Striving for Smarter Ways of Working in a New Environment

With a limited budget and tight schedule, LS3P revamped an outdated floor into a modern workplace that reflects contemporary work styles focused on collaboration and wellness. LS3P crafted a survey and received significant input that allowed the design team to adjust the design goals to cater specifically to Brightly’s culture.

Designing with Purpose

The City of Wilmington’s City Hall at Skyline Center revitalized 40,000 square feet of civic space, delivering updated offices for the City Clerk, new customer service areas for Finance and Planning, a modern STING Center for the police department, refreshed public zones, and a striking new City Council chambers— all complemented by LS3P’s furniture selections for a cohesive, functional environment. While budget constraints posed a significant challenge, LS3P overcame preconceived solutions through iterative studies and alternative concepts, ultimately reimagining the council chamber to be efficient, cost-effective, and inspiring within the existing building. Recognizing the long-term impact of this space, LS3P encouraged the City to explore options for increasing ceiling height, presenting “good, better, and best” scenarios with detailed renderings and pricing. Within 24 hours, the City approved the most ambitious plan, which included a higher ceiling and removal of a wall to open views of the Cape Fear River. The result was a project completed on schedule, approximately $1M under budget, and a council chamber that exemplifies thoughtful design and brings joy to all who enter.

Lincoln Office Renovation

CHARLOTTE, NC

Lincoln Property Group, (formerly Lincoln Harris) announced their rebrand to accompany a newly renovated office in Charlotte, designed by LS3P. To reflect the cultural shift, the new design creates more transparency and communication between teams, ample daylight, and flexible collaboration spaces. LEED and WELL certifications for the new space provide a healthy, environmentally and socially-conscious space for the company.

Morrocroft Center Renovation

CHARLOTTE, NC

LS3P led a design refresh for Charlotte’s first mixed-use infill development, bringing a modern aesthetic to its classic design. The renovation began with Morrocroft 2’s lobby, transforming it into a brighter, open space with back-painted glass, walnut wood panels, and warm-toned stone floors. These updates maintain the timeless character of the original design while introducing a clean, contemporary feel that enhances the visitor experience.

Campus-wide improvements added new amenities to support tenant needs, including a fitness center, conference center, and property management office in Morrocroft 3. Morrocroft 1’s lobby was reimagined with the same design concept, infilling the two-story space to create additional rentable square footage and incorporating seating alcoves for a more activated, welcoming environment. Together, these updates elevate the campus with modern functionality and cohesive design. BEFORE

S&ME Headquarters Renovation

This renovation transformed S&ME’s Raleigh office into a modern, consolidated headquarters, merging two locations into one cohesive workspace. The redesign reconfigured layouts to foster collaboration and community while introducing forwardfacing spaces for clients and visitors.

LS3P’s design aligned the space with S&ME’s brand and vision, updating outdated elements with a sophisticated aesthetic that prioritizes functionality and employee well-being. The result is a contemporary, engaging environment that elevates both the workplace and client experience.

Siemens | Brightly Software Office Upfit

RALEIGH, NC

Brightly Software’s full-floor office embraces Siemens’ “New Normal Concepts,” with zones for focus, collaboration, and retreat. LS3P created a survey and received significant input that allowed us to adjust the core goals in unique ways, especially for Brightly’s culture. Each business group has its own neighborhood with refreshment centers, while flexible collaboration areas and acoustically private spaces support diverse work styles. Biophilic elements and curated art bring nature and creativity indoors, creating a vibrant, sustainable environment aligned with Siemens’ net-zero goals.

Two Hannover Square Renovation

RALEIGH, NC

The redesign of downtown Raleigh’s Two Hannover lobby creates a brighter, more welcoming entry with improved circulation and updated finishes. Both upper and lower lobbies were refreshed, adding lounge areas for collaboration and informal gatherings. New amenities include a coffee bar, grab-and-go dining, restrooms, and a restaurant space, along with relocated ATM and elevator controls for convenience. Contemporary finishes replace dark granite, and modified vestibules improve airflow for better comfort and efficiency.

PURE Insurance Upfit

CHARLESTON, SC

BEFORE

Building on LS3P’s original design for Boomtown, this second-generation upfit delivers a polished yet welcoming space for collaboration and client engagement. Pure’s new headquarters reimagines a former tech space into a “resi-mercial” workplace that blends Charleston-inspired elegance with residential warmth. Haint blue porch ceilings and natural, regionally inspired finishes create an inviting environment that reflects the spirit of the Lowcountry. Thoughtful art lighting highlights the client’s personal collection, reinforcing their identity as an insurer of luxury homes, cars, boats, and fine art.

MegaCorp Logistics Headquarters

The redesign centers on a dramatic double-height core featuring The Hub, a vibrant café with a mezzanine for visual connection and collaboration.

An oversized stair links the café to second-floor workspaces and doubles as seating for all-staff meetings, while linear lighting animates the space.

Inspired by the trucking industry, the interior palette incorporates tire-tread patterns in carpet, exposed structure, and metal accents for an industrial feel.

Pops of brand color and strategic glass use enhance transparency and unify the space around the central hub.

Confidential Law Client Upfits

MULTIPLE LOCATIONS

For over 20 years and across 35 completed projects, LS3P has been a trusted interior design partner for this national law firm, delivering spaces that reflect each office’s unique culture while reinforcing the client’s brand identity. In one of their most recent renovations, LS3P introduced a major shift in law-firm design by incorporating 100% sit-to-stand desking—including a custom reception desk—to promote a vibrant, healthy work environment. This approach exemplifies LS3P’s commitment to evolving the client’s brand through thoughtful, high-quality design that balances functionality, wellness, and a strong sense of place.

Confidential Energy Client Renovations

MULTIPLE LOCATIONS

Since 2013, LS3P has partnered with a confidential client to renovate over 100 projects across the southeast. These spaces ranged from light industrial to office spaces that had not been updated in several decades. The team created a kit of parts and a framework to work with, allowing for projects to be completed on very tight budgets and schedules while providing unique characteristics suited for their specific purposes.

City of Wilmington Skyline City Hall Renovation

WILMINGTON, NC

The City of Wilmington’s City Hall at Skyline Center revitalized 40,000 square feet of civic space. SBI Headquarters Renovation

RALEIGH, NC

UNDER CONSTRUCTION BEFORE

The new Headquarters for the North Carolina State Bureau of Investigation emphasizes creating efficient, collaborative interior spaces to support a growing workforce combined with preserving the campus’s historical facade. LS3P worked closely with NC SBI to develop flexible floor plans that consolidate departments, enhance interaction, and provide natural daylight throughout. The design features an egalitarian approach where private offices and workstations are uniform in size, complemented by shared break areas and alternative workspaces for informal meetings. These strategies support functionality, comfort, and adaptability for future needs.

Landmark at North Hills Renovation

RALEIGH, NC

Landmark at North Hills repositions a 1984 Class A office building with a fresh, contemporary amenity experience. The renovation revitalizes the building’s shared spaces through a comprehensive refresh of approximately 7,500 SF of interior amenities, expanded program offerings, and a more intuitive, connected user experience. Aligned with North Hills’ ongoing redevelopment, the enhanced amenity suite responds to today’s workplace expectations—introducing flexible gathering areas, an elevated lobby arrival, and a cohesive, modern design language that re energizes the building while honoring its established character.

McAdams Office Renovation

DURHAM, NC BEFORE

McAdams, an engineering firm specializing in civil, geomatics, landscape architecture, and site design services, made a bold move by relocating from the office they had occupied since the company’s founding. This second-generation upfit transformed the experience for both clients and employees by retaining key walls while creating new opportunities for collaboration in open office areas. LS3P’s design team focused on grounding the space in the Durham community while keeping it consistent with other McAdams offices. With entirely new floor, wall, and ceiling finishes, the space is unrecognizable from its former state. Organic patterns, textures, strategic color, and greenery reflect the type of engineering work McAdams is known for.
