A LETTER FROM THE FOUNDER

Las Vegas is more than the home base for Luxury Estates International (LEI). It’s a city of change and evolution, and much like Walt Disney said of Disneyland, it “will never be completed. Six months after founding Lever Capital Partners, Adam Horowitz decided to get in touch with every corner of America. “I went on a 13,000-mile road trip by myself for a hundred days,” he remembers. “Across the country, visiting clients while starting my business.”

That was back in 2009. Today, Horowitz and his dedication to hands-on customer service has built Lever Capital Partners into a thriving enterprise with Las Vegas and Manhattan offices to cover the entire country. The finance brokerage company raises capital for commercial real estate clients looking to acquire, develop or restructure assets. “We finance all commercial assets such as office, retail and hotels over $5 million,” says Horowitz. “Although most projects tend to be greater than $10 million.”

Horowitz was a major figure in the 90s tech boom before switching to finance in 2001. The New Jersey native discovered that success in the investment community was hyper-focused on the individual. People working side-by-side in cubicles saw each other as competition. “I had a big desire to change that mentality,” says Horowitz. “With Lever Capital Partners, you’re not just hiring one individual, you’re hiring a complete team. Everybody works together on the same projects.”

Horowitz has deepened his pool of resources by also serving as President of the Real Estate Capital Alliance — a national consortium of 21 commercial mortgage companies that secures an average of more than $4 billion a year in capital. “It’s the most powerful and unique commercial real estate finance organization in the country,” says Horowitz. “All 21 companies share their information. There’s no other organization that does that.”

Overall, the alliance brings more than 150 eyes to the network, allowing participants like Lever Capital Partners to offer boutique-level service while having the reach and scope of a national platform. “You’re building more bridges between the clients and capital providers,” says Horowitz. “It’s why every day in the business becomes more enjoyable.”

BEHIND THE DESIGN

NADIA LO N E Y Nadia Loney’s most recent project is also her most personal. The interior designer spent more than a year putting every piece in place for the 6,100 square-foot home she shares with her husband, former baseball star James Loney, and their two children in The Ridges of Summerlin. “Everything was customized,” she says. “Christopher Homes was the builder and open to anything I wanted to do.”

The home is a blend of styles, including modern, vintage, Bohemian and even elements of steampunk. An art deco influence is seen in the downstairs movie theater while an industrial edge is found in the brick accent wall and faux metal sheet fireplace mantel in the great room. Nothing in the home is incidental. Everything has a distinct purpose with a specific flow in mind. “I made sure to mix warm and cool tones,” says Loney.

Furnishings were sourced from all over the world. Loney collaborated with furniture designers on several pieces, including a large, round wood dining table. She had a chair from California-based Noir upholstered in a Kelly Wearstler fabric. Another chair, for the guest room, was hand-beaded in Nigeria and bought in an L.A. shop. Drapes were custom-made by Interior Visions in Las Vegas with fabrics from MR Design Lab.

BALLSFEST Ballsfest is a different kind of cancer charity. “The name alone has gotten all sorts of reception and positives vibes,” says founder Frank DeBlasi. “I know it raises an eyebrow at times, but it’s a play on words regarding what I’ve been through.”

The charity was inspired by DeBlasi’s own battle with testicular cancer, but Ballsfest supports children and young adults with all forms of the disease. The concept initially began as a small gathering of family and friends in 2007 to celebrate DeBlasi’s role as a survivor, but continued to grow every year, developing into full-scale events in Saratoga Springs, New York and Phoenix, Arizona.

Initially, proceeds were donated to a national foundation. “But back in 2013, I made a shift,” recalls DeBlasi. “I started focusing on children at local hospitals who were struggling and battling cancer. So now, when people see their dollars are staying local and going to the children, it’s been phenomenal.”

The effort is now expanding to Las Vegas, where DeBlasi, a private wealth manager, frequently does business. The inaugural Las Vegas Ballsfest is Sunday, October 14, 2-6 p.m. It will be one of the first big events at the Waldorf Astoria following its rebranding from the Mandarin Oriental. Tickets begin at $150 and sponsorship packages range from $2,000 to $5,000.

“We have seven ballers — we don’t call them patients or beneficiaries — at the event. They come on stage one by one and I roast them,” says DeBlasi with a laugh. “And then

we reveal a special gift or an experience that they have no idea they’re about to receive. That’s when it gets emotional.”

DeBlasi works with partners like the Nevada Childhood Cancer Foundation, Cure 4 The Kids Foundation, Summerlin Hospital and Sunrise Hospital to help choose the ballers. He spends at least three home or hospital visits meeting with them ahead of the event. DeBlasi says it’s important to know each participant personally and understand their individual stories.

“Our event isn’t black tie,” he adds. “It’s not stuffy. No auctions. No plated seated dinners. There’s live music, a custom burger bars and ice cream sandwich stations. It’s just very feel-good. Come dressed casually. People really enjoy that they can really take a breath of fresh air and support these children.”

Ballsfest has previously taken place in state parks or outdoor resorts — and typically avoids ballrooms. But at the Waldorf Astoria, three ballrooms will be opened up into one enormous event space with a wraparound outdoor terrace that overlooks the Strip. Seating will include high-tops, low-tops and comfortable couches, making it clear — this a different kind of charity event.

“I scrapped the auction idea and have what’s called ‘Balls to the Wall,’” says DeBlasi. “You go up to a booth with five different categories of giving, starting as low as a hundred dollars and going as high as $3,000. You choose whatever financial commitment you’re comfortable with and make an impact with children locally at the hospitals. You can buy Legos, an art package or Beats headphones for a child.”
