As you can imagine, we meet a lot of people who have reached the point when they realise they are ready to move home.

Being ready to move is not the same as needing to move – we have met couples who love where they live so much they’ve hung on as long as possible! Being ready to move comes in two forms – knowing you need to and finally finding the emotional space to do so (this is often the case with people downsizing) and just a sudden realisation that your home isn’t working for you any more; your feet start to itch and you find yourself browsing all the estate agency sites as more than just a guilty pleasure.

Before you bring in an estate agent to value your home, it’s wise to do a sense check with yourself – are you ready, really ready, to move on?

So, what are the five signs you’re ready to move house?

Storage space frustrations

There comes a point when, no matter how ruthless you are with decluttering, you simply have no more room to store the stuff you want to keep. This often happens when one becomes two (a couple move in together) or two become three (the amount of stuff a baby needs is staggering – and where on earth shall we put this pushchair?!)

Family expansion

Following on from the first point – when a new child arrives, the need for an extra bedroom is often the driver to start looking for a new home. Children can, and do, share a room, of course – but as they get older this becomes more problematic, so the question is move now, or move later? Which leads us neatly to point 3…

School catchment

We all want the best schools for our children, but it’s rarely something we think about till one of said children arrives on the scene. Suddenly it’s all about Ofsted reports, and can we walk to school? Also…

We need a garden

Again, it’s often the arrival of children that trigger the desire for more outdoor space, but equally, for many people there just comes a time in one’s life when sitting on one’s own patio sipping an ice-cool beer holds more appeal than a night out on the town. Yes, you’re at ‘that’ lifestage!

Bored, bored, bored

Remember the excitement of moving into your first home – bought or rented? Once the opposite becomes true, and you really simply fall out of love with where you live, it’s

time to make a fresh start. There are several symptoms of home-boredom. The first is that you stop being so fussy about the housekeeping (which is something you’ll need to fix if you want to sell!). Whether it’s fixing chipped paintwork, repairing a wobbly door handle or even dusting into every corner, when you’re not house proud any longer, you need to find somewhere else to be proud of.

Needing to move and being ready to move don’t always coincide, so you need to be very sure you’re ready before you start the ball rolling. Putting your home up for sale, doing all the little jobs you need to do to make it viewerfriendly, inviting people in to judge your home – it’s a lot, and if you’re not absolutely sure now’s the time, you may find yourself subconsciously sabotaging the process.

It definitely happens, trust us! The flipside of course is that you simply can’t find anywhere you want to move to – none of the houses you view feel ‘right.’ Again, this is likely to be more an emotional response than a practical one. How do you overcome this? Positive visualisation –imagine the freedom you will feel when all the niggling frustrations of your current home are lifted away.

Picture all that marvellous storage space. Imagine having friends round to dinner. Plan a new bedroom décor, pick new paint colours, open your mind… and your heart will follow.

HOW TO

PREPARE YOUR HOME FOR SALE

When we value a property, we are always happy to offer advice on how to maximise the likely offer price and encourage a fast sale.

It’s not unusual, of course, for vendors to be concerned about the cost of any changes we might suggest, both in terms of money and time, but the return on that investment could be significantly higher than the outlay – again, in terms of both money and time.

What must never be forgotten is that buyers who are ‘looking for a project’ are not the norm. There are some people, of course, who are proactively seeking a property that can be described as in need of a little (or a lot) of TLC, well aware that these are the ones where they can negotiate a lower price, but in our experience most buyers simply want to move in and relax, happy in their new home, without a whole list of jobs to do before they are content with their decision.

One of the quickest ways to convince potential

buyers that they can do just that is to spruce up and declutter. The latter is simple (well, simple-ish) and requires little more than a collection of boxes and a tough stance on whether to store, donate or throw away.

The former – well, that can be less simple, but we always start with paint. The first impression is always the most powerful, so it’s important you look at both the outside and the inside of your home as if through a stranger’s eyes.

Touch up or completely repaint?

It may be that the outside of the house could simply do with a good jet-wash and touch up. It’s best to get advice from a professional painter, however. External paint, once it starts to peel, is usually best stripped back and re-done.

Assess your front door. We push through our doors every day, but are always focussed on getting

through it, not on the door itself. It may be well past time it had a good clean and a repaint!

Inside the house, the temptation will be to patch over the worst bits, but this is likely to simply draw attention to the tweaks you’re attempting to make. Paint does change colour over time, so even if you kept the pot, and it’s still viable, it’s unlikely to wholly match the paint on the walls.

If your walls are looking a little tired, or the fabulous mustard yellow in your living room might turn off viewers, repaint the walls with a neutral colour that will allow prospective buyers to easily project their own style into the room and imagine themselves living there.

Check your ceilings: We don’t look up often, which means ceilings tend to get overlooked when cleaning or decorating rooms. Visit each room and have a good look up. There may be cobwebs in corners, the remains of water-leak stains, or fine cracks along joist lines that might worry buyers.

If you have any questions about what you should be doing to ‘stage’ your home for a fast sale, always ask your estate agent. We see what other houses in the area look like, we know what buyers are seeking – and what they want to avoid. We can tell you immediately if cracking open the paint cans will be worth your time, energy and money, or not. And we can recommend local trades to help you out, too.

Look for these signs that your home could do with a fresh lick of paint:

• Paint is chipped, cracked or stained (on the corners of walls, where people grab doors, at the end of the bannisters, etc

• White paint on your doors, window sills and skirting boards has yellowed over time

• The colours you have chosen for your interior paintwork are quite bold, so may not appeal to everybody

• The exterior paintwork clashes with the other houses in the area – you might like to stand out from the crowd, but most people like to blend!

• The exterior paintwork is noticeably weathered – a prospective buyer doing a driveby may take one look and assume that chipped windowsills or a dodgy door, or rendering that’s not been fully painted, means residents who haven’t kept up with the level of care a property needs

THE POWER OF THE RIGHT FRONT DOOR...

Does the state and colour of your front door affect your home’s value? Yes, and no.

You will have heard the phrase ‘kerb appeal’. In essence, it’s the immediate impression your home gives when potential buyers pull up outside, ready to discover if your current home could be their next home. In this respect yes, a scruffy, grubby, in-need-of-someTLC front door will affect the value of your home, in as much as the viewer will immediately form an impression of lack of care, which may extend inside the home, too.

One thing you really don’t want is viewers turning up and immediately deciding your home needs some attention, and looking for problems from the moment they enter. It takes six seconds to form an impression, it’s very much a subconscious process, so even if asked viewers may be hard pressed to say why they didn’t feel immediately positive about a home. So it’s best not to risk that first six seconds being anything but excellent.

In this respect, a clean and tidy entry, with a clean porch or step and a front door that’s not a home to multiple spiders’ webs, with no wonky door furniture and a bell or knocker that works is a very good way to start the big reveal of your home.

Does the colour of your front door affect the value of your home?

Again, this is a yes and no answer. Your estate agent will have carefully valued your home according to where it sits in the local marketplace, and will be keen to ensure you achieve the maximum selling value, so no, in terms of pounds and pence, the colour of your front door will not affect the value of your home. However – again, it may affect the value of that first impression. If the colour is off-putting, then getting people across the threshold to view the rest with a

positive attitude might be a challenge.

So, what colour should you paint your front door to boost the value of your home?

In a study conducted by door and window retailer, Safestyle, they discovered that red has the most positive immediate impact. Pure London bus, pillarbox red. It’s a bold, confident, happy colour that suggests the occupants really care for and love their home. The rich splash of colour as seen from the kerb is immediately eye-catching and welcoming, just begging you to walk up and ring the bell.

Interestingly, there is a regional bias when it comes to colour choice for the front door. In Newcastle-uponTyne, sage green doors boosted interest and value. In Manchester, however, red was the colour that did the job. We have no comment on that, save to say that blue is also a popular colour...

The Safestyle study showed that grey, black, blue and white came in second, third, fourth and fifth place as far as hitting those first vital moments of kerb appeal value, so if red is a step too far, you can easily find a colour that works for you, and your kerb appeal. These are all practical, easy-on-the-eye colours that aren’t likely to draw the wrong kind of response.

It’s not vital that you re-paint your front door the moment you decide to sell your house, of course, Colour has an impact, of course, but more importantly it’s the overall look and feel you present as potential buyers arrive at your home. A regular wash down, brush the porch or steps and maybe add a couple of pots with pretty summer bedding plants and you will provide an immediate, attractive welcome to your home – and have no need to worry about those first six seconds.

THE OLD TRAFFORD AREA

Old Trafford is an area of Stretford within in the Metropolitan Borough of Trafford. It is arguably most famous for being home to Manchester United’s football stadium and Lancashire County cricket club, but there’s more to the area than world famous sporting landmarks.

Back in the 1820s, Old Trafford became the site for a Royal Horticultural and Botanical Gardens. White City Limited purchased the site in 1907 and subsequently turned it into an amusement park. From the 1950s to the 1970s White City Stadium was used as a racing track for stock cars and greyhounds.

These days the site off Chester Road is home to White City Retail Park which lies behind the original gateway to the Botanic Gardens. There you’ll find a huge number of big-name brands including Wren Kitchens, Bensons for Beds, Oak Furnitureland and Sofology –perfect for those planning some home improvements. It’s a great place to do your food shopping thanks to a M&S Foodhall, Aldi and an Iceland Food Warehouse (although there’s a Sainsbury’s and a Tesco Extra 24/7 further down Chester Road towards Sale).

Having been at the forefront of the Victorian parks’ movement, Trafford has a historical association with green open spaces. Local parks include the well maintained Hullard Park which features a bowling

Old Trafford is ideal for those who require easy access into Manchester by car, bus, or bicycle as it’s only a couple of miles away. Drivers can also enjoy easy access to the motorway network via the M60. Being outdoors is so good for our mental health, and when our days are spent at work, or busily getting on with household chores, some evening downtime can work wonders for the cortisol levels. Whether you have an expansive garden, something barely handkerchief sized or a balcony space, there’s always room for a few patio pots, so why not choose to plant them with flowers to help lift your evening experience to new heights.

While scented plants produce their fragrance all day long, we can smell it best in the evening, when the cooler, moister air allows the scent particles to hook to water particles and travel further, right to our grateful noses.

Eternal Fragrance Daphne

Perfectly named, this pretty white-flowered plant grows in domes of green foliage and lots of tiny white flowers, sending out clouds of sweet perfume all the way from now till autumn. It’s an evergreen, and likes to be set in well-drained soil, so when potting up sit some grit or pebbles at the base of the pot, and lift it up on those little pot feet you can find in any garden centre. Daphne Eternal Fragrance doesn’t need a lot of care, just clip off dead flowers and pop it in a sheltered spot to overwinter, then it will burst forth again some spring for another season of happy scent.

In with the Pinks

Pinks send out a classic, sweet and spicy fragrance and are one of our oldest cottage garden flowers, so perfect for any English patio. Some pinks are evergreens, some will give you just one season, so check which you are looking at when you choose your plant. They come in every shade of pink, as you’d expect, and in white, too, in a whole variety of plains, stripes and even spots, so you can dress your patio as pretty as a picture! They’re easy to care for – just water regularly (especially on hot

days, as the water evaporates fast) and deadhead any spent blooms.

Lavender

You didn’t expect a scented plant post without the classic lavender, surely? Another evergreen, lavender comes in the palest purples and pinks. For fragrance, choose the English lavender, lavandula angustifolia, bees adore it and will happily float around it all day –but be gone by evening, of course! Lavender needs a good haircut every autumn, after it finishes flowering. Just cut back the flower stems (you can put them in jam jars and they’ll scent your rooms) and tidy up any stems that seem to be shooting off. They can get leggy and scruffy in a couple of years if you don;t pay attention!

Tobacco plants

Native to South America, Tobacco plants, or Nicotiana, produce a gorgeous scent all day long and it’s particularly intense in the evenings. They come in many sizes, from great big tall ones – Nicotiana Syvestris, which can hit 1.5m, to smaller, more compact ones, such as Nicotiana Eau de Cologne. They’re dead easy to grow from seed, but for instant results now, you can find ready grown plants in most nurseries. They mostly come in white, though you can find pinks and lilacs, too. Most nicotiana are annuals, though there are some that are perennial, though these shrubs wouldn’t be suitable as patio plants.

Finally, of course – roses

There are any number of rose varieties that can be planted in a pot (a good sized one, so perhaps not the ideal balcony plant) and provide colour and scent for

you to relax into. Not all roses have a scent, or not one that’s strong enough to drift. Check when you’re shopping that it is suitable for a pot, and will give off a good scent, such as the hybrid tea rose, A Whiter Shade of Pale. Find one you love and the only risk is you’ll be hooked. There’s a rumour that roses are hard to care for – what with all that pruning and suchlike – but it’s a myth. Yes, you need to clip off dead flowers and yes you do need to prune, but it’s so quick and simple there are a million guides online as to how to do it. It’s a decision you won’t regret, as your carefully chosen plant comes back year after year, producing that heavenly scent that seems to be written into our DNA.

THE WHALLEY RANGE AREA

Whalley Range is only two miles South West of Manchester city centre and shares a border with trendy Chorlton as well as Old Trafford, Stretford, Moss Side and Fallowfield.

It was one of the earliest of the city’s suburbs, originally built by local businessman Samuel Brooks as ‘a desirable estate for gentlemen and their families.’ Walking though Whalley Range can be fascinating with so many beautiful buildings hidden down seemingly inconspicuous roads.

Glimpses of the area’s wealthy past can be seen everywhere, especially around College Road. Streets are mostly wide and leafy with mature trees, and although many spacious Victorian and Edwardian properties remain, most have subsequently been divided into flats. Newer developments, terraced houses and semi-detached properties have been built on the site of demolished houses and previously vacant plots left during the initial stages of the area’s re-development.

These days the area is lively and multicultural, attracting a strong community of creatives, families and young professionals who are attracted by its potential. Property prices are lower than near neighbours Chorlton and Didsbury and the area has benefitted from recent investment. Whalley Range is served by a Tesco and a Co-op, but you’ll find a wider range of interesting ingredients in some of the smaller ethnic shops.

The melting pot of different cultures comes together

to create a dynamic community vibe. Local groups include Friends of Manley Park, WRYOA, Whalley Range Community Forum and others who come together to organise and promote a series of annual events. These include a community festival which is held in Manley Park every year. A regular and varied programme of workshops, classes and activities is available for locals all year round.

Whalley Range has a number of primary schools and four secondary schools: William Hulme, St Bede’s College, Hartley College and Whalley Range high school for girls.

There are lots of lovely parks and green spaces to enjoy. Alexandra Park is a 60-acre park which originally opened in 1868, to ‘deter the working men of Manchester from the alehouses during their day off’. Thanks to the completion of a recent £5million investment, improvements have been made to the Pavilion, paths around the lake and the restoration of historical features such as the drinking fountain. Shrubs, plants and flowers have been planted and a community café has been added as well as a cricket square, floodlit tennis courts and improved play facilities.

Manley Park is a small friendly green area between Alexander Park and Longford Park. Longford is the largest municipal park in Stretford, and because is borders Chorlton, it is fairly accessible from Whalley Range.

Because Whalley Range is so near to Manchester, transport links are excellent. Regular buses run in and out of the city centre and there are Metrolink stops within easy walking distance including Firswood, Chorlton and St Werburg’s Road.

Whalley Range is popular with commuters and those keen to live somewhere which offers easy access to the City Centre as well as its vibrant neighbouring suburbs. Property prices are lower here which is why this area has seen an increase in interest from young professionals and families attracted by its development and investment potential.

Volta has won critical acclaim for its delicious cocktails and small plates, Sip wine bar offers over thirty different bottles, and Proove is the place for Neapolitan sourdough pizza.

You’ll also find lots of boutique shops selling contemporary homeware, fashion, jewellery and gifts. The Epicurean is a haven for craft beer lovers and sells a wide range of beers, ales, and cider.

West Didsbury was also where Reserve Wines first opened, owned by award winning wine merchant and TV presenter Kate Goodman, it now has shops in five other locations.

The area is well serviced with cute delicatessens including Fusion Deli and A Taste of Honey, but you can also stock up at the monthly Maker’s Market when it pops up on the last Sunday of the month on the corner of Burton Road and Nell Lane.

Sport and recreation are well covered with plenty of boutique gyms, yoga studios and classes in the area which also has its own local running club. The Northern is a racquets and fitness club on Palatine Road with a fitness suite, gym, workout studios and grass tennis court. Withington Baths is a community fitness centre in a recently restored Edwardian bath house further down Burton Road which also has a pool, gym, sauna and two studios.

Local activity groups include the Didsbury Arts Cafe, a book club and various musical clubs. There’s an annual Arts Festival, regular family festivals in nearby Wythenshawe Park, and many well organised community events throughout the year. The WDRA is the local residents’ association who work closely with local businesses and councillors to ensure that West Didsbury remains a desirable place to live. They also work to conserve local wildlife and protect the natural environment.

A Metrolink stop on Burton Road makes the area easy to get to via public transport and the 111 bus – which runs from Manchester City Centre to Chorlton – stops outside the Metropolitan pub.

West Didsbury’s excellent transport links, green spaces and blend of exciting independent venues and shops make it a popular destination for those looking to live in a vibrant trendy suburb with a real community spirit.

Longford Park Junior Football Club

Longford Park Junior Football Club was established in September 2010 with the aim of providing children in the Chorlton, Old Trafford and Sale area access to football coaching and facilities to help improve their overall health, confidence and skill through the enjoyment of sport. In the years since, the club has grown to having 7 established teams ranging from age 6 to 12. In April 2016 Longford Park JFC started a new initiative to encourage more girls to take up football and the response has been overwhelmingly positive. The number of girls attending our weekly training sessions has increased week on week, with over 30 girls now attending. In June, only 2 months after beginning training, the girls competed in and won their first tournament, and we now have 2 teams entering in to leagues this season.

West Didsbury A.F.C

The story of WEST DIDSBURY A.F.C begins in 1908 when the club was originally founded as CHRIST CHURCH A.F.C by Mr R F Hartley. He was the Sunday School Superintendent who together with some of the church officers, decided to form

a football team out of the Boy’s Brigade Company and Young Men’s’ Bible Class at St. Luke’s Church, Burton Road.

Whalley Range Tennis club

Whalley Range Tennis club, located close to the centres of both Whalley Range and Chorlton, Manchester. The club is home to cricket, tennis and softball sections. The tennis section has a small but friendly membership and a fantastic mix of players of all ages, abilities and backgrounds. We have three hard courts and a fully licensed club house (which is available to both members and the public to hire). During the summer we have two mens and two ladies teams which compete in the South West Manchester Lawn Tennis League. There are also three mixed teams in a North East Cheshire Winter League. The club employs a highly experienced and qualified tennis coach. There are group coaching sessions four days a week and many members and non-members have also arranged private lessons. See the Coaching page for more information. We love to see new faces on our courts and have been fortunate to have had a great year attracting new players. If you are looking to play tennis please come down - its the perfect club for sport and making new friends. Adult social tennis - Wednesday evenings from 8pm and Sunday from 1.30pm. There will be a member from the tennis committee at social tennis every Wednesday evening throughout the summer so if you are interested in joining or finding out more about the club do come down and say hello.

We have chosen a number of local charities and we have various fundraising activities planned throughout the year.

Here at JP & Brimelow we strongly believe in doing our bit for the local community, clubs, teams, schools and supporting many varied charities over the past 18 years. Over the last couple of years amongst other things, a number of staff members from all offices took part in 1/2 marathons, 10k walks, triathlons, golf days, cake making and many charity auctions on behalf of local children’s charities and we hope to continue with raising funds for worthy causes.

After 8 years of fundraising for St Ann’s Hospice, we couldn’t be more proud to announce that Eddie Ellis has become an official Charity Business Partner. St Ann’s Hospice aim to meet the unique physical, emotional, social and spiritual needs of patients with life-limiting illnesses and I look forward to working together with Clare Henderson and her fantastic team raising vital funds for this incredible place.

How your fundraising makes a difference

£5 will pay for a meal for one of our patients at the hospice. All our patients’ meals are prepared in the hospice by our cooks and kitchen staff. Patients are given a choice from the menu, but if they don’t fancy anything on there, we’ll speak to them and make something they’d like to eat.

£20 enables us to provide a complementary therapy session for a patient or carer. At both our hospices and from the Neil Cliffe Centre we offer complementary therapies to patients and their carers. Complementary therapy aims to help people relax and feel at peace through sessions such as reiki, aromatherapy or massage.

£25 could pay for an appointment for a patient with one of our hairdressers. It’s important for our patients to feel like themselves and look how they want to. Patients can visit our hairdresser onsite at the hospice and he’s experienced in looking after people who might be experiencing hair loss as part of their condition or treatment.

£30 will pay for an hour’s bereavement session for a loved one with our Patient and Family Support Team. Our team will support our patients loved ones and can help with things like explaining what is happening to young children. We’re here for our patients families for as long as they need us.

£50 will provide a patient with an hour of treatment with our lymphedema, physiotherapy or occupational therapy teams. These services aim to give patients the best quality of life and are bespoke to each patient’s needs.

£100 will allow us to provide vital transport for patients to attend our services. Transport is in particular for our day therapy patients, meaning they can be picked up from their home by our friendly drivers accompanied by a nurse, and feel safe, secure and comfortable in getting to the hospice.

£200 pays for a St Ann’s community team member to visit a patient in their home. Our community team work across Salford and Trafford, providing care in people’s own homes. This includes nursing care, emotional and practical support.

£300 enables a patient to attend one of our day therapy sessions to improve their quality of life. Our patients in day therapy will receive care from doctors and nurses, as well as having the chance to take part in arts and crafts activities, physiotherapy sessions and have a lovely three course meal.

£450 will pay for an intensive course of 9 lymphoedema treatments for a patient. Helping to manage swelling, improve quality of life and self-esteem.

It costs £500 a day to care for one of our patients on our in-patient ward at the hospice. This includes the care they receive from our doctors and nurses, as well as from our other services such as physiotherapy, complementary therapy and support from social workers and chaplain.

£1,000 will pay for our Hospice@Home team to visit 5 patients, supporting people who may prefer to be cared for at home.

£1,100 pays for us to provide all our services for one hour.

£2,500 will pay for 5 days of specialist palliative care for one of our inpatients and their loved ones.

£3,600 will pay for a 12 week day therapy programme for one of our outpatients, providing care as well as companionship.

£7,300 will pay for 365 complementary therapy sessions, helping patients and their carers to relax

£20,000 is what our Fundraising Team needs to raise each day, to cover the costs of all of our services. That includes our day therapy, inpatient and outpatient services and our Hospice at Home team from our three sites in Little Hulton, Heald Green and at the Neil Cliffe Centre.
