Election years can naturally make people feel jittery, especially when big decisions like buying or selling a home are involved. But with uncertainty comes opportunity. With fewer properties on the market, sellers may enjoy the advantages of less competition, while motivated buyers are still out there looking for the right home.

The outcome of elections in an MMP world can translate to weeks of special vote counting and behind door negotiations – we have seen that before. In 1996 it took a record breaking 60 days to form the government. Rather than waiting for the election dust to settle, now could be a good time to have a friendly, no-pressure conversation with your agent about what your property is worth and what your next move might look like.

Uncertainty: Why Now Could Be the Right Time to Sell

As New Zealand heads towards the November election, many buyers and sellers are pressing pause. But with fewer homes on the market and demand still active, waiting may not be the advantage many expect.

If you’re a Kiwi and not yet realised that we’ll be casting our votes in New Zealand’s general election on the 7 th of November this year, then you’ve either been living under a rock or the recent FIFA World Cup games have been a welcome distraction!

Looking back at past elections and the knock-on effect for the real estate market, response in the lead up is always reduced property transactions. The “wait-and-see” trend usually begins 6-9 months ahead of election day and 2026 has been no exception. As people came back from the summer break and turned their attention to the year ahead, the sentiment was to defer any plansincluding selling their property.

Uncertainty on who will govern and how that will play out consistently causes a slow down as buyers and sellers adopt a cautious approach. Merging the seasonal winter chills with the upcoming election (and potential change of government) we are experiencing in 2026 is what boxers call a “one-two” combination. We’ve been jabbed by the usual cold weather and November could be the counter punch to follow if we are forced into any lengthy MMP coalition negotiations that are likely to arise. These can take 3 to 8 weeks (60 days in 1996 is the current

record) to determine the outcome and form a government as special votes are counted and parties agree. It’s hard to predict the scenario this year but rest assured there will be a period where the country waits with bated breath before we have certainty on our direction for the next three years.

The good news is that based on past statistics, elections impact the number of houses selling more than the price they sell for. In this current environment as homeowners sit on their hands and buyers delay decisions; there are opportunities to be capitalised on. Right now, vendors have less competition when selling – so let’s consider the option to market in an environment where buyers have fewer homes to choose from. We connect with buyers every week, actively looking for homes in our area. Maybe yours is exactly what they want.

For some of our clients it’s a Catch 22 - they would sell if we could show them something else to buy. So, if you are waiting until spring or post-election to make your move, consider arranging for an appraisal right now. Your buyer and your next home could very well be waiting in the wings. Selling your

home now makes sense while we have certainty about the cards we’re currently playing with. The election potentially changes the rules of the game.

My takeaway from the current real estate climate we’re in is that loitering on the sidelines may not be what’s best. This attitude prevails as it always doespast evidence indicates that real estate markets are behaving as they always do in an election year. There will be a surge next year as normal transmission resumes – the delay may even see an exceptional number of properties come to the market. However, which dials get shifted in terms of tax policy, interest rates and government legislation is something homeowners and buyers will have to deal with when the time comes. Do you wait and jump later with the crowd or make a pre-emptive strike now?

Your guide to inspiring bathroom trends, plus quick wins to make an old space shine like new.

If your bathroom is feeling as dusty and gross as the half-empty skincare bottles in the back of the vanity, it’s time for a refresh (and probably a clear-out).

Interior trends are taking bathrooms in a delightful new direction, away from the stark, minimalist aesthetic and towards cocooning sanctuaries of comfort. Whether you’re planning a full demo and reno, or a smaller-scale makeover, read on for ideas to bring bliss back to your bathroom.

2026’s hottest bathroom trends

Traditionally, a utilitarian space of neutral tones and wipeable surfaces, modern bathrooms are trending beyond the purely practical to embrace softness and personality. The bathroom is not only the space where we bookend each day, but also where we spend significant chunks of time, whether it’s supervising the kids’ splash marathons or indulging in a multi-step skincare routine. So, while our bathrooms still need to be practical, we’re done with them being boring and clinical.

The key word is sanctuary, but how this is translated within the wash space is open to interpretation. The wellness retreat trend saw hard surfaces softened with spa-inspired timber finishes, serene lighting and plant life. We’re now taking this further with more texture and wellness inclusions.

“Textured materials like plastered walls and ceilings, tumbled-edged stone and tiles, timbers that vary in grade in tone and hardware, with a burnished or tumbled finish, help create a more organic feeling,” says interior architect Michelle Lamb.

She adds that spa staples like saunas, ice baths and spa baths are popping up in bathrooms, too.

As interior trends move away from minimalism and toward personal expression, that sanctuary might also look a lot more colourful.

“People still want that sense of retreat,

but they are no longer afraid of colour, texture, or personality,” says interior designer Melanie Sa’u of Sa’u Studio. “We’re seeing richer tiles, feature stone, statement vanities and a more playful combination of materials. It’s less about minimalism and more about creating a bathroom that feels curated and individual.”

Functionality is fine, essential even, but if your bathroom feels more like a hospital scrub room than a luxe day spa, you’re not going to enjoy spending time in it.

To turn your humble bathroom into a home wellness retreat, follow these five steps.

1. Day spa vibes

Clear the clutter

Kids’ bath toys, a cluttered vanity and overflowing cabinets: it’s a common picture and none of it spells serenity. Remove these barriers to tranquillity by clearing surfaces, binning all the mostly empty bottles and, if possible, bringing in extra storage (ideally cupboards or drawers). Tackle the inevitable stray items by corralling them into pretty baskets, instead of rolling around loose on shelves.

Sensory indulgence

Wellness spaces are about engaging all the senses. The deluxe version of this might feature a private courtyard with an outdoor shower, so you can bathe under an open sky, buffeted by breezes and breathing in the green air of the outdoors. Gorgeous. If busting through a wall isn’t in the budget, however, there are other ways to delight the senses. Scent is essential and easy to nail with candles and fragrance diffusers, or plant an intoxicatingly fragrant plant, such as star jasmine or

lavender, outside the bathroom window. Trigger auditory bliss with a bubbling water feature outside the window, or inside in a tabletop version.

Make it organic

Natural materials such as stone and timber are the hallmarks of a spa-style bathroom. For a reno-free wellness transformation, channel the grounding influence of these natural elements on a smaller scale.

Swap the vanity for a timber version, or style the space with a timber stool and bathmat, introduce stone accessories and layer the space with greenery – ferns give a beautiful fullness and enjoy the humidity.

Self-care space

One of the nicest trends to come through in the last few years is the idea

of self-care being for every day, not just special occasions, which is manifesting in bathrooms with built-in saunas, steam showers and even ice baths.

Create your own self-care space with creature comforts such as a massaging shower head, heated towel rails or a cosy chair to sit while your face mask does its thing. Or turn a bubble bath into a spa experience with low lighting or candles, a portable speaker to play soothing tunes, fragrant bath salts and fluffy towels.

2. Cosy, comforting decor

One of the leading trends in the bathrooms is for them to be washed with the same warmth, comfort and liveability we bestow on other rooms – and this is an easy one to add with styling. Layer

the space with a curated selection of personality-packed items inspired by living rooms: vintage art, a cosy chair or ottoman, a rug underfoot, a vase of fresh flowers. Inject comfort into more typical bathroom products, too, whether it’s the softest towels or posh hand soap in your favourite fragrance.

3. Space-maximising

Bathroom mirrors play an enormous role in setting the tone of a space. Swap out boring sheets of frameless glass for a mirror with a beautiful frame or in an interesting shape. “A larger, more sculptural mirror can completely shift the perception of space and light, making the bathroom feel intentional rather than purely practical,” says Melanie.

If a perfectly clear reflection isn’t essential (for example, in a powder room), tap into the vintage trend with an antique or distressed finish mirror.

4. Deluxe shower curtains

Bathrooms are typically light on textiles, but if you’ve got a shower curtain rail, you’ve got an opportunity to add softness and even a dash of romance.

Ditch the cheap plastic curtain for a deluxe model, think long, soft and extra wide for fuller pleats. An on-trend idea is a ceiling-mounted rail, which when paired with a full-height drape of curtain, creates textural softness and the illusion of space.

5. Considered tapware

Choice of taps affects not only the look but the experience of a bathroom –every turn of a tap can spark joy or irritation, based on its functionality and feel under your hand.

Changing taps is usually straightforward if you’re swapping like for like (wall taps for wall taps, mixers for mixers). Mico national showroom operations manager Michelle Lysaght says chrome is still tried and true, “however, colours are on the rise, such as brushed nickel, as well as some bolder colours like brushed bronze and brushed gold”. Most retailers would still recommend using a licensed plumber for the job. Showerheads can be even easier to replace; unscrew the old showerhead and screw in a modern one for an instant upgrade to your morning wake-up routine – and potentially a reduction in your water bills.

Quick and affordable bathroom makeover ideas

Full bathroom renos famously cost big bucks, but if your bathroom is functional and just a bit stale, a mini update might be all it needs for a refresh. With an investment of just a few hundred dollars and some time, your existing space could scrub up beautifully.

Soft, dimmable lighting

“One of the easiest and most effective updates is lighting. Swapping out basic vanity lights for wall sconces instantly changes the atmosphere,” says Melanie.

“Positioning lights at face level on either side of the mirror, rather than a single harsh downlight from above, creates softer illumination and feels far more considered.”

Michelle advises dimmable lighting and sensor lights to provide low-level illumination for late-night bathroom visits.

Textured finishes

A thin layer of cement mix with a subtly textured, luxurious finish, microcement offers a seamless look that’s minimalist without being cold, and beautifully captures the serene, organic mood of a spa-style retreat. It’s ideal for wet zones, can be used across floors and walls, and even in the shower – and best of all, according to Kiwi company Forcrete, it can be applied over existing tiles for a completely fresh look without demolition.

An expert’s cheat sheet to a beautiful bathroom makeover

Clear the clutter, including what’s been lurking unused at the back of the vanity cupboard or taking up too much space and getting dusty on the countertop.

Channel a wellness retreat by bringing in natural elements, such as timber and stone. It doesn’t have to be big, think a handmade wood stool and a travertine soap dispenser.

One of the easiest, budget-friendly and most effective changes is to swap harsh vanity lights for wall sconces. This will instantly change the atmosphere.

Add personality to a sterile environment with indulgent, plush towels or luxe toiletries in your favourite fragrance.

Bathroom mirror choice can help set the tone; swap out that frameless-looking glass.

Spiced Coconut Rice and Chicken

The oven does all the work with this aromatic, spicy coconut rice tray bake. The chicken cooks to a wonderful tenderness and the rice is fluffy and totally delicious.

METHOD

Preheat the oven to 180°C fan bake.

Season the chicken with salt and pepper. Heat the oil and butter in a large sauté pan and brown the chicken, skin side down, until it is a dark golden colour. Turn and cook for 2 minutes. Transfer the chicken to a large plate. Don’t wash the pan.

Add the onions, garlic, ginger, all the spices and the bay leaves to the pan with a good pinch of salt and cook for 5 minutes, adding a splash of water if the pan is too dry. Stir in the rice, coconut cream, stock and salt.

Tip the mixture into the baking dish, spread evenly and nestle in the chicken. Cover with baking paper then foil and cook for 25 minutes. Uncover and bake for a further 10-15 minutes, or until the chicken is fully cooked. Scatter over coconut relish to serve.

SERVES: 4-6

INGREDIENTS

• 6 chicken drumsticks

• 5 skin-on, bone-in chicken thighs

• sea salt and ground pepper

• 2 tablespoons olive oil

• 1 tablespoon butter

• 2 brown onions, thinly sliced

• 3 cloves garlic, crushed

• 1 tablespoon grated fresh ginger

• 1½ teaspoons cumin seeds

• 1 teaspoon each ground turmeric, paprika, garam masala and ground chilli

• 1 cinnamon stick

• 3 bay leaves

• 1⅓ cups basmati rice, rinsed and drained

• 200ml coconut cream

• 600ml chicken stock

• 2 teaspoons sea salt

TO SERVE

Coconut and Fresh Mint Relish (see recipe below)

EQUIPMENT:

Large ovenproof baking tray

COCONUT AND FRESH MINT RELISH

INGREDIENTS

• ½ cup picked mint leaves

• ½ cup desiccated coconut

• 2 tablespoons lemon juice

• ½ teaspoon each ground cumin and sea salt

Blitz all ingredients in a food processor until finely chopped. Makes 3/4 cup

Flickering optimism as surveys show housing and business mood improving.

ANALYSIS: I’ve just completed the last of the five surveys I run each month. These provide coalface insights into what is happening in the housing market, but also in business and retail. Some key results worth noting include the following:

First, businesses are quite optimistic about how they will be travelling a year from now, even though they rate the economy as their biggest worry alongside customer demand and the state of politics. That latter factor is occupying more headspace given the uncertainty of the outcome, as highlighted by recent polls.

Business concerns about the regulatory environment are growing. This is also evident in my monthly survey of landlords, who have become increasingly worried about the potential for new legislation favouring tenants and the removal of interest rate deductibility.

Investors are less worried about finding tenants and meeting their mortgage payments even as interest rates rise. Worries about council rates rises remain high, but insurance concerns are slowly shrinking.

Real estate agents are noticing fewer people at open homes and auctions, and prices are perceived to be falling in most locations. Investors retain a weakerthan-average presence in the market, while first-home buyers are making the most of the power they have over sellers.

Mortgage brokers report that banks are willing to make financing available for buyers, who are strongly favouring twoyear fixed rates. A few homeowners have started to show interest in the three-

year term following the recent tightening of monetary policy by the Reserve Bank.

Finally, consumers are feeling a bit better about spending more in the coming few months, but the recent resumption of hostilities in the Persian Gulf could easily see the recovery in sentiment go backwards again.

Overall, the survey results show the housing market in a weak state but coming off its lows. Consumers are poking their heads out of their shells, and businesses are willing to back their hopes for higher revenue with increased spending on both advertising and recruitment.

Placed alongside the underlying fundamentals like good farm incomes, good growth in inbound tourists and foreign students, lower average interest rates than over 2023 and 2024, plus a strong lift in consents for new houses to be built, it seems reasonable to expect economic improvement.

But there is nothing to justify a view that the economy is about to take off and the unemployment rate will soon be heading back down to the 3.2% low of three or so years ago. The Reserve Bank is expressing some deeper concern about inflation staying too high for too long recently, and the just-released data for the June quarter - annual inflation is 4.1% - justifies the concern.

Our economy has grown by 1.5% in the last 12 months, and the unemployment rate is 5.3%. The underlying rate of inflation - stripping out internationally traded items - is 3.4%, just below the 3.5% average for the past two and a half decades. At this point in the economic cycle, this rate should be a lot lower.

Further interest rate increases will come this year, and getting a growth rate for our economy above 4% in the next few years looks very unlikely.

Bringing navy back

Step aside charcoal, dark, navy and inky blues are back in vogue.

When it comes to decorating with darker hues, charcoal has had it almost all its own way for a long time.

Moody shades like Resene Element have nudged their way into the Resene Top 20 most popular colours for their off-black versatility. But there is another moody group of shades experiencing a stylish revival - and that is dark, navy and inky blues.

These are shades that can veer into almost purple or deep, sea-toned teal. In some spaces they can feel a little more welcoming than blacks, greys and deep browns, while still being a versatile backdrop to a surprising range of shades.

Resene Colour Expert colour expert Meryl Southey says like charcoal and black, deep blues can work almost like a neutral themselves or pair brilliantly with a mix of neutrals to stay grounded and interesting.

“Deep blue shades look good with everything. Try colours like Resene Shadowy Blue with Resene Quarter Heathered Grey, Resene Merino and an accent in metallic Resene Pure Pewter.”

Deeper blues have a lot of strength, she says, so they also sit well alongside brighter colours because the deeper blue can balance other hues. “Try pairing Resene Coast with cool blue Resene Comfortably Numb and Resene Half Sea Fog then accent with a jewel tone such as Resene Very Berry.”

Dark and interesting

When using bold, darker colours there is often a tendency to default to pairing them with lighter creams and neutrals, or in the case of navy, with lighter blues, to prevent darker spaces becoming overwhelming. But, Meryl says, pairing dark blues with other dark colours of similar saturation can create a space that initially appears monochrome but in fact has complex, visually interesting undertones.

Try navy Resene Madison as a main colour with notes of deep green Resene Celtic and purple-toned Resene Bullitt to drench your space in deep colour. For

visual interest add an accent in yellowed beige Resene Putty and use shimmering surfaces like mirrors or metallics to bounce light around the space.

If you’re tending towards black in your interior or exterior spaces, opting for navy instead, can feel slightly lighter and more visually interesting, Meryl says.

“You could substitute black for a deep blue such as Resene Black Rock, which is a violet-dominated blue, or replace dark grey walls with a stormy grey-blue such as Resene Baring Head, then brighten the room with coloured glass and ceramics.”

Given its association with the night sky, navy blue can be very effective when used in bedrooms. You can try drenching the room in the moody, sleep tones of Resene Ocean Waves with simple contrast trim in Resene Sea Fog. Add glamour and opulence with a lampshade or other accent piece painted in Resene FX Metallic Gold or add a bolt of sunshine with Resene Light Fantastic.

Lean into the night sky theme and paint your ceiling or walls with Resene FX Nightlight glow-in-the-dark paint. Mask out star shapes over the ceiling then cover in two coats of a dark blue like

Resene Cello. Once dry, carefully peel off the masked stars to reveal a starry night sky.

Navy blue is also the perfect colour to layer with other blues, Meryl says. “Nature does this beautifully. The sky and ocean are never one colour.

“If you have soft, icy blue walls, bring in a navy blue, as well as rusty browns and buttery yellows to add warmth and stop the room from feeling too cool and monochromatic. Try colours such as Resene Bunting, Resene Yogi and Resene Half Moonbeam.”

If classic navy feels too dark for your space, you can still experiment with darker blues by working with layers of muted, greyed blues. Shades like Resene Echo Blue and Resene Half Hammerhead add soft layers that can be finished with touches of darker Resene Blue Night or Resene Bunting. If you’re feeling adventurous, try them on a feature wall using the lightshade as your main colour and using two darker shades over diagonal sections.

Alternatively opt for an extra pale blue like Resene Hawkes Blue as a neutral with deep Resene Midnight Express and a complementary burst of burnt orange Resene Fire.

Nautical navy

Navy also has strong associations with nautical or coastal looks, particularly the classic Hamptons style, when paired with white and lots of wood. To update this nautical or coastal style Meryl suggests going darker, adding tongue-and-groove panelling painted in inky blue Resene Indian Ink with accents of charcoal blue Resene High Tide paired with wood

finished in grey-blue Resene Colorwood Shade.

“Layering the blues will give a modern feel to a nautical-themed space. You can add pops of colour like red Resene Havoc or green Resene Half Limerick. It isn’t all about blue and white,” Meryl says.

Navy in a beachy environment can also help spaces feel warmer and welcoming all year round.

Create a classic beachy look with a layered colour palette of off-white Resene Blanc with Resene Lime White and muted blue Resene Escapade and washed wood finishes in Resene Colorwood Breathe Easy. Then to create a layer of visual warmth and a space that feels inviting in any season add accents of deep blue Resene Wanaka or Resene New Denim Blue. Try darker blues in small touches like picture frames, decor pieces or use it on the floor to anchor your lighter, more wispy shades.

This impact look doesn’t have to be strictly for the beach either. Notes of navy can be very effective at adding impact or solidity to otherwise soothing, pastel looks.

Almond Croissant Focaccia

Indulge in the nutty sweetness of an almond croissant with the airy texture of focaccia. Baked to a golden crust and finished with an optional glaze, it’s a bakery-style treat perfect for brunch or an afternoon indulgence.

SERVES: 6 - 8

INGREDIENTS

• 3 cups all-purpose flour

• 1 teaspoon granulated sugar

• 2 teaspoons Kosher salt

• 1 teaspoon instant yeast

• 1¼ cups warm water

• 2 tablespoons olive oil, plus additional for drizzling

ALMOND GLAZE (OPTIONAL):

• ¼ cup powdered sugar

• ½ teaspoon almond extract

• 1 tablespoon heavy cream

ALMOND FILLING:

• 1 cup almond flour, toasted

• ½ cup butter, softened

• 1 cup light brown sugar

• 2 eggs, room temperature

• ½ teaspoon almond extract

• 3 tablespoons all-purpose flour

• ½ teaspoon Kosher salt

• ¼ cup sliced almonds

METHOD

Make dough: In a large mixing bowl, whisk together the flour, sugar, salt, and yeast. Add warm water and olive oil, then stir until no dry spots remain. Cover and leave to rest for 15 minutes.

Stretch and fold: Pull the edge of the dough into the centre, repeating around the bowl about 8 times. Cover and rest for 15 minutes. Repeat this process four times in total. After the last fold, cover and leave in a warm place until doubled in size, about 1 hour.

Make the filling: Toast almond flour in a frying pan over medium heat until lightly golden, about 15 minutes. Cool slightly. Beat softened butter and brown sugar until pale and fluffy, then whisk in eggs and almond extract. Add toasted almond flour, all-purpose flour, and salt; whisk until smooth. Set aside.

Shape: When the dough has risen, crumble two thirds of the filling over the top. Use the stretch and fold method again. Drizzle olive oil into a Le Creuset Signature Shallow Casserole, transfer the dough, press lightly to spread, and drizzle with more oil. Cover and leave in a warm place for 1½ hours until puffy.

Bake: Preheat oven to 220°C. Uncover dough, dollop remaining filling, drizzle with oil, and dimple with fingers. Sprinkle sliced almonds and bake for 16–18 minutes until golden. Remove from oven.

Optional glaze: Mix icing sugar, almond extract, and double cream until smooth, adding more cream if needed. Drizzle over focaccia and serve.
