From the General Manager, Mark Krtek As we begin the new year, I’d like to take a moment to share a few important updates and reminders to help everyone plan ahead and stay informed.

January is a great time to set expectations and outline what’s coming in the months ahead, particularly as we look at long term improvements and community operations.

Oaks Pool – Lakewood Improvements Program

The Lakewood Improvement Proposal (LIP)for the Oaks Pool has been approved. At this time, there is no confirmed renovation timeline. Planning and coordination are ongoing, and I will continue to share updates as more information becomes available.

LIP Funding & Budget Overview

While funding for the Lakewood Improvement Program has been allocated in the annual budget, these funds are not immediately available at the start of the year. LIP reserves are built gradually as dues are collected throughout the year. Because of this, some projects will move forward later in the year as funding becomes available. I appreciate everyone’s understanding as we balance responsible planning with long term community needs.

The Clubhouse remains a popular venue for both private and community events.

Because reservations are often made months in advance, I encourage residents to plan early if they are considering hosting a banquet or gathering. Early booking helps ensure availability and allows our team to properly support your event.

Long Term Improvements for 2026

In addition to the Oaks Pool, several other confirmed LIPs are planned for this year. These projects focus on maintaining and enhancing shared amenities and infrastructure throughout the community. Additional details will be communicated as timelines are finalized and work is scheduled.

The arrival of a new year often brings with it a sense of renewal and hope. As we usher in 2026, it is essential to take a moment to extend warm wishes for a Happy New Year to all members of our community. I sincerely hope that everyone enjoyed a safe and fulfilling holiday season, filled with moments of joy and connection with family and friends.

The end of 2025 marked a significant transition for our association as we bid farewell to General Manager Mark Reid. Mark’s leadership guided us through some tumultuous times, characterized by challenges that tested our resilience as an organization. Through his adept management skills, he successfully navigated numerous projects aimed at upgrading our amenities and enhancing the overall experience for all members. His commitment to excellence ensured that these improvements were made without compromising financial stability.

As a result, we are proud to announce that our Association enters 2026 debtfree—a remarkable accomplishment that speaks volumes about Mark’s dedication and foresight.

One of Mark Reid's most commendable achievements was his prudent management of the Association's budget. Under his stewardship, we not only managed to execute various upgrades but also maintained fiscal responsibility by ensuring that bank loans were paid off in full.

As a result, we are proud to announce that our Association enters 2026 debt-free—a remarkable accomplishment that speaks volumes about Mark’s dedication and foresight.

Over the past eight months, the role of General Manager has transitioned from Mark Reid to Mark Krtek. This process was implemented to ensure a smooth transition into such a large role in the organization. I am looking forward to seeing our community continue to thrive and grow under his leadership.

Attention Boat Slip Lessees

Boat Slip Lease Agreements were mailed out in November—the Lease Agreements are due with payment by January 15, 2026. Agreements received after January 15, 2026 thru January 31 will accrue a $100 late fee. Additionally, Boat Stickers must be picked up and signed for in the LPOA Office. Boat Stickers must be purchased and applied to boat by May 1, 2026. LPOA Staff can attach your sticker for a $27.50 fee.

2026 MAXIMUM ANNUAL ASSESSMENT In accordance with the stipulations set out in documents governing the LPOA, the Board of Directors each year must approve a “Maximum Annual Assessment”, prior to approving the “Actual Annual Assessment”.

Following this formula, at their November 13, 2025 meeting, the Board voted to set the Maximum Annual Assessment for 2026 at $2,424.20 annually ($202.02 per month), for a basic single family home and 80% of that amount or $1,939.36 annually ($161.61 per month) for multi-family units.

INTRODUCING LAKEWOOD GREETERS

By Barb Burns Lakewood...this enviable community we all call home.

Think back to your early days in Lakewood. Who were the first people you met? How long did it take before you were comfortable using The Argyle or attending a Lakewood social event? Who did you turn to with questions? In other words, what was it like being new here? Hold those thoughts.

Dave and I moved here from the Wichita area nine years ago when our son and daughter-in-law presented us with twin grandsons. It did not take long for us to realize our hearts had already moved to KC. It was time to retire and re-establish near our kids. Sounds easy and exciting. Exciting yes; easy—not so much. We had both lived and worked in Newton for 40-plus years, and both of us were actively involved in our careers, church, schools, and community. We were leaving lifelong friends. In a leap of faith, we made the move.

Fast forward to today. Now you know how things work here. You’re settled and comfortable in your home. You’re connected to friends and social groups.

Isn’t it great feeling ‘at home’ in Lakewood?

Each month, we average 10-12 new HOA memberships. Reaching out in friendly, welcoming ways can go a long way toward lowering the stress and loneliness of new neighbors in your cul-de-sac or parcel.

Meeting and making others feel welcome is a responsibility and privilege we all can step up to. Friendships waiting to happen.

new faces meet other residents, attend Lakewood activities, utilize LW amenities, and understand our HOA rules and regulations.

Meet Lakewood Greeters. Greeters is a small club recently approved by the LPOA Board and assembled to connect our newest neighbors with their new neighborhood. The goal of Greeters will be not only to welcome new homeowners, but to engage them in our Lakewood lifestyle.

Work Request Form Notice New residents will have an opportunity during their Lakewood registration to complete a form affirming their interest in being contacted by LW Greeters. Those interested in utilizing Greeters’ support will have a personal visit and a gift bag drop-off within a few weeks.

WINTER 2026 ART EXHIBIT

By Patti Browder When it gets so cold that your nose turns red and you’re looking at a frozen world between a wool knit beanie pulled over your eyebrows and a matching scarf wrapped tightly across your cheeks and ears, it’s time for a break. Pop in to the clubhouse and warm up by taking a stroll through some amazing art work by three of your talented Lakewood neighbors. The artists exhibiting in the Argyle Gallery from mid-January to mid-March are all returning artists with new works to share.

RON FORNELLI Ron Fornelli’s love of photography has taken him to many locations in the United States and overseas. He has joined camera clubs and attended photography workshops with professional photographers, always searching for new techniques to improve his images. Ron’s “eye” for catching the moment is obvious in his photos of wild animals and birds. Recently, at the McPherson, Kansas annual meeting of members of the Great Plains Nature Photography group, Ron was honored with first place in the category of “Non-Captive Animals.”

JANET BEEBE Janet Beebe’s photos taken “@theLAKE” have been shared with the community for several years. Her images of the wildlife, sunsets, and mesmerizing weather patterns above Lakewood have endeared her to all who see them on Facebook and other online sites. Janet’s sunrise walks catching scenes before many of us have had our first cup of coffee are always a reminder of what an amazing place we are fortunate enough to call home.

LORI HAHN Lori Hahn is an accomplished photographer and the owner of VanDeusen Photography in Lee’s Summit. Her exhibit this winter will include her latest work in photography prints and mixed media paintings, highlighting children and family pets in her own unique style. Lori has been named a Top 10 Photographer in Missouri and has earned many other local, national, and international awards for her work throughout the years. Since 2009, pet portraiture has been a signature focus of her work.

Lori welcomes the opportunity to help you capture meaningful moments, whether it’s to mark a milestone, preserve a memory, or simply celebrate life’s everyday beauty.

Tennis Club The Lakewood Tennis Club has concluded this year’s activities.
