Crafting cozy with timber

Couple’s home designed and built with careful attention paid to craftsman details By Tim Newcomb tim@lyndentribune.com

LYNDEN — Take the vaulted ceiling, for example. Not too high, but still vaulted, just enough for the Bajema home to have an open sense with an architectural flair, but not too much that you lose the coziness of the ranch-style home.

Those types of decisions keep the new home of Doug and Shirley Bajema, built by son-in-law Marc Tinklenberg, owner of MTC Construction, walking the perfect balance the couple sought.    Located on Jackman Road surrounded by farmland on three sides and Bertrand Creek behind, the home, which the couple moved into this past May, sits on what has been family-owned land for the past 40 years.    Keeping the tradition of traversing the property, playing near the creek and enjoying the views of mountains to the east and the north, the Bajemas created — with the construction of Tinklenberg and design of Jerry Roetcisoender of JWR Design

— a home full of views and cozy comfort.    The roughly 2,500-square-foot home offers up a take on a ranch-style design, but with a bonus room above the garage that will eventually turn into the grandchildren’s perfect play area.    Visitors start to understand the love of timber from the outset, with a fully cedar-shingled exterior and oversized rock chimney — the chimney helps break up the expanse of the roof, Tinklenberg said — setting an early tone.    Once inside, though, the craftsmanship details come to life, especially in the open front room, full of windows flowing into the dining area and kitchen.    Fir posts give way to fir beams, some

covering the entire span and others moving across the room halfway before Tinklenberg’s working of the look gives an artistic flair to the timber.    “I did all the beams at my place and used ideas I’ve seen in magazines,” Tinklenberg said. “Timber work is always the most challenging part.”    The Bajemas wanted a rustic look, rich with timber, a style that both Doug and Shirley and Marc knew and liked well. Shirley came to the drawing board prepared with photos and ideas, letting Roetcisoender run with the design from there.    “All this craftsmanship with the wood See Bajema on C4

Bajema: Combinations of wood play throughout home Continued from C3 framing is very unique,” Roetcisoender said about the finished home.    With wood floors, knotty alder cabinets in the kitchen and an oversized counter tying the kitchen to the dining area, the main area flows as one.    “When you see big rooms, they can sometimes be cold, but this feels very warm,” Shirley said. “We wanted a warm feel to it. We like simple and comfortable.”    Ample windows, including corner ones, let in as much light and view as possible across the fields. A covered patio, with the same timber work, gives the Bajemas a favorite place to congregate when the weather allows.    “The house was designed for eastern views, northern views and southern light,” Roetcisoender said. “That is why all the corner windows, to take advantage of the views. God gets credit for the views, we just

put the windows in.”    The rock chimney was originally designed to house a full wood-burning fireplace, but late in the design a decision was made for cleanliness and ease, placing a gas insert instead.    Offsetting the decorative fireplace is a piano, tucking nicely into the homey feel of the room.    The focal point — and favorite part — of the kitchen, Shirley said, remains the center island with a small prep sink. Having that second work station has proved a bonus. And that double-oven should come in extra handy when the holidays roll around.    To balance the wood colors throughout, Shirley asked Brian Sipma of Brian’s Quality Cabinets to mix a color specifically for them, a process she said “turned out great.”    Throughout the home, Shirley said the expertise of Shelley Smit of Fishtrap

Every room tells a story if you set the stage Advise of Metrie is to ‘finish before you start’    Remember the last time you walked into a professionally designed home and marveled at its beauty? Chances are, the designer carefully planned the interior finishings — like crown mouldings and interior doors. While trim and doors have a major impact on interior décor, few homeowners select them with the same care as their furnishings or paint.    Interior finishings are decorative interior products that create the look, feel and flow of design throughout your home. LYNDEN ­— The concept of building information modeling (BIM) is discussed on a two-page spread in the July 2014 Professional Builder magazine. But it’s not new to Lynden builder Ted Brouwer.    Using software, Brouwer offers the 3D viewing capability through his Cornerstone Residential Design business.    Most of his project customers want to take advantage of BIM, he said.    In short, it allows a builder to program in the existing basics of a structure and then play with different scenarios of remodeling and design — so the client can see immediately three-dimensionally on a computer screen how the changes would look.    “We can see the changes as we go through them,” he said.    This can vary from zeroing in on the header of a wall to seeing what the change of view would be if a wall is taken out or reduced in height. Seeing the options can help everyone decide among them.    Brouwer said he is in a home remodel project right now with Kevin and Deanna Pawlowski of Lynden for which the BIM is very helpful. And there have been other local clients.    “This way, you see the problems before they arise,” he said.

3D: Helps in building too Continued from C12    “The concept has been around in some way, shape or form in the industry for decades, and more and more builders are jumping on board.    “The center of BIM centers around the creation of 3D models of a home. All the elements of the home — from the roof trusses and the drywall to the kitchen island and the bathroom tile — are represented as solid objects in the 3D environment. This is what distinguishes BIM from simple 3D drawings: Rather than just being lines on a screen, each object carries the same properties it would in real life. The size, shape and material composition of each object are noted, creating a complete, living picture of the home exactly as it will be built.    “BIM doesn’t stop with the completion of the model though. In fact, creating the model is just the first step.    “It is generally accepted among designers using BIM that there are eight stages to the process. Each step adds greater complexity to the 3D model, looking at factors such as sustainability, life cycle of the building, and material costs.”    These are the levels of BIM, summarized:     • plans and specifications.     • visualization and coordination, and identifying design conflicts.     • model-based phasing of the construction process.     • model-based cost definition, based on precise measurement information.     • assessing types of materials to be used.     • looking at the life cycle of the entire building.     • integrating it all to get to a wellrounded and thoroughly calculated project.

Two sides of curb appeal — beauty and home performance Vinyl siding has consistenly been most popular exterior cladding    If your house is starting to look a little scruffy, you could recaulk and repaint, but that’s a lot of work. Plus, you’d be out there again in a few years doing it all over again. And would it really make that much of a difference in the overall look? To really jolt your curb appeal, maybe it’s time to reside.    If so, you’ll want to balance beauty and performance, says designer and home improvement expert Vicki Payne.    “On the beauty side, the synergies are spectacular when you mix materials, incorporate a variety of shapes and use rich colors to accentuate windows and doors or the whole house,” Payne said. “On the performance side, the choice of materials is critical. Make sure you go with something that will retain long-lasting beauty but not require a lot of effort to maintain.”    In the past, homeowners, designers, builders and remodelers frequently chose vinyl siding on its own and in combination with brick, stone and even other styles of vinyl and polymeric siding for its durability, low maintenance and value. Vinyl has the lowest installed cost of any exterior cladding, never needs painting or caulking and can be cleaned with just a garden hose, longhandled bristle brush and soapy water.

Vinyl and insulated siding consistently rank among the highest return on investments for remodeling projects.    That’s partly why vinyl siding has been the number-one choice in exterior cladding for the last 20 years, according to the U.S. Census Bureau.    But with the improved aesthetic qualities and performance of today’s vinyl siding, trim and accessories, it’s increasingly popular for the ability to suit a sweeping range of architectural styles and design tastes.    In fact, vinyl siding is available in more profiles than any other cladding on the market. Using the latest technology, vinyl siding manufacturers can recreate the fine wood exteriors of the past that work beautifully with many architectural styles from historic to contemporary. How to do your home's annual checkup Find and fix damage spots; clean or replace windows, doors    There’s no better time than now to give your home the attention it deserves. Give it an annual checkup before cold weather arrives to help add comfort, save energy and cut home maintenance in the long run.    When inspecting your home, here’s what to do:     • Inspect interior and exterior finishes. Over time, paint and stain can weather away. Flaking or peeling may mean that it’s time to refinish or replace the unit. When replacing windows or doors, consider factory prefinished wood or fiberglass options, or vinyl options that don’t need painting or staining, to save time and money.     • Look for damaged exterior surfaces or signs of leaks. Check your sprinkler system to make sure it’s watering your lawn and landscape, not soaking your windows or doors. Cracked or deteriorated wood may be a sign of water penetration. Leaks can linger and affect interior walls, floors or ceilings, so look closely for discoloration or other moisture signs.     • If you spot a problem, track its trail. For example, discolored trim around a window might actually be caused by moisture entering farther away. With a leaky roof, water may run down inside the wall and appear at the window. Contact a professional for help in making home repairs.

• Clear window sills and tracks of dirt and debris. Sand, leaves, insects or pine needles stuck in weatherstripping can affect the performance of your windows and doors. Open the windows and clean the opening with a soft brush, like a dry paint brush or vacuum attachment. Do the same for sliding patio doors.     • Try all openings and closing. Open your windows and doors to make sure moving parts work, and units close properly. Replace worn or broken parts.     • Inspect weather-stripping. Re-attach loose weather-stripping around windows or doors, and replace material that’s ripped or torn.     • Replace or repair broken locks. If locks feel loose or don’t work smoothly, replace them. Keep windows and doors locked when not in use. Locks help hold doors and windows tightly, to lock out rain, wind, snow and insects.     • Inspect weep and breather holes. Weep holes in the exterior of windows allow excess moisture to escape, while breather holes allow air exchange within certain components. Clear blocked holes of dirt or debris with a wire or toothpick.     • Check exterior sealants and caulk on and around windows and doors. Pay attention to areas susceptible to rain, water and extreme sunlight. Remove damaged material and reapply sealant.     • In coastal locations, rinse exterior metal like exterior aluminum trim or cladding. Rinsing exterior metal parts three or four times a year can help extend the life of

WHATCOM ­— A secure and private family home with plenty of favorite personal touches is what Liz and Randy were seeking — and that's what they now have from builder Joey de Boer.    The family of six moved into their 4,877-square-foot north county home in late May after a year of construction.    Liz will tell you that a few things were on her design list from the start. One is what she calls the hearth room, flowing openly from the kitchen area. Conveying relaxation, it has, of course, a simple fireplace with a hearth, lots of display shelving, a large video screen, and soft seating to enjoy it all.    Already here, bright red accent color, a Liz like, shows up in the furniture and decor. Something else is present, too, if you can spot it, to be continued as a hunt elsewhere in the house — the Fleur-de-lis emblem (which fans of the

New Orleans Saints will recognize).    The flooring, running throughout the main level, is an eye-catching — and “forgiving” for cleaning, Joey adds — Acacia hardwood with a hand-scraped look. It, along with any tile and countertops, came from Lynden Floor & Design.    For Liz, this home is the culmination of a big assortment of ideas accumulated from a variety of sources, from magazines to HGTV and Pinterest. She was glad to be able to feed all of the input to designer Jerry Roetcisoender, who deftly worked it into the design scheme.    De Boer, in turn, was willing to adapt along the way, especially for cost savings. “There’s always a budget consideration, what we call ‘value engineering’ —

do what we can to save dollars but stay beautiful,” he said.

One notable feature in the kitchen — beside plenty more red and again that Fleur-delis — is a deep sink and flexible pot-filler faucet.    A dignified dining area with a small chandelier over the table also shows off stylish windows of crown moulding with beadboard at the top and a sill with an apron below.    Walk through the next door and you might feel like you’ve entered a miniature Yellowstone lodge. A vaulted knotty pine ceiling is anchored by heavy cross timber framing, a massive Savanna Limestone fireplace is topped by a natural wormedwood mantel, and doors and windows let in the full force of eastern sunlight. This room was planned with outdoorsman Randy and his three sons in mind. Consider it a showcase of the “rustic, crunchy, comfy feel” to go with some of her modern touches, Liz said.    “I can’t wait to use the fireplace in winter,” she said.    This entire house is rich with wood. In fact, five cedar trees off the 20-acre premises were used to create the mantels and also the exterior fascia.    The vaulted ceiling extends outdoors to create a 24-foot-deep deck and overlook into the back yard. There, a barbecue set, another fireplace, lounge chairs and railing along the entire side of the house just seem to invite large-group entertaining.    “For a big party, you can be both in or out,” Liz said.    The master bedroom also opens out onto the deck. The whole 24-by-34-foot master suite is superlative to the max.

Standout features include a coffered trayceiling and random glass mosaic effect on the fireplace in the bedroom; an impressive central whirlpool, slate floor and walls, and handy walk-in shower controls in the bath area.    Liz said she worked closely with her suppliers and subcontractors, asking plenty of questions and doing lots of comparisons, to get the colors of woods, tiles, stones and paints to match up properly.    One guest bedroom with a bath is on the main floor. Three bedrooms for family are on the lower floor, which is built into hillside slope.    The basement floor is of colored concrete that had to be poured and then scored (to look like tile) before the rest of the house was built.    A heat pump takes care of most of the heating and cooling, with radiant floor heat only needed on the lower level.   The extensive masonry evident throughout the house was done by Vasiliy Demyanov of Shahtar Stoneworks.    De Boer, who has been a custom home builder for 35 years, was one of three possibilities interviewed by Liz and Randy at the beginning of their big project. Now Liz can say that she actually enjoyed the whole process, as she found de Boer easy to talk to and bounce ideas off, even to make changes along the way.    Joey had this to say: “Our goal at de Boer Construction is to make the building process a great experience for both the homeowner and contractor, with little stress. To achieve this, we try to keep an open line of communication and we surround ourselves with subcontractors who are like-minded and take pride in their work also.”
