Check points Check where all your existing plumbing and electrical points are – the less you have to move around and the cheaper it will be.

Make it user-friendly We have some great kitchen design ideas to suit everyone’s taste, but it’s important to make sure your design is functional. Bench space is one of the most sought-after kitchen features.

Ideally, you want two benchtops; one for preparation and one for serving food. Make sure you design a space that works around your appliances. A good rule of thumb is to create a work triangle between your fridge, sink and cooker. Bunnings’ 3D Kitchen Planner is a great way to try out different layout ideas.

Basic design rules Here are a few design rules to keep in mind.

Keep your stovetop at least 600mm from your sink and allow 300mm either side for pot and pan handles. Avoid putting your stove beneath a window (Leave this area for the sink, it will give you a view while washing up). Don’t put a fridge or freezer next to your stove or oven.

Make sure you allow room in your design for all cupboard and appliance doors to open.

It’s also a good idea to paint all the walls before laying the flooring and installing the cabinets. Make sure you have a helper when it’s time to install your cabinets. Start with the wall cabinets first and work your way in from the corners.

The terms energy efficient and sustainable are probably labels you’ve heard pop up time and time again in the building world recently. And while most people have heard about these options, many are scared of building a home that is energy efficient and environmentally friendly by the assumption it is too costly.

Cold, damp and poorly ventilated houses are commonplace in New Zealand and unfortunately years of building substandard homes has meant it has been accepted as the norm, but it doesn’t have to be.

With a little extra thought and good design at the outset building an energy efficient home will lead to a lifetime of savings and good health.

How to build an energy efficient home that will save you money

Natalia Harrington from Hybrid Homes and Living Ltd talks to Build and Renovate Today about why it is important to bite the bullet and commit to building a home that is not only good for you and your family, but the environment and your wallet too.

There is no beating around the bush on this matter she says, the answer to whether building an average energy efficient home is more expensive in comparison to a standard home is yes.

“These homes use better and, in most cases, more materials. We estimate an average increase of five to 10 percent over and above the cost of standard New Zealand home,” Natalia says.

But she says the initial investment begins to pay itself off right

away. “If you have gotten your ingredients right immediately upon moving in, you’ll be able to feel the consistent ambience of the home, winter or summer.

“Long term you’ll see that the house is performing and working for you. The overall running cost of your home should be significantly lower.”

Immediate health benefits are also obvious especially for children with eczema and asthma and colds are dramatically reduced.

People may be surprised to learn that an energy efficient home is not hard to achieve even on a very tight budget, she says. “It does not cost any more to have a smart design with correct orientation to the sun, glazing, cross ventilation and overhangs.”

But it is these elements, known as passive solar design, which will make a huge difference.

Natalia’s key ingredients to making a house truly work: First of all, you have to get the design right. Passive solar design is common sense - it does not cost any more to have a smart design with correct orientation to the sun utilising glazing and overhangs.

Secondly, after you have allowed the correct amount of sun into your home, you need to capture it. This can be done through concrete floors which will act as a thermal sink, and will act as a giant radiator slowly releasing the heat overnight (likewise in the summer it will keep your home cool).

Thirdly, have you looked closely at the building materials you are specifying? Very often things that you can’t see can be the most harmful. Look for products with low or zero volatile organic compounds (VOC) and formaldehyde levels.

Furthermore, your glazing – have you gone to the highest standard you can afford? Many suppliers now offer thermally broken double glazing at very competitive rates.

Same applies to insulation – go to the maximum you can afford.

It is incredible how much choice there now is on the market, from fantastic water efficient appliances and bathroomware to LED lighting at very affordable prices. If you are not being offered these things don’t be afraid to ask and see what else is available.

Homeowners receive a written Healthy Home Improvement Plan that is tailored to their needs and budgets, which provides a prioritised set of recommendations for their home.

St Albans home owner, Melissa Willis, has high praise for her home assessor after booking and receiving her Healthy Home Improvement Plan.

“The assessor was superb,” she says. “He went around the house with me, giving me tips and suggestions that were really helpful. I had lots of questions that he could answer on the spot and then he provided a written summary of his recommendations.

Check for and repair any holes in your ceiling, floor, windows, walls, roof, pipes and plumbing. These can release cool or warm air which increases your energy usage especially when you are trying to keep your house cool in the summer and warm in the winter.

Install ceiling and wall insulation as this can be an efficient way to get the most out of your heating and cooling equipment. You can use reverse angle ceiling fans to force hot air down to floor level. And heavy drapes do a great job of retaining heat.

Turn off lights whenever you aren’t using them. Replace incandescent light bulbs with fluorescent bulbs as fluorescent bulbs use less energy and last longer. Install motion detectors to control lighting in frequently unoccupied areas, such as the front door or side path. Clean light fittings annually as dirt reduces their output.

LAUNDRY

Wash clothes only when you have a full load. Use cold water whenever possible in operating the washing machine. Don’t rely on your dryer to dry your clothes, use the clothesline as this saves power.

Use the dishwasher only when you have a full load. Defrost refrigerators and freezers before ice build-up becomes thick. Cook on range-top burners instead of in the oven whenever possible. Clean the refrigerator coils regularly. Perform scheduled maintenance on the fridge, dishwasher and oven. Adjust door latches (if needed) and replace worn door gaskets.

Install a water restrictor or low-flow showerhead and have a short shower instead of a bath.

When it comes to building it is essential we get it right from the outset, so why then do so many opt not to engage the skills and knowledge of an architect?

It is fair to say the average homeowner investing in a renovation or new build is seeking advice, inspiration and guidance

when it comes to their project a project which can be daunting, costly and for many a once in a lifetime undertaking; and for all, one that is essential to get right.

So as we search for this knowledge, skill and expertise, why do so many of us have such negative preconceived ideas around working with an architect?

Cool ways to warm up your interior style

Winter can be a challenge after summer with its drab and dreary feel. Despite this, with a few small touches you can make your home a warm and cosy sanctuary you won’t ever want to leave.

The theory about having the cooler colours in winter and the bright colours in summer is a common misconception. If you want to change the feeling and warmth of a room between seasons, it does not need to be an expensive exercise.

Instead of exchanging the bright summer colours for the cooler winter palette, you can enhance your home by simply adding a few small items.

As winter approaches you may find yourself wanting to snuggle up with a cup of tea and hibernate for the day. This cosy feeling can be achieved with a few well placed cushions and throws playing with textures and layering of colours.

A candle here and there with gold or copper accents will provide an affordable pop of warmth that will fit with any scheme. If you do want to enhance the colours of your space, opt for deep reds, purples or burnt oranges and coppers to provide colour and warmth, rather then the basic greys and browns.

Heating is essential in winter but ‘heating’ does not have to come from heat pumps or fire places. A fantastic rug may cost you a little more, but will provide you with the warm ambience you are looking for. It can help

accentuate that warm feeling along with being a great focal point to the interior.

Bright artwork can pack a punch of colour and add warmth to your space. You can change your artwork around between rooms and seasons to keep the energy feeling warm and fun in your chosen rooms, i.e. flowers in the summer and landscape in the winter.

Don’t forget the bathroom! Making use of the space with hot baths, plush towels and lighting candles that let off a delicious aroma will make winter more appealing.

Asbestos law changes arrive in April As of April 4, most asbestos removal work will require a licence. This will affect not only asbestos removal businesses, but also builders, roofers and other tradespeople who remove asbestos.

The new laws will help make sure people removing asbestos have the skills and experience they need to keep themselves, and others, safe. Tragically, more than 170 New Zealanders die each year from asbestosrelated diseases.

In the new regime there will be two types of licences available: Class A licences These will be required if you’re removing any amount of friable (powdery or has potential to become powdery) asbestos. The types of asbestos that can be removed include: any type or quantity of asbestos, or asbestos containing material (ACM), including:

What do I need to do?

Licences can’t be issued until the regulations are passed, but if you know you’re going to need a Class B licence, you can register your interest in a Class B licence on the WorkSafe website now.

You’ll be asked for the following information: • the name of your business and where you operate • how many employees you have • the type of business you operate (building, roofing, etc)

• any amount of asbestos.

The need to be vigilant about building quality A recent article in the New Zealand Herald stated that local council inspectors are becoming increasingly frustrated at the poor quality of construction work they are encountering.

A spokesman for the council goes on to state that between “25 and 40% of all building inspections continue to fail”.

A similar article published more recently in the NZ Herald reiterated that such practises do not occur in isolation, but are widespread throughout the industry.

For those of us involved in the building surveying profession, this is not news, and neither is the well documented decline in core skills is across the spectrum of trades.

The so-called ‘leaky building’ issue was simply a symptom of a much wider building quality problem that manifested itself and gained prominence, but other compliance defects were always part of the build-quality problem that needed fixing.

Those undertaking remediation will know that as the layers of a building are unravelled during repairs, many other deficiencies relating to such matters as structural integrity or fire safety are uncovered, leading to spiralling costs that most clients find hard to comprehend, let alone financially meet.

The reasons for the decline in construction quality are complex and can be attributed to a number of factors. These include the gradual retirement of skilled craftsmen, the disappearance of clerks of works, the employment of labour-only subcontractors, poorly trained and de-motivated apprentices, no party taking ownership of supervision, and a transient semi-skilled workforce with high numbers of new entrant workers with limited understanding of New Zealand standards and compliance requirements.

With roving LBPs (managers) dealing with labour rather than permanent site managers, project managers concerned with progress, cost-squeezes and tight build programmes, coupled with Council inspectors focusing on compliance with the Building Consent - who really is checking on quality?

As building surveyors we are in a unique position, because our professional skillset encompasses the roles of designer, building pathologist, expert witness and client-side project manager familiar with the administration of building contracts.

We understand building technology and the interaction and serviceability of construction materials. We understand clearly the need to construct buildings in accordance with a set of consented documents.

When these fall short we can attend to the need for these documents to be amended.

We also understand the implications of not following a consented design – both from a practical perspective and the attendant legal consequences.

If we are to avoid a repetition of the weathertightness failures that became an unwelcome feature of the property market post 2000, then it is critical that all stakeholders in New Zealand construction and property, including those of us in the building surveying profession, remain vigilant when it comes to construction quality.

As the days get shorter and colder it is common for people to turn away from their gardens and landscapes, and focus instead on the interior of their homes.

What many people don’t realise is that the onset of winter is the perfect time to plan and get started on next year’s garden.

With the coldest months still ahead, there is plenty of time to organise your landscape, carefully choosing the best plants, materials and design for your outdoor spaces.

Winter is the ideal time to review what has worked in your garden, and what hasn’t. Whether it’s a bare spot left behind after your spring bulbs died away, or a particular vegetable that no one ate. Maybe there’s something you loved growing, but it was in the wrong spot, or perhaps you utilised a small patio so frequently that it could be extended and turned into a feature of your garden.

Now is a great time to begin planning the design of your landscape. It is often the downperiod for landscape designers, contractors and nurseries, so it is a great time to approach these suppliers if you are considering hiring a professional, or are just after a bit of advice.

The first and most crucial step is to look over your landscape and take note of the things you like and dislike. As you look around, make a list of things you’d like to include or remove from your landscape.

What do you want from your garden? Are your plants growing in the right place? Have any of the plants struggled in their current position? Are there any that need to be replaced?

Is there anything that can be added to make your garden easier and the outdoor spaces more enjoyable? Was there an issue you encountered again and again? Does your garden require an irrigation system?

harvest fresh herbs and veggies in your slippers? Consider relocating your vegetable garden from the back of your yard to right against the house. If something is getting in the way of you enjoying your garden to its fullest potential, then now is the time to evaluate how it’s really used. Be sure to note the level of sunlight your landscape receives, as well as any obstacles such as tree roots and anything else that would impact the shape and layout of your ideal garden.

The cooler months can be a hard time for gardens, especially with our cold snaps. Plant growth slows right down, and firmer ground and fewer fine days makes getting out and tending to your landscape a difficult task.

Winter is the perfect season to plant and transplant any deciduous trees, shrubs or roses. We recommend having the planting spot dug out and prepared before you purchase the plant. That way you can put it straight in the ground, which is particularly important for barerooted trees and shrubs.

There are many things you can do to help your garden cope with the cooler months, so here’s a timely checklist for preparing your garden for winter: • Reduce watering – your plants require much less water when the temperature drops.

• Frost protection – cold sensitive pot plants can be shifted indoors or into a sheltered spot under the eaves or next to a wall. For in-ground cold sensitive plants, now is the time to hammer a few stakes into the surrounding soil to support a frost cloth when the temperature drops overnight.

• Transplant evergreen shrubs and trees in autumn and deciduous ones in winter.

• Repair any broken features such as trellises, fences etc

The landscaping industry in New Zealand is unregulated and has probably got more than its fair share of cowboys and girls, so where do you start if you are intending to carry out any landscaping and want the peace of mind that you are engaging a professional?

The Landscape Industries Association of New Zealand, known as Landscaping New Zealand, is an association of landscaping professionals who choose to differentiate themselves from the masses and show their commitment to professional practice. As an accredited member of Landscaping New Zealand, businesses have been put through a rigorous accreditation process to allow them to use the Landscaping New Zealand brand.

The accreditation process not only accesses skill, but also business practices. These include contracts, insurance and occupational health and safety policies. Credit checks are also carried out.

Once accepted, accredited members are bound by Landscaping New Zealand’s Constitution, Code of Conduct and Environmental Policies.

Landscaping New Zealand also has a complaints and disciplinary procedure that it takes very seriously.

All documents and information about accredited members in your area can be viewed on the Landscaping New Zealand website, www.lianz.org.nz One of the most important issues is for you, the client, to feel confident and comfortable with the professionals you choose.

Your outdoor spaces and garden is an asset that will increase in value just like your home, and will add considerable value to your property if they are well designed, constructed and maintained. The cost of seeking professional advice and drawings is in most instances only a very small percentage of the overall cost of the project and will save on costly mistakes.

If you haven’t already noticed, copper is ‘the’ design and building material right now. From lighting pendants, tapware, kitchen sinks and guttering copper is everywhere.

But the design world’s current obsession with the shiny metal isn’t anything new. Copper has been used in the design and build of homes for thousands of years, quite literally. It can be traced back to the use in roofing and guttering in 27 BC when the roof of the Pantheon in Rome was covered in copper.

So, if you are in the process of designing your dream home or revamping your current abode, take a leaf out of the Romans’ book and install copper gutters.
