Legal Services to Help Small Businesses with Lease Issues

N

ew York City Mayor Bill de Blasio and his administration announced the launch of a new program to help small business owners with issues related to a business lease. The Commercial Lease Assistance Program, offered by the NYC Department of Small Business Services, will allow small business owners to obtain free legal assistance on topics that include negotiating a lease, resolving landlord issues, responding to an eviction notice, breach of contract disputes, and lease renewal. Non-franchise businesses that meet income requirements are eligible for this service.

“Small businesses are the economic heart and soul of this city and they deserve every opportunity to succeed,” said Mayor de Blasio. “The Commercial Lease Assistance Pro-

gram will give small business owners the help they need to resolve legal issues without driving them out of business.”

“Small businesses are the lifeline of our neighborhoods and a significant part of what makes our city so special – and in the era of big business, it has never been more important to this Council to help ensure that small business owners can thrive,” said New York Council

Speaker Corey Johnson. “Free legal assistance regarding lease or landlord issues can go a long way for small business owners, saving money and passing on savings to local residents. With Council Member Mark Gjonaj as Chair of the Small Business Committee, he will be a strong voice who will continue advocating for small businesses owners in New York City.”

This new program offers

pre-litigation services to help small business owners resolve problems before they end up in court. This can include sending legal correspondence to a landlord, addressing issues related to tenant harassment, and resolving challenges when a building changes ownership.

The program will not represent clients in matters that end up in court.

The Commercial Lease Assistance Program will receive $2.4 million in funding over two years and will provide an average of 40 hours of legal services per client and a dedicated attorney to work with each business owner. This program will help small business owners achieve successful outcomes while avoiding thousands of dollars in attorney fees. These services are being offered in partnership with Brooklyn Legal Services

Corporation A, Volunteers of Legal Services, and the Urban Justice Center.

“Small businesses don’t have legal teams like the big guys do, but we are making it clear that the City stands in their corner,” said Gregg Bishop, Commissioner of the NYC Department of Small Business Services. “Even basic legal help can be costly and out of reach for small business owners, but this free service will go a long way towards helping small business owners solve problems related to their lease.”

“New York City’s small businesses provide vital services and often serve as economic engines to their communities,” said NYC Councilmember Mark Gjonaj, Small Business Committee Chair. “This program will go a long way towards helping

struggling small business owners manage the complicated and often expensive burden of dealing with commercial lease issues.”

Small business owners in need who cannot otherwise afford an attorney are eligible for this program. Examples of businesses that may be eligible are immigrant-, minority-, women-, or veteran-owned, employ local low-income residents, are located in rezoned or high-poverty areas; or offer job training opportunities.

Services are now available.

Businesses should visit nyc. gov/commlease or call 311 to determine their eligibility and learn more. Services are available in 10 languages, including: Spanish, Chinese, Russian, Bengali, Haitian Creole, Korean, Arabic, Urdu, French, and Polish.

The main focus of the annual Harlem Holistic Wellness Week (HHWW) Celebration is to bring awareness to the many natural and holistic options that can address health and the improvement of the quality of life. Due to the many questions surrounding health care, a number of people of all ages are looking for natural ways to maintain health and wellness. The Theme of this year’s wellness week is “Discovering

Natural Wellness Options”.

HHWW always begins on the last Saturday in April to coincide with World Tai Chi Day an international wellness movement where thousands of people in cities throughout the world start practicing breathing and energy movement exercises at the same time in relationship to the time zone in each country. During the wellness exercises and programs on that day the meditative focus is on a universal awareness of wellness and world peace.

Research has shown that when large numbers of people focus on the same concept around the same time, the possibility of the manifestation of that concept into reality is greatly increased.

On every last Saturday in April the universal energy of wellness and world peace is very strong and continues to develop each year as the collective consciousness concerning health and wellness grows on that day.

Election 2018: Another Stop on the Chisholm Trail?

ifty years ago, Shirley Chisholm campaigned successfully to become the first Black woman in the U.S. Congress. Four years later, she became the first woman of color and the first African American to win delegate votes at a major party presidential convention. Throughout her presidential campaign, she attracted voters to the “Chisholm Trail” with her motto and reputation of being “unbought and unbossed.”

But Chisholm’s trailblazing didn’t end with her presidential defeat. She served in Congress for another decade and left a legacy with lasting effects to this day.

The 2018 elections will mark another stop on the Chisholm Trail, where Black women are poised to build on Chisholm’s legacy of leadership, determination, and desire to disrupt the status quo. Amidst reports of the “surge” of women running in 2018 are Black women candidates at every level, including some with the potential to make history. Perhaps most notably, 2018 could see the election of the first Black woman governor in the United States.

The potential to harness and expand Black women’s political power is not limited to candi-

dates this year. Black women voted at the highest rates of any race and gender group in both the 2008 and 2012 presidential elections, and again in the 2017 special U.S. Senate election in Alabama. If that race is any guide, Black women voters appear mobilized to turn out in high numbers again in 2018.

But before we can measure progress for Black women in election 2018, we need to take stock of Black women’s current political power. That’s why the Center for American Women and Politics (CAWP) and the Higher Heights Leadership Fund teamed up again to release “The Chisholm Effect: Black Women in American Politics 2018.”

The report outlines the status of Black women in American politics today. Despite being 7.3% of the U.S. population, Black women are less than 5% of officeholders elected to statewide executive offices, Congress, and state legislatures.

Black women are 5 of the mayors in the nation’s top 100 most populous cities.

Since Chisholm served as the sole Black woman in Congress, 38 Black women have served in Congress from 16 states, including 2 Black women senators. Over the same half-century, 12 Black women

have been elected to statewide executive office. These numbers are small when considered within the a 50-year context, but the pace of advancement in recent years marks momentum to build upon.

Ten of the 12 Black women who have served in statewide elected executive office have held office in the past two decades. In 1990, just one Black woman served in Congress; 18 years later, that number is up to 19. In just the last 5 years, 8 Black women have been elected mayor in the 100 most populous cities in the U.S. And just this year, Sheila Oliver became the first Democratic Black woman lieutenant governor nationwide.

This momentum will only continue - and increase - with work. Black women are doing the work every day to engage their communities in the political process, to make their own voices heard, and to take

their seats at the tables of governance. Organizations like Higher Heights are working to amplify those voices and hold political leaders accountable for inclusion. And, with Higher Heights, CAWP is continuing to conduct research and programs that both identify and tackle barriers to Black women’s political progress.

But the work doesn’t stop with us. Recognizing the importance of Black women’s political inclusion is a responsibility we all share. When Chisholm was campaigning amidst war, social unrest, and crises of leadership, she argued, “At present, our country needs women’s idealism and determination, perhaps more in politics than anywhere else.”

Those words ring especially true today, as our country confronts significant challenges at home and abroad. In this moment, the opportunities for meeting this demand while increasing Black women’s political power, especially in elected office, are great. And we’ve got some guidance on how to do it in 2018: follow the Chisholm Trail.

key factor often overlooked by first-time home buyers is being ready to take advantage of an opportunity when it becomes available. Many prospective home buyers will say, “I am not ready to buy but just want to learn about the process.”

That is understandable. But oftentimes a great opportunity will come up and catch them completely off guard. They are not ‘mortgage ready’ meaning having enough money saved or needing to improve their credit. As a result, they will miss a tremendous home buying opportunity.

This unfortunate situation just happened to some potential buyers. Their apartment building was converted into a condominium. The tenants were offered a chance to pur-

chase their units at an incredible insider price (30% less than the market value)! Up to this point, most of the tenants in that building had not considered becoming homeowners.

Now here is an outstanding opportunity for them to purchase their units, build equity and create intergenerational wealth for their families. But sadly, most of them had inadequate savings or unresolved credit issues and were not able to purchase their unit.

So, the lesson learned here is to start aggressively saving as much money as possible.

I know this is very difficult when monthly living expenses are constantly increasing.

Start with creating a monthly household budget. Eliminate wasteful spending. Develop a projected purchase date. Main-

tain focus on completing the home buying process.

Understand the home buying process is extremely difficult. Most people will tell you it is probably the most stressful thing they ever did. But all those who can successfully complete the process, will say that it is well worth the effort.

You must start preparing now for your future. Home prices in Harlem are continuing to soar higher and higher. You cannot afford to wait much longer because soon it will be too late.

In a round-of-the year candidate, Ortiz had the champion in serious trouble in the last minute of the seventh round, peppering Wilder with a variety of punches that would have sent most men down. But Wilder weathered the storm and was able to knock out the seasoned veteran in the 10th round. “King Kong’ ain’t got nothing on me!” Wilder exclaimed after the fight in an ode to Denzel Washington’s Academy Award-winning character of Alonzo in the film Training Day. Wilder continued to discuss his victory after the fight.

“This is a fight I took

with great risk so that I could prove to the world that I’m the best,” Wilder said.

“We each put on a great performance and I think the fans were happy they were here. I always give the fans in Brooklyn a great fight.”

Luis Ortiz discussed the round where is almost scored a knockout after the fight. “I almost had him and I think I would’ve if there were a few more seconds in the round,” Ortiz said. “Wilder was definitely saved by the bell. I thought I had him out on his feet. But you have to give him credit, he weathered the storm.”

That storm was more like a tornado, with victory firmly within the grasp of Ortiz. Sitting ringside and after watching the magical seventh round hours later, the referee made the correct

decision by not stopping the fight when Wilder was in trouble. He absorbed a lot of punishment, but he also threw his last punch of the round at around the 14-second mark.

Who is next for the Bronze Bomber? He has once again called out the IBF, IBO, and WBA World Heavyweight Champion Anthony Joshua. Wilder will be at Joshua’s next fight on March 31, against Joseph Parker on behalf of Sky Sports. Look for an inring confrontation at the end of the fight if Joshua wins.

Finally, on a personal note, Wilder versus Ortiz may have been the greatest fight I have witnessed in person. Sure, the atmospheres for Mayweather vs Pacquiao and Mayweather vs McGregor were better, but the back-and-forth action of this clash of behemoths had me immediately wanting to watch it again. Wilder may be from Tuscaloosa, Alabama, but he is making Brooklyn his boxing home.

I strongly suggest you make sure you are at his next fight at Barclays Center. It won’t be long before he is headlining cards in Las Vegas.

pen your eyes! Take a good look at all that surrounds you.

Take stock of everyone and everything that supports your existence. Is it really working for you? Better yet, is it really working with you for your good? Yep, this week’s article is about . . . stuff!

Recently a good friend, someone who was born and raised right here in New York City, whose career and life

was here, moved to another state. To her the city was always everything she needed it to be, that is, until it ceased to be. At one time she was considered by everyone to be a talented and successful professional. Then her world changed. She lost her job due to downsizing and was unable to find another one after searching for more than a year. It is no secret that when you lose your job, that unless you are employed again very soon after, that it’s easy to lose touch with your business associates. If you have the unfortunate experience of being unemployed for a long period of time . . . people start to drop off your radar and vice-versa . . . and you become isolated. Once you are isolated, it’s easy for your self esteem to plummet. It then comes as no small sur-

prise that feelings of despair begin to creep in as well.

Whatever life and career you had seems forever changed . . . that is, unless you do as my friend did, when she decided to change her circumstances by looking elsewhere! She was tired of feeling “less than”, and turned her situation around by finding a job far from home.

With her new life visible on the horizon, she packed her bags and left her comfort zone to embrace opportunity! Lucky for me, she also asked me to go along for the two-day drive. As we left The Apple I began to sense a hopefulness that I hadn’t felt in a long time.

where. We really transported ourselves because we willingly looked beyond our own realm of understanding to see this new world. Our perception of reality was expanded!

Now, that was a “trip”!

The lesson is a simple one: There are always opportunities outside of your immediate environment; you have to be ready and willing to look for them differently, and with an open mind and heart. Perhaps you are experiencing a similar challenge in your life. Don’t ever allow feelings of despair, isolation or “less than” to creep into your spirit. There is a diverse and interesting world out there! No matter where you are—If it’s not working for you or with you, then how about expanding your perception of reality by simply opening your eyes!

The leaves on the trees were vivid red with touches of gold, like the proverbial pot of gold at the end of that storied rainbow; beckoning us to follow it to the end. Stopping for gas, both of us noticed that no one was frenzied or frazzled. No, people went about their daily routines with deliberateness, not speed. You could even understand what someone said to you for two reasons: (1) Silence was abundant. (2) There were no other distractions and it was actually possible to focus on listening!

Wow. There is something else that came along with the silence—the ability to think and listen to our inner voice without interference. We heard a lot, so much so that for long stretches of high-

way, we rode happily without uttering a word to one another. The time passed very quickly and as we pulled into our destination, we were both happy to have enjoyed the experience. I am sure that she was contemplating her new life, and I managed to sort out quite a few thoughts of my own.

New York seemed a long way away. How was it possible that a city so large could fade from view? There weren’t any signs of that massive concrete jungle.

We felt no stress, and we weren’t frazzled and certainly didn’t feel frenzied! What happened? Simple, we had been transported to a whole new world; one that we both knew existed, and never really appreciated from afar.

What changed? We chuckled as we both realized that life happens everywhere and opportunities are abundant else-

“Black Fortunes”

dollar doesn’t buy as much as it used to.

Once upon a time, you could get a good steak and a drink for under ten bucks.

You could buy a house for less than five figures, and it was big enough to raise a good-sized family in. A dollar used to stretch farther, last longer, buy more, and in the new book “Black Fortunes” by Shomari Wills, it took fewer dollars to make someone rich.

Growing up, Shomari Wills heard many stories about his uncle, “the millionaire” son of a slave who became a rich man.

Such a tale, says Wills, is an “overlooked subject” in American history.

Strictly speaking, he says, the first Black millionaire in America was William Alexander Leidesdorff, a real-estate mogul,

philanthropist, and friend to the powerful, who lived in San Francisco well before the Civil War. But this book isn’t about Leidesdorff.

It’s about Mary Ellen Pleasant, who received an inheritance from her late first husband, and parlayed that “small fortune” into a much larger one that she used as an activist. It’s about O.W. Gurley, who bought land in Oklahoma and built a predominantly Black town that was exceptionally prosperous – especially for Gurley.

It’s about Annie Turnbo Malone and her protégée, Sarah Breedlove. After Emancipation, Malone made it her mission to create hair and beauty products that worked specifically for Black women. Once her business was successful, she hired salesladies – one of which was

It’s about Robert Reed Church, former slave, favorite son of Memphis, and the richest Black man of his time. Even now, more than a century after his death, his legacy can still be seen in his adopted home town.

And it’s about Hannah Elias, who spent most of her life in scandal and built her wealth with the money of her lovers, then disappeared. To this day, says Wills, nobody knows where Elias landed – or how much of her ill-gotten fortune was intact.

“Black Fortunes” is a good idea in bad need of an editor.

Over and over, I found dates that didn’t match, incorrect information, statements that conflicted with other statements, silly repetitions, and a lot of

“huh??” moments. After a while, these errors superseded any information I was gleaning.

Still, author Shomari Wills offers interesting, thoughtful tales that basically show readers how Black entrepreneurs – some of whom could barely read or write – changed U.S. economics and paved the way for later wealth-builders and, in some cases, for overall equality. Wills admits in his introduction that he brought these stories forth, even though “Few records exist” from his subjects’ times, and diaries and letters were largely non-existent.

That would explain the deep novelization of the tales, which is not the bigger distraction; lack of attention and a red pen are more the issue. Even so, with a dose of patience, this book is worth a look. Just be aware that “Black Fortunes” isn’t what you may be used to.

Seafood: Food for Thought During National Nutrition Month (Statepoint)

W

e hear a lot about the important nutrients in vegetables and fruits, but the health benefits of eating seafood regularly aren’t always in the spotlight. It should be a no-brainer when it comes to seafood, which is packed with omega-3s.

Yet, most Americans only eat one serving of seafood a week.

Here are some evidence-based facts to help set the record straight during National Nutrition Month.

1. How much seafood should I be eating?

Studies show that seafood benefits your heart, eyes and brain, and may also help you fight chronic diseases and memory loss. The 2015 Dietary Guidelines encourage all

Americans to eat at least two servings of seafood each week. That’s double the amount most people currently eat. To reap the range of nutrients found in seafood, try to get a variety of fish in your diet, including shrimp, salmon, canned/pouched tuna, tilapia and pollock.

2. What if you’re pregnant?

Seafood is especially important for pregnant and breastfeeding women, as well as young children, since it is one of the only natural food sources rich in healthy omega-3 fatty acids, EPA and DHA. EPA and DHA are critical for brain and eye development, supporting the old adage that fish really is “brainfood.” One recent study shows that momsto-be who ate fish two to three times each week had babies that reached

become fish tacos, and grilled steak salad becomes grilled shrimp salad. What’s more, seafood is just as healthy whether it’s fresh, frozen or canned, making it a convenient item to stock up on when shopping, and ultimately helping you eliminate wasted food in your household.

4. Start the day right.

Nutrition experts recommend incorporating protein into your breakfast as a way to boost metabolism and balance your blood sugar levels for the entire day. Kicking off the morning with tuna avocado toast or salmon on a bagel will help keep you feeling fuller for longer, prevent cravings before lunchtime and help you reach your weekly seafood goals.
