A plan for a mixed use development at the former Cerro Wire site in Syosset fell apart after the development team terminated a deal with the Town of Oyster Bay. The developer, Syosset Park Development LLC, terminated an agreement with the Town after accusing them of defaulting in payments. The property, which is located at 150 Miller Place, has long been a sticking point between the development company and community members who are opposed to building on the multiscreen site. Currently, the property houses the Town’s DPW (Department of Public Works) facilities. According to a letter written in March from Syosset Park Development LLC, it was terminating the agreement because the Town didn’t pay deferral or cell tower lease fees listed in agreement. The letter, which was filed in Nassau County Supreme Court, stated that “the Town hasn’t paid deferral fees for pushing back the closing of the sale that was initiated in 2013. The also has not paid rent and fees for a cell tower in the property.” The letter went on to say that numerous default notices, notices of claim, emails and telephone calls were made to the Town, and that the seller has not responded and failed to pay to purchaser, the deferral fee or cell tower lease fees. Brian Nevin, a spokesperson for the Town of Oyster Bay, said that due to the pending litigation, the Town could not comment on the matter. Syosset Park Development LLC is a partnership between the Indianapolis-based Simon Property Group and Castagna Realty, who is based out of Manhasset. The group plans to transform the multiacre property, which is adjacent to the Long Island Expressway, into a mixed used development. The development would contain 625 townhouses and condominiums, 2 hotels, stores, office and restaurants.
