Garden View This month – Going wild

Wildflowers are a great addition to any garden, as they can add texture, variety, and interest. Not only are they beautiful, but they also have many environmental benefits. They attract pollinators: Wildflowers attract bees, butterflies, and other pollinators to your garden. Biodiversity: All these pollinators promote biodiversity by providing habitat and food for a variety of other insects, birds and animals. They improve soil health: When they die off, wildflowers can be dug into the soil to promote better structure and add organic matter. They can also help prevent erosion by wind and rain. In addition, wildflowers are low-maintenance, this is very important if you have a busy job with little time to garden, but still want a pretty outdoor space. For best results select an area with plenty of sunlight. Find a spot that receives at least 6 hours of direct sunlight each day. Wildflowers prefer well-drained soil, so if your garden soil is heavy clay or you may need to improve the structure by digging in grit and organic matter.

There are so many different varieties of wildflowers. You can customise the colours to your personal taste. Look on the seed packets and consider the bloom time, colour, and height of the flowers. Avoid invasive species or plants that may not be appropriate for your garden.

Remove any existing grass or weeds from your chosen area and loosen the soil with a garden fork. Rake it over to create a smooth flat surface, and then lightly compact the soil with a roller or your feet.

When it comes to sowing you can either broadcast the seeds over the entire planting area or plant them in rows. Seeing the area you’ve already covered is easier if you mix the seeds with sand or vermiculite before sowing. Once you have sown the seeds, gently rake the surface to cover them with a thin layer of soil.

Water the area thoroughly to help the seeds settle into the soil. Keep the soil moist until the seeds germinate, which should take 1 to 3 weeks depending on the varieties of wildflowers you’ve selected.. Once the seeds have sprouted, water as required and pull out any weeds that pop up. Happy gardening,

Wool or manmade fibre? That is usually the first thing to decide when you are buying new carpet

Wool has been used for carpets and rugs for centuries. It is hard wearing, can be cleaned repeatedly and keeps its appearance longer than manmade fibres. To keep the costs of wool carpet down, small amounts of manmade fibre were added to the mix, but they found that the wool mix carpets actually performed better than 100% wool ones. The standard mix is 80% wool and 20% man-made fibre – hence the well-known 80:20 wool carpet. Polypropylene is the most common addition, nylon is mostly used in the more expensive carpets and polyester gives a softer finish.

The two main advantages of carpets made 100% from synthetic yarns, is firstly, they are cheaper, and secondly, they are inherently stain resistant. Polypropylene carpets in particular can be bleach-cleaned, so food stains, like red wine and coffee, can be bleached out. This is because the dye is added to the raw material when it is still liquid and before it is turned into yarn. This is called ‘solution-dyeing’ and it makes it impossible to bleach out the colour because it is an integral part of the yarn – but be careful, because too much bleach can damage the backing of the carpet if it is allowed to soak in, and don’t use too strong a solution.

Nylon carpets can’t usually be bleached. This is because the yarn isn’t commonly solution-dyed, so the dye is only on the outside of the fibre. Solution-dyed nylon yarn is available but it is mostly used for better commercial or office carpet. So if you re-carpet an office, make sure you ask what the yarn is made of.

And finally, some people buy carpets made from synthetic yarns because they are moth resistant. Many wool carpets are now moth-proofed and carry guarantees but it seems a case of once bitten … people who have had a moth problem, usually replace their wool carpets with synthetic.

Mistakes to avoid when reviewing your mortgage

Your mortgage is probably the biggest financial commitment you’ll make so it’s really important to try and do things right. Even small mistakes could cost you hundreds if not thousands of pounds. Here we try to highlight the top 4 common mistakes and how to avoid them.

1. Going onto your lenders Standard Variable Rate (SVR).

When your mortgage deal comes to an end, your lender will usually move you onto their SVR. This rate is generally higher and your monthly payments will increase. For example, £200,000 over 20 years on a rate of 2.49% would cost you £896.23 per month. By not reviewing your mortgage and being put onto the SVR at a rate of 6.99% your monthly payment would increase to £1515.98 per month. The average 2-year fixed rate (Feb23) is currently 5.14% so a clear saving to be made. To avoid moving onto your lenders SVR it is a good idea to start looking up to 6 months in advance and get a good rate locked in.

2. Underestimating associated costs with a purchase or remortgage. A common mistake is to focus only at the interest rate but you should also consider other factors such as lender fees, valuation costs and Solicitor’s costs. Each lender will have different costs some may be included for free whilst others you will have to pay for upfront. Also if you have any plans to move in the near future ensuring your mortgage is portable becomes an important factor.

3. Not Shopping around for the right deal.

Lenders will generally get in touch to confirm their SVR and offer a potentially attractive sounding new deal. By shopping around however you may be able to transfer to a new lender with better rates available which leads onto the final and maybe most important mistake…

4. Not getting independent mortgage advice.

Now of course we would say that but a simple way to avoid these mistakes and others is to seek advice. As a mortgage broker we will sit with you to understand your circumstances and needs, and then search the market for the most competitive deal. We also have exclusive deals not available on the high street. Call us on 01275 244360 so that we can arrange a no obligation discussion.

Improve your hearing in more challenging situations

A recent study When a person has a hearing loss, it is common to say that they can hear much better on a one to one than when they are in a noisy environment or at a distance from the sound source (another person, or maybe the television).

GO LOCAL • GO IND

Whilst the latest technology hearing aids can do a lot to help this, there can still be occasions where someone may struggle. This is where Assistive Listening Devices, or ALDs, can help. These are usually an extra item that can be used in conjunction with the hearing system to overcome the distance and/or noise that is causing the problem. Examples include amplified telephones, remote microphones and television streamers.

A brand new product has just been lunched with can overcome many hard-to-hear situations. The Widex Sound Assist is a small device which has several different functions. For example, it can be placed near to the person speaking and transmit their voice directly into the hearing aids. It could also be placed in the centre of a table in meetings, so that the user can hear all the speakers and not just those who are close to them. Other functions include being able to control your hearing aids without needing to access the app, or to use the Sound Assist as a telecoil so that you can hear through the loop system.

Assistive devices can bring a vast improvement to a hearing aid user’s quality of life, as they can make voices clearer in the harder to hear situations. South West Hearing Care is having a SPECIAL DAY dedicated to this, please contact your local centre to enquire, details below.

Rhubarb Crumble Muffins

Serves: 4 with bread

Preparation time: 10 minutes

Cooking time: 30-40 minutes

Method:

Ingredients:

For the muffin mix

175g caster sugar

175g rhubarb, halved lengthways then diced

2 tbsp sunflower oil

1 egg

1 tsp vanilla extract

125ml buttermilk

200g plain flour

1 tsp baking powder

1 tsp bicarbonate of soda

For the crumble topping

50g light muscovado sugar

50g plain flour

25g porridge oats

1 tsp ground cinnamon

50g butter

Preheat the oven to 220C / 200C fan /gas mark 7. Fill a 12-hole muffin tray with paper muffin cases. Mix the sugar and rhubarb together and set on one side.

To make the crumble topping mix together the muscovado sugar with the flour, oats and cinnamon. Rub the butter into the mixture until it comes together into crumbly clumps.

Beat the oil and the egg lightly together, then stir in the vanilla and buttermilk. Pour the mixture over the sugar-coated rhubarb. Add the flour, baking powder and bicarbonate of soda and mix well.

Spoon the mixture into the cases, then cover each one with a thick layer of the crumble mixture. Bake for 15-18 mins until golden and a skewer poked into the centre of a muffin comes out clean. Leave to cool on a wire rack.

Last summer, Clive Harper suffered a badly torn Achilles tendon. “I was in pain, couldn’t walk properly and had to stop playing golf,” explains Clive, 72, who is retired and lives in Congresbury. “I’d previously had the same condition in my other foot, which led to corrective surgery followed by three months in a surgical boot. I definitely didn’t want to repeat that experience!

“Then, through personal referral, I found osteopath Matthew Jackson. He recognised that the damage to the Achilles was severe –a later scan showed five tendon tears - and suggested PRP treatment. I’d never heard of it and at first I wondered, well if this is so good, why is it not readily available on the NHS? Then I did more research and realised it was an entirely logical approach, and accessible without waiting, so I decided to give it a try.”

Matthew explains, “PRP - Platelet-rich Plasma Therapy - is a nonsurgical, all-natural way to enhance healing. The patient’s own blood is drawn and put into a centrifuge machine, which spins it to concentrate plasma in the platelets. This activated platelet concentration is then injected back into the body at the site of injury. Growth factors are released that regenerate damaged tissue and accelerate healing of tendons, ligaments, muscles and joints.

“PRP therapy has actually been proven in clinical trials within the NHS and is approved by NICE, the UK regulatory body.”

Clive had three or four injections over time into the lower leg. “The injections can be painful but I believe the treatment to be a success, with faster recovery than just resting and exercises. I’m playing golf normally now and can walk 7 or 8 miles in a day. The tendon does get sore but soon recovers. I would definitely recommend the clinic and PRP treatment.”

Time is running out – act now

There are two things you ought to do before 5 April 2023 one which may give you some tax relief and the other maximising your future state pension.

Marriage allowance lets you transfer £1,260 of your Personal Allowance to your husband, wife or civil partner and can reduce your tax as a couple by up to £252 in the tax year (6 April to 5 April the next year).

You can benefit from Marriage Allowance if all the following apply:

• you’re married or in a civil partnership

• you do not pay Income Tax or your income is below your Personal Allowance (usually £12,570)

• your partner pays Income Tax at the basic rate, which usually means their income is between £12,571 and £50,270 before they receive Marriage Allowance

You cannot claim Marriage Allowance if you’re living together but you’re not married or in a civil partnership.

If you or your partner were born before 6 April 1935, you might benefit more by applying for Married Couple’s Allowance instead.

At the time of writing you can backdate your claim to include any eligible tax year since 5 April 2018.

If your partner has died since 5 April 2018 you can still claim by phoning HMRC.

If your circumstances change, eg your income changes, you divorce, legally separate, end/dissolve your civil partnership or someone dies, you must tell HMRC.

State pension – National Insurance contributions should to be checked before 5 April 2023 if you are planning to claim the UK state pension.

At the time of writing, in general to qualify for the maximum ‘new state pension’ (received by those retiring on or after 6 April 2016) a person must have 35 qualifying years of NI contributions. For part payment of the ‘new state pension’ a person must have contributed for at least 10 years.

For those whose NI record started before 6 April 2016, different rules may apply; the number of required years of NI contributions/credits may be higher. Normally, it is only possible to make voluntary contributions for the past six tax years. Currently there is an extension in place so gaps in NIC history from 6 April 2006 can be filled by making voluntary contributions.

However, from 6 April 2023, the timeframe for making voluntary contributions will revert to the normal six years, so check your record now.

Your 7 day Countdown To A Fun Easter

#7 Tidy up! Before you do anything else, you need a tidy home and clean kitchen. Put things away, recycle old newspapers and plump the cushions. To ensure a wonderful result with your cooking, your kitchen and its appliances need to be spotless. The last thing you want is your wonderful Easter Roast to taste of the last few weeks dinners. Get that cooker clean: either do it yourself or call OvenGleamers, a professional oven cleaning service to gleam it for you.

#6 Choose the menu. Will you have fish, lamb or a nut roast? Fish is traditionally eaten on Good Friday. Early Christians said that the day of Jesus’ crucifixion should be one of abstaining from meat, so they had fish instead.

#5 Invite your family and friends to join in. Easter is a great time for families and friends so plan something fun. Did you know where we got the Easter Bunny from? Experts say the 18th century when some Germans settled in America. They called him Osterhase because he lay brightly coloured eggs in nests in the bonnets of children.

# 4 Get shopping. Prepare that list and pop down the supermarket or even easier shop online and get it all delivered.

# 3 Plan the weekend’s activities. Set up an Easter Egg hunt in the house or the garden. Children love finding eggs anywhere!

#2 Get the cooking prepared. Now you’ve a lovely clean kitchen, get baking. Have you got some oven liners to help you? Great for lining roasting tins, baking biscuits on or to catch drips. OvenGleamers can supply these too.

#1 Hurrah you’re there. Food planned, friends and family on their way and fun events sorted. But if all else fails – try the National Trust for Easter Trails, buy the ready prepared dishes from your favourite supermarket and watch ‘Easter Parade’ on the TV to put you in the mood. Happy Easter. For that gleaming cooker, AGA or Range, just call me today: Dean Sheppard, OvenGleamers now on 01749 705059
