Secondly she’s very professional. She likes to deal on a business like basis, which is important. She has integrity, which is critical and she really understands about serving the client.” All her hard work is paying off and her passion is obvious in everything she takes on, as clients from all over Calgary and BC have enlisted her to handle their luxury estates. “Obviously people have confidence in her because you don’t list houses of this value if you don’t have
confidence in the agent,” says Norb, “she has a significant number of listings that are of very high value which is unheard of… she is certainly far and away above what a typical realtor might be able to accomplish.” Before Sotheby’s opened its branch in Calgary, no company had focused exclusively on the high-end real estate market. The success Sotheby’s has had in a relatively short time speaks volumes to their approach and to the fact that there was indeed a gap in the Calgary market. There are many people in Calgary that have the financial wherewithal to acquire significant properties and now they have a means to present them to the appropriate market and Kristine is helping to do just that. Things have taken off quite quickly for Kristine and she attributes her success, simply put, to her desire to exceed her client’s expectations every time.” When she started in the industry she felt the bar needed to be raised, so to speak and she seems to have done just that. “I set my goals high and I just want to be the best at what I do,” says Kristine. The sky is the limit as far a Norb can say for Kristine’s career, “she can take it wherever she’d like, it’s really up to her.”

Buyers and sellers have big decisions to make when beginning the process of listing their home or making an offer on a home. Lately, all the media surrounds the economy and how it may affect Calgary’s home prices. Sometimes we get caught up in what will be happening six months or a year from now, instead of concentrating on what is really happening in today’s market. Here are some commonly asked questions that may be immediately pertinent to your home buy or sell today. Do I need to disclose a defect that has been professionally fixed and is no longer a problem? Ie. Leak in the roof, leak into the basement, etc. We have a saying in the industry “Disclose, disclose, disclose”. It does not matter if you have had the issue fixed. Ask yourself: if I were to purchase a home, would I want to know the previous history of any issues they may have had? The answer is always “Yes, absolutely”. RECA states that sellers must disclose to the buyer any known material latent defects respecting the seller’s property. While it is often impossible to provide a comprehensive list, it is possible to disclose material latent defects; these include defects that render a property dangerous or potentially dangerous, unfit for habitation, or unfit for the purpose for which the buyer is acquiring it (where the buyer has made it known), and may include defects that would involve great expense to remedy, local authority notices that prejudicially affect
the property, and lack of appropriate permits. Disclose - it is the right and safe thing to do, regardless of when it happened. Should I have a home inspection on a brand new home even though there is a full warranty? Yes. When writing up an offer on a home that is already built but is brand new, I always instruct my clients to obtain a home inspection. It is far more advantageous to make the builder aware of any issues right away, rather than waiting for the six month walk through or trying to get trade-in’s after the fact. Yes, your warranty should cover these items, but in most cases I find that a home inspector finds a list of items which have not been completed or may need repair. Although most builders will do a walk through on the day of possession with follow-up walk throughs over a one year period, having a home inspection before possession will bring these maintenance or repair items to the surface before you move into the property. Is it worth having my condo documents professionally reviewed by someone other than my lawyer? The answer is yes! Many lawyers will not review documents due to the liability placed on them because they do not have the time to read them from page 1- 100. In contrast, a professional condo document reader reads these every day and all day. Many times, an experienced condo reader will have inside information on the building (has it has been red-flagged due to existing or upcoming issues?) that a lawyer would not be privy to. Having your condominium documents reviewed is like a home inspection for a condo; with most apartment-style condos it is difficult to do an inspection, and most buyers do not obtain one. It is good to know that the building you are buying into has a healthy reserve fund, is well managed, and can provide the proper documentation a condo reader will require.
