Colorado’s Front Range | Midyear 2026

Colorado’s Front Range continues to see a recalibration with an increase in the number of properties sold and a slight decrease in median sold price meaning buyers and sellers are working together to take advantage of new opportunities. In Denver Metro, median sales price held at $525,000 from the same quarter in 2025.
Northern Colorado continues to lead the Front Range with a 25.5% increase in properties sold in Q2 from the same time last year, from 3,796 to 4,765. South Metro saw a slight decrease in median sold price year-over-year in Q2 from $720,000 to $705,000.
Buyers are being thoughtful and in markets across the Front Range, homes are staying on the market slightly longer. The only exception to this was in Boulder, where homes spent 60 days on market, versus 62.59 in Q2 2025. The trend this year continues with an increase in properties sold along the Front Range from 30,685 to 31,744 in the same quarter of 2025.

Activity in the West Metro Foothills held steady in Q2 with total sales volume at $3,011,641,719, a 0.5% increase from the same time period in 2025. The balanced pace continued in Colorado Springs with a 0.6% increase in properties sold from the same time period last year.
