First Class Retirement Living At Sandford Station

Nestled at the foot of the Mendip Hills, Sandford Station is a rural retirement village set in twelve acres of beautiful North Somerset countryside.

With the former Sandford and Banwell railway station as its focal point, the beautifully landscaped site has a range of purpose-built one, two and three bedroom apartments.

Each self-contained apartment has been created to blend practicality with ease of living. Wide doorways open onto generous hallways to allow easy access to the light and airy interiors. Clever floorplans include design features that make the best use of space, such as the twin doors of a Jack and Jill bathroom to create en-suite facilities. Storage has not been overlooked with built-in wardrobes and closet space throughout.

Step outside your apartment and become part of a friendly and welcoming community where you’ll have the opportunity to expand your social circles and explore new interests and hobbies. Sandford Station really does offer the best of both worlds – on-site amenities and activities so you can enjoy a full and active retirement; yet peaceful enough for those days when you just want to sit back and enjoy the tranquillity of the birds singing in the nearby apple orchards.

Sandford Station is owned and operated by the St Monica Trust, a Bristol-based charity providing accommodation, care and support for older people in Bristol and the surrounding areas. Across all of our retirement villages and care homes we are committed to communities where older people flourish by providing opportunities for our residents to enjoy treasured relationships, exercise choice and feel valued.

Make More Room for Festive Cheer!

Fed up with going through piles of clutter to find your Christmas decorations? Risking life and limb to get to those boxes you stuffed in the loft last year?

Lofts can be a real gold mine of fantastic storage potential, not only for Christmas, but all year round. However, they are only going to be so much use, if you can get in and out of them safely, especially if you need to lift heavy objects up and down. We’re not talking about climbing up on that wobbly, old kitchen chair, and hoping for the best... we’re talking about safe access with ladders and hatches, that aren’t going to put you at risk of spending Christmas with a sprained ankle, or worse. After all, who’s going to polish off that last tin of Quality Street if you’re in A&E? No matter how much you love those baubles and tinsel, it’s just not worth the risk!

Here at Access4Lofts, we specialise in installing loft ladders and hatches, that can help you make the most of your loft, and safely access that extra storage you so desperately need. We have a number of options to suit any space, no matter how small, and can even offer some shelving options too. You’d be surprised at just how much room there is up there, and you’ll be even more surprised at just how quick, easy, and affordable it can be too.

This could also be a fantastic opportunity to think about some better insulation. A properly insulated roof can knock as much as 20% off your energy bills, so you and your family can be sure to keep cosy and warm this winter, without worrying about those bills come spring. Once the decorations are all put away again, this could also be a great chance to free up some room in the rest of the house too.

Find out how Access4Lofts can help you enjoy peace of mind, along with your festive cheer. To book a free survey and quote visit www.Access4Lofts.co.uk/BristolSouth, or call 01275 293128

A First-Time Buyer’s Guide to Shared Ownership

If you’re a first-time buyer struggling with rising property prices, Shared Ownership could help you get on the property ladder. The governmentbacked scheme allows you to purchase a share (usually between 25% and 75%) while paying rent on the rest to a housing association.

Why Consider Shared Ownership?

• Smaller Deposit: You only need a mortgage for the share you’re buying, which means a lower deposit compared to full ownership.

• Lower Monthly Costs: Your mortgage payments are smaller because you’re only buying a portion of the property, you will also pay rent on part you do not own.

• Increase Your Share: Over time, you can buy more shares in the property, known as “staircasing.”

Important Considerations

• Additional Costs: While staircasing allows you to increase your ownership, each purchase comes with legal fees, valuation costs, and stamp duty.

• Leasehold Properties: Most Shared Ownership homes are leasehold, so you’ll pay ground rent and service charges.

• Selling Your Share: If you choose to sell, the housing association has the first right to buy your shares or find another buyer.

How Do Lenders Assess Affordability?

When applying for a Shared Ownership mortgage, lenders assess your affordability by looking at both your mortgage payments and the rent you’ll pay on the share you don’t own. They will consider:

• Your income: This includes salary, bonuses and any additional income.

• Monthly outgoings: Lenders assess your regular expenses, such as loans, credit cards, and living costs.

• Total monthly housing costs: They’ll factor in your mortgage repayments, rent and service charges. Typically, your monthly housing costs shouldn’t exceed 40% of your income.

Who Can Apply?

Shared Ownership is available for first-time buyers with a household income below £80,000. It’s also available to those who previously owned a home but can’t afford to buy one now.

Next Steps

Review your finances and speak to one of our mortgage advisors to find the best deal, call the office on 01275 244360. We’re here to guide you through the Shared Ownership process and ensure you make the right choice.

Remember, Remember…

“Remember, remember the 5th of November” is what I remember from my childhood days. The promise of bonfires and fireworks and children making ‘guys’ and pushing them round the streets collecting money for fireworks. When the night arrived, we’d have hot dogs and sparklers and sit the aforementioned chap on top of the bonfire! Jumping jacks would chase us down the garden path, and cartwheels would always escape from their moorings and fly off in full display. Those were fun but dangerous days!

Electrical appliances are dangerous too, and although it’s tempting to try to fix a broken one yourself, it is not advisable. Our engineers are fully trained and will always do a visual risk assessment when they enter your home. We will carry out the repair and leave your machine safe for you to use. We are fully insured as well, so in the very unlikely event something goes wrong, you are covered. We have noticed a few guys on Facebook who are offering to repair machines, and they are not trained or insured. We would advise you to beware. Like King James, you don’t want your house blown up!

We are really busy at the moment, so please be patient. If you get the answering machine, then leave a message and we will call you back. If you email us, please make sure you leave the right email address and telephone number for us to reply to you.

And watch out for our special Christmas competition due to be announced shortly. Follow us on Facebook to find out more.

Happy Bonfire Night from us all here at Browns.

Where do people go wrong when buying a computer?

We often visit new customers who have previously bought a computer without advice from an experienced IT professional. There are some factors that stand out repeatedly, which could heavily reduce your use or enjoyment of the equipment.

The most common issue seems to be lack of disk space. Generally, we recommend that the absolute smallest disk space requirement should be 250 gigabytes (GB) as having a disk a small as 64 or 128 gigabytes can often cause issues. Whilst some data can be stored on the cloud to avoid taking up disk space, people often do not want to pay the monthly or annual charge to store their data elsewhere. If you are planning to buy a new computer, check what your current storage requirement is and make sure your next machine has enough to cope with this, plus more space to cope with your future storage requirements. With solid state drives being more prevalent now, the older style SATA magnetic disks often had much greater storage capability than many modern computers offer.

Another issue is poor quality processors (CPU). Typically the cheapest modern Windows computers contain an Intel Pentium processor, but the minimum choice these days should be Intel i3 or Ryzen 3 processor.

It is also worth checking, before you buy, if the computer can be upgraded. Some machines do not allow the existing storage to be replaced, as the hard drive is soldered to the motherboard. Also some computers do not have a spare memory slot, so there is no chance of upgrading the RAM.

We always advise that people speak to an independent computer retailer, as these companies tend to be well aware of the pitfalls of buying computers. Ideally you want to buy a system that can easily be upgraded, should the need occur.

There are many of you with Windows 10 or older computers that are in need of upgrade, so please consider the above when you are planning to replace hardware. Apple users should also carefully check specification, as often the cheapest option is not the right one longer term.

For those that would like some local help, we specialise in the needs of existing computer users who wish to move to new equipment, offering an in-home service. Please see our advert on this page, or contact myself Neil Buzzard on 07973 536299 or email sales@e-cps.co.uk

Fast healing of agonising Achilles tendonitis

“The cost was reasonable – it’s given me my life back”

Alison Lukins, aged 52, runs a dairy farm with her family on the Somerset Levels. “I’m always busy and often walking through mud and cow pats wearing wellington boots.”

So when, three years ago, Alison developed agonising Achilles tendonitis in her right heel, her whole life was disrupted. “I had to take stairs one at a time and at night keep my foot against the headboard at 90 degrees to avoid severe pain whilst trying to sleep. If my wellies caught the back of my heel it was agony. In the end I couldn’t work and wondered if life was worth living.

“After suffering for three years trying painkillers and physiotherapy, I saw online that Shockwave therapy might help. Then, in the LocalReach magazine, the word Shockwave jumped out from Matthew’s advert.

“I got a quick appointment and had a session of Shockwave followed by Laser therapy and immediately noticed an improvement. After three intensive sessions, we went to Scotland and I was striding out as though nothing was wrong. Later I had two more sessions and then my heel was 99% better and has continued to improve.”

“I was really impressed with Matthew, he is so kind, pleasant and professional. The clinic is very convenient and the cost was reasonable and affordable, especially because it’s given me my life back. I’m telling everybody I see now!”

Matthew explains, “Achilles tendonitis can be agony but Shockwave therapy pulses waves that are proven to prompt natural healing and our revolutionary Level Laser machine uses uniquely powerful yet gentle light frequency to heal musculoskeletal conditions quickly.”

Dream Doors celebrates 25 years with £250 voucher giveaway

Local kitchen makeover company, Dream Doors, recently celebrated their 25th anniversary, and they’re asking their followers to submit their favourite family recipe, or memory in the kitchen over this time.

The company have seen kitchen trends and popular styles change over the past 25 years, but one thing remains the same is that the kitchen space is the heart of any home. This campaign encourages customers to reminisce on their favourite times, with one lucky winner being gifted a £250 food shop voucher to recreate their favourite recipe.

Dream Doors began trading in 1999 and now has 90 showrooms nationwide, with their North Somerset showroom opening in 2012, after finding a gap in the market for affordable kitchen makeovers that caused minimal disruption to the home. By simply replacing the doors and drawer fronts, Dream Doors allows you to completely revamp your space, for up to 50% less than a fully fitted kitchen. Avoiding the unnecessary removal of the cabinets allows for their fitters to be in and out in as little as 2-3 days, meaning customers can be enjoying their new kitchen in no time!

Dream Doors also have a commitment to sustainability, providing kitchens that benefit both the homeowner, and the planet. By actively encouraging customers to reuse their existing cabinetry, and ensuring all materials removed are disposed of responsibly, Dream Doors North Somerset are making every effort to reduce the impact to the environment made by the kitchen industry.

Do you have a memory to share? Visit the Dream Doors Facebook page to enter!

Why not visit our showroom at 5 The Precinct, Brinsea Road, Congresbury, Somerset BS49 5JG to see how you can start your kitchen makeover journey. There you can view a wide range of kitchen doors styles and colours, as well a selection of modern appliances, storage solutions, and lighting options, to complete your kitchen makeover.
