If so, have you thought about what you are looking for from your Estate Agent?

Charles Barnard Estate Agents is a local family firm specialising in residential sales. We sell all types of residential property, from flats to substantial homes with land. We will even manage an auction for you, if the property warrants it. We embrace modern technology, including professional standards in photography, including drone images when appropriate. Floor plans, bespoke brochures and the use of advanced estate agency software. Everything is included at no extra cost within the service we offer, and this is a ‘ NO SALE NO FEE’ service.
We are committed to high levels of customer service and the traditional values you will expect of a well-established firm of estate agents. We do not ‘rely’ on computers or technology and unlike many other estate agents, we see the value in keeping in regular contact with buyers. This ensures purchasers are properly introduced to every property which may suit their needs. In this way, we are proud to be different.

We realise how important communication is, not only when looking for the right buyer for your home, but once a sale has been agreed. Your solicitor will be working hard to ensure you are covered legally,
whilst we are busy chasing everyone throughout the chain to find a way to help the sale get across the line as quickly and as painlessly as possible. One of the reasons we have been so successful over the years, is due to our vast experience in making sure every home receives the correct exposure to suit that individual property. We also invest in promoting homes through social media, an obvious choice these days. Although, it is not as simple as listing a property on Facebook. You still need to invest to boost the chances of making sure a home is seen by the right person. There is no doubt technology has improved our industry, getting the best results from it is now the most important factor. We are constantly thinking outside the box when looking at other options for advertising. As a local firm, we are able to adapt our marketing and advertising to suit a particular property, hopefully your property.
We hope you can see we are committed to doing everything possible to ensure every property is seen by the right person at the right time and it truly is a no sale, no fee service. If we are not successful in selling your home, we will not get paid a penny for trying.

Garden View
This month – Watering: balancing need with conservation

Keeping our gardens healthy and hydrated can be a challenging task, especially during hot summers or when we’re away from home. The days when gardeners used hosepipes liberally are long gone. An automatic watering system can offer an efficient solution to keeping the garden looking great while not destroying the environment.
Watering systems provide a hands-free approach to watering the garden. They consist of pipes, valves, and sprinklers or drippers strategically placed throughout your garden. They can be connected to a timer and a water source, such as a tap. The timer allows you to set specific watering schedules, ensuring your plants receive water even when you’re not around. This is particularly handy for busy individuals or holiday periods.
Installation requires some basic plumbing skills, but it is quite manageable for most gardeners. The system needs to be connected to a water source, and the pipes, valves, and sprinklers or drippers need to be positioned accordingly. Personally, I prefer drippers to sprinklers as they are less wasteful. Proper planning and layout are crucial to ensure efficient water distribution. There are lots of helpful videos on YouTube offering great advice.
Watering systems can also be used with stored rainwater from a water butt. This makes them even more eco-friendly. If you’re going to do this make sure to use appropriate filtration and pump system to ensure the rainwater is suitable for distribution through the watering system. Even if you have to use tap water, automatic systems are designed for efficient use. By targeting specific areas and delivering water directly to the plants’ roots, they minimize wastage. Additionally, the use of timers allows for precise scheduling, preventing overwatering, thus further conserving water. Compared to using a hosepipe, which can lead to water runoff and inefficient coverage, automatic systems provide better control use far less water.
Mulching further conserves water by preventing the underlying soil from drying out in warm weather. It creates a protective layer on the soil
surface, acting as a barrier to reduce evaporation. Organic mulch materials include straw, wood chips, bark, leaves, grass clippings, and compost. These materials break down over time, enriching the soil with nutrients while simultaneously retaining moisture. Organic mulch also improves soil structure, promotes beneficial microbial activity, and helps prevent weed growth. It needs to be reapplied as it breaks down.
Inorganic mulch materials such as gravel, stones do not break down and can very decorative. Its more expensive so better suited to small spaces. Apply a layer of mulch that is 2-4 inches thick around plants, leaving a gap around the stem or trunk to prevent rotting. Ensure the mulch extends to the drip line of trees and shrubs to cover the entire root zone. When used alongside an automatic drip watering system, mulching goes a long way towards reducing water usage in the garden.

Wearable tech - simple and effective fitness tracking and other reasons to get onboard

For those unacquainted, wearable technology refers to smart devices that are worn on the body, often as watches or wristbands. These are equipped with various sensors that enable them to perform a range of functions, including tracking physical activity, monitoring heart rate. Some can also perform additional smart tasks, much like a smartphone. These devices, such as Apple Watches and fitness trackers like Fitbit, offer a compelling array of features that can make day-to-day life easier and healthier.

The health benefits are unique to wearable tech, offered nowhere else. For example, devices like Apple Watches can track steps, distance travelled, calories burned, and even monitor heart rate and sleep patterns. Planning workout routines, with reminders, helps to plan - and stick to – healthy lifestyle changes. Wearable devices can also communicate with your smartphone, with benefits such as taking calls using a smart watch without needing the phone on-hand, perhaps during exercise. Having worn a smart watch myself for the last few years, I can say that it has made a great difference to my fitness, in particular, reminding me to be more active.
Convenience benefits are also compelling. Smart watches can show phone notifications on your wrist - you can stay updated on calls, messages, emails, and other alerts without constantly checking your phone (even if your phone battery goes flat!) You can also control music playback, use voice commands, and even make payments, all from your wrist. Some wearable devices come equipped with GPS tracking and emergency assistance, which offer peace of mind in the case of emergencies. There is something for everyone in wearable tech, but given the wide range of options, it can be overwhelming to determine, and set up, the device that can best benefit you. Instead of rolling the dice and choosing the wrong wearable tech for you, please see our advert on this page and get in touch as we would be happy to assist in choosing and showing you how to get the most from a new device.

Outdoor “living” space
In 2020 just as the country went into lockdown, I bought an outdoor corner sofa for the garden. It seemed a bit indulgent at the time as I was “home alone” but the weather was hot and during that first summer of “staycations” I really enjoyed my life outdoors, and still do. Creating an outdoor “living” space is a wonderful way of extending our homes into our gardens to socialise and relax with friends and family. But when cushions get stained or faded by the sun, don’t just throw them away. Consider getting new cushions made to fit your sofa. At Pretty Sitting we stock a wide range of lovely outdoor fabrics and can make up your cushion covers to your specifications. We also supply high quality hollow fibre and foam inners to fit your covers. As a finishing touch try our Weaver Green scatter cushions and throws to add decorative touches and provide extra comfort and warmth on a chilly evening. They are all made with 100% recycled plastic bottles and are waterproof, moth proof, washable and pet friendly. So just relax and enjoy the summer…..

Loving the spotlight
Seeing an unflattering photo of herself was the final straw for Kim. After losing an amazing 13 stone she is a slim, fun-loving grandma who’s happy to pose for the camera.
Everything changed when Kim saw that photo. She just couldn’t believe the woman in the picture was her and she didn’t want to look like that anymore. At more than 24st she says, “I was lucky not to have had any health problems at that point, but I knew that if I stayed the size it would inevitably affect my well being.
I’d tried losing weight by following other diets, which always involved cutting down on portions or skipping meals, and never worked in the long term. I realised I couldn’t do it alone so decided to join my local group. At first I was curious about whether Food Optimising would work because I couldn’t understand how you could eat to satisfy your appetite and have your treats, and still lose weight – it seemed too good to be true. But when I lost 5lbs in my first week there was no more doubting. It worked! I love cooking, and it was great that the recipes were family-friendly so you didn’t have to eat something different from everyone else in your household; as a family our favourite was SlimmingWorld-style spaghetti carbonara.
I’ve never enjoyed exercise – the Body Magic activity programme showed me that you don’t have to join a gym or run miles to be active. I’ve got two dogs and I love walking them every day.”
Now that Kim is a target member she still enjoys Food Optimising and attends group regularly, and for free! Slimming World is here to support you to your own personal Target and beyond.
Kim loves her Slimming World group and finds it really motivating; She loves picking up recipe ideas so she never gets bored and stays in her target range.

Kim says, “I can’t put into words how much my weight loss has changed my life for the better. My quality of life has improved so much.” Contact

Are you a Wimbledon Winner?! Musings of an OvenGleamer
Wimbledon is running from 3rd-16th July this year and there’ll be some incredible tennis played at varying levels of expertise. But what sort of Chef are you?
Ball Boy? (and about my level!) cooking is one of your life’s simple pleasures and your skill level is simple too. You’re great at using the microwave and can cope with a pan of boiling water for pasta and potatoes. You could cook a 3 course meal with a combi-microwave. Cheat with a ready-made prawn cocktails, then cook a chicken using the grill function and cook ‘steam in a bag’ vegetables to produce a Roast Dinner. For dessert “ping” chocolate sponge puddings with chocolate sauce to finish off…simples!
More budding chefs (most of you) come in at least an Umpire standard. You’re great at using a hob and an oven with several pans boiling away on the hob top whilst a delicious joint is roasting away in the oven. You are classic multi-tasker with better time–management skills than me. My partner falls in this category – she does a mean Roast Beef, Yorkshire puddings and mountains of vegetables – all cooked to perfection and appearing on the table at the same time. For dessert she produces an apple pie out of oven with creamy custard. She then expects me, a professional oven cleaner, to clean our cooker? Does she not understand that it’s my day off?
Wimbledon Cup winners are you BBQ cookers! How anyone can produce an array of succulent steaks, juicy sausages and melt-in-the-mouth burgers as well as foil wrapped salmon from just a metal grid over some hot coals or gas, I’ll never know. You then to serve them with a selection of fresh salads and summer cocktails – a skill level way beyond my reach. My friends do this, invite me over and I can enjoy the fruits of their labours! Then with a messy BBQ, they phone me to clean it – fed and paid – Gold Medal for me on that one!
So where do you fit into my medal parade – are you a Ball Boy, Umpire or Wimbledon Cup Chef? I promise you a Cup level service, call today: Graeme Robertson, OvenGleamers on 01934 440032

By Tash DonovanMortgages for the Self Employed
Getting a mortgage as a self-employed individual can present some challenges compared to traditionally employed borrowers. However, it is still very possible to obtain a mortgage if you are self-employed. Here are some factors that can influence the ease of obtaining a mortgage:
1. Documentation and proof of income: As a self-employed person, you will need to provide documentation to prove your income. This can include SA302’s, bank statements, or potentially accountant-certified accounts. Having organized and up-to-date financial records can make the process smoother.
2. Income stability and history: Lenders typically prefer to see a consistent income stream and a track record of self-employment. Some lenders may require a minimum of two years of selfemployment history, although options may be available for those with a shorter track record.
3. Affordability assessment: Lenders will assess your ability to afford mortgage repayments based on your income and expenditure. They may evaluate your net profit or salary/dividends as the basis for affordability calculations. Demonstrating a healthy income relative to your debt obligations is crucial for any mortgage application.
4. Credit History: Your credit history plays a significant role in mortgage applications. Lenders will review your credit report to assess your repayment history, outstanding debts maintaining a good credit score is beneficial for mortgage approval but there are lenders who will look at some credit blemishes.
5. Deposit and loan-to-value ratio: Lenders may have specific requirements for the deposit amount (loan-to-value ratio) for self-employed borrowers. Depending on factors such as credit history, income stability, and lender policies, you may be required to provide a larger deposit.
While it may require a bit more effort, obtaining a mortgage as a self-employed individual is certainly feasible and something Liberty Money do day in day out. Consulting with mortgage broker who specialise in self-employed mortgages can provide valuable guidance and increase your chances of finding suitable mortgage options so let Liberty Money take the stress away and we will do the work for you and guide you through the application process, and connect you with lenders who are more familiar with self-employed borrowers.

HIGHEST RATED ROOFER IN SOMERSET!

Google reviews)
“Fantastic responsive service. It’s the 2nd time I have used central roofing and on both occasions they turned up on time got on with the job and kept us informed on what was being carried out. Went above and beyond and assisted me in issues around insurance. I would recommend this company to anyone with roofing issues.”

We used Central Roofing to take down an old flat roof and install another on our business premises at Knight Brothers Garage. The company was very reliable, they turned up when they said they would, the guys that did the work were very tidy and efficient. The work was completed in the time frame they set…we are more than pleased with the finished job.

LVT or laminate?

LVT (luxury vinyl tile) and laminate are both popular hard flooring choices but they have some key differences. Both come in wood plank designs, but for tiles, there is more choice in LVT. LVT is made from polyvinyl chloride (PVC), while laminate is made from a composite of wood fibres and resins, so laminate does not like getting wet and if water seeps between the planks it will expand, leaving unsightly gaps between the boards. There are a few waterresistant laminates specially made for bathrooms and kitchens.
Laminate click fits together quickly, making it an ideal D-I-Y choice. LVT flooring is available in click-fit, but for the best water resistant finish it is stuck down. It has been known to withstand flooding from washing machine leaks, although there are no guarantees for this.

LVT needs a much higher level of floor preparation, which is not a D-I-Y job, because any imperfections in the floor underneath may show through, especially as light shines across it. Laminate needs a level floor to support the planks evenly, but minor surface imperfections do not matter.

LVT can be fitted right up to the skirting boards whereas laminate flooring always needs an expansion gap round the edge. The gap can be hidden beneath the skirting boards, which works well in a new build, or if you are prepared to take your skirting boards off. Otherwise, the gap needs to be covered with scotia, a concave trim, or quadrant, a convex trim. This can look clumsy, especially in a hall-way where there are several door ways opening off.
Generally, LVT is more expansive but it is also more durable than laminate, with life-time guarantees on even the bottom end ranges being common. There is a wider choice of styles, and LVT tiles are often fitted with feature strips in between to look like grout. Borders can be inserted to follow the contours of your space, or even a central motif, so that you have a truly individual floor.

Super-healing a bone fracture with hyperbaric oxygen therapy
“A full range of movement after six weeks in a sling”
Harry, a 16 year old rugby player, went on a skiing holiday in February and was unfortunate enough to fracture his collar bone.
On returning home to Wells, Harry was seen by a specialist surgeon, who took x-rays and reviewed the fracture. He also recommended that Harry should have some sessions in a hyperbaric oxygen chamber - and that he, the surgeon, expected see a noticeable difference at the six-week fracture follow up.
Harry’s father, Tom, explains, “We decided to hire an oxygen chamber for home use and, through an internet search, we found Matthew and Origin Oxygen. He talked us easily through the whole process, including the type and size of chamber and optimum length of hire.

“He quickly delivered the chamber to us and explained how to use it. Matthew was also very knowledgeable about other treatments, like herbs, and offered his knowledge freely.”
Matthew explains, “Having checked that Harry’s surgeon was satisfied with the realignment of the fractured bone - which avoids long term problems - I was happy to support his use of the chamber because I know how effective HBOT (hyperbaric oxygen therapy) can be in prompting faster bone growth to create a super-healing.
Harry used the oxygen chamber daily and, at the follow up, the surgeon was delighted, especially with his full range of movement despite having been in a sling for six weeks.
Harry was able to move on to physiotherapy and progressed quickly. When he resumed speed training for rugby fitness, his 10 metre sprint times were, remarkably, the same as prior to the injury.
