Real estate contracts contain contingencies clauses that allow buyers to inspect the property. It is very important that you hire a professional Home Inspector and conduct a home inspection to determine if the home has any defects that would affect the value or desirability of the home.

It is also important to order a Wood Destroying Pest and Organisms (termite) Inspection. This inspection identifies existing or potential pest, dry rot, fungus and other structure-threatening infestation or conditions. The initial inspection fee covers only those areas which are accessible to the inspector. These inspectors must be licensed and can give estimates to correct noted problems, can make the suggested repairs and/or can certify that the work has been completed.

Once you have completed all of your desired inspections you have the right to negotiate for the seller to make repairs based upon your determination of important issues found during your inspections The seller will then have the right to agree, renegotiate or refuse to make any repairs. In most cases, if the seller does not agree to make your requested repairs you can accept the seller's response, withdraw from the response, withdraw from the sale or attempt the renegotiate.

As a young working mom of 2 little kids I was very transparent of what I could afford here in San Diego and in today's crazy market. Roxana is a fantastic realtor. She initially contacted me several years ago from an online listing I was interested in. I wasn't ready to buy, but her assertiveness impressed me. Two years later she was the first person I called. At our first meeting she got a sense of what we were looking for and where, and within a week we were looking at a variety of properties that met all of our criteria. The toughest decision that first week was which property to make an offer on because they were all well within what we wanted.

We lost a bidding war on the first property, but Roxana kept her eye on the prize, the following weekend Roxana had three or four places lined up for us to see and the very first one really took our breath away. It was incredible. It was more than anything we thought we'd find or be able to own. She did her homework on other offers that had been submitted, getting a general sense for where they might be. The offer was accepted. We are now the proud owners of a beautiful home, and this absolutely would not have been possible without Roxana.

This is really just scratching the surface of everything that makes Roxana a great realtor to work with.

As a side note: I've worked with at least three realtors around San Diego previously and was never successful despite submitting some competitive offers. I have to attribute a large extent of our success in getting an offer accepted to Roxana's expertise, her assertiveness, and her diligence. She's always responsive and available, and she's wellconnected to the San Diego real estate world.
