Soaram os alarmes no Velho Continente: os britânicos decidiram sair da União Europeia! Estão, evidentemente, no seu direito e não nos compete estar a dizer se fizeram bem ou mal. É um assunto deles, no qual, no nosso entender, não deve haver ingerências externas. Não é nada que seja surpresa, há muito que havia sinais de que isto seria possível.

Já nos interessa sim, avaliar porque sucede um acontecimento destes no interior da UE. Algo está mal e seguramente muito mal: a União transformou-se num organismo sobretudo financeiro e burocrático o que não agrada a ninguém, incluindo ao poderoso Reino Unido. Fica portanto aqui mais um apelo: Bruxelas não pode continuar a ser um ninho de tecnocratas pagos a peso de ouro.

Nós, portugueses, temos amplas razões para estar preocupados. As nossas relações com a Grã-Bretanha são muito antigas, há centenas de milhares de turistas daquele Estado que passam férias em Portugal e existem centenas de milhares de portugueses a trabalhar naquelas terras.

Oxalá impere o bom senso e os canais diplomáticos minimizem os impactos.

Mas existe, ainda, um outro grande e complexo problema. A decisão dos britânicos está a ter fortes reacções nos mercados financeiros e não é de excluir um novo período de recessão, que seria dramático sobretudo para os países do Sul da Europa.

A turbulência nas praças financeiras afecta, naturalmente, as decisões de investimento – e de investimento imobiliário.

Estamos, portanto, perante uma situação grave e histórica que obriga a muita ponderação e realismo. Que não se tomem decisões ‘a quente’.

The alarms are sounding on the Old Continent: the British have decided to leave the European Union! Obviously they have the right to do so and it’s not up to us to say if it’s right or wrong.

It’s their own affair, to which, as far as we understand, there shouldn’t be external meddling.

This shouldn’t come as a surprise; there had been signs that this could happen for some time.

Does it affect us, yes, and the reasons why need to be analysed because it happened within the EU. Something is wrong and really wrong for sure: the Union has turned into an organisation which is mainly financial and bureaucratic and which doesn’t please anyone, including the powerful United Kingdom. So I leave another appeal: Brussels cannot continue to be a nest of overpaid technocrats.

We Portuguese have more than enough reasons to be worried. Our relations with Great Britain are very old, there are tens of thousands of tourists from that state who spend holidays in Portugal and there are tens of thousands of Portuguese working in the UK. I hope that common sense prevails and the diplomatic channels minimise the impacts. But there’s also another big and complex problem. The British decision is having strong repercussions on the financial markets and a new financial recession cannot be ruled out and which would be dramatic for the countries in Southern Europe.

The turbulence in the financial markets naturally effects investment decisions - and real estate investment.

We are therefore facing a serious and historic situation which requires a measured and realistic response. Rash decisions should not be taken in the heat of the moment.

Até há bem pouco tempo o ‘mundo’ dividia-se entre excursionistas (estada inferiores a 24 horas) e turistas (estadas superiores a 24 horas). Mas esta é uma indústria em permanente evolução. Hoje, basta fechar a porta de casa e ir estudar para Coimbra, participar num workshop em Lisboa ou apreciar uma refeição gourmet de um afamado Chef num hotel do Algarve, para sermos considerados turistas.

Until relatively recently the ‘world’ was divided into day-trippers (stays less than 24 hours) and tourists (stays over 24 hours). But this is an industry in a state of ongoing development. Today you only have to close the front door and go and study in Coimbra, take part in a workshop in Lisbon or enjoy a gourmet meal by a famous chef in an Algarve hotel to be considered tourists. To experience new things.

O turismo foi, desde sempre, associado ao lazer e aos negócios mas actualmente extravasou essa fronteira e conquistou um significado mais global, o da mobilidade. As motivações ampliaram-se. As oportunidades multiplicaram-se. E as experiências também.

Se hoje há os que preferem o ‘slow travel’, ou seja, a fuga do urbano e dos tradicionais itinerários turísticos e prolongam a sua estada para apreender melhor o local a visitar; outros há que optam pelas viagens maratona, isto é, visitar múltiplos locais de interesse em pouco tempo.

E depois há os designados ‘flashpaching’, também conhecidos por mochileiros ou viajantes independentes que não perdem uma boa promoção, sobretudo em low-cost, e não prescindem do WiFi, muitos deles adoram aproveitar as ‘nano breaks’ (viagens curtas, rápidas e baratas). E há também os ‘geeky travelers’, que são capazes de viajar quilómetros e quilómetros ou muitas milhas para ter acesso a novos equipamentos ou gadgets, para ver e experienciar o ‘último grito em tecnologia’.

Se passarmos para um patamar mais luxuoso surgem igualmente novas ‘tribos’ de turistas.

Enquanto os turistas ‘always luxury’ (sempre luxo) gostam de viajar em primeira classe ou em jacto particular, ficam em hotéis de categoria superior e são fiéis aos seus gostos de viajar; os ‘special occasion’ (ocasião especial), apesar da sua relativa abastança, procuram experiências com o factor ‘UAU’.

Também há os ‘strictly opulent’ (estritamente

opulento) que procuram o que de mais glamoroso existe numa viagem, partilham com os media e redes sociais e gostam de ser vistos, um bom exemplo são as viagens com amigos a bordo de um iate. Já os ‘independent & affluent’ (independente & afluente) são ‘senhores do seu nariz’ e decidem tudo sobre a sua viagem, tradicionalmente procuram um refúgio de luxo yoga no Himalaia ou um fim-de-semana de culinária gourmet no Sul da França.

Os comportamentos, as motivações e os diferentes níveis de afluência ditam os novos perfis da procura e as novas formas de oferta. Quase que precisamos de um dicionário para apreender as novas tendências do turismo. Mas independentemente da motivação todos procuram o mesmo: enriquecer-se com novas experiências.

Turismo é quase tudo Dentro ou fora do País de origem as pessoas viajam para visitar amigos ou parentes, para estudar ou adquirir novas aprendizagens, para integrar um emprego ou fazer reuniões, para passar uma estada na sua segunda habitação, ter contacto com diferentes culturas, encontrar o seu mais profundo ser longe do frenesim das grandes cidades, voltar às raízes, experimentar algo nuca antes tentado… ou simplesmente apreciar a vida.

Neste contexto de globalização e de um mundo em mobilidades intensivas, físicas e virtuais, o turismo é, simultaneamente, cada vez mais diferenciado e desdiferenciado.

Graça Joaquim, professora da Eshte e investigadora do Cies-Iscte.Iul., explica: “Diferenciado porque crescem exponencialmente novas ofertas turísticas: o dark tourism, o turismo cinematográfico, o turismo solidário, o backpacking e o flaspacking, o volunturismo, o pro poor tourism, o entretenimento em parques temáticos com recurso a tecnologia sofisticada, o turismo de saúde e bem-estar, etc., etc.”. E, por outro lado, é desdiferenciado “porque se confunde cada vez mais com o quotidiano, por via das migrações e das mobilidades intensivas o crescimento exponencial do turismo VFR (visit friends and relatives – visitar amigos e familiares),

as migrações e o trabalho como grandes produtores de fluxos turísticos, secundarizando os destinos e colocando a produção de relações sociais e de trabalho no centro do turismo”.

Esta é uma realidade à escala global e “Portugal não é diferente”. A questão da ‘Autenticidade da Experiência Turística’ esbate as fronteiras dos espaços turísticos e dos espaços locais.

Face a um mundo que está em permanente mobilidade impõem-se uma questão: Qual o próximo passo da indústria do turismo? A resposta poderá residir na segmentação.

A título de exemplo, Graça Joaquim refere que o “backpacker deu origem ao flaspacker, o turismo responsável ao slow travel”. Pelo que, na sua opinião, “a capacidade da indústria turística e cada vez mais dos turistas como produtores e mediadores de conteúdos vai-se acelerar”.

Basta pensar que o “turismo é quase tudo”, ou seja, desde que não pernoitemos na nossa casa, tudo o que fazemos fora do nosso habitat é turismo. “Vivemos num mundo onde cada vez mais somos considerados turistas quando estamos apenas a saborear qualquer paisagem, obra de arte, relação pessoal fora da nossa residência habitual”, acrescenta.

Experiências turísticas nacionais As tendências que têm surgido em Portugal não diferem muito das que se verificam no resto do mundo.

O recentemente empossado presidente da Associação Nacional de Turismo (ANT), Desidério Silva, faz a ressalva para o facto de que “com viajantes cada mais exigentes, o turismo reinventou-se”.

Pelo que, actualmente, os turistas procuram cada vez mais roteiros inéditos e diferenciadores. Não

pretendem apenas conhecer pontos turísticos, mas sim integrar-se na cultura local. E para Desidério Silva esta é a grande tendência do turismo actual: o “turismo de experiências”.

Na sua opinião, em Portugal, este tipo de oferta tem vindo a crescer e dá o exemplo de que “já é possível acompanhar o processo de fabrico do azeite, de transformação da cortiça, recorrer a guias locais para visitar as principais cidades do País, etc.”.

O presidente da ANT afirma também que “porque os turistas pretendem cada vez mais experiências assentes na cultura e na identidade local, temos assistido a uma procura cada vez maior de produtos turísticos emergentes, nomeadamente da gastronomia/ vinhos”.

Desidério Silva revela também que o Turismo de Natureza está em ascensão no nosso País. “Verifica-se uma procura cada vez maior por actividades ao ar livre, sejam elas caminhadas, ciclismo, actividades aquáticas, observação de aves e cetáceos, etc.”.

O turismo acessível é outro produto que o representante máximo da APT prevê ter uma procura cada vez maior, pois estima-se que até 2020 possa ascender até aos 862 milhões de viagens por ano, pelo que considera ser “fundamental que a hotelaria e outras empresas ligadas ao turismo adaptem a sua oferta a este público-alvo”.

Outra das grandes tendências apontadas por este interlocutor é o turismo digital. “Há cada vez mais turistas a recorrerem a dispositivos móveis e aplicações para planear as suas viagens e roteiros, para definir actividades nas suas férias e para partilhar a sua experiência durante e após a viagem”.

Novos desafios no horizonte A indústria turística enfrenta, assim, grandes desafios. Um deles é saber adaptar a oferta às novas tendências da procura, mas também aguçar a curiosidade da procura por novos tipos de oferta.

Portugal não é excepção.

Desidério Silva diz que está “muito optimista” com as previsões para 2016 que apontam para um ano muito positivo no turismo em Portugal, no que diz respeito a todos os principais índices. Defende que “a procura turística por Portugal deve continuar a crescer este ano. Reino Unido, Alemanha, França e Espanha constituem o grupo de mercados para o qual se espera, de forma clara, um aumento da procura”. Apesar de dizer que ainda “é cedo para fazer projecções para o próximo ano”, acredita que, dado a actual conjuntura, “o crescimento da procura se mantenha, pois Portugal é considerado um destino seguro, que sabe receber e que tem uma oferta de grande qualidade”.

Já para Graça Joaquim, a “indústria turística de-

pende de um mundo aberto, cosmopolita, de livre circulação de pessoas. Se esse modelo se mantiver e aprofundar o turismo crescerá exponencialmente. Porque todos queremos viajar, conhecer, aprender, visitar os nossos familiares e amigos, experienciar novas realidades. Somos todos coleccionadores de experiências”.

“Se o mundo seguir nessa direcção (o que não sabemos) o turismo será a maior indústria do mundo”. Mas isso, como salienta, “não depende do sector turístico”, “depende da evolução do mundo, das mudanças sociais ou das suas metamorfoses”.

Para a investigadora, “o turismo é a expressão de um mundo livre e cosmopolita”.

Tourism has always been associated with leisure and business but currently has gone beyond this frontier to conquer a more global and mobile meaning. The reasons are broader. Opportunities have multiplied. And so too have experiences.

If today there are those who prefer ‘slow travel’, meaning getting away from the urbane and traditional tourist traps to prolong one’s stay to get a better feel for the place to be visited; then there are others who plump for marathon journeys, meaning visiting multiple places of interest in a short space of time.

And then there is the so-called ‘flashpacking’, also known as backpacking and independent travellers who don’t miss out on a good deal, particularly on low-cost, and don’t lose out on WiFi, many of them taking advantage of ‘nano breaks’ (short, quick and cheap trips). And then there are the ‘geeky travellers too, who are quite happy to travel kilometres and kilometres or many miles to have access to new equipment or gadgets, to see and experience the latest thing in technology.

If we go to a more luxurious level then one can equally see new ‘tribes’ of tourists.

While ‘always luxury’ tourists like to travel in

first class or private jet, stay in five-star hotels and are faithful to their travelling likes; the ‘special occassioners’, despite their relative modesty, seek out the ‘Wow factor’ experiences.

There are the ‘strictly opulent’ too who are looking for the most glamorous to be found on a journey, sharing their experiences with the media and social networks and like to be seen, a good example being trips with friends on board a yacht. Then the ‘affluent and independents’ are kings of their own castles, know what they want and plan out their entire journey, traditionally looking for a luxury yoga getaway in the Himalayas or a gourmet culinary weekend in the South of France.

The behaviours, motivations and the different levels of affluence dictate the new profiles of demand and the new forms of supply. We almost need a new dictionary to learn the new trends in tourism. But regardless of the motivation we all seek the same: to be enriched by new experiences.

Tourism is almost everything Inside or outside the country of origin people travel to visit friends or parents, to study or acquire new skills, to integrate it with work or meetings, to spend some time in their second home, have contact with different cultures, to reconnect with themselves far from the hustle and bustle of the big cities, to return to their

roots, try something they’ve never tried before...or simply appreciate life.

In this context of globalisation and a world on the move physically and virtually, tourism is, at the same time, increasingly differentiated and undifferentiated.

Graça Joaquim, lecturer at the Estoril Hotel and Tourism School (Eshete) and researcher at the Centre for Sociology Research and Studies CiesIscte.Iul., explains: “Differentiated because new forms of tourism supply have grown exponentially: dark tourism, cinema tourism, solidarity tourism, backpacking and flashpacking, voluntary work, pro poor tourism, entertainment in theme parks with sophisticated technology resources, health and wellness tourism, etc.,etc.”.

And, on the other hand, it is undifferentiated “because it is increasingly mixed up with daily life, because of migration and mass mobility, the exponential growth of VFR tourism (Visit friends and relatives), migration and the work with large generators of tourist flows, subordinating the destinations and putting the production of social and working relationships at the heart of tourism”.

This is a reality on a global scale and “Portugal is no different”. The issue of the ‘Authenticity of the Tourist Experience’ blurs the boundaries of tourist spaces and local spaces.

for the tourism industry? The answer could lie in segmentation.

To give an example, Graça Joaquim mentions that the “backpacker” gave rise to the “flashpacker”, that affluent breed of traveller who likes slow travel”. So that in her opinion, “tourism industry capacity is increasingly one of tourists as producers and agents of content and is a phenomena which will increase.

One only has to think that “tourism is almost everything, meaning anything that doesn’t mean staying at home, anything outside of our natural habitat is tourism. “We live in a world where we are increasingly seen as tourists when we are just taking in any landscape, work of art or personal relationship outside of our usual residence”, she adds.

Desidério Silva also reveals that Nature Tourism is on the rise in our Country. “We’re seeing an increasing demand for open-air activities whether hiking, biking, water sports, whale and bird watching, etc.”.

Accessible tourism is another product which the APT president predicts will be increasingly in demand, indeed it is estimated that by 2020 it could reach 862 million journeys per annum, so that he believes it “vital that the hotel trade and other companies linked to tourism adapt their supply to this target-public”.

He points to another big trend - digital tourism.

“There are increasingly more tourists using mobile applications and devices to plan their trips and routes, to define activities for their holidays and share their experience during and after the trip”.

So that now tourists increasingly seek out routes that are different and off-the-beatentrack. They don’t just want to discover tourism sights but to blend in with the local culture. And Desidério Silva says that this is the big trend in today’s tourism: the “tourism of experiences”.

In his opinion, in Portugal, this type of offer has been growing and he illustrates this with the example that “you can now follow the olive-oil production process, the making of cork and use local guides to visit the main cities in the Country, etc.”.

The ANT president also states that “because tourists want to increasingly have experiences based on culture and local identity, we have seen an increasingly greater demand for emerg-

New challenges on the horizon The tourism industry faces big challenges. One of them is knowing how to adapt the supply to the new demand trends, while also satisfying the curiosity for new types of offer. Portugal is no exception.

Desidério Silva says that he is “very optimistic” with the forecasts for 2016 which point to a very positive year for tourism in Portugal if the main indicators are anything to go by. He argues that “tourism demand for Portugal is set to continue growing this year.

The United Kingdom, Germany, France and Spain make up the group of markets an increase in demand is clearly expected”. Despite saying that it is still “early to make projections for the coming year”, he believes that, given the current climate, “growth in demand will remain since Portugal is considered a safe destination which knows how to host visitors and has an excellent quality offer.

Then for Graça Joaquim, the tourism industry relies on an open world that is cosmopolitan and enjoys free circulation of people. If this model remains in place and becomes deeply rooted tourism will grow exponentially. Since we all want to travel, discover, learn about and visit our families and friends, experience new realities. We are all collectors of experiences”.

“If the world goes in this direction (which we don’t know) tourism will become the largest industry in the world”. But this, as he stresses, does not depend on the tourism sector”, it “depends on how the way the world develops, the social changes and its metamorphoses”. According to the researcher, “tourism is an expression of the free and cosmopolitan world”.

O turismo residencial voltou a mexer no nosso País. Tudo indica também que este vai ser um bom ano para o golfe. Ainda assim, são vários os desafios que este tipo de turismo enfrenta, nomeadamente agora com a saída do Reino Unido da União Europeia.

Even so, this kind of tourism faces various challenges, namely now with the United Kingdom’s exit from the European Union.

Num só local encontramos a Associação de Resorts de Portugal (APR) e o Conselho Nacional da Indústria do Golfe (CNIG) e, através do director executivo Pedro Fontainhas, facilmente percebemos que não só o turismo residencial, os resorts e o golfe são produtos estratégicos para o País, como devem ser ‘trabalhados’ em conjunto.

No que diz respeito ao turismo residencial, Pedro Fontainhas recorda que “houve uma altura em que se venderam muitas mais casas do que hoje em dia, não só no turismo residencial, como no imobiliário de uma forma geral”. Apesar de considerar que, na segunda metade de 2015, começou a assistir-se a uma “recuperação”, a realidade é que “continua a haver, do lado do turismo residencial, uma certa dificuldade em realizar novos investimentos”. Ainda assim, é da opinião que “temos estado a assistir a um crescimento da procura que se tem acentuado já em 2016”.

A este cenário, o director executivo da APR acrescenta o facto de ser “um sector muito dependente do investimento estrangeiro” e que é muito importante para economia nacional. A APR, num trabalho conjunto com a PricewaterhouseCoopers, concluiu que ao nível das receitas indirectas (consumos, serviços, bens e impostos) podem “atingir facilmente quatro a cinco vezes o investimento inicial”.

A procura internacional por imóveis turísticos em Portugal está, pois, a aumentar e a procura nacional também. Mas existe um novo desafio que o turismo residencial vai ter de enfrentar: o stock

existente não está a aumentar à mesma velocidade. Aliás, como Pedro Fontainhas afirma mesmo: “O stock está a reduzir”. Por outras palavras, “o número de casas novas construídas e novos projectos não estão a acompanhar a actual procura”, pelo que “é necessário que as empresas encontrem rapidamente formas de se recapitalizarem e de empreenderem novos investimentos para fazer face a esta procura”, defende.

Não obstante esta realidade, algo poderá vir a mudar no panorama nacional do turismo residencial.

Pedro Fontainhas revela que ao abrigo do apoio do ‘Portugal 2020’ “foi aprovada uma candidatura nossa para promover o turismo residencial no Norte, Centro e Alentejo que são zonas menos na ‘moda’ e menos desenvolvidas do que Lisboa e o Algarve, por exemplo”. É preciso referir igualmente que o golfe tem uma forte dominância no turismo residencial, como Pedro Fontainhas diz: “É um excelente produto na venda do turismo residencial a estrangeiros”. E, ao que tudo indica, 2016 vai ser um bom ano ao nível desta modalidade.

Britânicos lideram No que diz respeito ao impacto que o golfe tem na economia portuguesa, basta referir que, em 2014, o total da receita gerada foi de 136 milhões de euros e o resultado operacional da indústria foi de 14 milhões de euros.

Despite this reality, something could change in the residential tourism national landscape. Pedro Fontainhas reveals that on the back of ‘Portugal 2020’ “our candidacy to promote residential tourism in the north, centre and Alentejo which are areas that are less ‘in fashion’ and less developed than Lisbon and the Algarve, for example”.

Equally it has to be said that golf has a strong dominance in residential tourism, as Pedro Fontainhas says: “It is an excellent product in the sale of residential tourism to foreigners”. And, everything points to 2016 being a good year in terms of this leisure sport.

De acordo com este relatório, os valores referentes ao mês de Março de 2016 já dão mostras que o golfe vai obter bons resultados: “Só ao nível das voltas tivemos 208 mil voltas em 73 campos, ou seja, existiu um aumento de 6,2% no número de voltas”.

No que concerne aos principais mercados, em 2014, era a Inglaterra que liderava as voltas nos campos nacionais (51%), em segundo lugar surgia Portugal (20%) e em terceiro lugar a Suécia e Alemanha (7%). O que revela uma certa dependência de determinados mercados, sobretudo estrangeiros, mas que coloca igualmente o desafio de procurar novos destinos.

Outros desafios que o golfe já enfrenta, com os quais Pedro Fontainhas concorda que é “necessário procurar soluções”, são os de “rentabilizar os campos durante todo o ano”, “desmistificar o elitismo associado a esta modalidade”, “cativar os nossos jovens à prática deste desporto”, “atrair as famílias”, entre outros.

Existe ainda um outro desafio que vai ser colocado quer ao golfe, quer ao turismo residencial: a saída do Reino Unido da União Europeia, ditado pelo referendo do dia 23 de Junho de 2016. Resta-nos esperar para ver quais os impactes que vai ter neste país e em Portugal.

Regarding residential tourism, Pedro Fontainhas remembers that “there was a time when many more homes were sold than today, not only in residential tourism, but in property in general”.

Despite considering that in the first half of 2015, a “recovery” was seen, the reality is that there “continues to be, on the residential tourism side, a certain difficulty in making new investments”. Nevertheless, he believes that “we have been seeing a growth in demand that has picked up in 2016”.

As to this scenario, the APR CEO adds that the sector is “very dependent on foreign investment” which is very important for the national economy.

The APR, in a joint study with PricewaterhouseCoopers, concluded that at the level of indirect receipts (consumptions, services, goods and taxes) can “easily reach four and five times the initial investment”.

The international demand for tourist properties in Portugal is indeed on the increase and national demand too. But there is a fresh challenge that residential tourism will have to face: the existing stock is not increasing at the same speed. Indeed, as Pedro Fontainhas himself states: “Stock is reducing!. In other words, “the number of new houses built and new projects are not keeping pace with current demand”, so that it is “necessary for com-

The annual Portugal golf report ‘Number of Rounds in Portugal’ (‘Número de Voltas em Portugal’), which is distributed only to golf clubs that took part in this report, reveals that in 2014, according to Pedro Fontainhas, “there are 20,000 golf players in 81 golf courses, 26,000 rounds per golf course per year. According to this report, the figures regarding March 2016 already show that golf will get good results: “Just in terms of rounds alone we had 208,000 on 73 courses, in other words, there was an increase of 6.2% in the number of rounds”.

As to the main markets, in 2014 Britain led the rounds on national courses (51%), followed by Portugal (20%) and in third place Sweden and Germany (7%). Which reveals a certain dependence on particular markets, especially foreign ones, but which equally throws down the challenge of finding new destinations.

Other challenges that golf now faces and with which Pedro Fontainhas agrees that it is “necessary to find solutions”, is how to “make the golf courses profitable all year round”, demystifying the elitism associated with this sport”, “attracting our youth to play the game”, “attract families”, among others.

There is also another challenge that will be thrown up both for golf and residential tourism: the exit of the United Kingdom from the European Union dictated by 23 June, 2016. It remains to be seen what impacts this will have both in Portugal and in the United Kingdom.

Portugal possui uma grande variedade de igrejas e templos, de festas e cultos, mas é Fátima, a Capital da Paz, que mais fiéis cativa de todo o Mundo. Em 2017 o Papa Francisco vem a Portugal e as expectativas são elevadas quer para a fé, quer para os negócios.

Para lá do intelecto e do científico existem as crenças, os cultos, o inexplicável. Desde que o ‘mundo é mundo’ que o ser humano sempre teve a tendência para rituais colectivos. Desde a sua fundação, Portugal faz desfilar pelo território nacional catedrais, igrejas e templos, já se lançou em cruzadas e fez peregrinações em busca de espiritualidade, leva andores em procissões, reza pelas almas e acende velas, realiza festas e efemérides religiosas... tudo em nome de ‘algo maior’.

A liberdade religiosa que impera no País trouxe também todo um património histório-cultural muito rico, trouxe a mistura de convicções que coexistem pacificamente.

E trouxe inevitavelmente milhares de pessoas que, por ano, se movimentam dentro e fora das nossas ‘fronteiras’ em nome da fé. Aqui o expoente máximo é Fátima mas não só.

Três eixos turísticos De acordo com o presidente do Turismo Centro de Portugal, Pedro Machado, “até 2013 o turismo religioso estava na ‘gaveta’ do chamado turismo patrimonial e cultural, não tinha por isso, vamos chamar-lhe, personalidade própria”. Desde então têm sido desenvolvidas várias acções em prol deste tipo de turismo, mas ainda está a dar os primeiros passos.

O epicentro é, sem sombra de dúvida, a região Centro, onde curiosamente existem três impor-

tantes eixos: Culto Mariano, turismo judaico e caminhos portugueses de Santiago.

No que diz respeito ao Culto Mariano, Pedro Machado diz que se “encontram empenhados em reforçar o posicionamento de Fátima, também conhecida como ‘Altar do Mundo”. Para tal muito vai contribuir, em 2017, as celebrações do Centenário das Aparições, a vinda do Papa Francisco e as comemorações em conjunto dos 300 anos da Senhora Aparecida do Brasil. “Significa que o Culto Mariano vai ter, de facto, uma expressão muito forte”.

Mas esta é uma zona, à semelhança de outras no País, onde o turismo judaico começa a ter um importante peso no turismo e na economia. Pedro Machado salienta que “a região Centro, em particular, tem hoje uma oferta diversificada mas muito rica a este nível, desde a Casa do Passal do cônsul português Aristides Sousa Mendes, passando por territórios como Belmonte, Trancoso, Guarda, entre outros, que são referências nacionais e internacionais”. Além disso, “o turismo judaico tem já alguns equipamentos que reforçam esse posicionamento, como museus, hotéis kosher, empresas que têm produtos associados aos produtos kosher”.

Por fim, os caminhos portugueses de Santiago em que “vários municípios têm trabalhado em conjunto, numa primeira fase, entre 2008 e 2013, ainda antes do alargamento da região, essencialmente

que, como Pedro Machado diz, “é um número particularmente relevante no conjunto da oferta de Portugal”. Acrescentando que esta procura permite também “aumentar os novos investimentos e a qualificação e requalificar das unidades existentes”.

Afirmação do destino A actual secretária de Estado do Turismo referiu recentemente que a visita do Papa Francisco a Fátima, em 2017, é considerada pelo Governo como um importante momento para afirmar Portugal enquanto destino turístico religioso.

E não é para menos… Segundo o Turismo Centro de Portugal, a semana de 13 de Maio de 2017 está completamente esgotada o que, de acordo

com o presidente, “vai fazer com que cidades à volta de Fátima, como Leiria, Anadia, Pombal, Batalha, Alcobaça ou Tomar possam beneficiar dessa capacidade que Fátima tem de atrair turistas uma vez que se estima que, em 2016, Fátima possa passar a fasquia dos 7.5 milhões de visitantes, ou seja, quase um milhão a mais que em 2015”.

No top 5 dos mercados emissores, em grupos, por ano, para Fátima, surge em primeiro lugar a Coreia do Sul, seguindo-se a Espanha, depois a Itália, logo após o Brasil e depois, de uma forma já menos significativa, o continente americano e alguns países do Leste da Europa. E, claro, os portugueses e comunidade emigrante sempre fiel ao Culto Mariano.

Quem ‘ganha’ também é o parque de alojamento da região. Só para se ter uma noção, Fátima deve ter hoje cerca de 7.500/8.000 camas turísticas, o

The religious freedom in the country has also brought with it a very rich historical-cultural heritage, a mixture of convictions that peacefully co-exist.

And it has inevitably brought thousands of people who, per annum, move within and outside our borders in the name of faith. The maximum exponent of this is Fátima but not only.

Three tourist axes According to the President of the Central Portugal Tourist Board (Turismo Centro de Portugal), Pedro Machado, “until 2013 religious tourism was ‘on the shelf’ in terms of so-called cultural and heritage tourism, it didn’t really have what we might call its own personality.” Various cam-

Regarding the Marian cult, Pedro Machado says that they are “committed to strengthening the position of Fátima which is also known as the ‘Altar of the World”. To this end the 2017 commemorations of the Centenary of the Apparitions, the visit of Pope Francis and the joint commemorations of the 300th anniversary of the Apparition of Our Lady of the Conception in Brazil (Senhora Aparecida do Brasil) have all contributed greatly.

“It means that the Marian Cult will in fact be very much in evidence”.

But this is an area, like with others in the country, where Jewish tourism is beginning to have an important impact on tourism and the economy.

Pedro Machado stresses that the “Central region, in particular, has a wide and very rich offer at this level, from the Casa do Passal where the Portuguese Consul Aristides Sousa Mendes lived, to places like the village and towns of Belmonte, Trancoso, Guarda and others, which are national and international religious landmarks”.

Furthermore, “Jewish tourism already has some facilities that strengthen this positioning, such as museums, kosher hotels and companies that have products associated with kosher products”.

Finally, the Portuguese pilgrims ways of Santiago in which “various municipalities have worked together, in a first phase, between 2008 and 2013, even before the region was extended, essentially on the main Portuguese pilgrim’s way and now, in a more global context of the Portu-

There are three axes that have a number of ephemerides and commemorations that boost interest in religious tourism and which, in a certain way, also means an exponential increase in this product.

Putting the destination on the map The current Secretary of State for Tourism recently mentioned that the visit by Pope Francis to Fatima, in 2017, is considered by the Government as an important moment to put Portugal firmly on the map as a religious tourism destination.

Not least of all because...according to Central Portugal Tourist Board (Turismo Centro de Portugal), the week of May 13, 2017 is completely ‘sold out’ which, according to the President, “will mean that the towns surrounding Fátima, such as Leiria, Anadia, Pombal, Batalha, Alcobaça and Tomar can benefit from this capacity that Fátima has to attract tourists since that it is estimated that in 2016 Fátima could pass the 7.5 million

visitor benchmark, or almost a million more than in 2015”.

In the top 5 markets of origin, in terms of groups per year going to Fátima, South Korea tops the list, followed by Spain, then Italy, then Brazil and then in a less significant way, the American continent and some countries in Eastern Europe. And of course, the Portuguese and its emigrant community have always been faithful to the Marian Cult. The winners are also the hotels and bed & breakfast facilities in the region.

Just to have an idea, Fátima must today have around 7,500/8,000 tourist beds, which, as Pedro Machado says, “is a particularly relevant number when taking Portugal’s offer as a whole”. He adds that this demand also means that “new investments and the refurbishment and modernisation or existing hotel units can be increased”.

Pedro Machado believes that the Pope’s visit to Portugal “is not from an international point of view an affirmation of Fátima, rather it is an affirmation of Portugal.

Quem disse que é só Lisboa e Porto que estão na moda? É porque ainda não foram a Aveiro. A terra dos moliceiros e dos ‘ovos moles’ está cheia de vida.

Whoever said that it’s just Lisbon and Porto that’s in fashion? Well then they haven’t been to Aveiro. The land of the ‘moliceiro’ boats and ‘ovos moles’ is full of life.

Antigamente, a maioria dos turistas eram espanhóis. Hoje já não é assim. A cidade está invadida de gente de todo o lado, o som das gaivotas pontua os diferentes idiomas que ouvimos falar.

Não vou sequer referir a zona mais ribeirinha e as praias. O centro vale por si e é uma bonita mistura de ambiente cosmopolita e de arte nova.

Isto sem esquecer a dança dos moliceiros que sobem e descem a ria e os canais, cheios de visitantes. Nota-se, aqui, que tem havido preocupações ambientais e urbanísticas a que não é certamente alheiro o trabalho da autarquia.

Por outro lado, a cidade beneficia imenso com a sua prestigiada Universidade que acolhe milhares de estudantes, incluindo muitos estrangeiros. Trata-se de uma escola aberta à sociedade, que tem protocolos de cooperação com numerosas entidades, a que se junta uma fortíssima componente de investigação, ao mais alto nível. Socialmente, tanto jovem dá a Aveiro um ar divertido e fresco.

Vive-se certamente bem aqui.

Ficamos com uma ligeira sensação de que a oferta hoteleira podia ser maior, tão grande é o movimento turístico. E aqui há a destacar o esforço de modernização das unidades existentes. Foi o que aconteceu, por exemplo, com o Mélia Ria que, com apenas 10 anos de vida, sofreu profundas obras de renovação. Os proprietários, o grupo Hoti Hotéis, investiu um milhão de euros neste esforço.

Esta unidade é sem dúvida um dos mais bem enquadrados hotéis de cidade do País, ‘mergulhado’ no Lago da Fonte Nova, que integra a ria.

Mas ainda não falámos do mais saboroso. Sabia que em Aveiro há uma fábrica, imaginem, de ‘ovos-moles’ que faz workshops onde os visitantes podem fazer, eles próprios, estes deliciosos docinhos? Informe-se e verá que não estamos a mentir.

Por isso já sabe: marque no mapa e no GPS. Aveiro: próxima paragem. E por falar em paragem, o Alfa Pendular da CP pára lá, se não quiser ir de carro.

There was a time when the majority of tourists were Spanish. That’s not the case now. The city has been invaded by people from all parts, the cry of seagulls piercing the different languages that can be heard. I’m not even referring to the riverside and beach areas. The centre in itself is worthy as an interesting mixture of a cosmopolitan environment and new art.

This without forgetting the dance of the ‘moliceiros’ (the pretty blue, red and yellow barges that carry tourists up and down the river) which ply the river and canals packed with visitors. It can be noted here that there has been environmental and urban concerns and it is not by chance that that the local municipal council has had a hand in that.

On the other hand, the city benefits immensely from the prestige of its university which welcomes thousands of students, including many foreign ones. It is an educational institution open to society, which has cooperative agreements with numerous bodies, and to which is added a very strong research component at the highest level. Socially, the huge number of young people in Aveiro lend a breath of fresh air and fun to the city. They certainly know how to live well here.

One is left with a slight feeling that the hotel facilities could be greater given the huge number of tourists. And here one needs to highlight the modernisation efforts of existing hotels. A case in point being, for example, the 10-year Mélia Ria which has undergone significant refurbish-

ment works. The owners, Hoti Hoteis Group, has invested one million euros in this effort. This unit is without a doubt one of the best located and set up hotels in the city, ‘submerged’ in the Lago da Fonte Nova lake which is set within the river.

But we haven’t spoken yet about the most delicious aspect. Aveiro has a factory producing the city’s most famous sweet delicacy made from sugar and stiffened egg yolks “ovos-moles” (literally soft eggs), and did you know that it organises workshops in which the visitors can themselves make these delicious sweets? And we’re not lying.

So now you know: mark it on your map and programme your GPS. Next stop: Aveiro. And talking about stops, CP’s high-speed Alfa Pendular train stops there if you don’t want to take the car.

Os passeios de helicóptero e viagens de jacto, bem como a abertura de hotéis de cinco estrelas e de lojas de marcas internacionais também nos fazem magicar. Estará o luxo no topo das viagens de turismo?

A resposta parece ser sim! O luxo domina as viagens de turismo e esta é uma tendência que vai continuar nos próximos anos.

De acordo com o relatório ‘Shaping the Future of Luxury Travel’, e analisando as viagens já projectadas até 2025, este segmento irá ter um crescimento anual de 6,2%, enquanto os restantes segmentos terão um aumento de 4,8%.

E no topo das preferências estão as viagens aéreas em business ou primeira classe que, entre 2011 e 2015, tiveram um crescimento anual de 4,5%; valores acima dos 4,2% das restantes viagens.

Para estes números muito tem contribuído a América do Norte e a Europa Central que foram responsáveis por 64% das viagens de luxo a nível global.

De acordo com este documento, desde 2011, o mercado das viagens de luxo da Ásia-Pacífico teve um crescimento mais rápido comparativamente com a Europa, mas tudo indica que a tendência será para desacelerar até 2025. Já o mercado da Índia tem a maior taxa de crescimento anual (13%) no seio dos países ‘BRIC’ (Brasil, Rússia, Índia e China). É preciso referir também que estima-se que, até 2025, o número de viagens de luxo dos BRIC vá aumentar.

Luxo não é igual para todos O significado de viagens de luxo, porém, é subjec-

tivo e a sua interpretação varia de pessoa para pessoa já que por detrás oculta conceitos económicos, sociais, culturais… Além disso, com a idade o luxo material tem tendência para ser substituído pelo luxo cultural e emocional.

A este propósito, Muhammed Hakim, Operations Manager da Zahid Travel Group, explica, neste documento, que muitos dos seus clientes da Arábia Saudita “preferem experimentar viagens diferentes dos habituais destinos turísticos ou das grandes cidades” e que, neste momento, estão a elaborar planos de viagem para os seus clientes VIP para o “Sul da França, Sul de Espanha e de Portugal, em que eles estão a optar por itinerários top-of-the-range em Heritage Village, estilo castelo, e cultura gourmet Michelin”, além disso, “nenhuma viagem ou plano de viagem pode ser replicado para outros clientes”.

Por outras palavras, o futuro das viagens de luxo passa por algo que tem de ser muito intuitivo por parte da oferta e que tem de se adaptar às necessidades e exigências pessoais do turista, que vai ao encontro de algo muito específico que agrada em particular ao turista de luxo e cuja satisfação, a um nível pessoal, vai muito além do que é ‘normal’ para um viajante.

Como Joachim Hartl, director geral do Conrad Algarve, refere, a “maioria dos nossos viajantes #AlwaysLuxury não planeia as suas actividades antes de viajar. Quando chegam e decidem praticar golfe, querem falar com o golf concierge e com o

golf pro para ter as suas recomendações pessoais.

Sabem exactamente o que querem – nós só lhe damos opções e eles aceitam-nas sem necessitar de orientação”.

O facto de as classes médias emergentes procurarem o lado material das viagens de luxo, vai fazer também com que a experiência pessoal e exclusiva se torne ainda mais crucial do que já hoje é e será um factor de diferenciação entre o “velho e o novo luxo”.

Julia Sattel, Global Head da Airline IT e Executive Committee Member da Amadeus, lembra ainda que “aquilo que é considerado luxo hoje vai continuamente mudar para se tornar ‘mainstream’ amanhã”.

E dá o exemplo dos spas que eram “usados por serem associados ao segmento alto do luxo” e que “agora são prática obrigatória em quase todos os hotéis de quatro estrelas e incluídos em muitos espaços de negócios e nos lounges dos aeroportos de primeira classe”.

Aquilo que hoje é luxo pode ser amanhã uma exigência normalizada no seio dos turistas de diferentes segmentos. Mas a exclusividade e a experiência pessoal ditará sempre a diferença.

According to the report ‘Shaping the Future of Luxury Travel’, and studying the trips already projected until 2025, this segment will enjoy an annual growth of 6.2%, while the other segments will have an increase of 4.8% And at the top of the list of preferences are the air trips in business or first class which, between 2011 and 2015, enjoyed annual growth of 4.5%; values above 4.2% of the other trips.

The United States and Central Europe contributed significantly to these numbers being responsible for 64% of luxury trips globally.

According to this document, since 2011, the luxury travel market from Asia-Pacific enjoyed a more rapid growth compared to Europe, but everything points to a slow-down by 2025. Then the India market has a greater annual growth rate (13%) from among the ‘BRIC’ countries (Brazil, Russia, India and China).

It also has to be said that by 2025 it is estimated that the number of luxury journeys from the BRICs will increase.

Luxury isn’t the same for all The meaning of luxury travel, however, is subjective and its interpretation varies from person to person since behind it are economic, social and cultural concepts...furthermore, as people get older material luxury is replaced by cultural and emotional luxury.

On this question, Muhammed Hakim, Operations Manager of the Zahid Travel Group, explains, in this document, that many of his clients from Saudi Arabia “prefer to try out trips that are different from the usual tourist destinations or large cities” and that at the moment, they are designing travel plans for their VIP customers to the “South of France, the South of Spain and Portugal, in which they are opting for top-ofthe-range itineraries in Heritage Village, castle and Michelin gourmet style”, and in which “no trip or travel plan may be replicated for other customers”.

In other words, the future of luxury travel is becoming something that needs to be very intuitive in terms of offer and has to adapt to the personal demands and requirements of the tourist, which looks for something very specific that will in particular please the luxury tourist whose satisfaction at a personal level goes far beyond what is ‘normal’ for a traveller.

As Joachim Hartl, Managing Director of the Conrad Algarve notes, “the majority of our #AlwaysLuxury travellers don’t plan their activities before their trip. On arrival when deciding to play golf, they want to speak to a golf concierge and a golf pro in order to have their personal recommendations.

They know exactly what they want - we just give them options and they accept them without the need for instructions”.

The fact that the emerging middle classes are looking for the material side of luxury travel means that the personal and exclusive experience will become even more crucial than it is today and will be a differentiating factor between the “old and new luxury”.

Julia Sattel, Global Head of Airline IT and Executive Committee Member of Amadeus also points out that “what is considered luxury today will continually change to become mainstream tomorrow”. She gives the example of spas which were once “used because they were associated with high luxury” and that “now are mandatory and run-of-the-mill in almost all four-star hotels and included in many business spaces and first class airport lounges”.

What is taken for luxury today tomorrow is a standard demand for tourists in different segments. But exclusivity and personal experience will always call the shots in terms of difference.

A Portugal Sotheby’s International Realty abriu, em Abril deste ano, o sétimo escritório - Lisboa Oriental -, de forma a cobrir esta zona da capital. Concluiu assim a primeira fase de um plano de expansão inédito: ‘7 Escritórios / 7 Arquitectos’. Mas, de acordo com o Managing Director da Portugal Sotheby´s International Realty, Gustavo Soares, existem mais novidades na forja.

In April Portugal Sotheby’s International Realty opened its seventh office - Lisboa Oriental - to cover this area of the capital. It has thereby completed the first phase of a sweeping expansion plan: ‘7 Offices / 7 Architects’. But, according to the Managing Director of Portugal Sotheby’s International Realty, Gustavo Soares, there are other irons in the fire to reveal.

‘7 Escritórios / 7 Arquitectos’ é um projecto único e inovador na área da mediação imobiliária não só no nosso País, como no mundo. Como o Managing Director da Portugal Sotheby´s International Realty explica: “Criámos um modelo que, não só em Portugal, como dento do próprio universo da Sotheby’s a nível mundial é único e que tem estado a suscitar muita curiosidade e interesse”. É de tal modo “invulgar, que vários escritórios internacionais têm vindo ver o nosso projecto”.

Esta iniciativa pretendeu transformar cada um dos sete escritórios da Sotheby’s em Portugal em obras de arte arquitectónicas com o intuito de distinguir o segmento no qual trabalham – luxo – o que é único e raro. E quando se refere a ‘luxo’ está-se a referir a clientes com orçamentos acima dos 500 mil euros e que representam 1/2% do total de transacções que se fazem no País.

Gustavo Soares esclarece que esta aposta deveu-se a dois factores fundamentais. Em primeiro lugar, teve como objectivo “estar presente nos locais mais importantes do País, daí a abertura destes sete escritórios, que culminou com a abertura do escritório do Parque das Nações, e que vêem dar resposta ao nível de operação nos locais mais significativos de Portugal”. A segunda prendeu-se com “a estruturação desses escritórios, não só reposicioná-los nos locais de maior relevância nos locais onde estamos a actuar mas dotá-los também das melhores condições de trabalho para os nossos colaboradores e para receber os nossos clientes do segmento alto”.

Deste modo, a Portugal Sotheby’s International Realty, em conjunto com o designer industrial Pedro Sottomayor, desafiou, há quatro anos, sete

conceituados arquitectos portugueses para desenhar e projectar de raiz cada um dos seus sete escritórios. Mais, “propusemos que cada arquitecto projectasse o escritório de maneira a que um cliente deste segmento que chegue ao nosso escritório sinta algo de familiar e seja envolvido por elementos arquitectónicos, de design ou decorativos que tem em sua casa”, acrescenta Gustavo Soares.

Escritórios ‘state-of-the-art’ Estes escritórios, embora tenham um lay-out que obedece ao sistema de trabalho próprio da Sotheby’s, são todos distintos entre si, reflectindo o estilo de cada arquitecto e o local onde estão inseridos. Para tal foi incrementado um investimento acima dos dois milhões de euros em todo o projecto, sendo que em cada escritório o investimento rondou os 300/400 mil euros.

Gustavo Soares faz a ressalva para o papel de Pedro Sottomayor que, como diz, “foi a pessoa que fez a ligação entre a nossa empresa e todos os arquitectos; que apoiou a nossa fase de expansão e que permitiu contextualizar junto de cada arquitecto aquilo que eram as nossas necessidades”. Este designer de renome “conseguiu passar a nossa mensagem, pôr em marcha no terreno o conceito e o projecto que queríamos para os nossos escritórios e ainda fazer tudo isto sem colocar em causa o crescimento da nossa empresa”.

Relativamente aos arquitectos versus escritórios, “o escritório do Porto foi concebido pelo arquitecto Eduardo Souto Moura; o último que abrimos no Parque das Nações foi de autoria do arquitecto reputado João Mendes Ribeiro; no Car-

voeiro foi a arquitecta Graça Correia premiada em várias obras; o de Vilamoura foi entregue a duas jovens arquitecta, Catarina Almada Negreiros e Rita Almada Negreiros; depois tivemos no Estoril a Susana Meirinhos; em Paço d’Arcos (Oeiras Restrelo) Nuno Sottomayor, também um importante arquitecto com obra já feita; e em Lisboa, na Avenida Fontes Pereira de Melo (Lisboa Central) foi Alexandra Grande que representou o gabinete de arquitectos Pedra Líquida”.

O desafio colocado foi, pois, que “fizessem escritórios ‘diferentes’, permitindo que a vivência fosse diferente em cada um deles”.

duplicando quase a sua actividade no nosso País.

“Não só nos posicionámos em mais locais, sobretudo ao nível dos escritórios, como ficámos mais robustos em termos de trabalho e mais bem preparados, ou seja, adquirimos uma maior dimensão”, salienta.

Este ano já cresceram no primeiro trimestre e para tal “muito contribuiu este plano de expansão e o trabalho que cada um dos escritórios fez em termos dos conhecimentos das áreas onde actuam e do trabalho desenvolvido junto dos proprietários”.

A dimensão, força e dedicação das suas equipas teve igualmente o seu peso. Só para se ter uma ideia, cada um destes sete escritórios tem espaço para conter cerca de 30 profissionais distribuídos por áreas de administração, gestão, comercial, entre outras.

Para 2016, Gustavo Soares avança que têm a “expectativa de crescer aproximadamente 40%”,

sendo que, “neste momento, comparativamente ao período homólogo do ano passado, já estamos com 30%, pelo que contamos chegar ao final do ano com o crescimento que já estava estruturado”.

A maior novidade que revela é que o plano inicial dos sete escritórios permitiu à Sotheby’s chegar agora ao “segundo plano de expansão”, o qual vai permitir “a abertura de mais cinco escritórios de modo a termos uma cobertura absolutamente nacional”. Estes escritórios estão previstos para a “Madeira, mais dois escritórios no Algarve, Sintra e mais um escritório no Porto que serão concretizados dentro de dois/três anos”.

Neste momento ainda encontram-se a definir quais serão os arquitectos que irão fazer o projecto destes novos escritórios mas serão diferentes dos que participaram nestes sete escritórios e seguramente terão novas abordagens de forma a oferecerem “novos ambientes extraordinários a clientes extraordinários”.

The challenge thrown down was that “they should create offices that were ‘different’ permitting the experience and perception of each of them to be different”.

‘7 Offices / 7Architects’ is a unique and innovative project in the estate agency area not only in our country but in the world. As the Managing Director of Portugal Sotheby’s International Realty explains: “We have created a model not only in Portugal but also within the Sotheby’s universe worldwide is unique and has been attracting a lot of curiosity and interest”. And it’s so “unusual that various international offices have come to see our project”.

This initiative aims to transform each one of the six Sotheby’s offices in Portugal into architectural works of art with the aim of making the segment in which they work stand out - luxury - which is unique and rare. And when referring to ‘luxury’ he’s referring to clients with budgets over 500,000 euro and who represent 1/2% of total transactions made in the country.

Gustavo Soares explains that this focus is down to two key factors. First, it’s goal is to “have a presence in the most important places in the country, hence the opening of seven offices which culminated with the opening of the office in Parque das Naçoes, and which provides a solution at an operations level in the most significant locations in Portugal”. Second, it has to do with the “way these offices are structured, not just repositioning them in places of greater relevance in places where we are operating but also giving their employees the best working conditions and the best environment to meet our high-end clients.

Therefore, four years ago Portugal Sotheby’s International Realty, in partnership with indus-

trial designer Pedro Sottomayor, challenged six well-known Portuguese architects to design and build from scratch each of its seven offices.

Furthermore, “we proposed that each architect should design the office in a manner whereby a high-end client arriving at our office would feel something familiar and be surrounded by architectural, design or decorative elements that they would have at home”, adds Gustavo Soares.

‘State-of-the-art offices’ These offices, whilst having a lay-out that meets Sotheby’s own working system, they are all uniquely distinct, reflecting the style of each architect and the place in which they are implanted.

As such an investment of over two million euro was earmarked for the entire project, with the investment in each office standing at around 300/400,000 euro.

Gustavo Soares stresses the role of Pedro Sottomayor who he says “was the person who made the link between our company and all the architects; who supported our expansion phase and which enabled us to put out needs in context with each architect”. This famous designer “succeeded in getting across our message, getting the concept off the ground and the project that we wanted for our offices and even do all this without putting the growth of our company at risk”.

Regarding architects versus offices, “the Porto office was designed by architect Eduardo Souto Moura; the latest one we opened in Parque das Naçoes was designed by the renown architect

According to data put forward by Gustavo Soares, from 2014 to 2015, Southeby’s activity in Portugal increased more than 80%, almost doubling its activity in Portugal. “We didn’t just set up in more places, particularly at the offices level, but became more robust in terms of work and better prepared, in other words we acquired greater dimension”, he stresses.

This year they have already grown in the first quarter and “the expansion plan, the work that each of the offices did in terms of knowledge of the areas in which they operate and the work alongside owners contributed in large measure to this”.

The dimension, determination and dedication of its teams have also played an important part. Just to have an idea, each of these seven offices has space for around 30 professionals distributed in areas such as administration, management, commercial, among others.

For 2016, Gustavo Soares says they expect to “grow by around 40%”, in that “at the moment, compared to the same period last year, we’re at 30%, so by the end of the year we’ll achieve what we’d already factored”.

The big news he reveals is that the initial plan for the seven offices enables Sotheby’s to now move on to the “second plan for expansion”, which will enable “five more offices to be opened and enable an absolutely national coverage”. These offices are earmarked for “Madeira, a further two offices in the Algarve, Sintra and another office in Porto which will be finalised within two/three years”.

At present we are defining which architects will carry out these new office projects but they will be different from those involved in the seven offices and will certainly have new approaches in the way they offer “new and extraordinary environments to extraordinary clients”.

Revela também quem são os seus clientes, o que procuram e como vendem os imóveis portugueses nos ‘quatro cantos do Mundo’.

He also reveals who his clients are, what they are looking for and how they sell Portuguese properties in the ‘four corners of the world’.

Têm clientes brasileiros, também há os franceses, antes já se tinha ouvido falar dos chineses e mais recentemente começou-se a referir os suecos, sírios, paquistaneses, libaneses… parece que andam à ‘caça’ de compradores para os nossos imóveis em todo o mundo.

Desde há três anos, quando o mercado começou a recuperar e começou a atingir a dinâmica que tem hoje, já vendemos a 25 diferentes nacionalidades.

Mas é evidente que os brasileiros são o nosso primeiro mercado e que no ano passado representaram 40% das nossas vendas. Só para ter uma ideia, há três anos os portugueses representavam 10% das nossas vendas, o resto era tudo estrangeiro, pelo que não é mau andar sempre há procura de novos mercados. No ano passado levámos várias equipas de Portugal para promover cinco eventos em diferentes cidades do Brasil, estivemos também na Suécia, na África do Sul e em França. A busca constante por novos mercados faz parte do ‘ADN’ da Porta da Frente/ Christie´s.

Até porque, deste modo, quando falha um mercado temos sempre outros alternativos. E isso já nos aconteceu. Há 15 anos, contávamos muito com o mercado espanhol que depois ‘desapare-

ceu do mapa’. De seguida passámos a contar com o mercado angolano que hoje compram menos.

Seguiram-se os brasileiros, franceses e suecos e agora vamos, como falou e bem, para o Médio Oriente, há uma concentração grande no Dubai e no Qatar que não são bem pessoas desses países mas da Índia ou do Paquistão. Posso dizer que, no ano passado, vendemos sete ou oito propriedades a paquistaneses e indianos. Há, pois, muitos mercados para serem explorados.

Há pouco referiu que há três anos os portugueses representavam apenas 10% das vossas vendas. Esse paradigma já mudou? Os portugueses já regressaram ao mercado?

Em 2013 tínhamos 10% de vendas a portugueses, em 2014 subiu para 15% e em 2015 já tivemos 27%. Os portugueses voltaram em força ao mercado. Nestes três anos quase que triplicámos a nossa facturação e nesse valor global o número de portugueses sobe não só em termos percentuais relativos como absolutos. Os portugueses voltaram fortemente ao mercado no ano passado e no princípio deste ano essa tendência continuou.

uma salvaguarda para os seus investimentos, além de que perceberam que é muito mais rentável que o financeiro. O imobiliário tradicionalmente sempre foi um ‘porto seguro’, e agora voltou a ser, sendo que 95% destes portugueses que voltaram a investir nesta área não recorrem ao sistema bancário mas a capitais próprios.

Dos projectos que têm em comercialização ou que estão quase a fechar a comercialização a esmagadora maioria são lançamentos novos, é correcto?

De facto, em Lisboa, 70/80% das nossas vendas são lançamentos. Temos feito lançamentos de edifícios novos, não digo todas as semanas, mas nos últimos meses quase de 15 em 15 dias, nomeadamente na Avenida da Liberdade ou junto a esta artéria, Avenidas Novas, que a par dos bairros históricos e nobres da capital, tem acompanhado esta evolução. Temos feito muitos lançamentos com sucesso, fundamentalmente de projectos de reabilitação urbana. E está-se a falar de uma reabilitação excepcional porque também os promo-

tores evoluíram muito nesta matéria nos últimos tempos. Tudo isto faz com que, em Lisboa, sejamos o número um ao nível de lançamento de novos projectos.

No vosso site renovado pode-se encontrar todos estes projectos, bem como a inovação do apoio online aos vossos clientes. O que vos levou a desenvolver estas ferramentas?

Somos pioneiros ao criar a ferramenta a que chamámos de ‘atendimento online’ e que permite às pessoas que navegam na nossa página da Internet a possibilidade de, imediatamente, entrar em contacto com o consultor. Para o efeito temos sempre pessoas disponíveis online para atender os nossos clientes sete dias por semana. Esta ferramenta traduz-se numa questão de timing, de rapidez no atendimento ao cliente. Quando o cliente vê um imóvel que lhe interessa, em vez de nos enviar o tradicional email para obter mais informações ao qual provavelmente não lhe respondem imediatamente, no site, em tempo real, consegue falar com alguém e obter logo a informação que pretende ou

marcar uma visita ou também ser aconselhado em função das características do imóvel que procura a um determinado apartamento em detrimento de outro. Trata-se de uma relação mais próxima com o cliente.

O atendimento online tem três vertentes: Chat, WhatsApp e Telefone; curiosamente os dois primeiros são os mais utilizados uma vez que a maioria dos contactos online são de fora de Portugal.

Geralmente as pessoas vão ao nosso site quando as informamos de algum novo lançamento e depois vêem o Chat e contactam por essa via.

Tem sido uma experiência muito positiva já que temos tido muitas pessoas a contactar-nos via online e negócios fechados com pessoas que nos contactaram através do chat, pelo que percebemos que sentem que existe uma pró-actividade muito grande do nosso lado. Neste mês e pouco em que tem estado no ‘ar’ tem sido um sucesso e estamos muito optimistas pois já dá para perceber que foi uma boa iniciativa e um bom investimento.

French too and the Chinese and more recently the Swedish, Syrians, Pakistanis, Lebanese have begun to be referred to...it seems like you are hunting for buyers for our properties all over the world.

Ever since three years ago when the market began to recover and began to pick up the momentum that it has today, we have already sold to 25 different nationalities. But it is obvious that the Brazilians are our new primary market and who last year represented 40% of our sales. Just to get an idea, three years ago the Portuguese represented 10% of our sales, the rest was all foreign, so it’s not a bad thing to always be seeking new markets.

Last year we took various teams from Portugal to promote five events in different cities in Brazil, we were also in Sweden, South Africa and in France.

The constant search for new markets makes up part of Porta da Frente/Christie’s DNA. That’s because this way when a market fails we’ve always got alternatives. And this has already happened to us. Fifteen years ago we banked heavily on the Spanish market which then “vanished off the map”. Then we banked on the Angolan market which today is buying less. This was followed by the Brazilians, French and Swedes and now we’re looking intently at the Middle East since there is a big concentration of clients in Dubai and Qatar who are from India and Pakistan rather than these countries. I can say that last year we sold seven or eight properties to Pakistanis and Indians. Indeed there are many markets to be explored.

You mentioned that thee years ago the Portuguese represented only 10% of your sales.

Has this paradigm changed? Have the Portuguese returned to the market?

In 2013 we had 10% of sales from Portuguese, in 2014 that climbed to 15% and in 2015 we had 27%. The Portuguese have returned in force to the market. Over these three years we almost tripled our turnover and in this global amount the number of Portuguese has risen not only in relative percentage terms but also absolute terms. The Portuguese were back in the market in force last year and the beginning of this year and this trend has continued.

Today, the Portuguese have in the property market a safeguard for their investments and furthermore they have realised that it is a lot more profitable than the financial market. Traditionally property has always been a safe haven and is again now with 95% of these Portuguese returning to invest in this area not investing with loans from the banking system but with their own capital.

Of the projects that you are marketing for sale or for which you’ve almost closed the deal, the overwhelming majority are newly

launched ones, right?

Actually, in Lisbon 70/80% of our sales are new projects. We’ve launched new buildings, I wouldn’t say every week, but in the last few months almost fortnightly, namely in Avenida da Liberdade or close by, Avenidas Novas, which along with historic and high-end neighbourhoods have followed this development. We have successfully done a lot of launches, mainly urban rehabilitation projects.

And we’re talking about exceptional rehabilitation because developers too have evolved significantly in this areas recently. All of this has meant that in Lisbon we’re the No 1 when it comes to launching new projects.

On your newly revamped website you can find all these projects as well as your innovative online client support service. What led you to develop these tools?

We are pioneers in creating the tool which we’ve called ‘online client service’ which enables people to navigate our Internet page and immediately get in contact with a consultant. For that we’ve always got people available online to talk to our clients seven days a week. This tool means that we can quickly attend to our clients. When a cli-

ent sees a property that interests them, instead of sending us the traditional email to obtain more information to which they probably wouldn’t have got an immediate answer to, in real time they are attended to and can speak to someone who will give them the information they want or book a viewing or also be advised as to the features of the property they’re looking for in one specific apartment against another. It means a closer relationship with the client.

The online service has three vectors: Chat, WhatsApp and Telephone; interestingly enough the first two are the most used since the majority of online contacts are outside Portugal. Generally the people who visit our site when we tell them about some new launch and them go to Chat and contact us via this channel.

It has been a very positive experience since we have already had a lot of people contact us via online and sales closed with people that contacted us via chat, so that we feel that there is a very great pro-activeness from our side. In this month and a bit in which we have been ‘on-air’ it’s proved a success and we are more optimistic, indeed we can already see that it was a good initiative and investment.

Estamos em pleno Verão, época alta do turismo em Portugal não só externo como interno e também período do ano em que os nossos residentes no exterior aproveitam para vir matar saudades da sua terra, dos familiares e apanhar um pouco de Sol. We’re in Summer the high season for tourism in Portugal, not only outside but inside too. It’s also a period of the year when our residents abroad make the most of it to kill their homesickness for

their country, families and catch a bit of sun.

The real estate market has been showing great dynamism, with prices climbing every quarter and business turnover beating records, which means that the opportunities are there to be worked.

If this is normally a period when things “hot up” in terms of demand for summer and second home properties, then it is also one of discovering new business negotiations for second and summer homes triggering more viewings and, as a consequence, more exchanges of contract in September.

In truth, if we analyse the large cities and their urban centres, a lack of immediately available assets for sale in the market is evident. However, on the coast, particularly in the Algarve, there is still a wide choice of good quality property stock for those buying. From apartments in good condominiums, detached properties or in bands, both close to the sea or more set back but on good plots for gardens or cultivation.

Possibilities exist.

Starting to become sought after in Portugal are the Alentejan agricultural crofts providing an alternative for those looking for a quiet life in the country or want to start a new life as a farmer, while the supply or lack of it of water is no longer an issue thanks to the Alqueva Dam which is fully up and running.

For clients who want to buy, there are now many finance options available offering low bank spreads. Furthermore, the option for fixed

rates, which some months ago didn’t exist, is now possible and allows the more cautious to insulate themselves against future surprises. Boom de transacções e projectos turísticos New forms of real estate financing?

Há vários anos que o sector turístico se tem reafirmado como motor de dinamização da economia em Portugal. Após alguns anos de estagnação, marcados pela débil conjuntura económica nacional e internacional e pelo consequente recuo do investimento, estamos presentemente a viver um boom de transacções e projectos turísticos. O dinamismo deste sector, a par de outros do sector imobiliário, como é o caso da reabilitação urbana, são bons exemplos de como as alterações político-legislativas são produtoras e produtos de mudanças económico-sociais.

De facto, devemos reconhecer o esforço realizado através de diversas iniciativas legislativas no âmbito do turismo, no sentido da simplificação, da adaptação às realidades que foram surgindo no sector e da redução de custos de contexto.

Este percurso foi há muito iniciado pela profunda revisão do novo regime de instalação, exploração e funcionamento dos empreendimentos turísticos, operada pelo Decreto-Lei nº 15/2014, de 23 de Janeiro (NRJET).

Entre as várias inovações introduzidas por este diploma destacamos, pela sua actual e crescente relevância económico-social, a autonomização da figura do ‘alojamento local’ que pretendeu enquadrar e dinamizar uma oferta de alojamento turístico tendencialmente clandestina e marginal até essa data. Apesar de não ser tratado como um ‘empreendimento turístico’ stricto sensu, o alojamento local abrange realidades de natureza distinta como são as moradias, os apartamentos ou os ‘hostels’, cuja importância quantitativa e qualitativa para o sector turístico é hoje em dia inquestionável.

Nesta senda de procura de dinamização, redução de custos e aproximação à realidade sócio-económica, o legislador veio, mais recentemente, promover a disseminação e reconhecimento do turismo de natureza, havendo uma intenção

de, a breve trecho, fazer uma aproximação deste tipo de turismo ao alojamento local.

Por fim, foi ainda efectuada uma revisão do sistema de classificação dos empreendimentos turísticos, actualizando os requisitos relativos às instalações, equipamentos e serviços, mas também flexibilizando o sistema de classificação dos empreendimentos turísticos, até ao ponto de ser possível dispensar a atribuição de determinada categoria, desde que os requisitos mínimos se encontrem cumpridos.

A par desta proliferação dos diversos tipos de alojamento temporário, assiste-se também a um recrudescimento do turismo residencial tão em voga no período pré-crise. Apesar do muito que já foi efectuado no enquadramento legislativo do turismo, atendendo ao potencial que o nosso País outrora já demonstrou ter neste segmento, atraindo amplos investimentos de turismo residencial, valeria a pena revisitar e reavaliar alguns aspectos do NRJET, com o mesmo propósito de flexibilizar o regime e reduzir custos de contexto, e assim potencializar o interesse do investimento nacional e estrangeiro nesta vertente do turismo residencial e de segunda residência.

For some years the tourism sector has been the driver of the economy in Portugal. After some years of stagnation, marked by a weak national and international climate and consequent shrinking in investment, we are currently enjoying a boom in transactions and tourism projects.

The dynamism of this sector, like others in the real estate sector, such as urban rehabilitation, are good examples of how political-legislative alterations are agents and products of socioeconomic change.

In fact, we should recognise the effort made through various legislative initiatives in tourism, in the sense of simplifying and adapting to reali-

ties that have arisen in the sector and the reduction in red tape costs.

This road was taken a long time ago through a thorough review of the new regime for building, exploring and operating tourism developments governed by Decree-Law No 15/2014, of 23 January (NRJET).

Among the various innovations introduced by this bill we would highlight because of its current and growing socio-economic relevance, the independence of ‘local accommodation’ which aims to include and boost the supply of tourist accommodation which until this date was necessarily clandestine. Despite not being a ‘tourism development’ in the strictest sense of the word, local accommodation includes realities of a distinct nature such as tow houses, apartments and ‘hostels’, whose qualitative and quantitative importance for the tourism sector is today undeniable.

Meaning a demand for dynamism, reduction in costs and a closer proximity to socio-economic reality, the legislator has more recently promoted the dissemination and recognition of nature tourism, with the intention in the short-term to

align this type of tourism to local accommodation.

Finally, a review of the tourism development classification system has been carried out, updating requirements regarding premises, facilities and services, but also making the classification system for tourism developments more flexible to the point where it is possible dispense with awarding a specific category providing the minimum requirements are met.

Alongside this proliferation of various types of temporary accommodation, there has also been an upsurge in residential tourism that was so in vogue during the pre-crisis period. Despite much that has already been done within the legal framework of tourism, being attentive to the potential that our Country in the past has already shown to have in this segment, attracting ample investments from residential tourism, it would be worthwhile revising and reviewing some aspects of the NRJET, with the same aim of freeing up the regime and reducing red tape costs, and thereby boosting interest from national and international investment and second residency.

Não posso deixar de lhe perguntar sobre a origem do nome tão original da construtora: Albarrã? É efectivamente um nome pouco comum. A designação da empresa vem do nome de uma propriedade no concelho de Vila de Rei, distrito de Castelo Branco, pertencente à família do fundador da empresa. Esta propriedade, de nome ‘Albarrã’, era das maiores e mais férteis, sendo este o nome escolhido simbolizando a desejada produtividade.

A construtora começou pela mão de seu pai, António Alves Antunes, e já vai na segunda geração no sector da construção. São duas gerações muito diferentes em termos de projectos e mercado?

A Construtora Albarrã foi desde início um projecto de família assente na experiência dos seus colaboradores e com base num conjunto de valores de seriedade e profissionalismo que sempre nortearam a sua actuação.

O engenheiro António Alves Antunes fundou a empresa e liderou-a até 2012, crescendo e fazendo-a crescer. Hoje em dia sou eu quem está a frente da empresa mas é o esforço e dedicação de todos os nossos colaboradores que nos permite estar onde estamos e continuar a criar o nosso caminho de crescimento sustentado.

Posso dizer que os projectos e o mercado sofreram as oscilações conhecidas por todos os que acompanham o sector da construção e não só.

Para fazer face a estas oscilações e diferenças a capacidade de fácil e rápida adaptação às novas situações são sem dúvida uma característica muito importante para os profissionais do sector no geral e é com satisfação que afirmo que os colaboradores da Construtora Albarrã em particular têm demonstrado estar à altura desses desafios.

Quais os projectos mais marcantes em que a empresa participou e quais as obras em que estão envolvidos actualmente?

Em trinta anos é sempre complicado destacar um ou outro projecto. Por um lado, porque é sempre uma questão subjectiva e, por outro, porque corro o risco de ser injusto. Ainda assim, destacaria duas obras.

A remodelação e beneficiação do Serviço de Cirurgia I do Hospital de São José, que tem, como a generalidade das obras que decorrem em ambiente hospitalar, constrangimentos próprios e que implicam uma atenção diferente no modo como trabalhamos. Esta empreitada teve também a particularidade de ser um projecto de maior dimensão face às restantes empreitadas à data.

E a reabilitação de um edifício no Bairro Alto em Lisboa que implicou a utilização de soluções algo específicas e que devido ao seu estado anterior de degradação interior e exterior dá um especial gosto de ver o trabalho final.

Nos dias que correm, dedicam-se mais à construção ou à reabilitação/conservação?

O foco da actividade da empresa encontra-se actualmente mais nos trabalhos de reabilitação de património edificado. Continua a existir procura para construção nova mas a reabilitação é, sem dúvida, a actividade para a qual somos mais solicitados diariamente. No fundo acaba por ser o acompanhar da tendência do mercado, principalmente no concelho de Lisboa que é a nossa principal área de actuação e onde existe actualmente muito investimento em imóveis com a necessidade de realização de obras de recuperação ou de adaptação para uma exploração dedicada ao turismo.

I couldn’t help but ask where he got such an original name for the builders from: Albarrã?

It’s really not a common name. The name comes from the name of a property in the municipality of Vila de Rei in the Castelo Branco district which belongs to the family of the company’s founder. This property called ‘Albarrã’, was one of the largest and most fertile estates and the name was chosen as it symbolised the producitvity desired.

Em que medida o facto de possuírem uma importante carteira de clientes, nomeadamente do sector público (hospitais, autarquias, etc.), vos permitiu seguir em frente no mercado nacional?

Efectivamente temos uma fatia importante de clientes no sector público, resultado de uma actuação consistente ao longo dos anos. No entanto temos também no mercado privado alguns clientes que vamos cativando e desenvolvendo e que são hoje em dia uma fatia significativa do nosso volume de facturação.

Este alargar de horizontes no mercado privado surge também por culpa de alguma reorientação estratégica interna motivada pelas limitações financeiras do Estado conhecidas por todos os portugueses. Correndo o risco de me repetir, esta carteira de clientes, públicos e privados, surge do trabalho e dedicação diários de todos os colaboradores. Desta forma é possível alimentar um ciclo positivo em que se gera bom feedback com base em trabalho passado e que por si gera também mais oportunidades.

The building firm was started by your father, António Alves Antunes, and is now in its second generation in the construction sector. Are they two very different generations in terms of projects and markets?

The Construtora Albarrã was always from the beginning a family project based on the experience of its staff and based on a number of values such as sobriety and professionalism which always governed its activity.

Engineer António Alves Antunes founded the company and led it until 2012, seeing it grow and helping it to grow. Today I’m leading the company but it is the effort and dedication of all our staff that enables us to be where we are and continue on our path to sustained growth.

I can say that projects and the market has suffered from oscillations experienced by all those who are in the construction sector and not just. Being able to face these oscillations and differences, the capacity of easy and rapid adaptation to new situations are without a doubt a very important characteristic for professionals in the sector in general and I am very pleased to say that the staff at Construtora Albarrã in particular have shown that they are up to these challenges.

Não pude deixar de reparar no vosso site numa frase de Gandhi: “O futuro dependerá daquilo que fazemos no presente”. Tendo em conta esta frase e o vosso presente, como perspectiva o vosso futuro próximo?

Depois de trinta anos no mercado, o objectivo é que a Construtora Albarrã continue presente durante pelo menos outros trinta dando seguimento ao que de bom se fez no passado e tentando crescer individualmente e como equipa mas mantendo-nos fiéis aos princípios que sempre nos acompanharam. O foco na seriedade, profissionalismo, rigor e qualidade continuará presente como linhas base para o futuro.

Caminharemos por onde o mercado nos permitir e estou confiante que a Construtora Albarrã, fruto do trabalho dos seus colaboradores e também dos seus parceiros, continuará o seu percurso fiel aos seus actuais clientes e conquistando clientes novos.

What are the most important projects that the company has been involved in and what projects are you currently involved in?

It’s very difficult to pinpoint one or other project over thirty years. On the one hand because it is always a subjective question and, on the other, because I run the risk of being unfair. Nevertheless, I would highlight two works.

The modernisation and refurbishment of the Surgery I at São José Hospital, which has, like most of the works that are carried out in a hospital environment, specific constraints and which require a different attention in the way in which work. This project also had the particular feature of being a large-scale project in comparison with the other projects to date.

And the rehabilitation of a building in Bairro Alto in Lisbon that meant using somewhat specific solutions and because of its former state of degradation both outside and in gave a special satisfaction to see the final result.

Today are you dedicated more to construction or rehabilitation/conservation?

The company’s current activity focus is more on rehabilitation works on building heritage. There is still demand for new construction but rehabilitation is, without a doubt, the activity that we get the most requests for on a daily basis. At the end of the day we are following the market trend, principally in the municipality of Lisbon which is our main activity location and where currently there is a lot of investment in properties which required refurbishment and adaptation works for tourism exploration.

How far does the fact that you have an important portfolio of clients, namely in the public sector (hospitals, local councils, etc), enable you to forge ahead in the national market?

Actually we have an important slice of the client pie in the public sector as a result of our consistent performance over the years. That said, we also have in the market some clients that we’ve attracted and finessed and which today represent a significant slice of our turnover volume.

This widening of the horizon in the private market has also arisen due to some internal strategic reorganisation motivated by financial limitations from the State known by all Portuguese.

Without wanting to repeat myself, this portfolio of clients, public and private, has arisen from the daily work and dedication from all our staff. In this way it’s possible to feed a positive cycle on the back of good feedback based on past work and which in itself generates more opportunities too.

I couldn’t help noticing a phrase from Ghandi on your site: “The future depends on what we do in the present”. Taking into account this phrase and your present, how do you see your near future?

After thirty years in the market, the goal is for Construtora Albarrã to be in the market for at least another thirty years on the back of the good work done in the past while trying to grow individually and as a team but staying true to the principles that we’ve always followed. The focus on sobriety, professionalism, accuracy and quality will continue to be present as the bottom line for the future.

We’ll go where the market lets us and I am confident that Construtora Albarrã, thanks to the work of its staff and partners, will continue along its road faithful to its current clients and winning new ones.

We will work hard in the present to build the future.

Há algo de ‘romântico’ no acto de viajar de comboio por vales, montanhas e planícies. Mas este é também um meio de transporte que permite a mobilidade e reduz a pegada ambiental quer das empresas transportadoras, quer dos próprios clientes.

There’s something romantic about travelling by train across valleys, mountains and plains. But this also a means of transport that enables one to be mobile and reduces the environmental footprint both for transport companies and the passengers themselves.

Existe uma geração que foi arrebatada pela imagem dos comboios a fumegar de outrora, dos seus cromados brilhantes e do uniforme dos funcionários que estendiam a bandeira vermelha à sua passagem veloz. Muitos foram os que transportaram esse ideal imaginário para as pistas de comboios eléctricos que lá em casa, e entre amigos, percorria cidades com bonecos, montanhas e estações quase à séria.

Mas os mais novos, hoje, também se deixam

deslumbrar, pela sua rapidez, pela paisagem que vêem pela janela, pelos destinos a que os leva.

Há algo de ‘romântico’ no acto de viajar de comboio, seja de Lisboa ao Porto, seja de Braga a Faro ou a Madrid, Paris… mas há uns comboios que o são mais que outros.

E o que os move a este tipo de viagem? 100% dos clientes afirma que o fazem por motivo de lazer. A este factor junta-se o património histórico-cultural e natural, onde as belezas paisagísticas valem bem a pena a viagem. É preciso dizer que este comboio é amigo dos que pretendem passar um bom momento mas não tanto do ambiente. Ainda assim, o carvão tem sido substituído pela tracção a diesel, existindo a nossa expectativa que venha a ter uma solução mais sustentável no futuro.

Chegar às tradições e festivais Fonte da CP explicou à Magazine Imobiliário que a empresa “transporta anualmente mais de 112 milhões de passageiros, sendo que mais de 20% deste volume de viagens são do segmento de lazer e/ou turismo. Sem esquecer os tradicionais ‘Interail’ e os comboios especiais para festivais e concertos musicais, sobretudo na Primavera e Verão.

Mas mais do que o turismo ou lazer, os comboios promovem a mobilidade e contribuem para reduzir a pegada ambiental quer das empresas transportadoras, quer dos próprios clientes.

Transporte ‘eco-frendly’ O sector dos transportes é um dos grandes res-

ponsáveis pelo aumento das emissões gasosas para a atmosfera. Segundo o relatório da Agência Portuguesa do Ambiente (APA) representou 36% do consumo total de energia final (2013). Ainda assim, quando se compara com o transporte rodoviário e aéreo, o ferroviário tem apenas uma pequena quota-parte nessas emissões.

Além disso, actualmente, as transportadoras ferroviárias nacionais têm vindo a desenvolver políticas mais amigas do ambiente e, como tal, a investir na redução dos consumos, de emissões e de resíduos.

A título de exemplo refira-se que procedem à recolha e encaminhamento dos resíduos produzidos, nomeadamente papel/cartão, embalagens e vidros. É também prática comum proceder a medições de ruído dos comboios. No caso da CP, a empresa procedeu à substituição dos cepos de ferro fundido por cepos sintéticos e com isso obteve uma diminuição para metade do nível de ruído percebido pelo ouvido humano (uma redução de cerca de seis a oito decibéis) no ruído de passagem do material circulante.

There is a generation that has a nostalgic fondness for the image of steam trains, their chrome shinning, the conductors in their uniforms calling “all aboard” and announcing the next stop with a flourish of a red flag. Many too were swept away by an imaginary world of electric model train sets at home and with friends that raced through cities with little figures, mountains and stations which almost looked real.

But today’s youngsters too are seduced by the speed in which the countryside whizzes past the window and the destinations to which they are taken.

There’s something romantic about travelling by train, whether from Lisbon to Porto, Braga to Faro or to Madrid, Paris... But there are some trains which are in a class of their own.

One only has to think about the Douro Historic Train which snakes around the port wine terraces and along the calm waters of the river. In 2015 alone according to the Portuguese state rail company Comboios de Portugal (CP), the Historic Train carried 6,202 passengers on 30 journeys with an average take-up rate of 81.5%.

So what makes people want to make this kind of trip? 100% of passengers say that they do it for recreation. Add to this factor the natural, cultural and historical heritage and where the lovely landscapes make it worthwhile to travel by train.

It has to be said that this train is a friend to those who want to have a good time in the natural environment but not at its cost. Even so, the coal has been replaced by diesel traction with the expectation that in the future there will a more sustainable solution.

Getting to traditions and festivals A CP source told Magazine Imobiliário that the company annually carries over 112 million passengers with 20% of this turnover in terms of journeys devoted to recreation and/or tourism.

Not forgetting the ‘Interrail’ tradition and the special trains put on for music concerts and festivals in the Spring and Summer.

But more than tourism and leisure, trains encourage mobility and contribute to reducing the environmental footprint of both transport companies and the passengers themselves.

Eco-friendly transport The transport sector is one of the main culprits for the increase in greenhouse gas emissions into the atmosphere. According to a report from the Portuguese Environment Agency (Agência Portuguesa do Ambiente - APA) it represented 36% of total energy consumption (2013). Even

so, when compared with road and air transport, the railway makes up just a fraction of these emissions.

Moreover, national rail carriers have been currently developing more environmentally friendly policies and, as such, investing in reducing consumption, emissions and waste.

He gives a good example in the collection and recycling of residuals produced, namely paper/ cardboard, packaging and glass. It’s also common practice to measure and control noise pollution from trains. In the case of CP, the company has proceeded to replace cast-iron sleepers with synthetic ones thereby cutting in half the perceptible noise level heard by the human ear (a reduction of around six to eight decibels) in the noise from rolling stock material.

In addition to the high transport capacity in terms of occupied ground area, trains can carry a high number of passengers in one journey alone. Can you imagine if everyone left their petrol and diesel powered cars at home and went to work by train. The environment would probably be as grateful as our health.

There’s nothing purer than travelling by train where you can still pull down the window, feel the fresh air against your face and take-in a pine forest on a hillside or a castle on top of a hill. That’s what it’s like travelling through Portugal.

Há pouco mais de três anos, o gestor mudou-se para o Grupo Ferreira, onde o imobiliário continua a ser sua principal aposta.

In a little over three years, the manager has moved to work for the Ferreira Group where real estate continues to be its main target of investment.

Engenheiro civil de formação, Rui Ávila iniciou a sua actividade na Soares da Costa, em 1981.

Contudo, foi no grupo Sonae que teve oportunidade de experimentar e aperfeiçoar-se nas várias vertentes do imobiliário. Desde a Cinclus, empresa de consultoria de engenharia especializada na gestão de empreendimentos, onde iniciou actividade e chegou a director técnico, passando pela Imo R, empresa que esteve na origem do projecto do Norteshopping.

Em 93, Rui Ávila passou para a Sonae Imobiliária, como responsável pela gestão do GuimarãesShopping. Dois anos depois foi desafiado para um novo projecto, assumindo a direcção geral e mais tarde a administração da Praedium, empresa especializada no segmento residencial, que deixou a sua marca em vários empreendimentos de gama média alta, como é o caso do Condomínio da Foz; Quinta das Sedas; Torre de S. Gabriel ou Guimarães Residence, entre outros, tendo promovido um total de mil fracções.

A partir de 2002, passa a integrar a administração da Sonae Turismo, estando no desenvolvimento e fase de implementação do projecto Troia Resort, que, nos “últimos anos fez o seu caminho”, e que, nesta altura, é um destino “condenado ao sucesso”, acredita Rui Ávila.

Há pouco mais de três anos muda-se para o Grupo Ferreira, onde a construção e, especialmente, o imobiliário continuam a ser sua principal aposta. “Tem sido uma experiência muito agradável e que está em pleno desenvolvimento”, destaca.

Na verdade, o Grupo Ferreira tem-se destacado pelos investimentos na hotelaria e no residencial, que tem como tónica a forte aposta na reabilitação de imóveis, especialmente nos centros das cidades de Lisboa e Porto. São exemplos disso, os projectos de reabilitação para quatro prédios, na Avenida Duque de Loulé, em Lisboa, em fase de aprovação; e no Porto, o projecto hoteleiro na Rua do Bonjardim, em fase avançada de reabilitação; o hotel de cinco estrelas para o Edifício AXA, nos Aliados; a reconversão do emblemático edifício da Faculdade de Farmácia num projecto residen-

cial de luxo, entre outros. Na vertente turística destaca-se o empreendimento de Vale Pisão, em Santo Tirso, um projecto já consolidado mas que em breve vai receber uma nova fase de investimento, que implicará, também, a ampliação do campo de golfe.

Para Rui Ávila o mercado do arrendamento é o segmento que traduz melhor a verdade do mercado imobiliário. Por isso, entre todos os projectos que liderou destaca o desenvolvimento dos projectos dos City Flats e City Lofts, na Quinta das Sedas, na primeira década do novo milénio. Um produto com a marca da Praedium, constituído por apartamentos de 40 m2, mobilados e equipados, com lavandaria condominial, e destinados ao mercado do arrendamento. Um produto de investimento, inovador para a época e que, neste momento, continua a apresentar uma ocupação próxima dos 100%. “É o meu segmento preferido, porque contrariamente, ao mercado de compra e venda, que nos obriga a estar mais atentos aos ciclos económicos, este é um segmento que traduz melhor a continuidade do mercado”, destaca.

Trained in civil engineering, Rui Ávila began his career with Soares da Costa in 1981. However, it was with the Sonae Group that he had the opportunity to experiment and hone his skills in the various aspects of the real estate business. From Cinclus, the engineering consultancy firm specialising in developments management, where he worked and became technical director to Imo R, which was behind the Norteshopping project.

In 93, Rui Ávila moved to the property subsidiary of the Sonae Group - Sonae Imobilíaria - as management director of GuimarãesShopping.

Two years later he took up the challenge for a new project, taking the managing director’s post and later became a director of Praedium, a company specialised in the residential segment and who left his mark on various mid to high end developments, such as the Condomínio da Faz apartments; Quinta das Sedas; Torre de S. Gabriel or Guimarães Residence,

among others, having developed a total of 1,000 dwellings.

From 2002, he joined the board of Sonae Turismo (the tourism development arm of the Sonae Group), and was involved in the Troia Resort development which, in “recent years dictated his path”, and which at the time was a destination “meant for success”, Rui Ávila believes.

In a little over three years, the manager has moved to work for the Ferreira Group where real estate in particular continues to be its main target of investment. “It has been a very pleasant experience and one which is fully underway in terms of development”, he says.

Actually, the Ferreira Group has stood out for its investments in the hotel and residential sectors, which has greatly focused in the refurbishment and restoration of properties, especially in the centres of Lisbon and Porto.

Examples being rehabilitation projects for four buildings in Avenida Duque de Loulé, in Lisbon, in planning permission phase; and in Porto, the hotel project in Rua do Bonjardim, in an advanced phase of rehabilitation; the five-star hotel for the AXA building, in the avenue Aliados; the reconversion of the emblematic Pharmacy Faculty building into a luxury residential project, among others. In terms of tourism the Vale Pisão development in Santo Tirso stands out, an already consolidated project but which will shortly receive a new tranche of investment implying the extension of the golf course too.

For Rui Ávila the rental market is the segment which best illustrates the true situation of the real estate market. Which is why, of all the projects he has led, the developments of the City Flats and City Lofts in Quinta das Sedas in the first decade of the new millennium stand out. Also a product with the Praedium brand comprising 40 m2 apartments fully furnished and fitted out, with communal laundry and destined for the rental market. An innovative investment product for the time and which now continues to enjoy a take-up rate of close to 100%.

“It’s my favourite segment, because unlike the buying and selling market, which forces us to be attentive to economic cycles, this is a segment that represents the best in market continuity”, he points out.

Matosinhos destino de Sol e Praia Matosinhos a Sun and Sand destination Nas décadas de 60 e 70, Matosinhos era um destino eleito, por muitas famílias do Norte do País, para as férias de Verão. E nem o cheiro a peixe, característico das conserveiras, afastava os veraneantes das frias, mas calmas, águas desta praia.

Os anos foram passando, as conserveiras foram substituídas por cada vez mais urbanizações, mas a aposta no saneamento e na limpeza das praias foi muito mais demorada.

Finalmente, na última década, as autarquias do Porto, Matosinhos e Gaia tomaram consciência de que era necessário mudar este paradigma e conseguiram, em poucos anos, que estas praias sejam agora uma referência na qualidade.

E, curiosamente, isto permitiu que agora estejam na moda, atraindo – além dos habituais veraneantes nacionais - também os casais de turistas, que são a novidade nos areais de Matosinhos. Um facto que leva a que haja promotores a investir em novas unidades hoteleiras em Matosinhos, vocacionadas para o segmento Sol e Mar.

In the 60s and 70s, Matosinhos was a destination of choice for many families in the north of Portugal to spend their Summer holidays.

The years have rolled on, the canning factories have been increasingly replaced with urban development, but investments in cleaning and sanitising the beaches has taken a lot longer.

Finally, in the last decade, the municipal councils of Porto, Matosinhos and Gaia became aware that they needed to change this paradigm and managed in just a few years to ensure that these beaches became a benchmark for quality.

And, strangely enough, this has enabled them to now be in fashion, attracting - apart from the usual national fans - but also tourists who are a new to the sands of Matosinhos. A fact that has led to developers investing in new hotel units in Matosinhos aimed at the Sun and Sea segment.

As funções de ‘apoio’ às organizações tornaramse hoje altamente profissionalizadas, atingindo elevados níveis de eficiência, produtividade e inovação.

A Managing Partner da Aguirre Newman, Patrícia Liz, esteve recentemente na conferência SSON, que decorreu em Dublin, na Irlanda, e explica-nos o estado actual dos Centros de Serviços Partilhados (CSP) e a posição de Portugal.

The Managing Partner of Aguirre Newman, Patrícia Liz, was recently at the SSON conference which took place in Dublin, Ireland, and explained to us the current state of the Shared Services Centres (SSC) and the Position of Portugal.

A consultora imobiliária Aguirre Newman tornou-se recentemente numa das sócias-fundadora desta associação e de acordo com a Managing Partner da Aguirre Newman, “a principal razão desta iniciativa foi atrair investimento estrangeiro e tornar Portugal uma plataforma privilegiada para ter centros partilhados potenciando as nossas naturais capacidades”.

Esta associação conta, além da Aguirre Newman, com o município do Fundão e as empresas RHmais e Cleverti. Patrícia Liz refere a este propósito que “a câmara do Fundão está muito dinâmica no desenvolvimento daquela região, embora a localização não tenha de ser sempre nesta zona do País”.

A nova associação “não quer que Portugal seja apenas competitivo em termos de preço, mas também claramente demonstrativo das suas competências profissionais, por um lado a flexibilidade, natural aptidão para línguas estrangeiras e forte talento nas equipas que podem formar estes centros e por outro empresas de serviços bem estruturadas para fazer face às necessidades de instalação dos mesmos”. Daí fazer parte da ASSOP/Let’s Go On um conjunto de valências diversificadas como a Aguirre Newman, com a componente de procura dos espaços e todos os projectos de arquitectura inerentes à sua instalação; a RHmais, com o apoio na parte de selecção, formação e gestão operacional dos recursos humanos; e a Cleverti, com todo o suporte ao nível de tecnologias de informação e comunicação, informático e digital, todas áreas fundamentais à instalação de um centro partilhado em Portugal”.

Esta associação possui um “networking bem alicer-

çado” que lhes vai permitir abrir portas para captar empresas internacionais à sua plataforma. Aliás, o mentor deste projecto, cujo nome ainda não pode ser revelado oficialmente, possui “uma experiência de há muitos anos nesta área, com uma elevada capacidade de difusão e uma base muito consolidada que vai ser vital para esta operação”.

E depois há também “um conjunto de entidades oficiais que podem ajudar neste dinamismo”.

Patrícia Liz defende que “Portugal é competitivo em relação ao resto da Europa”, por isso, um dos objectivos da associação é “colocar o nosso País no mapa dos CSP”. Acrescentando que “esta realidade está a acontecer em outros países com os quais conseguimos competir, nomeadamente a Polónia ou a Irlanda, pelo que podemos fazer algo mais aprofundado nesse sentido”.

CSP portugueses mais competitivos No Summit que decorreu recentemente em Dublin, e no qual a associação participou como ‘convidada’, Patrícia Liz diz que a “Irlanda, de acordo com as entidades oficiais presentes neste evento, está claramente a procurar colocar-se no mapa e estão a ter uma dinâmica indiscutível; inclusivamente estão a atrair emigrantes para trabalhar neste país de forma a poderem dar resposta às solicitações que estão a ter”.

Ainda assim, apesar “do que estão a oferecer neste momento aos colaboradores ser muito atractivo, o nível de custos para a instalação de centros na Irlanda acabará sempre por ser mais dispendioso que em Portugal”. Logo, “o nosso País tem todas as condições para ser competitivo por oferecer uma

competitivo. “Há mercado, o dinamismo é muito maior do que nós temos em mente e Portugal não pode perder esta oportunidade e não vai perder seguramente”, conclui Patrícia Liz.

O evento irlandês deu também para perceber “o elevado nível de profissionalização que estes centros estão a ter”. “Hoje já não se fala apenas do centro de facturação localizado na Índia e.g., fala-se em muitas outras localizações e em novas abordagens a este segmento”.

Em relação ao caso particular da Índia, país que continua “fortíssimo nesta área”, Patrícia Liz acredita que “Portugal pode fazer concorrência ao nível das empresas europeias”, defendendo que “é muito mais fácil para estas empresas ter um CSP centralizado em Portugal que consegue dar uma resposta mais rápida e eficiente a um país europeu, que um CSP indiano, onde a língua não é tanto uma barreira para nós como para eles”.

O congresso de Dublin enfatizou também a tónica no alargamento das funções dos serviços partilhados, que agora “vai para lá da parte financeira ou dos serviços informáticos e que já começa a integrar o facility management”, e que se constitui, hoje, um dos maiores desafios deste segmento: “Colocar tudo isto num elevado patamar profissional, onde a capacidade de reposta tem de ser tão rápida que não se note que é um serviço partilhado mas antes que é a própria empresa que está a dar a cara” é um grande desafio e “quem melhor o fizer, conseguirá captar mais investimento estrangeiro”.

Patrícia Liz adiantou, sem citar nomes, que estão a acompanhar, neste momento, a “procura por um espaço de 6.000 m2 para instalar um CSP em Portugal, e que recentemente instalámos outros dois centros, o que demonstra que esta tendência está também a ser uma realidade no nosso País”.

The new association “does not want Portugal to only be competitive in terms of price, but also clearly shows its professional skills, on the one hand the flexibility, natural aptitude for foreign languages and a strong talent in the teams that could train these centres and on the other hand service companies that are well-structured to meet the requirements for setting up the same”.

From there it is part of ASSOP/Let’s Go On, a collection of diversified valences like Aguirre Newman, with the space demand component and all architectural projects inherent to its setting up; RHmais, with the support on the part of the selection, training and operational management of human resources; and Cleverti, with all its support at the level of information technology and communication, computer and digital technology, all fundamental areas for setting up a shared centre in Portugal”.

This association has a “well-grounded networking structure” that will enable them to open doors to attract international companies to its platform. Moreover, the mentor behind this project, whose name cannot yet be revealed officially, has “had an experience in this area for many years with a high capacity of diffusion and a very well consolidated base which will be vital for this operation”. And then there are also “a number of official entities that could help in this dynamism”.

Patrícia Liz argues that “Portugal is competitive in relation to the rest of Europe”, which is why one of the association’s goals is to “put our country on the CSP map”. Adding that “this reality is taking place in other countries with which we can compete, namely Poland or Ireland, so that we can do something deeper in this direction”.

More competitive Portuguese SSCs At the summit which recently took place in Dublin, and in which the association took part as the ‘guest’, Patrícia Liz says that “Ireland, according to the official entities at this event, is clearly seeking to put itself on the map and have a undeniably dynamic; and are inclusively attracting immigrants to work in this country to meet the requests they have”.

Furthermore, despite “at the moment offering staff very attractive conditions, the level of costs for setting up centres in Ireland will always end up being more costly than in Portugal”. Therefore, “Portugal has all the conditions to be competitive and offer a more attractive cost/benefit relationship in the operability of the company”.

The Ireland event also revealed “the high level of professionalism that these centres have”. “Today people no longer talk only about an invoicing centre located in India e.g., they talk about many other locations and in new approaches for this segment”.

In relation to the particular case of India, a country that continues to be extremely strong in this area”, Patrícia Liz believes that “Portugal can compete at the European companies level”, arguing that “it’s a lot easier for these companies to have a SSC based in Portugal that can rapidly meet the business requirements of a European country, than a Indian SSC, where the language is not so much a barrier for us as for them”.

The Dublin congress also emphasised the tonic from widening the functions of shared services, which now “goes beyond the financial aspect or that of IT services and which has already begun to integrate facility management”, and which today is one of the greatest challenges for this segment: “Placing all of this on a higher professional playing field, where capacity to reply has to be so rapid that you can’t tell that this is a shared service but rather the company itself” is a big challenge and who better to meet it, and manage to attract more foreign investment”.

Patrícia Liz adds, without naming names, that they are following at the moment the “demand for a 6,000m2 space to set up a SSC in Portugal, and that recently we found homes for another two centres, which shows that this trend is also becoming a reality in our country”.

In other words, the SSC has already gone from being the simplistic perspective of cost reduction for companies to a high level of professionalism with a service of excellence and it is here that Portugal can stand out and be more competitive. “There’s a market, the dynamism is a lot greater than we can imagine and Portugal cannot miss this boat and certainly will not do so”, concludes Patrícia Liz.

Tourism and the Real Estate Markets

O turismo é um dos maiores sectores económicos. De acordo com o WTTC, o turismo representa quase 10% do PIB mundial e aproximadamente um em cada 11 empregos do planeta. Qualquer país que não tenha uma estratégia sólida para este sector prescinde de uma importante componente de actividade económica. Mas não é apenas esta componente directa a única perda que esses países sofrem. O designado turismo de negócios e todas as interacções de negócios entre visitantes e anfitriões, aumenta a probabilidade de gerar mais negócios e investimentos para o país. Os investidores olham para as oportunidades em mercados com os quais estão familiarizados. O turismo pode estabelecer o primeiro nível de familiaridade, especialmente se se tratar de uma recepção particularmente hospitaleira.

Os mercados internacionais de turismo são curiosos no sentido em que, enquanto alguns mercados têm uma dimensão de acordo com as grandes componentes macro-económicos, tais como o tamanho do PIB, população, extensão territorial, etc., outros mercados estão largamente sobredimensionados quando comparados com esses factores. Um exemplo destas discrepâncias é o top 3 do turismo global em que os países que recebem o maior volume de turistas são a França, Estados Unidos da América e Espanha que, respectivamente, receberam 83,7 milhões, 75 milhões e 65 milhões de turistas em 2014. França e Espanha não são, nem os maiores países, nem os países com o maior PIB, ainda assim a sua infra-estrutura, belezas naturais, monumentos e, sobretudo, a sua oferta, consegue captar uma parcela significativa do mercado

turístico global. Outro exemplo de tais discrepâncias pode ser encontrado em Portugal e em duas das suas ex-colónias. O pequeno território de Macau recebe cerca 15 milhões de turistas todos os anos, enquanto o enorme Brasil recebeu apenas 6,4 milhões de turistas em 2014.

Portugal fica algures no meio com, dependendo de quais as estatísticas usadas, com aproximadamente 11 milhões de turistas.

O mix de visitantes, as suas despesas e os hábitos são também de extrema importância quando se mede os efeitos económicos deste sector. No exemplo dado acima, Macau encontra-se muito focado em receber turistas com a motivação do jogo e entretenimento provenientes da China continental ou de passeios de um dia/visitas de fim-de-semana a partir de Hong Kong. Portugal, por outro lado, está muito focado na oferta de sol, mar e praia, mas, cada vez mais, consegue atrair mais e mais turistas culturais e visitantes de ‘city breaks’.

Como devem os investidores imobiliários olhar para este sector, que cresceu além de um sector especialista para investidores institucionais?

O impulso para os operadores de hotéis equilibrar os seus balanços, vender propriedades e focarem-se nas suas operações, conduziu, ao longo da última década, um incremento do número de activos para outros investidores. A forte componente deste sector tem também incentivado a própria transacção desses activos, especialmente com os fundos oportunísticos que aproveitaram a crise do 11 de Setembro e da crise financeira global em 2008, comprando activos mais baratas que ninguém queria comprar, como foi o caso da Blackstone, Colony Capital e outros.

Uma curiosa diferença entre a América do Norte e a Europa é a preferência pelo arrendamento de longo prazo entre o proprietário e o operador na Europa vs um contrato de arrendamento operacional mais prevalente no mercado dos EUA. Enquanto o arrendamento de longo prazo assegura níveis de rentabilidade, um arrendamento operacional permite uma estratégia de investimento no imóvel mais flexível, uma depreciação menor e uma maior participação na rentabilidade das operações por parte do proprietário.

Uma das grandes questões do sector é o efeito dos sites de partilha de casas como o Airbnb. Algumas cidades e países estão a começar a resistir à prevalência desta oferta e a impôr a proibição total, em cidades como Berlim, e, em menor escala, em Barcelona. No entanto, esta tendência parece imparável com os turistas a preferirem uma oferta diferenciada, a procurar, em alguns casos, viver como um residente local por alguns dias ou, simplesmente, a quer uma opção mais barata em relação a um hotel.

A partilha de casa faz sentido a nível económico, especialmente em cidades com stock habitacional em excesso. Permite aos proprietários lucrar com um activo que de outra forma não seria rentável, mantendo algum uso do imóvel se assim o desejar. Nos mercados onde há excessiva protecção dos inquilinos, traz outra opção para obter alguns retornos sobre o investimento.

Basta observar os efeitos positivos que este sector trouxe a Lisboa, Porto e outras cidades portuguesas, onde bairros inteiros foram reabilitados e ‘ressuscitados’, pelo que seria imprudente o governo e as autoridades locais mexer numa estratégia vencedora.

Tourism is one of the largest economic sectors on a global basis. According to the WTTC, tourism represents just under 10% of world GDP and approximately 1 in every 11 jobs on the planet.

Any country not having a solid strategy for this sector loses a great deal of economic activity.

But that is not the only loss countries suffer. So called business tourism and all the business interactions between visitors and hosts, raise the likelihood of more business and investment to the country. Investors look at opportunities in markets with which they are familiar. Tourism can establish that first level of familiarity, especially if it is a particularly hospitable one.

The international tourism markets are curious in the sense that, while some follow large macroeconomic numbers such as size of GDP, population, land mass, etc., other markets punch far above their weight on these dimensions. An example of these discrepancies are the top 3 in global tourism in that the countries that receive

the largest amount of tourists are France, United States and Spain who, respectively, received 83.7m, 75m and 65m tourists in 2014. France and Spain are neither the largest countries nor the countries with the highest GDP yet their infrastructure, natural beauties, monuments and, above all, their offering, manages to capture a significant share of the global tourism market.

Another example of such discrepancies can be found, for example, looking at Portugal and two former colonies. The tiny territory of Macau takes in approximately 15m tourists every year while enormous Brazil took in only 6.4m tourists in 2014. Portugal sits somewhere in between with, depending on how the statistics are measured, approximately 11m tourists.

The visitor mix, their expenditure and habits are also of paramount importance when measuring the economic effects of this sector. In the above example, Macau is very focused on receiving tourists for gambling and entertainment from mainland China or day trips/weekend visits from Hong Kong. Portugal on the other hand is very focused on the sun, sea and beach offering yet, increasingly, attracts more and more cultural tourists and city break visitors.

How should a real estate investor look at this sector and has it grown beyond a specialist sector for institutional investors?

The push for hotel operators to lighten their balance sheets, selling properties and focusing on operating them has brought over the past decade a number of assets to other investors. The acute cyclicality of the asset class has also encouraged trading of these assets, particularly the opportunity funds that took advantage of the 9/11

crisis and the global financial crisis in 2008 to buy properties on the cheap, notably Blackstone, Colony Capital and others.

One curious difference between North America and Europe is the preference for long-term leases between the property owner and the operator in Europe vs a more hands-on, operational lease prevalent in the US market. While long term leases assure income levels, the short-term, more operational lease permits a more flexible capital expenditure strategy, property depreciation, in exchange for a share of the upside.

One of the big questions in the sector is the effect of home sharing websites like Airbnb. Some cities and countries are beginning to resist the prevalence of this offering and impose outright bans in cities like Berlin and, to a lesser extent, Barcelona. However, the trend seems unstoppable as tourists prefer a differentiated offering and seek to, in some cases, live like a local for a few days, or simply want a less expensive option to a hotel.

Home sharing makes economic sense, especially in cities with excess housing stock. It allows owners to profit from what could be an otherwise uneconomic asset, while still retaining some use of the property if they so wish. In markets where there is excessive protection of long-term tenants, it brings another option for making some returns on the investment.

Just observing the positive effects this sector has brought to cities like Lisbon, Porto and other Portuguese cities, where whole neighbourhoods have been refurbished and revived, the government and the local authorities would be unwise to mess with a winning strategy.

Facing extinction É a minha estação do ano preferida e está em vias de extinção.

O sol brilha e aquece tudo; anda meio mundo semi-despido, os turistas são aos milhares, como se fossem flores que dão ainda mais cor ao nosso País. É a altura em que o consumo aumenta muito e às vezes de forma pouco controlada.

Chegam os emigrantes, partem muitos para o estrangeiro, só é pena que – sobretudo em Agosto – Portugal pare. Só trabalha quem está empregado na indústria do turismo. Mas não faz mal, volta tudo sem um cêntimo no bolso a queixar-se que o material escolar para os fi-

lhos, que iniciam o novo ano em Setembro, está cada vez mais caro. Diria que é Portugal no seu melhor. Falo, evidentemente, do português comum e não das classes mais favorecidas que não sentem estes problemas.

Gostava imenso de dar conselhos para as férias mas não posso. Se indicasse uma ou outra região, seria mal visto pelas demais. Garanto que o astro rei vai brilhar de Norte a Sul e se por acaso chover alguns dias, que seja para apagar os fogos, criminosos, que acontecem sempre nesta altura e que – todos sabemos – estão ligados a interesses muito estranhos.

Opto por aconselhar sítios e localidades onde haja muitas raparigas e rapazes bonitos para que as nossas caras, geralmente cabisbaixas, esbocem mais sorrisos.

Uma palavra final para animar o mercado imobiliário. Todos os profissionais desta área, e nomeadamente os ligados ao ramo habitacional/ turístico, sabem que é uma época rica em negócios. Este mercado ‘mexe’ imenso com o calor.

A todos recomendo: bebam muito (água entenda-se), e divirtam. E não deixem de ler a Magazine Imobiliário.

It’s my favourite season of the year but it’s facing extinction.

The sun is shining and warms everything; half the world is going around semi-undressed, tourists are in their thousands, like flowers that bring even more colour to our country. It’s the time when consumption increases significantly and sometimes in a somewhat uncontrollable manner.

The emigres arrive, many go off abroad, but it’s a shame that - particularly in August - Portugal grinds to a halt. Only those working in the tourism industry are working. But it doesn’t matter, everyone returns from their holidays without a farthing in their purses to complain that school books for their children, who go back to school in September, is ever more expensive. I would say that it’s Portugal at its best. I’m talking, of course, about the everyday Portuguese and not the more favoured classes that don’t feel these problems.

I would really love to give holiday advice but I can’t. If I were to suggest one or another region it would be taken in the wrong way by the others. I guarantee that the sun will shine from the North to the South and if it happens to rain for a few days, which will serve to extinguish the fires lit by criminals which we always have during this period and which - as we all know -are linked to very shady interests.

I’ll opt to advise places and locations where there are lots of good-looking young men and women so that our generally sullen faces radiate with more smiles.

A last word to cheer the real estate market. All professionals in this area, and particularly those linked to accommodation/tourism, know that this is a time of rich pickings for business. This market really ‘moves’ with the heat.
