An impressive building block

DESIGN-BUILD | PORTLAND, OR

:+: BY MIKE BOOSALIS Current state of the project: As the design and engineering team winds down on Block 216, detailing and 3D modeling coordination is in full swing.

The building structure has reached ground level and construction crews will start work on mechanical and plumbing systems in October. Our current work on site includes layout and inserting of decks.

Overview: Block 216 is a landmark development in the City of Portland and the largest since construction of the US Bank Tower in 1983. The development includes the Pacific Northwest's first Ritz Carlton and will be the tallest hotel in the city. The building sits on what was formerly the last undeveloped full block in downtown Portland. The site previously consisted of food carts and parking.

In addition to a 251 key Ritz Carlton hotel, this 35-floor tower includes 158,000 SF of office space, 138 Ritz Carlton branded condo units as well as four amenity floors.

Amenities include a Ritz Carlton restaurant on the 20th floor along with a pool and jacuzzi on the 19th floor.

MacDonald-Miller's full design-build scope includes HVAC sheet metal, pipefitting, plumbing and controls.

The design features a large variety of condenser water-based mechanical systems such as water-source VRF, water-to-water heat pumps, DOAS units, vertical selfcontained units, water source heat pumps, and energy recovery ventilators.

Interesting facts: The building design includes a tiered eco roof from Level 8 down to Level 3 which includes planters and stormwater management systems. These eco roofs were designed to visually tie the building to O‘Bryant Square park located to the northeast of the development. Moreover, the tower is located on the western half of the block and oriented north-south to reduce the shadow cast on O‘Bryant Square.

Anticipated project completion: April 2023.

Getting it done!

It’s hard to talk about any business without reflecting on how COVID-19 is changing the way we show up at work and what the long-term economic impact may be for the PNW and our industry. As we march on through the second half of 2020, I am happy to say that MacDonald-Miller is doing quite well, as our employee count is back up to pre-COVID levels and our forecast is to remain busy well into next year. However, the challenges to respond to our customers while keeping everyone safe have been real – every part of our company has had to adapt to a new way of getting work done and I am proud to say we are indeed getting it done! The world is changing, but we are all fortunate to be part of an industry that continues to be called into action.

For example, in response to pandemic concerns our customers are counting on MacMiller to find ways to improve their building’s air quality and investing in touchless plumbing fixtures to reduce germ transmission. On construction job sites we have even designed and built custom wash stations in response to new jobsite safety protocols. We also continue to see increased interest in using ‘Smart Building’ data to make buildings more efficient and see problems that would have gone undetected by the naked eye. And it comes as no surprise that our Health Care Team has been very busy supporting hospitals during this unusual and critical time.

As well as we have navigated 2020 thus far, we’re just a few months into this new paradigm that will have long lasting effects, even after the pandemic has passed. I encourage us all to look for ways we can learn from the current landscape and embrace valuable lessons that can benefit our communities moving forward.

Recently, the Northwest has been challenged even further by wildfire in an unprecedented way. I want to thank our Oregon Team for rising to the challenge and helping our customers through this smoky and unsettling time. Our Oregon business, now in place for over 30 years, has had record growth over the last 2 years that looks to continue for years to come.

I hope you all can get outside and enjoy some fresh air!

Keeping people safe :+: BY MEG LANDIES The Oregon Daily Journal of Commerce recently recognized MacDonald-Miller for its safe practices at their annual Hard Hat Safety Awards program. The awards recognize companies, organizations, project teams and individuals for their ongoing successful work in keeping employees and the public safe.

MacDonald-Miller installs state-of-the-art boilers for up-to-the-minute energy savings.

Our company is committed to lean process management and improvement, thus employees are encouraged to share ideas that foster improvement. Not only are workers coming up with creative ideas to improve their workspaces in a productive manner, they also use the opportunity to point out potentially hazardous processes.

“The safety department also works hard to get to know and earn the respect and trust of employees,” said Lee Pyfrom, director of safety. “We understand that if employees do not respect and trust us, they will not bring up safety concerns.

However, since the employees do trust us, they are open and honest, which allows us to work proactively to address safety issues before we ever become exposed to hazards.”

PeaceHealth Boiler Project | Springfield, OR The PeaceHealth Sacred Heart Medical Center at RiverBend boiler project consisted of retrofitting two 800HP Superior boilers and installing a third new 800HP Hurst boiler. We also installed state-of-the-art Limpsfield burners that are guaranteed to operate at 3% O2 emissions (15% excess air).

That means they are very efficient and will provide energy savings and lower fuel costs! Along with the new burners, we installed new Autoflame combustion management controls and a central plant manager. Therefore, all the boilers “talk” to each other as well as the building controls. The customer now possesses remote access to the boiler plant via a tablet computer anywhere in the hospital through their secure WiFi connection.

We also installed integrated water level control. This provides highly accurate boiler water level, improving efficiency, plus an onscreen “virtual” sight glass for at-a-glance water level checks.

Autoflame top blowdown and Total Dissolved Solids (TDS) metering keeps the waterside clean and free of scale. This feature provides onscreen data of current TDS levels and blowdown.

“With the support of Bill Kegley and Scott Gideon, Ruben Canas, and our field guys, Jeff Mask and Nate Jones, this has been a very smooth, successful project with a lot of collaboration across teams. The primary HVAC systems for the building are VRF units at each individual hotel room with central subducted exhaust and Dedicated Outside Air System (DOAS) distribution. The hotel floor plumbing fixtures are served by a Sovent combined waste and vent system.

Sovent is an engineered, single-stack plumbing waste system that provides increased flows and lower installation costs than traditional waste and vent plumbing systems.

MacDonald-Miller is bringing our design-build services to downtown Portland. The Moxy Hotel, featuring 197 guest rooms and retail space, is a new hotel tower in the center of downtown Portland operated by Marriott International. The property includes 12 stories above grade and a single-story basement that contains a fitness room, bike storage, offices, water tank and fire pump, and backup generator. Level 1 contains a bar that doubles as the reception desk, an open lobby, a central kitchen, and three restaurant tenant spaces intended for small food-cart vendors within the lobby space. The upper floor contains a hospitality suite.

It takes people from a wide range of professional skills to make MacDonald-Miller the industry leader that it is today. It’s the diverse personalities and backgrounds that seamlessly come together to create smart, successful project teams here at MacMiller. These guys busted their humps doing everything necessary to make this go; working with campus electricians for power and stringing all the hoses for the tanks under tight time constraints. I’m very proud to have these guys on our Oregon team, they step up when things get tight. Great job, guys!”

A physical rehab of a building

Hampton Lumber Mill | Oregon

MacDonald-Miller brings our capabilities in boiler efficiencies and energy savings to rural Oregon. Hampton Lumber Mill in Willamina, Oregon is a large producer of dimensional lumber for the building industry, producing 500 million board feet per year, with 40% being kiln dried.

Lake Road Medical is an 18,000 SF orthopedic and sports medicine medical office building located in the city of Milwaukie, Oregon. Though the building itself had been recently updated with state-of-the art technology spread throughout the six medical practices’ clinical spaces, new elevators and lobby, the HVAC system was running on its last leg.

We met the Hampton lumber folks during the WRBA conference in Eugene last year. The team noted that they employed an old Autoflame system on an old Cleaver Brooks burner from the ‘70’s that was highly inefficient. So, we visited the site and shared our solution for updating the controls and providing a new burner.

Consequently, Pete Davila worked with the Oregon Energy Trust to calculate savings that the project would produce – the result allowed for a 70% subsidy of the project by the energy trust! This reduced energy usage came primarily from providing better burner turndown and reducing the need to dump steam in unused kilns. Hampton has run the new system for a couple of kiln runs, and we are seeing better performance without the need to run kilns that aren’t loaded.

World Trade Center | Portland, Oregon At MacDonald-Miller we work together as a team to provide our customers with extraordinary services and care. One of our clients maintains a Chilled Water Plant that is vital to our city’s power grid. When our team consulted with this client, we identified an opportunity to improve system performance, longevity, and energy savings by upgrading the controls of their main chiller. MacMiller’s UL Panel Shop was able to produce panels in-house with extremely short notice and meet our client’s expectations!

This was an extremely short notice and quick turn, and the work received far exceeded our expectations. Thank you to all involved with making this project come together.

This chiller controls retrofit project had the potential to make a statement with this high-profile customer, which was a new MacMiller relationship. From the onset, it was crucial for this job to be both special and memorable for this organization.

During the bid and pre-planning timeframe, the operations team encountered significant challenges – technically, and personnel wise. This caused a significant detail to stay below the radar until very close to the actual work kick off. As you can imagine, in the context of the magnitude of this work, we were presented with a task from which it would be difficult to recover.

The level of detail and workmanship needed, along with the sensitivity of a very compressed schedule, went beyond any expectations we had. Yet, knowing that we have a superior Panel Shop in house is reassuring to all our internal and external customers. In this case, the customer understood the problem and was appreciative of MacMiller doing the right thing, the right way.

We still have some fine-tuning to do, but the customer likes the new burner and is very happy with the additional visibility the controls offer. With the DTI (data transfer interface) we were able to virtually place the boiler into the kiln operator’s office for real time views of the burner and firing rates. This was the MacMiller boiler team’s first project in the lumber industry and we’re looking forward to more!

Lake Road Medical has been a loyal customer of MacDonaldMiller since 2015. Our service technicians have managed to keep the building bandaged up to get it by, and we’ve done so for a very price driven and high attention-to-detail customer. In Fall of 2017, after learning that the Building Performance Group (BPG) Energy Team could help our Service side through incentive dollars that offset some of the costs to “rehabilitate” this customer’s building, they made the call to bring us in.

We pulled together a team consisting of the Service Operations Manager, Demand Service Sales, and the Service Technicians that handle this account. In early 2018, we secured the funding to complete an Energy Study to determine how much savings were available. After some logistical issues with the customer’s schedule, studying the boiler, AHU, CU 1 & 2, and pneumatic controls, we presented our report to Energy Trust of Oregon in late spring.

Energy Trust had the incentive offer for the project returned to us by the end of June, and to our surprise it covered about 65% of the total project costs. With the calculated amount of annual savings, this retrofit would have a simple payback of just over six months – with the final install taking place in December of 2018.

I would like to recognize the team that helped pull off this amazing project: Ashleigh Wright Oregon Demand Team that builds the proposals and corresponds with the customer.

The USAV Worthy (T-AGOS-14) at Vigor Shipyard in Portland, Oregon. The Worthy is a Missile Range Instrumentation Ship operated by the United States Army. Our scope of work included equipment replacement and replacing galvanized duct work with stainless steel.
