August

From the General Manager, Mark Krtek

Happy August!

As summer begins to wind down, we would like to wish all our students a wonderful, successful, and safe school year ahead. With classes resuming soon, please remember that school buses will be back on the roads and children will be walking throughout the community. We encourage everyone to use extra caution and remain attentive while driving around Lakewood.

We are pleased to share that the hall and kitchen entryway renovation and expansion project has now been completed. We are very excited about the results and the enhanced experience this improvement will provide for our

From the Boardroom

With our amenities in full swing, August is the perfect time to highlight how your annual dues assessments help support the places and services residents enjoy every day. The “Did You Know” article featured in this month’s Ripples outlines several of the ways that the dues collected are used. From maintaining our lakes, pools, playgrounds, trails, and courts to landscaping, safety, and community operations, your assessments help ensure Lakewood remains a beautiful, well-maintained place to live—not just today, but for years to come.

Many of the things we value most are easy to take for granted because they simply work. Our pools are clean and ready for swimmers. The lakes are enjoyable for boating and fishing. Playgrounds are safe and inviting, courts are ready for play, and our common areas remain attractive throughout the year.

Behind each of these amenities is a tremendous amount of work happening every day. While a portion of your annual dues assessments is dedicated to capital improvements and reserve funding to protect Lakewood's long-term future, the majority supports the ongoing operation, maintenance, and care of the amenities and services that define our community.

These are the everyday responsibilities that often go unnoticed—but they are essential to protecting both the quality of life we enjoy today and the long-term value of our community.

Lakewood's amenities don't maintain themselves. They require careful planning, skilled staff, preventive maintenance, and ongoing investment throughout the year. Your assessments make that possible. (See below)

Here’s some interesting things to note:

So, as you head to the pool, launch your boat, dine with friends at the Club, or simply take a walk through the neighborhood, remember that these experiences are made possible through the collective investment of our community. Thank you for your continued support and have a wonderful summer enjoying all that Lakewood has to offer!

Lakewood’s Election committee is recruiting for multiple members to join the current committee volunteers; please consider joining to help keep Lakewood great. You can find the Committee Interest Form at www.lpoa.com/online-forms or contact Sean Bachtel at sean@lpoa.com for details.

The Election Committee is an essential advisory committee to Lakewood’s Board of Directors tasked with implementing Lakewood’s election processes. We strive to keep a group of diverse volunteers from throughout all parts of the community who are excited to insure fair, open and accurate elections. The committee typically meets monthly leading up to the spring election cycle with multiple meetings and events in March to facilitate the administration of the annual elections.

If you are considering or have question, please feel free to reach out to any member of the current elections committee. We look forward to hearing from interested candidates.

Home Watch Committee Members Requested!

The Lee’s Summit Police Department offers a House Watch to be used when you are out of town. If you wish to be added to their House Watch List, please contact LSPD at 816-969-1700. Don’t forget to contact the LPOA Office at 816-373-4326 so they can notify Community Services to keep an extra eye on your property as well.

ARB/ARC Information

ARB/ARC deadlines are the 1st and 3rd Monday of every month. The meetings are the 2nd and 4th Tuesday at 5:00 pm. All meetings will take place at the Lakewood Oaks Clubhouse, 651 NE St. Andrew’s Cir.

Work Request Form Notice

We have available a work request form to address common grounds issues or repairs. These forms help our maintenance team address issues in a timely manner and keep track of them for future resident inquiries. To report a maintenance issue, please call the Community Services Office at 816-373-4343 or email Ann at ann@lpoa.com for Staff to write a Work Request on your behalf, or download by going to lpoa.com/maintenance and clicking “Work Request Form”. We appreciate your understanding and cooperation!

LPOA Dues Edition

Every year, resident dues are strategically divided among eleven categories which the Sta and Board of the HOA manage and allocate certain amounts of the budget to.

When you get your monthly bill, you may question what exactly its going towards. When the Finance Committee helps determine the dues increases year to year, you may wonder what drives the cost under certain departments. This article is intended to break down just some of the things paid for each under each category.

Motorized Scooters & E-Bikes

Scooters, golf carts, e-bikes and motorized bikes are a great way of getting around the neighborhood without having to jump in your car or walk to visit friends, family, or enjoy the amenities around Lakewood. However, there are rules you have to be aware of so you can not only keep yourself safe, but your fellow neighbors as well.

A two- or three-wheeled device with automatic transmission and a maximum speed of 30 mph. They must have a gasoline motor of 50cc or less (producing under 3 brake horsepower) or an electric motor of less than 2,237.1 watts.

LPOA Community Services and Security Committee

Summer in Lakewood marches on! Following the 4th of July Festivities organized by our fantastic Activities Committee, there’s still plenty to look forward to in the coming months, on top of enjoying the amenities. As some may already be aware with school being out, there’s been a growing trend of incidences dubbed “teen takeovers”, which are a social media phenomenon occurring in the last several years where large groups of teenagers gather at a location after being alerted on a social media platform. Many of the “teen takeovers” have turned violent and/or resulted in the destruction of private property.

For incidences where you are actively concerned for the safety of yourself, your property, or see the destruction of private property, please always call LSPD first.

The most recent reported incident happened on July 10, 2026, at the Cove Aquatic Center on Lake Drive, and required multiple units from Metro Public Safety and the Lee’s Summit Police Department to respond and disperse the group. Multiple cars fled the scene when Metro Public Safety and the police arrived, which resulted in some cars being damaged and several people being detained by the police. An extensive amount of trash was also left in the parking lot from the incident.

Metro Public Safety, the security company hired by the LPOA this year for roving security services from May to September in the Lakewood community, has quickly responded to each incident and for the first two “teen takeovers,” was able to disperse the crowd without incident. Metro Public Safety has proven themselves to be invaluable to the Lakewood community this summer by promptly responding to potential security and safety incidents.

While we hope this is not a repeated incident in the Lakewood community, if you become aware of a “teen takeover” in the neighborhood, please report it to the Lee’s Summit Police Department at 816-969-7390 and then follow by contacting Lakewood Community Services at 816-373-1500. PLEASE NOTE: For incidences where you are actively concerned for the safety of yourself, your property, or see the destruction of private property, please always call LSPD first. Lakewood Community Services are not able to enforce Lee’s Summit Law, make arrests, or otherwise ‘deal with’ security threats other than requesting Lakewood IDs and asking for those trespassing to leave the premises.

If you have a teenager living in Lakewood, it is important to have an honest conversation discouraging getting involved with any “teen takeovers”—as there are real, legal consequences to participating in one, as well as the risk of injury. As the appointed Security Committee, our goal is to protect all Lakewood residents, teenagers included and encourage safe and smart choices so everyone can enjoy their summer.
