MAKING A STATEMENT

This unique Halswell residence received the Residential New Home Between 150m2 and 300m2 Architectural Design Award at the Canterbury/Westland Regional ADNZ Architectural Design Awards in 2015.

The home was designed to offer its owners a play on the classic European farm barn conversion.

By incorporating large hardwood beams, which the owners had sourced over the years, with exposed steelwork, raw concrete and plenty of subtle details blended with beautifullycrafted bespoke joinery units, the house champions a rich tapestry of old and new.

The judges said the home balanced an eclectic selection of natural materials well. A range of styles are successfully brought together and a sense of time is invested in the work.

The architect behind the home is Nic Curragh of Objects Limited.

First-home buyers: to buy or to build?

For many New Zealanders, home ownership is the ultimate dream.

About half of all adults in New Zealand own their own property – specifically 49.8 percent of people aged 15 years and over owned or partly owned the home they lived in, according to Statistics New Zealand’s 2013 Census.

This demand, exasperated by immense international interest, means there’s not a huge amount of freely available properties, let alone at prices that welcome the average income.

But fear not, future homeowners, because with people’s frustration comes ingenious inventiveness on what constitutes a home.

The variety of houses available and popping up is expanding, particularly at entry level, from traditional, architectural designs to more innovative, space-saving and bang for your buck solutions like tiny houses, container houses, barn-style houses and houses on wheels.

So, where to start?

House hunting is a daunting process and the rules of the game often change to reflect the market. First things first - is getting your home loan or pre-approved finance confirmed.

Once your finance has been approved, the very next things to consider are your three Ps: purchasing power, preferred lifestyle, and preferred choice of location.

• What’s your spending limit?

• Do you mind commuting or do you want to be in close proximity to the community and its amenities?

• Are there public transport routes handy to the property?

• What are the neighbourhood crime rates?

• How receptive is the section to sun?

• What are the views like?

• How close are your neighbours?

• Where is the nearest school? Etcetera.

Once you have an idea of the above, it’s time to consider some of the differences between building and buying: what are some of the factors behind each process and what might be best for you and your budget.

Keep in mind: A property tax applies if selling within two years (or a Residential Land Withholding Tax for offshore persons).

You can ask the agent anything you want to know about the property and they can’t withhold any information they are aware of. However, you shouldn’t rely only on their information and you should do your own research.

Depending on the property, other things to consider getting checked out are weather tightness issues, possible ‘P’ contamination and the condition of plumbing and wiring.

You might be eligible for KiwiSaver’s First Home Buyers Grant, which could increase your purchasing power considerably.

Small, innovative housing solutions are emerging victorious from the Christchurch rebuild. Slowly but surely they’re becoming a popular choice for a range of homeowners, and rightfully so.

“There’s a big difference between a house that’s affordable because it is poor quality and a house that’s affordable because it is innovative,” says director of Cube, Matt Gorinski.

A local, forward-thinking project management and building company, Cube was among the first local companies to recognise the place of progressive, compact housing in today’s economy and is refreshingly passionate about marrying these solutions with homeowners.

WHAT’S A CUBE HOUSE? A ‘Cube’ house is a small yet highly sophisticated home. It’s by no means ‘cheap’, rather affordable, because of its intelligent composition within compact dimensions.

There are three set designs to choose from: the original (one bedroom), a T shape and an L-shape (both two bedroom).

The designs consist of open-

plan entertaining areas, private bedrooms and full size bathrooms.

When it comes to materials only the best are used, ensuring a high-spec home that exceeds standard regulations. To allow for this to occur on budget, every component, even floor covering dimensions, have been designed to size to avoid wasted labour and material costs.

An original Cube house is versatile: able to be transported in one piece for relocation or on-sale, or to be extended in a seamless manner, for example, the entertaining area can be enhanced by flowing onto a deck, and any additional bedrooms can be easily added to the bedroom wing.

COST OF A CUBE HOUSE To build, a Cube house generally costs in excess of $2,000 per square metre but Matt says this is a poor indication of overall affordability when you consider

that buyers can build a brand new, hi-spec home, that is highly affordable to run long term, from $86,000 + GST. Coupled with a section purchase price of say $150,000, buyers end up with a warm, clean, environmentally and financiallyefficient house for under $290,000 – and that’s something that appeals to a number of people including first home buyers, retirees, young professionals, travelling professionals, young families and more.

CUBE HOUSES: THE WAY OF THE FUTURE Harcourts Grenadier’s Keith MacDonald, top salesperson at the Beckenham office for 2016-2017, was the agent for a Cube house that recently sold in the Port Hills.

He says there was a strong showing of interest and the design generated excitement and discussion amongst potential buyers.

When looking to build your own home or renovate your existing home, if a quote looks too good to be true, chances are it probably is.

More often than not builders will leave out certain costs to bring their overall quote price down to secure the job.

Here are a few things to look out for on your next quote.

ASBESTOS REMOVAL When tearing down the old and building anew or when renovating your existing home, asbestos is one to look for. In any home that was built before the year 2000 make sure it has been checked for asbestos. If asbestos is present a specialist team will be required to remove it. These costs can escalate quickly.

ENGINEERING The main engineering costs are usually in two areas - structural and foundations. If plans have not been finalised, a ‘PC sum’ will need to be allowed.

For foundations a geo-tech report needs to be provided to the engineer so they can work out what is required for your project to meet, or exceed the NZ Building Code.

For the structural engineering, the plans will need to be provided to the engineer so they can determine what size, specification, and spacing of timber or steel frame work is required for your project to meet, or exceed NZ Building Code.

Engineering costs are not cheap and can ramp up considerably depending on the complexity of the job.

TEMPORARY SERVICES Site fencing, site toilet and a temporary running water supply are now basic health and safety requirements on many construction sites and these are usually a week-by-week renting cost.

Scaffolding is also another big cost to keep an eye on. Waiting for plans/consents to come out of council and weather and contractor delays can drag out the timeline of your project, adding to the overall costs of the temporary services.

SITE PREP COSTS A lot of house package costs are associated with a “flat and level site”. If your section is undulated and hard to get vehicles and machinery to, bottom line is, it will cost you more to build on.

If your main contractor hasn’t been to check out where the project is to take place, you can assume they have priced it as a “flat and level site” which can end up in arguments around

the extra costs associated with the build.

PC SUMS Just be aware if the quote has a lot of Prime Cost sums (PC sums) in it. Some PC sums are to be expected as it may not be possible to have an exact cost at the time, but just check that the PC sums are relevant, and ask other people or professionals that you know in the industry, if the PC sums are enough to cover or close to covering what they are allowed for.

COUNCIL FEES Check in your quote to see if the main contractor has included any council fees. Council consents may be required and you may even need a resource consent, or have to pay a development levy.

GST Is your quote GST inclusive or exclusive? That’s a 15 percent difference which on a $600,000 house and land package is roughly $78,000.

Seriously though, working with qualified, experienced and trusted professionals like designers, architects and great builders from the beginning will eliminate many, many costly mistakes and save a great deal of time, stress and money.

Here are snippets of some conversations I’ve had over the years…

Is there a focal point?

Do I have too many?

Each room needs a place that draws the eyes, whether it’s fabulous interior architecture, amazing wallpaper, beautiful furniture, fabulous art work… however, you need some blank spaces and a place for eyes to ‘rest’ as they observe and take a room in. Be careful your focal point isn’t actually tidy clutter.

Custom-made curtains and window treatments are a classic investment. Avoid cheap and casual looking curtains, as these are rarely a suitable investment for a stylish home, in any room.

As an interior designer I am often asked, when I meet new people “what are the most common design mistakes people make in their home?”

Don’t skimp on lighting – ceiling lights, pendant lights, floor lamps, wall lights, table lamps, even candles – all add interest and layered lighting creates a great ambience and can hide a multitude of sins!

Art work hung too high or too low irritates a lot of people –try and keep at eye level. Some pieces look better grouped, such as family photos, other pieces may need space around it.

Don’t be afraid of mirrors – hanging a large mirror will diffuse light and can create the illusion of space. Mirrors hung specifically behind lamps reflect and add more light into a room.

Check out your scale and proportion. A very common mistake is oversized couches squashed into a room with no space for anything else. Take some time to measure both your room and the furniture.

Try not to use trendy or ‘fashion’ colours/patterns for custom furniture, drapes etc – they will date much quicker and you may regret this decision in a couple of years. Do it only if you really, really love it or keep it to smaller pieces, cushions, accessories etc Don’t over do it when themeing a room – keep it subtle, know when to stop and add a few neutral pieces to break it up.

Add your own personal touches, don’t be too ‘matchy-matchy’ but most of all you must love it.

Don’t buy everything from the same place or copy the ‘whole’ look – it will only leave you and your home looking a bit flat and predictable.

Michael will give you details of when your solution will be manufactured and the date for installation.

Grand designs In New Zealand, examples would be Larnach Castle, many old rural homesteads and a sprinkling of large suburban homes. Many of the latter are neo-Georgian in architectural style, this still being regarded by many as a stylistic pinnacle.

STATEMENTS IN SIZE

Grand designs in a rural context

It would be fair to say a grand design, in Christchurch terms, would be seen as a large home or dwelling that exceeds 400 square metres in size, for example, one that is easily bigger than the current standard home.

The latter has been catching up over the past 50 years.

However, a house of 400 square metres or more today would be perceived by most people to be generously scaled and within the reach of only a privileged few. They would also be likely to consider such a home to provide well above their general needs.

Some smaller houses offering outstanding features can also be seen as grand designs.

But large homes, though perhaps not a great number of them, have defined grand designs over many centuries.

The best are notable for their architecture, their setting or context and the history of their inhabitants. We can think of historic castles and palaces and in more recent times of country houses and occasional grand city houses.

While, historically, most grand designs have been built on generous plots of land and in rural areas, numerous have been constructed on small but prominent sites, offering the occupants and the viewer outstanding views and visibility.

In Canterbury most are situated in rural or hillside areas. Examples of more physically prominent homes can be seen on the Port Hills, around the Lyttelton Harbour inlet and around Banks Peninsula, including Akaroa.

In more recent times, a number have been built around the edge of the city’s urban area, mostly on rural residential lots.

The pattern here has been to build along traditional lines, for example in neo-Georgian style complete with sufficient land to give the impression of a traditional rural country estate, even if the land holding might be just two-five ha, not 200-500 ha or more in scale.

It is axiomatic that the person with the wherewithal to build a large home is likely to have the resources to afford a reasonably generous parcel of land or a highly scenic plot offering landscape character and views. This person is unlikely to want to build an expensive home on a restrictive or unattractive piece of land.

Grand designs in an urban context Within the city boundaries, the conditions for building a large and expensive home remain much the same.

similar character – which generally point to the inner older-residential suburbs like Fendalton, and to the Port Hills from Scarborough around to Tai Tapu.

A drive around key areas of the city and the immediate hinterland indicates a massive number of new dwellings have been or are currently being constructed.

Whereas EQC predicted soon after the 2010/11 earthquakes in

the order of 3,000 - 4,000 homes would need to be repaired or rebuilt, it seems 30-40,000 might be closer to the mark, with construction currently under way in what feels like every street in Fendalton. In this latter area there is the occasional grand design still emerging.

However, the majority are comfortable looking new homes, mostly in the 200-400 square metre size range. Only a few

larger than this are evident on key streets. Most of the new builds are also single or double storey. Few projects are multi-level.

Blocks of large apartments that have been proposed and marketed recently, appear to have failed to attract new buyers and have generally been withdrawn. Reasons for this include nervousness about further earthquakes, insurance complications and financing.

The future of grand designs in Canterbury It would be safe to say that grand designs are in the minority and are not impacting the local property market to any measurable extent, thus preserving the prestige of the grand designs that do exist.

Our practice is involved in a range of residential projects. Less than 10 percent of these however, would be considered to be in the grand design range. Most are in good-quality homes in the 200400 square metre range and there is an increasing range of clients moving into the sub-200 square metre range in both townhouse and stand-alone projects.

It is relatively rare for the client to ask for a contemporary style of home at this level in the market.

The interior fit out is likely to be in traditional style as well.

Buying and selling grand designs is limited to a small section of the market and while the entry level has risen a little in recent years, most households need to limit their purchase to suit their income level. There is also a discernible trend towards downsizing and interest in more urban living.

Whether you’re designing a new garden or renovating an existing one, bringing your ideal landscape to life can be a pricey endeavour.

With so many options available across a wide range of products and design styles, it is important to know when to splurge and when to save.

By putting a bit of thought into your design, plants and hard materials ahead of time, you can keep to your budget without sacrificing your style.

Getting help from landscape professionals (designers and contractors), can save you the stress and cost of making mistakes during your garden renovation.

If hiring a professional is not in your budget, spend a bit of time doing some research.

Garden centres and nurseries offer free landscaping and planting advice, while websites and books can help with the more practical side of things.

If you’re willing and able to roll up your sleeves, you can save money on the cost of installing your new garden. Most landscape designers will be able to order the plants they have suggested for your property.

If you aren’t able to follow their plan, it might be possible to get your designer to set out the plants for you to then dig the holes and plant them in the ground.

It should go without saying, but if you’re not experienced with installation, hire a professional for the landscape projects you can’t undertake. Fixing DIY mistakes on garden projects can be very costly down the line and, in the meantime, poor installation can create an unsafe environment in your yard.

Hardscape spaces like pathways and courtyards are much more expensive in both materials and installation than softscape areas.

You can significantly cut down your costs by selecting less expensive hardscape materials, or utilising larger planting areas.

Material selection will have a significant impact on your budget. There are many options available for New Zealand gardens – from decking to paving to permeable chips and stones.

Each of these materials includes a wide variety of treatments at varying price points, so it can pay to consider the application of your chosen material; cheaper materials like gravel and chip are great for side yards and pathways where they are less often used.

Where hardscape is the focal point of a design, like a courtyard or patio, it can pay off in the long run to go for your top choice of material.

Often underestimated, plant selection can make or break your landscape. Avoid the temptation for “instant gardening” (overfilling a bed by planting too close together). Instead, space your plants for what the garden will look like in five years, taking into account the plants’ mature sizes.

While hardscaping will use up the majority of your budget, purchasing plants to fill an entire garden, or even a single garden bed, can add up very quickly. It is easy to get carried away at the nursery, but it is important to remember that not all plants are created equal.

Evergreen trees and shrubs are a great way to add structure to your garden. They anchor the planting in your garden beds and will look good year-round. Opt for perennials and flowering shrubs that bloom year after year, rather than annuals which require replacing every season.

Including plants in your garden that are native or well suited to your region and climate will reduce your irrigation and maintenance requirements – native plants get an extra tick as they support native birds and insects.

Save your budget to upgrade plant sizes that will make a big impact in your garden. If your budget allows; spending that little bit extra will get you trees and slow growing shrubs in larger sizes, which means you’re not having to wait for those key plants to grow.

If you choose to purchase a mature tree, ask for the help of a landscape professional for installation, in order to reduce the risk of the tree experiencing shock when transplanted.

Dividing a project up into multiple phases will probably not save money in the long run, but it will ease your budget now and allow time for you to replenish your savings. In order to do this, you will need a master plan for the finished garden before you begin.

A master plan should clearly indicate zones so you can determine which areas are your top priorities and the best order in which to complete the work. There is no point starting with the front of your property if you have limited access to the back and may end up damaging and having to redo your new garden.

Putting a bit of time and thought into the way you undertake your garden renovation will help save you time and money, and more importantly enable you to spend your budget more wisely, so you can get the most out of your garden.

Now that’s it’s chilling off it’s time to warm up. Rather than spending your nights in front of ‘the box’ why not cuddle around an outdoor fire and let the conversations start flowing?

A brazier is simple way to get that outdoor fire you’ve been dreaming of without having to disrupt your landscape.

The benefits of a brazier are that you can move it as it suits, if it’s a little windy it can be moved to a more sheltered area or be taken out into the open to enjoy those beautiful clear starry nights.

In this examples from Broadway Sheet Metals a really simple set up placed in front of a stunning view to stay warm while watching the sunset creates, an evening dreams are made of.

Each and every brazier can be personalised by simply changing up your seating.

This little gem was created by mother of two Sasha Smith. She has sectioned off an area to the side and out of the wind.

She has edged the area with large river stones and filled it in with Grey Rounds. The fire pit can be created using chicken wire doubled up for strength or any leftover fencing you have lying around, fill it up with a stone of your choice.

Make sure the wire is deep enough in the ground to keep it standing strong. Be sure to leave some gaps to allow the fire to breath. Such a simple idea can really shape your outdoor area and give you a space to socialise with friends and family alike.

< There are a lot of Youtube tutorials on how to create this look. Often created with leftover or damaged pavers/bricks as chipped corners aren’t an issue when creating this fire, and can be easily hidden.

There is a little bit more work to it than just placing a brazier but if it’s a permanent fixture you’re after this is one of the cheaper ways to go.

Be smart with your location choice, you don’t want something that is continuously exposed to the elements leaving it unusable 99 percent of the time. This particular fire is popular in a more rural setting depending on your seating choice can have a really nice rustic feel.

Greg McCourt and Jo Hopkinson met in the chaotic days of the earthquake repairs and quickly recognised in each other a commitment to detail, and the ability to engage with property owners to get the result from their investment that owners are looking for.

The rental market in Christchurch has become increasingly competitive in the last few years, so it has become more and more important for rental property owners to keep upgrading their properties.

The most commonly asked question by investors, Jo says, is ‘how can I maximise rental returns and get the best tenants?’

“Often it can mean more light through the windows, fresh curtains, a change in paint colour, an exterior house cleansmall things that make a world of difference.

“Sometimes we’ll put in a new kitchen bench but reuse the same aluminium countertop. Maybe one or two windows need replacing, but the rest are just fine. We can also do the underfloor insulation as per the new requirements, there is not much we do not do.”

Subdivisions

Getting the lay of the land If you are thinking about subdividing a property, it’s useful to review the steps you’ll need to take.

Whether you are thinking of carving off the back of a section to make two lots, or developing a lifestyle block or a site that could be a large multi-development subdivision, the process is similar it’s just the scale that changes.

Checklist: • A feasibility study provides a thorough report on the subdivision options for the site as well as any restrictions, issues or considerations that should be known about before proceeding

• A Subdivision Scheme Plan is then prepared with input from a Licensed Cadastral Surveyor • Civil engineering design for earthworks and site access, including roading, footpaths, driveways.

• Infrastructure design for the provision of sewage, water supply, stormwater drainage, power and telecommunication services • A subdivision consent is required for all types of subdivision and will include an Assessment of Environmental Effects

• A site investigation, including a geotechnical assessment

• Site works are then undertaken to form access, building platforms and to install infrastructure

• A topographical survey is required in most instances for subdivison/engineering design
