LJ Hooker Town & Country

Hi,

Property values continued to ease in July, with the latest Cotality NZ Home Value Index showing the national median value slipped again as buyers remained cautious and listing levels stayed elevated which shows the market continues to move at a measured pace, with buyers still taking their time before making big financial decisions. This result continues the pattern we've seen for much of the year. Values are not falling sharply, but buyers are still cautious and taking longer to make decisions. July produced mixed results across the main centres: Dunedin: up 0.2% Christchurch: up 0.1%

Hamilton: down 0.2%

Wellington: down 0.5% Auckland: down 0.6%

Tauranga: down 0.7% These figures highlight how local economic conditions, affordability and supply levels are shaping different outcomes across the country.

Auckland remains subdued

Cotality reported broad-based falls across Auckland in July, with values down across all major sub-markets.

Rodney and Papakura recorded smaller falls of 0.2%, while Auckland City, Manukau, North Shore and Waitakere

each declined 0.6%.

Higher values, more stock for sale and a sizeable supply pipeline, particularly for townhouses, are allweighing on

Auckland pricing. That is challenging for some vendors, but it does create opportunities for buyers who have been

waiting for more choice or better value. Looking ahead The housing market has now experienced around three years of broad stagnation following the sharp falls of 2022 and the first half of 2023 and the market is likely to continue moving at a measured pace in the near term, with

interest rates, inflation and economic confidence continuing to shape activity. However, the current market still offers opportunities for both buyers and sellers, provided expectations are aligned with conditions. People are still buying and selling because life goes on. Upsizing, downsizing, relocating and first-home buying are

still happening. The market is more measured, but activity is there when expectations meet the market.

If you're looking to sell, give us a call to get a free property appraisal to find out how much your property is worth. Your free appraisal will contain a detailed breakdown with an update on market conditions, how your property

compares to similar properties based on local sales and listings and much more.

As always we hope you enjoy this publication. Kind regards

Across many parts of the country, tenants are still looking for homes that are well-located, warm and easy to live in.

When your property is positioned correctly and priced to market, rental income can provide a steady foundation that helps ride out short-term changes in interest rates or

Most successful landlords don't rely on one perfect year;

they win through consistency. Holding a good property through market cycles can allow time to do its job: steady

income, principal reduction (where applicable), and long-

term value growth in locations with enduring demand.

Great property management makes holding simpler (and often more profitable)

policy settings.

One of the strongest reasons to hold isn't just the

changing the asset When landlords feel pressure, the first instinct can be "sell". Often, the better first step is to ask: what would a 510% improvement look like? That might come from:

tightening days-on-market and reducing vacancy gaps,

reviewing rent to ensure it reflects today's

comparables,

improving the tenant experience to increase retention,

making targeted upgrades that lift liveability (and reduce maintenance issues over time).

Small operational improvements can make a meaningful difference to net return without taking on the costs and uncertainty of selling and buying again.

Warm, compliant homes are easier to keep tenanted (often cheaper to run long term)

stay on top of compliance and documentation, protect the asset through proactive inspections and maintenance planning, and keep the experience smooth for both you and your tenants.

That combination is what turns a rental from "stressful" into "strategic".

If you're unsure whether your property is performing as strongly as it could, a rental health check is a great place to start. Your local LJ Hooker property management team can provide a current rental appraisal, advice on tenant

demand in your area, and practical recommendations to strengthen returns, so you can hold with confidence.

Why going green is

becoming a smart

investment for landlords Tenants are increasingly looking for homes that are

warm, efficient and cheaper to run. That's creating a

clear opportunity for landlords. "Going green" doesn't need to mean a major renovation. Often it's a few

practical upgrades that improve comfort, reduce running costs and make a property more competitive when it's time to attract (and keep) great tenants.

With energy costs still front-of-mind, renters are paying closer attention to features that help them avoid winter power bill shock. They're more likely to choose a home

that feels dry, warm and affordable day-to-day. LJ Hooker Head of Property Management Australia and New Zealand Cathie Crampton says small ecoimprovements can increase a property's appeal and support stronger tenancy outcomes. "In a competitive market, simple green changes can help

a rental stand out." she said.

"Not every tenant will pay significantly higher rent for energy-efficient updates, but it can influence which

property they choose, particularly when it promises lower running costs and a more comfortable home."

What tenants notice first

These upgrades tend to have strong real-world impact and are easy to communicate in listings:

Effective heating (often a heat pump) paired with good efficiencу. Insulation and ventilation to help keep the home warmer and manage condensation.

The small pullbacks across the yield curve yesterday came after the Australian inflation number yesterday came in 0.1% lower than expected and that has led to a scaling back of predictions for how rapidly the RBA will raise their cash rate further.

competitive sectors is quite restrained and that helps explain the so far limited evidence of widespread

SH1 Papakura to Drury Construction update 7 August 2026

Reinforced steel cages ready for slip-form concrete barriers to be installed on the southbound side of the motorway between Slippery Creek and Drury Interchange.

Construction update | He pānui Kia Ora

With winter remaining relatively dry, we have made good progress on works across the

Papakura to Drury (P2D) project site over the past month

-

read on for updates.

Please get in touch if you have any queries about the works shown in this issue or any other aspect of the P2D project

-

you can reply to this e-newsletter or use our contact

details as shown at the end of this update.

SH1 Northbound traffic shift

Late last week, all SH1 northbound traffic lanes between Drury Interchange and

Slippery Creek / Otuuwairoa stream were shifted over to the west during a full motorway closure.

In the photo above, the team are carrying out final checks before reopening the

motorway in the morning. This traffic shift created a new work zone in the central median of the motorway, which will allow us to continue installing underground stormwater pipes in this area.

Slippery Creek / Otuuwairoa Stream With pavement construction on the motorway almost complete between the BP motorway service centre and Creek Street, we have started to lay asphalt here as shown above. We also continued with finishing works on the new southbound SH1 bridge over Slippery Creek. We are expecting to shift southbound motorway traffic over onto the new bridge in October.

Bremner Road at Ngaakooroa Stream With the central piles for the new bridge completed, the team has been building a working platform as shown above. This platform will be used to build the pier headstock on which the bridge girders will sit.

This month, we will start driving in the steel pile casings for the eastern bridge pier, which is expected to take up to five weeks to complete. These piles are further away from the overhead Transpower lines and will not require any shutdowns or extended working hours overnight.

Retaining wall beside SH1 We continue to pour panels for the large diaphragm retaining wall (D-wall) on the southbound side of the motorway, which we expect to complete in October. Once the wall is completed, the temporary earth platform in front of it will be removed, revealing the wall behind. The photo above shows reinforcing steel cages being readied to be lifted down into a trench to form a part of one the panels for the D-wall.

+Pukekohe

Drury Interchange We completed pile driving works for the new motorway bridge over Great South Road in the southbound on-ramp triangle gore area as well as rebuilding the permanent southbound off-ramp. The pile casings shown in the right forefront of this photo are at full depth and have been 'plugged' ready for the installation of reinforced steel cages and concrete pours.

[Plugging involves pouring concrete into the base of the pier pile casing, which is required as the bottom of the casing is sitting on sand.]

SH22/Great South Road

Last month we poured concrete for the new footpath on the northern side of Great

South Road, as seen above. A total of 28 cubic metres of concrete was poured here.

We also continued with underground utility service investigation works on Firth Street and Great South Road.

Looking ahead | E haere ake nei During the coming months, our project works include:

Starting earthworks for the shared use path on the northbound side of SH1, north of Park Estate Road bridge Continuing pavement works on the northbound side of SH1, south of Park Estate Road bridge

Continuing pavement and asphalting works either side of Slippery Creek, road widening and bridge building works Continuing to build a new southbound motorway bridge over Slippery Creek

Continuing to build the new Bremner Road bridge over Ngaakooroa Stream Continuing construction of a diaphragm retaining wall (a D-wall) on the eastern side of the motorway, north of Drury Interchange

Starting to build a new retaining wall on the western side of the motorway, north of

Drury Interchange Continuing earthworks in both southbound triangle gore areas at Drury

Interchange Continuing bridge piling works for the new motorway bridge over Great South Road at Drury Interchange

Continuing underground service investigations around Drury Interchange, including on the motorway, Great South Road, SH22 and Bremner Road Continuing to build a retaining wall on the southbound side of the motorway, south of the railway lines Continuing pavement construction on the southbound side of the motorway between Drury Interchange and the Quarry Road overbridge.
