The company currently has around 60 active members, ranging from teenagers to those who would rather not say! The company rehearses every Thursday evening at Carey Baptist Centre, Pole Street, Preston city centre and new members are always welcome. Membership of this very friendly group of singers has grown extensively since those early days and the company is always keen to encourage young talented singers as well as members who are happy to help with costumes, front-of-house, backstage or in a non-singing role. There’s something for everyone!

ONE THING WE’VE DONE A LOT OF IN THE PAST IS TO FORM LINKS WITH COLLEGES SUCH AS THE ROYAL NORTHERN COLLEGE OF MUSIC IN MANCHESTER Up until 2003 there were two full-scale productions a year, however the company now just focuses on one, along with a number of concerts throughout the year.

Diane Mackley is the director and secretary of Preston Opera. She says: “It was quite dramatic last year because the Charter Theatre, in Preston, where we were based, went into administration, just before we were due to perform Macbeth there. Fortunately, we were able to find another venue quickly which was Fulwood Academy, however a lot of adjustments to the staging had to be made.

“Once everyone had got over the shock, the show went ahead. We weren’t going to

reston Opera company was founded in 1965 and it was really the efforts of a handful of people led by a guy called Frank Salter, who was born and bred in Preston. He had experience in classical music and thought it was a shame that people couldn’t experience opera without having to go to London.

He ran a local choir and he decided to form a company with a view to putting on a full-scale production, which was pretty

ambitious back then. He wanted opera to be accessible to everyone and provided audiences with the opportunity to see and be part of this most powerful of art forms.

Today, Preston Opera has been sharing its passion for the moving sounds and sights of opera and operetta to the people of Lancashire for more than 50 years.

Preston Opera is an amateur opera company based in Preston, staging high quality performances of opera and

“The key thing with Preston Opera is that we have our own orchestra which a lot of other societies don’t have,” she says.

“One thing we’ve done a lot of in the past is to form links with colleges such as the Royal Northern College of Music in Manchester, where we can offer their post grad students opportunities to add to their CV.”

WHEN WE PERFORM AN OPERA MORE THAN ONCE, IT WILL ALWAYS BE DIFFERENT In fact, a number of now famous professional singers started life off at Preston Opera. Frank Salter encouraged Alfie Boe to go to Preston Opera and Alfie even mentions the company in the first chapter of his autobiography. Locals, Amanda Roocroft and Jane Irwin, now both international opera singers, have also sung with Preston Opera in concert.

The company is a registered charity and is run by volunteers with a committee of around 12 people. They ask their members what their top three operas they would like to see performed. “There’s quite a range,” adds Diane. “From the more popular ones to something we hadn’t thought about before.”

This year it is Carmen which has been popular for a long time. Each committee member will have a specific role, whether its props or wardrobe and costumes. “Some of the costumes will be home grown,” said Diane. “We are very lucky in that we have a couple of ladies who are handy with a needle and thread. When we perform an opera more than once, it will always be different. This year I have updated it to the 1950s so it’s a chance to bring out some new costumes and a different look.”

The singers are currently in rehearsals and people will be able to see performances of Carmen on 29th, 30th and 31st May at Fulwood Academy. Tickets are around £12 each and are available from prestonopera.org.uk.

BATHROOM TRENDS With another decade of interior design behind us, bathrooms are suddenly set for a 2020 makeover

T

he minimalist designs of the past with handleless furniture and cool chrome fittings in the bathroom are set to give way to luxurious opulence with brass fittings and coloured porcelain taking centre stage.

That’s not to say that we are turning our backs on the contemporary – 2020 will see bathroom technology coming to the fore.

BATHS

With freestanding bathtubs of all shapes and sizes continuing in popularity, the luxuriously deep slipper baths have become firm favourites. They provide support for the body and result in an exceptionally comfortable bathing experience. There are many freestanding styles – from the traditional to the ultra-modern.

BASINS

Set to become a lasting trend are double sink vanity units – these were once reserved for luxury hotels and stately homes but have become more affordable in recent years leading to a huge surge in popularity.

Double sink vanities are beautiful and practical, and they can also provide a stunning focal point.

Another big trend on the rise in traditional bathrooms are washstands, whether that’s old-fashioned Edwardian or inbuilt into a more modern unit, these can be real showstoppers.

The once-popular gold and brass finish that fell by the wayside in recent years is back with a bang! A much warmer alternative to chrome, brass detailing is a great way to give your bathroom a distinctive, luxurious and elegant style.

Mirrors can become a focal point in a bathroom – the bigger the better!

s building styles develop and fashions in interior design change, so do the ways in which we dress our windows.

“I think it’s the versatility of blinds and shutters that really appeal to people,” says Ian Leather, owner of Hannan Blinds in Fulwood. “Whatever style of house, traditional or modern, we will have a window covering not just to suit it, but to create a real statement.”

A well-established business with a history of almost 50 years, Hannan Blinds was started in 1972 by John Hannan and Ian joined him in 1999. When John retired in 2007, Ian bought the business from him and, from their busy showroom on Garstang Road, he and his team help customers from

the Preston area and beyond to transform their rooms with stylish, made-to-measure window accessories.

KEEPING UP WITH THE JONES’ The start of a new spring season, usually means the start of a long list of jobs to do on the house and in the garden, writes Tracy Hargreaves

K

eeping on top of your home and garden on a regular basis, will not only retain your property’s value, but will make sure that small jobs such as leaks, cracks, peeling wallpaper, overgrown shrubs and broken fences don’t get worse the longer you leave them.

Start by making a list of all the things that you think might need doing, room by room, inside and out and prioritise them. How big are the jobs? When was the last time you decorated in the room?

Does it just need a touch up or a fullblown makeover? Are the jobs something you can do yourself, or are they bigger jobs where you need to get tradespeople in.

If so, you will need to plan ahead. Good tradespeople get booked up in advance.

This might be an opportunity for you to save up, but also it means a delay in starting

the work and you might want to work on something else in the meantime.

Once you’re happy with your internal list, move outside to the garden. If you have a broken fence or wall that you share with your neighbour, ask would they mind sharing the cost. They might even help you repair it, saving on getting someone in.

Cut back any overgrown shrubs and give your lawn its first cut. Your garden will look better instantly. Have a blitz on those winter weeds and look at planting some spring hanging baskets, although be wary of those late frosts which can hang around until April/May. It’s always a good idea to keep an eye on rotting soffits and gutters and any loose roof tiles and get them fixed while the weather is good. Are your windows and doors secure?

It’s always nice to drive up to a house that looks well looked after. Does it need a lick of paint outside? A good driveway can look amazing and add value to your property, but a welcome driveway sets the tone for the rest of your home so is worth the investment. Look at the different options available, from tarmac to gravel, brick to flags, block paving to asphalt and see which is more practical for you.

So, get your DIY hat on and spring into action this season. n

he storms are hopefully behind us now and springtime is here.

Much loved and anticipated by gardeners everywhere, this is the season when the garden comes back to life, the grass is growing, and the lawnmower is once again called into action.

Calling into Mowerpower in St Annes recently, I noticed that amongst all the shiny new mowers and other garden machinery on display, were rows of lawnmowers waiting to be collected and returned to their owners. One of the many benefits of buying from this local, family business is the first class after-sales service.

“We only sell machines which we know we can get all the spare parts for,” says David Webster, who runs the business alongside his parents, Lynn and Richard.

“If a mower needs repairing or servicing, we’ll collect it from the customer and deliver it back again once the work has been done, usually within a week.

It’s all part of the service.”

This commitment to customer service is what has kept the Websters’ business going for 72 years. This is a fourth-generation family business, started as it was by Richard’s father and grandfather in 1948.

In addition to the original shop on Alexandria Drive in St Annes, Mowerpower has a large showroom on the A6 at Brock, between Preston and Garstang. They also have two workshops, in Blackpool and at Brock, where the services and repairs are carried out by five full-time mechanics.

The workshop element of the business is crucial because the Websters know that if a customer chooses the right mower for their lawn, they can expect it to last up to 20 years.

With such longevity, the repairs and servicing help to keep things running smoothly.

The team regularly visit customers at home to view and assess their lawns.

“They’re such clever machines. Programme in details like the area of your lawn, which days and times you want it to be cut, and the robot will mow the grass for you.”

Hand-held equipment at Mowerpower includes hedge cutters, strimmers, chainsaws, leaf blowers and pressure washers, again all from leading brands. There’s also a range of traditional garden tools and chemicals.

As well as its loyal and ever-expanding domestic customer base, Mowerpower also supplies machinery and servicing to several commercial and community customers including schools, sport clubs,

churches, residential caravan parks and local authorities.

With a love of making things, talented Susie Talbot is now exporting beautiful, hand-made bags all over the world

R

eturning from a three-year adventure living in Tobermory on the Isle of Mull, Susie Talbot and her family returned to their Lancashire roots, where Susie set up in business.

“I have never really had a career plan but I have always loved making beautiful things that people like so much that they want to buy,” explains Susie who, while living on Mull, made and sold silver jewellery as well as luxury teddy bears made from mohair and leather.

INSPIRED FROM HER TIME IN SCOTLAND, SHE SOURCED TWEED FROM THE ARDALANISH ISLE OF MULL WEAVERS For many years Susie and her husband Andy, a professional artist, ran a luxury B&B in Ribchester before embarking on their family trip to the Inner Hebrides: “We sold the B&B and we decided that for both us and the children it was the right time in life to go on an adventure together. We went with an open mind and we loved it.

While on Mull the couple’s two children went to local schools and the family lived in a large house, which Susie and Andy refurbished: “After three years we had just finished doing up the house when we were approached by a couple who said if we were ever selling, could they buy it?

“Big houses on the island are hard to sell o we made the decision to sell and come back to the Ribble Valley for our eldest to start high school.”

When the family returned to Lancashire, Susie, who has a degree in zoology, worked

in a local school, but knew she wanted to set up her own business.

“I remember having some Christmas money and I decided to buy myself a really nice bag. I got one from York, but it started to fall apart, so I re-stitched the leather. It was then that I began to think about making bags myself.”

Around this time Susie’s husband Andy had bought a satchel style bag from a leather craftsman in Ormskirk. “I asked him if there were any leather working or saddlery courses he knew of. He told me to call by for half a day so I could watch him work so I did.

I then set about teaching myself how to make a bag. I love learning new skills – I read a lot of books on leatherwork!”

founded the Little Leather Handbag Company and bought blades, edge bevelling tools, awls and, the most important piece of equipment, a saddler’s clam: “I absolutely love tools – when you have the right equipment it makes the job so much easier!”

Inspired from her time in Scotland, she sourced tweed from the Ardalanish Isle of Mull Weavers, who use wool from Hebridean sheep giving the tweed distinctive natural hues. Natural dyes are also used such as lichens and woad. The lengthy dyeing process is done by hand as is the weaving carried out by the islanders.

Susie also uses Harris Tweed, which is hand-woven by islanders in the Outer Hebrides, as well as tweeds from Marton Mill in Otley,Yorkshire.

The luxury leather she uses is also hand finished and is vegetable tanned using a variety of tree bark and roots.

“I import most of my leather as whole hides from Tuscany in Italy,” explains Susie, who sources buckles and rivets from a foundry in the UK. Making her own patterns, Susie now sells her bags all over the world: “I have shipped to Texas, Utah, Oregon, California and Australia, as well as throughout the UK. Social media has been fantastic for my business.”

While Susie sells the majority of her bags through her website, she also makes a number of bespoke bags too, in unique designs often embellished with initials or a name.

“I originally said no,” recalls Susie. “I knew it would take up so much ‘thinking time’ but I eventually agreed to do it – just for the love of it!

“The car was bright red and the seats were a natural tan leather so I made a bag that nestles perfectly between the back seats. The background colour of the bag is tan to blend in with the leather seats and on the front of the bag is his car stitched in soft red leather – and the straps are made of seatbelt. It looked amazing – he was made up with it!”

Working on another project, Susie is currently making reins for horses on a carousel and the Derby Racer ride on Blackpool Pleasure Beach: “I am really enjoying doing those. It’s a nice project,” adds Susie, who works from a home studio that she shares with her husband. She also has a small boutique shop at her beautiful country home just outside Ribchester, where her bags are on display.

“What people really like is the fact that the bags are totally handmade, following the natural organic ethos of the business.

I think that’s important.

“Before I even begin to work on a bag, I have all these lovely materials that have been naturally hand dyed and hand woven – all made with love. The end result is naturally going to be beautiful.” n

COOL CUTS Sarah Varley speaks to owner Edd Holden about the opening of Cannon House Barbers, offering bespoke male grooming that combines high end traditional and contemporary services with a great customer experience Congratulations on your launch last month, what motivated you to open Cannon House Barbers?

After DJing all over the world, I changed tack a few years ago and combined this with barbering. As well as working in a high-end barbers in Lytham, I worked at renowned Manchester barbers’ Mr Male Grooming in Spinningfields. The city-centre clientele demanded extremely high standards so I really honed my skills and wanted to bring that level of barbering to my home town of Preston. I was also really inspired by the barbershop bar I visited at the Cosmopolitan hotel in Las Vegas last year – the idea that the experience can be so much more than a haircut.

What made you choose Cannon Street as your location?

Cannon Street has recently had a regeneration through lottery funding. The cobbles have been restored and there are a lot of really cool shops. We are located right opposite the very popular Wings and Beer Sports Bar. It’s also a really handy location for all the young professionals on Winckley Square, another really vibrant part of Preston where the arcitecture was inspired by the Georgian squares of London back in the 1800s. I’m very proud of Preston’s heritage – as well as being eye-catching, the big green sheep in our window is the symbol from Preston’s coat of arms in the away team colour of Preston North End.

ou might think that with Penwortham being just a 10 minute drive from Preston city centre, it might lose out in terms of visitors and shoppers, but Penwortham has seen some major changes over the last 12 months, which is actually attracting more people and there’s still something to look forward to in 2020.

“We wanted somewhere comfortable and cosy, with great drinks and conversation,” says Debbie. “An Irish pub vibe with the style of some New York bars.”

Painting Padiham returns on Saturday 16 May 2020!

Artists will be able to compete for cash prizes and artists’ materials by creating an original piece of art depicting Padiham and its people, over the course of one day in May.

Visitor Guides including maps of the event will be available for visitors to see where the artists will be located for the event. Each Artist will have a number and an Artist Bio on display to help visitors locate and find out more about the artists taking part.

On the day artists will register at the Event Hub, which this year will be Padiham Town Hall, with a blank canvas before moving out to their chosen location. Their completed work will be submitted at the end of the day and judged over the course of the following three weeks. An exhibition of all submitted work will be on display at the Picture House Gallery for 3 weeks commencing on Saturday 6thJune 2019.

The prize winners will be announced at the launch of the Exhibition event on Saturday 6 June 2020 and will include various cash prizes a People’s Choice Award decided by social media. Visitors will have the opportunity to purchase the original artwork during the exhibition.

PICTURE PERFECT We all know that when it comes to fashion, everyone wants to look good on the catwalk and on the camera, but how realistic is it for us to look perfect all the time and how good is it for our actual wellbeing

oday’s generation Z are always on their phones. They constantly feel the need to post images of themselves (or their food) and see how many people like or comment on their posts. But trying to have a picture-perfect image and life can have a detrimental effect on our self-esteem and mental health.

The fashion industry needs to take stock and start featuring women and men of all ages, sizes and ethnicity to represent the world we live in today. Unfortunately, not all of us have access to a personal trainer, nutritionist, makeup and hair stylist and there is no such thing as a perfect body.

We should all be celebrating the one we have. Regrettably that’s not always the case, with girls in particular, feeling they need to be constantly made up, and in some cases considering anti-wrinkle injections or lip enhancements from an early age.

The #StatusOfMind study, undertaken by

the Royal Society for Public Health (RSPH) in 2017, surveyed nearly 1,500 young people between the ages of 14 and 24, to assess how social media platforms affected health and wellbeing, including anxiety, depression, self-identity and body image.

JUST CELEBRATE BEING YOU AND YOU WILL FEEL MUCH HAPPIER While YouTube was found to have the most positive impact, Instagram, Snapchat, Facebook and Twitter all had negative effects on mental health. For example, researchers reported that Instagram draws young women to “compare themselves against unrealistic, largely curated, filtered and Photoshopped versions of reality”.

Instagram is currently trialling in the US the removal of likes on posts, in a bid to curb its negative effects on young people’s health and wellbeing. Whether it works,

remains to be seen.

Whilst some fashion chains are increasing their size range, they are still showcasing the products on models who are a size 6-8.

The catwalk has also been criticised for using models who are just simply too thin and look anorexic. In fact, Victoria Beckham faced criticism for promoting what many people feel to be an unhealthy body image.

High street chains can play their part by changing their mannequins in their windows from a skinny size 6 to a more realistic 12-14.

They can stop photoshopping photographs for social media and keep it natural. After all we all have flaws, models need to look like real women.

Yes, we should be encouraging the young and old to take care of themselves through exercise, eating healthy, sleeping well etc, but most of all, that beauty comes from within, and it’s more important to learn to love yourself than to gain more followers on Instagram.

We are all unique and individual human beings and we shouldn’t have to compare ourselves to others just because an industry says so.

Just celebrate being you and you will feel much happier. n

FULL OF NATURAL BALANCE Life-long animal lover Olivia Johnstone has achieved her ambition of opening an animal feed outlet here in the Ribble Valley. Gail Bailey went along to find out more.

ibble Valley Animal Feeds is in a superbly accessible location on Barrow Brook Industrial Estate just off the A59.

“I’ve wanted to open an animal feed business for a long time, but finding the right location was absolutely key,” explains owner Olivia. “Recognising that people lead such busy lives meant that the location needed to be somewhere that customers

could quickly get to, and Barrow Brook Estate is perfect.”

Olivia has always loved animals, having ridden horses since she was six and competing in cross country events, to currently owning four Springer Spaniels.

“We cater for a wide range of animals at the store including dogs, cats, rabbits, chickens and wild birds, but we also have a wide range of equine stock along with

feeds and supplies for farm animals, goats and alpacas – the list is endless!” she explains.

LET’S TAKE A RIDE…

H

ere at Ribble Cycles we love a bike ride, no matter how long or short it may be.

This particular ride is one for all of the family, it’s mainly traffic free for the duration and suits riders of all ages and abilities.

It covers a section of Sustrans route 62 which itself forms part of the West Pennine Trail, connecting Fleetwood and Selby in North Yorkshire and ultimately

the west and east coasts of England (the coast to coast).

The route is a simple out and back, from Lytham, through Fairhaven to St Annes Pier.

Starting at the east end of Lytham promenade the route follows the mouth of the Ribble estuary.

On a good day Southport is in view across the estuary just a mere seven miles distance (nearly 30 by road).

You will immediately encounter the attractions of the Lytham Windmill and RNLI lifeboat house. This museum is often described as a tardis for it looks much larger inside with four floors dedicated to the history of milling, shrimping and the Lytham lifeboat.

Continue on (or pop in, it’s free) until the path meets the inner promenade roadway that connects Lytham and St Annes.

A short section of pathway takes you to Fairhaven Lake which can trace its origins back to the latter stages of the reign of Queen Victoria. It’s an ideal place to stop for some peace and tranquillity as well as a spot of wildlife watching. Amongst its attractions, the lake boasts

a café, RSPB discovery centre and boating.

From here it is a short ride along the inner promenade to Fairhaven Road car park. Hook a left, head into the car park, then turn right and head for the beach café. Look for the path to the right of the café’s entrance and follow this all the way down to St Annes Pier. It has been hard to miss in the news recently, the widespread flooding caused by storms Ciara and Dennis. Severe flood warnings were issued for several heavily populated areas, meaning a danger to life

I

n the wake of this, Sir James Bevan, the head of the Environment Agency, has said that building new homes on flood plains in England should be resisted if possible.

Whilst this may seem quite sensible, for decades now developers have built new housing estates on floodplains as the land is usually less valuable. Whilst such estates are usually protected by flood defences, this merely moves the area of impact explains Graeme Booth, property solicitor at Farleys.

Unfortunately, as England has so many rivers, much of the country is a flood plain and, by the 25th February, England had already received 141 per cent of its average February rainfall!

For years the Environment Agency has raised concerns about building homes on floodplains but Sir James has stated that where there was no alternative, homes should be made more resilient, for example by using ground floors for garages so people stay safe upstairs. This is particularly important, given that Sir James predicts the number of properties built on floodplains is likely to nearly double over the next 50 years.

He has called for a discussion about the sustainability and protection for communities at risk of flooding in the long term, accepting that there may be a need to shift some of these out of harm’s way when the risks become too great. This discussion will raise some profoundly difficult questions such as whether it’s feasible to build ever bigger

flood defences, with alternative techniques to flood-proof homes including planting trees, creating wetland habitats or restoring rivers that have been artificially straightened to their natural curves.

Scientists warn that climate change is raising the risk of flooding because winter storms will bring more heavy rainfall in a warming world. In response, the Environment Agency has claimed that it is spending £2.6bn on new flood defences that will better protect 300,000 properties by 2021, plus £1bn on maintaining existing defences in England.

Sir James accepts however there are some places that will become too hard to protect from rivers or the sea and in those cases, says: “It may be better for communities to choose to relocate out of harm’s way.”

This will create a problem for homeowners in those areas as their homes will be virtually worthless once identified as being in such areas.

nimals have always been a huge part of Kevin Horkin’s life. He grew up on a farm and laughs that his first kiss was from a dog at the age of two. He now has nine French bulldogs, a Chihuahua, a 28-year old macaw, a yellow-crowned Amazon and four Sphynx cats, and has spent most of his working life trying to improve animal welfare.

“At 18 I opened my first business, an opticians in Manchester. A friend and I had just brought the first Shar-Pei into the country and someone who worked in TV spotted him and wanted to use him in a programme,” Kevin explains. “I began providing animals to all kinds of TV shows,

It was great fun, answering viewers’ questions, covering Crufts and finding Britain’s most talented pets.

“The main reason I became involved in this was to ensure the welfare of animals

I truly believe there is no such thing as a bad dog, only irresponsible owners. I organised a march for more humane alternatives to the Dangerous Dogs Act 1991 to have American Pit Bull Terriers euthanized and we succeeded in getting this changed to the neutering of all male Pit Bulls.”

However, Kevin is now relaunching the charity with a big focus on changing unfair anomalies in animal law. “It is wrong that living, feeling creatures are treated as property in the eyes of the law,” Kevin says.

“Cats are particularly unprotected, with no legal requirement for drivers to report hitting a cat, or even to stop. We will be campaigning to change injustices on behalf of all animals, as well as promoting responsible pet ownership, affordable and fair veterinary provision and working with other great pet charities.

“We have secured the support of patrons including actor William Roache and MP Nigel Evans and now we are looking for trustees and volunteers. We would love to hear from professionals such as retired lawyers with legal expertise and anyone passionate about animal welfare who might be able to get involved for a couple of hours a week. “Capturing those perfect moments is second nature to me,“ says Phillipa, who has been covering high-end weddings for over 20 years, including many recommendations from the National Trust. “I have been able to take fantastic photographs over the years of weddings in the most stunning locations.

It’s not editing, it is capturing that perfect shot. One of the photos I took at an elephant park in Bali featuring fish and overhanging leaves looks really abstract, but that’s just the beautiful moment I managed to capture.

I remember my short-listed photograph ‘A Glimpse of Anglesey’ took quite a few

attempts as my Jack Russell kept jumping in front of the camera!” Phillipa has six dogs so she is well versed in capturing pets in weddings and engagement portraits too.

Phillipa knows the importance of getting to know exactly what couples want from their wedding photography beforehand so that everything runs smoothly on the day, and her modern and bright new studio at Stydd Gardens is the perfect space to discuss everything over a coffee.

The singing ringing tree in Burnley is not only a remarkable piece of art which can be seen for miles, but as the wind changes direction, the sculpture produces some amazing whistling and whining sounds. There is a short walk up to the top, but you will be rewarded with a panoramic view.

Brock Bottom near Garstang is a place for all the family to visit. Enjoy a peaceful walk along the River Brock, take a picnic and in April you get the added bonus of

hundreds of bluebells. Then why not visit the old market town of Garstang and walk through its traditional weinds and enjoy its array of independent shops.

For some Easter fun, head to Martin Mere Wetland Centre where you can enjoy finding its giant yellow ducks hidden amongst its real life weird and wonderful duck cousins.

TWENTY FIVE GIANT DUCKS HAVE BEEN HIDDEN AROUND THE WETLANDS AND HELP IS NEEDED TO FIND THEM ALL Twenty five giant ducks have been hidden around the wetlands and help is needed to find them all. Get them all and receive a tasty treat at the end.

Meet at the café kiosks above the model yachting lake in Fleetwood to hear some interesting facts. Then why not head to

Rossall Point Tower with the Lancashire Wildlife Trust to look for seals, porpoises and dolphins passing by. There will be plenty of sea birds to admire from the top deck too.

For something more traditional, make sure you visit Avenham and Miller Parks in Preston for its annual egg rolling, something which has been established in the city for 150 years. Not only can you roll your own Easter egg, but there are workshops, arts and crafts, street theatre and live music.

If you fancy some action, take the family to try a taster sailing session you’ll remember. A great way to experience Morecambe Bay from the sea. Don’t worry you don’t need prior sailing experience and there’s room for four people aboard the yacht plus the qualified skipper. he Lytham Hall 5k Your Way, Move Against Cancer group invites those living with and beyond cancer, their families, friends and those working in cancer services to walk, jog, run, cheer or volunteer at a local group linked to a parkrun event on the last Saturday of every month and then socialise after over drink and cake in the local café. In short, it is an active coffee morning combining fresh air, movement and socialising.

The snowball has begun to roll as people see the value in creating a 5K Your Way Move Against Cancer group in their local community. A strong collaboration with parkrun and support from the wonderful community of parkrun volunteers is facilitating this growth.

Claire, one of the first visitors to the event, said: “This is such a good group to be involved with. Everyone is so friendly, and the ambassadors are just lovely.

I love the way everyone encourages everyone, even though I walk round as I’m not up to running yet, I had so many lovely comments that really did boost my confidence. I think I may surprise myself and become a regular.” n

Get kids gardening

H

ere are some great ideas for family fun activities to make the most of the holidays at home over Easter.

Enjoy a spring walk

Easter is the perfect time to get outdoors with so many signs of spring bursting into life to spot along the way. Choose a walk length to suit the whole group – you don’t have to go far to enjoy blooming daffodils, bluebells and cherry blossom or spot spring lambs and plenty of birds and wildlife.

Studies show spending just five minutes in nature can boost your mood and ability to focus and reduce anxiety. Even reluctant teenagers will enjoy themselves once they get going! Why not plan a walk that ends in one of our beautiful villages for tea and cake or a pub lunch?

Visit a farm park

We have some fantastic farm parks in the area, and they are great places for a simple but satisfying day out. Children can get up close to farm animals and enjoy some good old-fashioned outdoor fun. Easter is an especially good time to visit, with special egg hunts and other events, as well as lovely experiences like bottle feeding lambs and collecting eggs from the hens. Ride-on tractors are always a big hit with vehiclemad little ones and there are plenty of treats to be found in the cafes.

Easter baking

Easter is the perfect time to show off your baking with a showstopping cake for Easter lunch, or just to have fun baking with the kids, especially on a rainy day. From the very traditional Simnel cake or hot cross

Why not let children have a go at growing their own plants? The Easter holidays are a perfect time to sow summer veg and flowers and children will love to watch their plants grow. All sorts of containers can be recycled for sowing seeds, get imaginative with different pots and let children decorate them. Sow pansies, calendula, salad leaves or sweet peas, place them on the windowsill and keep the compost moist but not soaking.

Try growing egg cress heads for a really simple Easter-themed activity – put wet kitchen paper in the bottoms of egg shells, decorate with faces, sprinkle cress seeds onto the paper and the cressy hair should grow in a few days.

If they’re really keen, you could give children their own little garden plot to grow sunflowers, marigolds or vegetables – a great way to encourage a lifelong love of gardening and nature. n

Eagle-eyed school children in Leyland rounded off a weekend of birdwatching in style, courtesy of national housebuilder Lovell Homes. As part of the Royal Society for the Protection of Birds’ Big Garden Weekend, Lovell Homes invited Year One pupils from St Anne’s Catholic Primary School to its Shawbrook Manor development to learn more about the town’s local birdlife.

The children built their own bird feeders and designed their own bird masks.

Westholme School was delighted to hear that Will Couch, one of its Year 11 pupils, has been offered a two-year football scholarship from Burnley FC Academy.

This is in recognition for all the hard work and commitment he has shown to football over the past few years. Will has previously been selected and played for the Independent Schools Football Association (ISFA) U15’s National Representative Team.

Rossall School launched three academies as part of its Da Vinci Academy initiative.

The Academies will run over the course of the year and are aimed at pupils aged 8-10. Children from across the Fylde were invited to join Rossall’s Junior School pupils for taster sessions of the Da Vinci Maths & Science Academy, the Da Vinci Drama Academy and the Da Vinci Astronomy Academy. It has been created to take children on a journey of discovery.

The University of Central Lancashire (UCLan) has come top of a national wellbeing league table. The 2020 Student Welfare League Table, which analyses the amount of money higher education institutions put into their student wellbeing services, has ranked UCLan in first position. Every student has access to a team of trained counsellors and mental health advisors while a dedicated team provides inclusivity advice and support to students with a disability or learning difficulty.

Pupils from Bolton School Junior Boys’ School took part in and won this year’s Area Heat of the National General Knowledge Championship organised by Quiz Club.

Hosted by a professional Quizmaster, the event created a tense atmosphere as several school teams pitted their wits against each other. The competition motivates, inspires and rewards children in their quest for knowledge and provides them with an opportunity to celebrate their achievement by representing their school in the country’s largest inter-school competition.

Six boys from Years 7 and 8 at Oakhill school, took part in the Hyndburn and Ribble Valley boys climbing competition at Roefield. There were a variety of challenges on the indoor climbing wall which tested their skills and nerves, accumulating points for skill and agility. Oakhill came away with the highest score of the day, topping the leader board of local schools with a clear lead of 10 points, and a total of 104. The team have now qualified for the Lancashire competition in June.

pring is a special time at Rossall School in Fleetwood. As the gardens come back to life and fill the campus with colour, so the excitement builds for what lies ahead in the summer term.

he University of Central Lancashire’s (UCLan) fashion department has recently been ranked in the top 80 fashion schools in the world. The creative subject, which has also been ranked second in the north west of England and 15th in the United Kingdom, received the 2020 global ranking from CEOWORLD Magazine.

The classification process considered global reputation and influence, specialisation, recruiter’s feedback, job placement rates, admission eligibility and academic experience as well as data from more than 40,000 students, 50,000 industry professionals and 30,000 recruiters.

Maria Murray, head of UCLan’s School of Art, Design and Fashion, said: “This is

world, including Burberry, M&S, Reebok, Abercrombie & Fitch, Levi, and the feedback we often get from these industry professionals is how our fashion department is one of the best in the business.”

So, with all this success at the university, it’s no wonder that students do well once they graduate.

Lynne McKenna, one former student, is now fashion editor of Fabulous Magazine in London. She studied fashion promotion

business at UCLan and her interest in fashion started as a child, when she would sketch dresses for her mum and the dresses she wanted her to wear when she attended the RAF balls with her dad.

“I was always passionate about fashion and was given a fashion wheel as a birthday present and it just progressed from there,” she said. “My dad was in the air force and we travelled a lot. We were lucky enough to live abroad and in many places around the UK. I chose UCLan for my sandwich course. Interning was a huge part of my degree and without it I wouldn’t have known about the many careers there were to choose from.When I graduated, I initially became fashion assistant at You Magazine.”

She’s now an award-winning fashion editor currently working at Fabulous Magazine producing, directing and styling innovative, exciting and adventurous fashion shoots. Lynne’s experience and knowledge in the fashion industry has led to roles as fashion expert for ITV’s Lorraine and panellist on the Lorraine High Street Fashion Awards for two consecutive years.

“I love fashion because of its creativity, people, the experiences and opportunities it has given me, such as travel, as well as the friendships I have made by working in such a sociable and fun industry,” she added. “UCLan is an opportunity for anyone interested in fashion to learn about the different careers you’re interested in.”

with her own brand Valenci. Valenci’s story started back in October 2016, after Sana graduated with a 1st class degree in fashion design from UCLan. She soon realised her passion was to start her own business and established Sana Zinga Ltd.

Nic Corrigan went to UCLan to study fashion design in 2003 and graduated in 2007, having specialised in knitwear. “I went on a work placement at Coast in London and while I was there, they were having a clear out and they gave me a free knitting machine, which I used to produce my final collection,” says Nic. “I had always hand knitted before I went to UCLan. I enjoy the fact that with machine knitting you have so much scope. UCLan has a good reputation for fashion and it was also in an area in that I wanted to be in. I was a mature student, but when I went for my interview, I knew instantly it was the right place for me.

“When I graduated, I did some freelance work for New Look and worked for suppliers to River Island and Arcadia stores, designing samples, getting them produced in the Far East and securing orders. It was really exciting and glamourous going to Paris and Hong Kong, but after seven years, I became a bit disillusioned by fast fashion and I’d moved away from doing the creative work and spent most of my time in meetings.

“Back in 2014 I decided to take the plunge and work for myself and I set up my own studio in Hebden Bridge. I now also have a shop in my studio that sells the work of other local artists such as ceramicists, jewellers, print makers and photographers. All the work is designed and made within 20 miles of the shop.”

Nic now goes back to UCLan once a year to teach knitwear to students. “It’s a one-day masterclass,” says Nic. “It’s a very intensive run through on machine knitting and a chance for students to finalise their collections.”

Sana Zinga is now a fashion designer

She worked from her grandad’s attic as a 21year-old with no business experience, which was a huge learning curve.

However, with hard work, determination and perseverance, the results started to show, as she successfully launched several collections under the Sana Zinga brand.

“My passion was to provide high quality garments with high end looks at affordable prices and soon I was experiencing rapid online growth. It was then as the brand was continuing to grow that I made the decision to rebrand – hence Valenci was born with new premises in Blackburn.

Not only can customers choose from original ready to wear or made to measure pieces, Sana has also created her own wedding dress collection. Customers can create their own bespoke dress, working with Sana around budget to find the colour, design and fabric for the perfect fit. GET ON THE GREEN If you’re looking for a sociable sport that keeps you active, then crown green bowling could be for you

W

hen it comes to crown green bowling, Lancashire led the way back in the 19th century and is still a key county when it comes to the game.

Probably more widely known for being played up north and in the Midlands, Blackpool and the Fylde is just one of the many areas, where people can enjoy it.

So why is it called crown green bowls?

Lawn bowls and crown green bowls are both played outdoors, however instead of playing on a flat green, the main difference

is that the centre of the bowling green has a raised surface called the crown.

Not to be confused with flat green bowling.

Flat greens, known as rinks, are on a large surface of grass as level as possible. On one area there can be many rinks of around 16 feet wide and 120 feet long. This is the standard flat green rink size and can only vary very slightly.

IT’S A GAME OF SKILL, CONCENTRATION AND NOT ONLY IS IT A SOCIAL SPORT BUT IT’S GOOD FOR YOU TOO Many may think crown green bowling isn’t really a sport, but it became more popular after it began to be televised, back in the 1960s when the BBC went to

the Waterloo Hotel in Blackpool to record a tournament.

It’s a game of skill, concentration and not only is it a social sport but it’s good for you too as you are outside and it’s a gentle way to keep active.

Whilst it may seem like it’s a game that is played by the more mature or retired person, it is actually a game for all ages, sex or physical abilities, with many clubs having junior teams.

I spoke with Peter Jose who is secretary of three leagues on the Fylde Coast. He said: “The cubs around here have been established for some time,” he said. “There’s a mixture of mixed teams, men’s, ladies, vets or juniors. Although at the moment we are not seeing many juniors come through.

It’s not really something that’s promoted at school and so they don’t necessarily

know about it, unless they have a parent or grandparent who plays it. I’d say any youngsters from the starting age of 8-10 can have a go.

“It’s a great social sport that everyone enjoys. However, it can get quite competitive on the green sometimes.”

The season starts from 1st April and goes on to the end of September and is usually played in all weather, providing both captains are happy to play on.

So, what are the rules? “The game is played with bowls and a jack,” said Peter.

“The leader must bowl the jack to set a mark of around 19 metres. The opponent may make objection after the first bowl has been played, a measurement then takes place to decide the objection. The method of scoring is one point for each bowl nearer

to the jack than an opponents. No player is allowed to change the jack or bowls unless they are so damaged as to be unplayable.

At the conclusion of an end, neither the jack or any bowl which is claimed to count is allowed to be moved without the consent of the opponent. If the home team wins on aggregate, they will get two points, if the away team wins on aggregate, they will receive three points.”

IT’S A GREAT SOCIAL SPORT THAT EVERYONE ENJOYS. HOWEVER, IT CAN GET QUITE COMPETITIVE ON THE GREEN SOMETIMES For team matches, they play home and away and depending on the number of teams in a league, can be playing up to 46 matches per year.

With green locations in Lancashire covering everywhere from Blackburn and Darwen to Preston, Lancaster and Morecambe, Blackpool and Lytham, there really will be a club near you.

“If you are looking to find out more about crown green bowling,” said Peter, “the best bet is to come down to a few different clubs and have a look round.

Depending on the club will depend on what day or evening they play, and the facilities and membership fees will vary from club to club.

“It’s all about enjoying ourselves, meeting new people but there’s a serious side to the game as well.” n

CELEBRATING SEASONAL HERDWICK LAMB Herdwick is a traditional breed of hardy hill sheep native to Cumbria, the name originates from “Herdwyck”, meaning sheep pasture

R

oaming freely on the Cumbrian hills at heights upwards of 1,000 feet, the sheep graze on wild grass and forage which gives the lamb a distinctive gamey flavour. They survive alone on the mountains all winter.

They never stray from their ‘heaf’ – the area they were suckled as lambs.

Herdwick lamb has historic ties to the Lake District and is the symbol of the Fells, but there are only 13,000 remaining upland holdings in England and 20 per cent

of these farmers are expected to retire or stop farming in the next five years. It is an internationally recognised chef’s favourite known for its well-developed taste and distinct flavour, due to its diet and its season runs from January through to mid-June.

to stock Herdwick, it gives the hard-pressed hill farmers a premium for their stock.

You can recognise a Herdwick easily as they all have a white face and white legs and their coat changes colour from black as a baby lamb to blue-grey as they get older. The rams are easy to spot too – they have horns.

Herdwick wool is widely used in carpet making and also for knitwear. The fleece is also blended with Swaledale to make loft insulation.

Shepherds are said to count sheep by going up to 15 or 20 and then moving a small stone from one pocket to the other before beginning again, therefore keeping score.

1 leg of Herdwick lamb 50g butter 2 tbsp olive oil 4 tbsp Ras El Hanout Spice Mix 1 tbsp fresh thyme, chopped 1 lemon 2 tbsp ground sumac 1 large handful flat leaf parsley, chopped 1 large bunch fresh mint, chopped Black pepper Method Melt the butter and mix in a bowl with olive oil. Stir in the Ras El Hanout Spice Mix, thyme, lemon zest and juice, sumac, parsley, mint and grind in plenty of black pepper.

Place the lamb in a large shallow dish, pour over and rub in the marinade.

Cover with cling film and leave to marinate in the fridge overnight.

When ready to cook, light the barbecue and add the lamb (fat side down).

Cook on a fairly high heat for 5 minutes until well browned then turn over and cook for a further 5 minutes to brown the other side.

Move the coals to the sides of the barbecue to reduce the heat under the meat and cook gently for 30 – 40 minutes turning occasionally until you have a crusty golden coating.

Remove the meat from the barbecue and leave to rest for 10 minutes before cutting into thick slices.

If you have to move your barbecue indoors simply preheat the oven to 220˚C / fan 200˚C / gas mark 7.

Place the marinated lamb into a shallow roasting tin and cook on a high heat for 10 – 15 minutes then reduce the temperature to 180˚C / fan 160˚C / gas mark 4 and cook for a further 40 minutes.

Why not serve alongside thick Greek yoghurt, with chopped mint and cucumber stirred through for a cooling sauce.

On a wild and wintry evening, the Coach and Horses with its warming log fires and superb, seasonal food, was our destination

O

n a recent visit to the Coach and Horses in the picturesque village of Bolton-by-Bowland, the weather was appalling, the roads a bit dodgy and the driver not happy at all. But this old coaching inn was just as picturesque and delightful as it has been for centuries. Lovingly restored to the highest standards, with a friendly welcome and warming log fires helping to fight off the winter chill, we soon forgot about the English winter raging outside.

We headed to a lovely table by the bar for aperitifs and a nibble on some lovely fresh haddock goujons and tartare sauce, while we perused the refreshingly innovative menu, presented by a new chef with a great pedigree and, as it turned out, a lot of talent.

Choices made, we were shown to our table in the delightful restaurant, made particularly attractive by starched white tablecloths adding a sophisticated, but not stuffy, feel to a really attractive room.

Tedd had chosen venison tartare, local venison beautifully prepared with perfect texture and seasoning. Liz beat me to the pickled herrings, rarely seen these days, and complemented by a smooth tasty cauliflower puree, finely chopped shallots, potatoes and rye bread. It was

Judith had to have the handdived scallop, sweet and heavenly with a truffle gnocchi accompanied by an unctuous sauce of butter, potato and shallot. There was not much sharing going on I am sorry to report!

I was hungry and opted for local pigeon breast served traditionally with celeriac croquette plus a divine hazelnut and mushroom salad – seasonal, simple and superb.

With the weather deteriorating outside we were happily hoping for a lock-in as we tucked into our main courses!

flavours, balancing a shallot and beetroot tarte Tatin with broccoli and gravy from the cooking juices – it was cooked superbly.

Salt aged beef loin, obviously carefully nurtured for a delicious tender cut, served with a braised beef cheek, celeriac fondant beautiful heritage carrots and tasty red wine jus was winter cooking at its best.

Judith is the queen of turbot and, pan fried with pink fir potatoes and a wonderful liquorice foam, didn’t disappoint. Liz opted for the local guinea fowl Kiev, beautifully tender and served with confit leg, crispy skin crumb, potato terrine and purple sprouting broccoli – a dish superbly executed and bang on for seasonality and flavour.

Desserts, with a little twist, included a Coach and Horses Marathon bar with rich dark chocolate, peanuts and caramel – it looked delicious! I chose a delicious passion fruit cheesecake with lychee sorbet and chocolate foam – it left me speechless!

Vanilla crème brulee and a perfect apple tarte Tatin completed a really relaxed and delightful meal.

We experienced great service, lovely surroundings and fabulous food. What’s not to like?

Unfortunately, our transport made it through the floods so we missed out on breakfast!

INTERNATIONAL EXTRAVAGANZA Chefs from all over the globe, from Mayfair to Mumbai, took part in Obsession 2020, an extravaganza of international gastronomy.

ver the last two decades, the annual Obsession festival at Northcote has grown from four-nights in 2001 to the 17-night globally recognised culinary experience it has become today.

This year, Obsession’s 20th anniversary, the line-up was even more impressive than ever, packed with one-off collaborations, celebrity chefs, Michelin stars and exciting new names.

A total of 21 Michelin stars and 24 chefs lit up the festival, with many familiar names returning.

As always, Obsession provided not only a snapshot of remarkable global cuisine, but it also provided the perfect opportunity to explore the Northcote wine cellar. This year was no exception with Northcote’s Craig Bancroft matching fines wines to the stunning menus.

A TOTAL OF 21 MICHELIN STARS AND 24 CHEFS LIT UP THE FESTIVAL, WITH MANY FAMILIAR NAMES RETURNING

Each night began with Louis Roederer Brut Premier NV champagne and canapés leading into a celebration of culinary excellence.

Fittingly, day one of Obsession 2020 launched with Northcote’s Executive Head Chef Lisa Goodwin-Allen presenting her menu, which included squab pigeon, followed

by Cornish mussels cooked with Petrossian caviar, wild turbot, Cumbrian mutton sausage cooked with Seville orange and a dessert of hazelnut with bitter chocolate and Kaffir lime, each course matched perfectly with wines from all over the world.

Among the chefs to follow on subsequent nights was Austrian born Dieter Koschina from Vila Joya and Hans Neuner from Vila Vita Parc in Portugal.

Well-known TV chef Angela Hartnett of Murano in Mayfair and a regular on Saturday Kitchen, cooked on day seven of the festival. Another familiar face on TV, Monica Galetti of Mere in London, also featured in the Obsession line-up. Her love of Italian food opened her menu with a starter of tortelli pasta, duxelle, parsley, wild mushrooms and Marmite.

Day 13 of the extravaganza presented a night with the boys with celebrity chefs Rick Stein, Brian Turner and Nigel Haworth Northcote’s Chef Ambassador, each cooking individual courses. Rick Stein presented a starter of deep fried coconut prawns with papaya and habanero followed by poached red mullet with mayonnaise, tomato and tarragon.

Brian Turner cooked up a dish of English veal with mustard and sage topping, Yorkshire pudding with foie gras and onion filling and Madeira sauce, which was followed by a Yorkshire blue and Mrs Kirkham’s rarebit on toasted crumpet served with a light salad and hazelnut and sherry vinaigrette.

Nigel Haworth’s courses included treacle

cured salmon with roast scallop, treacle dressing and a classic dessert – melting ginger pudding with double milk ice cream and caramel custard.

Ken Hom,TV presenter and author, was another highlight at this year’s Obsession.

He has consulted for hotels, restaurants and airlines and has cooked personally for presidents, prime ministers, celebrities and royalty. His menu included crispy shrimp paste chicken with cucumber and pickled radish, salt and pepper prawns, Peking duck served two ways, sweet pineapple fried rice and a warm banana compote dessert in plum wine with candied ginger served with a Japanese plum sake wine match.

A champion of British cooking, Yorkshire-born James Martin, was the penultimate star chef in the Obsession 2020 line-up. With a restaurant portfolio spanning the UK he fronted the BBC’s Saturday Kitchen entertaining a devoted audience of millions and since 1917, has been the face of Saturday Morning with James Martin. As a young chef, he worked in the legendary three Michelin starred

kitchens of Maison Troisgros in Roanne, France, before working for Marco Pierre White at Harveys.

At Obsession this year he presented a menu of crab with tomato and lovage, followed by scallop with mussels, chicken and mushroom risotto with braised Roscoff onions. After that came partridge and duck liver pithivier, wild berries and truffle sauce with an indulgent tarte tatin dessert with ice cream.

Obsession21 will return in January / February.

The chocolate-making process begins by tempering the very best quality Belgian Callebaut chocolate, as Bryan explains: “The tempering process heats the chocolate to a certain temperature. It’s an essential process that gives a beautiful sheen to it.”

White, milk, dark and ruby chocolate are all tempered differently. Once the moulds have been meticulously cleaned and polished, Bryan might spray different coloured cocoa butter on the inside then a fine layer of chocolate, leaving it to dry.

More chocolate is then added and the end result is a beautifully glossy, speckled egg.

THE WONDERFUL

Being ultimately creative is what lies behind Bryan’s success. He is currently working on a ‘Death by Chocolate’ project creating an egg with a skull inside. Using a silicone mould, the resulting skull is sprayed with white chocolate and is partially encased in a chocolate egg so that it is visible inside.

“I love developing ideas and the designs can get quite technical. I am also a perfectionist so it’s got to be just right,” says Bryan, who is also working on a chocolate bee-hive with intricately decorated hand-painted bees on the outside.

Another idea he has recently developed is creating exclusive chocolate bars for the famous chefs of Lancashire.

“The chefs create their own favourite combination of ingredients. One chef has specified hazelnuts and salted caramel pearls in milk chocolate,” says Bryan, who features

hen chefs Bryan and Eve Townson married, they made their own petit fours creating miniature shoes and chefs’ hats as favours for their guests.

It was a move that led them into the wonderful world of chocolate.

“It started off as a weekend hobby, but it has taken off and I now make for hotels and restaurants throughout the North West, as well as taking private commissions,” explains Bryan who, in the run up to Easter will make hundreds of hand-crafted eggs and bunnies, all intricately decorated to make them visually stunning – as well as being mouth-wateringly delicious!

Endeavouring to keep many of his designs exclusive to specific hotels and restaurants, Bryan has worked with the Beaume family at the renowned Cartford Inn and their delicatessen TOTI for many years. This year is no exception – he will be making

a caricature of the chef on each wrapper.

With Easter on the horizon, it is anticipated that Bryan and his wife Eve, who appeared on BBC’s Great British Menu, will make around 600 eggs this year.

“What we do is very visual so I use Instagram and Facebook to show people what we are creating. I also look at what other chocolatiers around the world are doing.” n

OTI, which stands for Taste of the Inn, is the fabulous on-site delicatessen at The Cartford Inn. It is particularly popular at Easter time with their truly unique range of chocolate eggs.

“As a little girl, I remember my parents always making an effort on Easter Sunday,” Jeanie says. “Mum and dad would organise

an exciting egg hunt for my brother and I and this happy memory at Easter will always stay with us. Today in our delicatessen I put the same efforts into creating something special and different every year for our customers.

“With the help from our good friend and artisan chocolatier, Bryan Townson, we have designed some truly magnificent eggs. There is a fantastic array of milk, white, dark and even vegan Easter eggs available to choose from, as a luxury treat for yourself or for someone special.

“Sustainability is important to us and this year I have created a unique design with a selection of four different delicious chocolate-filled eggs, nestled together in plastic-free packaging. Our Eco-Pâques design is inspired by happy memories at Easter with our French family,” Jeanie explains.

TOTI also has its own-brand artisan product range and are expanding this all the time with new products like chilli jam and habanero and garlic hot sauce. Jeanie says: “Many customers are excited about the return of our wild garlic pesto, which will be available from March. This is a seasonal product therefore customers can’t wait to be able to purchase this again.” n

MAKING THAT MOVE The season is turning, evenings are lighter and spring is in the air. It’s usually the time to think about making some changes around the home. We spoke to a local housing developer and estate agent for their thoughts and tips on making that move.

What is the current property market like?

At this moment, the market has shown some positive signs since we had the election. Statistics say that there has been a 10 per cent increase in the number of sales agreed across the north west if you compare January 2019 and January 2020. People are making decisions and taking advice on the best marketing approaches in terms of presentation and price, they are also looking at moving to trusted and established agents all helping to start making things move.

WHAT MAKES AGRICULTURAL LAND DIFFERENT? Solicitor Michael Rutter of Forbes explains why it is vital to consult a specialist lawyer when dealing with agricultural land and property

P

roperty is usually one of the biggest, if not the biggest, single investment that people make. This is especially true with agricultural property or land which is often a fundamental part of agricultural businesses (for example farms) or the fruits of a lifetime’s worth of work.

Agricultural property can be far more specialist than many people first appreciate.

For example, even the seemingly straight forward transfer of a small field can involve additional considerations such as the transfer of Entitlements (for example Single Farm Payment and the like), any applicable Agri-environmental Agreements (such as Stewardship Agreements) and Sporting Rights and Fishing Rights.

Without these additional considerations, often the intended use or enjoyment of the land could be compromised and therefore these are important to make sure that what you think you are buying, you in fact get.

In respect of Entitlements, these do not automatically transfer with the relevant land upon which they are claimed. This is because they are in effect personal to the particular farmer, as opposed to the land in question.

On this basis it is very important to make sure that if it is intended that they transfer to you when you buy the land, which is most commonly the case, that this is provided for

in the legal documents. If this is not the case, there is a risk that they have not in fact been transferred to you. This could then involve costs of thousands of pounds to rectify if new Entitlements have to be bought from the relevant authority (currently the Rural Payments Agency).

There are also strict deadlines in relation to how and when Entitlements can be claimed.Your solicitor should advise you as to any necessary arrangements, particularly if any apportionments are needed, so that you can comply with the same.

Similarly, it is important that any Agrienvironmental Agreements are transferred and to ensure that any payments due under the same and associated obligations, are passed to you. It is therefore very important that you have full knowledge of any obligations in such Agreements as you will have to adhere to these moving forwards, and that you have the benefit of any payments due under the same to which you may be entitled.

Agreements for Sporting and Fishing Rights can be crucial to the use and enjoyment of agricultural land and it is easy to presume that these rights will automatically pass or belong to the owner of the land when in fact they are leased out to a third party.

This means it is very important to carry

out full enquiries with the seller to ensure that all the rights you believe you are buying along with the land, are indeed included and not subject to any adverse third-party rights.

Additionally, raising agricultural specific enquiries can uncover any issues – usually arising from the current or historic use of the land for agriculture. Often farming practices can involve potential contamination of the land, mainly due to the materials used, and can also require certain permits and authorities due to the nature of the practices. Standard commercial or residential enquiries would not necessarily identify such agricultural specific matters.

Obtaining specialist advice can ensure that the right questions are asked so that any issues are dealt with to make sure that the property being bought is what is expected (therefore ensuring that the grass is greener on the other side).

• Buildings for outdoor sport or recreation • Extensions and alterations to a building, provided that it does not result in disproportionate additions over and above the size of the original building • Demolishing a building and constructing a new building, provided the new building is in the same use and not larger than the one it replaces • Limited infilling within villages • Limited affordable housing for local community needs, including rural exception sites • Limited infilling or the partial or complete redevelopment of previously developed land, which would not have a greater impact on the openness than the existing development; or not cause substantial harm to the openness of the greenbelt.
