Bright Fall Figures The vibrant colors of Fall are not the only things shining brightly across the Denver Metro area, so are the number of Luxury Home sales! The median sale price increased 5.9 percent in September over the previous month to $1.369 million. These encouraging figures are based on the Multiple Listing Service data, which defines luxury homes as having a sale price of one-million dollars or more. REALTORS速 representing these homes are excited to see such strong numbers heading in to the end of the year. October continued to produce strong numbers in luxury home sales with an increase of 7.3 percent being sold from the same time last year. Also in October, the data shows an increase in the upper echelon of luxury homes priced at two-million dollars and higher with fourteen homes being sold. This is a significant increase from the eight sold in 2012 and the twelve sold in September of this year. Overall for the greater Denver market in September, luxury homes sold in an average of 101 days on market, up from 82.3 days in August; with sellers also receiving a higher percentage of their asking price with an average of 93 percent. This too is higher than in September and October of last year. In October, luxury homes sold in an average of 105.4 days on market, up from 101.3 days a year ago. Denver had the most million-dollar sales with twenty-seven homes having sold, and Boulder came in second with thirteen in September. October yields similar numbers with twentyseven homes having sold in the Denver Metro area, and up to fifteen in Boulder. Also in October, nine homes sold in Cherry Hills Village, eight in Greenwood Village and five in Castle Rock.

September’s most expensive home sold in the Denver Metro area was a four-bedroom, seven-bath, 8,800-square-foot home in Cherry Hills Village that went for $5.3 million. Cherry Hills continues to see a robust market as average days on market have dropped from 177 to 90, YTD, while the average sale price to asking price has increased from 88% to 92%. October’s most expensive luxury home sold was a six-bedroom, six bath, approximately 7,400-squarefoot home in Boulder that sold for $3.4 million. As the luxury market continues to boost an increase in numbers across the board over last year, so does the overall Denver real estate market continues its upward climb with the median price of all homes up 12.7%.
