four years.

“The festival was held in Atlantic City from 2010-2017, then Mays Landing from 2018-2022, and now

back to Atlantic City for 2023,” says Ryan. “Let’s just say we outgrew Mays Landing, but are thankful for the opportunity to promote originality in the arts.”

He adds: “Keep supporting originality in the arts, support your local small businesses. And give back to your local community. It doesn’t have to be monetary; go volunteer and be the change!”

The Value of a Funeral, part 3

n my last article, I wrote about the first of three points of view that come into play with funerals. We looked at the mourner’s perspective, whether it be friend, coworker, or close acquaintance.

Now let’s switch it around from the mourner’s point of view to the family’s point of view. Meaning, I, as a member of the immediate family, receive guests coming to offer condolences on my loss. This experience was when my mother died after a battle with breast cancer. My mother was a very active women in the church and had been born and raised in the same area all her life. She was a school teacher for 32 years teaching at the same local school. Why am I telling you this? Because based on those fac-

tors alone you can imagine that she knew a lot of people. So, there would be a great number of people who would want to come to offer their condolences and pay their respects. My mother was only 61.

Most in our rural area held on to traditional funeral values. I expected her viewing and service to be huge (based on my funeral director experience) and I was right.

Now, I will share something with you that may surprise you. I was anxious about all the people who were coming for the viewing and services. I hated the idea of having to talk to all those people and seeming awkward. That sounds kind of familiar, doesn’t it? A lot of people don’t come to viewings or services because they are unsure of what to say. In addition, lot of people don’t like the idea of holding services because they are unsure of what to say when they are receiving those condolences.

This social awkwardness may be your brain’s attempt of try to avoid painful situations to “protect you”.

I knew it was important to honor my mother and I was a funeral director for crying out loud, so I should practice what I preach. It

also helped that my father would have it no other way. So, we held a viewing the night before at the funeral home and at the church the next day. I met so many people for the first time. I had no idea who they were. Some of them were my mother’s current and former students. Some were childhood friends or family members that I never knew existed. I heard stories and memories from them that I had never heard before. Some of them would tell me stories that made me say to myself “are we talking about the same woman?”

It was wonderful to see all the people that my mother touched in life.

I will tell you two special moments that stand out and then I will speak about a negative or I should say a disappointment.

I remember standing up by the casket when the funeral director handed me a letter from one of my mother’s former students. It was a very heartfelt written testimony about how my mother inspired her to become a teacher. She wrote about meaningful moment in her life that was affected positively due to an interaction with my mother. It was very moving, so

much so that I decided to read the letter at the funeral the next day.

The second special moment took place that night as well, when I met two co-workers of mine who had driven over an hour and a half to my mother’s viewing. They didn’t tell me they were coming, and they showed up to surprise me. We weren’t extremely close, but they came out of respect to me and to support me. It was a beautiful sentiment and I really appreciated it. I was surprised how much it meant to me actually. It gave me a cared-for feeling in my soul at a time that I was very low. It is precisely why a viewing/funeral/ memorial service is so important and meaningful.

Not everything I experienced at my mother’s funeral was positive.

I’ll share my disappointment in my next article. It involves some backstory.

ot too long ago, I was out and about with my daughter when we decided to share a bite at a local restaurant. There were so many excellent choices but we agreed on sharing a burnt ends brisket sandwich. Our order was placed and in a few minutes the manager called my name and presented a delicious looking bit of fare. I asked him if he would cut it in half since we were sharing it. He replied, “we don’t do that” and walked away. I said to my daughter, “what a _____ (fill in the blank)” and started sawing away with a plastic knife. The sandwich was good enough but I still left with a bad taste in my mouth (pun intended) and I thought how that single act would result in

the loss of business. If that is how the establishment is managed, what example does that set and what else is compromised? The reason this came to mind recently was because my wife and I went camping last weekend in Worthington State Forest located in the northwestern part of New Jersey.

On our last afternoon, it was unseasonably warm, unseasonably buggy and we were told the bear, bobcat and coyote population was unseasonably active. We decided instead of cooking a meal at our campsite and perhaps be an unseasonable late night snack for wildlife, we elected to find a restaurant and order out. A very friendly park ranger suggested we go into Delaware Water Gap. I always thought DWG was a recreation area but he assured me that was the name of the town and gave us directions. It was only a few miles away just across the river in Pennsylvania and was such an adorable town. We walked into the Sycamore Grill, an attractive restaurant and bar extremely popular with Appalachian Trail thru hikers.

The hostess was so very sociable and gave us the rundown on the town, the personal hygiene of hikers and the location of the best bakery which we later took advantage of. My wife ordered us a hamburger to share and asked for onions on the side for me since she does not like them on her burger. The order also came with onion rings. The hostess came back with two separate “to go” containers.

Without asking, she had the burger cut in half with onions just on my half.

Onion rings were split between the two containers as were the pickles and other condiments. My wife and I

came away so impressed with the effort and care shown for just a hamburger. We tipped generously and vowed that when we returned to town and definitely will, the Sycamore Grill will be on our list. We ate our food at a nearby scenic overlook of the Delaware River and agreed how with a little extra effort, they set themselves apart from other establishments, especially one that would deny a customer’s request to cut a sandwich in half. We returned to our campsite and prepared for the evening. Even though we didn’t cook at the site, I still couldn’t help but keep an ear open for unseasonably active predators.

Aggressive dogs: is re-homing an option?

hen I first meet with someone who is dealing with an aggressive dog or a dog that bites, the first question I am always asked is can we re-home the dog?

There is no single answer to this question. There are some dogs who perhaps don’t like children, cats, other dogs or whatever it is that causes them to react. They may be able to be placed successfully in another home with the new owners being fully aware of the bite history. There must also be a commitment that they will be hypervigilant to ensure the dog is never put in a situation where a bite may happen.

I always believe that in most cases no home is better than the home they currently live in and that new living arrangements will not “fix” the dog. It

is hard enough to find homes for dogs, it is next to impossible to find a home for a dog that bites.

Living with a dog that has bitten you or someone else is emotionally exhausting. Having the constant worry that your child could be bitten or living in fear of your dog is no way to live.

The result is always tension in the house that trickles down to

an already tense dog. The quality of life for everyone, including the dog, goes downhill.

All of the clients I have worked with who have been through this emotional turmoil are lovely people who did their absolute best to give their dogs a loving home. Despite all of their best intentions, they were

unable to turn their dogs around.

The bite incidents were escalating in intensity and the tension in the household was making life hard. I fully supported every client’s decision to euthanize their dogs. While they very much loved the dog, they were unable to live with them and this very serious issue.

On a personal note, the last family I met regarding their dog that bit them were absolutely gutted by the decision they faced. The desire to fix their dog and help him understand that he was loved and safe was outweighing the reality of the monumental task of managing him for the rest of his life. The choice to euthanize

your dog for behavioral issues is gut-wrenching. I gave them full permission to allow themselves time to grieve their loss. They found great comfort in joining a Facebook group for those who have had to make the same hard choice called “Losing Lulu.”

I truly wish that dogs could respond to therapy in the same fashion that humans can for emotional and behavioral problems. However, the reality is some dogs cannot be reached.

If you live with one of those dogs, never think you are alone and always reach out for help.

elling your home can be the beginning of an exciting new chapter, whether you are selling to take a new job in a new city, to scale down and move to a retirement community, or to relocate and move to be closer to your kids and or your grandchildren, or to upgrade your space for your growing family.

Any of these scenarios come with their share of challenges - and sometimes sellers create those challenges through problematic assumptions and actions.

Clear communication with your real estate professional can help you make better decisions before you list, while your home is on the market, and all the way to the closing table. If you are looking for a more profitable and stress-free home sale process, avoid these common pitfalls.

For Sale By Owner (FSBO) According to statistics gathered by the National Association of Realtors, 11 percent of the homes sold are sold without the help of a real estate agent or broker. Those homes typically sold for much less than their publicly listed counterparts, and without the marketing or pricing information that would have helped them garner top dollar.

In addition, because they don’t have the marketing resources of a real estate agent brokerage, many seller/ owners struggle with capturing buyer interest and traffic.

Intuitive Pricing Many sellers have “an idea” of what their home should be worth and how much it should sell for. However, frequently this type of sixth sense for home value doesn’t stand up to the scrutiny of the marketplace.

Ultimately, the market will decide what your home is worth, and your agent has the comparable properties and buyer insights to help you determine the right price for listing your home. Forget the speculation of the neighborhood and base your sales price on real facts and market analysis.

Ignoring The Listing Agent Some sellers think of their listing agent’s professional advice as a mere suggestion. However, your agent has his or her finger on the pulse of the market, including repairs, updates and upgrades that add value and get your home sold more quickly. Ignoring their contribution could mean more days on the market and a lower price at closing.

Failure To Declutter Similarly, while all agents suggest decluttering and depersonalizing the space before the home goes on the market, many homeowners choose not to follow through. Indeed, some listing photos feature messy living spaces, crowded kitchen counters, and disorganized bedrooms. That is no way to attract buyers or top-dollar offers.

Get serious about decluttering your home. Pack away personal items and some of your photographs. Neutralize your space and appeal to as many potential buyers as possible to maximize your chances of a quick sale.

Staying Home For Showings Many sellers think no one can convey the many highlights of their home like they can. Thus they linger at open houses, leave reluctantly, or return early during private showings, and chat it up with potential buyers.

In reality, buyers really need to focus on their own thoughts of envisioning themselves living in the home and prefer to keep their own counsel as to their level of interest, discussing specific questions with their own agent.

Leaving No Room To Negotiate You may have a firm financial bottom line in mind as well as a preferred closing timeline. You may be unwilling to budge on seller help at closing, on home repairs, or on conveyances.

Remember that negotiation is part of the home sale process and being unwilling to accommodate any buyer needs may mean losing a potential sale. Look for areas on which you are willing to negotiate in order to keep the sale moving forward.

Forgetting Details After The Contract There is no doubt that it is exciting when your home goes under contract, but that is just the beginning of the process. There will be additional things to consider and decide along the way, as well as a home inspection and an appraisal process to navigate.

Celebrate that your home is under contract, but keep your eye on the closing and be prepared for whatever challenges may come.

You may feel that the buyers are trying to take advantage of you, or that your agent is not seeing things your way. Remember, the home inspection is not personal and it is not meant to be an insult. The buyers are trying to protect themselves and their financial interests, just as you are.

Turning The Sale Into A Competition Both buyers and sellers enter into negotiations wanting to “win” on their own preferred price and terms. However, remember that this is a negotiation, not a team sport. Patience and perspective are essential to ensuring that both parties can complete the closing process feeling good about what has happened and the steps that follow. Look out for your best interests without turning the sale into a battleground.

Being Careless During Move-Out Packing up your home, especially if you have lived there for many years, is an emotional process and can present many logistical challenges and can feel like a daunting task. Time can get away from you and you may find yourself struggling to get everything done in time for the closing.

It is easy to become careless, scuffing walls and door frames while moving out furniture and boxes. You may decide to leave some things behind in closets, cabinets and storage sheds. However, it is important to remember that the buyers get a final walkthrough, and carelessness could result in a delayed closing or a request for monetary damages.

The bottom line is that preparation before you list your home, patience during the process and the help of a qualified real estate professional can help facilitate the entire sale process.

Do positive investors perform better?

A

s someone who has studied behavioral finance in depth for a long time, I am always interested in why investors make the financial decisions that they make. Most often the research centers around why they make mistakes and what the cause of those mistakes are. Lately, I have been increasingly interested in investors with a generally positive mental attitude and does that make them better investors? My initial thinking is that based on my experience, yes, it does seem like positive people tend to see better performance results than those who are more pessimistic. I decided to research whether or not my theory was actually true.

Yes, it does appear that people with a positive mental attitude are better investors but not for the reasons I thought. It turns out that positive people tend to view most things in a

positive light (which we already know), and that translates into their view of the stock market. Those who view the stock market in a positive way, tend to not only participate in the markets at a higher rate than those who view markets negatively but also remain invested when others become fearful and exit the market. The end result of investing more and staying invested longer obviously translates to better potential long-term financial results than those people who rarely invest and exit at the first sign of trouble.

The compounding effects of investing more and staying invested can lead to potentially radically higher ending portfolio balances.

Staying invested when others don’t help to explain the ongoing research known as the DALBAR study which highlights the difference between market performance and what investors actually realize themselves. Part of the results of the DALBAR study can be explained by fees since the market itself, which cannot be directly invested in, has costs associated with it. The vast majority of the disparity in investor performance vs. market performance, however, is due to investor behavior.

Investors make emotional decisions regarding when it is a good time or a

bad time to invest. The markets themselves make no such distinction and as such, perform dramatically better than the average investor.

What all of this research tells me, is that if we know that the markets are up more often than they are down, and we know they are at an average rate of being positive 78% of the time, then there is little reason for us to not be positive in our attitudes regarding the markets. This should therefore translate to all of us being better investors. While I understand that years like 2022 are difficult to handle and harder still to stay invested during, we need to remember that market declines are normal and only happen roughly 22% of the time. Applying this logic to gambling, if bettors won in Atlantic City casinos 78% of the time, every casino in town could be bankrupt in a matter of weeks. Investing in the markets over the long term provides really good odds of winning. Knowing this information, it's hard to not have a positive mental attitude towards investing and it might make you a lot happier with your long-term portfolio.

he Somers Point Arts Commission is offering a free, 3-session Photography Course this fall called "Think Like a Photographer."

Dates will be Saturdays, Nov. 4, 11 and 18, from 10 a.m. - 11:30 a.m., at the Somers Point Senior Center, 22 North Ambler Road, Somers Point.

Anyone 18 and over is welcome, regardless of level of skill or photographic equipment. You may bring any camera make or cell phone camera. You will learn incredible photo taking techniques from an experienced professional and topics will include lighting, observation, and the purpose of a photo.

Registration is required by emailing the instructor, Dan Myers, at danmyersphoto@gmail.com. Please include your name, age, email, phone number. Classes will be limited to twenty participants.

he Somers Point Historical Society will be hosting the Annual Christmas Parade on Friday, Dec. 1 at 6 p.m.

The parade will begin at Dawes Avenue School and follow Shore road to City Hall. We are seeking march-

ing groups and float entries at this time. Decorate your pickup trucks, flatbeds, landscape trailers with christmas lights, trees and blow-ups.
