ZOOM LAND!
Back in June, I was moderating a Zoom meeting when my husband popped into my office to announce that we had a buyer for our house. “We need to look at this new place, pronto!” Lickety-split, we were moving out of the home we have lived in for nearly a decade and into a fab new rental further east and across from the beach. With all this taking place in the midst of Covid, my head was swirling. Like so many, our home has become a safe haven; nearly every hour of every day spent under that roof. As I write this note, it’s day three in our new place and I’m back to Zooming away. Yes, I had that moment of, “Yikes, what have we done?” But, more than ever, I am grateful to have a new home to settle into. I hope that this September/October issue brings you inspiration for your own home and a respite from what’s happening in the world.

ow more than ever, we’re contemplating what comforts bring joy to a home. To that end, designers are all about elements that create tranquility and contentment in private spaces, and found that it’s the simple things—cozy outdoor areas, the feel of soft linens and the play of light on a wall—that truly create happiness. For Brooke and Steve Giannetti, a designer and architect, pleasure can be found in the fresh air. “Connections to the garden are at the heart and soul of what we do,” says Steve. The husband-andwife team lives on a farm in Southern California where they’ve perfected the art of indoor-outdoor living. Their secret lies in making the great outdoors more intimate. “The feeling of being in an open meadow is sometimes not the most relaxing,” explains Steve. “We found that if you can break an alfresco space into loosely defined rooms—using features like a wall, a garden border or a tree—it makes a space feel more inviting and protected.” Their farm is full of examples, such as a seating arrangement placed under the canopy of a heritage oak, a fire pit ringed by a sectional or a table located by a vegetable garden. “Being outside is something we crave all year round,” Brooke says. “Living in nature calms us and brings us into the moment. It is perhaps the best luxury.” In Atlanta, designer Erika Hollinshead Ward finds luxury where the day begins and ends. “Having a bed that’s made with good linens is a treat,” she says. “You may not be able to control what happens in the world, but sleeping with beautiful linens is a joy.” Ward favors bamboo sheets for their sustainability and hand, noting the fabric becomes even softer with washing, and for curtains, she turns to cotton linen. “The weave of a crisp linen makes a great canvas for color and pattern,” she says. “To me, drapery is like art on the wall—and it can elevate and finish a space the same way a good blazer makes an outfit.” Brad Ford, a New York City designer, calls natural light “very healing” and seeks to add as much of it as possible to any dwelling, be it a city apartment or a house in the country. “In a dense metropolis, privacy can be an issue, so we like to add solar shades or sheers on windows,” he says. “These allow you privacy but also an amount of light.” Ford is also known for strategically placing mirrors and furniture with reflective surfaces in a room to amplify the light. When designing a new home, he always advocates for as many windows as possible. “I would live in a glass house if I could,” he says. “I believe there is no better mood enhancer than natural light.” For these design professionals, providing easy indulgences is rewarding. “Many of my clients come home exhausted after a long day,” Ward says. “If I can give them a space that’s tailored to them, and that provides comfort, I am also fulfilled.”

Eve Ashcraft knows a good palette. A formally trained painter, she earned her stripes as a color specialist for Martha Stewart and today touts an elite moniker—architectural color consultant— lending her expertise to residential homes, cultural institutions, public works projects and corporate branding the world over. Luxe called upon Ashcraft to learn more of her vibrant and innate approach. eveashcraft.com Formative influence. My mother was a painter. We had a yellow living room with fuchsia silk pillows. I would come home from school and she’d say, ‘Grab a brush’—she’d be painting the kitchen cabinets, again. It never occurred to me until I started working with clients that anyone would be afraid of color. Less is best. Fan decks are an instrument of torture. I’ve had clients test 30 colors before calling me. They were probably feeling insecure to begin with, and there’s this internet problem of, ‘I’ll just scroll to the next page and oops, it’s 4 a.m.’ Endless choice can have a negative effect, so I edit and distill my ideas before sharing.
Go-to paint trick. When I want a space to feel calm, one easy tip is to reduce contrast, especially between building components, like the trim, walls and ceiling. Make those elements the same or almost the same color and boundaries will disappear, creating a sense of spaciousness. Golden rule. The more color you have, the more color you can use. It’s like a great party—just jam everyone in there.

Artist’s intuition. The only thing I love about getting older is that I’ve developed respect for my instincts. There are moments when I walk into a room and just know. I had clients with this tasteful blue parlor, but there was something sad about it. I said, ‘You’re going to kill me, but this room should be tobacco with cream trim.’ Six months later, I received a love letter about how they never leave it now. That kind of transformation is luxury.

Raymond Barberousse’s path from architect to lighting designer is a telling reminder that good things can result from trying times. Shortly after buying a house in 2009, he was laid off from a Chicago architecture firm, leaving him to D.I.Y. much of his home’s furnishings. His sculptural lighting designs caught the eye of an owner of a local decor store, and the rest is history. Today, Barberousse and his wife split their time between Chicago and Miami drawing inspiration from both locales. “Chicago is energetic; Miami is more laid-back,” says the designer. As a member of the Black Artists + Designers Guild, he is an advocate for promoting inclusivity in the design community, but ultimately, he says, “It’s about the work. I want the work to represent itself.”

“Don’t underestimate me,” says Denise McKenzie-Lee, known for her earthy ceramics layered with texture. Her foray into the medium began with a gift certificate to a pottery class. “I love entertaining, so I wanted to make my own set of dishes,” she recalls. “The instructor said, ‘It’s going to be a long time before you can do that.’ It wasn’t. I’m prolific when I become interested in something.” Her pieces, crafted with porcelain and stoneware, are perfectly imperfect reflecting a gritty sentiment. “I call it rustic modern. I’m attracted to textures: a rusty tray, rocks, rough edges, things that look burnt,” she says. Next up: experimenting with glass and non-functional work. No one is underestimating her now.

ASP & Company, Los Angeles Anika Poitier’s first love was film. Yet with a child on the way, she says, “I needed a creative outlet that was more kid-friendly.” So Poitier teamed up with her interior designer mother on a textile and accessories line. Their first collection centered on female artists and grew from there. A signature design is an infinity-style serpent. “It symbolizes strength and the journey to empowerment,” says the designer, who employs her filmmaker eye when selecting materials, and is drawn to linen for its transparent and natural qualities. “I love the way light shines through. We all want to exist in a calm, nurturing space.” Today, that notion rings more true than ever.

For Chad Campbell and Shawn Silberblatt, co-owners of midtown Phoenix’s For the People boutique, good design is about more than just form and function. It’s about engaging with and inspiring their community. “We try to showcase things people in Phoenix don’t normally see in a store,” Silberblatt explains. “Customers really do want to discover things and learn about them.” To that end, For the People is part store and part community forum. Visitors can browse a compelling collection of home goods, from Swiss pencils and Italian-designed monkey lamps to sculpture curated by the Al Beadle Estate and sustainably crafted furnishings by Gus. “If you begin at no, you’ll never get to yes.” Words Nancy Epstein has lived and worked by since designing her first piece of furniture more than 20 years ago. “I brought the design to our hometown cabinetmaker and he didn’t like it. I didn’t listen and had him make it anyway, and he was so taken by the results that he asked me to join his company designing products.” Such tenacity eventually led Epstein to found Artistic Tile, where she and her team aim to “make the world a better place … one tile at a time.” Today, her tile empire encompasses eight national showrooms, a cadre of reps working with hundreds of architects, designers and dealers, an engaging website, and 100,000 social media followers. “We are very ‘connected’ to our audience and their preferences, well beyond sales numbers,” she says.

I wanted to change up my own aesthetic with this project and I certainly reached high. But it really started with doing something unique, which was creating an all-metal kitchen.
How did you decide on the marble hood? We actually had to frame the house so it could support the hood, but I knew we had to go for it! The marble, which my dealers call a pinot noir, has moments of eggplant, burgundy and just the right kind of gold. When it all gleams together at a certain point in the day, it’s magic.

Talk to us about the cabinetry. Amuneal created some really luxurious textures and colors with stainless steel designs. We sort of invented a patina we’re calling “root beer.” It works so well with some of the other tones and materials found throughout the space. The glass cases flanking the range continue the view out to the backyard—they’re definitely a favorite feature.

To create a soaring space in Oklahoma City, Oklahoma, designer Amber Brown Matlack of Brown Interiors knew she wanted to preserve the charm and history of the original 1935 Tudor-style residence when crafting this great room. After combining what was once a galley kitchen, small breakfast nook and dining room into a central area, she extended the ceiling into the attic to achieve a vaulted effect and expose the wooden beam. The warm color scheme evokes a nostalgic feel, including the mauve and gray tones on the cabinetry and a beautiful stone backsplash. Sweet 1ESCAPE A BRIDGEHAMPTON SPORTS BARN OFFERS THE ULTIMATE FAMILY RETREAT.
“With a remote property, you have the opportunity to create a destination,” says Kevin Clark, principal of Historical Concepts. And so it came to be that a family’s brief for a recreational outbuilding on their Bridgehampton estate evolved into a sports barn laden with wellness features. Surrounded by acres of pristine farmland, the structure demanded a sensitive approach, one that Historical Concepts—an architecture firm known for legacy properties rooted in place— was well-suited for. Alongside interior designer Steven Gambrel, landscape architect Edmund Hollander and master builder Michael Davis, who assembled the team, plans were drawn for a lowslung, cedar-clad activity center softly folded into the rolling terrain. The decision to nestle the barn into, not onto, the landscape is an exercise in both historical accuracy and ingenuity. First, it references semisubterranean potato barns local to the region. Second, it meets a Hamptons building code limiting accessory structures to 20 feet high, while still allowing for a three-story structure for all the family’s amenity wishes to live in harmony. In full, the sprawling retreat includes family offices, a large vaulted great room, a kitchen, an indoor lap pool and spa, men’s and women’s locker rooms and an exercise room—plus a sunken tennis court with viewing pavilion. “The lay of the land and the feel of a place reveal themselves when you put pen to paper,” says Clark. “The top floor gym has a wonderful

view over the property, and the sauna, steam and massage rooms round out the indoor activities,” shares Davis. “In addition to the gathering room, there is a suite of three family offices particularly helpful during these times.” Throughout, Gambrel’s interiors scheme—a medley of warm woods and chalky blue, green and sand hues—sets a restorative tone. “The palette is muted, based on the environment as inspiration,” he explains, and indeed, the natural setting inspires. Complementing the agrarian landscape, Hollander took care in employing native plantings, such as bayberry, winterberry and viburnum, to welcome birds, bees and other pollinators. “Healthy, living landscapes are essential to the wellness of all visitors, all species,” he notes. Like many affluent New Yorkers, the family decamped to their country residence in the early days of the pandemic. In turn, the beloved barn has become a haven beyond anything client or design team could have planned for—a hub of safety, togetherness and health. “One of the most rewarding parts of our job is when you see a place you designed be truly life-altering for a family,” says Clark, adding, “When you treat home as resort, there’s something magical about that.”

Starting from the most basic ways to inspire biophilia, you can paint walls in colors we find in nature, like green, blue and brown. Then move on to adding motifs and plants. Houston, Texas One way of fostering well-being at home that I believe in and have used with great results is Vastu Shastra, an Indian system of architecture similar to feng shui. In Vastu Shastra, there are 5 elements: Earth (Bhumi), Water (Jala), Air (Vayu), Fire (Agni), and Space (Akasha). The central part of a house is ruled by the space element. As all directions meet in the center, it is the holiest and most powerful zone. So when possible, I like to ensure that the most-used room—often the living area—is located in the direct center and designed with a minimal aesthetic for less clutter and low furniture to allow for plenty of natural light. LOST in REVERIE
There are serene rooms and then there are rooms where serenity seems to emanate from the walls, softening your disposition on viewing. This elixir of a bedroom in Jackson Hole, Wyoming—a collaboration between WRJ Design and Bohlin Cywinski Jackson—is decidedly the latter. Here, designer Rush Jenkins and architect Ray Calabro sound off on achieving Zen in tandem. wrjdesign.com; bcj.com Set the scene. RC: The site for the house is on a butte that overlooks the Snake River Valley with extraordinary views. The bedroom is located at the southern, most private end of the home and is embedded into the gentle slope of the site, connecting with the landscape at a more immediate scale. RJ: There’s a calmness and a majestic beauty that surrounds you. That’s what the color palette, the lighting, the simplicity of the design were about—creating harmony with nature. Material connection. RC: The southern wall is smooth-formed cast-in-place concrete, the flooring is white oak with a custom finish, the window wall is aluminum with a clear anodized finish, and the ceiling is composed of panels of white oak. RJ: The rug is bamboo silk, the bed is really luxurious suede, the pillows are a cashmere plaid from Loro Piana. Those tonal elements are about continuity with the exteriors and the architecture. Design highlights. RC: The water feature that stretches along the master suite is dynamic. We placed mirror-finish stainless steel panels on the roof overhang above the stream. The combination of gently moving water and mirror reflects constantly changing patterns of light into the master suite throughout the day. The effect is magical. RJ: The seamless windows in this room actually open from the bottom. Can you imagine waking up hearing the water rippling and the birds chirping in the garden? Sometimes, you’ll see a moose having a drink. You don’t get closer to nature than that. Dream team. RC: WRJ’s selections reinforce the quiet elegance of the home. The luxe finishes and fabrics express their commitment to quality and attention to detail that are guiding principles in the architecture. RJ: This house was a unified vision. The client wanted peace and simplicity, and every team member came at this design from the same philosophy.

From the very beginning, it was meant to be a place of rest. The architect picked the location for it’s amazing natural light and we worked with a feng shui master. Building started in September to encourage good luck and prosperity for the home. It was a special brief in that way—there was meaning behind every detail. We’re seeing more and more clients asking for specialty rooms, but these clients—two firstgeneration Chinese sisters—really use this space. After a hard day’s work, they retreat to drink tea together, practice calligraphy and meditate. They wanted to honor their heritage—but to modernize, too. Tea room window treatments are traditionally bamboo; we chose a light grass Conrad shade. The Chilewich rug is textured like a tatami mat and the white-oak furnishings are custom by Chi Wing Lo, a Chinese furniture designer living in Italy. The table has natural stone for water draining and a metal plate for the hot teapot to rest on. In spring, the sisters drink Longjing tea. In summer, jasmine tea paired with red bean pastry. In autumn, black tea with moon cake and in winter, Pu’er tea. They have an incredible collection of ceramic vessels; their most-prized is a Gongfu tea set from Yingge, a town famous for its production of porcelain. It was an inspiring project in that we learned so much from our clients. It also showed us how important it is to have a room dedicated to feeling good in—to feeling happy. His design portfolio includes firstclass hotels and special projects, and he is also the author of Thom Filicia Style and American Beauty: Renovating and Decorating a Beloved Retreat. Thom is the creative mind and driving force behind the Thom Filicia Home Collection and he operates Sedgwick & Brattle, a to-the-trade showroom in the New York Design Center.
Alexa Hampton took over ownership and design leadership of Mark Hampton in 1998 and has designed a growing stable of home products for brands including Kravet, Theodore Alexander, Stark Carpet, Visual Comfort & Co., Chesneys, SA Baxter, White River, The Shade Store and Globus Cork. She serves on the board of trustees for the New York School of Interior Design, The New York Landmarks Conservancy and the Institute of Classical Architecture & Art. She is the author of The Language of Interior Design and Decorating in Detail and has been a contributing columnist for The Wall Street Journal “Off Duty” section.

James Magni has been recognized as one of the foremost modernist designers of our time, leaving an indelible mark on the world of architecture and interior design. In 1988, he established Los Angeles-based Magni Design, and in 1996, created the Magni Home Collection, which showcases lighting, rugs and furniture of his design. James has developed a style that marries sumptuous luxury with modernism’s clean lines and uncluttered spaces. His passion for fine art has made him a favorite amongst major collectors, museum directors and trustees, though he is equally sought after by innovators and entrepreneurs in many fields.
Lori Weitzner is internationally known for her contributions to the world of textiles and wallcoverings under the Weitzner Limited brand, as well as for her rug designs for Perennials and West Elm and passementerie for Samuel & Sons. Her work is in the permanent collections of museums such as the Cooper Hewitt in New York and Victoria and Albert Museum in London. Lori is the recipient of more than 25 prestigious design awards. She recently authored her first book—Ode to Color, The Ten Essential Palettes for Living and Design— published by Harper Collins, and lectures around the world on the effects of color on our well-being.
A native New Yorker, Pamela Jaccarino is the founding editor in chief of Luxe Interiors + Design, the largest residential architecture and design brand in the country, a position she has held since 2005. Pamela has been instrumental in the growth of the brand and continues to champion its fresh vision and evolution. She also frequently lectures on design-related topics. Prior to joining Sandow in 2002, Pamela was an executive editor with the LVMH Group.

He has been honored with numerous awards including the Texas Society of Architects William W. Caudill, FAIA Award, the Arthur Ross Award, the national Palladio Award and the Texas ICAA John Staud Award. He was inducted into the AIA College of Fellows in 2008.

But with so many options at hand, how does one make all the right choices? “Begin the planning process far in advance,” the Expressions team advises. “Make appointments with showroom consultants, do research beforehand and create a wish list. When compiling that list, be sure to think about the end goals you’re trying to achieve, not just that which is aesthetically pleasing.”

The idea is to see a well-lit space, but not necessarily notice where the light source is coming from. “I try to use architectural lighting as often as possible, including flangeless recessed lighting, as well as hidden tape lighting at the toe kick, and under and above upper cabinets,” Black says. I
’ve spent most of my life on the East Coast,” says the homeowner of a new Paradise Valley abode, who recently moved west with his wife and three young children for a new job. “This is so different.” That’s definitely an understatement, as making the jump from the suburbs of New York City to the Arizona desert is a bit of culture shock. But he isn’t complaining. The lot he and his wife found not only overlooks pristine golf greens but also offers scenic views of the region’s most picturesque mountains. “The West has captured my imagination—wild and untamed,” he adds. “We spend more time outside, and we cook and look at the stars every evening. Pinch me!” If there’s a better endorsement for the Arizona lifestyle, it might be hard to find. After searching without success for a move-in ready home, the owners realized they would likely have to build one—it was just a matter of finding the right location. When the perfect lot appeared on the market, the couple bought it the same day. It came with approved plans, but there were changes to be made, so they hired general contractor Tom Argue, whom the husband befriended after seeing one of his contemporary homes, along with architects Mark Candelaria and Vivian Ayala and interior designer Mara Green. “Tom’s a dreamer, like me,” says the husband. “He and I imagined some crazy ideas and Mark would put it on paper.” Candelaria quickly understood their vision. “They wanted something that was Mediterranean but modern, not heavy or Tuscan,” says the architect. “Tom was the quarterback, and we jumped in and made modifications to the plans.” The goal was balance: contemporary but not sleek, rich natural materials but with modern steel windows and doors, dialed-down ornamentation but interesting accents. “Not

too historic or contemporary,” says Candelaria. Working with Ayala, he also changed the original flat roofs to pitched roofs, softening the lines of the home to better blend with the landscape. For the interiors, Green focused on creating a sense of harmony, bringing the owners’ different tastes (he prefers traditional, she likes glam) into a unified whole. The wife credits her husband for being the design visionary. “But we’re a bit like the TV show Green Acres: I’m city and he’s country,” she laughs. Still, there was plenty they agreed on. Both desired a big kitchen, a sauna-steam room, and a concept that embraced an indoor-outdoor lifestyle. Most importantly, they shared a vision of livability (something that was tested—successfully—with all three children at home during the pandemic). “Balance can be difficult to achieve, and you can easily fall into trends,” notes Green, “but this was a completely fresh start with all-new furnishings.” To develop a cohesive plan, the interior designer studied images shared by the husband. “He was like an excited kid,” she recalls, “constantly finding things and asking questions.” Green, assisted by junior designer Brianna Megran, grounded the home with a neutral palette. “It’s timeless and a nice foundation for their individual tastes, plus it allows them to introduce new items as time goes on. Neutrals tend toward traditional, but they also complement the glamour of a polished look,” Green says, noting moments of sparkle such as the entry’s custom waterfall chandelier and the en suite bathroom’s mirror-plated soaking tub. There are rustic aspects as well, like wide-plank floors and wood ceiling beams, but the overall feeling is what Green calls “elevated Mediterranean, rich and sophisticated.” The interior designer carried that aesthetic to the outdoor spaces with seating areas that reflect the living room furnishings—“soft feel, light upholstery, clean lines,” she says. It’s an informal yet elegant style that complements the landscape design by Jeremy McVicars. “We wanted an estate look,” McVicars says, explaining that he took the owners to local gardens to help familiarize them with all the possibilities of desert plantings. “The garden style is driven by the architecture, so it’s clean and classic.” Along with myriad courtyards and gardens, there are walkways, an allée, a citrus garden and, he says, “lots of ‘wow’ moments.” “I used to have to travel to get out of the cold, but now I feel like I live on vacation,” says the wife. “Everyone put their blood, sweat and tears into this house,” adds the husband. “They made everything happen. This was a team that said yes.”

Behind the Urban Electric Co. globe pendants is a ventilation hood fabricated by Grayleaf Studio. “It’s zinc and pewter, hammered and polished, and a main focal point,” says Green. “It blends the couple’s two styles—shiny and rustic.”

Conceived by the architecture-and-design team of Cavin and Claire Costello, this home in the Sonoran Desert centers around a courtyard that acts as its own Zen-like microclimate, sheltered from the heat and wild animals of the surrounding desert. To keep things cool underfoot, the floors throughout the home are poured concrete from AZ Concrete Works, LLC.

o matter how much you love your job or the city you live in, sometimes you just need a place to escape from it all. For an industrial designer with his own business in downtown Phoenix, that escape took the form of a minimalist, offthe-grid retreat enveloped into the Sonoran Desert. He and his partner envisioned a home that would integrate into the wild, lush surroundings and be gentle on the earth and its resources. “It would be great if the world just went away on evenings and weekends and no one knew we were there,” he says, of the goal he shared with the husband-and-wife design team of architect Cavin Costello and designer Claire Costello. A staunch believer that less is more, the owner had three main criteria in mind: The house had to be low so that it didn’t block the neighbor’s mountain views. It had to be minimalist, with form following function every step of the way. And it needed to be a showcase for the desert. “You can’t beat nature,” he points out. “And I don’t like closed-in spaces, so if I’m sitting in the living room, I want a 180-degree view to the outside.” That meant glass, and lots of it, with floor-to-ceiling windows dominating almost every room so that the landscape remained the focus. Cavin says that from the outside the structure’s unusually flat profile enhanced the landscape’s best assets. “Because it’s low and linear, all the interesting shapes and forms of the rocks in the cacti and the succulents really become much more dramatic.” Another slightly unusual request? No hallways. Since the owner wanted to be as efficient with the space as possible, the design team, which also included general contractor Evan Boxwell, planned the house in a rough O-shape, with rooms encircling a courtyard. That central outdoor space also served another important purpose: as a place for the couple’s small dogs to run around without falling prey to local desert wildlife, such as bobcats and coyotes.

Inside the home, minimalism again reigns supreme, and the owners purposely eschewed any art on the walls. “Sometimes the issue with art is that it’s always the same, and you kind of get used to it,” Cavin says. “What’s amazing about having plants and nature as artwork is it’s constantly changing.” The challenge for the design team, in that case, was to still find ways to make the home feel casual and cozy. “We wanted to keep the interior really warm and use natural materials as much as possible,” Claire says. “And to also use things that were very low-maintenance. So the finished concrete floor speaks to that—there are very few grout lines or sockets.” Though working with a limited palette, they found ways to create visual anchors throughout, with the matte black countertops referencing related tones in the piano and window frames. Walnut slats provide a striking visual thread throughout, at either end of the large living space and as a feature above the kitchen island. In the yoga room and walk-in closet—which has the open plan of a retail fashion boutique—walnut walls and cabinetry continue the theme. The wood slats also do double duty

as an acoustic buffer. “We worried that if we made a big room with concrete floors and glass that it would be an echo chamber,” the owner says. “But the piano tuner was here when we put the piano in, and he couldn’t believe how good the room sounded.” For the outdoor spaces, landscape architect Charlie Ray didn’t have to look far for inspiration.“The Sonoran Desert is the wettest and most biodiverse desert on earth, so we have a real opportunity to be unique and creative while being sensitive to the ecology of the desert,” he says. “We used a combination of both native and non-native desertadapted plants to create a feeling of Zen. We looked for plants with particular color, form, leaf texture to recreate an idealized Sonoran landscape in subtle and elegant ways.” The couple moved into the home in January, right before the pandemic hit, so they’ve had plenty of time to enjoy the view—and the solitude they were seeking. His favorite aspect of the house, the husband says, is standing in the kitchen. “It’s about 60 feet of glass panoramic view. That’s where I catch myself every day. I cannot believe I’m cooking eggs and this is what I get to see.”
The sole pop of color in the interior palette shows up in the great room’s custom seating from Feathers Fine Custom Furnishings. The dusky-blue shade was chosen to tie in with the aggregate of the concrete floor and the shades of cactus outside.

The outdoor space surrounding the pool reflects the rugged terrain of the desert. “We wanted to embrace technology to keep everything that isn’t landscaping out of sight,” the owner says. To that end, the home’s flat roof conceals a large field of solar panels, while its structure includes four powerwalls to allow the owners to live off the grid. On the sheltered patio, furniture from RH Modern provides ample space for lounging.

Designer Britany Simon anchored the living room of this Phoenix home with an heirloom coffee table and a rug from Surya. Barrel chairs by Bernhardt and custom pieces by Simon provide plenty of conversational seating. Pillows covered in Schumacher and Fabricut fabrics introduce the homeowner’s favorite accent color: yellow.

elft tiles, Chinese porcelain, Wedgewood pottery—blue-and-white has been a classic design duo since the dawn of decor. For designer Britany Simon, the time-tested combo, accented with punches of sunny yellow, presented a solution to a problem: How to bring energy and character to the fairly nondescript interior of a newly constructed spec house. Situated in the historic Phoenix neighborhood of Arcadia, the modern farmhouse-style residence started out as a custom build; however, the owner backed out of the deal midway through construction. When Lizy and Skyler Irvine saw the house, they liked that it was move-in ready, but they weren’t quite sold on some of the design choices. The place was blessed by the real estate gods in that it had great bones and good flow, but the stock fixtures and builder-grade finishes lacked a distinctive point of view. And while the Irvines loved the home’s overall style, it skewed just a hair too modern for their tastes and didn’t feel reflective of the couple and their three young children. “We wanted to make it our own,” says Lizy. “The house didn’t need to be renovated. It just needed to be decorated.”

Simon, who had already completed two previous projects with the Irvines, was their first call. “They wanted me to amp things up style-wise and make it more fun and personalized,” she says. At the top of the agenda: giving the kitchen a more custom look. To warm up the space and provide both storage and visual interest, she installed woodand-brass open shelving over the gray-veined subway tile. She also changed the hardware on the cabinets and swapped out the lights for a trio of vintage-inspired milk glass-and-brass pendants, the scale of which was better in tune with the island. The kitchen flows into the adjacent living area, where French doors flood the room in natural light and crisp shiplap paneling on the fireplace underscores the home’s farmhouse vibe. “They wanted the space to feel sophisticated, but also young,” says Simon. furnishings take their place around the centerpiece of the room—a one-of-a-kind marble top coffee table that was handmade by Lizy’s grandfather. “It’s an heirloom that’s stayed in her family for years and has moved with them from house to house,” says the designer. “We incorporated some antique pieces with more modern and transitional ones because they wanted things that would wear well and stand the test of time.” She relied on Lizy’s favorite palette of blue, white and yellow “to pump up the playfulness through color and pattern.” A mix of geometric, floral and menswear-inspired fabrics artfully blends masculine and feminine elements. That same dichotomy plays out in the dining room and office, which are exercises in yin and yang sensibilities. For the dining room, Simon leaned into a modern femme aesthetic with Schumacher’s classic Hollyhock floral

In the husband’s office, cobalt blue diamond-patterned wallpaper by Thibaut sets the scene for a modern desk and streamlined armchairs by Four Hands. The chandelier from Visual Comfort nods to midcentury style, as does the vintage typewriter art on the wall.
wallpaper, but balanced the femininity with a rustic wood dining set and an industrial brass chandelier. In the husband’s office, she strikes a clubbier vibe. Bolder blues and midcentury furnishings lend a masculine feel, while a cheeky art gallery wall brings lightness and humor to the space. “We wanted the grouping of art to be quirky and unexpected,” says Simon. Such merrymaking design choices extend to the children’s rooms, too. “We really wanted to find a grandscale floral wallpaper for the girls, but we couldn’t find one that was quite right,” says Simon. Enter local artist Dana Maciag, who created hand-painted custom murals for the kids’ sleeping quarters. In the girls’ room, a riot of oversize blooms in a rainbow of hues creates a playfully off-kilter canvas for a bohemian blend of prints and accessories, including a rattan corner swing. For the son’s nursery, the artist painted a charming, aviation-themed mural, which guided the decor of the whole room. And in the kids’ playroom, Simon brings the spirit of the outdoors in through a forest-inspired wallpaper, a buffalo-check teepee and a whimsical tree-shaped bookshelf. Safe, creative space to unwind isn’t limited to the kids’ rooms. Simon’s goal was to make the entire house a joyful refuge from the outside world. “Both of the parents work stressful jobs; they want to come home to a place that’s bright and happy and makes them feel good,” she says. Looks like she succeeded. Says Lizy, “All I know is I walk in the front door and I feel immediately energized and at home.”

Simon designed the main bedroom’s tufted headboard, upholstered in blue velvet from Fabricut, as well as the campaign nightstands, which are painted Sherwin Williams’ Software. Reading sconces from Rejuvenation complement the Pindler & Pindler print used for the Roman shades and drapery.
