Well, I had planned to write about EPC’s and gas boilers with regard to the impending change in regulations, but to quote a former prime minister, a week is a long time in politics! Instead I thought it might be useful to summarise the main type of estate agency contracts, as anyone selling their property will be signing one. All have their upsides and downsides.
Sole Selling Rights: One of the most common forms of sale agreement. It means you are giving permission to your agent to sell your home, to the exclusion of all other agents, within the minimum contract period. The upside is that agent knows they will get paid when they sell your home which is a good incentive. The downside is that if you instruct a poor agent, you are stuck with them during the minimum contract period.
Joint Agency: Here you instruct a number of agents and pay one fee that is split between them, irrespective of which agent secures the sale. The agents will agree between themselves how the fee is split but it’s often the
case that the agent who secures the sale gets the lions share. The advantage is having more than one agent working for you, but it tends to disincentivise as each agent hopes the other does the majority of the work allowing them to benefit from doing very little.
Multiple Agency: This is similar to a Joint Agency, however in this case the “Winner takes all” with the agent who finds your buyer receiving the full commission fee. However you are likely to be paying a higher fee and agents can become demotivated if they end up doing lots of work but end up getting nothing.

Trees have graced our planet for over 370 million years, offering a range of benefits that render them indispensable to life as we know it. National Tree Week (25th November-3rd December) celebrates the many reasons why trees are the champions of the natural world and why we should all plant a tree today.
Every school student learns that trees play a pivotal role in the process of carbon dioxide reduction. Through photosynthesis they absorb carbon dioxide and release oxygen, a vital element for most organisms on Earth. A mature leafy tree can produce as much oxygen in a season as 10 people inhale in a year. By cleansing the air, trees essentially act as the lungs of our planet.
Trees are formidable warriors in the battle against climate change. By absorbing and storing carbon dioxide, they mitigate the greenhouse effect, helping to cool our warming planet. Forests worldwide store more than 296 gigatons of carbon, acting as crucial carbon sinks.
Forests, rich with trees of all kinds, are hotspots of biodiversity. They provide habitat, food, and protection to countless species, from the tallest giraffes nibbling on treetop leaves in Africa, to the smallest beetles burrowing in the bark of rainforest trees. Without trees, many of these habitats would be lost, leading to massive declines in biodiversity. Trees play an essential role in maintaining the health and integrity of our soil. Their root systems anchor the soil, preventing erosion, particularly in areas susceptible to landslides or during heavy rainfall. Furthermore, fallen leaves decompose and enrich the soil with nutrients, promoting a healthy ground ecosystem.
Trees significantly influence the water cycle. They absorb rainfall and produce water vapour through transpiration, which is then released into the atmosphere. This process not only aids

6 ways to help a loved one with hearing loss

It can be challenging when a loved one discovers they are experiencing hearing loss, but it’s important to offer support and encouragement that works for you, your loved one, and the whole family…
1. Help them understand the signs
Start by explaining specific signs of hearing loss you have noticed. Maybe they had trouble following the conversation in a restaurant, or they have the TV up too loud.
2. Encourage them to get their hearing tested
The first step in addressing hearing loss is to have a professional hearing test with an Audiologist. This is a simple procedure that will help identify the type and degree of hearing loss your loved one has. Many are hesitant to acknowledge their hearing loss or seek treatment.
3. Help them communicate effectively
Communication can be challenging for someone with hearing loss, but there are ways to make it easier. When speaking to your loved one, face them directly and speak clearly and slowly, but not overly loud. If there is something they don’t understand, don’t hesitate to repeat or rephrase it. Avoid speaking from another room or while turned away, as this can make it harder for them to hear.
4. Be patient
Hearing loss can be frustrating, and it may take your loved one time to adjust to their new reality. Be patient and understanding and try not to get frustrated or angry if they have trouble hearing you. Always offer your support and encouragement and help them develop coping mechanisms that work for them.
5. Educate yourself
The more you know about hearing loss, the better equipped you will be to help your loved one. Read up on the causes and types of hearing loss and available hearing aid technology.
6. Stay positive
It’s important to stay positive and optimistic. Encourage them to stay engaged in social activities, pursue their passions, and remind them that their hearing loss does not define them. Method:
Grease the sides of a 25cm loose-bottomed cake tin and line the base with baking parchment. Sprinkle in 2 tbsp caster sugar and swirl it around to coat the base and sides, then tip out any excess.
Preheat the oven to 180C/fan 160C/gas 4. Melt the chocolate and butter in a bowl over a pan of hot water, remove from the heat, stir in the brandy and leave to cool.

Preparation time: 20 min
Cooking time: 40 min
Ingredients:
85g butter, plus 1 tbsp extra for tin
85g golden caster sugar, plus extra for tin
85g gluten-free dark chocolate, broken into pieces.
1 tbsp brandy
3 eggs, separated.
85g hazelnuts or almonds, toasted and ground in a food processor.
4 very ripe pears, peeled, halved, and cored.
Icing sugar, for dusting
Whisk the egg yolks with the caster sugar in a large bowl until pale and thick; then fold into the cooled chocolate along with the ground hazelnuts or almonds.
In a separate bowl, with a clean whisk, beat the whites until they reach a soft peak (don’t over beat). Stir a spoonful of the whites into the chocolate mix, then carefully fold in the rest of them in. Spoon the mixture into the prepared tin. Level it off, then arrange the pears over the mixture, cut side down. Bake for about 40 mins until the pears are soft and the cake is cooked all the way through. Leave to cool in the tin for five minutes before releasing it, then place on a rack to cool completely.
Dust with icing sugar and serve with crème fraîche.

Fruit & Nut Bark – a great gift to make for Christmas
Ingredients
75g cup walnuts
450g good white chocolate, finely chopped
75g dried cranberries
75g medium-diced dried apricot
Directions
Preheat the oven to 180 degrees C. Using a pencil, draw an 8-by-10-inch rectangle on a piece of parchment paper. Turn the parchment paper over so the pencil mark doesn’t get onto the chocolate and place it on a sheet pan.
Place the walnuts in one layer on another sheet pan and bake for 8 minutes. Set aside to cool. Place three quarters of the white chocolate in a heat-proof glass bowl and put it in the microwave on high for 30 seconds.
Stir the chocolate with a rubber spatula, return it to the microwave for another 30 seconds, then stir again. Continue to heat and stir in 30-second intervals until the chocolate is just melted. Immediately stir in the remaining chocolate and allow it to sit at room temperature, stirring often,
until it’s completely smooth. (If you need to heat it a little more, place it in the microwave for another 15 seconds.)
Pour the melted chocolate onto the parchment paper and spread it lightly to fill the drawn rectangle.
Sprinkle the top evenly with the cooled walnuts, the cranberries, and apricots. Press the nuts and fruit lightly so they will set in the chocolate. Set aside for at least 2 hours until firm or refrigerate for 20 minutes.
Cut or break the bark in 16 pieces and serve at room temperature.
Great as Christmas presents – present in a small box or cellophane bag tied with a pretty ribbon. Enjoy.

Time Travelling with a Hamster by Ross Welford
