A Magazine Imobiliário vive um momento histórico: passam cinco anos que foi fundada, no auge da crise, e com zero de capital. A única mais-valia que tinha era o nosso know-how e um desejo sem medida de fazer o que parecia impossível.

Com uma gestão rigorosa, tivemos uma entrada de leão, participando nas principais feiras imobiliárias com uma serenidade que se mantêm até hoje. Com uma equipa pequena mas altamente competente investimos tanto no papel como na internet. Hoje temos o mais visto website do País, no que toca a imprensa especializada.

O nosso sucesso é quase caso único no panorama da Imprensa portuguesa. Fecharam dezenas de títulos e muitos vão pelo mesmo caminho. A maior parte dos encerramentos tem origem nos grandes grupos editoriais que não têm escrúpulos em mandar para o desemprego centenas de trabalhadores.

O leitor poderá perguntar qual o segredo da nossa empresa. Simples: nunca demos um passo maior do que a perna e não recorremos à Banca.

Orgulhamo-nos em afirmar que não temos nem um cêntimo de dívida. Por outro lado, estamos sempre a investir na revista e no website, aumentando assim a procura e a facturação.

Magazine Imobiliário is at a special point in its history: five years have passed since the magazine was founded – at the height of the crisis and with zero capital. Our know-how and an immeasurable desire to do what seemed impossible were all we originally had to work with.

Thanks to some strict management, we eventually roared to life and have participated in some of Europe’s most important real estate fairs with a serenity that remains to this day. With a small but highly competent team, we have been investing both on paper and online. Today, we

run Portugal’s most viewed website dedicated to specialised news.

Our success is almost unique in the world of the Portuguese press. Dozens of publications have closed up shop, and many are headed down the same path. Most of the closures have come from large publishing groups, which have no qualms about giving hundreds of workers the pink slip.

Readers may ask what the secret of our company is. It’s simple: we have never taken a step larger than we could handle nor have we ever turned to the banks, staying within our own means. We pride ourselves on being able to say that we have not one cent of debt. On the other hand, we are always investing in our magazine and website, thus increasing demand and turnover.

Ever onward is our motto!

Fátima Perdigão é uma das maiores especialistas de imobiliário em Portugal, sector que conhece como ninguém.

Natural de Maputo foi em Moçambique que cresceu e estudou, tendo finalizado o Curso Geral do Comércio na Escola Comercial Dr. Azevedo e Silva.

Foi também neste país que iniciou a sua actividade profissional.

Os primeiros passos foram dados nos Seguros Lusitana mas logo foi convidada para ser gerente do Montepio de Moçambique. Trabalhou ainda para os Serviços de Aforro e Agências, enquanto gerente da Agência da Polana, antes da sua mudança para África do Sul. Neste país ocupou o cargo de sub-gerente no Bank of Lisbon & South Africa e, posteriormente, accountant do First National Bank-Pretoria. Mas uma nova mudança na sua vida levou-a até Portugal.

Em Lisboa tornou-se Executive Assistant do Europe Tax Free Shopping. Mas quis o destino profissional que desse o salto para o ramo imobiliário.

Começou por ser directora de Serviços e Gestão na Aranas Portugal, depois assumiu o cargo de Business Park Director na Akeler Portugal e foi ainda convidada pela Pramerica Real Estate Investors para ser Local Managing Director. Mais recentemente tornou-se independente: primeiro ficou responsável pela venda de um activo destinado a escritórios no Parque das Nações; e agora, consultora imobiliária na AFINEST – Luxury Real Estate.

Já participou em várias conferências, cursos e seminários; mas é no voluntariado que encontra a sua verdadeira vocação. Entre as suas zonas preferidas de Portugal está Lisboa, Cascais-Estoril-Sintra e Campo Maior, no Alentejo, terra do seu avô e cuja paixão que já incutiu às suas três filhas e seis netos.

Fátima Perdigão is one Portugal’s leading experts real estate, an industry she knows like nobody else.

Born in Maputo, she grew up in Mozambique and was a student in the General Business Course at the Dr. Azevedo e Silva Business School. It was also in this country that she began her professional career.

Starting out at Seguros Lusitana, she was quickly invited to be a manager at Montepio in Mozambique. She has also worked in Savings and Agency Services while a manager at Polana Agency before moving to South Africa.

In South Africa, she was a sub-manager at the Bank of Lisbon & South Africa and later an accountant at First National Bank-Pretoria. But a new change in her life led her to Portugal.

In Lisbon, she became Europe Tax Free Shopping’s Executive Assistant. But she wanted to keep advancing professionally, which pushed her to jump into real estate.

Starting out as Director of Services and Management at Aranas Portugal, she then took over the position of Business Park Director at Akeler Portugal and was also invited by Pramerica Real Estate Investors to be a Local Managing Director. More recently, she has become an independent actor: first responsible for the sale of an asset in Parque das Nações that was designed for offices, she is now a real estate consultant for AFINEST – Luxury Real Estate.

Perdigão has participated in several conferences, courses, and seminars, but volunteering is where she finds her true vocation. Among her favourite areas of Portugal are Lisbon, CascaisEstoril-Sintra, and Campo Maior in the Alentejo, land of her grandfather whose passion she has already instilled in her three daughters and six grandchildren.

Esta dupla está de pedra e cal na Construção, não tem medo de pôr a mão na massa mas tem nos olhos uma visão mais inovadora e sustentável do sector.

João Alexandre Belo Paviana Rodrigues nasceu em 1969. Aos 18 anos, para ter alguma independência financeira, começou a trabalhar numa distribuidora de revistas e não mais parou. É um comunicador nato, vocação que foi apurando ao longo da vida pelas várias empresas por onde passou desde o ramo automóvel e imobiliário até ao actual cargo de administrador e responsável pelo departamento Comercial da Paviana Construções Lda., empresa que fundou juntamente com o seu irmão em 1999. Possui licenciatura em Gestão Turística e Hoteleira pela Universidade Internacional e frequenta o Mestrado em Gestão Empresas no Instituto Superior de Gestão. Dinâmico e empreendedor, defende acima de tudo o trabalho de equipa. De espírito livre e mente aberta, gosta de viajar, conhecer novos locais e relacionar-se com novas pessoas.

Hugo Paviana tem dedicado a sua vida profissional à Paviana Construções, onde é actualmente administrador e responsável pelo departamento de Negócio. Considera-se um engenheiro civil altamente motivado, com um histórico de sucesso de quase 20 anos em equipas líderes, no desenvolvimento de negócios e na melhoria de processos. Possui Bacharelato e Licenciatura em Engenharia Civil pelo Instituto Superior de Engenharia de Lisboa e graduação no Lisbon MBA Part Time pela Universidade Católica Portuguesa / Universidade Nova de Lisboa. Na sua vida académica participou no Programa Erasmus em Avaliação do Impacto Ambiental - Instituto de Tecnologia de Dublin, na Irlanda. Defensor do equilíbrio entre a vida profissional e pessoal confessa que gosta de actividades familiares e itinerantes ao ar livre, sobretudo ligadas à água e com clara preferência pela prática do kite-surf, surf e vela.

This duo is part and parcel of the construction industry. They’re not afraid to get their hands dirty, and they have their eyes set on making the industry a more innovative and more sustainable one.

João Alexandre Belo Paviana Rodrigues was born in 1969. At age 18, he began working at a magazine distributor to gain some financial independence and has never stopped since. He is a born communicator, a vocation that he has proved is his throughout his life while working at various automotive and real estate companies to his current position of administrator of the Commercial department at Paviana Construções, Ltd., a company he founded together with his brother in 1999. His undergraduate degree is in Tourism and Hospitality Management from the International University and is presently pursuing a Master’s in Business Management at the Higher Institute of Management. In the workplace, he is dynamic and enterprising, focusing on teamwork above all else.

Personally, he is free-spirited and open-minded, enjoys travelling, going new places, and meeting new people.

Hugo Paviana has dedicated his professional life to Paviana Construções, where he is currently a manager and the person responsible for the Business Department. He is considered a highly motivated civil engineer whose successful track record leading teams, striking deals, growing his business, and improving workflows is nearly 20 years long. He holds an Associate’s degree and a Bachelor’s degree in Civil Engineering from the Higher Institute of Engineering of Lisbon and is a graduate of the Portuguese Catholic University/ New University of Lisbon’s Lisbon Part Time MBA. In his academic life, he visited the Dublin Institute of Technology in Ireland as part of the Erasmus Environmental Impact Assessment Programme. A proponent of striking a good work-life balance, he enjoys activities with his family as well as outdoor activities that keep him on the road, especially kite-surfing, surfing, and sailing.

Filipe Duarte Santos

Tem por missão contribuir para a divulgação das problemáticas do ambiente, do desenvolvimento sustentável e das alterações climáticas antropogénicas. É seguramente um homem que faz a diferença no Mundo.

Nasceu em Lisboa em 1942 e é professor catedrático jubilado de Física na Faculdade de Ciências da Universidade de Lisboa. Obteve a licenciatura em Ciências Geofísicas pela Universidade de Lisboa e o doutoramento em Física Nuclear Teórica pela Universidade de Londres, Inglaterra. É docente da Faculdade de Ciências da Universidade de Lisboa, tendo obtido o grau de agregado. Foi professor visitante em várias universidades dos Estados Unidos da América e em várias universidades da Europa. É académico efectivo da Academia das Ciências de Lisboa desde 1999.

Dedicou-se à investigação científica em física nuclear teórica e astrofísica nuclear, tendo-se depois dedicado à investigação em ciências do ambiente e sustentabilidade e especialmente às alterações climáticas.

O seu trabalho ao serviço do Ambiente tem sido notável. Nele destaca-se o cunho que deixou em entidades como o Instituto Nacional de Meteorologia e Geofísica, Comissão de Gestão e de Coordenação Ambiente e Climatologia da Comunidade Económica Europeia, Comissão para as Alterações Climáticas ou Conselho Nacional do Ambiente e do Desenvolvimento Sustentável, só para citar algumas.

Tem mais de 150 trabalhos de investigação publicados em revistas científicas e proferiu mais de 250 palestras e conferências em Portugal e no estrangeiro. Além de ter participado como Delegado de Portugal em várias Conferências das Partes (COP) da Convenção Quadro das Nações Unidas para as Alterações Climáticas.

Foi agraciado com o grau de Grande Oficial da Ordem de Santiago de Espada pelo Presidente da República, em 29 de Novembro de 2005, e recebeu o Prémio Universidade de Lisboa, em 2009.

His main charges include promoting sustainable development and helping raise awareness regarding environmental problems and climate change.

This is a man who is surely making a difference in the world.

Born in Lisbon in 1942, he is now an experienced professor of Physics at the University of Lisbon’s Faculty of Sciences. Duarte Santos received his undergraduate degree in Geophysics from the University of Lisbon and his doctorate in Theoretical Nuclear Physics from the University of London.

He teaches at the University of Lisbon’s Faculty of Sciences and has obtained the title of Senior Lecturer. Duarte Santo has also been a visiting professor at various institutions throughout the U.S. and Europe and has been a member of Lisbon Academy of Sciences since 1999.

He originally devoted himself to scientific research in theoretical nuclear physics and nuclear astrophysics, later focusing on research in environmental sciences and sustainability especially as regards climate change.

His work on environment-related issues is remarkable. Worth highlighting are the marks he has left on institutions such as the National Institute of Meteorology and Geophysics, the European Economic Community’s Commission for the Management and Coordination of the Environment and Climatology, the Commission for Climate Change, and the National Council for the Environment and Sustainable Development – just to name a few.

He has published more than 150 research papers in scientific journals and has participated in more than 250 lectures and conferences in Portugal and abroad. In addition to being Portugal’s Delegate at several Conferences of the Parties (COP) of the United Nations Framework Convention on Climate Change.

Duarte Santos was awarded the title of Grand Officer of the Order of Santiago de Espada by the President of the Republic on 29 November 2005 and also received the University of Lisbon Prize in 2009.

Reinaldo Manuel Bernardo Teixeira

Reinaldo Teixeira é natural do sítio da Pena em Salir, vila pitoresca da serra do Caldeirão, no concelho de Loulé, no Algarve.

Licenciado em Gestão e Angariação Imobiliária, é um dos players de referência no imobiliário turístico do Algarve. Desde 1983 é administrador da Garvetur, uma das imobiliárias de referência da região, que entretanto expandiu a sua actividade a todo o País e estrangeiro. Actualmente integra também a administração da Enolagest, SGPS, sociedade criada em 2001 e da qual a Garvetur é a empresa âncora, congregando mais de 38 empresas associadas.

A sua profunda ligação à região expressa-se pela responsabilidade social das suas empresas que prestam solidariedade. A título de exemplo refira-se a ligação à Universidade do Algarve com a concessão de bolsas de excelência aos alunos com melhores resultados.

Reinaldo Teixeira ocupa ainda cargos dirigentes do associativismo empresarial, nomeadamente como vice-presidente da AHETA e do NERA, assim como a vice-presidência da Federação Portuguesa de Turismo Rural e vice-presidência da Direcção Nacional da APEMIP, entre outros. Integra também o corpo diplomático, como Cônsul Honorário do Brasil no Algarve. É um apaixonado pelo desporto, designadamente o atletismo, automobilismo e futebol. Foi recentemente nomeado Coordenador dos Delegados da Liga Portuguesa de Futebol a nível nacional, depois de ter exercido durante 20 anos o cargo de represente do Algarve nessa estrutura. Ocupa simultaneamente o cargo de presidente da Mesa da Assembleia da Associação de Futebol do Algarve.

Os seus tempos livres são dedicados à família e ao convívio com os numerosos amigos.

Reinaldo Teixeira is from Pena de Salir, a picturesque village in the Caldeirão mountain range in the Algarvian municipality of Loulé.

With his degree in Real Estate Management and Services, Teixeira is one of tourist real estate’s top players in the Algarve. Since 1983, Teixeira has been an executive at Garvetur, one of the region’s leading real estate companies which has since expanded its activity to include properties throughout Portugal and abroad. At the moment, he is also a member of the administration at Enolagest, SGPS, a company created in 2001 whose anchor company is Garvetur with more than 38 affiliates.

His deep connection to the region can be seen in his sense of social responsibility, a noteworthy example of which is his connection to the University of the Algarve and the awarding of scholarships to the university’s best students.

Teixeira also holds leadership positions in business associations, namely the Vice Presidency of AHETA and NERA, the Vice Presidency of the Portuguese Federation of Rural Tourism, and the Vice Presidency of the National Directorate of APEMIP. He is even part of the diplomatic corps, holding the title of Honorary Consul of Brazil in the Algarve.

He is passionate about sports such as athletics, motor racing, and football and was recently appointed the Portuguese Football League’s Delegate Coordinator at the national level, after being the League’s representative for the Algarve for 20 years. Teixeira is also the Chairman of the Board for the Algarve Football Association.

He enjoys spending his free time with his family and countless friends.

Leonel Fadigas

A Arquitectura Paisagista e o Urbanismo estiveram desde sempre ligados à sua vida. Primeiro pela via académica, depois ao longo da sua carreira.

Formou-se em Arquitectura Paisagista e em Engenharia Agronómica pelo Instituto Superior de Agronomia, da Universidade Técnica de Lisboa.

Seguiu-se o Doutoramento e o título de Agregado em Administração Pública e Políticas do Território.

Ser professor foi algo que surgiu natural na sua vida, tendo leccionado em diversas universidades portuguesas e em Itália.

Desenvolveu a sua actividade profissional como arquitecto paisagista e urbanista, e participou em estudos e projectos em Portugal, Moçambique, Arábia Saudita, Macau e Timor.

O seu nome está ligado ao planeamento municipal nas autarquias de Lisboa e Santarém. O seu trabalho de promoção externa na Ambelis - Agência para a Modernização Económica de Lisboa valeu-lhe o reconhecimento do Rei de Espanha que lhe atribuiu a Comenda da Ordem de Isabel a Católica.

O imobiliário foi um sector que também abraçou tendo feito parte do International Committee do Salão Imobiliário Barcelona Meeting Point e do Salão Imobiliário de Marbella. Integra actualmente o Conselho Estratégico do SIL - Salão Imobiliário de Portugal.

Com várias obras literárias publicadas e director de diversas revistas, é hoje investigador do CIAUD Centro de Estudos em Arquitectura, Urbanismo e Design da Faculdade de Arquitectura da Universidade de Lisboa e integra o Colégio Food, Farm & Forestry (F3) da Universidade de Lisboa.

Mais recentemente foi deputado à Assembleia da República e presidente da Comissão Parlamentar de Equipamento Social, sendo, actualmente, membro da Assembleia Municipal de Alcobaça, da qual, aliás, já foi presidente.

Landscape Architecture and Urban Planning have always been linked to his life. First thanks to his academic path, then throughout his career.

Fadigas received his undergraduate degree in Landscape Architecture and Agronomic Engineering from the Technical University of Lisbon’s Higher Institute of Agronomy. He later earned his Ph.D. and the title of Senior Lecturer in Public Administration and Territorial Policy.

Becoming a professor was something that came about naturally for him. Fadigas has taught in several universities in Portugal and in Italy.

His professional career has taken him on a fascinating path, working as a landscape architect and urban planner and participating in studies and projects in Portugal, Mozambique, Saudi Arabia, Macau, and Timor.

His name is linked to urban planning in Lisbon and Santarém. His work on external marketing with the Agency for the Economic Modernisation of Lisbon (Ambelis) earned him recognition from the King of Spain, who awarded him the Commendation of the Order of Isabella the Catholic.

Having been part of the International Committee of the Barcelona Meeting Point Real Estate Exhibition and the Marbella Real Estate Exhibition, real estate is another area that Fadigas has embraced as well. Currently, he is a member of the Real Estate Exhibition of Portugal (SIL)’s Strategic Council.

Fadigas is currently a researcher at the Centre for Studies in Architecture, Urban Planning, and Design (CIAUD) at the University of Lisbon’s Faculty of Architecture and is a member of the same university’s Food, Farm, & Forestry College (F3). Fadigas has also published several literary works and has been the director of several magazines.

More recently, Fadigas has been a Member of the Assembly of the Republic and President of the Parliamentary Committee on Social Assets.

He is currently a member of the Municipal Council of Alcobaça, which he was also previously president of.

No estudo ‘Emerging Trends in Real Estate - Reshaping the future’, 2018, da PwC e do Land Urban Institute, Lisboa é a 11ª melhor cidade europeia para investir em imobiliário. A capital portuguesa é considerada “interessante devido aos baixos preços e crescimento económico”, o Governo de Portugal é considerado “flexível, criativo e avançado em termos tecnológicos” e surge à frente de cidades como Paris (14º), Milão (17º), Zurique (24º) ou Londres (27º). Perante factos não são necessários argumentos e os investidores estão aí, a apostar em Portugal.

According to a report entitled “Emerging Trends in Real Estate: Reshaping the future” (2018) released by PwC and the Land Urban Institute, Lisbon is the 11th best city for investing in real estate. The Portuguese capital is considered to be “interesting thanks to its low prices and economic growth,” and Portugal’s Government is described as “flexible, creative, and technologically advanced,” coming out ahead of cities like Paris (14th), Milan (17th), Zürich (24th), and London (27th). Facts are indisputable, and it is certainly a fact that investors are out there, betting on Portugal.

Os números do Banco de Portugal (BdP) não deixam margem para dúvidas: Portugal continua nos radares dos investidores internacionais.

Segundo o ‘Relatório de Estabilidade Financeira de Junho de 2018’, em 2017, 80% do investimento no mercado imobiliário comercial português foi efectuado por não residentes, dos quais se destaca na dianteira os fundos. Mais…, afirma que, ao contrário do período pré-crise, não são os bancos portugueses os principais dinamizadores do mercado imobiliário. Com efeito, a maioria das operações é concretizada com capitais próprios e também através de joint-ventures e/ou parceiros locais.

Depois de uma ‘primeira vaga’ de recuperação de edifícios em zonas prime, eis que emerge uma ‘segunda’, movida pela pressão da procura por espaços de qualidade, que se traduz em gruas e andaimes por toda a capital.

As intervenções não são apenas de reabilitação urbana mas também de construção nova. Há procura por terrenos e oportunidades de negócio. São escritórios, habitações, hotéis, residências para estudantes e séniores, centros de serviços, lojas…

E já não é apenas nas zonas prime mas também nas artérias paralelas que tomam a dianteira das obras na capital. E não é só em Lisboa, é também no Porto e em outras localizações onde os projectos têm estado à espera de sair da gaveta.

Estamos, pois, a ser literalmente ‘assaltados’ pelos investidores. Que venham, pois Portugal precisa deles!

A força do residencial Na edição Outlook 2017 do “Portuguese Real Estate Investment Survey”, a Deloitte revelou que, o ano passado tinha ficado marcado pelo aumento tanto do volume como dos preços de venda dos imóveis, sobretudo nos sectores residencial, comércio/ serviços e hoteleiro, aliado a uma maior estabilização das taxas de rentabilidade. Jorge Marrão, Partner e Real Estate Leader da consultora, afirmava mesmo que “o crescimento do sector imobiliário em Portugal é bastante visível. O aumento da oferta, do investimento estrangeiro e a entrada de novos players no mercado nacional, têm dado uma nova vida ao sector. O impacte que cada um destes factores tem gerado no incremen-

to dos preços das transacções e na estabilidade das taxas de rendibilidade é notório”.

Esta realidade teve impactos em 2018 e a escassos quatro meses do ano acabar verifica-se um aumento dos preços de transacção, nomeadamente nos segmentos habitacional e hoteleiro, embora a tendência, segundo os especialistas, seja para uma futura estabilização desta realidade. Mas também o ‘boom’ não poderia durar para sempre…

Conforme o documento do BdP salienta, “o crescimento dos preços no segmento imobiliário residencial tem sido particularmente forte”. E isso é notório em Lisboa.

O director-geral da Porta da Frente / Christie’s International Real Estate, Rafael Ascenso, partilha desta realidade e, como avança, existem vários factores que contribuem para este dinamismo: “Desde logo, o clima, a segurança e a tranquilidade com que se pode andar na rua, que Portugal tem quando comparado com outros países que têm alguma instabilidade e até alguma ‘violência’ latente e não visível entre as diversas partes das sociedades, como é o caso de França ou da Suécia, em relação à questão dos emigrantes e até algum desconforto por parte das pessoas que têm maiores rendimentos a pagarem demasiados impostos para as pessoas que não contribuem com nada”.

Acrescenta o facto de não termos “atentados” e

“um custo de vida muito abaixo de outros países, não só no imobiliário, mas no dia-a-dia, o que nos torna igualmente atractivos” que, quando comparado com países como o Brasil ou África do Sul “essa diferença é ainda mais gritante”. Por fim, afirma que “Portugal é um país que acolhe muito bem”, que “não faz descriminação negativa ou positiva dos estrangeiros” e que, “segundo os estrangeiros, proporciona uma vida muito descomplicada”.

Tudo isto fez mexer o mercado imobiliário português. Rafael Ascenso explica que “em 2015, quando chegámos a ter 85% das vendas a estrangeiros, os investidores procuravam oportunidades de rendimento”, neste momento, já há portugueses, e os “clientes estrangeiros que compram habitação para uso próprio e ao mesmo tempo adquirem imóveis para rendimento”.

Na sua opinião, “finalmente a oferta está a começar a igualar a procura”, justificando esta realidade com o facto de em Lisboa existirem muitos projectos a decorrer e muitos lançamentos que vão ocorrer nos próximos meses. Mas salienta: “Tivemos uma subida de preços bastante acentuada nos últimos anos, pelo que acho e espero que essa subida ‘acalme’, caso contrário, um dos principais factores de atractividade do nosso mercado que é o baixo custo/m2 poderá desaparecer e deixaremos de ser tão atractivos como outras

cidades europeias para os investidores”.

Mas a excelente performance do residencial também se sente no Porto e para João Magalhães, director-geral da imobiliária nortenha Predibisa, “este ‘boom’ deve-se em grande parte aos voos low-cost que colocaram o Porto no ‘centro’ do mundo. E factores como o clima, a localização geográfica, a segurança, o baixo custo de vida (comparativamente a outra cidades europeias) contribuíram para a fixação dos investidores na cidade”.

Os investidores com ‘apetite’ por esta zona de Portugal são tanto nacionais como estrangeiros que procuram alguma segurança nos seus investimentos e “o Porto, é sem dúvida, uma cidade bastante atractiva”, realça João Magalhães.

E o que procuram? Segundo a experiência da Predibisa, é todo o tipo de produtos, principalmente os que estão mais vocacionados para o turismo onde a reabilitação urbana é privilegiada. “O centro da cidade, a Boavista, a Foz e Antas são zonas que continuam a ser bastante procuradas, no entanto, notamos que a procura já se estende para Campanhã (pela proximidade ao centro) e para

Paranhos (nomeadamente a zona da Asprela devido à ocupação universitária)”.

João Magalhães remata dizendo que acredita que “a cidade do Porto tem todas as condições para continuar a crescer pelas razões já mencionadas; além disso, é uma cidade que está na moda, o que poderá contribuir para algum aumento da procura”.

Maçã envenenada A dinamização do mercado imobiliário e a ‘invasão’ dos investidores’ foi, em grande medida, impulsionada, inicialmente, pelo programa dos Vistos Gold que teve o mérito de atrair mais de 4 mil milhões de euros de investimento para o nosso País que normalmente não teriam acontecido.

Depois pela atractividade que surgiu com a (re) descoberta do País a nível turístico, pela segurança e até pela estabilidade política e fiscal. As alterações ao Novo Regime do Arrendamento Urbano (NRAU), em 2012, permitiram ainda dinamizar os centros históricos das cidades e mexer, em particular, com a Lei do Arrendamento Comercial que

veio permitir aos senhorios alterar os contratos de arrendamento dos seus edifícios que estiveram durante dezenas de anos, e em particular na cidade de Lisboa, ‘presos’ por lojas.

Mas todo este panorama optimístico foi colocado em causa com o projecto-Lei, aprovado em 18 de Julho na Assembleia da República, que implementa alterações ao NRAU, nomeadamente no ponto relativo ao “direito de preferência” que permite, em primeira instância, aos inquilinos comparar os imóveis de que são arrendatários.

Se por um lado, os inquilinos sentem-se mais seguros sabendo que podem comprar a casa onde já viveram os seus pais e filhos ou que não são despejados; por outro lado, pode ser um entrave ao investimento imobiliário já que com esta medida podem vir a ser criadas ‘ilhas’ de um apartamento ou de uma loja dentro de um imóvel ou quarteirão impedindo a sua comercialização como um todo.

Para compreender o cerne desta ‘polémica’, questionámos o presidente da Associação de Empresas de Consultoria e Avaliação Imobiliária (ACAI), Paulo Silva: O que significa na prática o “direito de preferência dos inquilinos” para os investidores?

Ao que respondeu categoricamente que “significa que vão deixar de ter o direito de controlar os seus activos”. Deixando no ar uma importante interrogação: “Que investidor vai aplicar o seu dinheiro num activo que não pode controlar?”

Em jeito de desabafo, diz que “o que mais nos preocupa, e pessoalmente enquanto presidente da ACAI e representante de uma indústria de consultores é que, no dia-a-dia, todos trabalhamos para arranjar as condições de conforto para que os investidores apostem em Portugal. É preciso ter presente que estes investidores olham para Portugal como olham para outros países para investir, pelo que se não lhe damos essas condições eles vão certamente investir em outros países que não Portugal. O que, aliás, e após o anúncio deste projecto-Lei, já está infelizmente a acontecer”.

Paulo Silva defende, assim, que “o direito de preferência tem de ser dado a quem tem de seu direito e não se deve criar agora uma lei que vem prejudicar todos”. Lamentando este presente envenenado do Governo que se traduz numa “medida extremamente penosa para os investidores e promotores e um convite para que não haja mais investimento estrangeiro em Portugal”.

O “direito de preferência dos inquilinos” foi, entretanto, vetado pelo Presidente da República.

Aliás, um dos anseios do presidente da ACAI. Esta alteração não chega assim ao mercado imobiliário português e com isso, para já, não afasta os investidores.

continue to keep Portugal on their radars. According to the BdP’s “Financial Stability Report: June 2018,” 80% of investments in Portugal’s commercial real estate market in 2017 were made by non-residents, with real estate funds standing out in particular. However, the report also says that, unlike during the pre-crisis period, Portuguese banks are not the main drivers of activity in the real estate market. In fact, most transactions are carried out with investors’ own capital, as well as through joint ventures and/or local partners.

After a ‘first wave’ of construction (which consisted of recuperating buildings in prime areas), a ‘second wave’ driven by high demand for quality spaces has emerged, translating into cranes

and scaffolding scattered throughout the capital.

These interventions are not just urban rehabilitation projects but also comprise new buildings.

Demand for land and business opportunities abound. These include offices, residential projects, hotels, student residences, senior homes, service centres, shops… And it is no longer just Lisbon’s prime areas where construction can be found: construction projects can be found throughout Lisbon and are starting to get off the ground in Porto and other places throughout Portugal.

Portugal is, thus, literally under siege from investors. May they keep coming, though! Portugal needs them!

The strength of the residential sector In “Portuguese Real Estate Investment Survey” (Outlook 2017 edition), Deloitte revealed that last year had been characterised by increases in both the number of pieces of real estate for sale and real estate sale prices, especially in the residential, commercial/services, and hospitality sectors. These were tied to greater stability in rates of return. Jorge Marrão, Partner and Real Estate Leader at the consulting firm, said, “The real estate industry’s growth in Portugal is quite visible. Increases in supply, foreign investment, and new players making their first foray into Portugal’s real estate market have breathed new life into the industry. Each of these factors has had notorious impacts leading to rises in transaction prices and better yield stability.”

These factors have also affected 2018, and, with just four months before the year ends, the market has seen transaction prices continue to rise, particularly in housing and hospitality. According to experts, however, this growth will eventually stabilise. The boom could not last forever…

The BdP points out, “Price growth in residential

real estate has been particularly strong.” And this is notorious in Lisbon.

Rafael Ascenso, General Manger at Porta da Frente / Christie’s International Real Estate, shares this point of view, adding that there are several factors that contribute to this vitality.

Ascenso says, “First of all, [Portugal’s] climate, [relative] security, and peacefulness [are important, while some] other countries have certain levels of instability and even some latent, nonvisible ‘friction’ between different parts of their societies, such as France or Sweden, especially with regard to the issues of migration and the discomfort on behalf of some people with higher incomes who believe they pay too many taxes while there are people who don’t pay any.”

Ascenso also explained that the fact that Portugal has not had any “attacks” and that it boasts “a cost of living far cheaper than those of other countries not only with regard to real estate but in terms of everyday life make Portugal equally attractive,” stating that, when compared to countries like Brazil or South Africa, “this difference is even more glaring.” He further claims that “Portugal is a welcoming country that …

does not discriminate negatively against foreigners, nor does it treat them preferentially […] According to foreigners, Portugal provides a very uncomplicated life.”

All this has kicked the Portuguese real estate market into gear. Ascenso explains that, “in 2015, when 85% of all sales went to foreigners, investors were looking for opportunities for income.” Now, there are Portuguese and “foreign clients who purchase houses for their own use and, at the same time, acquire properties for income.”

In his opinion, “supply is finally starting to match demand,” justifying this with the fact that many projects are already underway in Lisbon with many more slated to get off the ground in the coming months. Ascenso further points out, “We have had a steep rise in prices in recent years, so I think and I hope that this increase will ‘calm down’ a bit. Otherwise, one of the main reasons why our market is attractive, that is, our low cost per square metre may very well disappear, which would cause Portugal to stop being as attractive for investors as other European cities.”

The residential sector’s excellent performance

can also be felt in Porto, and João Magalhães, General Manger of real estate company Predibisa headquartered in northern Portugal, says, “This ‘boom’ is due in large part to low-cost flights that have put Porto in the ‘centre’ of the world. Other factors such as climate, geographic location, security, and a low cost of living (compared to other European cities) have also contributed to investors’ fixation with the city.”

Investors from Portugal and abroad have an appetite for this part of the country and are seeking secure investments. For this, “Porto is undoubtedly a very attractive city,” Magalhães emphasises.

And what are they looking for? In Predibisa’s experience, they are looking all kinds of products, mainly those that are aimed more towards tourism where urban rehabilitation is held in high regard. “The centre of the city, Boavista, Foz, and Antas are areas that are still very popular.

However, we are seeing demand extending out to Campanhã (near the centre) and Paranhos (namely the area of Asprela, which is close to the university).”

Magalhães concludes by saying that he believes

“the city of Porto has all the right conditions to continue to grow for the reasons already mentioned. Moreover, [Porto] has become a trendy city, which may also be contributing to the increased demand to some extent.”

Poisoned apple The improvements in the real estate market and the ‘invasion of investors’ were largely driven at first by the Gold Visas programme. This programme attracted more than €4 billion EUR of investment to Portugal, which would not have reached our borders otherwise.

Portugal was then (re)discovered and became extremely attractive as a destination for tourists thanks to its relative security and even its political and fiscal stability. The amendments to the New Urban Lease Scheme (NRAU) in 2012 also made it possible to bring the historical centres of Portugal’s cities back to life. Those changes also tinkered with the Commercial Lease Law, which allowed landlords to change their buildings’ lease agreements. For dozens of years, in particular in the city of Lisbon, certain shops had been holding many of these buildings ‘hostage.’

But this whole optimistic landscape has put into jeopardy due the draft law approved by the Assembly of the Republic on 18 July, which implements amendments to the NRAU, namely with regard to “preference rights.” These allow tenants to purchase the properties they lease.

While tenants might feel more secure knowing that they can buy the house where their parents and children have lived or that they are not going to get evicted, this can be a hindrance to real estate investment because such measures can create ‘islands’ within a building or bloc that consist of a single, privately owned apartment or shop, preventing the piece of property from being marketed as a whole.

In order to understand what’s at the heart of this controversy, we asked Paulo Silva, President of the Association of Real Estate Consulting and Appraisal Companies (ACAI), what it means in practice for investors when tenants have preferential rights. He replied that “it means they will [categorically] no longer have the right to control their assets,” leaving an important question in the air: “What kind of investor would put money into an asset they cannot control?”

Silva explains, “Providing the best conditions for

investing in Portugal is what we strive most for.

This is what our day-to-day work is all about, especially for me as President of the ACAI and a representative of an entire industry of consultants. We must bear in mind that these investors look to Portugal in they same way that they look to other countries where they wish to invest. So, if we don’t make conditions favourable, they will certainly invest in countries other than Portugal. Incidentally, after the announcement of this draft law, this is something that is unfortunately already happening.”

Silva argues, therefore, that “preferential rights must be given to those who have it lawfully. A law that is detrimental to all must not be created.” Lamenting this toxic gift the government has given the country, Silva explains that it will translate into an “extremely painful measure for investors and developers and a disinvitation for foreign investment in Portugal.”

“Tenants’ preferential rights” were, however, vetoed by the President of the Republic, which, in fact, was a source of anxiety for the ACAI President. This change will thus not reach the Portuguese real estate market and will not alienate investors – for now.

A AVENUE acaba de reescrever mais uma página da história do mercado imobiliário da capital com o lançamento do 266 Liberdade, outrora o icónico edifício do jornal Diário de Notícias. Mas as notícias desta promotora imobiliária não param de surpreender ao anunciar a sua estreia no segmento dos escritórios com o EXEO Office Campus.

AVENUE has just rewritten a new page in the history of real estate in the Portuguese capital as it kicks off its 266 Liberdade project, an iconic building that was once the home of the Diário de Notícias newspaper. And this real estate developer will continue to amaze as it makes its debut in the office segment with its next big project: the EXEO Office Campus.

Quando já se pensava que não se podia fazer derramar mais tinta no número 266 da Avenida da Liberdade, a promotora AVENUE coloca o edifício novamente nas primeiras páginas dos jornais e revistas.

Construído originalmente para albergar o jornal Diário de Notícias, o edifício clássico dos anos 40 vai ser renovado já a partir de Setembro deste ano. A sensibilidade deste projecto sente-se em todo o corpo do edifício, onde se mantêm as fachadas originais, o característico lettering do Diário de Notícias e as obras ‘Grande Planisfério’ e as ‘Quatro alegorias a Portugal e à Imprensa’ de Almada Negreiros. A transformação em espaço residencial possui, claro, renovados interiores adaptados ao uso residencial, com os mais elevados padrões de conforto e bem-estar dos tempos modernos.

A este propósito, Aniceto Viegas, diretor-geral da AVENUE, confessa que “o 266 Liberdade é provavelmente o maior desafio da AVENUE. Não pela dimensão do projeto, mas pela complexidade inerente a um edifício histórico, Prémio Valmor, com inúmeros elementos arquitectónicos de relevância”.

O 266 Liberdade vai ser dotado de 34 novos apartamentos distribuídos por cinco pisos, com tipologias de Estúdio a T5, com áreas que variam entre os 45 e os 410 m2, sendo que o último piso oferece uma única habitação com 410 m2 de área bruta privativa e 400 m2 de área exterior.

Os preços de comercialização são muito apelativos a partir de 430.000 euros.

O projecto prevê ainda um espaço comercial no piso térreo com 1.300 m2 e acesso tanto para a Avenida da Liberdade como para a Rua Rodrigues Sampaio. A loja localizada no antigo hall do edifício Diário de Notícias junta-se ao desfile de ilustres marcas internacionais que completam a mais exclusiva das avenidas e onde se podem encontrar marcas como Prada, Gucci, Cartier, Carolina Herrera, Miu Miu, Louis Vuitton, Dolce & Gabbana, Armani, Burberry, Loewe, entre outras.

A obra tem início no terceiro trimestre de 2018 e simultaneamente inicia-se o processo de comercialização. Aniceto Viegas acredita que “pela exclusividade do projecto e pela história do edifício vai suscitar o interesse do mercado”. A mesma deverá estar concluída dentro de 20 meses, escrevendo uma nova página na vida deste edifício e nas memórias dos seus futuros ocupantes.

EXEO Office Campus: a nova aventura Outra novidade da promotora AVENUE é o EXEO Office Campus. Localizado no Parque das Nações, tem o claro objectivo de colmatar a falta de oferta de escritórios de nova geração na capital e oferecer um produto que responde à forma como se trabalha e se vive actualmente.

O director-geral da AVENUE revela que “o segmento dos escritórios tem actualmente um sal-

do negativo de 100 mil m2 de procura, uma taxa de desocupação baixa em Lisboa de 8,3% e quase nula no Parque das Nações, onde se regista 2,5%”. O mercado criou, assim, poucos espaços de qualidade nos últimos anos, pelo que o EXEO Campus Office pretende responder a esta procura.

Com um investimento total de aproximadamente 150 milhões de euros, este projecto de escritórios de nova geração insere-se numa zona que já conta com 360.000 m2 de escritórios e que sempre foi uma montra de modernidade da cidade de Lisboa.

De acordo com a AVENUE, o investimento será faseado e irá decorrer entre 2018 e 2021, sendo que, numa primeira fase, vão ser investidos aproximadamente 100 milhões de euros, dos quais 50% são capitais próprios.

O EXEO Office Campus é composto por três edifícios distintos com uma área de escritórios de cerca de 69.000 m2, dos quais cerca de 1.800 m2 serão para comércio ou lazer. O projecto está localizado junto à Estação do Oriente, a cinco minutos do Aeroporto de Lisboa e tem ligações diretas tanto ao centro da capital (a 15 minutos de Metro) como ao Norte e Sul do País através das auto-estradas e vias rápidas.

Os edifícios AURA e o ECHO são da autoria do gabinete de arquitectura Broadway Malyan e o LUMNIA é da responsabilidade do gabinete Risco, que assina também o Masterplan. Todos os edifícios apresentam uma fachada moderna, com linhas contemporâneas onde prevalecem as fachadas em vidro com lâminas de ensombramento, com bastante luminosidade, transparência e vistas desafogadas. Os diferentes níveis de cada edifício criam movimento, existindo no topo de cada um deles rooftops intimistas, com áreas de chillout, zonas para sentar ou trabalhar e recantos estrategicamente localizados para apreciar a cidade.

Aniceto Viegas salienta que, “além de oferta nova e de qualidade, o mercado tem vindo a exigir a criação de espaços que vão ao encontro das novas necessidades das pessoas, tanto do ponto de vista profissional como pessoal: espaços com elevado nível de conforto, tecnológicos, inspiradores, e que concentram, num único lugar, tudo aquilo que possam precisar, desde equipamentos de trabalho, zonas de descontração como jardins ou rooftops, até aos principais serviços como restauração e comércio de conveniência, ginásios, entre outros”.

Neste contexto, como diz, o EXEO Office Campus “foi pensado como factor de retenção de talentos, actualmente uma preocupação das novas empresas, que vêem nos espaços de trabalho uma ferramenta essencial para captar e motivar os seus recursos”.

Just when we thought not another drop of ink could be spilt over the 266 of Avenida da Liberdade, the real estate developer AVENUE is putting the building on the front pages of magazines and newspapers once more.

Originally built as the home for the Diário de Notícias newspaper, this classic 1940’s building will see its rehabilitation works begin in September this year. One can feel, in the whole building, the meticulous attention that will be paid to every detail at every stage of this project, which will carefully preserve the building’s original facades, the Diário de Notícias’ distinctive marquee and Almada Negreiros’ works “Grande Planisfério” (“The Great World Map”) and “Quatro alegorias a Portugal e à Imprensa” (“Four Allegories to Portugal and the Press”). As part of its transformation into one of Lisbon’s preeminent residential buildings, the building’s interior spaces will, of course,

be adapted for residential use and will feature the best in modern comfort and well-being.

To this end, Aniceto Viegas, CEO at AVENUE, admits that “266 Liberdade is probably AVENUE’s biggest challenge so far. This is not so much because of the project’s size but rather because of the inherent complexity a historic building presents, especially one that has won the Valmor Prize and features numerous important architectural elements.”

266 Liberdade will house 34 new apartments spread over five floors. The apartments will come in a wide range of layouts (from studios to fivebedroom units) and sizes (from 45 sqm to 410 sqm), and the top floor will feature a single, 410 sqm dwelling with an additional 400 sqm of outdoor space. List prices start at a very appealing €430,000 EUR. The project also provides for a 1,300 sqm retail unit on the ground floor with access from both Avenida da Liberdade and Rua Rodrigues Sampaio. The store will be located in the building’s former hall and will join the parade of illustrious international brands – such as Prada, Gucci, Cartier, Carolina Herrera, Miu Miu, Louis Vuitton, Dolce & Gabbana, Armani, Burberry, Loewe, and oth-

ers – found on Portugal’s most exclusive avenue.

Works on the project will begin in the third quarter of 2018 and the building will be in the market at the same time. Aniceto Viegas believes that “the project’s exclusivity and the building’s history will arouse a great deal of interest in the market.” The renovation is expected to last around 20 months and will be the beginning of a new chapter in the life of this building and into the memories of its future occupants.

EXEO Office Campus: a new adventure EXEO Office Campus is another great news coming from AVENUE. With this project located in Parque das Nações, this real estate developer has set out to rectify the lack of next-generation office spaces available in the Portuguese capital, offering a product that is adapted to how people work and live in modern times.

AVENUE’s CEO states that “demand in the office segment currently exceeds supply by 100,000 sqm. At 8.3%, the vacancy rate in Lisbon is quite low; in Parque das Nações, this figure is almost nil, dropping to 2.5%.” Given the fact that few quality spaces have made it to the market in recent years, AVENUE’s EXEO Office Campus is perfectly

poised to satisfy this demand.

These next-generation offices will entail investments worth approximately €150 million EUR and will be located in Lisbon’s Parque das Nações neighbourhood, an area that already boasts 360,000 sqm of office space and has always been a platform for showing off Lisbon’s modernity.

According to AVENUE, the investments will be made in several phases between 2018 and 2021. Approximately €100 million EUR will be invested during the first phase, 50% of which will be equity capital.

AVENUE’s EXEO Office Campus will consist of three distinct buildings – AURA, ECHO, and LUMNIA – with about 69,000 sqm of space available for offices (around 1,800 sqm will be used for commercial or leisure purposes). Located next to Estação do Oriente, this project is just five minutes away from Lisbon Airport and has direct connections to both the centre of the city (15 minutes by Metro) and the North and South of the country thanks to the motorways and expressways that pass through the area.

AURA and ECHO will be signed by the architecture studio Broadway Malyan, while LUMNIA

and the project’s master plan will be designed by Risco. All the buildings will feature modern glass facades that will let in plenty of light and boast unobstructed views thanks to their transparency as well as blades that will provide shade during the day. The different levels of each building create a feeling of movement ang give room to intimate rooftops with chill out zones, areas to sit or work and strategically located alcoves designed to let occupants enjoy the city.

Aniceto Viegas points out that, “in addition to new, high-quality products, the market has been demanding spaces that meet people’s new needs that range from the professional to the personal expectations. These spaces have to be extremely comfortable, technologically advanced, and inspiring. Likewise, these spaces also have to gather in the same place everything an employee could need – from work equipment and areas for relaxation like gardens and rooftops to catering services, convenience stores and gyms.

“Trata-se de um empreendimento muito discreto por fora, pelo que o verdadeiro efeito-surpresa está no interior”, esclarece Augusto Homem de Mello. Recentemente anunciaram que na edição deste ano do SIL vai existir um aumento do número de expositores e de visitantes em relação a 2017. De que números estão a falar e a que se deve este aumento da procura por parte quer de expositores, quer de visitantes?

Na 21ª edição do SIL a Fundação AIP, tem razões para estar optimista e acreditar na continuação da tendência de crescimento do SIL. O salão está a acompanhar a evolução positiva do sector que conta com um crescimento na ordem dos 20%, quer por via do investimento interno, quer por via do investimento estrangeiro, vamos duplicar o espaço do salão, teremos o Pavilhão ‘Pessoa’ e o Pavilhão ‘Camões’. Vamos atingir os 65.000 visitantes e teremos mais 350 empresas, tendo o sector imobiliário representado na sua plenitude, sendo um sinal da vitalidade do SIL, mantemos parcerias fortes com os principais players do mercado imobiliário.

O SIL é a grande mostra representativa do sector imobiliário em Portugal, proporcionando ao investidor e ao consumidor final uma oferta diversificada e de qualidade.

Os principais investimentos são feitos nas cidades, pois são estas que cativam mais a procura, assim faz-nos todo sentido termos as cidades portuguesas representadas no SIL. No SIL as cidades irão promover e divulgar os activos imobiliários, tendo como principal objectivo atrair investimento.

Entre as novidades de 2018 está: ‘I choose Portugal’ (‘Eu escolho Portugal’). Em que consiste este evento?

Para além do aumento do investimento estrangeiro em Portugal, há cada vez mais figuras públicas internacionais dos mais variados sectores que decidiram vir residir em Portugal. Assim, vamos organizar um evento mediático com intercâmbio de experiências e vivências, onde as personalidades estrangeiras irão contar a sua história e a dizer porque escolheram Portugal para viver.

A Embaixadora do ‘I Choose Portugal’ é a Beatriz Rubio, também ela um exemplo claro de uma mulher (no caso espanhola) que escolheu Portugal para viver e para ter sucesso.

Na sua opinião, quais os reais impactes do actual panorama imobiliário nacional no SIL? Como referi há pouco, o SIL tem acompanhado o crescimento do sector imobiliário e o impacto é francamente positivo pois vamos ter mais empresas, mais projectos, mais investidores, mais actividades para os profissionais e para o público em geral, mas também considero que o SIL e todas estas acções que organizamos contribuem para o desenvolvimento estratégico do sector imobiliário.

SIL recently announced that this year’s SIL will feature a larger number of exhibitors and visitors than in 2017. What numbers are you talking about, and why has demand from exhibitors and visitors increased like this?

We’re optimistic about participation in AIP’s 21st Real Estate Exhibition and believe it will continue to grow for good reason. The exhibition is keeping with the industry’s most fascinating developments, having grown by around 20% thanks to investment from both inside Portugal and abroad.

We are going to double the size of the exhibition and will feature the “Pessoa” and “Camões” Pavilions.

We rely on the strong partnerships we have with the real estate world’s main players and are going to reach the 65,000-visitor mark. 350 more companies will be present, so real estate will be represented at its best, a true sign of SIL’s vitality.

SIL is a fantastic representative sample of Portugal’s real estate industry, providing a diverse, high-quality offer to investor and final consumer alike.

Should we also expect an increase in the number of foreign investors, since private meetings for foreign buyers are being organised?

We will have more than 150 foreign investors [at SIL] this year whom the SIL organising committee and our partners have invited directly, with special focus on some countries such as Spain, France, China, Brazil, and Portuguese-speaking countries in Africa. One of SIL’s best new features is the “SIL INVESTMENT PRO” Side Event, which has been tailored exclusively to the interests of investors and professionals in the sector. This side event will be held on 3 October (1st day of the exhibition), from 9:00 A.M. to 2:30 P.M. and will see two major themes debated: “Investment in Large Real Estate Projects” and “Investment in Residential Tourism.”

Investors from Portugal and a number of different countries will be present, as well as Investment Funds with major projects both in Portugal and abroad. SIL INVESTMENT PRO will culminate with a networking lunch followed by a visit to the SIL pavilions.

Something new for 2018 is the “I Choose Portugal” workshop. What does this event consist of?

In addition to the increase in foreign investment in Portugal, there are more and more international public figures from the most varied sectors who have decided to live in Portugal. So we are organising a media event where public figures from abroad will be able to exchange their experiences, tell their stories, and explain why they chose to live in Portugal.

The Ambassador of “I Choose Portugal” is Beatriz Rubio, a woman from Spain who chose to live in Portugal and has found success here.

Seixal will be the invited guest city for “SIL Cities” this year. Is this a way of showing that real estate opportunities on the South Bank extend beyond the capital?

The largest investments are made in the cities because they attract the most demand, so it makes complete sense to us to have Portuguese cities represented at SIL. During the exhibition, cities will promote and publicise real estate assets with the main goal of attracting investment.

The host city of Lisbon will obviously be present, as well as cities in the North and South of Portugal, and, this year, our first ever “Invited City” will be Seixal, whose representatives will get to present on structural projects that the municipality plans to work on.

In your opinion, what are the real impacts the current national real estate landscape has had on SIL? As I mentioned earlier, SIL has been keeping up with the growth seen recently in the real estate sector, and the impact has, quite frankly, been rather positive, as we will have more companies, more projects, and more investors represented, as well as more activities available for professionals and the general public. However, I also believe that SIL and everything we have been organising contribute to the strategic development of the real estate industry.

No mercado português ouve-se falar em assalto dos investidores. Mas quem são esses “assaltantes”, que técnicas utilizam e o que procuram “roubar”? Por definição, assalto é um ataque impetuoso com uso de força e intuito criminoso. Mas pode também ser definido como investir com ímpeto. Fiquemos apenas pelo investir, utilizando a força necessária e com o objetivo de desenvolver e rentabilizar.

São oriundos de vários sectores e aplicam dinheiro em Portugal em diferentes projetos. São investidores puros em imobiliário os que nos dizem respeito, com o interesse em rentabilizar os seus capitais, na maioria rapidamente, mas há também os promotores nacionais que renovam a sua vocação na construção de novas ofertas imobiliárias com caraterísticas distintas desses concorrentes, para um mercado onde a procura e o tempo continuam a ter uma visão tranquila.

Apostar no país é o elemento comum deste conjunto de players, que movidos por um desejo empreendedor e também de rentabilidade, têm contribuído para o aumento da confiança nos diferentes setores da economia e para o seu crescimento. Para a diminuição do desemprego e para a importação de capitais e exportação de serviços.

Neste setor esta ação tem sido largamente visível, apoiado na procura e, agora mais num equilíbrio da oferta, para tirar do horizonte a palavra especulação. Todos os seus subsegmentos e não só o residencial, estão em ponto positivo (logística, turismo hotelaria, aluguer curta duração, arrendamento) em especial nas grandes cidades e um pouco por todo o País. A vulnerabilidade dos espaços e dos locais está cada vez mais a ser substituída pela força e desejo de os transformar em oportunidades de investimento, de vida e de trabalho, não só para desenvolvimento empresarial com descentralização de atividades, como para estrangeiros e nacionais que procuram uma 1ª ou 2º habitação ou áreas de coworking, aproveitando para desfrutar dos bons espaços criados (onde a reabilitação é alvo).

São eles assaltantes? Só se forem da inércia e da passividade económica já que são, nesta fase, um dos principais motores da nossa economia!

There has been a lot of talk recently about how investors are currently laying siege to the Portuguese market. But who is behind it? What methods do they use? And what are they looking to gain? By defini-

tion, a siege is a swift attack that employs use of force. But the word can also be used metaphorically, meaning to invest in with gusto. For our purposes, let’s consider the latter usage: to invest, using as much impetus as necessary to encourage development and profitability.

Those behind this incursion come from all kinds of backgrounds and are investing money into innumerable projects throughout Portugal. They are investors in real estate through and through who are interested in making profits off their assets (quickly).

But Portuguese real estate developers have also taken part in this incursion, constructing shiny, new buildings that are unique and stand out from their competitors’ – all this for a market where demand and time continue to have a clear vision.

Each of these players has something in common: they are committed to Portugal. Driven by an entrepreneurial spirit and a desire for profitability, they have been contributing to the growth and higher levels of confidence seen in different sectors of the economy. These players have even helped reduce unemployment while also supporting capital imports and service exports.

Strong demand has fuelled the noticeably high levels of activity in this industry, which is becoming more balanced now thanks to greater supply.

With this, the word ‘speculation’ is disappearing from the lips of those in the real estate industry. All its sub-segments (not just residential but logistics, hospitality, tourism, short-term rentals, and leasing too) are performing well throughout all of Portugal, especially in the country’s larger cities. The vulnerability that some places once suffered is increasingly being replaced by the strength and desire to transform them into investment opportunities and places where people can live and work. These opportunities are not just about doing more business and decentralisation but are also for Portuguese citizens and people from abroad who are looking for their 1st or 2nd home or a co-working space and want to enjoy the fabulous spaces Portugal’s real estate market has to offer (many of which have undergone rehabilitation projects).

So, are these investors truly laying siege to Portugal? Indeed, they are! That is, they’re attacking the country’s economic passivity and idleness, becoming one of the most important engines driving Portugal’s economy.

Quando em 2012/13, em Lisboa, se anunciavam os números do crescimento na absorção de m 2 de escritórios, o Porto começava ainda a despertar para o interesse de algumas startups internacionais que procuravam a cidade, pela sua qualidade de vida e a custo competitivo, pela mão-de-obra qualificada, pela sua rede de I&D e inovação.

E há alguns ocupantes de peso que procuram novas instalações à sua altura. É o caso do BNP Paribas, que ocupou o Urbo Business Center, da DST, em Matosinhos. Ou a Ageas Seguros, que já contratou a sua instalação num novo edifício de escritórios.

De acordo com a primeira edição do Marketbeat Porto, elaborado pela Cushman & Wakefield, neste momento estão previstos 10 novos projectos de escritórios para o Grande Porto, que incluem a construção de raiz, em alguns casos, a reconstrução e expansão em outros.

A novidade é o surgimento de novos promotores, como é o caso do grupo Violas Ferreira, no Porto Office Center, dos investidores internacionais da Atitian, na reconversão de um edifício no Foco, do grupo DST, ou da Ci-

When growth figures for the number of square metres of offices newly under contract were announced in 2012-13 in Lisbon, Porto was still only starting to rouse the interest of some international start-ups who looked to the city thanks to its quality of life, competitive costs, skilled workforce, and its R&D and innovation network.

Some didn’t believe the trend and id not take it seriously, thinking the fad was not going to last. Others, though, created the conditions needed to set up shop. These included some public bodies and investors who know what the international reality was like and know the importance of the competitive factors mentioned above.

And the tech companies that came to Porto in 2016, such as Nataxis, Blip, Euronext, and Farfetch (Lionesa – Matosinhos Business Centre), came to stay, occupying some empty buildings. Still others chose to renovate old warehouses. Nearly two years later, most of these companies have already grown their spaces or gone forward with investment and other expansion projects.

At a time when supply is virtually non-existent (both in terms of new office buildings and renovated ones), it is time for developers to risk building new projects.

And there are some large occupants looking for new facilities to match their growth. Such is the case of BNP Paribas, which occupied DST’s Urbo Business Centre in Matosinhos, and Ageas Seguros, which has already signed a contract to move into a new office building.

According to the first edition of Marketbeat Porto (published by Cushman & Wakefield), 10 new office space projects are currently planned for the Greater Porto area. Some of these projects will be built from scratch, while others will see existing buildings rebuilt or expanded.

It is an exciting time in the North, what with the emergence of new developers such as the Violas Ferreira group, which is working on the Porto Office Centre; Atitian and its international investors, which are converting a building that belongs to the DST Group in Foco; and Civilria, which will soon start working on a new project near Pinheiro Manso on Avenida da Boavista.

‘Faz o que eu digo mas não faças o que eu faço’ ‘Do as I say, not as I do’

O caso do deputado do Bloco de Esquerda Ricardo Robles, que animou o início do Verão: que, afinal, se descobriu que é mais um ‘especulador imobiliário’, mostra que, tal como a direcção do partido que o elegeu, hipocritamente ainda acham que os portugueses devem seguir o ditado: ‘Faz o que eu digo mas não faças o que eu faço’.

Numa altura em que muitos já perceberam que é necessário tomar algumas medidas para que em breve o sector imobiliário não descarrile de uma vez – são vários os avisos de organismos nacionais e internacionais reputados -, a verdade é que a posição de Catarina Martins, líder dos bloquistas, em negar o que é inegável e em procurar transformar todo esta situação numa cabala política, é um mau sinal para uma coligação governamental apostada em criar algumas medidas que disciplinassem o sector.

Neste momento, poucos acreditam que eram verdadeiras as campanhas do Bloco de Esquerda, em que ficou celebre o slogan ‘Aqui podia viver gente’, pintada em edifícios devolutos, no centro de Lisboa, contra a especulação imobiliária e o alojamento local como causas da escassez de habitação a preços acessíveis. Ou as manifestações organizadas contra os despejos nos centros de Lisboa e no Porto. É caso para dizer que chegou a hora do BE mudar de ‘chip’ em relação ao que pensa verdadeiramente sobre o imobiliário.

The scandal involving the Left Bloc (BE)’s Ricardo Robles that grabbed everyone’s interest at the beginning of the summer showed that he is, after all, a “real estate speculator” himself, proving that, like the party leadership that elected him, hypocritically still thinks the rest of the Portuguese should follow the adage “Do as I say, not as I do.”

At a time when many have realized that the country has to take some measures so that the real estate sector does not derail all at once in the near future (reputed national and international organisations have issued several warnings regarding this), the truth is that the position of Catarina Martins, leader of the blockers who denies what is undeniable and is trying to turn this whole situation into a political ordeal, does not bode well for the future a government coalition committed to passing measures that would bring discipline to the sector.

At the moment, few believe the Left Bloc’s campaigns – in which the slogan “People could live here” became famous as it was painted on empty buildings in the centre of Lisbon in objection to real estate speculation and local housing, which were cited as the root causes of the scarceness of affordable housing – had any amount of truth to them. Nor were the protests they organised against evictions in the centres of Lisbon and Porto. This scandal shows that it’s time for the BE to change what they truly think about real estate.

Pelas funções que tenho desempenhado ao longo dos anos frequentemente sou solicitado a participar em conferências, nomeadamente em painéis que discutem os fluxos de capital nos mercados imobiliários. Mais recentemente, com o detalhe adicional de comentar sobre os investimentos provenientes dos mercados asiáticos. Normalmente a discussão consiste em comentar as modas mais recentes, visíveis a todos, e um prognóstico sobre a continuidade dos fluxos de capital para que esses mercados e sectores.

Existem inúmeras publicações que tentam contabilizar estes fluxos, embora com base em diferentes métodos e pressupostos. Os grandes agentes imobiliários e serviços de informação com a Costar registam todas as transacções de dimensão institucional, em todos os mercados, e contabilizam o capital que entrou nestes mercados. Outros grupos e publicações como a Preqin, assim como algumas associações do sector como a INREV, somam as transacções executadas por investidores institucionais e, igualmente, contabilizam todo o capital levantado para fundos de investimento, o que nos dá uma ideia do capital disponível para o futuro, para determinados mercados, estratégias e sectores.

Estas sessões, por muito pouco científicas que sejam, são importantes para dar uma ideia do mercado e guiar os investidores nas suas intenções de investimento. À velha máxima de comprar em baixa e vender em alta, no caso do imobiliário, deve-se acrescentar: comprar quando a liquidez é baixa e vender quando a liquidez é forte. Obviamente, os preços e a liquidez estão intimamente ligados mas os investidores de sucesso procuram oferecer liquidez quando ela é mais desejada e oferecer activos quando estes têm mais procura.

Nas últimas décadas, cada vez mais, os mercados têm-se rendido aos investidores estrangeiros um pouco por todo o mundo. Igualmente, os investidores têm procurado novos mercados, seja na expectativa de retornos mais altos, seja por uma

questão de diversificação. Tradicionalmente os investidores institucionais focavam-se em investimentos directos em imóveis nos seus mercados domésticos mas, com o crescimento da indústria dos fundos de investimento e a transformação do imobiliário num investimento financeiro, os investidores têm alargado os seus investimentos para outros países, alguns dos quais em outros continentes.

Alguns mercados são particularmente atractivos para os investidores institucionais. Mercados com um elevado grau de liquidez e transparência, mercados com regras de licenciamento claras e objectivas, tendem a atrais mais investimento quando comparadas com mercados com liquidez reduzida, excessiva concentração de activos nas mãos de poucos investidores e um regime de licenciamento ambíguo e moroso. Mercados que respeitam o direito da propriedade e que têm quadros fiscais e legislativos estáveis dão uma maior segurança aos investidores internacionais. O mercado britânico, em particular Londres, é o ‘menino bonito’ dos mercados internacionais com um regime mais estável em múltiplas dimensões. Ao longo dos anos, e em diferentes pontos do ciclo, o mercado londrino tem sido invadido por capital oriundo dos EUA, Japão, China, Malásia, Rússia, Grécia, Alemanha, Coreia e Canada. Dá para perceber a ideia.

Portugal, muito embora não tenha beneficiado de um regime fiscal e legal estável, nos últimos anos, alterações legislativas no que respeita aos direitos dos senhorios, levou a um grande influxo de investimento. As transferências de muitos imóveis das mãos dos proprietários nacionais, incluindo organismos do Estado e dos municípios, para as mãos de investidores profissionais, grande parte internacional, levaram a uma maior transparência do mercado, um uso mais eficiente dos activos e, como consequência, preços mais elevados. Há sempre quem ganha e quem perde quando ocorre a mudança mas o balanço tem sido, no todo, muito

positivo para o mercado e para o País.

O que dizer do fluxo de capital estrangeiro para o mercado imobiliário português? Vale a pena diferenciar o investimento institucional do investimento de privados, que, em grande parte, adquirem imóveis residenciais.

Parece que o investimento institucional é bem-vindo, pelo menos por agora. Tem servido para que alguns proprietários possam vender os seus activos de longo prazo, alguns dos quais mal geridos, aproveitando o aumento dos preços para ajustar os portfólios, saindo do imobiliário por inteiro, em alguns casos.

Certamente tem beneficiado os bancos que, tendo tomado a posse de inúmeros imóveis e projectos durante a crise, conseguem agora vender estes activos num mercado mais forte e com maior procura.

E donde virá esta retórica contra os investidores?

Sem divagar muito sobre as motivações ideológicas, basicamente de natureza anti-capitalista, o aumento dos preços afecta quem não tem exposição ao mercado imobiliário. Aqueles que não compraram antes deste aumento de preços generalizado, querem agora adquirir mas não conseguem.

A este respeito, Lisboa e Porto são excepções quando comparado com muitas cidades europeias.

Décadas de um regime muito proteccionista em relação aos inquilinos e de uma excessiva concentração de imóveis nas mãos de poucos, nomeadamente nas câmaras e organismos estatais, levaram a negligência generalizada. Provou-se sempre muito difícil criar um mercado vibrante no mercado português. Se existe esta procura latente nos mercados, os municípios e organismos do Estado devem procurar vender os seus imóveis, agilizar os processos de licenciamento e receber e dialogar com investidores em vez de os afastar.

Devemos recear a falta de oferta e não o excesso de procura!

Due to my roles over the years, I am often asked to participate in conferences and panels to comment on capital flows into real estate and, more recently, specifically to comment on flows from Asia. Typically, the discussion consists of commenting the recent trends, usually visible to all market participants and then, try to guess whether the flows will continue, and to which markets and sectors.

Numerous publication attempt to tally the market, with different approaches. The major brokers and data providers like Costar register all the institutional sized transactions in every market and do a very bottom up sum of capital that has flown into different deals. Groups like Preqin, the real estate publications and some of the trade bodies like INREV, add up transactions

emanating from institutional investors as well as capital raised for certain strategies, which gives more of a forward looking approach, as we have an idea of the “dry powder” available for a specific market, sector or strategy.

Such sessions, as unscientific as they may be, are important for investors to guide their thoughts around intended investments and divestments. To the old adage – buy low and sell high, in real estate, one should add - buy when liquidity is low and sell when liquidity is high. Obviously, pricing and liquidity are interlinked but successful investors look to, broadly, provide liquidity where and when it is needed and supply assets when and where they are wanted.

Increasingly, over the past decades, markets have opened up to foreign investment and investors themselves have sought new markets, be it for higher returns, be it for diversification.

Traditionally, institutional investors have focused on direct holdings in their domestic markets. With the growth of the fund management industry and the transformation of real estate into more of a financial investment, institutions have felt more comfortable investing regionally and even further afield.

Some markets are particularly attractive to foreign investors. Markets with a good degree of liquidity, transparency and with clear and objective planning regulations, tend to attract more investment as compared to markets with limited liquidity, tightly controlled holdings by domestic investors, and dubious, unclear planning.

Markets that hold sacrosanct the rule of law, of property rights and that have stable tax frameworks provide investors more security and peace of mind. London, and more broadly the UK, is the poster boy of a market with the most stable environment in multiple dimensions. Over years, and at the difference points in the cycle, the London market has attracted capital from the US, Japan, China, Malaysia, Russia, Greece, Germany, Korea, Canada. You get the idea.

In Portugal, while the country has not benefitted from such a stable regulatory and fiscal framework, in recent years, changes in landlord rights legislation, have largely driven a growing influx of investment. Large shifts of ownership from domestic investors, including local and national government bodies, to professional investors, overwhelmingly international, has meant more transparency in the market, more efficient use of assets and subsequently, higher prices. There are always winners and losers when change occurs, although the balance can be overwhelmingly positive for the markets and the country in question.

What to say about how this influx of foreign in-

vestment in real estate in Portugal? It is probably worth differentiating between institutional investment and private investors acquiring, mostly individual residential properties.

The institutional investment is overall welcome, at least for now. Some institutions with longstanding holdings, some of which severely undermanaged, have and are taking advantage of the increase in prices to rearrange their portfolios and even exit their real estate altogether.

It has certainly been the case for the banks who foreclosed on a number of properties and projects during the crisis and are now selling into a stronger market.

So where does the anti-investor rhetoric come from? Not wanting to delve into the motivations of some ideologues, who can basically be characterised as anti-capitalism, the increase in prices in the main cities has basically affected the ‘have-nots’. Those who were not able to acquire before the resurgence of the market are left wanting. In this respect, Lisbon and Porto are somewhat of an anomaly as compared to most modern cities across Europe. After decades of neglect, over-protective tenant legislation and excessive concentration of poorly managed state and local government properties, has meant that the cities struggled to develop a vibrant market. If there is such a demand for real estate in the main cities, local governments should continue to sell their holdings, streamline planning approvals and take a more engaged approach to investors, not shun them.

We should fear lack of supply, not excess demand!

Os números recordes da EXPO REAL 2017 reafirmaram a posição da feira como o principal encontro do sector do imobiliário na Europa. Quais são as expectativas para o evento deste ano?

A partir do actual estado de registros, podemos esperar que a participação na feira seja pelo menos tão elevada quanto em 2017 – que foi um ano recorde. A EXPO REAL reflecte, assim, o elevado nível sustentado de interesse no investimento imobiliário na Europa. Mas a questão está a tornar-se mais urgente pois o boom no sector imobiliário pode estar para continuar. As incertezas geopolíticas e a guerra comercial com os Estados Unidos da América estão a ameaçar o crescimento económico. E as divergências políticas na própria Europa também estão a contribuir para um sentimento de insegurança. Por isso, agora mais do que nunca, é importante encontrar informação, orientação e trocar pontos de vista. A EXPO REAL é a plataforma ideal para isso também, porque informa sobre tendências e desenvolvimentos.

O barómetro da EXPO REAL mostra que há um grande interesse no imobiliário ligado à saúde, a digitalização está a ganhar importância e a política económico-financeira deve ser mais fortemente coordenada na União Europeia. De que este cenário influencia a feira?

O número de start-ups aumentou de 25 para 75 este ano. A EXPO REAL definitivamente se tornou a plataforma para start-ups imobiliários?

Em comparação com outros sectores, o imobiliário foi muito cauteloso durante um longo período em relação à digitalização, também porque alguns desenvolvimentos técnicos simplesmente não estavam tão avançados. Isso está a mudar, por isso, introduzimos o Fórum de Inovação em Imobiliário, pela primeira vez, em 2017 a fim de promover a troca de opiniões entre as empresas imobiliárias estabelecidas, as empresas iniciantes e os provedores de soluções inovadoras, mas também para dar orientação sobre o assunto através de um extenso programa de conferências. O timing foi, obviamente, certo para abordar esse assunto e levá-lo adiante, aliás, como o resultado bem-sucedido o demonstrou.

E congratulo-me por Portugal estar aqui de novo com um grande stand conjunto liderado pela Invest Lisboa.

The record figures for EXPO REAL 2017 have reaffirmed the show´s position as the leading sector gathering in Europe. What are the expectations for this year’s event?

From the current state of registrations, we can expect participation in the fair to be at least as high as in 2017—and that was a record year.

EXPO REAL thus reflects the sustained high level of interest in property investment in Europe.

But the question is becoming more urgent as to how long the boom in the real estate sector can still continue. Geopolitical uncertainties and the trade war with the USA are threatening economic growth. And the political divergences in Europe itself are also contributing to the feeling of insecurity. It is all the more important to find information and orientation and to have an exchange of views. EXPO REAL is the ideal platform for this too because it informs about trends and developments.

The EXPO REAL barometer of opinion shows that there is great interest in healthcare and care properties, digitization is gaining in importance, Brexit is taken with composure and financial policy and economic policy should be more strongly coordinated in the EU. In what way does this opinion and this scenario influence the fair?

We will again be bringing out an up-to-date barometer of opinion in September. Since we survey EXPO REAL’s participants for this, we get a sound basis of opinion from Europe’s most important

The number of start-ups increased from 25 to 75 this year. EXPO REAL has definitely become the platform for real estate start-ups?

Compared to other sectors, the real estate sector was very cautious for a long time on the subject of digitization, also because some technical developments simply weren’t so far advanced. That is changing, which is why we introduced the Real Estate Innovation Forum in 2017 for the first time in order to promote the exchange of views between the established property companies, startups and innovative solution providers—but also to give orientation on the subject through an extensive conference program. The time was obviously right to take up this subject and to push it ahead, as the successful outcome has shown.

What is the biggest news that can be expected from this year’s edition of EXPO REAL? What ‘news’ is the ‘biggest’ depends on the particular individual and his or her own interests. We are very happy that a range of major international development projects will be introduced at EXPO REAL. We are pleased with the popularity of the Real Estate Innovation Forum and that prominent names like Brickblock and 21st Real Estate are taking part here too, and that seven of the 25 biggest asset management companies worldwide are presenting as exhibitors at EXPO REAL. And I am pleased that Portugal is here again with a large joint stand headed by Invest Lisboa.

Tendo em conta o extraordinário momento do sector imobiliário em Lisboa a participação no stand de Lisboa permite contactar antecipadamente os investidores internacionais que serão os protagonistas dos maiores projectos dos próximos anos em Lisboa. Este ano o stand colectivo da Invest Lisboa / Câmara Municipal de Lisboa – ‘Discover Lisbon – Atlantic Business Hub’ (B1.032), com 50m2, conta já com a participação da autarquia de Lisboa que irá promover os projectos de Entrecampos e o Programa das Rendas Acessíveis, Invest Lisboa, BPrime, Casa Safari, MLGTS sociedade de advogados, Predirumo sociedade de mediação imobiliária (Onara) e SGAL – Sociedade Gestora da Alta de Lisboa. Presente, como já é habitual, estará a Sonae Sierra (B2.112).

Está previsto ainda a participação de representantes das Câmaras Municipais de Lisboa e do Porto no programa das conferências.

Invest Lisboa is organising the Lisbon Stand at EXPO REAL, an event set to take place from 8 to 10 October in Munich, Germany. The space is not yet closed, and any public and private entities in the Region of Lisbon that are interested in participating in one of the most important real estate investment fairs in the world can be part of this entourage.

Given the extraordinary conditions of Lisbon’s real estate sector, participating in Lisbon’s stand allows companies and other entities to make advance contact with international investors who will fund Lisbon’s largest projects over the next few years. Invest Lisboa states, “We believe that EXPO REAL is a great opportunity for developers and other companies in the real estate world to promote their products, services, and projects to investors and companies that have larges amounts of capital and are increasingly interested in both Lisbon as a destination for their investments and in Portuguese companies as suppliers of products and services for the real estate sector.”

This year, Invest Lisboa’s and Lisbon City Council’s joint stand, dubbed “Discover Lisbon: Atlantic Business Hub” (B1.032), will be 50 m² large and will also host partners such as Lisbon’s local government, which will be promoting its project in Entrecampos and Affordable Rent Programme; Invest Lisboa; BPrime; Casa Safari; MLGTS law firm, Predirumo real estate brokerage company (Onara); and Alta de Lisboa Management Copmany (SGAL). As usual, Sonae Sierra (B2.112) will also be present. Representatives from Lisbon’s and Porto’s respective City Councils will participate in the conferences held during the event as well.

Partnering with the Lisbon Stand gives companies and other entities the opportunity to participate in EXPO REAL more effectively, being able to be present in a bigger stand at a lower cost under an increasingly appealing brand – LISBON – without having to worry organisational logistics. So far, Invest Lisboa has already organised the participation of more than 100 companies in collective Lisbon stands at 19 international real estate fairs, including MIPIM in Cannes, France, and EXPO REAL.
