NOVANT HEALTH NEW HANOVER REGIONAL MEDICAL CENTER SURGICAL PAVILION RENOVATION & INPATIENT TOWER ADDITION Wilmington, NC This three-floor, 108-bed inpatient tower expansion was built over an existing surgical pavilion. The patient-centered design includes large windows for natural light and views and separate caregiver and family spaces with sleeper sofas. A spacious family lounge also captures expansive views to reduce stress and create a more welcoming environment. To make it easier for recovering patients to exercise, the support core minimizes openings from the corridor to maintain longer expanse of handrail for patients to use while walking, and ‘park benches’ located off the corridor allow patients to sit and rest after walking instead of having to return directly to the room. The design also focuses on efficiency for the healthcare providers. Three nurse stations per floor divide each floor into “neighborhoods” that allow shorter walking distances, better visual control, and easy access to support spaces. Alcoves at each patient room provide charting space and include a window with integral blinds so the nurses can check on patients without entering the room. For efficiency, economy, and ease of installations, standardized bathroom “pods” were manufactured offsite and placed into the patient rooms nearly complete. lean lead design

NOVANT HEALTH NEW HANOVER REGIONAL MEDICAL CENTER WOMEN & CHILDREN’S PAVILION & SURGICAL CENTER Wilmington, NC LS3P and HDR partnered on the design of NHRMC’s Betty H. Cameron Women and Children’s Hospital and the master plan for a state-of-the art surgical pavilion, with LS3P serving as Associate Design Architect and HDR as the Architect of Record. Intensive efforts with the client and CM at Risk during the design process, including the development of new clinical models of care and NHRMC’s brand of LEAN design, led to a successful design solution. Other portions of the project included an expandable central utility plant, renovations for the existing patient tower, and the expansion of the emergency department and the cancer center. The 200,000 SF Women’s and Children’s Hospital houses labor and delivery recovery rooms, C-section rooms, postpartum beds, high-risk ante-partum beds, a neonatal ICU, a pediatric ICU, pediatric transitional care, pediatric beds, and GYN/Oncology beds. The surgical pavilion replaced 24 outdated operating rooms and provided a new central sterile processing to support the facility. The designs are connected to the existing hospital campus both aesthetically and functionally, and both projects incorporated infrastructure to allow future vertical expansion. lean lead design lean lead design

MUSC ASHLEY RIVER TOWER Charleston, SC The design for this heart- and digestive disease-focused patient tower was driven by innovation, flexibility, resiliency, and the patient experience. The hallmark of the project is a light-filled indoor atrium and conservatory garden; following the building’s opening, MUSC’s patient satisfaction scores increased 14% and the average length of stay was reduced from 5.32 to 5.16 days. A universal patient room model and standardized operating room supports better operational efficiency and safety, and the welcoming, inviting spaces borrow from hospitality design elements to minimize patient and family stress and encourage faster healing. Resilient design strategies were critical to maintaining operations during emergencies for this coastal hospital in an area prone to high wind, flooding, and earthquakes. The exterior is designed to withstand windborne debris; mechanical and electrical systems feature custom-detailed coiled wires and pipes to safeguard air and energy supplies during seismic events. Safety equipment is elevated, and the entrances are protected by floodgates. LS3P participated in programming and the master planning process, and then took on the lead role of planning, medical planning, and design documentation and construction administration for the interior of the hospital and the ground floor service level. Design Architect NBBJ had the lead focus on the exterior design, interior design, and the conservatory space. HURRICANE RESILIENT HOSPITAL During Hurricane Florence, Wilmington was isolated from surrounding areas for over a week. With the city effectively an island due to flooding, the only way out was by boat or helicopter. In the wake of this disaster, an in-depth study on resilient hospital design sought to better understand inherent challenges and opportunities and to explore innovative concepts to inform future design and construction. Strategies for hardening the structure and maintaining emergency access in severe weather included perforated metal panels, which protect the building from projectiles up to 200 MPH while allowing filtered natural light into the patient spaces; nonessential spaces positioned at lower levels with critical services and patient floors elevated above potential flood levels; a rooftop solar array which allows the building to operate if the power grid goes down; three entry points at ground level, the second-story bridge, and the helipad; and greatly reduced energy loads, which allow the building to operate much longer on solar power than a typical hospital could. High performance, right-sized mechanical systems are located on a protected floor instead of exposed on a rooftop. The resulting concept allows 50% more natural light and reduces energy use by 50% over a typical hospital design. This holistic approach to resilient design creates the potential for better places for healing, safer access during disasters, and better building performance both in significant weather events and for year-round use. ESTUARY HOSPITAL Coastal Nor th Carolina What would a hospital intrinsically connected to its coastal location look like? In this community hospital concept design, we re-examined ideas about the built environment and its relationship to the surrounding landscape. The result: an oasis that connects people with nature while de-stigmatizing the institutional feeling of a hospital. The landscape provides a pulse of life. The facility is rotated for optimal orientation for sun exposure to minimize heat gain. The program layout responds to the landscape and unique site by allowing for future growth and a variety of entrances for staff, materials, patients, drop-off and discharge. The parking is separated by bioswales and natural landscaping and connects back to the hospital through a series of boardwalks. This design is also resilient and hurricane ready. The building and site are designed in harmony with the site to withstand future storm and flooding events and remain operational during and after extreme weather events. The building extends into the landscape and the landscape extends into the building, creating a place of wellness and healing.

MUSC CHILDREN’S HEALTH R. KEITH SUMMEY MEDICAL PAVILION Nor th Charleston, SC The concept of patient-centered care drove the entire design process for this pediatric ambulatory center, informing decisions from site selection through the final finishes. This bright, welcoming facility reduces the stress associated with a clinical visit while paving the way for new models of healthcare delivery. On the exterior, a contemporary “sail” of curved curtainwall welcomes staff, patients, and families and references both MUSC’s logo and Charleston’s history as a port city. The interior celebrates the local scenery with nods to the area’s industrial ports and the river. Flexible, multifunctional spaces were a primary design goal. Strategies included induction rooms outside of the operating room to maximize through-put while reducing stress for patients. An orthopedic clinic transitions to an urgent care in the evening, while standardized exam pods allow teams of specialists to rotate through the clinic for flexible scheduling. To best support the staff and physicians, flexible and unassigned workspaces boost communication and support an authentic collaborative care approach. UNC CHILDREN’S RALEIGH Raleigh, NC This renovation project transformed a 1980’s era medical office building into a bright, kid-friendly space that is easy to navigate for families and efficient for providers. The project demolished an outdated three-story atrium and relocated building entries to highly visible exterior locations, creating additional usable square footage and program space in the process. The program consolidates multiple specialty children’s clinics under one roof including urgent care, oncology and infusion, GI and feeding, allergy, pulmonology, lab, and pharmacy. The new design not only brought the facility up to UNC on stage/off stage clinic design standards and addressed code and accessibility issues, but also created a welcoming environment for patients and families. The eye-catching wall graphics and color-coded pathways to assist with wayfinding and reduce the stress of a clinical visit, with interior elements inspired by North Carolina’s coastal, piedmont, and mountain regions. lean lead designlean lead imaging design

HEALTHPARK AT KILDAIRE MEDICAL OFFICE BUILDINGS Car y, NC This project includes the design of 150,000 SF of medical office buildings with parking decks for 700 cars, which share the site with a continuing care retirement community, located in Cary, North Carolina. LS3P’s services include programming and design for the buildings and interior. The program includes spaces for Orthopaedics, ENT, Urology, General & Peds Surgery, Maternal Fetal Medicine, Primary Care, Cardiology, Timeshare, Pediatrics/Peds GI/Peds Endo, OB/GYN, Urgent Care, also Imaging and Cardiology Testing. WAKEMED MEDICAL PARK OF CARY MEDICAL OFFICE BUILDING Car y, NC This project includes master planning and design for an outpatient health campus consisting of two medical office buildings supported by a common parking deck. The core and shell design was completed via Design-Bid-Build with Healthcare Trust of America. The Phase I, 5-story, 133,900 GSF Medical Office Building includes 470 parking spaces in a parking deck that is designed for phased construction to allow flexibility of implementation of the overall master plan program. Tenant fit-ups are being completed for WakeMed for various clinics including Cardiology, Imaging, Pharmacy, General Surgery, Vascular, Thoracic, Urology, Uro-GYN, OBGYN, Maternal Fetal Medicine, and an Ambulatory Surgery Center. lean lead design

UNC HEALTHCARE PANTHER CREEK MOB + ASC Car y, NC LS3P provided master planning, architectural, interior design and engineering services for this multispecialty 99,900 SF medical office building and orthopaedic surgery center. The facility provides clinical space for family medicine, pediatrics, OB/GYN, orthopedics, internal medicine, nuclear medicine, neurology, digestive health, and heart and vascular care. Clinics on the upper floors provide services in a collaborative model with centralized patient check-in and staff support spaces. Clinic layouts are based on Lean design principles, with dual-entry exam rooms and care team work areas separated from patient areas. The facility also includes an imaging center which offers CT, MRI, mammography, ultrasound, bone densitometry, and X-ray. The Orthopaedic Surgery Center of Panther Creek, a joint venture between a large hospital system and a leading private orthopedic practice group, includes one operating room and two procedure rooms, 13 universal prep/recovery rooms, and a dedicated sterile processing department in a footprint designed to accommodate expansion. This complex project was completed within a 16-month construction period using concrete tilt-up construction. lean lead design

DUKE HEALTH PRIVATE DIAGNOSTIC CLINIC MOB AT CROOKED CREEK Durham, NC This 5-story, 125,000 SF medical office building houses diverse practices for one of the largest physician’s practice groups in the country. Located on a high-visibility site with easy access to the interstate, this new facility serves as a marquee building for its owners. The design focuses on a welcoming patient experience, with parking deck, covered walkway to the entry, carefully considered circulation, and a rear entrance for ambulances and staff. Size 125,000 sf

NOVANT HEALTH NEW HANOVER REGIONAL MEDICAL HEART CENTER Wilmington, NC The new Cardiology Center for NHRMC consolidates multiple offices and departments to provide improved outpatient services. This 3-story, 63,000 SF medical office building is sited on hospital-owned land near the main NHRMC campus. The new location is more convenient for users and helps decrease congestion on the main campus. The ground floor of the new facility combines three existing medical practice facilities into one clinical space. Upper floors provide space for cardiac imaging (stress testing, nuclear imaging, etc.), a pacemaker lab, office space, and a full cardiac rehab area with walking track, education counseling rooms, central registration, and education spaces. This project embraces several of the emerging trends in medical office building development including using an open office concept for physicians with dedicated “quiet” areas for private phone calls in order to help reduce space allotted for non- revenue generating activities and maximize the space associated with patient care. NOVANT HEALTH NEW HANOVER REGIONAL MEDICAL CENTER ZIMMER CANCER CENTER Wilmington, NC The existing Zimmer Cancer Center was created in the early 1990s and occupies approximately 25,000 SF. To improve care to patients, a local oncology practice merged their services with the hospital-based comprehensive cancer center. The expansion and renovation accommodates the increased demand and provides efficiency for staff and comfort for patients and families. This 51,100 SF project expands the existing infusion treatment area to include four private treatment rooms and 46 open treatment areas. Radiation Oncology has undergone a finishes upgrade in the same location. Additional renovations include adding exam rooms in pod formations to medical oncology, expanding the pharmacy and phlebotomy space, and providing associated support spaces. An addition to the building provides a new entrance and identity for the cancer center. The new lobby, registration function, and patient inspiration area provide comfort and resources which were not provided in the existing center. lean lead design

GUILFORD COUNTY & SANDHILLS BEHAVIORAL HEALTH CENTER Greensboro, NC Three entities – Cone Health, Guilford County, and Sandhills Center – formed a unique partnership dedicated to expanding behavioral healthcare services in the community. Working with healthcare providers Cone Health and Alexander Youth Network, and with input from North Carolina’s Department of Health and Human Services, the team envisioned the Guilford County Crisis Center: a place where children, adolescents, and adults could come to receive walk-in care, residential treatment, and outpatient services. Developed on a vacant property in Greensboro, NC, this center co-locates a Peer Center, Outpatient Center, a 16-chair Behavioral Health Urgent Care, and a 16-bed Adult Facility Based Crisis (FBC) Center. Providing integrated acute and behavioral healthcare the facility functions as a better alternative to an emergency department for urgent mental health crises. In an adjacent building, Sandhills Center is a 16-bed child and adolescent FBC Center. This new facility is operated by Cone Health and provide a state-of-the-art safe and therapeutic environment for mental health treatment. CRITTENTON NEW RESIDENTIAL CENTER Charlotte, NC When relocating its services became imperative, Crittenton sought to create a safe, inspiring home for girls and women facing challenges such as foster care or unplanned pregnancy, on an expedited schedule. The new building was an opportunity for a fresh start. The layout is an “H” shaped plan with an administrative/commons wing and three residential wings connected by additional shared fitness, classroom, meditation, and computer spaces. Shared spaces are located such that no one has to pass through another program’s spaces for access, and the footprint allows abundant natural light into all of the interior spaces to encourage a sense of wellbeing. The project had to meet all the stringent requirements of an institutional healthcare setting, but still needed to feel welcoming and residential-scale. MODERN MINDS WITH MUSC Charleston, SC This innovative mental health and wellness center provides treatment for adults who are struggling with brain health, as well as those who are seeking growth in their personal and professional lives. The 3,400 SF renovation includes check-in and waiting areas, private waiting area, consult rooms, group therapy room, observation room, and both private and open offices. The design was crafted to create a soothing environment to reduce stress and remove the stigma of receiving mental health services. LS3P provided schematic planning, construction documents, and interior design, including structural finishes, furniture, and artwork.
