FHA Waiver of “Important Notice to Homebuyers” Requirement
Effective as of November 19th, FHA is waiving its policy requiring mortgagees to provide borrowers with Form HUD-92900-B, Important Notice to Homebuyers. This change is intended to streamline processes and reduce administrative burdens for lenders by eliminating a redundant and outdated form. The waiver is effective for cases not yet endorsed. Mortgagees must still comply with all other disclosure obligations under existing statutes and regulations.

The holidays are all about connection, laughter, and spending time with the people we love but with busy schedules and big gatherings, it’s also a time when staying healthy matters most. A few simple habits can help keep everyone feeling their best: wash hands often, stay hydrated, and keep snacks balanced with fruits and veggies
If you’re feeling run-down, give yourself permission to rest. And most importantly, focus on what truly matters—sharing joy, protecting one another, and making heartfelt memories that last long after the season is over
The holidays are the busiest time of the year, take time for yourself and the ones you care about. Wind down after a long day of decorating, cooking, or baking with a cheesy holiday rom-com or your favorite book. Get enough sleep to provide energy for the next day. The holidays only come around once a year, so give yourself the time to be present
2 sticks unsalted butter cut into tablespoons
2 cups all-purpose flour
2 tablespoons heavy cream, half-and-half, or whole milk
2 teaspoons Diamond Crystal kosher salt
1 teaspoon baking soda
¾ cup packed dark brown sugar
¾ cup granulated sugar
2 large eggs, cold from the refrigerator
1 tablespoon vanilla extract
10 ounces semi-sweet chocolate bits or (5 ounces bittersweet chocolate disks, half coarsely chopped, 5 ounces of milk chocolate disks, half coarsely chopped)


1 Using a skillet, brown 1 stick of butter over medium heat
2 Transfer browned butter to a large bowl Let cool for a few minutes then add the remaining stick of butter Whisk well until mixture is smooth Whisk in the cream
3 Add both sugars and whisk until smooth Then add in the eggs and vanilla; whisk some more!
4 In a separate bowl, sift flour and baking soda then add the 2 teaspoons of salt
5 Stir dry ingredients then once well combined, carefully add to wet ingredients Fold in flour mixture then whisk batter until you don’t see any bits of flour
6 Fold in chocolate chips Chill dough for 15- 20 minutes Then remove from fridge and portion out the dough for 2nd round of chilling. Using an ice cream scooper, scoop the dough (1 scoop = 1 cookie). Place on a lined baking sheet. Cover with plastic wrap and place in fridge for 12 -24 hours.
7.Once you’re ready to bake cookies, take another lined baking sheet and add 4-6 cookies per sheet.
8.Bake at 350 until golden for about 12 minutes. Remove from oven and let cool.
Ice
2 ounces Baileys
1 ounce Vodka
2 ounces Heavy Cream
1 tablespoon Gingerbread Syrup


Fill a cocktail shaker with ice. Measure the Baileys, Vodka, heavy cream, and gingerbread syrup directly into the cocktail shaker.
Place the lid securely on the shaker and shake vigorously for 30-45 seconds.
Strain the gingerbread martini into a chilled martini glass.
