Ahwatukee Real Estate Activity Priced Below $600,000 Ahwatukee home prices in this price range increased by $42,882 on the average compared to same time last year. This is good news because even though the number of homes being sold have decreased compared to same time last year, prices are NOT decreasing. The average price of homes sold in Ahwatukee during November 2012 was $238,769 but for November 2013 it is $281,561. Its true that fewer homes are being sold this year that last year. In November 2012, 144 homes in Ahwatukee were sold but only 82 properties sold in November 2013. That about 62 less than last year, but as a home owner looking to sell, with the right agent, marketing and pricing, selling your Ahwatukee home should not be stressful. The average number of days to sell homes that are priced well, presented well and marketed well has not changed that much. Also on the average, owners are selling homes for around 98% of the asking price, whereas in November 2012, it was about 99%.

The price range with the most buyers was for homes priced between of $200,000 and $299,999. This price range accounted for about 35.4% of all the homes sold last month. This tells us that more than a third of the home buyers in the market have a budget of about $200,000 to $299,999 to spend on a home. Also on the average, homes in the price range sold for the full asking price while the other price price ranges sold a bit less than the asking price on the average. If you have a property in the price range, you are likely to get the full asking price but also have more competition because there are more homes on the market priced within this range. Working with a savvy real estate agent should help you sell your home in this price range.

Ahwatukee Luxury Real Estate Update The Ahwatukee Luxury Market also saw a positive net increase of luxury homes at the end of November 2013. Only 2 Ahwatukee Luxury Homes sold last month in the price range of $600,000 and higher. One home was priced at $945,500 and sold after 120 days on the market for $910,000, which was about 96% of the original asking price. This home had 4463 sq. ft. of living space with 6 bedrooms and 5 bathrooms. It was built in 1984 and was sold on November 29, 2013. The other Ahwatukee Luxury home that sold was originally put up for sale on October 2, 2013. It sold on November 25, 2013 after 33 days on the market for $750,000, which was 92% of the original asking price of $819,000. This 4 bedroom home located in the gated community of Canyon Verde Subdivision was 3302 sq. ft. in size with 3.75 bathrooms and was built in 2000. It was a single story home was paid for in cash.
