What our management fee includes:

☑ ADVERTISING – We will advertise your property on Rightmove, On the Market, Facebook and in our office window.

☑ CARRY OUT ACCOMPANIED VIEWINGS

☑ OBTAIN REFERENCES FOR ALL POTENTIAL TENANTS

☑ WE PROVIDE ALL DOCUMENTS PERTAINING TO THE TENANCY (i.e – Private Residential tenancy agreement, Inventory, Supporting notes)

☑ UPDATING UTILITIES AND COUNCIL TAX

☑ MONTHLY COLLECTION OF RENT – We will also send a monthly rental statement to you by email or post.

☑ COLLECTION OF DEPOSIT – We lodge all deposits in the My Deposit Scotland scheme

☑ REGULAR PROPERTY INSPECTIONS –We carry out two inspections per year.

☑ ARRANGE AND ORGANISE REPAIRS –We will provide you with all quotes and job reports.

☑ OUT OF HOURS – Our phone lines are open for emergencies 24-7 hours a day, 365 days a year.

☑ CHASING ANY UNPAID RENTS

The following is required from you:

■ LANDLORD REGISTRATION NUMBER

■ GAS SAFETY CERTIFICATE

■ ELECTRICAL INSTALLATION CONDITION REPORT

■ ENERGY PERFORMANCE CERTIFICATE

■ INTERLINKED HARDWIRED SMOKE ALARMS IN THE FOLLOWING PLACES: the most frequently used room, e.g, living room and in all hallways. I have attached an information leaflet from the Scottish Government regarding this.

■ HEAT ALARM IN KITCHEN

■ CARBON MONOXIDE DETECTOR

We can organise any of our contractors to arrange these prior to the tenant moving in.
