From the General Manager, Mark Krtek October has arrived, and with it comes one of the most beautiful seasons in Lakewood. As the weather cools and the trees begin their colorful transformation, our community takes on a special charm. Soon, our streets will be filled with families, trick-or-treaters, and the excitement that makes this time of year so memorable. We are also looking forward to one of Lakewood's favorite traditions, the 10th Annual Smokin' in Lakewood. This event continues to showcase the incredible talent and barbecue skills of our residents. Having participated in the judging process last year, I can personally say it is a fantastic event filled with great food, friendly competition, and community spirit. We encourage everyone to join us and enjoy the festivities. Another important event this month is our New Member Orientation. This program provides new homeowners with an opportunity to learn about Lakewood's history, governance structure, amenities, and the many ways to become involved in the community. It is a wonderful introduction to what makes Lakewood such a special place to live. Of course, October would not be complete without the Halloween Spooktacular. Organized by our Activities Committee, this popular event offers residents a fun opportunity to connect with neighbors, celebrate the season, and create lasting memories with family and friends.

Another important event this month is our New Member Orientation. This program provides new homeowners with an opportunity to learn about Lakewood's history, governance structure, amenities, and the many ways to become involved in the community. Behind the scenes, October is also a busy and productive month for both staff and volunteer committees. Significant effort is being dedicated to developing next year's budget and advancing the Lakewood Improvement Plan (LIP). Our Finance and Facilities Development teams continue to work diligently to ensure Lakewood remains financially strong, well maintained, and positioned for long-term success. Thank you for your continued support and involvement in our community. A Beautiful Season of Change It’s hard to believe October is here. After the unseasonably hot temperatures we’ve experienced, I think many of us are more than ready for cooler days, crisp mornings and the beautiful colors of fall. One of my favorite things about this time of year is simply being outside in Lakewood and watching our community change with the season. The changing leaves around our lakes and throughout our neighborhoods are a beautiful reminder of how special it is to live here.
October is also an important month for the Board as we begin our 2027 budget planning season. At the time I’m writing this, we are looking forward to Smokin’ in Lakewood, one of our favorite annual community traditions. By the time you read this, I hope the event has once again brought neighbors together for good food, good fun and plenty of Lakewood spirit. October is also an important month for the Board as we begin our 2027 budget planning season. Our Finance and Facilities Development Committees are working together on the 2027 budget, including the Lakewood Improvements Program (LIP) and capital improvement priorities. As we make these decisions, we will continue to use our ENVISION Lakewood Strategic Plan as a guide to make sure our priorities and investments support the long-term vision for our community.

You’ll also see some exciting progress at the Clubhouse, including new siding and a fresh coat of paint. It’s a great update that is already giving the building a fresh, renewed look, and I’m excited to see the finished result. There is no shortage of ways to get involved this month. The Sip & Shop, sponsored by the Clubhouse Committee, will feature artwork from our resident artists available for purchase and is open to all residents. The DAM! Breast Cancer Awareness Walk, sponsored by the Ladies 50+ Club, is another wonderful opportunity to come together for a great cause, with all money raised benefiting Bra Couture Charity. The Activities Committee will also be hosting the Lakewood Halloween Spooktacular, with games, treats, music and plenty of spooky fun for all ages. I

Recent Amendments to Rules, Regulations and Policy You may have noticed that the September LPOA Board of Directors Meeting Agenda contained multiple amendments to your rules and policies. As part of ENVISION Lakewood’s Strategic Plan, specifically to protect property values and community standards, as well as to continue to improve and protect the health of the lake, the governing documents are being regularly reviewed in order to ensure their relevance and evolution as needed. This process often requires the review and research by your Board of Directors, Staff, and Committees to ensure that any amendments to governing documents is in the best interest of the association. We’d like to give brief explanations of the most recent amendments to ensure clarity. RULES AND REGULATIONS ARTICLE IV, USE OF COMMON AREAS AND OTHER AMENITIES This change to Rules and Regulations will require any member using contracted services or vendors on LPOA property to gain formal approval from the General Manager. This approval will likely require the submittal of copies of licenses, permits, insurance certificates, liability waivers, etc. in order to protect the LPOA from liability. This is consistent with long standing procedures used by your Activities Committee and Swim Clubs for their many activities that are enjoyed throughout the year. LPOA POLICY 3, COMMITTEES As this policy governs committees, the Board simply did some housekeeping so that that committee description meet the expectations of the Board. All committees, whether they are a standing advisory committee, an Administrative Committee, or Ad-Hoc Committee, works at the pleasure of the Board, therefore the Board wants to ensure they the have clear direction on what is expected of them. LPOA POLICY 14, COMMON GROUND By a unanimous vote of both the Alterations Review Committee and the Lake Use Committee, it was recommended to the Board that vegetation be preserved along the lakes shorelines where LPOA property exists, therefore this policy was amended to ensure that the health of the lake is protected by clearly stating the intent of the LPOA to protect beneficial shoreline vegetation in order to provide erosion control and to enhance the ecological benefits to the environment, lake and water quality.

Lake Irrigation Fees
Residents who have access to lake irrigation should expect to receive the annual bill of $226 on your October statement. The fee is not for use of lake water, but for access to lake water. Access means you have an irrigation pump and intake lines installed. If you have one or both of these items, you are required to pay the irrigation fee. If you choose to not pay for the fee, you will need to remove the pump and/or intake lines before December 31, 2026 and notify the LPOA office by calling 816-373-4326

ENVISION Lakewood Progress Highlights July–September 2026 Quarterly Update ENVISION Lakewood is your community’s strategic plan for protecting property values, enhancing amenities, and ensuring Lakewood remains a great place to live. Here’s a snapshot of our third quarter’s progress.
Efficiently Operating the Lakewood Property Owners Association WORKING SMARTER TO PROVIDE BETTER SERVICE. • Weekly Resident Reminders and other informational articles continue to be published in the E-Blast and Ripples magazine to keep residents informed. • Policies #3 and #14 and LPOA Rules & Regulations all saw updates to keep us on track with our ever-evolving HOA management. • A formal board member exit interview process has been created to gather feedback and identify opportunities to strengthen volunteer engagement and participation.
Being Fiscally Responsible for both short and long-term sustainability PLANNING TODAY FOR LAKEWOOD’S FUTURE.
• The 2026 Reserve study is now assisting in the budget process for 2027. • The Lakewood Improvements Program (LIP) process has been reviewed and revised to include a forward-looking 10-year plan for capital projects and improvements. • Staff began exploring access control and surveillance technology to enhance amenity access and security, while continuing to evaluate and refine the Northstar LPOA App.
Providing high-quality, available and appealing Amenities to residents MAINTAINING AND ENHANCING THE AMENITIES YOU ENJOY. • Lake Health & Accessibility Improvements: LAKE WEIR: A weir has been installed to help measure and monitor water flow and lake levels, providing valuable data to better understand lake conditions. SOLitude Lake Management continues to review readings and provide ongoing insight. SHORELINE VEGETATION POLICY: Updated the policy, following recommendations from the Lake Use and ARB/ARC Committees, to preserve beneficial shoreline vegetation while allowing staff to remove vegetation that obstruct views or access. LAKEWOOD DAMS: Both have successfully passed their annual inspections. These inspections are an important part of our ongoing commitment to maintaining safety, integrity and long-term health of our lake system. Monitoring and maintaining the dams are part of our comprehensive lake management program.

• All Tennis courts and Pickleball courts have been resurfaced. • The Oaks Wellness Pool design has been approved and sent out for bids. Its design will provide opportunities to extend the pool season and offer residents greater flexibility in its use.
Strengthening Community Connections CREATING MORE OPPORTUNITIES TO GET INVOLVED. • Residents enjoyed a full lineup of summer events, including the July 4th celebration, Lighted Boat Parade, Walk/Run/Roll, Pancake Breakfast & Pool Party, Red, White & Groove with live music on The Rock, Front Nine & Wine, and the annual Concert on The Rock.
Building Trust Through Communication KEEPING RESIDENTS INFORMED. • In response to ENVISION feedback calling for clearer communication, new easy-to-read project status updates were introduced in Ripples, giving residents a quick at-a-glance view of project progress throughout the year. • Adjoining property owners will now receive ARB/ARC application notifications by email instead of mail, providing faster, more convenient access to information about proposed projects in their neighborhood. • Regular reminders on how to connect with the Board and Staff are shared through E-Blasts, Ripples, and Facebook, making it easier for residents to know where and how to direct questions and feedback. • Committee opportunities are promoted and residents are invited to participate as vacancies arise, helping create ongoing opportunities for residents to get involved and contribute to the Lakewood community. • Lakewood Greeters Club program continues to evolve and participates in our New Member Orientation Program.
LOOKING AHEAD Implementation of the ENVISION Lakewood Strategic Plan continues as the Board, staff, and committees turn priorities into action. As we begin the 2027 budget planning season, upcoming efforts will focus on ensuring our priorities and investments remain aligned with the ENVISION Lakewood Strategic Plan and the community’s long-term goals. Yoga has now returned to the Augusta Room for meetings. Please bring your own mat and props. You will be asked to sign a waiver on the first visit.
