Now with the end of the financial year behind us investors and home buyers can make firm plans for the remainder of 2017, while sellers can farewell the mid-year slump and watch buyer activity reignite. Excitement is high on the Gold Coast right now as productivity reaches unparalleled levels, with major developments like Jewel and Spirit progressing well. The beachfront tri-tower Jewel is on target for a 2019 grand opening, with two and three bedroom apartments selling readily to buyers unfazed by the 2 to 4 million dollar price tags. Meanwhile the Bulletin reports that the lion’s share of Tower Two has been snapped up by one overseas corporate buyer. At the same time, the Spirit mega-tower, on the site of the old Iluka building in central Surfers Paradise, is set to become a new landmark with its 88-level structure only a couple of metres short of the Q1 spire. Southport is well out of the doldrums with a raft of new projects approved and before council. Altogether there are 14 new CBD tower projects approved and our local DBI design firm, renowned for innovative ideas, is well represented among these new developments.

In the housing market, response to topend properties over the $2 million mark is excellent, with prestige areas including the Mermaid beachfront streets and in-town canal suburbs like Broadbeach Waters, Mermaid Waters and Clear Island Waters all recording record results as home values continue to climb. The market reports seeing a 10% to 15% increase in sales figures over the past 12 months. Here at Lucy Cole Prestige Properties, we experienced one of our best financial year periods to date, with buyers from the Coast, interstate and overseas active in all sectors of the market. Now that the Commonwealth Games is less than a year away, demand for all types of Gold Coast accommodation is booming and we are in need of more good quality prestige properties to satisfy that demand. If you’ve been considering selling, now is definitely the time to attract those eager buyers and achieve a premium price. Remember, it costs no more to have the best people working for you. PROFILE
RIANNEN in business "I'm a systems- based person. I like policies and procedures. I like analytical thinking and problemsolving. I believe in working smarter and not harder," she Says.
Corporate support star keeps team ticking
Make no mistake, Riannen Webber loves real estate. Her enthusiasm is obvious as she lists all of the aspects that make property the right career for her, based at Lucy Cole Prestige Properties. "How do you put your finger on just one thing that you love?" she asks. "I'm happy sitting behind my computer. That's where I belong. I'd rather be the neck that turns rather than the face that people see. "I definitely prefer behind the scenes and making sure our team is always recognised to be the best." The 26-year-old is three years into a career that started in Darwin and has progressed to the Gold Coast, where she is now the Sales Support and Marketing Coordinator. Webber started working at the agency a little over two years ago as a weekend casual, but from the very first day she made the commitment to land a full-time position there. At the time, she was working at different agency during the week as well, so she put in seven days a week until she achieved her goal. Now based in the Bundall office, Webber's enthusiasm for the role has seen her continually up-skilling.
"I've done everything that there is to do with the administration side of real estate so I know the position back to front." Webber's ambitions include improving the policies and procedures for the agency as well as working towards an office manager role in the short-term. Other future goals include operations management as well as entering the REIQ Corporate Support Person of the Year award. In the meantime, she says she is more than happy to stay in the background helping to make the agency run more efficiently as well as assisting agents with listings and marketing. "I'm a systems-based person. I like policies and procedures. I like analytical thinking and problem-solving. I believe in working smarter and not harder," she says. "The passion that people have for selling property. It's lovely to hear people being positive in their work. "When I do a marketing submission and an agent comes back and tells me they got the property because of that submission, that's the biggest accolade you can ever get." WORDS BY NICOLA MCDOUGALL
"I took on more and more responsibility, and I was learning more, trying to get more involved in the company, keep growing, and trying to be on the top of the game at all times – pretty much how to be the best," she says.
Webber's achievements
"I wanted to be number one in everything so I just kept trying.

Welcome the new Yamagen Design hotel QT Gold Coast quietly shut the doors on its Japanese Teppanyaki Restaurant, Yamagen earlier this year, but it was merely a brief hiatus for the Gold Coast dining institution for over 30 years. Following a complete redesign by renowned Sydney interior architect, Nic Graham, the hotel has now announced the launch of the new Yamagen – an entirely new Japanese restaurant and bar concept which is set to bring the exhilarating Tokyo hustle and bustle to the Gold Coast from Friday 28 July. Recreating a traditional Japanese bar known as ‘izakaya’, the new Yamagen is for those looking to let their hair down and kick-back in style with authentic Japanese cuisine and cutting-edge cocktails.
Table-Seki is the restaurant’s main dining space, seating up to 76 guests. Highlights include the pan-fried Wagyu Beef Gyoza; salt and pepper Tempura squid with soy chilli Kewpie; a heart-warming bowl of Soba Dragon - a hot chilli kake based soup with buckwheat noodles and garlic prawns; or a selection of skewers from the famed kushi-yaki grill such as Tebasaki Chicken Wings, Miso Black Cod, Moreton Bay Baby Squid or local pork belly. Yamagen’s premier dining space is the Sushi Counter, seating up to 15 guests at a time. Egg freezing is a method of storing a woman’s unfertilised eggs to allowing her to try to conceive at a later date. It may be seen as a way of preserving the possibility of fertility for women who are not in a position to become pregnant straight away, or whose fertility is at risk for medical reasons such as cancer treatment. Frozen eggs may be stored for many years without significant deterioration. When the woman is ready to use her eggs, they are warmed, and then fertilised with sperm. The aim is for the fertilised egg to develop into an embryo, which can then be transferred to the woman’s uterus giving a chance of pregnancy. It’s a known fact that as women age, their egg health declines. From 35 years old, every month your chances of getting pregnant grow slimmer, Gynaecologist, Dr Miriam Lee states. “A woman’s fertility declines from age 35, and then from her 40s, this can be as low as 10% chance of falling pregnant each menstrual cycle.” Dr Lee explains. “But there is hope! Technology allows women to harvest their eggs and store them for late use. This is ideal for women in their 20s and 30s who perhaps don’t have a partner, or are involved in their careers, or undergoing medical treatment.” Menopause and health can interfere with a natural

damaging ice crystal formation. Once vitrified, eggs can be stored for many years. The chance of successful pregnancy is largely determined by a woman’s age at time of freezing and the number of eggs frozen/thawed. With the introduction of vitrification (special freezing technique), the chance of pregnancy is near similar to fresh eggs. However given it is a relatively new technique, there is limited data regarding the longterm health of babies born using this procedure.

140 YEARS AND GOING STRONG! The Royal Queensland Show (Ekka) is Queensland’s largest annual event. Held over 10 full days (11-20 August 2017), Ekka showcases life and achievements in the Sunshine State, bringing visitors from across Queensland and Australia to the heart of Brisbane. This year marks the 140th show, and more than 400,000 people are expected to come together to celebrate Queensland’s most loved annual event. The Ekka is celebrating this milestone by introducing for the first time the half price Twilight ticket and the early children’s fireworks show at 6pm each evening. RNA Chief Executive Brendan Christou said the 140th anniversary was an opportunity to thank Queenslanders for their support of the show. “The Ekka is the people’s show and this year we are celebrating its 140th anniversary by giving back to the people who have made the show what it is today,” he said. “Two of the most popular Ekka attractions are the night show and our great food options; the new Twilight Ticket means people can come to Ekka from 6pm till late and enjoy the show for half price. “Foodies can come straight from work and enjoy an award-winning meal and quality live entertainment in our food pavilions which will open until late for the first time. Families can come after school for dinner, watch the night show and enjoy a few more hours of fun at sideshow and showbags.”
Mr Christou said the half price Twilight Ticket in addition to the return of the historic discounts introduced last year – the two-day pass and the hugely popular two-for-one Super Ride Tuesdayand Super Food Sunday – will deliver the most discounts ever offered at Ekka. “On average a family of four spends 8 hours at the show – that’s under just $3 each per hour,’’ he said. Tickets are 15 per cent off online up until Ekka eve and remain the same price as last year for the 10 days of show if you buy online. Mr Christou said over the past 140 years more than 30 million people have attended the show, making family traditions and childhood memories to pass down through generations. “An exciting new event at Ekka this year sure to create new traditions and memories will be the first ever early fireworks show in the Main Arena at 6pm,’’ he said. “The introduction of the early fireworks means that kids won’t have to wait up past their bedtime to see spectacular fireworks light up the Ekka sky.” The Ekka showcases the best of Queensland with animal competitions, award-winning food and wine, live entertainment, carnival fun, family shopping, educational activities and much more. More than 70% of the showgrounds are dedicated to free entertainment and activities including the spectacular night show Ekka NITES, 10,000 animals on show and performances by a number of family favourites like Bananas in Pyjamas Live, The Farm Yard Friends stage show and the Feathered Friends Bird Flight Show.
