“Fantastic responsive service. It’s the 2nd time I have used central roofing and on both occasions they turned up on time got on with the job and kept us informed on what was being carried out. Went above and beyond and assisted me in issues around insurance. I would recommend this company to anyone with roofing issues.”
Cat Lady
We used Central Roofing to take down an old flat roof and install another on our business premises at Knight Brothers Garage. The company was very reliable, they turned up when they said they would, the guys that did the work were very tidy and efficient. The work was completed in the time frame they set…we are more than pleased with the finished job.

Retirement Mortgages
There are so many more traditional repayment and interest-only mortgage options available to customers aged 55 and over, there’s not just ‘Equity Release’. A number of mortgage lenders will allow customers to borrow money to age 80 and beyond with some specialist lenders having no maximum age at all.
Mainstream (non-equity release) mortgages can be used to release equity in your home for almost any purpose, they can also be used to raise funds for home improvements, debt consolidation, purchase a second home and more.
The main difference between a traditional mortgage and equity release is that the maximum loan amount is based on your income in retirement which can be made up of a state/private pension as well as income from almost any source. With people working for longer, many lenders will also take employed and self-employed income well beyond state pension age.
With non-equity release mortgages, a customer will need to make monthly interest payments as a result, the original loan amount will not
increase as it does with a ‘rolled-up Equity Release’ mortgage, so the equity within the property is protected.
Retirement Interest only mortgages (RIOs) were introduced by the Financial Conduct Authority (FCA) in March 2018 as an alternative to Equity Release and as a secured lending choice for customers aged 55 and over regardless of whether they are retired or still working. RIOs are similar to a standard interest only mortgage, the main difference being that there is no term - the mortgage will run indefinitely and only repaid on the customer(s) entering long term care or pass away. RIO mortgages can be repaid early in the same way mainstream mortgages are there are also fixed rates available.
Charlotte Director at HMC Funding said “We speak to lots of customers who believe Equity Release is their only option, when in reality the mortgage market has changed over recent years, we are seeing more retirement products coming onto the market and it is great for those clients to have more options available to them and not entering Equity Release too early and when they don’t need too.”

Garden View
This month – Trees: Heroes of nature
in cloud formation but also ensures that water is recycled back into our environment through rain, maintaining a balanced ecosystem. In urban environments, trees act as natural air conditioners. Their shade cools down streets and cities, reducing the need for air conditioning in nearby buildings and lowering energy costs. Moreover, trees absorb and block sunlight, reducing the heat island effect common in urban areas.
Trees have graced our planet for over 370 million years, offering a range of benefits that render them indispensable to life as we know it. National Tree Week (25th November-3rd December) celebrates the many reasons why trees are the champions of the natural world and why we should all plant a tree today.
Every school student learns that trees play a pivotal role in the process of carbon dioxide reduction. Through photosynthesis they absorb carbon dioxide and release oxygen, a vital element for most organisms on Earth. A mature leafy tree can produce as much oxygen in a season as 10 people inhale in a year. By cleansing the air, trees essentially act as the lungs of our planet.
Trees are formidable warriors in the battle against climate change. By absorbing and storing carbon dioxide, they mitigate the greenhouse effect, helping to cool our warming planet. Forests worldwide store more than 296 gigatons of carbon, acting as crucial carbon sinks.
Forests, rich with trees of all kinds, are hotspots of biodiversity. They provide habitat, food, and protection to countless species, from the tallest giraffes nibbling on treetop leaves in Africa, to the smallest beetles burrowing in the bark of rainforest trees. Without trees, many of these habitats would be lost, leading to massive declines in biodiversity.
Trees play an essential role in maintaining the health and integrity of our soil. Their root systems anchor the soil, preventing erosion, particularly in areas susceptible to landslides or during heavy rainfall. Furthermore, fallen leaves decompose and enrich the soil with nutrients, promoting a healthy ground ecosystem.
Trees significantly influence the water cycle. They absorb rainfall and produce water vapour through transpiration, which is then released into the atmosphere. This process not only aids
Recent studies have highlighted the health benefits associated with trees. Proximity to green spaces with trees, has been linked to reduced stress, lower depression rates, and increased physical activity. Furthermore, trees filter out pollutants, providing cleaner air and reducing the rates of respiratory illnesses.
The multifaceted roles trees play in sustaining life on Earth means that we should be protecting them and planting more. In a rapidly changing world they are the stewards of our world and it is our duty to recognize their value, protect them, and ensure they continue to thrive for generations to come.
Happy gardening.

Well, I had planned to write about EPC’s and gas boilers with regard to the impending change in regulations, but to quote a former prime minister, a week is a long time in politics! Instead I thought it might be useful to summarise the main type of estate agency contracts, as anyone selling their property will be signing one. All have their upsides and downsides.
Sole Selling Rights: One of the most common forms of sale agreement. It means you are giving permission to your agent to sell your home, to the exclusion of all other agents, within the minimum contract period. The upside is that agent knows they will get paid when they sell your home which is a good incentive. The downside is that if you instruct a poor agent, you are stuck with them during the minimum contract period.
Joint Agency: Here you instruct a number of agents and pay one fee that is split between them, irrespective of which agent secures the sale. The agents will agree between themselves how the fee is split but it’s often the
case that the agent who secures the sale gets the lions share. The advantage is having more than one agent working for you, but it tends to disincentivise as each agent hopes the other does the majority of the work allowing them to benefit from doing very little.
Multiple Agency: This is similar to a Joint Agency, however in this case the “Winner takes all” with the agent who finds your buyer receiving the full commission fee. However you are likely to be paying a higher fee and agents can become demotivated if they end up doing lots of work but end up getting nothing.
EweMove can provide any form of agreement, however in the majority of cases, a Sole Selling Rights contract works best, The fee is kept at a competitive level and the agent is only paid if they achieve a sale. Also EweMove offer a ‘Happy Sale Guarantee’ which means if you aren’t happy with our services, there is no contract tie-in.

6 ways to help a loved one with hearing loss
By Simon Swindells, Director and Clinical Lead Audiologist at South West Hearing Care
It can be challenging when a loved one discovers they are experiencing hearing loss, but it’s important to offer support and encouragement that works for you, your loved one, and the whole family…
1. Help them understand the signs
Start by explaining specific signs of hearing loss you have noticed. Maybe they had trouble following the conversation in a restaurant, or they have the TV up too loud.
2. Encourage them to get their hearing tested
The first step in addressing hearing loss is to have a professional hearing test with an Audiologist. This is a simple procedure that will help identify the type and degree of hearing loss your loved one has. Many are hesitant to acknowledge their hearing loss or seek treatment.
3. Help them communicate effectively
Communication can be challenging for someone with hearing loss, but there are ways to make it easier. When speaking to your loved one, face them directly and speak clearly and slowly, but not overly loud. If there is something they don’t understand, don’t hesitate to repeat or rephrase it. Avoid speaking from another room or while turned away, as this can make it harder for them to hear.
4. Be patient
Hearing loss can be frustrating, and it may take your loved one time to adjust to their new reality. Be patient and understanding and try not to get frustrated or angry if they have trouble hearing you. Always offer your support and encouragement and help them develop coping mechanisms that work for them.
5. Educate yourself
The more you know about hearing loss, the better equipped you will be to help your loved one. Read up on the causes and types of hearing loss and available hearing aid technology.
6. Stay positive
It’s important to stay positive and optimistic. Encourage them to stay engaged in social activities, pursue their passions, and remind them that their hearing loss does not define them. If you’d like to speak us for further advice or to book a hearing assessment for your loved one, please contact don’t hesitate to contact my team.

Fruit & Nut Bark – a great gift to make for Christmas
Ingredients
75g cup walnuts
450g good white chocolate, finely chopped
75g dried cranberries
75g medium-diced dried apricot
Directions
Preheat the oven to 180 degrees C. Using a pencil, draw an 8-by-10-inch rectangle on a piece of parchment paper. Turn the parchment paper over so the pencil mark doesn’t get onto the chocolate and place it on a sheet pan.
Place the walnuts in one layer on another sheet pan and bake for 8 minutes. Set aside to cool. Place three quarters of the white chocolate in a heat-proof glass bowl and put it in the microwave on high for 30 seconds.
Stir the chocolate with a rubber spatula, return it to the microwave for another 30 seconds, then stir again. Continue to heat and stir in 30-second intervals until the chocolate is just melted. Immediately stir in the remaining chocolate and allow it to sit at room temperature, stirring often,
until it’s completely smooth. (If you need to heat it a little more, place it in the microwave for another 15 seconds.)
Pour the melted chocolate onto the parchment paper and spread it lightly to fill the drawn rectangle.
Sprinkle the top evenly with the cooled walnuts, the cranberries, and apricots. Press the nuts and fruit lightly so they will set in the chocolate. Set aside for at least 2 hours until firm or refrigerate for 20 minutes.
Cut or break the bark in 16 pieces and serve at room temperature.
Great as Christmas presents – present in a small box or cellophane bag tied with a pretty ribbon. Enjoy.
PS If you need me to clean your cooker before Christmas, please call me Dean Sheppard, OvenGleamers, on 01749 705059

Transforming the pain of Tendonitis and Plantar Fasciitis
“Fantastic results - I wouldn’t hesitate to go back”
“My shoulders were so painful that I couldn’t get my arms into my sleeves. My GP diagnosed calcific tendonitis – but the treatments suggested seemed horrific with little chance of success. What to do? I couldn’t go on in pain, depending on anti-inflammatories.” This was the dilemma faced by Liz Law, 67, a retired administrator from Somerton and keen walker. “Then I remembered that a few years ago, Matthew Jackson had completely cured painful inflammation on my knee with just three sessions of Shockwave therapy. So I got in touch with Somerset Health Practice and again had fantastic results. It took a few sessions to treat both shoulders but I could feel an improvement after every Shockwave treatment.
I wouldn’t hesitate to go back to the clinic. Matthew and his partner Becky have so much integrity, they don’t dramatise or promise unrealistic results and have invested in a lot of equipment to treat many conditions. It’s a very positive place to go.”
Matthew Jackson says:
“Liz is just one of many people we’ve helped with painful tendonitis and inflammation. Whether it’s problems with the shoulder, knee, ankle or foot, Shockwave therapy really helps by naturally stimulating healing. It’s especially effective for Achilles tendonitis and Plantar fasciitis, which we see at this time of year after summer when people have been walking
in flip flops, light sandals or pumps that don’t give sufficient support.
“These conditions are extremely painful and debilitating, but there’s no need to suffer prolonged pain and limitation. Shockwave therapy pulses healing waves into the painful area. It’s recognised by NICE and used widely in sports and private orthopaedic hospitals.
“After about six sessions of Shockwave –sometimes plus laser therapy – even the most stubborn pain is usually transformed and we see people delighted to get their life back.”
Exclusive offer
Somerset Health Practice is making a special, exclusive offer to LocalReach readers – A free Ultrasound scan, worth £130.
*Offer open to the first 5 readers to book shockwave sessions, quoting the offer code ‘NEVER GIVE UP NOVEMBER’!

Carpet underlay
Any carpet fitted onto gripper needs an underlay to fill in the gap and bring the carpet in the room up to the same level as it is over the gripper. Gripper is the wooden strip with pins round the edge of the room – in doorways you usually have a threshold strip, often metal, that joins the flooring on both sides together, often called a doorbar. The carpet is stretched onto the gripper and tucked in between the gripper and the skirting. Keeping the carpet stretched reduces wear, which is why it is better to have an expensive carpet professionally fitted so the tension is right across and along the carpet, and even over the whole floor.
The quality of an underlay is not necessarily measured by how high it is. A denser underlay will perform better than one that is too soft and squashy, which will flatten more quickly with wear. If you have underfloor heating, there will always be a trade off between the comfort of the underlay and how much it lets the heat through, so underfloor heating underlays are often quite thin.
There are many different types of carpet underlay available, each with its own advantages and disadvantages. The most common types include polyurethane (PU) foam, rubber crumb and felt. PU is the most popular type of carpet underlay and it comes is many different thicknesses and qualities. A good one will feel quite resilient between your fingers and cheap ones will feel soft and floppy.
PU underlays incorporate recycled materials as does crumb rubber, which is made from recycled rubber tyres. Crumb rubber is quite dense and it is good to use on stairs so you get a good definition over the nosing. Felt underlay has been around for years and it also uses recycled materials. It is also used with rubber crumb to make a dual underlay that is good for woven carpets. There is also a new underlay made from PET that comes from recycled plastic bottles, which is quite firm under foot.

Supporting a Child with Filial Therapy
Filial therapy is designed to empower the families of children who are having a hard time and positively impact the whole family. It allows parents or carers to be actively involved in helping their child overcome problems and it enables the child to acquire new skills.
Often, when children are having a hard time, the adults supporting them can feel challenged and out of their depth. Filial therapy supports parents or carers in learning four essential therapeutic skills to help their child address big feelings and challenging behaviours. By working through the difficult experiences that underlie the child’s big behaviours, the parents and carers can begin to understand and accept their child and respond sensitively to their child’s fears and anxieties.
Parents or carers are fully involved throughout the therapy and work together with the therapist’s support so that their feelings and needs are addressed, and they feel more confident and supported. They will have sessions on their own with the therapist and with the therapist and the child. This allows them to consider and reflect on their parenting experiences and approach, and they can learn to apply non-directive therapeutic skills as they spend dedicated time with their child.
Filial therapy works for multiple family dynamics, including one- or two-parent families, blended families, and caregivers. All the adults involved in the child’s home life are encouraged to be involved in therapy and support each other to deepen the child’s attachment to them. Filial therapy is most suited for children with a wide range of presenting difficulties who are between the ages of 3-12, but it can also be used with both younger and older children. The basic filial therapy program consists of 10-12 sessions. To find out more, please email Elaine at hello@creatingcalm.co.uk
