For Biotechs, preventative maintenance is in our DNA :+: BY DAVE HERR Our Preventative Maintenance and comprehensive set of building performance services cross over many building types and systems, markets and industries. One such market is Biotech and Pharmaceutical, where our mechanical services play a critical role in extremely valuable initiatives. One customer this holds true for is Bio-Rad, a legacy customer and partner since 1991.

Bio-Rad recently received clearance from the U.S. Food and Drug Administration (FDA) for its IH-1000 blood typing instrument along with approvals for a wide range of associated gel cards and reagents for the U.S. blood typing market. The system offers full automation and walk-away reliability, allowing laboratories to more efficiently manage their blood testing workload.

The most critical part of this facility is their Biological Level III lab. Here, viruses are grown for the manufacturing of test kits in incubators heated and cooled by chillers and boilers we maintain (Tallon controls).

“This lab is 100% air change. Room pressures and temps are tightly controlled and continually recorded to maintain their FDA Compliance," says Ray Siderits, MacDonald-Miller Service Technician.

Critical systems are controlled off of the most current Tallon Jace with assorted Lonn works devices. “The core equipment is relatively

common. The tight control strategy is what makes it unique,” says Siderits. The tight maintenance program we provide has prevented any down time for the lab for many years. This is substantial, considering the equipment has been running 24/7 for 25 years!

Welcome to 2017!

On the heels of a great 2016, our company is poised for an even better 2017. Lincoln Square Expansion will be winding down by mid-year, while 8th and Howell, and 9th and Lenora will be in full swing. Swedish Medical Center and the Washington State Convention Center Expansion will be heavy in their preconstruction/engineering phase getting ready for construction starts in 2018. Our service business, outfitted with iPads and MacLens cameras is setting a new paradigm on how we show the customer what we do for them. Our Controls/Building Performance Group has exciting projects at Olympic College, SNBL, Holland America Cruise Lines, and is working with Microsoft in a joint effort for business development in the “Smart Building” world. Meanwhile our Special Projects Group continues to make complex, fast-track jobs in occupied buildings business as usual.

Technology continues to offer our business innovative ways to work with our clients and make their buildings the best they can be. Think about how far we have come in the way we estimate our jobs, design our systems, fabricate components, service buildings and collect data from our activities in just the last 4 years. Change like this is not by accident or easy, but when done right by including all stakeholders, can be very rewarding.

Let's keep doing what we've been doing – finding a better way – year after year!

The magical spirit of giving was in full swing this holiday season at MacDonald-Miller, as we sponsored a multitude of charities and organizations.

MacMiller hosted a raffle to raise money and awareness for Ryther, a leader in psychiatric and behavioral health services for children and their families facing complex challenges. Ryther is known for handling some of the most challenging and heartbreaking cases of child abuse and neglect in the state system.

The holidays can be a difficult time for the kids at Ryther. For some, they don’t quite represent a special time. But with your support, MacMiller was able to raise over $1,000, and help Santa deliver many wish list gifts.

Our Oregon office held a campaign to purchase gift cards for “Ten for Teens”.

Teens in foster care rarely have their own spending money, something many of our own kids take for granted. Yet for those in foster care, it’s a luxury — whether it’s getting a drink at Starbucks or purchasing their own socks.

Embrace Oregon works to connect the community to serve children in foster care in Oregon, and has consistently heard from child welfare workers that teens are the most neglected groups when it comes to community holiday giving.

MacMiller worked towards filling this need by supplying teens with gift cards to Starbucks, Fred Meyer, Best Buy, Ulta, Target, Amazon and many more.

Outside of Ryther and “Ten for Teens”, MacMiller kept the spirit of giving alive by once again partnering with the White Center Salvation Army for their annual Adopt-a-Family Drive. This program assists families who are in crisis due to unemployment, homelessness, medical issues, or other difficult circumstances and who don’t have the resources to celebrate the holidays.

Additionally, MacMiller’s Giving Fund gave $22,000 to a wide variety of charities and organizations to help them bring seasons greetings to the community. We believe that it is everyone’s responsibility to build healthy and viable communities, and we offer the Giving Fund to give back to our communities and to support our employees as they do their part to make an impact.

With all of MacMiller’s holiday support, many more children, teens, and families, were able to truly enjoy the thrill of opening presents, playing with toys and having a happy holiday!

Google Kirkland Campus Phase II awarded LEED Platinum :+: BY TYLER VANDOOREN Google Phase 2 is a two-story 180,000 square feet office facility adjacent to Google’s Kirkland campus. The project includes unique features such as 720 parking spots, a rooftop deck, gym, sports fields, and full-service cafeteria. What distinguishes this office and parking project from others is its LEED Platinum certification.

A healthy, green building was crucial for Google’s campus expansion, and teamed with SRM Development and Seattle’s DLR group we rose to the challenge to meet this goal. The building incorporates several innovative systems that help it achieve LEED Platinum rating. These include dedicated outdoor air units serving chilled beams, an energy recovering water-towater heat pump, a green roof, and a rainwater reclamation system to flush toilets and provide irrigation. The building was designed and detailed within the engineering department using CAD-Duct and Design Line software. This software facilitated an easy transfer of information between engineering, estimating, and production greatly streamlining the project.

Tyler VanDooren, Doug Turley, and Dustin Lambert designed the HVAC. Greg Nanadjanians and Kim Larsen were in charge of plumbing design.

Huge breakthroughs at 8th & Howell

Seattle, Washington | 1,000,000 SF | In Progress MacDonald-Miller continues to set unprecedented benchmarks. After 2 years of planning, designing, detailing, fabricating and assembling, MacMiller took on the challenge of setting 3 of our largest prefabricated assembly racks on record at 8th & Howell. This was in addition to setting 3 York chillers, 1 multistack chiller, 3 prefabricated skids carrying 3 fully assembled pumps each and their associated piping, 2 steam boilers, 3 heating hot water boilers, and 1 deaerator skid. The largest of the prefabricated racks measured just over 40’ in length, 7’-6” in width, and an assembled height of just under 20’. The dry weight for this system was just under 28,000 lbs.

So, why was this so much different than other remarkable installations MacMiller does every day? One reason is that 85% of the chiller plant piping is supported from these racks. As in most mechanical rooms, the piping within the room typically needs to be supported with a spring isolation hanger, but in this case our fitting team helped design a frame system that basically acts as a cooling tower base frame with spring isolators located below “rack framing”, versus from above on the individual hangers.

Because we posted down to the structure below, and spring isolated the frame supporting the piping, our main rough-in for the mechanical room is nearly complete. Therefore, we are not waiting for the deck above to be installed before placing any of our equipment or piping.

The bottom line – MacMiller has one heckuva start on our $62 milliondollar project at 8th & Howell. We took advantage of our ability to prefabricate our systems offsite, reducing our dependence on the overall project schedule to plan and execute this massive chunk of work in the mechanical room. Our detailers took on the challenge of designing the supports for the piping to post down to the concrete structure below so we did not have to rely on the steel being installed

prior to setting our systems in place in the chiller room. Our amazing trades in the shop have been able to execute a substantial amount of work in the controlled environment of our shop rather than a typical approach to executing this work solely in the field.

While all of our tradesmen deserve a big pat on the back, a HUGE shout-out goes to our fitting detailers led by Chris Schooling, our Fitting Shop led by Bill Dixon, and our Fitting Field led by Josh Russel in executing this work associated with the boiler and mechanical rooms at 8th and Howell.

But that’s just part of the equation. We flew the remainder of our 17 mega MTRs (Multi-Trade Racks) late this December into the hole before the steel erection cycle picks back up. The offsite MTR assembly team has allowed us to preassemble at least 40% of the major infrastructure distribution occurring outside of the mechanical rooms on the P2 floor. Again, the hard work in preplanning and execution by all of our trades from detailing to the shop to our closers in the field, truly make our company stand out as best-in-class!

Specifically designed to complement the soon-to-be expansion of the Washington State Convention Center, 8th & Howell’s completion will provide 1,264 luxury hotel rooms to visiting guests. The hotel will include underground parking, streetlevel restaurants and retail, as well as a 7-story podium level featuring banquet and ballroom space, high-end meeting rooms, and a banquet-capacity commercial kitchen. The project is striving for LEED Gold certification and its energy efficient design

Years with MacMiller: I’ve been at MacMiller for the last 12 years. My construction career started at this company as a UA Local 32 Helper in 1998 under the guidance of Jack Baker. My apprenticeship started here in 1999.

No challenge too big…

Working at MacMiller provides me with the opportunity to work with truly the best in the business. The amount of talent and resources at this company is remarkable. The fact that we are able to handle any project and do so with confidence is a rewarding feeling.

I’ve come full circle!

One thing that most people might not know about me is that I was actually an intern at MacMiller back in 2008. After college I ended up working for a company in Colorado for 5 years, but eventually made my way back to the Pacific Northwest!

There should be two “m”s in team: What I value most about the team I work with at MacMiller is the workflow of the job. There are so many critical roles that are filled from every MacMiller department, and the fact that everyone is so dedicated to making the entire effort seamless is quite remarkable. One group can’t succeed without the other, so we all go the extra mile to help in any way imaginable. Hard work and good planning make this happen.

My co-workers may not be aware that I am very grateful for the considerate, and helpful, actions of others. Many have gone out of their way to teach and mentor me so that I can advance my career. From the engineering department, to the estimating department, to the detailing department, each group has, in their own way, brought my awareness and appreciation to a higher level than I thought possible. This is family, and that’s what makes me proud to be a part of the MM machine.

Energizing a partnership

When Emerald Cities Seattle completed a comprehensive energy audit of 13 Plymouth Housing Group Properties, they turned to MacDonald-Miller to execute critical plumbing, HVAC and lighting retrofit projects.

The first project completed with the Emerald Cities Seattle partnership was the St. Charles Apartments in 2015. This apartment complex project was a highly successful endeavor and aligned with the conservation programs of Seattle Public Utilities and Puget Sound Energy. It is currently achieving a 62% return on investment from measures completed, and was the recent recipient of a Seattle 2030 District Vision Award for the water use reduction goals that were reached.

This first successful project has positioned MacMiller as the primary MEP contractor for Emerald Cities Seattle and Plymouth Housing Group. And now, our charge is an initiative for the David Colwell Building, which requires the completion of nine projects that will address various energy conservation measures.

Project scopes encompass systems throughout the building:

Lighting fixture retrofits with long life fluorescents and LED lamps Lighting fixture replacements with LED fixtures that incorporate motion and daylight sensing controls to adjust lighting levels based on activity and environment Ventilation fan speed control and TAB Bathroom exhaust fan replacements that incorporate motion and humidity sensing controls to adjust exhaust levels based on activity and environment Retrofit existing plumbing fixtures with low flow devices Electric heat pump hot water heaters Upgraded controls on unit heaters in apartments

An important aspect of our partnership with Emerald Cities Seattle is assisting with the implementation of their RENEW program. The beneficiaries of such work are Plymouth Housing Group and the people assisted by Plymouth’s “housing first” philosophy.

As an overview of the MacDonald-Miller relationship with Emerald Cities Seattle, the following are significant initiatives we are supporting: Advance workforce standards and development with sustainability.

Emerald Cities Seattle successfully added language to City of Seattle Office of Sustainability resolutions to ensure a job-creation approach toward achievement of the environmental goals.

Implement the Community Workforce Agreement on all projects for which Emerald Cities facilitates funding and projects that are supported by the Community Power Works program with the City of Seattle.

Workers are assured of family wages with benefits along with opportunities for apprentices new to the building trades. Provisions for hiring graduates of pre-apprenticeship programs and promoting opportunities for women and minorities are also part of the agreement. Emerald Cities Seattle tracks and monitors the compliance with these agreements as projects were developed.

ABOUT THIS PROJECT: MacMiller’s service to Schommer and Sons, and ultimately to Verizon our customer, allowed for a complete retrofit of this facility’s AC and DC power systems while staying completely operational.

To say that this was a ‘Mission Critical’ project is to understate the fact that this Verizon facility is the brains for over 250 cell sites in the Northwest. Great job to the other players on this project: Dan Laswell, Don Waterhouse, Justin Skinner, Dave Goff and Lindsey Andrews.
