POTENTIAL REFINANCE OPPORTUNITIES As you begin reaching out to clients for potential refinance opportunities, be sure to double check the early payoff date. See below for where to easily find this in Encompass

NFM Online Loan Application: New Features Available The January maintenance release of the NFM Online Application includes new features to assist Loan Originators with next steps. SoftPull Report ID is now included on the SoftPull email sent to the Loan Officer. This will save time as the LO no longer needs to go to the Encompass eFolder to open the SoftPull credit report to obtain the Report ID. The intent of this messaging is to avoid unnecessarily ordering tri-merges, as NFM has an 80% fall out prior to disclosing, and only a 7% fall out once a file is disclosed/sent to processing.

Trainings: NFM Guideline Training The NFM Guideline Training course is designed to learn NFM guidelines. The next 4 session course is 02/07/24 – 02/28/24, noon to 1:00 pm est. Mandatory for Underwriters, LP1, LP2 and Processors that have not previously completed the course. Optional for all others. Live attendance is required. Recorded classes are not available.

1098 Statements IRS Reporting for 2023 Year end 1098 statements were emailed to the borrowers on January 30, 2024, and are also being sent via mail. Tax1099.com emailed documents electronically on behalf of NFM with an originating email address of noreply@tax1099.com with a subject line of “Document Retrieval Portal.” Borrower Econsent is required as a part of this electronic delivery. Borrowers may opt in to receive electronic delivery or opt out to receive paper form. A username and password are required to access 1098. The username is the borrower’s email, and the password are the first 4 letters of first name and last 4 of social.

CULTURE CORNER BLACK HISTORY MONTH Black History Month is an annual celebration of achievements by African Americans and a time for recognizing their central role in U.S. history. Also known as African American History Month, the event grew out of “Negro History Week,” the brainchild of noted historian Carter G. Woodson and other prominent African Americans. Since 1976, every U.S. president has officially designated the month of February as Black History Month. Other countries around the world, including Canada and the United Kingdom, also devote a month to celebrating Black history. The Black History Month 2024 theme, “African Americans and the Arts,” explores the key influence African Americans have had in the fields of "visual and performing arts, literature, fashion, folklore, language, film, music, architecture, culinary and other forms of cultural expression." LUNAR NEW YEAR Lunar New Year is one of the most important celebrations of the year among East and Southeast Asian cultures. Chinese Lunar New Year’s Day is celebrated every year on the first day of the traditional lunisolar Chinese calendar, typically occurring between January 21 and February 20. This year, it falls on February 10 and it is the year of the Dragon. China’s Lunar New Year is known as the Spring Festival or Chūnjié in Mandarin, while Koreans call it Seollal and Vietnamese refer to it as Tết. Tied to the lunar calendar, the holiday began as a time for feasting and to honor household and heavenly deities, as well as ancestors. The New Year typically begins with the first new moon that occurs between the end of January and spans the first 15 days of the first month of the lunar calendar —until the full moon arrives.

NATIONAL PROTEIN DAY Our bodies crave protein. It’s a “macronutrient” after all. National Protein Day, on February 27, focuses on the health benefits of one of the body’s most basic building blocks. Remember, protein helps develop bones, skin, cartilage, and blood — while promoting weight loss and increased muscle mass. It can also help us stay fit throughout all stages of life. High-protein foods include everything from salmon to pumpkin seeds. Are you getting enough? Here’s your fun guide to this crucial nutrition source. While lab grown protein was decidedly unpopular with our survey respondents, 30% of Americans do like to mix up their protein intake with non-meat forms of the macronutrient.

2 in 3 say that protein-packed meals leave them feeling fuller longer than other types of foods. So, to them, breakfast really is the most important meal of the day!

Try an alternative protein source or two. Lean meats and eggs are great sources of protein, but why not branch out a bit this Protein Day. Give quinoa a try, or lentils, edamame, or even tofu. The fact is that there are tons of protein-packed foods that can be prepared in delicious ways. Expand those protein horizons.


MAIN STREET KITCHEN & BAR On February 22, we celebrate National Chili Day — a moment to pay homage to the legendary dish that brings people together, and can tear them apart. Chili is the ultimate people-pleaser, but it’s also the ultimate cook-off dish. Family recipes are guarded like crown jewels, and secret ingredients are never spoken of above a whisper. And the debates about what makes true chili — beans or no beans? —are fierce! But these are all part of what makes chili such an experience. When chili is being served — perhaps with some chopped onions and shredded cheese on top — everyone comes to the table.

THE BEST CHILI RECIPE Serves: 8 | Time: ~ 65 minutes | www.spendwithpennies.com/the-best-chili-recipe Ingredients: 2 pounds lean ground beef 1 onion diced 1 jalapeno seeded and finely diced 4 cloves garlic minced 2 ½ tablespoons chili powder divided (or to taste) 1 teaspoon cumin 1 green bell pepper seeded and diced 14 ½ ounces crushed tomatoes canned 19 ounces kidney beans canned, drained & rinsed 14 ½ ounces diced tomatoes with juice 1 ½ cups beef broth 1 cup beer 1 tablespoon tomato paste 1 tablespoon brown sugar optional salt and pepper to taste

Directions: 1. Combine ground beef and 1 ½ tablespoons chili powder. 2. In a large pot, brown ground beef, onion, jalapeño, and garlic. Drain any fat. 3. Add in remaining ingredients and bring to a boil. Reduce heat and simmer uncovered 45-60 minutes or until chili has reached desired thickness. 4. Top with cheddar cheese, green onions, cilantro or other favorite toppings. Notes Serving size: 1 ½ cups Beer can be replaced with extra broth. Any ground meat will work in this recipe. Optional toppings: sour cream, red or green onion, cheese, jalapenos, cilantro, avocado & lime wedges, tortilla chips
