What’s happening in your local acreage market Worongary Acreage has tightened in listings, but continued it’s sales momentum during the third quarter with 7 sales, the highest being $1,495,000 in Handel Avenue. Clagiraba is starting to pick up the pace with 14 properties currently on the market - 8 of those were listed in the last quarter. Over the last year there were 12 sales and 2 of those being in Quarter 3. Gaven is also starting to move with 3 sales last quarter and 15 properties currently on the market. Two sales over the $1 million mark during the past 12 months has pushed the median growth to a massive 13.33%. Maudsland Acreage is proving popular with 12 sales in the last quarter, the largest being in Bonnie Brae Drive for $1,085,000. The total value of property sold in the period was $9,170,000. New acreage land releases are proving popular with 25 vacant lots sold in the past year. Property value increases in Guanaba are continuing upwards with the median price now $960,000. The suburb is still very tightly held with only 14 sales in the past 12 months. Mount Nathan is looks like it is still on the up and up. Seven properties sold in quarter 3 with two of those sales over the $1 million mark. There are currently 20 properties on the market - 15 houses and 5 vacant blocks of land. Advancetown recorded only 1 sale for the quarter at Goldmine Court for $1,325,000.
