Dalman Architects Opens New Central City Studio Christchurch, New Zealand Dalman Architects moved back to the central city in April to the corner of Colombo and Peterborough Streets. The occasion was marked with a ribbon cutting ceremony with Hon. Lianne Dalziel Mayor of Christchurch joining Managing Director Richard Dalman to do the honours.

Dalman Architects works across many sectors including hotels, resorts and leisure facilities, residential houses and apartments, commercial, retirement villages, public buildings, retail, and community projects. They complete projects located throughout Asia Pacific.

The move was a precursor to the architects and interior designers upcoming celebration of 20 years in business. The opening also coincided with a refresh of the brand identity that was unveiled on the night.

In May, Dalman Architects were recognized at NZIA Canterbury Awards with two of their projects winning accolades. This included the Christchurch North Methodist Church in the Public Architecture category and Knowles House in the Housing Alterations and Additions category.

Mind before matters

Canterbury is a region that all New Zealanders can be proud of – it has made a positive contribution to this country’s success in the face of many challenges.

Management has always required people with high levels of competence and performance to carry out the duties and responsibilities of the role, and secondly, to lead others.

Okay so let’s really talk about the elephant in the room. Running a business and keeping your mental health stable.

We have stood by Canterbury as it has rebuilt and regenerated.

Since the first earthquake, we’ve spent more than $14 billion rebuilding Canterbury – and the progress is tangible.

At the end of the day the senior management leadership challenge is to add value and this can be achieved by building the confidence of those we lead.

Today, Canterbury’s population has topped its pre-earthquake numbers; the economy here is growing faster than in many other parts of the country and its unemployment rate is below the national average.

It is critically important that we direct, lead and inspire the next generation of managers, so as to ensure they have the skills to carry the flag in the future. The best new managers are continually being trained by their senior managers and peers, and are teaching themselves to become better at their roles through learning and growth.

But there is still work to do.

That’s why in June we launched the refreshed Canterbury Regional Economic Development Strategy. This is designed to promote continued economic growth off the back of the earthquake recovery and rebuild, and help create more jobs for the region.

The Strategy sets targets to drive the region’s growth as activity around the rebuild starts to level off. It includes work on regional transport planning and infrastructure, improving digital connectivity, managing the region’s fresh waterways, as well as support around education, immigrant settlements, production and tourism.

Natural disasters have highlighted vulnerabilities in Canterbury’s transport system, so this strategy moves people and freight more efficiently around the region, supports visitors and improves road safety.

Getting more homes and businesses connected to ultra-fast broadband is also critical to economic growth in Canterbury, and we are especially focused on reducing the digital divide between town and country. So we will invest $1.6 million to promote the uptake of digital technology across Canterbury, with a goal of having 95 percent of farms accessing broadband by 2019.

Over 177,400 homes and businesses in Canterbury can already connect to Ultra-Fast Broadband, and we recently announced another 25 towns, like Temuka and Geraldine, will be receiving it too. This will help Canterbury’s highly productive agriculture sector and support our goal of doubling the value of primary sector exports by 2025.

In the past year, thousands of jobs were created in Canterbury.

We want to keep that momentum going, especially for our young New Zealanders. That’s why we are investing in a Canterbury initiative that connects students with businesses, and supports them into training and employment opportunities to help them get ahead.

We are also investing an additional $160,000 to support tourism strategy projects in Canterbury - on top of the $2 million awarded for tourism infrastructure projects in Canterbury.

Many young managers today will readily understand and comprehend the what and why of management however, may struggle with having the confidence to put this knowledge in to practice.

This is a dilemma that many companies' senior management teams face and the following suggestions may assist. It is only experience that can bring these new manager's skills to life and be meaningful.

Here are some tips to assist you with your next managers.

Firsly, set meaningful objectives and goals. Goals should be S.M.A.R.T, (specific, measurable, achievable, relevant and timely). Goals will clarify the direction and what is expected to be accomplished. Goals should be linked to your strategic plan.

Is an accountant really qualified to help keep your mental state appropriate? Hmmm… maybe not. But… typically your advisor is aware of the business factors. By nature there comes an awareness of the mental issues that might come with dealing with IRD (especially if in arrears etc.).

Business is not always plain sailing – and on that note, a quick congrats here to Team New Zealand and the America’s Cup. In business we entail unexpected head winds, cut-offs and accidents.

It’s no different. It’s about being aware of the environment and responding appropriately to it.

The secret is being aware that things won’t (always) go to plan, and then having a course of action when this happens.

Maintaining one’s mental health and stability falls somewhat outside of what we are taught as we come though university and qualify as accountants and advisors.

But it is a very real aspect to life in the business world.

That said, an awareness and open line of communication is essential. Your advisors are there to keep you on the straight and narrow in respect of business.

That is how to get more clients of the type you want, how to get them back more often, how to increase prices or margins and how to be more effective in business processes.

That is (relatively speaking) the easy part. The more difficult part is how to achieve that whilst keeping and maintaining a significant other relationship, raising children, and staying involved in your spiritual or social events.

Practice modelling. Model the behaviours required by setting an example with your own behaviours. There is a theory called operant conditioning and this relates to a concept of consequence. The probability that a person performs in a certain way is a function of previous consequences.

Make sure your advisor has a holistic bent. They won’t necessarily have all the answers, but they need an awareness.

From this we can see that responses following desired behaviours will occur more and responses followed by undesirable consequence will be less.

Through this awareness they should have contacts to help you, to work with you to achieve ultimate work/life balance.

Be an encourager and motivator. Positively reinforce good behaviours. Examples of positive reinforcement are praise and recognition. By contrast, negative reinforcement is often seen as punishment.

There is no point having the best and most beautiful business if your personal life is in tatters (yes a personal opinion).

Management is not an easy task and it is expected those in management positions can deliver on a number of skills or competencies. These include; organising, time management, problem solving, decision making, mentoring and motivation, goal setting, effective listening, conflict management, selfcontrol and communication.

The most important thing is to have someone to share your thoughts with. Maybe that’s a significant other, a colleague, a coach, an advisor.

Just make sure you are heard and listened to. It is important.

For you, for your family, for your business.

Companies that invest in their management training will undoubtedly reap the rewards in improved productivity, profitability, efficiency and overall satisfaction (customer, company and individual) levels.

Training to retain - is it worth it?

There is a little-known section of the Health and Safety at Work Act 2015 (HSAWA) which places a specific health and safety obligation upon landlords, in addition to the primary obligation of all PCBUs.

Difficult to get right, expensive to get wrong – that’s how many business owners describe paying provisional tax.

One of the hot topics amongst employers today is employee retention: the dual challenges of finding good employees – and keeping them.

What has surprised me is how many leases do not specifically address this potentially significant liability.

Briefly, within the wording of s42 of the HSAWA is an obligation on landlords to ensure, so far as is reasonably practicable, that the premises, any fixtures, fittings or plant supplied under lease that are used as or for a workplace or any of these that are being commissioned, installed or constructed and intended as or for a workplace, must all be without risk to the health and safety of any person.

What this means in layman’s terms is, as a landlord, you are potentially liable for hefty fines if anybody gets hurt while in the premises and it is proven you had not taken reasonable steps to prevent the harm occurring.

However, that statement no longer rings true.

New rules mean you don’t have to constantly estimate your liability throughout the year anymore.

Inland Revenue (IRD) will no longer hit you with interest if you pay your provisional tax based on a five percent uplift of last year’s liability (this is known as the standard method).

Many will pay their first instalment of provisional tax under the new rules on August 28.

Now before you get your celebratory dance on, this is tax.

The devil is always in the detail. So here’s an easy to digest summary of how provisional tax now works.

The biggest change applies to smaller taxpayers using what IRD calls the ‘safe harbour’.

• If your actual income tax liability is less than $60,000; and

I agree it is a challenge for some sectors and yet, more money and more training isn’t the ‘white-knight’ answer for every situation.

Ongoing training is a brilliant solution when retention matters most. Here are three really good reasons to invest in a development or training programme. Ask yourself: • Can we increase productivity through training?

• Can we increase performance in our leaders by developing their capability?

• Have our peoples’ technical functions moved on and do we need to up-skill them?

The HSAWA does not allow you to shift your obligation onto the tenant. This means, apart from making sure the premises, any fixtures, fittings or plant are checked so they comply with current standards of health and safety, you can only rely on a generic clause of the lease which obliges a tenant to comply with statutes and regulations.

• If you paid the amounts of tax required as per the standard method at your three provisional tax dates for that year.

Conversely, when training is simply perceived as a reward (and therefore a seemingly nice thing to offer someone who has threatened to leave or might be considering it), it rarely ‘hits the mark’ as a retention measure and can even have undesired consequences.

• Then you will not be charged IRD interest if you did not pay enough provisional tax, provided any final balance is paid by your terminal tax date.

Whenever I am asked to support an organisation with a retention programme, I recommend training as part of a development plan for an individual, not as a reward or an inducement to remain.

The question that arises here is whether, in all circumstances, simply relying on the generic clause of the lease satisfies your health and safety obligations.

• Then this is a significant win for small businesses (and trusts). Previously, the safe harbour threshold was $50,000 and applied to individuals only.

In these situations, I have noticed that for every leader who sees training as ‘time and money spent’, there is another who sees training as investing in their future.

My view is that this does not necessarily satisfy the underlying s42 obligation, as there may be specifically hazardous or risky characteristics of a premises or fittings, fixtures or plant which would require a landlord to have in place some defined rules as to safe use.

The second change affects medium and larger businesses.

• If your actual income tax liability is $60,000 or more; and

Well-planned training is priceless to an organisation and individual. Providing professional development is most impactful when it goes hand-in-hand with a purpose.

But, because the standard lease does not expressly bind a tenant to complying with a landlord’s rules of safe use, if you require the tenant, its workers and visitors to the premises to comply with these rules, you will need to include an additional provision in the lease document.

• Then you will not be charged IRD interest if you paid the amounts of tax due as per the standard method at your first and second provisional tax dates for that year, even if your actual liability is higher

Recently, I was advising the landlord of a building used as a factory. There were several features which were hazardous and created identifiable risks. My client wanted to make sure the tenant had appropriate health and safety policies that addressed the particular hazards of the building. We achieved this through changing the wording of the lease.

There are other aspects of current health and safety legislation that you may not be aware of. It pays to obtain good advice, as ignorance of the law is no good excuse.

• If you paid provisional tax for that year based on the standard method.

• Then the final balance will be due at your third provisional tax date. IRD interest applies on any underpayment of tax from this date.

Capping the liability at the first and second instalments provides certainty, particularly if you have unpredictable or seasonal income. Having the final balance due at the third provisional tax instalment is sensible, as you should have a good estimation of your actual liability.

Still, prescribed payment dates will continue to pose problems from a cashflow perspective if you cannot pay provisional tax on time.

Using an IRD-approved tax pooling intermediary can provide flexibility by letting you choose when and how you want to pay, without incurring IRD interest and late payment penalties.

If the purpose is to bribe an employee to stay with the organisation, then the rewards will be short lived. Resources can also be wasted through over training individuals, as you often need to spend money, invest time, and employees may lose interest in the education opportunity.

As someone who sees the benefit of targeted capability building, I am 100 percent behind the value of training, capability development and education. I am not however a fan of it being used as a retention tool, as it just won’t work without a purpose.

Developing a member of your team as part of a succession plan works - if you are looking for ways to keep your key people, challenge them. Develop their capability so they can lead a team or a project, can step into a leadership role or increase their responsibility. Do this and you will be rewarded, the organisation will benefit and the employee will grow.

If you are looking to retain key staff, look inside your organisation and ask yourself, where does that person fit as our business grows and how can we ensure parallel growth of the individual to meet the future needs identified?

Great content should be your top priority The reason people visit websites is for information – whether that’s written content, video or images. Put yourself in your customers’ shoes and think about what they want from your website. Short and sweet is key.

Use high quality images If you have the budget to hire a photographer, do it. Stock images have their purpose, but there’s nothing like unique, local photos. If your website includes profile photos, make sure they’re professional, consistent and represent your brand.

tips to improve your memory

What a little disruption can do

How often have you found yourself in this situation: you’ve needed to remember something really important, so important that you are certain you will remember it and don’t need to write it down, only to later realise that you can’t for the life of you remember what it was...

According to popular source of health advice, Mercola, you could have less of that, with more of this:

1. Eat right

The foods you eat (and don’t eat) have a crucial effect on your memory. Of the foods believed to provide the best brain power, popular favourites include: turmeric-based curries, celery, broccoli and cauliflower, walnuts, crab, garbanzo beans/ chickpeas, red meat, blueberries, and healthy fats including organic butter, olives, salmon, avocado and nuts.

2. Exercise

Exercise stimulates the brain’s nerve cells to multiply, strengthening their interconnections and protecting them from damage. The recommended exercise for improved memory is high-intensity interval exercise, strength training, stretching and core work alongside intermittent movement.

A recent issue of Boardroom magazine said it all: we’re in an age of digital disruption and convergence, and Boards of Directors need people around the table equipped to address its ramifications. What once lived in the realm of the IT and marketing departments has found its way to the top floor.

Research shows you need roughly eight seconds to commit a piece of information to your memory, so if you’re talking on your phone and carrying groceries when you put down your car keys, you’re unlikely to remember where you left them.

It’s not your fault that you forget what you’re doing when you enter a room!

Well, not really. Blame it on genetics.

Now here’s a related point: Just as Boards of directors need digitally equipped people at the table, so too do organisations need external partners who are similarly equipped. None more so than consumer-facing companies: retailers, utilities, banks, et al.

4. Get a good night’s sleep

A team of researchers from the University of Notre Dame established that walking through a doorway makes your brain ‘purge’ the information it absorbed in the previous room, ergo making room for relevant information from a new setting to be absorbed.

3. Stop multi-tasking

Perhaps stating the obvious here, but nonetheless – a Harvard study found that people are 33 percent more likely to infer connections among distantly related ideas after sleeping.

Certain forms of long-term potentiation, a neural process associated with the laying down of learning and memory, can be elicited in sleep, suggesting synaptic connections are strengthened while you slumber.

5.Play brain games If you don’t sufficiently challenge your brain with new, surprising information, it eventually begins to deteriorate and by providing your brain with appropriate stimulus, you can counteract

The greatest competitive advantage digital innovators enjoy is the ability to reduce churn while simultaneously reducing the cost of retaining customers. How? By using technology

to gain deep insights into individual customers’ behaviours, motivations, wants, opinions and circumstances at any given moment.

And tailoring their actions towards each customer accordingly.

The days of campaign-driven marketing are numbered; in its stead is customer-driven marketing, with data at its core. Companies who thrive will be those who are good with data, and whose partners are the same.

What does that look like? First, it means embracing technology, particularly that which can enable engagement and mining of data.

Second, it means having people who know how to use technology to gain relevant insights and create new opportunities. Such people will be knowledgeable, entrepreneurial and creative.

Sharing the load

It is continuously noted that when team members feel valued and respected in their workplace they are more likely engage and commit themselves to the company.

One way to make your team feel like they are an integral part of the business is to allow them to partake in the decision-making process.

Staff are the greatest asset to any workplace and it’s vital for a thriving business that you make them feel that way.

Business Mentors’ Canterbury manager, Ellen Pender, says by adding a level of transparency to decision making, people will be less hesitant about change and will have higher levels of trust.

“It engages everyone in the bigger picture and this awareness helps to reduce resistance to decisions and to change.”

Ultimately the majority of decisions made in business have an effect on everyone. Seeking input from team members in these decisions can help them feel part of the big picture.

“Everyone has new ideas and within us all, we have the answers, so why not give your team the chance to express how they would like things to be where they work,” Ellen says.

Seeing your team ideas being implemented and watching those ideas benefit the company, can be a wonderful morale booster and a way to increase satisfaction levels.

Manifesting success

Some people believe you can manifest your destiny. What does the science say?

We are taught manifestation from an early age through the power of positive thinking and goal setting.

Oprah has also spoken publically on the subject on manifestation, saying: “Knowing that stillness is the space where all creative expression, peace, light, and love come to be is a powerfully energizing, yet calming experience.

Tangible or quantifiable and in incremental steps, this is what form we are told our goals should take to be achievable.

“Only from that space can you create your best work and your best life.”

As we age these goals take the form of intentional behaviours that forge our path to personal and career success.

The science Believers attest both neuroplasticity and the Law of Attraction as the scientific grounds of manifestation.

Some people are able to set and achieve their goals on their own with ease, and others require, or prefer, outside assistance, support or motivation. Either is fine.

The believers The Secret is a popular documentary directed

by Drew Heriot. Through interviews with scientists, authors and philosophers, The Secret investigates the principles of the metaphysical school of New Thought and the ‘secret’ to leading a happy and successful life.

The film essentially concludes that what you desire you attract and you become, and you can therefore manifest your desired destiny if you want enough for it to happen – consciously or otherwise.

Oprah Winfrey and Will Smith are famously outspoken about their belief in manifestation and how they use it to shape their life. But it’s not just for notable celebrities; many individuals have used some form of manifestation that they say has transformed their life.

Ella Drew, health and lifestyle coach and founder of True North Lifestyle Design, was introduced to manifestation through her own quest for perfection.

Battling depression and an eating disorder, she happened upon a mentor who coached her through her “blocks and beliefs” to complete mental, physical and to a lesser extent, financial freedom. It changed her life.

Ella is now a health and lifestyle coach and manifestation is a crucial step on her clients “guaranteed journey to freedom”. Recently Ella ran into car problems; shortly afterwards she

won a brand new Mini Cooper. She believes she manifested it.

Mentors in business Mentors, coaches, advisors; call them what you will but they are becoming increasingly commonplace in business. Today many of the most notable businessmen and billionaires are outspoken about the impact mentorship had on their success - behind many notable businessmen and billionaires has been a mentor.

In British newspaper The Sun, Richard Branson wrote: “It’s always good to have a helping hand at the start. I wouldn’t have got anywhere in the airline industry without the mentorship of Sir Freddie Laker.

“Understandably there’s a lot of ego, nervous energy and parental pride involved, especially with one- or two-person start-ups…Going it alone is an admirable, but foolhardy and highly flawed approach to taking on the world.”

Bill Gates is another who credits part of his success to his mentor, in this case Warren Buffet. During a 2009 interview with CBC, Gates credited Buffet for teaching him how to deal with tough situations and how to think long-term.

Gates famously believes that “as we look ahead into the next century, leaders will be those who empower others.”

The “Apple tax” in New Zealand tax politics and tax policy Apple, along with other companies with global name recognition like Amazon, Gap, Google, Ikea, McDonalds, Microsoft and Starbucks, have had a lot of media coverage of late expressing concern that they pay little or no tax in the countries where they make sales around the world.

Most of the global brands are selling to New Zealanders, leading many commentators to observe that these entities seem to be paying little or no tax here. This article considers why that may be so under our current laws, and how changes to international tax policy settings could affect multinationals doing business here.

While politicians and tax policy makers have been upset about such tax strategies as Google’s “double Irish, Dutch sandwich” and have called for substantial reform of international tax settings and a new “fair share” approach amongst the various countries in which multinationals are doing business, it is important to understand that a century of international tax policy settings have left us with tax laws and state self-interest which facilitates, rather than discourages, tax minimisation behaviour.

Those policy settings, established in the predigital, pre-globalisation era, are now very much in the spotlight.

Corporate taxpayers that take advantage of differences in tax regimes around the world are operating legally and not contravening New Zealand or other country’s tax laws.

Often, they are legitimately utilising the benefits currently offered by double tax agreements between New Zealand and other jurisdictions, and the tax differences under the laws of different countries, to minimise their New Zealand tax costs.

How does a double tax agreement work?

In summary, double tax agreements are agreements between two countries designed to (amongst other things) facilitate investment and trade by preventing double taxation of taxpayers involved in cross-border transactions.

Double tax agreements are part of our law.

They are treaties which override our domestic tax legislation. These treaties determine which country or territory has the right to tax specific types of income, or limit the level of tax payable.

The “deal” under these agreements is generally that a country “trades away” its right to tax income with a source in that country, taxing instead on the basis of the residence of the taxpayer.

New Zealand governments have long understood the benefits of these treaties, and currently has 39 double tax agreements in place.

How might this affect multinational corporates such as Apple?

Under New Zealand’s double tax agreements, New Zealand agrees not to tax a non-resident entity’s business income unless the non-resident has a “permanent establishment” in New Zealand. Even if a permanent establishment exists, not all of the non-resident’s sales income may be taxable in New Zealand.

Sales income may need to be apportioned between the permanent establishment and the non-resident’s home jurisdiction, and costs incurred in relation to those sales may be deductible.

Under long-established double tax agreements, multinational corporates such as Apple, Facebook and Google have quite legitimately minimised their New Zealand tax bill by not having a permanent establishment in New Zealand, despite having significant economic activity carried on in New Zealand.

How will the rules change? The Organisation for Economic Co-operation and Development (OECD), has responded to this issue by proposing to amend the definition of ‘permanent establishment’ in international double tax agreements, and most OECD member countries (including New Zealand) have agreed with that approach.

The proposed amendment will deem a nonresident entity (with a consolidated global turnover in excess of EUR €750m) to have a permanent establishment in New Zealand if a related entity carries out sales-related activities for it here.

As a result, tax policymakers anticipate that Apple and similar companies will pay tax on New Zealand sales.

Time will tell whether these changes will be effective in combating a multinational’s avoidance of a permanent establishment, as many non-resident multinationals may seek to restructure their New Zealand operations (or to

cease to sell in New Zealand entirely) in light of these impending changes.

In addition to the changes in relation to the definition of a permanent establishment, there are related changes in New Zealand’s transfer pricing rules (including new rules promoting tax transparency by requiring reporting of sales activity), as well as certain aspects of our GST regime and thin capitalisation rules to strengthen New Zealand’s tax base.

New Zealand’s transfer pricing rules are being amended to align with the OECD’s guidelines as well as Australia’s transfer pricing rules. A transaction will be able to be disregarded if the legal form does not match its economic substance.

If independent entities would not have entered into the contracted conditions, proposed new rules would allow for those conditions to be replaced by arm’s length conditions (or allow the entire arrangement to be disregarded).

The burden of proof for demonstrating that the actual conditions align with arm’s length conditions will shift from the commissioner of Inland Revenue to the taxpayer. The “time bar” (i.e. the period of time within which Inland Revenue can amend taxpayer assessments of tax) for transfer pricing issues will also be increased from four to seven years.

The Government is also proposing to strengthen New Zealand’s thin capitalisation rules. It is proposed that the interest rate on related party debt will be based on the parent’s credit rating for senior unsecured debt, plus an appropriate margin.

Inland Revenue considers this broadly approximates the multinational’s cost of debt. It is also proposed that the calculation of ‘assets’ is changed in the thin capitalisation rules, whereby assets are netted off against ‘non-debt liabilities’ (such as provisions and trade creditors) in

the balance sheet (but excluding loans that are equivalent to equity, such as interest-free shareholder loans).

Assets will also have to be valued (for thin capitalisation purposes) using values reported in financial statements, and assets and debts will have to be measured using average values during the year.

New Zealand’s GST rules were recently amended late last year through what has been coined the ‘Netflix Tax’. This has seen the imposition of GST on digital products and remote services (such as e-books, videos, music, and software downloads) supplied by offshore sellers to New Zealand private consumers.

When certain conditions are satisfied, an operator of an electronic marketplace (such as an app store) may also be required to register and return GST on supplies made through the marketplace, instead of the underlying supplier.

GST registration under these rules generally operates as a ‘pay only’ system involving an obligation for offshore sellers to pay GST with no ability to claim GST on costs incurred.

New Zealand proposes to implement the permanent establishment, transfer pricing and interest deductibility limitation amendments, and has sought feedback from the wider public.

Submissions for these proposed amendments closed on April 18, 2017.

The proposed amendments to the concept of a permanent establishment under New Zealand’s double tax agreements, our transfer pricing and thin capitalisation rules as discussed in this article may therefore not yet be in their final form, so watch this space.

Breaking down barriers

Adversity can be hard to overcome, sometimes it feels as though the world is against you and the easiest thing to do is give up.

But any hardship thrown your way can be used to your advantage if you use it as the driving force behind achieving your goals; Rez Gardi’s story is one of doing just that.

Imagine being dragged across the classroom by your hair because you couldn’t pronounce a word correctly. Imagine watching people die from disease and hunger strikes, and seeing your own father imprisoned for fighting to get basic human rights.

Imagine not having a country to call your own, being forced from camp to camp and not knowing whether you’d have food, education or shelter at your new destination.

Would you surrender, or would you fight?

The things we struggle to imagine were an everyday reality for Rez. She didn’t know how bad things had been for her family until she saw how people in New Zealand lived.

Rez is Kurdish. She is one of around 40 million Kurdish people worldwide who are oppressed and don’t have a country to call their own – and she claims to be one of the lucky ones.

“The only difference between me and millions of other refugees worldwide, is that I was fortunate enough to be resettled in a beautiful, safe place like New Zealand, and to get an education.”

Sadly, New Zealand hasn’t been always been “a safe place” for Rez, particularly after the 9/11 attacks.

“On many occasions I was cornered by a whole group of kids who would push me around until I fell on the floor and then they’d kick me endlessly,” Rez says.

They made her feel so worthless that she tried to erase her identity and become “as Kiwi as possible”.

This changed after visiting Kurdistan in 2005 and meeting some of her family for the first time.

“I couldn’t necessarily be a freedom fighter in the sense that my parents and family are, but I realised I was quite good at writing, reading and public speaking, so I thought maybe a career in law could be my way of making a difference.”

Rez didn’t choose to be a refugee; “I was born as a refugee in a refugee camp in Pakistan”. She didn’t choose to be relocated to New Zealand and she certainly didn’t choose to be tormented by her classmates.

She hopes that having won 2017 Young New Zealander of the Year, awareness will be raised about the adversity and challenges that many people face in New Zealand and she hopes it promotes acceptance for diversity.

“I saw how beautiful the Kurdish culture and history was. I was fascinated about how everyone was speaking my language.”

The trip was eye-opening in more ways than one. Rez saw firsthand the injustice the Kurds were still facing under Saddam Hussein’s regime.

“I had to cross three different borders to visit everyone. When I was entering Turkey, they confiscated all the Kurdish clothes, CDs, posters and flags I had bought as souvenirs.”

Seeing that made Rez feel powerless, but she knew with an education under her belt she had the means to fight.

“I couldn’t necessarily be a freedom fighter in the sense that my parents and family are, but I realised I was quite good at writing, reading and public speaking, so I thought maybe a career in law could be my way of making a difference.”

What she did choose, was to fight for all those who are not given a choice at all.

Against all the odds, Rez became New Zealand’s first Kurdish female lawyer, and continues to advocate for human rights, holding prominent positions including New Zealand youth representative at the Women Deliver Conference in Copenhagen, Global Refugee Youth Consultations in Geneva and the annual UNHCR-NGO Consultations in Geneva.

Rez is proof that, in any situation, the hand you are dealt does not define you.

The app-venture

What happens when a self-taught businessman meets a self-taught computer programmer?

The blokes behind prosperous start-up Wherewolf may be jacks of all trades but they are masters of one: automating business processes.

In a coupling comparable to that of America’s Bill Gates and Warren Buffet, programmer Wulf Solter and businessman Ben Calder are a dynamic Kiwi duo - responsible for delivering to the global adventure tourism industry inconceivably innovative automated procedures, which, as a heads up for keen investors, will be developed across wider business applications when the time is right.

Rewriting history For as long as it’s been proven possible, humans have been recording information about themselves. A fixed characteristic of human nature though it may be, civilisations and their communication methods evolve.

Proto-historic symbols appear on animal bones and turtle plastrons; Egyptian hieroglyphics were carved onto papyrus and wood; Neanderthal illustrations etched into cave walls; laws and languages detailed on clay and stone tablets; and more recently, kings lists and annals immortalised in books. Record-keeping is a basic human need.

Paper in its various forms has reigned supreme as the instrument of choice – until the 20th century, after which another monumental step has been building itself onto historical recordkeeping’s staircase: electronic mechanisation.

Analogue recording methods including photographs, audio and video opened the door to the room of modern record keeping and digital

methods like internet archives turned on the light – eliminating the need for humans’ use of paper at such scale, which is good news for both the environment and the tireless souls obliging to plant as much as they pluck.

But even Darwin himself would surely agree that human behaviour can’t change overnight – speaking on the grand timeline of human evolution of course.

Moving from something that’s been a tangible, hardy and trusted method of record keeping for thousands of years to something new doesn’t come easy, but it is happening. Slowly but surely – in both historical and business settings.

The Wherewolf entourage

Management | Cover story Ben’s web developer for Big Night Out at the time – local computer programmer by day and DJ by night, Wulf Solter – was the guru responsible for writing the code that was telling businesses where their customers were coming from and where to get their marketing (aka the early origins of the Wherewolf moniker).

Wulf is the yin to Ben’s yang. Not only was he influential in refining the idea for Wherewolf but, enjoying the concept and similarly enjoying writing the early code so much, he stopped invoicing for the work he’d done and instead came on board as co-founder, and together he and Ben set about growing Wherewolf from seed to fruition.

Among those literally rewriting history and implementing ease and accuracy of automation in business in lieu of unnecessary use of paper, is a company with its finger on the pulse of life.

Fittingly based in Queenstown, the tourism capital of New Zealand, Wherewolf has not only got New Zealand businesses covered, but it also has the ability to service the larger-scale requirements of global tourism providers in all corners of the globe.

Paperless business at its finest, Wherewolf is helping adventure tourism plunge into the 21st century and, as it’s finding out, when New Zealand does something novel in adventure tourism, the rest of the world takes note.

How, why, Wherewolf Simply put, Wherewolf precisely and efficiently simplifies the management of businesses in adventure tourism through digitally optimising its operations.

Epitomising the splendour of modern technologies across its effortless, multifunctional platform, Wherewolf removes the need for paper forms and waivers.

Its pioneering program allows businesses to collect, sort and store all the necessary and client-related information it currently does manually, through an iPad app instead.

It keeps adding new features and selling to new clients; it’s now responsible for more than 2,000,000 customer arrivals every year and is excited to officially announce its plans to establish a base in the United States to better handle its Northern Hemisphere partnerships.

A new investor recently came on board, simultaneously stepping into the role of CMO, and the company is looking to add a CFO in the near future.

It hasn’t always been smooth sailing, however.

“While we knew it was going to be a showstopper, it did take time to give the market confidence that this is a solution that works, and that the fear of giving staff an iPad that they could lose or break is far outweighed by the benefits our software is going to bring to your company.”

“I realised I was spending 80 percent on print media when only 2.7 percent of my customers were finding out about it… I knew we were onto something here and I wanted to start sharing it [the software] around other businesses.”

Big Night Out very quickly became the second ‘most liked’ Facebook page in New Zealand tourism behind AJ Hackett – and ahead of wellknown tourism operators Shotover Jet, Nzone and Kiwi Experience because, Ben believes, it could initiate contact and connect with individual customers as soon as they walked out the door.

“When we were able to contact customers, our Facebook skyrocketed before all of the big companies, because of our ability to contact customers, automatically the next day, this validated that our check-in app worked.”

On the sideline, keen to explore his entrepreneurial edge under cultured guidance while simultaneously growing his companies, Ben approached the University of Otago who took his business experience as the equivalent of an undergraduate degree and accepted him into the Masters of Entrepreneurship course.

While you might think that the handy blend of specialised formal education and practical, real-world experience would have prepped Ben for embarking on another entrepreneurial voyage, that’s not entirely so.

He admits there was a time when, like the more well-known understanding of the moniker, Wherewolf could have become the stuff nightmares are made of.

potential, but were enthusiastic and excited about it. Wulf and Ben believed in their product, and now they had the affirmation that key players did, so they kept at it, and Ben sold Big Night Out to focus all his capabilities on Wherewolf.

“It’s not like we went out and built this product and then discovered what our clients did or didn’t use – it was built from the ground up for what our clients wanted.

“I would like to think our timing has been really good because when we first started it was hard and now it’s becoming easier. Now people are looking for a solution whereas before we were saying ‘Hey we’re here!’”

Wherewolf’s first ever client, New Zealandbased Paraflights, came in 2016 and about eight months later so too did its first international client, Swiss tourism kahuna Jet Boat Interlaken.

Wherewolf has since enjoyed an impressive 16 percent growth, month on month, for the past year. It closed its seed round in mid-July and is using the funds to complete the productisation of the app and to launch the North American office.

There are, indubitably, many uses for this type of automation in business, but for now Wherewolf’s focus remains firmly fixed on the adventure tourism industry until it has garnered critical mass.

“My opinion of entrepreneurship is that it’s an emotion,” Ben says.

The lesser evil Marijuana, society and the impact of heavy consumption

And so, the debate continues; as stated in our previous articles, an overwhelming number of New Zealanders are in favour of law reform when it comes to the Class C drug marijuana.

It appears marijuana can do no wrong and everything is pointing in its favour – even Sir Richard Branson is suggesting we use marijuana to our advantage.

Economically speaking it seems to stack up.

But socially – that’s another story.

The age-old argument is that marijuana is the lesser of two evils when compared to alcohol, unfortunately that is a hard one to prove, as alcohol is far more prevalent in our society.

In a survey conducted by the Ministry of Health, it stated that the proportion of New Zealanders aged 15 years or more who drank alcohol in the past year, was 80 percent (in 2011/12). Of that 80 percent “one in eight past-year drinkers consumed a large amount of alcohol (more than six standard drinks for males or four for females on a drinking occasion) at least once a week”.

Compare that directly to marijuana use; in a 2007/8 New Zealand Drug Use and Alcohol Survey (NZADUS) it states that 46.4 percent of the New Zealand population had tried marijuana in their lifetime and one in seven of those aged 16-64 years had used it in the past 12 months.

University of California’s Magdelena Cerdá led a study team who conducted a thorough investigation based on participants from the Dunedin Multidisciplinary Health and Development study, often referred to as the Dunedin Longitudiual Study.

It states that when comparing alcohol and marijuana, in terms of the severity of social effects associated with heavy use, alcohol use had a bigger part to play in traffic offences and violent crime than marijuana.

The New Zealand Police (New Zealand Police 2010) estimate that “approximately one-third of all police apprehensions involve 20 | August/September 2017 www.canterburytoday.co.nz

alcohol”. They go on to say that “half of serious violent crimes are related to alcohol”.

Odyssey House Community Services team leader, Kereama Carmody, has been with Odyssey House for seven years.

He says around 90 percent of what he deals with is alcohol related and he hasn’t seen a lot of violence associated with heavy marijuana users.

Of the six people currently in the youth residential addiction unit, there is one person in there solely for cannabis addiction.

“You don’t see them get aggressive when they are having cannabis withdrawls. It takes away the motivation, so you end up having those issues around schooling and attendance.”

And that relates directly to what Magdelana and her team noted in their study. Magdelena told UC Davis Health Newsroom that their research wasn’t intended to support legalisation of marijuana nor was it against it.

“But it does show that cannabis was not safe for the longterm users tracked in our study.”

When looking at only the economic and social consequences of frequent marijuana use, they found that it was just as detrimental as heavy alcohol consumption.

It states, “the more years of cannabis dependence, the worse the economic and social problems”.

Dunedin study members who were dependent on cannabis were also more likely, during the course of their lives, to be dependent on alcohol than were study members who were not dependent on cannabis.

The social issues noted by heavy cannabis users remained consistent though when factors including abuse of alcohol were removed.

Workplace The study linked persistent cannabis dependence (and regular cannabis use) with antisocial behaviour in the workplace. Study members reported behaviours such as lying to get a job, quitting without notice, being purposely counterproductive, stealing money and falsifying hours.

Financial In the study it states that “Cannabis dependence was more strongly linked to financial difficulties than was alcohol dependence”. Study participants were measured in net worth, troubles with debt and cash flow, difficulty to pay basic expenses, food insecurity, welfare benefit receipt, and credit ratings.

They admit in the study that the burden placed on society due to alcohol consumption is greater than that of marijuana use, given that alcohol is legal and readily available, “the burden posed by cannabis use may increase, however, if cannabis use increases after legalisation of cannabis use”.

“Our data indicate that persistent cannabis users constitute a burden on families, communities, and national social-welfare systems. Moreover, heavy cannabis use and dependence was not associated with fewer harmful economic and social problems than was alcohol dependence. Our study underscores the need for prevention and early treatment of individuals dependent on cannabis,” the team stated at the time.

So what is the lesser of two evils?

It’s safe to assume that time will tell, but if the Government is in favour of marijuana law reform, we may just have to up our services to assist those who find themselves struggling with dependency.

Three Kiwis, two charities, and one epic adventure Sometimes it’s okay to live a little

For four to six weeks, from mid-July, three brave Kiwis from Christchurch are off an experience of a life-time.

Robert Trott, alongside partner Michele Wilson and good friend Matt Wills, have signed themselves up for The Mongol Rally, dubbing themselves the Pirates of the Car I Be In (the pirates).

It takes a unique personality to have the ability to drop everything and set off on a harrowing adventure through the Mongolian desert with no set route and no support teams, but this witty and full-of-life trio have the determination, and suave demeanour to get them through any situation.

It hasn’t been an easy road to the Mongol Rally, Michele nearly missed out due to visa issues, but the team have scrimped, scraped, and fundraised for every dollar they can possibly get their hands on, enabling them to get to the start line. They have also been lucky enough to acquire a few generous sponsors along the way as well.

The Mongol Rally will see the trio race across 10,000 miles through Europe and Asia, over rough mountain terrain, scorching desert and everything in between, all on board a trusty stead with an 1198cc engine.

The rules

Pretty simple really; there are three rules the teams must abide by according to organisers, The Adventurists, and they are… 1: you can only take a farcically small vehicle, 2: you’re completely on your own and 3: you’ve got to raise £1000 for charity.

The charities Cool Earth is the official charity of the event; it’s an environmental charity that works in partnership with indigenous communities to save rainforests that would be destroyed without intervention. At least £500 of their money raised will go to Cool Earth the other £500 goes to a charity of the pirate’s choice – Rural Teaching Organisation Cambodia (RTOC).

While travelling through Cambodia Matt volunteered for a week at the school, “the reality for these kids is that without the ability to speak English or Mandarin, they can almost certainly expect a continued life of hardship and poverty,” as said on their Givealitte page.

RTOC is a non-profit organisation so anything they can get is appreciated. So far the pirates have well-exceeded the £1,000 requirement and donations can still be made to www. givealittle.co.nz/cause/help4rtoc.

The reality

Michele hopes she won’t receive the same beard growth during her time in the rally.

It certainly won’t be an easy journey, but as Michelle says, it is a journey you will only get to experience once.

The Mongol Rally is undeniably an adventure of a lifetime, but shouldn’t be taken lightly, and the pirates will have to keep their wits about them.

“We got the idea from some of our university friends who did it last year, their videos were amazing.

It is said that damage to cars, minor injuries and robberies are commonplace during the rally, and as the rally gains popularity many hospitalisations have occurred. In 2010 one British rally-goer lost their life after an accident in Iran.

“They started off the race completely clean shaven, by the end of it they looked a bit rough.”

The pirates aren’t letting that get to them though and leading up to the race their only concerns were with visas.

While most of us feel like we don’t have the ability to just stop work for a while and enjoy life to its fullest, the pirates have taken it upon themselves to do something crazy, they’re creating stories that they’ll want to tell their grandkids because let’s be honest - life is far too short for boring work stories - and your grandkids don’t want to hear those. This is particularly advantageous for tradesmen carrying tools and equipment.

While often hidden from site on roofs, in ceiling cavities or other inconspicuous locations, engineering and design are still very much important considerations. Common hazardous substances like commercial cleaning products, paints, adhesives, acids, bases and solvents can cause serious harm when they aren’t used safely. It’s estimated that between 500 to 800 New Zealanders die from occupational illness every year. Many of these deaths are from exposure to hazardous substances at work.

WorkSafe NZ has developed the Hazardous Substances Toolbox to help employers who own or manage small industrial businesses understand what they need to do to comply with the rules for using and storing hazardous substances.

The WorkSafe NZ Toolbox website includes a practical guide with reference material to work through five steps to safety:

Even the most safety conscious organisation can have an emergency. So it’s important that you and your staff know what to do, and who is responsible for what task, if an emergency were to occur. Have an annual emergency drill (not just a fire drill). Make sure staff know how to use the safety equipment, personal protective equipment and how to give first aid and be prepared for a spill.

Step five - HSNO controls Step one Prepare an inventory by using the workbook on the WorkSafe NZ website to make a list of all of the substances at your workplace and how much you have of each substance.

The duty to manage the risks onsite is not new, nor is the high rate of injury from people slipping and falling from height.

In the construction sector 1,343 people were injured in 2015, each with an average of 24 days off work.

As an industry the construction sector has made some real strides to reduce the number of injuries, but it is clear that we all still have work to do.

The introduction of the Health and Safety at Work Act (HSWA) last April put a renewed focus on health and safety for many businesses. The challenge for the construction industry around working from heights is translating this into sustained cultural change that results in fewer injuries and helps your bottom line.

The Act also introduced the concept of overlapping duties. This puts a duty on all parties involved on a site to work together to manage health and safety.

Six years ago we launched a programme with the aim of reducing injuries from working at height. One of the key recommendations

was that scaffolding should be used wherever possible, even on residential builds.

Today it is common to see scaffolding on sites and industry has largely embraced this shift in working, with many taking advantage of the onsite efficiencies that come with using scaffolding.

Of course, there are a lot of myths out there.

Everyone’s heard them – you can’t use stepladders or you have to use a scaffold or a harness if you’re working a foot off the ground. Often people will say, “WorkSafe’s new regulations” or something similar.

But the truth is that there are no new hard and fast rules and regulations. In fact, HSWA was deliberately designed to be flexible.

It is up to you how you manage the risk from working at height. While we recommend the use of scaffolding, there is no rule requiring you to do so.

But why wouldn’t you? Not only does a good scaffold improve worker safety – once it’s erected it can lift productivity on site, helping everyone from chippies to sparkies and painters.

Of course not every project requires full-on scaffolding. Sometimes a job is short duration and low risk. That’s when it might be perfectly reasonable to use a step ladder or a safety harness instead.

There’s a big difference between one worker replacing a few weatherboards in a couple of hours and building a new dwelling from the foundations up.

The cultural change has been rapid. It is great to see that it is no longer acceptable for a builder to walk the top plate without safety systems in place. That sort of cowboy behaviour is seen as unprofessional.

We are not here to wrap you in cotton wool, but we are looking to industry to drive innovation.

We know of one builder who designed sawhorses with a work platform, guardrails and adjustable feet for uneven surfaces after he was challenged to think about his use of oldfashioned saw horses.

As the regulator WorkSafe can’t endorse any products but there is no doubt these local innovations have helped make worksites safer.

Kiwi building sites are safer than they were five or 10 years ago. But our data shows that the number of injuries on sites from ladders and other falls remains quite high.

Some 1,343 people were injured from falls from heights in 2015, with 1324 injured in 2014.

These injuries are not your stubbed toe, they are serious and include lacerations or broken bones and all have required medical treatment.

Ten people have had over a year off work in 2015 alone, many of whom will never return to the construction industry.

Every year hundreds of New Zealand workers are seriously injured due to falls from height at work, some of them fatally. The cost of these falls from height is estimated to be $24 million a year in ACC claims – and that doesn’t even touch the human cost of losing a loved one, a valued worker and a member of the community.

Based on the estimated number of workers involved in the rebuild effort through to 2018, and the Canterbury construction industry’s health and safety record to date, if we don’t continue to make health and safety a priority we could see one to two construction-related fatalities in each year of the rebuild.

As construction work in the Canterbury rebuild quickly moves ahead, it is crucial we do not lose sight of the importance of keeping our workers safe and healthy – and protect them from the hazards of working at height. Unless everyone commits to making the rebuild safe, we risk lost lives and injured workers.

What we’re doing Falls from height continue to be responsible for an unacceptable number of serious injuries reported to WorkSafe. More than half of these come from falls from less than three metres – most commonly off ladders or from singlestorey roofs.

In the Canterbury rebuild alone there have been a number of serious harm incidents associated with falls from height reported to WorkSafe, and continued vigilance is essential to ensure that the health and safety performance in the rebuild improves.

This is unacceptable. Rebuilding Canterbury safely is a top priority for WorkSafe and the Government. That’s why we are working closely with industry, government departments, employers and workers' representatives.

WorkSafe’s Preventing Falls from Height campaign has three parts: • Awareness raising – engaging the sector about the hazards associated with working at height • Education - providing safety information about what safely working at heights looks like • Targeted enforcement – visiting worksites where there is a risk of corners being cut.

WorkSafe NZ produced the Best Practice Guidelines for Working at Height in New Zealand in 2012.

The guidelines are a critical element of the programme, as they give all involved with working at height clear direction on how to manage their work in a way that will bring down the death and injury toll.

The guidelines outline how people organising, planning and doing work at height can keep themselves and others safe.

By achieving that, the guidelines also help those involved in the process meet their legal obligations under the Health and Safety in Employment (HSE) Act and the Health and Safety in Employment Regulations, 1995.

Targeted visits and enforcement WorkSafe’s health and safety capacity is growing, with an increasing number of inspectors actively visiting the industry and looking for workplaces that may be cutting corners or where improvements are needed.

With falls from height being such a major contributor to the number of serious harm and fatalities reported in the construction sector, it is crucial that the industry fully understands the hazards involved and their responsibilities to help keep workers safe.

The club, which was established in 1917, enjoyed a celebration involving hundreds of people during Queen’s Birthday Weekend in June.

President Roger Smith says reaching 100 years is a big milestone for the club, which currently has about 10 junior teams and five open grade teams.

However life has not always been easy for the Shirley Rugby Club, which suffered a falling roll after the Canterbury earthquakes.

“We lost people after the earthquakes when we lost some of our catchment area, but we’re growing again now and working hard at it by visiting local schools and trying to recruit young players,” he says.

A history of rugby in Shirley • Shirley Rugby Football Club began life as Technical College Old Boys Rugby Club in 1917 and was admitted to senior status in 1927 • Between 1945 and 1950 its senior side was the dominant force in Christchurch club rugby, winning championships in 1946 and 1949 • In 1962 the club changed its name to Shirley RFC and in 1967 new clubrooms were constructed at North Avon Road • In 1986 Shirley were the senior champions and in the following seven years the senior side won the Trustbank Cup on three occasions and appeared in three more trophy finals, sharing the title in 1989

“At the clubrooms every Saturday afternoon we have two or three little junior teams come up and our senior teams present them with certificates and trophies,” Roger says.

“They’re well supported and we have a good fellowship among our members. We have people who have stayed with our club for a number of years.”

New manager casts his view to the future “It’s a great privilege to now be part of an organisation with over 60 years of history, acknowledging that fact and helping to plan for continued success into the future.”

Paul Inwood has been the general manager of the Hornby Working Men’s Club for just over four months. He comes to the role after working in the hospitality industry for some 20 years, latterly managing Hotel Ashburton for five years before its new owners decided to manage the facility themselves. That gave Paul the opportunity to find somewhere else that would benefit from his depth of experience.

“I’m passionate about the hospitality industry and I thought the role of GM at the Hornby Working Men’s Club sounded extremely interesting. I haven’t worked at a club before, but management skills are interchangeable and there are many similarities with hotels, especially in the food and beverages aspects of the club’s operation.

“I think the media ignores the fact that sports' clubs have a huge influence, particularly for young males. Some of them don’t have any male role models in their lives and rugby clubs provide great structure.”

Roger believes sport is incredibly important for society, with Shirley Rugby Club playing a vital role in the local community.

“Our club provides great support for young people,” he says.

“Women’s rugby is also on the rise. We’ve never had a women’s team but we’re looking at having one for next season. We’ll put some feelers out and see if there’s a need for it.”

Transforming ideas into visual reality Caxton Design and Print has continually proven itself an industry leader in high quality printing, a point which was emphasised once again at the 2017 Pride in Print Awards, held in Christchurch during May. Caxton was named Supreme Award runner-up, as well as winner of the publications category.

The Pride in Print Awards showcase the best of the best in New Zealand visual communications.

The awards were established in 1993, with the goal to promote excellence in print in New Zealand. The criteria for entry insist all print work must be done in New Zealand.

Pride in Print Awards success Caxton Design and Print managing director, Bridget Batchelor, says this was the first year

the awards named a runner up for the Supreme Award, after the entries from Caxton and the winner were judged to be extremely close.

Caxton’s entry was a book titled Let’s Take a Walk, which captures the story of the renewal of Christchurch in words and drawings, tied in to the story of a café’s rebirth.

Let’s Take a Walk was printed by Caxton for the Crofski family which owns C1 Expresso, an iconic Christchurch café located in the central city.

C1 Espresso was forced to close after the February 2011 earthquake, but its owners quickly realised how much the city needed an injection of energy and creativity to jump start its recovery.

They decided C1 Espresso would be a leader in the fight to recover from the tragedy, with the business being one of the first to move back into the central city.

Caxton director Peter Watson says Let’s Take a Walk is a quirky, innovative narrative with a lot of fold-outs and intricacies in the finished product, having a high degree of difficulty at the printing and bookbinding stage. >

Looking out for our elderly As children we are taught to respect our elders; with years of experience under their belt they bring a wealth of knowledge and wisdom, they’ve worked hard their entire life to earn that respect and to live out their retirement comfortably.

Our own lives are spent working hard so when it comes time for us to retire we too can wear that badge of respect and enjoy the fruits of our labour.

Unfortunately for many older people in New Zealand that rite of passage is ripped away from them and too often it’s ripped away by those who they love and trust the most - their family.

Age Concern statistics show more than three quarters of alleged abusers are family members and more than half of the alleged abusers are adult children or grandchildren.

Somewhere along the line the respect and admiration we are meant to hold, and should hold, for our older family members has been lost.

Being lied to, neglected, manipulated, stolen from, disrespected and sometimes physically and sexually abused is a reality many of our older New Zealanders face, and with the rising aging population, so too are the cases of neglect rising alongside it.

Age Concern chief executive Stephanie Clare has been with Age Concern since April last year. As a registered nurse she has a real

interest in helping people get the care they need to be able to live a healthy and happy life, free from harm.

She explains just how easy it is to get help if you are a concerned about an older person in your neighbourhood or even a loved one.

“A call, as simple as someone saying ‘there’s something going on here' or ‘it doesn’t look right’ and we will follow up with the older person and work through it with them.”

Although Age Concern receives more than 2,000 referrals each year, it is estimated that only one in 14 cases get reported.

That is due to a number of factors and it can get very complicated when family members are involved, Stephanie says.

“It’s something we can’t change overnight sometimes. We have to form a relationship

by listening and gaining trust and that can take a while.

“We have to respect the older person’s needs and desires. Through just listening and gaining trust we can help them understand that this (the abuse) is not what they should stand for.”

Age Concern works alongside many other agencies such as health services, needsassessment services, the police and banks to ensure the best possible outcome for the older person.

Self-neglect is also a concerning issue that we see among older people, Stephanie says.

“It is really important that people connect socially with others and look after their own wellbeing.

Piercing the cloud Children from some of Canterbury’s poorest schools are now enjoying camp at Living Springs due to the work of the Aorangi Foundation.

The foundation had its beginnings in 2009, when Living Springs fundraised to get children from Aorangi Primary School to school camp. Aorangi actually means ‘piercing the cloud’, which refers to Aoraki Mt Cook.

“We realised that 50 percent of schools that were coming here were decile nine and 10,” Denis says.

“Camps are an important part of growing up in New Zealand, but decile 1-4 schools made up only 16 percent of our schools; they couldn’t afford to come here. The foundation has become the interface between the corporate community and the more marginalised schools.

“Last year we brought the four decile-one schools of Christchurch through, totally funded, and this year we’re committed to six schools; three from Christchurch, and three from the West Coast which have connections to the Pike River tragedy.”

Award-winning BNZ Centre a big step towards CBD revitalisation With its central courtyard, bright primary colours and sheltered laneways, the BNZ Centre, designed

by Sheppard and Rout Architects, is a peoplefriendly environment in the centre of Christchurch.

The huge 30,000 square metre complex, which bridges Cashel and Hereford streets, has received the urban design and planning award at the 2017 Canterbury Architecture Awards.

The building’s scale is mitigated by many laneways and arcades, which all “come together to meet at a generously scaled public courtyard,” awards convener Mike Callaghan says.

Sheppard and Rout architect, Jasper van der Lingen, says the design includes many environmental features to attract people, with the main feature being its central 1,000 square metre courtyard and laneways that connect to other areas in Christchurch.

“The developer was very determined to make sure it was a very people-friendly place,” Jasper says.

Featuring two steel-framed buildings created to 100 percent of the new earthquake code, the retail area on the ground floor features a funky design with its courtyard area, a dramatic tree with plenty of space to grow, and screens in bright primary colours.

The ground floor offers a mix of nearly 40 retail outlets and is “absolutely buzzing at lunchtimes,” says Jasper, with many areas for people to sit down, relax and eat. Over three quarters of the retail space is already filled, with Scorpio Books as an anchor tenant, plus many food offerings.

Spacious offices on the upper levels were designed to appeal to big tenants, with ACC, Statistics NZ and the headquarters of the BNZ now installed. The tenants requested good views with plenty of glass, and the exterior also features

Sun shades on the north side of the building mean offices are pleasant to work in at all times. Car-parking is out of the way on the first floor to allow people to get straight out of the car and into the lift, and avoid having cars on the ground or in a bulky carpark building.

Laneways are sheltered from the infamous Christchurch easterly, and are linked to surrounding streets. One laneway network starts near the Avon River, and runs through the Antony Gough Terrace development all the way to the BNZ Centre.

Sheppard and Rout was approached by developers Nick Hunt and his wife, Sue, in 2012. The couple have spent well over $100 million on the project. “They took a huge

financial risk and were determined to create something that would be successful and attractive.”

“With its courtyard and laneways linking it to the rest of the city, it is more than a building – it is a vibrant area with links to the rest of the city.”

Sheppard & Rout is a well-established 30 year old Christchurch practice, which opened in the early ‘80s.

Creating an education space for the way we learn today Sheppard & Rout Architects, a longestablished Christchurch business, has received multiple awards at the 2017 Canterbury Architecture Awards held in May.

Sheppard and Rout Architects was established in 1982 by David Sheppard and the late Jonty Rout in Christchurch. The partners brought to the practice extensive design and construction experience gained while working with other offices in New Zealand and abroad.

Tim Dagg and Jasper van der Lingen joined David Sheppard as Directors of the practice in 2006. As well as the education award for the new teaching block at Medbury School, the business also won the sole urban design and planning award for the BNZ Centre, and a third award, as part of a joint venture with Jasmax and Klein, for Burwood Hospital.

The two-storey, four classroom block at Medbury School received an education award at the 2017 Canterbury Architecture Awards for its innovative design, which incorporates the open and flexible learning spaces required by the Ministry of Education.

Classrooms that can be opened up to link with one another and “break-out” spaces are innovative features in the learning block, designed by Sheppard and Rout.

Large, glass openings have been employed between classrooms which open to large, shared learning and smaller break-out spaces.

These partitions and transitional spaces can be opened up to also provide the opportunity to link one class with another as required.

As well as inter-connecting classrooms, the block features a large, central shared learning space which flanks the new classrooms and opens to afternoon sun from the west. Large sliding doors open from the shared learning space to a west courtyard which has been created as an outdoor learning environment.

The design also puts an emphasis on creating spaces filled with natural light and ventilation, but which are well-screened from direct sun.

A strong rhythm of vertical sun-screening fins has been employed for the east and westfacing facades to give good solar shading, and at the same time reflect a more formal quality to reflect the verticality of the site’s surrounding mature trees.

A green wall has been designed for the northfacing elevation, and which will continue to grow up training wires over time.

The new building adjoins an existing 1980s classroom block, and a seismically separated link between the buildings allows good connection between new and old.

The structural solution pays clear attention to seismic strength and readability from within the spaces. The structure has been designed to allow maximum flexibility of partitioning within the building.

The design for the new teaching block reflected a need to create new, adaptable learning spaces for the school, based on current modern learning environment principles set out by the Ministry of Education.

Bespoke Parkbridge House design delivers for Four Walls Architecture “We were beyond thrilled to win an award at the Canterbury Architecture Awards ceremony,” says Amy Hendry, director of Four Walls Architecture.

“We entered because we knew we had a great design, but to actually win an award was totally unexpected and very satisfying when you consider all the amazing houses that have been designed and built in Christchurch since the earthquakes.”

Four Walls Architecture’s design was for Parkbridge House, a 381sqm stand-alone executive residence on the very prominent site at the corner of Bealey Avenue and Park Terrace, also occupied by the Parkbridge Apartment complex.

Because the house is so integrated with the Parkridge Apartment building behind it, the body corporate set some parameters for the architects. The house was to have a gable roof to match the apartment complex and it was to be clad in brick.

“The new house replaces the historic McKellar House which was badly damaged in the earthquakes and deemed beyond repair. The client, for whom we had built other houses

We wanted to make the material look contemporary, like the architecture, but to give a nod to its historic context as well.

“A three storey building, with an open atrium connecting all the floors, was the solution to give the sense of intimacy envisaged.”

“We considered a huge range of bricks and eventually chose the same one that is used on the apartment building – the Fendalton Brick from Canterbury Clay Bricks. The effect is to give the house solidity, to anchor it to its site, but we have tempered that heaviness with plaster block work around the garage and playful window patterns and sizes.”

In keeping with the brief of it being a family home, the interior of the house is filled with natural light and view shafts. Its features give it a warm, rich and calming feel, even though its detailing is simple and clean.

That message is consistent throughout the house, even down to the bathroom tapware.

“We used products from Patersons. They import quality bathroomware from Europe that we knew would be crisp and elegant, and would complement the architecture.”

Aligned minds produce award winning sustainable design A meeting of minds in Piko Wholefoods with the architectural practice Solarchitect has resulted in one of the greenest new buildings constructed during the Christchurch rebuild, and receiving a highly commended award at the NZ Timber Design Awards to reflect this symbiotic relationship.

Piko Wholefoods is a co-operative, set up in 1979, specialising in certified organic products.

Its historic and high-profile red brick building on the corner of Kilmore and Barbadoes streets dated back to 1905, but it was destroyed in the February 2011 earthquakes.

Solarchitect is a Christchurch-based architectural practice with a commitment to natural passive solar design and to being responsive to the environment.

The two organisations clearly have values and ethics in common. So when Piko Wholefoods were ready to rebuild their premises, their natural fit to design that building was Solarchitect.

“Piko wanted an architectural firm that would understand their green philosophy and solar energy requirements,” says Russell Devlin, director of Solarchitect.

“A steel and concrete structure was definitely not for them. Their new building had to be natural and sustainable. As they told us ‘being an organics shop they had to put their money where their values are’. That totally fitted with our thinking as well.”

The new building does pay homage to the past. Some external bricks were reused and an internal concrete frame was retained, as well as two stained glass windows that were salvaged by the shop’s management and some original art works.

But other differences are clear. The new building has a much better orientation. It faces north to the sun which is soaked up by the army of solar panels on its roof generating up to 40 percent of the store’s energy needs. The building is also very highly insulated for a commercial premises and it is naturally ventilated through the entry’s internal atrium.

“We chose the warmth and natural feel of timber for both external and internal elements.

The outside of the building is oiled cedar which is very low maintenance," Russell says.

“Inside we used untreated radiata pine and some bamboo. The timber is illuminated by LED lighting to augment its warmth and to give a wonderful glow.”

Russell says that the commendation at the NZ Timber Design Awards is a very nice recognition of an excellent working relationship between architect and client.

“Timber architecture in New Zealand is definitely advancing,” says Andrew. “It is very exciting to be seen as leaders in this field and in the future the Cathedral Grammar building will be regarded as significant in the history of architecture in this country.”

“The structure we used at Cathedral Grammar pushed this technology to a new level for New Zealand and the building showcases the way it was made.”

Achieving warmth in use of materials and creating a really lovely place for children to learn was a key part of the brief from Cathedral Grammar to the designers.

Alistair Morris stepped into the construction industry as a labour-only contractor for a local company and it wasn’t long before his aptitude for building made itself known.

Not for them was the institutional office block look of concrete - rather they wanted the building to be more like a home. So the construction is low to the ground and the large windows and sliding doors mean constant engagement with the outside world and the courtyard play area. The classrooms themselves are split by folding walls – giving flexibility, but not a total open plan environment.

When the company he was working for went bankrupt, he took on its clients, much to their relief.

“The school wanted a building that could last for 200 years, therefore the structure has capacity to change over time.

For the designers, the use of the relatively new material, Laminated Veneer Lumber (LVL), coupled with its leading edge manufacturing technology, are the elements they are most proud of, with respect to this project.

“No one in New Zealand had done a building quite like this previously and it required a great deal of energy to think through the details and get everything co-ordinated. The Timber Design Award was a wonderful culmination for all the parties involved.” CT

These extra tasks can affect the project’s timeline and completion date if they haven’t been accounted for – however generally not with Morris Builders. It minimises this risk by leaving several days contingency between each booking.

Your new building material supplier Ian and Michelle Day decided to start up a specialised building material supply company when Ian was made redundant from another doing the same type of business.

Ian has been helping people solve thermal and acoustic problems for 25 years – from commercial passenger and fishing boats and noisy school halls to office reverberation.

QEII contract sees company come full circle In 1974 Ross Storer was a fresh-faced “rookie” gifted the task, as an apprentice drain layer, to lend his hand on Christchurch’s iconic QEII Park Recreation and Sport Centre - what he didn’t realise was that it was a sign of things to come.

In 2017 as managing director of Storcon Limited (formerly Storer Contracting), Ross will be a part of it all over again, and it won’t be his first large-scale project.

“QEII is a special contract for me, I didn’t think I’d get the chance to do it again,” he says.

Ross has come a long a way since his days as an apprentice drain layer, and his business is taking on much more than just drainage.

“Our focus is on building long term relationships with a few reliable clients and securing other fringe clients along the way.”

As well as QEII, Storcon has just begun earthworks on one of Rolleston’s newest subdivisions – Branthwaite.

The company regularly takes on major subdivision contracts, within Canterbury and beyond, so Branthwaite is nothing new.

Storcon will take a completely blank canvas and establish a full range of infrastructure, including; roads, kerbs and channels, footpaths, water mains, sewerage, drainage and power, telecommunication, broadband and fibre optic services.

Branthwaite expands over more than 18.5ha and each hectare will host no less than 10 households per hectare.

This is a big job, with the added challenge of beginning earthworks mid-winter which can throw all types of curve balls, Ross says.

But this is a challenge they’re taking on with open arms and are certainly well underway.

Ross says the deadline for this project is extremely tight due to positive sales in the area, but with approximately 20 staff and contractors already on the job and more waiting in the wings as the project proceeds, a tight deadline is nothing they can’t handle.

When working to such a strict timeline it’s essential that any hiccups along the way can be overcome with clear and positive communication. Ross ensures this by keeping positive relationships with his clients.

“Our focus is on building long term relationships with a few reliable clients and securing other fringe clients along the way,” he explains.

It’s been 43 years since Ross began working in this trade and it’s clear the novelty has not worn off.

Ross has been working with this particular client for 10 years now, so any hiccups they come across, they’ve dealt with before.

Ross still loves getting on the tools and operating the machinery if he’s ever needed.

Workable sustainable building solutions There are lots of things to consider when planning your new home or major renovation and one area rightfully deserving to be high on the list is sustainable building solutions.

Homestar looks at many aspect of environmental and social sustainability within a home. It’s not all just about energy performance.

Incorporating good environmental design before you commence a project is vitally important for the conservation and welfare of our limited natural resources, can save you money in the long run and can avoid costly alterations later on.

Homestar is the official rating and certification programme, operated by the New Zealand Green Building Council, that evaluates the environmental attributes of New Zealand’s stand-alone homes in terms of energy, health and comfort, water, waste and more.

The rating is on a scale from 1 to 10 (1 being very poor and 10 being world excellence).

Many of the more problematic old kiwi homes sit in the 2-3 star region - so there is plenty of room for improvement.

With the introduction of a rating system homeowners are able to use Homestar to independently demonstrate true value of their home. As the market develops and demand increases, homes with a higher star rating will be able to sell for more money.

Many overseas countries are now requesting that homes be officially certified before they can be

bought or sold, and it is expected that Homestar will be one of the biggest changes to the New Zealand residential market in years to come.

So here are some useful tips and insights to help you perform well and secure a good Homestar rating for your property.

Homestar looks at many aspect of environmental and social sustainability within a home. It’s not all just about energy performance, although of course energy efficiency is one of the more heavy weighted section in the assessment programme.

The Homestar assessment framework is divided into seven main sections. A quick overview of the framework can be:

Energy, health and comfort Looking into energy efficiency throughout the house (space and water heating, whiteware, lighting and renewable energy), moisture control, noise control and useability for disabled people.

Water Focussing mainly on water conservation within the home, including rainwater harvesting and grey water recycling wherever possible.

Materials Ensuring you select environmentally certified materials, helping provide healthy indoor air quality and a more environmentally friendly supply chain for your home.

Waste Looking at waste management during the construction process as well as from user occupation.

Site Looking at items such as storm water runoff control, native ecology, access to regular transport connections and local amenities, etc.

Building with sustainability in mind With a name like Green, it’s not surprising builder Reuben Green knows a lot about keeping homes warm and energy-efficient.

Whether building new or renovating an existing house, “we encourage people to think about energy efficiency solutions for their home,” says Reuben, owner of Christchurch-based company Green Builders.

During the years since forming the company in 2012, Reuben and his staff have built many, many homes and carried out numerous renovations – with the Green Builders website packed with project photos.

With a staff of nine, and Reuben’s 18 years of experience in the trade, the medium-sized company has the capacity and capability to build every type of house, from smaller, entry-level homes, up to large residences.

Clients are encouraged to consider investing in the best energy-efficiency products they can afford. For example, while the standard level of ceiling insulation has a rating of R-3.6, if a client spends another $200 - $300, they can have the R4 rating.

“We have built million-dollar homes in the hills of Christchurch, but we are also happy and capable of doing the standard entry-level home.”

By spending a little more, depending on the insulation company, they could upgrade to the R5 level, getting a significant increase in the level of insulation.
