An impressive building block

:+: BY MIKE BOOSALIS Current state of the project: As the design and engineering team winds down on Block 216, detailing and 3D modeling coordination is in full swing. The building structure has reached ground level and construction crews will start work on mechanical and plumbing systems in October. Our current work on site includes layout and inserting of decks. Overview: Block 216 is a landmark development in the City of Portland and the largest since construction of the US Bank Tower in 1983. The development includes the Pacific Northwest's first Ritz Carlton and will be the tallest hotel in the city. The building sits on what was formerly the last undeveloped full block in downtown Portland. The site previously consisted of food carts and parking.

In addition to a 251 key Ritz Carlton hotel, this 35-floor tower includes 158,000 SF of office space, 138 Ritz Carlton branded condo units as well as four amenity floors. Amenities include a Ritz Carlton restaurant on the 20th floor along with a pool and jacuzzi on the 19th floor.

MacDonald-Miller's full design-build scope includes HVAC sheet metal, pipefitting, plumbing and controls. The design features a large variety of condenser water-based mechanical systems such as water-source VRF, water-to-water heat pumps, DOAS units, vertical selfcontained units, water source heat pumps, and energy recovery ventilators.

Interesting facts: The building design includes a tiered eco roof from Level 8 down to Level 3 which includes planters and stormwater management systems. These eco roofs were designed to visually tie the building to O‘Bryant Square park located to the northeast of the development. Moreover, the tower is located on the western half of the block and oriented north-south to reduce the shadow cast on O‘Bryant Square. Anticipated project completion: April 2023.
