The luxury real estate market doesn’t always behave in the same way that the rest of the housing market does. Market trends can vary for homes at higher price points, making it crucial for buyers and sellers to understand both the lifestyle preferences of the luxury homebuyers and the climate of the marketplace.

LIV Sotheby’s International Realty produces a Year End Residential Luxury Report, comparing January through December 2019 statistics to the same time frame of 2018, to help buyers and sellers get a better picture of the state of the housing market in Colorado. Analyzing the luxury market for Colorado’s diverse neighborhoods, the statistics in this report show performance for single family homes and condos in the following areas:

DENVER METRO LUXURY MARKET The Denver Metro luxury real estate market saw positive activity throughout 2019. Across all counties (Adams, Arapahoe, Broomfield, Denver, Douglas, and Jefferson) total dollar volume sold increased by 18%, finishing out the year with $3,143,100,617 in sales. In 2019, 2,050 homes sold in Denver Metro, a 17.5% increase from 2018 when 1,744 homes sold in the area. Average list price for luxury homes in the Denver Metro market remained basically the same in 2019 as 2018, however the average sale price for luxury homes increased by 0.4%.

Last year, the average sale price for homes in January through December 2018 2019 % Change this category was $1,533,220. Out of all of the neighborhoods in Denver Total Dollar Volume $2,664,167,577 $3,143,100,617 18.0% Metro, Cherry Creek North saw the largest increase in the number of properties sold. Over Counties: Adams, Arapahoe, Boulder, Broomfield, Denver, Douglas, Jefferson the course of 2019, 123 homes were sold in this community, which is a 108.5% increase from 2018 when just 59 homes were sold. The average sale price in Polo Reserve rose by an impressive 38.1%, bringing the average sale price for homes in this neighborhood to $2,375,000 in 2019. Homes in Spruce Meadows spent the least amount of time on the market during 2019, with the average days on market for listings in this community being just 22 days as compared to 2018 when the average days on market was 64 days.

FOOTHILLS LUXURY MARKET Jefferson County saw some impressive gains in the number of properties sold and the total dollar volume sold within the luxury real estate market in 2019. The number of properties sold last year grew by 19.9% compared to 2018, reaching a total of 289 listings sold in 2019. Total sales by dollar volume came to $386,319,914 in 2019, a 20.1% increase from the prior year. While the number of homes sold increased signiďŹ cantly, the average sale price only increased slightly by 0.2%. Out of the six neighborhoods included in % Sold Price to List Price 94.8% 94.3% -0.6% Jefferson County, Ridge at Hiwan saw the largest Total Dollar Volume $321,631,451 $386,319,914 20.1% increase in listings sold during 2019. Within this community 19 homes sold throughout 2019, a 46.2% increase from 2018 when 13 homes sold. Ridge at Hiwan also observed the greatest increase in sales by total dollar volume. The neighborhood increased its sales by 48.7% compared to 2018, which brings the total sales for this area to $23,978,785. Luxury homes in Soda Creek saw the largest decrease in days on market last year, dropping by 29.9%, bringing the average days on market down to 101 days in 2019 from 144 days in 2018.

Neighborhoods within the Vail Valley saw tremendous increases in the number of homes sold last year. In fact, two communities saw increases of over 100% in the amount of luxury listings sold.
