WHY DO ESTATE AGENTS RECOMMEND CERTAIN CONVEYANCERS?

Have you ever wondered why some Estate Agents pressure you to use their recommended Conveyancers? The fact is, some Estate Agents get paid referral fees for recommending Solicitors. However, solicitors are commercial businesses and as such, need to make a profit. By paying Estate Agents referral fees the Solicitors will need to recover the money from somewhere i.e. you! It is therefore likely that the quote you receive from a firm of Solicitors that the estate agents have recommended will be considerably higher. You should also be very careful of headline quotes you are given. Check whether there are hidden additional costs for:• Postage • Dealing with mortgages • Completing Land Transaction Forms • Completing identity checks • Completing the necessary searches. Frequently the firms that are recommended are not local and you will not have an opportunity to meet anyone on a personal basis. People dealing with your transaction do not always have the correct qualifications and on top of this, they will not have the expertise & knowledge of the area like a local solicitor would. At Acorn we believe in a personal service at a reasonable fixed price with no hidden costs. We further believe that if you are spending thousands of pounds on a property, you should meet with the person who is acting for you. We will explain all of the paperwork to you and deal with any enquiries that you may have. You will have a face to face meeting which will be specific to your individual house and will cover all of the paperwork relevant to that sale or purchase. Our Conveyancers will also try and give you some helpful tips and general guidelines to assist you in your move and your future use and enjoyment of your property. Our fees will not change if we speak once on a transaction or numerous times. Visit our website to read the full article. http://www.acornsolicitors.com/2017/01/26/recommending-conveyancers/

What’s in a brand?

To most people a “brand” is the name given to a product or service from a specific source and is similar to the current meaning of the word “trademark.” A ‘Brand’ can be associated with a level of expectation, quality and style. This perceived quality over a ‘generic’ product tends to mean that there is a higher price tag attached to the product. Some of this cost may go to the designer in the form of royalty—the charge for allowing the company to use his or her name. The manufacturer of the ‘Brand’ is therefore expected to maintain the quality of the product. Eyetech has balanced the desire for ‘Brands’ by stocking niche ranges of frames, ranges that have features to talk about. For example Eyetech stock hand painted Mattisse frames and Paulo Pilipe frames with a unique patented side design. Eyetech has also sourced their own range of frames and through a staff competition chosen the name of the range of their ‘brand’ to be ‘BEES KNEES’ or BK. BEES KNEES are stylish, functional and high quality frames but without the extra cost of a traditional brand. Eyetech directors have selected the styles and colours, specified the quality of materials and workmanship, therefore enabling the price of the range to be great value for such a quality product.

Concern for the War Memorial

Street Parish Council is concerned about the condition of the war memorial. Despite a refurbishment in 2009, the memorial continues to deteriorate. A committee of councillors and representatives of local service organisations has been working on finding a fitting replacement. A small stone sample of the materials he will use can be seen in the Street Parish Rooms. It is hoped the new memorial will be in place by November 2017.

Spring has arrived!

At The Walled Gardens of Cannington, the arrival of spring is marked by a flurry of events and the start of some weekend opening. With 12,000 bulbs planted at the Gardens every year, many of them will be unveiling themselves this March, as we head into the season of Mothering Sunday, Easter celebrations and Lambing Fun Day. The Gardens are open daily and are a lovely place to spend some quality time. On Mothering Sunday on 26 March, all mothers visiting will receive a special gift (whilst stocks last), and free entry with an accompanied paying adult. Easter Weekend in April, sees fun for all the family with activities for the children, and maybe a chocolate egg or two! On Sunday 19 March, entry to the Gardens is free (this day only) if you have a valid ticket for Lambing Fun Day, also taking place on this date at Bridgwater & Taunton College’s Rodway Farm in Cannington. If you’re in the village, why not pay the Gardens a visit on the same day, and witness them blooming into the springtime season. For all other events in March, normal entry fees apply: adults £4.95 and accompanied children (under 16) free! Charity Concert with Caerphilly Male Voice Choir - Saturday March 18th, 2017 - Raising funds for Wells-based Dementia charities

Few sounds can match the massed voices of a Male Voice Choir from Wales, the land of song. Wells Lions Club is pleased and proud to be hosting the Caerphilly Male Voice Choir for a special charity concert on Saturday March 18 to be held in St. Cuthbert’s Church. This very special concert will support Wells-based charities dealing with dementia sufferers and their families. All funds raised from the event will be shared principally by Heads Up whose aim is to improve the mental health and wellbeing of adults locally, and The Lawrence Centre which provides day care for people with dementia. Wells Lions hope to raise at least £2,000. The concert is being sponsored by Bluebird Care Mendip based in Wells Town Hall, a company which provides caring and sensitive domiciliary care support to help people live well with dementia. In addition, The Swan Hotel in Wells which supports the Heads Up charity has donated a star raffle prize of a night’s stay in the hotel’s luxurious Cathedral Suite, worth £350. The two-hour concert will feature classic choir songs and include a performance from guest soprano Cheryl Roberts, winner of many Eisteddfod awards. Caerphilly Male Voice Choir was formed in 1906 to support the local community during dark industrial days and today, as a registered charity, is still helping good causes. Tickets are priced at £10 or £15 for reserved seating and a complimentary concert programme. To buy tickets, please call me on 01458 210926 or email: millerburt@btinternet.com

How are you coping with cardboard? Boxing champs: flatten, cut up, store or take those boxes to a recycling site Are you finding cardboard is starting to be a problem?

I am not talking about cereal boxes or other food packaging, or even the puzzle of why cat food pouches are in cardboard boxes so rigid that it must be stamped on to flatten when empty. Instead, the growing problem is all those bigger and tougher cardboard containers used for delivering internet purchases or boxing up big ticket items like electronics or garden furniture from a weekend shopping trip. What were once occasional packaging mountains are becoming a weekly problem as residents in Street, Glastonbury and surrounding villages pile up cardboard on recycling day. That causes problems for the hard working collection crews because once the cardboard container on a truck becomes full, the vehicle has to go back to the depot to off-load, even if the other material collection pods - known as stillages - are empty. Or else the crew can keep working but leave all card behind, unless an extra vehicle can be brought in to pick up only all those boxes. That is why we ask residents to only put out the equivalent of two kerbside boxes of cardboard at a time, and flatten boxes and cut up large sheets, so they can be easily slotted into the truck’s cardboard container. Got a lot? If you have time and transport, drop it off when passing a recycling site, such as the centre in Street, as their cardboard skips can cope with the bigger sheets and larger boxes. If you do not have transport, store the card and put out some each week. Alternatively, there may be others in your community who are keen to take your cardboard, from gardeners wanting to suppress weeds, or those on Freecycle or Freegle who need boxes and packaging fillers for moving house or even their own internet sales through eBay For more on wasting far less, recycling much more and saving plenty of cash, see www.somersetwaste. gov.uk.
