New Social Living Development (Zone 5)


Concept Design In the world of design and urban planning, aesthetics and functionality seem to take the spotlight, especially in how large-scale housing projects are developed. Our aim is to create an organised structure based on thoughtful and parametric methods that will generate personalised housing units meanwhile pushing the modern boundaries of what we consider to be a dwelling. Our mission is to harness the location’s unique potential to create a socially just, economically stable and environmentally responsible developments to build a positive change as to other precedent social housing projects. The results are neighbourhood friendly, integrated developments with a strong sense of belonging and a sustainable community approach as outline in Figure 1 below.

1.0 Design Principles: Figure 2 below illustrates the driving principles taken into consideration for the sustainable design approach adopted.

3.0 Location: The sites under consideration for Zone 5 were La Rosa, Grand Bel Air, Mare D’Albert, Britannia, Tyack, Souillac and Surinam as earmarked in Figure 4 below.

Figure 4: Location Plan of Zone 5 Sites All these sites were found to be bare land and adjacent to existing pockets of residential land use such as recent VRS morcellements and NHDC development, thus falling under the boundaries of allowable growth zones as per zoning plans of concerned District Councils of Grand Port and Savanne. La Rosa, Mare D’Albert and Grand Bel Air are also zoned within regions affected by the Department of Civil Aviation (DCA) regulations.

3.1 Lot Configuration: As per Client Requirements, a minimum of 600 units are required per Constituency and upon agreement with other teams working on Constituency 11 and 14, the following number of units were proposed and divided into lots of work for tender purposes.

4.0 Building Configuration: Unit Types: As outlined in the aims of the project of the Client, we designed 3 unit types of carpet area 60, 65 and 75 square metres who are name M1, M2 and M3 respectively. An alternative layout for the M3 unit type has been provided suitable for the physically challenged persons as M3 units are always on the ground floor level on the G+1 G+2 and G+3 Apartment Blocks. As for the G+6 block, the presence of lifts allows access to the upper levels for the physically challenged persons. Apartment Block Types: As just stated, there are 4 apartment block types as per their varying height levels as stated previously: G+1, G+2, G+3 and G+6. The table in Figure 6 below summarises the number of units per block types and the repartition of the units.

4.5 Apartment Block Massing

For massing of the building envelope, we have 4 units per floor connected by a centrally located circulation space. There is an interplay over the laying of the rooms so as the floor above have access to terraces.

5.0 Architectural Components: Roof: The buildings have a flat monolithic slab as roof with a 2% drainage slope in screed level. Full bore drainage outlets have been used in the design for rainwater discharge. A double sheet polyurethane waterproofing system to be used with a 10-year warranty shall be submitted by Contractor.

Wall: -

All exterior blockwork to be 200mm thick and to have 20mm thick render in 2 layers+ self-cleaning low profile decorative and protective resin bonded plaster plus topcoat paint. Proposal is for a 1.5mm thick Marmoran Type finish which will provide a maintenance free lifespan of at least 10 years.

Internal walls:

-

All interior walls are 150mm thick. No party walls in current designs except at bathroom and adequate concrete floor thickness and finish have been provided for sound insulation.

Windows: -

All windows and doors are simple in design and have uniform opening sizes.

-

Material to be powder coated aluminium, 80 microns.

-

There will be a top hung part in the window design so as to allow for secure, natural passive ventilation.

The windows of toilets and bathrooms are specified with frosted glass.

All windows have an RC canopy overhang above them.

Main doors have recessed entrances from the corridor area.

There is no water ingress at lift areas and entrances to apartments as per current design. The lifts also do not face the windward side.

Recessed Entrances and Main Door of units: The main doors of the units are accessible via an entrance hall that is 6100mm inset from building façade whilst the main doors are horizontally inset by 2250mm from the corridor width as shown in Figure 12 below. A main entrance door of 1000mm wide is provided so as to ensure a minimum clear opening width of 850mm is provided to comply with requirements of M4(1), M4(2) and M4(3) as outlined in Approved Document M Volume 1, 2015 edition.

Access for Handicapped People: -

4% of total number of units per site (as per international norms) being catered for are designed for disabled persons as per the current design.

Unit Type M3 has an alternative layout as previously described which is more suited for physically challenged persons.

Ramps are provided for the access from main road to lobby and corridor at ground level.

-

Also, any level changes that are not ramped but stepped are limited to 60mm high

Ancillary Equipment’s: -

Letter boxes have been accommodated under staircase on the Ground Floor lobby.

Open Terrace and Drying Balcony: -

Open terrace and drying balcony are already included in the design and are 1.2m

wide (inclusive of upstand.) Working Space: -

Each apartment has a working space catered for in the design although the exact location is yet to be identified.

Service Area: - A service area containing a mop sink, shelves, mop brackets is being provided under staircase. Tiles Provision: -

1.20m high wall tiles in toilets and 1.80 m high wall tiles in shower.

Cementitious waterproofing to be provided in washroom.

Tile skirting or paint skirting to be provided subject to budget.

Composite finish of tiles and washed rocksand in common areas.

Kitchen Worktop: -

A quartz worktop of length limited to 5.00m long and 0.60m wide will be provided with a splashback generally 600mm high at stove area. The Quartz will be about 20mm thick.

A kitchen sink, tap and associated fittings will be installed.

Hot water dripping damages waterproofing membrane hence at certain areas, special treatment to be done to the WP membrane

-

PMCC propose to use instantaneous gas water heating option as being most practical and economical.

Waste Disposal: A bin store with ramp access is proposed to be serviced by local district councils. There are also hammerheads provided for safe turning of refuse vehicles. There are two additional bins provided for segregation of plastic and recyclable waste. The bin store will be open to sky and made of exposed blockwork with green ivy (Ficcus Pumila) on the facades so as to achieve cost savings, low maintenance and mask the odours.
