An Update on Stamp Duty from Alexander James

T

his month Alexander James Sales & Lettings would like to provide residents of Eaglescliffe, Ingleby Barwick and surrounding areas an update on house prices and information on the new changes to stamp duty land tax. This past year has seen our original lettings business, which was established in 2011, expand to provide a fixed cost estate agency that focuses on local personal service. A lot of house-price headlines are based on national house price trends, but we know that this isn’t always reflected in our local area. So, this month we have looked closely at the most recent data provided by the Rightmove’s House Price Index (dated 19/01/2015) which is based on the asking prices of properties coming onto the market, to see how it compares for us in the North East. Average Asking Prices: £273,275: Nationally - Up 8.2% annually £135,055: North East - Up 0.8% annually Despite a lower rate of growth in the north east, the outlook for 2015 is bright, which we have already seen with us putting many new properties up for sale since Christmas. A positive change we have seen in the last couple of months is the change to the Stamp Duty calculation. Here we explain some of the changes and the new rates, with a couple of examples: 0% of the amount between £0 - £125,000 2% of the amount between £125,001 - £250,000 5% of the amount between £250,001 - £925,000 10% of the amount between £925,001 - £1,500,000 12% of the amount above £1,500,001+ Example 1: On the previous method a house being bought for £135,055 (the average asking price in the North East); stamp duty of 1% of the full purchase price was due, which would have been £1350.55. Under the new calculation, it is only the amount of the price that is within each bracket above that is used to calculate the amount due. So, at £135,055: there is none to pay on the first £125,000, then

£10,055 within the 2% bracket (£10,055 x 2%) = £201.10, saving £1149.45 in stamp duty. Example 2: On the previous method a house being bought for £273,275 (the average asking price in the UK); stamp duty of 3% of the whole purchase price was due, which would have been £8198.25. Under the new calculation, it is only the amount of the price that is within each bracket that is used to calculate the amount due. So, at £273,275: £23,275 is above £250,000 and is charged at 5% (£23,275 x 5%) £1163.75 + (£125,000 at 2%) £2500 + £0 (for the first £125,000) = £3663.75, saving £4534.50 in stamp duty. At Alexander James Sales & Lettings our staff live in Eaglescliffe and Ingleby Barwick, so we have individuals who know the area and property market very well. We have built relationships with legal and financial advisers to help with your property sale. Feel free to call us today on 01642 936 937 for an informal chat and a no obligation valuation of your property.

In The Garden

April Gardening Tips

P

lant or divide snowdrops while they are still in the green. Deadhead pansies and other winter bedding on a regular basis so that they carry on well into the spring. Start gladioli corms and dahlia tubers off by placing them in trays in a light, warm place. Remove dead leaves from alpines and top dress with grit or gravel. Plan your summer containers and bedding and buy plug plants to grow on in the greenhouse. Slug killer should be added to the garden where you know hostas, delphiniums and lilies will soon be appearing. The best day to do this is Valentines day as it is the right time and the easiest date to remember. Sow hardy annuals in pots or trays if you didn’t do this last autumn. Wisteria should be pruned by cutting back the sideshoots to two or three buds. Cut back group 3 clematis down to the lowest pair of strong buds and then feed and mulch. At the end of the month top dress beds and borders with a fertiliser such a fish, blood and bone or Growmore.

Lawns Turf can be laid if the ground is not frozen or really wet and then keep off of it for

several weeks. If the conditions allow, you can prepare the seed bed for making a new lawn in the spring. As moles will be starting to mate this month watch out for increased activity and get rid of any mole hills that appear on the lawn. As the soil pushed up is so fine use it for seed sowing. If you have noticed moss or algae on the lawn it means you have drainage problems. Make a note to improve drainage at a later date.

Fruit and Vegetables Prune autumn raspberries, taking the old canes down to the ground and if summer fruiting raspberries are growing too tall for their support they can also be pruned. Plant new fruit trees and bushes and bare rooted cane fruits. If you have peaches, nectarines or apricots with early flowers you can protect them from frost with fleece. Apply a general fertilizer to all your fruit using the rate given on the packet. Now is a good time to mulch all the fruit beds with garden compost or well rotted manure. Once you have an area of the garden or allotment prepared for seedbeds cover them with fleece, clear polythene or cloches to warm up the soil prior to sowing.

PAGE 8 | Please mention ‘The Local Answer Ingleby Barwick’ when calling advertisers

LOCAL ANSWER Seeds of summer vegetables can be sown now in pots or seed trays if you have a clay soil or outside if your soil is light. Sow lettuce, radish, onions, peas, broad beans and summer cabbage. Buy seed potatoes and leave in a light but frost free place to chit. Stand them upright in trays or egg cartons with the end with most shoots uppermost. From the middle of the month you can sow seeds of greenhouse tomatoes and cucumbers in a heated propagator or warm room where the temperature does not drop below 70° F or 21°C.

Wildlife Keep an eye on the water level of your wildlife pond and if it is low top up with water, preferably from a rainwater butt. Put up nesting boxes for birds separately from bird feeders. Site them facing north or north east so they do not get too hot. If you can combine this with facing one of your windows you will have the added pleasure of seeing the mother bird coming and going and then the chicks leaving the nest. Still provide adequate food for the birds but start to make the pieces smaller as it gets near to fledgling time. Birds really need our help now as there is very little natural food about for them and they need to build up their strength for breeding. In very mild weather hedgehogs, frogs and toads may emerge from hibernation. If you see any signs of this the hedgehogs would appreciate a little extra feeding with cat or dog food.

THE NEW RENAULT TWINGO CONVENIENCE WITH STYLE

H

aving the engine in the boot is obviously not a particularly new concept but it certainly makes sense in the case of the third generation Renault Twingo. A genuine ‘City Car,’ the new layout of this particular Twingo was designed to offer more space for passengers - a factor welcomed by the people who previously saw the car as a convenient way to get about town relatively inexpensively but without a great deal of comfort. Renault had apparently always wanted to design the car with both rear engine and rear wheel drive but the financial implications prevented it. Here, however, they have made it a viable project by joining forces with Mercedes who are keen to develop the concept for their next generation ‘Smart’ city car. With a price range starting at around nine and a half thousand pounds there are numerous ‘extras’ that can add considerably to the overall cost, but items like Alloy

wheels, ‘sports’ packs, panoramic sunroof and air vent surrounds are not real necessities so are very much a personal choice depending on your budget. More important to most practical people is the fact that it’s a good looking, innovative

little car with a surprising amount of passenger room considering that the length of this new version has been reduced by 9cms from the previous version. This is achieved by having a shorter bonnet that

PAGE 14 | Please mention ‘The Local Answer Ingleby Barwick’ when calling advertisers

LOCAL ANSWER doesn’t compromise on safety features. Combining the shorter length with the rear wheel drive gives the car huge parking advantages with an amazingly tight turning circle. A four-year, 100,000-mile warranty is offered as standard, as are the six airbags and tyre pressure-monitoring. Stability control and emergency brake assist are also fitted to all versions. Safety-wise, the Twingo was awarded four out of five stars in its Euro NCAP crash test, and performed well for both adult and child safety. There’s a choice of two three-cylinder petrol units with the 1.0-litre SCe giving 70bhp that won’t get your heart beating but still offers a decent ride and good response. The turbocharged 0.9-litre TCe is much quicker and even more responsive, but the size and manouvreability of both versions gives plenty of advantages over larger cars with plenty of grip and good body control. The car handles speed bumps pretty well for its size and the drive is comfortable even at higher speeds. Unlike some of the other cars Renault makes, the Twingo is predicted to retain a considerable part of its value over the first three years, so with extremely frugal CO2 emissions and an estimated 65mpg, running costs are impressively low. One problem normally faced with rearengine cars is lack of boot space but Renault have put the power unit on its side to

release 188 litres of space. still not huge, but certainly enough for most about town requirements. More space can be achieved by setting the rear seats in their ‘cargo’ position but that means they are totally upright so would jeopardise the comfort of rear seat passengers. The front passenger seat folds, however, giving the opportunity for even more cargo space within the car. The four door layout means that the rear seats are very accessible and adds dramatically to the overall comfort. Overall it’s a great little car that has loads of economic flexibility. Good looking and stylish - even at the lowest spec - it makes the perfect town runabout that can pop into parking spaces that larger cars can only dream about. If it’s that kind of convenience you’re after then this could well be the perfect car for you!

We know how strongly ‘Boro fans feel about their team and just in case their emotions become too strong and begin to badly affect the lives of our Riverside comrades we thought we would relieve their situation slightly by showing that football really can be a funny old game!...... A ‘Boro fan of sixty years came out of the doctor’s after a health check and bumped into his mate who, surprised to see him coming out of the surgery asked him whether he was OK. “Not really, said the old man. “The doctor said I have a bit of a heart condition and that I should avoid excitement of any kind.” “Crikey,” said his friend. “What are you going to do?” Nothing else for it,” said the old man. “I’ll have to start supporting Sunderland.” Late one evening the fire brigade called the Newcastle Chairman and informed him that St James Park was on fire. “Oh no,” screamed the chairman. “Please do everything you can to save the cups.” “Don’t worry,” said the fireman, “We stopped that part of the fire before it reached the canteen.” A footballer was walking down the street when he saw a fire in a block of flats and heard a woman screaming from a window that the stairway was blocked and she couldn’t get down so would someone

save her baby son. The footballer shouted ‘Don’t worry Ma’am, I’m one of the best goalkeepers in the league and if you throw your baby boy down I’ll catch him without any problems.” With very few options she decided to trust him and dropped the baby. The keeper caught it perfectly before bouncing it three times then kicking it fifty yards up the road. An Irishman had just seen his new baby son born so unfortunately arrived at the England v Ireland international match at Wembley in the sixtieth minute. “What’s the score?” he asked the gateman. “It’s nil-nil at the moment,” replied the man. “Right,” said the Irishman, “and what was the score at half time?” A South Bank referee approaches one of the junior players about to start the game. “You do realise,” he said, “that if I give you a yellow card for a bad foul you mustn’t swear at me.” “Yes, of course,” said the little lad. “And you also realise that if an opponent fouls you in the course of making a tackle you shouldn’t jump up and try and break his leg in retaliation?” “Yes, of course,” said the little lad. “In that case,” said the ref, “would you go and explain that to your bloody mother?” A church in Middlesbrough has a big sign outside that says ‘Jesus saves.’ A ‘Boro fan has scribbled underneath “Yes, but Bamford scores off the rebound.”

STAYING UNDER THE RADAR IS GOOD LET’S KEEP IT UP!

I

’ve heard quite a few people claim that despite Middlesbrough’s excellent performances throughout this season we are still thankfully ‘under the radar’ with the majority of Southern based commentators on stations like ‘Talksport’ and ‘Five Live.’ I listen to both regularly and am astounded that they are almost ignoring our chances of ending the season in the Championship’s top two. But that’s good, because the more that people batter on about how likely or unlikely particular sides are to end up in automatic promotion places the more the pressure increases to actually fulfil those expectations. So before the team took the field for the fourth round FA Cup tie against Manchester City, many of us were thinking that the most important aspect of this particular game was whether we would fare decently against the Premier League Champions without attracting too much media attention on our promotion credentials.

Having already more than held our own at Anfield in the Capital One Cup, we were looking forward to giving Manchester City a decent game, so increasing our confidence for the much more important upcoming league game away to Brentford without any outright indication that we had suddenly become favourites for a top two spot. What happened in the ensuing ninety odd minutes was sensational but didn’t change anybody’s attitude for the trip home. We had just deservedly beaten the Premier League Champions on their own pitch without conceding a goal. How good was that? But how good was it also that despite that absolutely fantastic performance we still stayed ‘under the radar’ because Bradford City’s defeat of Chelsea had created what was voted by ‘Match of the Day’ viewers as the ‘biggest FA Cup shock in history.’ Add to that the fact that much of the media blamed City’s defeat on Pellegrini’s weird decision to take them abroad for

TRADITIONAL PANCAKES

T

raditional pancakes are quick to make, easy, cheap and quite delicious with lemon and sugar, golden syrup, chocolate Nutella type spread, honey, cream... whatever takes your fancy. You need a gentle touch to start with, the aim is to get thin pancakes with a frilly edge and to do this you must have a hot pan and only a little batter. Pour it in quickly and move the pan from side to side to distribute the batter. You should see the little bubbles rising to the surface, flip up the side with a fish slice to see if it is brown enough but don’t get carried away and start batting it down with the slice-you will only make the pancake heavier. A quick flick of the wrist and you should be able to flip it into the air like a pro. Once you have made one or two you will get the knack of it. They are best eaten warm.

INGREDIENTS: Makes about fourteen pancakes 125g Plain flour ¼ teaspoon of salt 1 large egg 300ml milk Lard or solid vegetable fat

METHOD: Place flour and salt in a basin. Make a well in the centre and add the egg and half the milk. Beat well and then gradually add the rest of the milk. Beat until bubbles appear and then pour into a small jug to make the pouring easier. The batter should be the consistency of single cream. Keep a fork or mini-whisk in the jug so you can give it another beat as you go along.

Solution

Heat up your pan and add a small piece of fat (about the size of a hazelnut). Allow it to spread over the pan by tipping it back and forward and let it get fairly hot. Pour in a little batter and quickly tilt the pan from side to side so that the batter spreads out thinly. Little bubbles should appear on the surface (if they don’t you have poured in too much mixture). Check to see if the bottom is golden use a fish slice to have a look. When it is golden and starting to brown toss or turn it over and cook the other side. If you have a lot to make it’s handy to use a piece of fat wrapped in muslin, scrunched up and held with fine string. Then you can just swipe it across the pan each time. These pancakes are best served straight away but can be stored one on top of the other, separated by greaseproof paper, and then wrapped in a tea towel.
