Time to Downsize or Rightsize? When you think of your retirement, does it include staying in your current home? Or is a move to a smaller home on the cards? Downsizing is not just for baby boomers, empty nesters or the newly retired. There are many reasons to sell up and move to a smaller property. Sometimes, the idea that “less is more” is what compels homeowners to downsize. There are many younger couples that want to alleviate their cost of living, or change their living conditions, or make their lives easier with a more accessible home for health or mobility needs – sometimes called “rightsizing”. Or sometimes divorce, separation or bereavement may mean selling the family home.

If downsizing means a smaller mortgage, you’re likely to have more disposable income to spend on other pastimes, take up a new hobby, or travel more. Or perhaps you can make some improvements or alterations to your new home. Fewer rooms and smaller spaces mean less time needed for cleaning and maintenance. You’ll be able to reduce the number of household tasks, leaving you more time to do other things. Many people who have downsized or rightsized say they did so because their previous homes were too difficult to maintain. A smaller home also means lower utility bills. There is less wasted space or empty rooms, and less square footage

If your intention in downsizing is to release cash to fund your new lifestyle then you will need to take the cost of moving home into account. Space restrictions in your new home may also mean selling, giving or throwing away treasured furniture, books, and mementos. Some people form emotional attachments to possessions and can’t bear to part with any of them. A smaller home may mean less room for guests. Hosting a family Christmas or having grandchildren to stay might become a challenge. Downsizing or rightsizing will require a lot of thought and planning and may not be for everyone. But at the end of the day you may want to remember that you could be freeing up your home so another family can fall in love with it. local history Constant Change Old maps reveal how our environment alters over time with new roads, houses and other buildings transforming areas. This is a process of constant change, even in places where time appears to have stood still. There may be more subtle adjustments in conservation areas, for example. Even legally protected buildings can be altered to make them suited for modern use. Detailed, accurate maps started to appear in the 18th century. Previously they had many shortcomings and as society became more sophisticated people wanted to know exactly what was where.

Before regulations were tightened in the 1970s, there was widespread destruction of historic areas which could have been preserved. Huyton Village, adjacent to the ancient church, was largely wiped off the map around 1962 to make way for modern buildings and improved roads. Such destruction is unlikely today as planners now tend to keep the best of the old to complement the new. Some destruction may result from the best intentions. William, 4th Earl of Sefton, redesigned West Derby Village from about 1860. He wanted a suitable entrance to his home, Croxteth Hall, and swept away a mishmash of old buildings including the old chapel in the middle of the road. However, William retained several historic buildings including the Tudor courthouse - still a working building at that time - and the Yeoman’s House. Deysbrook Lane is pictured looking towards Liverpool in January 1952. The wall on the left marks the site of historic Deysbrook House, demolished a few years earlier to be replaced by army barracks. It is now the site of the superstore.

If maps had been widely available in medieval times they would have shown great changes to the landscape, similar to today. Plagues such as the Black Death (1346 - 1353) devastated much of Europe. In Britain, whole neighbourhoods were wiped out. There are lost villages from this time where only grassy mounds remain to remind us of vanished communities. west derby & croxteth park

Houses in Bevan’s Lane can just be seen in the distance. Deysbrook House, one of West Derby’s great lost buildings, featured ornate painted ceilings. These were carefully removed before the house was demolished. The ceilings were packed into crates and stored away, unopened to this day, awaiting a suitable new use. Land around Deysbrook Lane was developed from the early 1950s, transforming a rural backwater into a thriving suburb. Let’s Be-Gin Chatsworth is high on the ‘to do’ list when visiting country houses in England. With the House (25-plus rooms to explore, including regal State Rooms) and Gardens, Events, the Estate’ Farm Shop, plus Farmyard, Playground and much more, there is certainly something for all the family to enjoy at Chatsworth. Very impressive Works of Art and Sculptures, for example, hold much interest for numerous visitors. Located on the Chatsworth Estate, award-winning Peak Ales Brewery produces real ales and gained much interest from the outset. The craft ales’ producer also offers Chatsworth Gin (40% vol). Following several years of experimenting and development, this small-batch gin utilises selected botanicals, from the Chatsworth Estate, to produce this high-quality, classic, London Dry Gin. Botanicals used include Chatsworth lemons, lemongrass, lemon verbena, plus banana leaf. The banana has an important and very interesting role at Chatsworth and the Cavendish banana is well documented in Chatsworth’s history. During the 1830s, Joseph Paxton was head gardener

to the 6th Duke of Devonshire and introduced bananas to Chatsworth. Strange Tales

Top Hat and Tales Esmerelda had always had a vivid imagination but it was a chance discovery that took her brain into overdrive. There was a locked room at the back of the house where she had never ventured. “We don’t go in there Esmie - it’s full of junk,” Mrs Parker told her daughter. Naturally, this created a surge of curiosity. They lived in a rambling house overlooking Newsham Park, inherited from grandparents about the time Esmie was born. As an only child, her creativity was fed by all kinds of relics from a stuffed crocodile to vellum documents covered in copperplate writing. These objects helped stimulate her vivid imagination. She thought up all kinds of tales which became an attraction at family parties. “Where does she get them from?” was a typical reaction. Some were funny, others intriguing while most were too far-fetched to be believed.

There were finely dressed people in smart carriages. A wedding flashed before her eyes then she felt two invisible hands trying to pull the hat away from her. Mother gave Esmie a mild ticking off for going into the room but allowed her to keep the hat. Esmie was astonished at the visions the hat conjured up, even just looking at it. These intensified when she held the headgear. She told her stories to family and friends with the hat on a table in front of her. “Here comes Esmie with her top hat and tales,” became the cry at parties and get-togethers. One tale stood out. The topper was the focus of a prank - it ended up in a sooty chimney. “What if these stories are true?” Esmie thought to herself.

The locked room revealed something that would take Esmie’s talents to new heights.

One day mother announced a special visitor. Great uncle Kynaston, grandfather’s brother, was visiting from far away.

She located the key to the sealed room hung, rather obviously, behind a cupboard door.

After a jolly meal, the elderly man was given a seat by the roaring fire.

She bided her time and, when everyone was out, carefully turned the key and entered the room.

He seemed distracted and stared at the blazing coals as Esmie told her latest tale - complete with top hat.

Esmie was disappointed not to find something sinister like a skeleton or cobweb-festooned furniture like Miss Havisham’s.

She was halfway through when great uncle Kynaston suddenly sprang into life. His face went bright red and his eyes almost popped out when he saw the topper.

It was indeed, as mother had said, full of junk. In the centre of the room, on an old table, stood the top hat.

He spluttered with fury: “You’ve got my hat!”

Esmie picked it up and admired the silk covering and ornate coat-of-arms on the inside.

She put the topper on but it was so big it almost reached her nose. Immediately, all sorts of images materialised in her mind.

South make solid start to the season Having finally achieved promotion to the North West Counties League after all the problems caused by the pandemic, South Liverpool FC have made a very satisfactory start to their first season in semi-professional football for 30 years. After the first ten matches, the team lie seventh with four wins and three draws. Virtually every game has been extremely competitive and South could have picked up points in every game. The highlight has probably been the 4-2 home win over Ashton Town with the team coming back from 1-0 and 2-1 down in front of a 300+ crowd which was an attendance record for the new facilities at Jericho Lane. 25th September will be a historic day as the club enter the FA Vase

Stoneycroft hoping to build back better After the trials and tribulations presented by the global pandemic, the prospect of some degree of normality returning to the local football scene has been met with delight. For Stoneycroft, the hope was for the return to form that saw them take divisional titles and Cup silverware. Their season kicked off against league newcomers Frames FC at Liverpool FA headquarters, Walton Hall Park. The game turned out to be an evenly fought encounter with both teams producing bouts of fluent, fast-flowing football with plenty of goalmouth incidents.

Fortunes fluctuated and soon after Stoneycroft had equalized to make it 2-2 the hosts regained the lead within minutes. There was still time for further drama however when the visitors were left mystified by the referee, who added to a number of strange decisions by ruling out what looked like a perfectly good goal for offside in the dying minutes. As disappointed as they must have been not to share the points, the ‘Croft were able to take many positives from the performance. For the second game on the road, the Maiden Lane based outfit travelled

In contrast to the previous game, this turned into a scrappy affair interrupted by a period of scintillating football from the visitors midway through the first half which saw them cruise into a three goal lead, including a brace for the in-form Ben Williams. The second half turned into an uninspiring spectacle with Stoneycroft easily nullifying any attempts by St. Helens to rescue anything from the game, happy in the knowledge that the three points were secure.

Liverpool announces world-leading Pandemic Institute

Liverpool is to headquarter the Pandemic Institute, committed to helping the world prevent, prepare, and respond more effectively to pandemics. The Pandemic Institute is a medical,

academic and civic partnership between the University of Liverpool, Liverpool John Moores University, Liverpool School of Tropical Medicine, Liverpool University Teaching Hospital NHS Foundation Trust, Liverpool City Council, Liverpool City Region Combined Authority and Knowledge Quarter Liverpool. The partners have an unrivalled breadth of world-leading clinical, academic,

public health and data-driven expertise, all co-located on one campus and will have significant global reach with collaborations and hubs located across the world. Initially funded by a £10 million gift from Innova Medical Group, the Pandemic Institute will be headquartered in The Spine, soon to be designated one of the world’s healthiest buildings, at Paddington Village.

River of Light is back! After the event’s huge success in March which saw around 120,000 people safely enjoy the River of Light Trail, River of Light is back to illuminate Liverpool’s waterfront this autumn. From Friday 22 October to Sunday 7 November, light installations with the theme Rhythm of the Light will take over the city centre, each inspired by Liverpool’s musical heritage. Details of

the artists who will be part of the 17-night trail will be unveiled next month. The autumn route will be designed to allow people to maintain social distancing, but anyone experiencing symptoms of Covid-19 should not visit the trail. Please note, there will no fireworks at this year’s River of Light event.

Plan welcomed for former Margaret Beavan School The West Derby Society (WDS) has welcomed plans for the refurbishment of the Grade II-listed former Margaret Beavan School. Liverpool developer Hassett Homes has unveiled proposals to convert the former school into 11 apartments. Twenty-one new homes will also be built in the grounds, which is part of the West Derby Village conservation area. The new development has been called Danson Park after cotton broker Danson Cunningham, who lived in the house originally called Eddesbury. Main access to the development will be a new road off Haymans Green, opposite Field House.

Hey guys and welcome to my Life ‘N’ Style column! Well, I had sooooo many emails and messages after my last article that I think I should maybe start a dog column! You will all be glad to know, I’ve made the decision to get Dolly spayed in a couple of months. After reading all your messages of help and support and the stories of the people who have had their dogs done, I know she will feel so much better. What I would like to bring to a lot of people’s attention, after a scare we had with Fendi recently, is chewing gum. I monitor everything thing that they come into contact with but it seems not everyone knows how toxic chewing gum is. There is an ingredient that plays havoc with their insides and organs. Fendi managed to open my daughter’s bag last week and helped herself to a chewing gum. She chewed it but didn’t swallow it which helped the situation but a girl in work wasn’t so lucky as her poor dog died from it.

If your dogs get anything toxic, even if you are unsure, please take them to the vet. Fendi looked fine but my vet confirmed I was right to be concerned and to take her in straight away. After 4 hours of bloods and injections of glucose, she was fine to bring home and has been fabulous ever since, thank the lord! In happier news, last week was my daughter’s 16th birthday, and what a gorgeous birthday week we had. We took a little trip to London to the gorgeous Hakkasan in Mayfair. I’m loving the chain prints at the moment and I have 2 very similar outfits. One is from Flannels by Versace and one from PrettyLitteThing for a fraction of the price. The PLT version is a pair of shorts (£18) and a shirt (£25). The shirt is a great buy it can be used for so many different looks, like over a bikini as a beach shirt (which it actually is sold as ), but I pimped it up by tying it on this occasion. I also wear it open over a vest and leggings during the day with a pair of pumps. I love things you can dress up and down. The Flannels version is a pair of Versace Baroque leggings (£210 reduced to £149), which are soooo comfy and the Versace Baroque Printed Polo Neck Top to match (£210 reduced to £149). Recipe

Pumpkin Pie A perfect dessert for Halloween, which is usually eaten in the US and Canada as part of Thanksgiving dinner. Serves: 8

Ingredients ■■ 750g pumpkin or squash, peeled, deseeded, and cut into chunks ■■ 350g sweet shortcrust pastry (make your own or buy ready-made) ■■ 140g caster sugar ■■ ½ tsp salt ■■ ½ tsp fresh nutmeg, grated ■■ 1 tsp cinnamon ■■ 2 eggs, beaten ■■ 25g butter, melted ■■ 175ml milk ■■ 1 tbsp icing sugar

Method Place the chopped pumpkin into a large saucepan, cover with water and bring to the boil. Cover with a lid and simmer for 15 mins or until tender. Drain and allow to cool. The final colour of your pumpkin filling will depend on the colour of the squash you choose. They will all taste equally good! Preheat the oven to 180C/160C fan/gas 4. Roll out the pastry on a lightly floured surface and use it to line a 22cm loosebottomed flan tin. Chill for 15 mins. Line the pastry with baking parchment and baking beans, then bake for 15 mins. Remove the beans and parchment, then bake for a further 10 mins until the base is pale golden and biscuity. Remove from the oven and allow to cool slightly. Increase oven temperature to 220C/200C fan/gas 7. Push the cooled pumpkin through a sieve into a large bowl to make a puree. In a separate bowl, combine the sugar, salt, nutmeg and half the cinnamon. Lightly beat together the eggs, melted butter and milk, then add to the pumpkin purée and mix well. Pour the mixture into the tart shell and bake for 10 minutes, Reduce the temperature to 180C/160C fan/gas 4 and continue to bake for 35-40 mins until the filling has just set. Remove from the oven and allow to cool before removing the pie from the tin.

He’s been through quite an emotional time of late and would love to find a home where he can settle quickly back into a comfortable routine.
