BOULDER MARKET UPDATE

North of Denver is the beautiful city of Boulder. Aptly named, this community lies at the base of the Rockies, next to the famous Flatiron rock formations. Because of its location, Boulder has the privilege of unparalleled access to incredible hiking, biking, camping, and rock climbing. But this town has more than just outdoor activities to offer its residents, just take a stroll down Pearl Street to find the best local boutiques, restaurants, and bars. Home to the University of Colorado Boulder, this area is always buzzing with activity, making it a suitable home for people of all ages and lifestyles. LIV Sotheby’s International Realty produces a Micro Market Report focused on Boulder County and each of the unique cities and neighborhoods within and around it. The report examines year-end key performance indicators from 2019 and compares them to 2018. Across all neighborhoods, Boulder County saw a 9.4% increase in new listings over the last year, which added 6,636 homes to the market throughout 2019. In addition to the new properties that came onto the market, the county also had a 5.5% increase in total dollar volume sold.

Louisville had the largest increase in homes sold from 2018 to 2019, growing by 18.6%. Following Louisville, Boulder’s University Hill and Chautauqua neighborhood also saw a sizable rise in listings sold, increasing by 16.7%. These numbers are impressive considering the average for all of Boulder County was a 4% increase for homes sold. As far as home prices, the South Boulder neighborhood and the City of Boulder had nearly identical increases in average home prices, rising by 11% and 10.9% respectively. Boulder is a lively city filled with great homes to buy and sell. The real estate market in this area will continue to prosper as long as people continue to flock to Boulder to embrace the Colorado lifestyle.
