It's no gamble: The Red Wind Casino Expansion :+: BY NICOLE MARTIN

The Red Wind Casino, a longtime customer of MacDonald-Miller, is preparing for the grand opening of their newly expanded non-smoking casino early this month.

The original casino, which first opened in 2005, partnered with MacMiller to design, build and install the mechanical HVAC and plumbing systems. Steve Flink was the project manager on site, and after completion of the new construction project, MacMiller acquired the service maintenance contract and Chris Hays began a long standing relationship with facility management.

a huge part of maintaining the relationship with that team,” stated Flink, who joined Service Special Projects in 2006 and became Special Projects account manager for the casino.

In 2012 during the expansion planning stage, MacMiller was approached by KMB Design to design the mechanical system.

One of the most challenging aspects of this project entails modifying the existing ductwork above the ceiling in the smoking gaming side.

Working in such a busy, occupied space has its challenges, but through careful planning and scheduling with Korsmo, we’ll get it done efficiently with little interruption to the high rollers!

FUN FACT:

Justin Shamblin finished the original construction of the casino as a field foreman, with Steve as the project manager.

These two find themselves teamed up together again, this time Justin serving as general foreman. “It’s been really fun to come back to this project and get to work with a lot of the same team. We truly know this building and the customer inside and out. The project team works very well together, on all accounts,” says Steve.

Intellectual Ventures Creates WMD (A Weapon of Mosquito Destruction) :+: BY NICOLE MARTIN "We are trying to figure out how to control populations of mosquitos without using insecticides that do so much environmental damage," said Geoff Deane, Intellectual Venture's Vice President and General Manager.

"We had a bunch of physicists around, and in this sort of giggling moment they said 'hey let's use cameras and laser beams.'"

This is just one of the many progressive inventions that our current client Intellectual Ventures has pioneered. They are an impressive team of geniuses who are simply achieving amazing things.

Celebrating 50 Years This April marked our official MacDonald-Miller 50th Anniversary!!! 50 years ago our company started as a small mechanical engineering and service firm on Stone Way in Seattle (see picture above). Today with over 8oo employees MacDonald-Miller has grown to one of the premier mechanical contractors in America.

With two-way radios and carbon paper, the founders of MacMiller could not have foreseen the company of today. 50 years ago – even 35 years ago – no computer was in use at MacMiller. No cell phones, email, internet or 3D modeling. While we did not have the advantages of technology then, we did have the solid foundation that continues to set us apart – a dedication for operational excellence and value for successful partnerships with our customers.

MacMiller has come a long way since 1965, leveraging quality engineering with the support of capable boots on the ground. No matter the economic variables, we stay true to this path and it keeps us successful year after year.

Let’s not forget where we came from as we prepare for our next fifty years! Whether it’s a service call or a large construction project, the impression we leave behind can last for generations.

“I have talked to their scientists and have seen these lasers in action at their existing facility. I have also been inside the insect chambers where they grow the bugs. They currently have three of these chambers and are adding two more to the new facility,” noted Rick Harbison, project executive.

This entire system and experiment will be relocated to the new project site and served by our HVAC/Plumbing systems. It’s an 80,000 SF design-build project that includes a biotech lab, an industrial shop and a culinary research lab. We’ve also been tasked with building in a high level of flexibility for future lab expansion. Art Joseph, Andrew Hamilton and Greg Nanadjanians have done a remarkable job on engineering this extremely difficult and demanding facility.

A smarter way to energize our cities

:+: EXCERPT FROM ARTICLE BY ELIZABETH WILLMONT FOR NEW ENERGY CITIES – A CLIMATE SOLUTIONS PROGRAM Microsoft’s campus in Redmond, WA is effectively a city of 500 acres and more than 125 buildings, with a daytime population of 58,000. This urban hub is also a pioneer in building energy management, saving an estimated $1 million a year in energy costs.

Now a small team of Microsoft engineers are poised to revolutionize energy management for real cities across the world, and King County, WA is the largest U.S. local government to adopt their model.

Partnering with MacDonald-Miller, ICONICS, and Microsoft, King County has launched an energy-smart buildings project to address King County Executive Dow Constantine’s priorities of climate action and good government.

MacDonald-Miller will install ICONICS software free-of-cost using Microsoft’s cloud-based platform at the Ryerson Transit Base, Bow Lake Recycling and Transfer Station, Brightwater Center, East Transit Base, and Chinook Building. Without adding new meters or sensors, the software will draw from existing data sources to show facility managers where they are wasting energy, why, and what to fix.

Executive Constantine announced the pilot on February 25, 2015 at Microsoft’s Redmond Operations Center (ROC), also known as the Energy-Smart Buildings Lab. “My commitment to creating the best-run government in the United States includes taking advantage of emerging technology that makes our operations more efficient,” said Constantine.

“This innovative partnership will reduce our energy consumption, our electricity bills, and our carbon emissions, all at no cost to local taxpayers.”

Darrell Smith, Microsoft Director of Facilities and Energy, noted that energy spikes stand out on the easy-to-read dashboards, making for fast detection compared to the past practice of engineers combing through spreadsheets of data. This functionality has transformed the team’s work from a needle-in-a-haystack approach to a sophisticated building energy management system.

The system’s financial benefits are immediately obvious. Dragging his mouse across a display screen, Smith sorted a list of building operations problems, or “faults”, by most to least wasteful, quickly identifying a solution to a fault that could “save $22,000 in 30 seconds.” In the old system, only an eagle-eyed building analyst reviewing utility spreadsheets would have caught the fault.

Staffing is easier, too.

The software would provide an ongoing, real-time view of how buildings perform against design expectations, and how occupant behavior contributes to energy use. This approach also demonstrates how building owners and managers could meet proposed state legislation (HB 1278) that would require annual reports of building energy performance.

Elected officials from the K4C member cities of Bellevue, Kirkland, Issaquah, and Sammamish attended the King County project launch to consider how similar systems could be applied in their cities. Such innovation will be critical to achieve King County’s community-wide goal of halving carbon by 2030.

The anatomy of efficient design-build :+: BY SCOTT GRIMSHAW When our projects are centered around impressive organizations doing incredible things – like ground breaking, sensitive, or top secret work – the importance of what we do becomes even more apparent.

Especially when one considers the work we execute, for example, amid medical gas, surgery and patient rooms.

Indeed, the most challenging projects happen to be the initiatives that we enjoy, and appreciate, the most. And although this is our approach with any customer project, the challenging ones push us even harder to meet deadlines, keep our costs down and deliver what is expected.

This definitely holds true with the CMC Biologics lab renovations project, where we eagerly tackled the challenges that were faced at every milestone.

To put the complexity of this project into perspective, a typical hospital mechanical system can easily fall between $100-$130/ SF. This project entailed the design, the demolition and reinstall of a new HVAC system for two new clean room laboratory suites and support areas – and ran about $410/SF. That’s about as complex as you get.

This included four new Air Handling Units, with matching exhaust fans and 67 HEPA diffusers (an extremely high amount of HEPAs). This system was piped back to the existing house system, with 40 air changes per hour (40 ACH). This state-of-the-art, ultra clean facility maintains double the air changes of a normal facility.

Our scope also included the design and install of a new process piping system to support the owner furnished Water for Injection (WFI) Skid and lab production system. WFI Skids are highly regulated prefabricated units requiring assurance that microbiological contamination is prevented. This included new chillers, pumps, and a steam/hot water heat exchanger system. It’s important to note that this specific type of clean room is highly unique, especially in our region.

Steve Gates, Senior Project Manager at BNBuilders, Inc, stated, “With the extreme schedule and ongoing manufacturing adjacent to our construction space, the utmost attention to detail and schedule has been imperative. MacDonald-Miller has been 100% invested since the pre-con and design stages and continued that effort through construction. The field guys have put in a ton of hours to help meet the client’s schedule and the effort has not gone unnoticed. This was not an easy project and MacMiller met the challenges head on.”

Ryan Martin and Chris Spencer, the key to this project’s success was the early design work of the MacMiller engineering staff. This phase of work was led by Nash Patwardhan. With their incomparable support, the design was completed on schedule, allowing the long lead equipment to be ordered very early, ensuring on schedule installation. And, the use of our Building Performance Group, led

by Ron Landberg, helped check the installation of our controls subcontractor and confirm actual system performance – this resulted in the last few weeks of the project running quite smoothly.

Rick Harbison, the Project Executive who negotiated the work, consistently supported the entire staff, and his quality relationship with the client made every hour of hard work more than worth it. And, the devotion and superior team leadership of Scott Grimshaw, Senior Project Manager, greatly contributed to our success. This project’s win was the perfect representation of MacMiller teamwork.

CHALLENGES: This project was placed on an extremely fast track. The entire scope of work needed to be completed in a 4-month window – from demo to owner turn over.

The general contractor ran two 10-hour shifts per day, 6 days per week, demanding that our crews, at times, put in even longer days to stay on schedule.

INNOVATION: In addition to the extremely hard work put in by both the Pipe Fitters and the Sheet Metal workers, led, respectively, by

I grew up in India. And although the game of cricket is pretty much a religion in that country, I ended up playing college level basketball there.

Then, when I moved to the United States, I played in a cricket league!

Endurance is what counts…

I have trained for and completed 7 different marathons, as I enjoy the immense physical challenge and unequaled satisfaction of finishing a race. The desire to set a schedule, execute it, and complete the goal align perfectly with our approach as Project Managers. And the physical well-being that comes with the entire training regimen makes Race Day a celebration, similar to the last day on each of our projects.

My future plans... include running a marathon this year!

The perfect way to plan ahead Building Performance Analysis. Ever heard of it?

It’s the revolutionary tool that enables MacDonald-Miller energy engineers to determine how effective a facility is operating. “I use the building performance analysis (BPA) prior to a site walk to give me an idea of how the building is using and misusing its energy. It’s a great jump start to a full building energy audit,” said Greg Noel, Energy Engineer at MacMiller. “Then once we’ve completed an energy conservation project, I use the BPA to track and validate savings. This also allows me to notify building personnel when something is going wrong so the problem can be addressed before it has affected months of energy bills.”

Whether it’s leveraged for a onetime event at the beginning of our service program to highlight areas for improvement, or utilized on a regular basis during our program, BPA helps customers stay ahead of operation costs, reduce energy consumption and assure a reduced carbon footprint. From the BPA, our customers can develop an energy performance plan that helps sustain the bestin-class service program they get with MacMiller.

Quite a historic accomplishment

One of Seattle’s greatest historic buildings is making a comeback! Built in 1909 for downtown business, the Union Stables brick and heavy timber building was originally used for housing up to 300 business horses. Today this 2200 Western Ave building with views of Elliott Bay and the Olympic Mountains will be the new headquarters for one of our community focused customers, Lease Crutcher Lewis.

This job entailed a full renovation with unwavering expectations: the historic integrity of the building had to remain intact while the aesthetics and functionality of the building were brought up to the highest standards. And the MacDonald-Miller team was indeed up to the challenge.

Critical restrictions were in place to ensure that the building would remain a local landmark and on the list of National Register of Historic Places. Lease Crutcher Lewis did an exceptional job as GC on this endeavor. One way the project maintained a level of historical accuracy was through repurposing the original ceilings, framings, and stalls, and using them to build out the flooring, countertops, and benches. What is typically a standard process, such as replacing an exposed brick wall, became an intricate challenge when the historic brick had to be restored with the same brick – from 1909! Any change order had to go back for approval from the architect, receive historical approval, and then ultimately receive the owners’ approval before the MacMiller team could proceed with time-sensitive implementation.

Specific requirements required the MacMiller team to pay extreme attention to detail. And the office had to not just function, but also look good. Exceedingly good. The redesign called attention to the detailed infrastructure, as the office layout included a glass ceiling plan requiring that everything be installed clean. Even though the finished product had to both function flawlessly and be of the utmost level of quality, this challenge posed no problem for our expert team.

Additional tenants on the lower floors will be LEED gold certified, while Lewis offices on the top floor will receive a LEED platinum certification, thanks to our energy saving efforts. This $1.4 million contract demanded many systematic hoops to be jumped through, but thanks to the entire MacMiller team we were able to take a century old building and recreate it for the next one hundred years of Seattle business.
