Oyster Bay Town Supervisor Joseph Saladino (center) recently joined with fellow participants for the Cerebral Palsy Association of Nassau County Inc. (CP Nassau) 15th Annual Polar Bear Plunge held at Town of Oyster Bay’s Theodore Roosevelt Memorial Park, Beach and Marina in Oyster Bay. This event helps hundreds of children and adults with disabilities that and receive services through CP Nassau.

Supervisor Saladino thanked the organization before taking part in the Polar Plunge himself.

Town looking at new concession services for TOBAY Beach The Town of Oyster Bay will hold a special meeting to hear applications for new concession services at TOBAY Beach on Thursday, March 21st, beginning at 10 a.m. at Oyster Bay Town Hall.

“The Town Board will publicly hear presentations submitted in response to a request for proposals for the operation of food and beverage concessions at TOBAY Beach,” Town Supervisor Joseph Saladino stated. “As with all our regular Town Board meetings, the presentations will be live-streamed through the Town’s website.”

Presentations will take place as part of a work session, which the Board will enter into at the start of the 10 a.m. meeting.

During that time, interested applicants will present their proposals for concessions at TOBAY and answer questions from the Town Board. Councilmembers will utilize a scoring sheet to assist in making their selections based on evaluation criteria that includes the applicant’s overall capabilities, experience, organizational ability, financial capability, and fee and price structure.

Get ready to tee off at Town’s championship golf course The Town of Oyster Bay has announced that registration is now open for residents seeking tee-time at the Honorable Joseph Colby Town of Oyster Bay Golf Course, located in Woodbury. “Our state-of-the-art golfing facility is scheduled to open for the 2019 season on Tuesday, March 19th, weather permitting,” Town of Oyster Bay Councilman Anthony Macagnone said. “For the convenience of all golfers, anyone seeking a tee-time to play a round of golf can now register online, with members able to make reservations 30 days in advance, and non-members seven days,” The Honorable Joseph Colby Town of Oyster Bay Golf Course is situated on 121 acres of Long Island’s coveted Gold Coast. Save a Life - "Stop the Bleed" Syosset-Woodbury Rotary hosts

In an effort to educate community members about techniques to stop life-threatening bleeding that could occur following traumatic events, NYU Winthrop Hospital will offer a free program, Stop the Bleed, on Wednesday, March 27 at 7 pm. The program will be held at the NYU Winthrop Research and Academic Center, located at 101 Mineola Boulevard, at the corner of Second Street in Mineola. It will be taught by Ellen Berghorn, MS, RN, Injury Prevention Nurse from the Division of Trauma and Acute Care Surgery at NYU Winthrop, as well as by other healthcare professionals from the Hospital.

Stop the Bleed is a national program supported by the American College of Surgeons and Homeland Security.

The Stop the Bleed program teaches tactics to recognize and control life-threatening bleeding, by direct pressure, the use of tourniquets, or packing (filling a wound with gauze or clean cloth). No previous medical training is required.

The program will begin promptly at 7 pm; sign-in begins at 6:45 pm. Parking is available at the 120 Mineola Boulevard garage, entrance on First Street. Please drive to the third level of the garage to park and enter the 120 building via the walkway. Take the elevator down to the first floor, exit the building, and cross the street to the Research & Academic Center.

He addressed the topics of background checks for new employees, salary history, and sexual harassment

prevention. Roy stressed the need to update employee policies and handbooks, have a mechanism for annual interactive training and for new hire training. The Syosset-Woodbury Rotary meets on Tuesday afternoons at Lisbon Cafe, Jericho Turnpike, Jericho.

Residents looking for a fun-filled activity to keep fit and active are invited to register for the Town of Oyster Bay’s Pilates Class, a 10-week program beginning on Saturday April 1st. The Town’s Pilates Classes are co-ed, offered to individuals 18 years of age or older and held at both the Ice Skating Center Community Room located at Bethpage Community Park and the Hicksville Athletic Center.

“Pilates is a mind-body intervention that focuses on strength, core stability, flexibility, muscle control, posture and breathing,” said Councilwoman Johnson. “It is also a low impact workout that is easy on your joints. If you haven’t tried this unique form of exer-

After starting out with EventPower, in May 2014 Corey and his wife Stacy launched RaceAwesome, Inc., which in less than five years has become one of Long Island’s most important running and multisport race management organizations.

The mission of Corey’s Race Awesome organization is, in Corey’s words , “using the positive energy we have inside us to offer our participants the best experience possible from start to finish. It is our mission to help inspire our athletes, staff, and volunteers to feel happy as they get to the event, participate in it, and complete it. Staying positive and happy throughout the racing experience, no matter what is happening, will ultimately lead to Racing Awesome.”

Since its founding in 2014, Race Awesome has grown to the point where in 2017 over 6600 athletes passed under the Race Awesome finisher arch. In

2017, Corey and Stacy and their team were hired to rebrand and revamp what became the new Northwell Health Great South Bay Run and incorporated a new Post-Race Festival--“The Great South Bay Sea Fest”... With their expertise and attention to detail, the race saw growth for the first time in 6 years.

Last year, the Race Awesome Team was hired by Nassau County to revitalize the Long Island Marathon and Half Marathon. With Corey as the New Race Director of what has been rebranded as the NEFCU Long Island Marathon Festival of Events, Corey, Stacy and Race Awesome are hard at work getting ready for what they envision as a new and improved version of Long Island’s oldest continuously held road races on the weekend of May 4-5, 2019.

At the March 19th GLIRC Meeting, Corey will be talking about his RaceAwesome experiences as well as giving his insights into the May 4-5, 2019 NEFCU Long Island Marathon Festival of Events, and will be fielding questions from the audience.

The fee for the program is $60 for residents and $70 for non-residents. Checks or money orders should be made payable to the Town of Oyster Bay. Proof of residency is required and availability is limited. Town residents will be given first preference. If a session is cancelled due to inclement weather, make up days will be attempted. The classes are designed for beginners and intermediates. Participants are asked to

bring their own ½ inch to 1 inch thick mats, as Pilates equipment will not be provided.

“Healthy fitness programs like Pilates are very popular among residents because it gives them an outlet to enjoy exercising and staying in shape, all while meeting new people,” added Councilwoman Johnson. “It is always recommended that participants check with a physician before participating in any physical fitness program.”

Congratulations to Syosset runner Qiang Chen, who was the 25th finisher overall and the 3rd place award winner in the 50-54 age group in the USA Track & Field National 50 Kilometer Championship Run, held at Caumsett State Park on Sunday, March 3rd.

The 51-year-old Chen finished the 31.07 mile course in 4 hours, 20 minutes, 19 seconds. His average time over each of the ten 5-kilometer loops was 26:01 minutes per mile.

95 runners successfully completed the 50K Run, which served as the USA Track & Field National 50 Kilometer Championship Run for 2018, with runners from 15 states as far away as California competing in the event.

April 5 – April 26, 2019 Ralph DeCarli art will be exhibited in the library’s art gallery from April 5 through April 26. Open to the public.

While attending Cooper Union, Ralph DeCarli was greatly influenced by two professors whose work in pure plastic color/abstract expressionism was the source of his passion for color in painting.

His paintings attempt to transcend the ego and bounds of daily existence while imputing spiritual meaning in the viewer through dynamic interplay of color, light and, subject. He paints in acrylic in a variety of styles and techniques to create this feeling, namely: geometric pure plastic expressionism, applied free-form liquid pure plastic

expressionism and, interpretive landscapes and floral works. As a result, his paintings are not intended to be bound by the real visual context we see but are an interpretation of his personal observations and emotions.

His personal interests for imagery stems from amateur astronomy/cosmology, flying personal aircraft, and, traveling. This has allowed him to visually catalog the profound impressions and beauty of the world, from air, land, sea and, sky. These impressions led him to a consciousness of a border-less earth that we are all connected to in the cosmos.

Ralph's artwork has won several awards and his commissioned works are in private and corporate collections throughout the USA.

The Town of Oyster Bay has announced that nominations are now being accepted for the Town’s 2019 Women of Distinction Awards Program.

At the start of Women’s History Month, residents are invited to nominate extraordinary women who have made a difference in their communities.

“Do you know an extraordinary woman who goes above and beyond to improve the lives of those around them, and to make our communities a better place to live? Nominate her to be a 2019 Town of Oyster Bay Woman of Distinction. This is an annual ceremony that recognizes women who have made great contributions to our community,” stated Town Councilwoman Michele Johnson, who serves as the chairwoman of the Women of Distinction Committee.

Town Supervisor Joseph Saladino stated, “We are proud to recognize women in our Town and invite residents to submit nominations of those

who make a difference in our communities and enrich the lives of others. We look forward to sharing their stories and recognizing their efforts to make our community, families and Town a better place to live, work and raise a family.”

Women of Distinction will be recognized at a special awards ceremony hosted by the Town Board in May. Nominations may be submitted for any achievement or honorable cause performed by the nominee. Alta, Utah: If You Can See It You Can Ski It!

What used to be a treeless mining town is now home to what we found to be one of the country’s most fairytale-esque, European-feeling, lovable ski mountains in the US. This weekend, our annual adventure takes our bicoastal group of millennials to the glacier-carved Colli known as “Little Cottonwood”, roughly an hour from Salt Lake City and home to Alta and Snowbird, two adjacent and amazingly complementary ski mountains. We are excited to experience Alta, a mountain that we expect will be both challenging and accessible to our group of varied skier levels.

We are lucky to be taken around the slopes our first morning by Alta’s Andria Huskinson and Sarah McMath. Andria, who is also a veteran racer, has been skiing Alta for over 20 years and is still discovering new lines down the mountain. She and Sarah are the perfect duo to show us the ropes and give us a taste of that #AltaMagic that we heard about -- a combination of Goldilocks snow (not too hard, not too soft, just the right density and feel!), sun-beamed vistas of encircling mountain

the most “rusty intermediate” in our group, Maya, breaks away and has the chance to take a two-hour private lesson.

They start off on some easy greens so the instructor has the opportunity to see what she’s working with, while offering some simple pointers as they ski. They continue to harder and more challenging trails. While some lessons can be bagged down with frequent stops and wordy instruction, Maya really appreciates that they spend the bulk of their time skiing with occasional pointers as she goes. It isn’t until they ride the chairlift that more detailed instruction is offered, as well as some other pleasant and enjoyable “get-toknow-you” conversation. As the halfday lesson comes to a close, Maya rejoins the rest of the gang with a renewed confidence and comfort for tackling all that Alta has to offer.

True to the congenial Alta way, there is also a new “Lady Shred,” a supportive lady-based ski group begun by Sarah and Andria in an effort to bring more woman power to the mountain in a sport that’s typically 11:1 male to female. The group is open to anyone who wants to join Saturdays at 1 pm and is promoted on their instagram @altahighgirls and #altaladyshred.

Our gloves and hats are warming by the wood fire in the middle of the restaurant, and the ambiance is somewhere between that of a rustic ski lodge, a modern New American restaurant, and an Ivy League dining hall (particularly if you get the large table that commands its own little alcove along the windows, for a more private party feel). We can see Eagle’s Nest from our window-side table, which gives us mixed feelings about indulging in such a relaxed lunch.

We of course skip dessert, briefly take in the beautiful lodge, and head back out to the slopes.

More snow begins to fall in the afternoon and we lose some of the blue skies, but the strategy of gradually moving across the mountain, starting the day at Supreme and making our way East to Collins by the end of the day, seems to give us the best conditions at every point in the day. A three-minute cut across the High Traverse, with a few sidesteps “up and over” to the other side, takes us to the sheltered and snowswamped Gunsight. This turns out to be the perfect last run of the day, the sun gleaming through and the afternoon light glittering on the very steep entrance slot. There is an intense initial drop, and then the run eases slightly and empties into “the gulley” toward the bottom. Finally, we can either take a green run home to the Transfer Tow, or cut through the trees to the left for a final bout of mogul-ey glades. The latter enables us to truly earn the après at The “Sitz” (the iconic Sitzmark Club).

The vibe at Alta just feels different.

People come to Alta, fall in love with it, and then don’t go anywhere else. There is a staggeringly high rate of return among guests. One place you’ll most certainly feel the warm community is at Alta’s après-ski bars, especially the cozy Sitzmark Club at Alta Lodge, where we walk in and, consumed by the aroma, instantly crave a hot whiskey cider, along with their complementary homemade hummus with chips. The place is filled with skier friends who seem like they’ve known each other

since childhood, and some of them do.

reputation as a challenging mountain, we meet many families with kids just trying on skis for their first time. The ski school at Alta is world-renowned for training all levels of skiers.

We hang for the après ski and then the après après ski, enjoying the atmosphere, good conversation, and additional mountain trivia (e.g. Alta is one of the oldest ski mountains in the country!). Nearby, the Alta Peruvian Lodge is slightly bigger, and similarly packed to the brim with warm people.

If The Peruvian’s free-reign tapas run out by the time you arrive, be sure to ask for a basket of popcorn or nuts with your cold beer. Both bars are intimate rooms with that old lodge feel and Alta memorabilia adorning the walls. There are no C-list garage bands or brand sponsorships—the sound and energy comes from old and new friends enjoying each other after their awesome day of skiing.

Despite being a world-renowned ski destination (sorry, no snowboarders or “other snow-sliding equipment” allowed), Alta feels very accessible. The lines really only pick up on weekends, but even then, move surprisingly fast.

We spend much of our second day going down moderate to intense trails. Alta marks all expert terrain with a single black diamond, despite the varying levels of steepness and intensity of their diamond runs. Although Alta has a

Our second day, we enjoy a cozy lunch at the Collins Grill, a Europeanstyle bistro grill right by the Collins and Wildcat lifts and nestled within Watson Shelter. We feast on decadent

fare tastes all the more satisfying for two reasons. First, we’re wearing the restaurant-supplied slippers instead of our ski boots. And second, we learn that all of the ingredients in the beautifully prepared food we’re eating is sourced locally and sustainably whenever possible.

We learn from Maura Olivos, Alta’s Sustainability Coordinator, Ecologist and founder of the mountain’s Environmental Center, that locally sourced food isn’t the only environmentally conscious action Alta takes. Whether it’s planting trees, conducting research, educating the community or reporting their environmental impact, Alta has been at the forefront of conservation and sustainability for over 80 years (though the Environmental Center was officially formed in 2008). It’s the antithesis of a man-made ski resort with premeditated and manicured trails. Instead, Alta celebrates and even improves the national forest that it leases and calls home. “You ski it as the mountain was meant to be skied,” says instructor Bob who’s been teaching there for 13 years.

Social Security Rules I Can’t Explain Social Security checks) between the age of 66 and 70 just to get that 32 percent increase?

Still, this little-known and little-used strategy is available. But here is what I can’t understand or explain. That increase you would get at age 70 is known as a “delayed retirement credit.” Congress set up those credits as an incentive for folks to delay their retirement and the receipt of their Social Security checks until age 70. Thus the term, “delayed retirement credits.”

But here’s the deal. People who

retired and started taking their Social Security benefits at age 62 definitely did NOT delay their retirement. So why in the world should they be allowed to make use of a provision called “delayed retirement credits?” I can’t explain it.

Others have suggested the waiting period is built into the law to allow for time to make sure Fred really is disabled. I don’t like either of those rationales.

Something else I’ve never been able to satisfactorily explain is the reasoning behind the Social Security earnings penalty. I could (and frequently do) spend a whole column telling readers what those rules are. They are quite complex. Today, I will briefly summarize them.

The law says that if you are under your full retirement age (currently age 66) and getting Social Security benefits, but you are still working, you will lose one dollar in benefits for each two dollars you exceed a certain limit. In 2019, that limit is $17,640. For example, if 63-year-old Tom is on Social Security and has a part-time job that will pay him $20,000 this year, the Social Security Administration will be required to deduct $1,180 from one of his monthly retirement checks. ($20,000 minus $17,640 equals $2,360; dividing that by two equals $1,180.)

That was a very simple example of a very confusing set of rules. There are special rules that apply to your first year of retirement. Also, there is a different earnings penalty (it’s $46,920) for the year you reach age 66. And effective with the month you turn 66, that penalty goes away.

My purpose today is not to give you an in-depth lesson in the earnings penalty rules. Instead, my goal is to explainwhythose penalties exist. And guess what? I really can’t.

I can tell you that when the Social Security Act was enacted in the 1930s, Congress felt a person should be completely retired in order to collect “retirement” benefits. Maybe that made sense back then. But over the years, Congress gradually relaxed those rules. And about 20 years ago, they completely eliminated the earnings penalty for people who reach their full retirement age.

But why didn’t they just eliminate the penalty for all retirees? Why should people who are trying to make ends meet by getting a job to supplement their Social Security check lose some of those benefits? I can’t explain it!

Looks like I have space for one more. Let’s talk about what is commonly known as the “start, stop, start” strategy. And unlike the other rules I’ve been discussing that usually negatively impact Social Security beneficiaries, this one is intended to help them get more money. Obviously, no one complains about this rule. Still, I can’t explain the reasoning behind the law.

What the law says is that you can take reduced retirement benefits at age 62.

Then at age 66, you can suspend those benefits until age 70, when you would start them up again and get a 32 percent “delayed retirement credit” tacked on to your reduced retirement check.

Why anyone would want to do that in the first place is beyond me. Why would you throw away four years worth of Social Security benefits (that’s 48

I pride myself on being able to give my readers the rationale behind various Social Security rules and regulations. Many times, readers will send me emails in which they express utter befuddlement at a law or regulation that affects their eligibility for Social Security. It’s usually a situation that results in them getting reduced benefits.

And, of course, this irks them to no end.

They figure the government is out to shortchange them. But once I explain why the rule exists, they almost always accept the fact that the law makes sense.

My interest in these issues came about early in my career. I would overhear clients complaining to a fellow Social Security Administration agent about some regulation that they didn’t like. And the agent frequently would respond with, “Well, it’s the law!” That unhelpful comeback did nothing to assuage the anger of the customer. So, I made it my mission to understand some of the more confusing laws and why they were enacted. I never wanted to give the unsatisfactory “it’s the law” response.

In fact, during my SSA career, I developed a training session called “Rationale.” And my class did just that.

It provided the rationale behind a myriad of Social Security rules and regulations that many people found hard to understand. Sadly, the powers that be at SSA never agreed with me. They didn’t think it was necessary for agents to be able to explain the laws. They felt it was simply their job to make sure the rules were enforced.

But even though I considered myself pretty much of an expert on the reasoning behind most of Social Security’s rules and regulations, there were some laws that even I couldn’t, and still can’t, explain. I thought I’d share a few of them with you today.

One has to do with what is known as the “waiting period” to collect Social Security disability benefits. The law says that if your claim for disability benefits is approved, you can’t be paid those benefits for the first five months of your disability. And because the law says it must be five full calendar months, it almost always means that a person has to wait six months before his or her disability checks start rolling in.

For example, let’s say Fred has a severe heart attack on March 10. Some time afterward, he files for Social Security disability and his claim is approved. Because he was disabled for only part of March, the five-month waiting period would run from April to August. His first disability check will be for September. And because all Social Security checks are paid one month behind, that check will arrive in October.

So why does Fred, who had a severe heart attack in March, have to wait until October to get his first disability check? Some have told me that waiting period is there because Fred should have other sources of income (maybe from an employer or an insurance com-

From there, we follow the sun and head east to Ballroom and Mambo. Ballroom is a huge highlight, offering expansive and high-up intermediate powder bowl skiing, while Mambo is a fun and fast groomer at the top of Collins that funnels into the Wildcat base area.

We enjoy every second at Alta and pack in every last run until the lifts close.

Are Ignorant People Bad People?

Are ignorant people bad people?

No. How could I even ask that kind of question? I’ve known ignorant people, people who did not enjoy the same life experiences or had the same educational opportunities as I, who were nevertheless caring, kind, friendly, and thoughtful persons. Wonderful people.

Finest kind.

I’ve also known some highly-educated, well-paid, professional people festooned with knowledge in one particular field or another who were amongst the most unethical people I have ever met. Utterly lacking in integrity. That’s the “life experiences” speaking.

So, to answer my own question which in a sort I already have - no. But, and this is the reason for this essay, I don’t think society’s moral and intellectual capacities can ever be completely divorced. I think an ignorant nation is necessarily a morally failing nation.

We are an ignorant nation. I’m fifty-seven years old. I’ve met people in their thirties with college degrees who don’t known when World War Two was fought, think Orthodox Christians are Moslems, think solar eclipses cause

es, and homelessness in America than there is today. Popular entertainment was demonstrably less dumbed-down, hyped-up, and mean-spirited than today. So,as America became more intellectually enfeebled in my lifetime, it also became more morally degenerate. Is there a link? I suspect there is.

Pray consider that, in the realm of ethics and morality, there are two choices: Relativistic and Absolute. In the Relativistic view, morality and ethics,right and wrong, are merely cultural contrivances, social constructs, personal tastes, societal preferences, and the feelings about something at one particular juncture or point in time or another.

Thus any kind of “judgmentalism” is deemed bigoted, intolerant, and narrow-minded. Thus too, any criterion for evaluating right and wrong evaporates.There becomes no basis for saying murder, rape,genocide, and slavery are wrong in any fundamental way in 2019 other than that society in 2019 has decided that it does not like those things.

And if society in 2078 decides that those things are perfectly acceptable - even modern and progressive - than there would be no criterion for saying otherwise. This perspective requires very little thought, consideration, reasoning, rumination, or knowledge on the part of the individual. Merely acceptance peppered with watch words, cliches, and aphorisms: “It’s all relative”, “do your own thing”,and “who’s to judge?”.

On the other hand, there is the Absolute view. It posits that morality and ethics, right and wrong,are complex things subordinate to some fixed standard - however difficult to define at times- that exists irrespective of societal tastes or personal preferences. The Absolute view requires much thought, consideration, reasoning,rumination, and knowledge . It considers whence derives morality and how it is to be applied. It requires teasing out what is actually wrong from what is merely a reflection of long-standing societal prejudices. (Homosexuality comes to mind).

It requires appreciating that what has become widely accepted over time is not necessarily just, virtuous, or right.

(The growing public acceptance “recreational” use of addictive substances, for example). It requires intellect.

When the intellectual level of society declines, when people come to know - or care to know - less and less about science, history, literature, mathematics, the arts, philosophy, and religion, they lose the intellectual vigor,vitality, and prowess needed to engage in the level of reasoning the Absolute requires. And

this is not simply a matter of knowing facts as, indeed, there are even doctorates who subscribe to the Relativistic view. One has no problem finding it staunchly defended by tenured professors in Ivy League schools; professors who amassed data, information, and facts but not wisdom and reason.

Just as I would not want the reader to think ignorant people are bad people, I wouldn’t want the reader to think I gaze upon contemporary America and see only ignorance and wickedness.

And even if I did, that did not stop St. Patrick from returning to the land where heathen savages enslaved him in youth to bring words of faith,hope, charity, and redemption. We can be that “city on a hill” of which John Winthrop described.We can appeal to the “angels of our better natures” as Abraham Lincoln called it.

But it requires honing and disciplining our intellects in order to accommodate moral reasoning. Not far from where I live, Elias Hicks was born in 1748 in a society whose most prominent members owned slaves, where slavery was upheld by law,and where few people thought there was anything wrong with one person owning another person as property.

Although not born a Quaker, he converted, moved to Jericho, N.Y.,and became one of the nation’s most outspoken abolitionist leaders. By 1827, New York State had outlawed slavery due in very large part to Hicks’ efforts.

Nearly a century later, Alexander Solzhenitsyn was born in Russia.

Although his entire youth and young adulthood was spent living in the Soviet Union under Stalin in which the gospel of Marxist-Leninism was the only permitted creed and the Communist Party alone decided what was right and wrong - and that, of course,was deemed a social construct - he came to see that morality was an Absolute and that the Soviet state, its Marxist-Leninist ideology, and Communist Party that maintained it, could not be justified.

Hicks and Solzhenitsyn came to understand that right and wrong are not simply commonly-held conventions of their particular time and place or merely instruments of the particular social class than enjoyed power. Without this understanding, Hicks would have possessed no argument against slavery and Solzhenitsyn would have possessed no argument against the corruption and brutality of the Soviet state. The writings of both men indicate that they were not only men of great intellectual stature but of great moral stature as well.

The two are not unrelated.

How will you be financing your purchase?

I have received a number of calls over the last month from my subscribers about the process of financing their purchase of their home, HOA (home owner association) condo or a co-op, leading to a successful and happy ending. Financing a home is a fairly cut and dry process. Your lender is going to request certain documents to be able to approve your mortgage. You will also have to contemplate what type of mortgage that you want, an A.R.M. (adjustable rate mortgage or variation of, or a fixed rate. This will totally depend your specific situation, finances and most important, how long you will be residing in your home, hoa, condo or co-op.

This is something you should talk to your mortgage person, as well as your C.P.A. and/or your C.F.P. (certified financial planner.

What is needed?

The following are those items that they will require, if you are a W-2 wage or salary earner: 1.) Your most recent tax returns 2.) Any assets, coins, stamps or any valuable assets, stocks, bonds, etc.

3.) 2-4 of your most recent pay stubs 4.) A list of all your debts, eg. a.) Other mortgages and/or lines of credit b.) Credit card debts c.) Any type of installment loans d.) Car or equipment Lease obligations e.) Personal loans f.) Any other documents that the lender may request If you are a 1099, self-employed, you will have to provide the following documents: 1.) Two 2 years of your personal and company tax returns (also generally must have been self-employed for at least two years to be eligible to be approved for a mortgage, with a few exceptions).

2.) All of the above that a W-2 has to provide 3.) All receivables (services rendered and monies owed from those services) 4.) Payables for all purchases short and long term 5.) Any other documents that the lender may request The approval process The lender will, right up and through the closing, verify that you are still employed at your particular job or business, as well as possibly check other information and primary sources, relating to your mortgage approval. They also may ask and require that you pay down some or all of the credit cards, or other types of installment loans, in order to lower your debt/income ratio, and come in line with those regulatory guidelines, for them to commit to your mortgage.

You will also have to decide on the type and length of your mortgage, how much you are borrowing and how much of a down payment (called out of pocket) you can realistically and comfortably afford and any additional amount to be brought to your closing, as well as anticipating your total closing costs. Many put down as little as 3%, but in our surrounding towns, 20% total out of pocket and a first purchase money mortgage of 80% is usually standard for a home purchase; similar with a HOA and condo purchases. However, with a co-op purchase it is usually standard to put down at least total minimum of 10% out of pocket, where allowed, with a 90% mortgage (must have very strong financials which the co-op board will scrutinize with a “fine tooth comb” because of your minimal out of pocket amount of money, due to not enough “skin in the game.” They want to make sure and be very certain of your financial position is very strong and stable.

If they feel and have concerns about your financial strength as a buyer and have any doubts of your capability in paying, not only your mortgage obligation and your monthly maintenance charges, they have the right to turn down your board

application, without any legal obligation or ramifications to have to explain or tell you why; especially in Nassau County (but the majority of the time, it’s about financials).

However, in Suffolk County, if turned down, the law states that they have 45 days to provide the buyer, the specific reasons why. I believe there are more people passing the board reviews today, than before the law was passed, possibly due to less discrimination that might have been occurring in the past. However, since there is generally no board approval on an HOA and condo, the process is much more streamline and simplified. If for some reason they block your sale on an hoa or condo, they may be obligated to purchase that specific unit (your attorney must check the offering plan).

The home inspection You also have the right to hire a house inspector in all three types of purchases, especially a home, since you are totally responsible for the entire property; whereby in a co-op purchase, you as the unit owner is responsible for everything inside your unit and the co-op corporation is responsible for everything inside the wall out to the exterior of the building; thereby your liability is much less, than a residential property.

Sometimes an inspection is ordered for a co-op, to double check that certain mechanicals, heating, plumbing and electrical are in excellent working order, resulting in much less of a chances of an assessment or increase in monthly maintenance charges. As a purchaser, your attorney or CPA is obligated to review the offering plan, all amendments and 2 years financials, to see the stability of the cooperative (or hoa or condo) and to see if there are any capital (permanent) improvements to be ordered, thereby the potential of an assessment or possible increase in monthly maintenance fees and for how long?

The sale process The next step is the buyer signs first and brings with them a standard (no need to certify) check for their initial down payment and then the

contract is sent back to the seller’s lawyer and then the seller comes in and signs with the down payment placed in the seller’s escrow account.

Then the mortgage appraisal is done; board application should be completely filled out in however many packets that is requested in the instructions, with a copy of the executed contract.

I had one sale that I had assisted the purchaser with and we had a total of 1557 pages in all the board packets! Then it is handed in to receive a board appointment (1-4 weeks or more sometimes), then meeting the board for approval. The last step is the final walk thru and the closing is setup. The whole process can take as little as 35 days, for a cash transaction (no financing), if the timing works out, to an average of 60-90 days plus!

An hoa and condo purchase is much quicker and streamlined transaction (since the application is generally very simple and has no board approval) and can be completed in as little as 30-60 days, depending on the method of purchasing and how fast the seller and buyer can move.

Hopefully all will go well, but one must consider and interview and hire a competent real estate broker, mortgage person and attorney as well as an inspector, as needed. We all want to finalize our purchases with the least amount of stress and hassles; and by hiring the most experienced and competent professionals, your sale from start to finish, should be seamless and hopefully everyone will be happy and satisfied at your closing.

Participants of all ages enjoy NYU Winthrop's annual Swim-a-Thon, to be held this year on April 7 at Hofstra University Young children, teens and adults of all ages are invited to make a splash for a worthy cause at NYU Winthrop Hospital’s 18th Annual Swim-a-Thon.

This fun-filled, family-friendly event raises vital funds for the hospital’s Child Life Program and will take place on Sunday, April 7 from 7:00 am - 11:30 am at Hofstra University’s Swim Center.

The Child Life Program is an essential component to the overall care of pediatric patients and their families at NYU Winthrop Hospital. Through the program, highly trained Certified Child Life Specialists utilize play and education to improve a patient’s understanding of medical procedures; teach relaxation techniques to help young patients cope with illness or surgery; and provide emotional support for the patient’s entire family. The program is supported in its entirety by philanthropic contributions. It relies on support derived from annual events such as the Swim-a-Thon, which has raised more than $450,000 to date for the Child Life Program.

The Swim-a-Thon was conceptualized

by Ron Marino, DO, associate chairman of pediatrics at NYU Winthrop Hospital.

Nearly two decades ago, Dr. Marino, an avid swimmer himself, came up with a unique idea–connect a physical activity with giving back to the young patients he adores. Thanks to his passion, along with the growing support of community members, local businesses, and staff, the event continues to grow in both size and impact.

“Over the years, the Swim-a-Thon has brought together scores of comunity members for a healthy activity that is not only fun, but garners vital support for a program that minimizes fears and enhances the hospital experience for so many young patients,” said Dr. Marino.

Schools are invited to participate in groups, and community members are welcome to swim, support a swimmer through a sponsorship pledge–or attend just to splash around or view the fun.

There is no age requirement for participation–all ages are welcome. What’s more, individuals who do not wish to participate but wish to make a donation in support of a swimmer can do so.

Each year, the Swim-a-Thon is enhanced by an outpouring of support from community members who donate their time and services to make this a fun, family-centered event. Participants will enjoy swim coaching by Bryan Kurt from Open Water Swim LLC; live music by the Mineola High School Jazz Ensemble and Central Beat rock band; crafts provided by Cathy Grossfeld of All About Kids; yoga by Donna Dragani; photography by Anne Lucas of Moments Captured, and more.

The registration fee for adults is $20 and $10 for children ages four to 17 or students with a valid school ID. Each swimmer receives a towel and swim cap with registration.

Spring yoga classes at Hicksville Athletic Center

Residents seeking a low-impact and enjoyable fitness activity can take part in the Town of Oyster Bay’s Yoga Classes, which will be held this April.

Classes are co-ed, open to individuals 18 years of age or older and will be held at the Town of Oyster Bay Ice Skating Center, located at 1001 Stewart Avenue in Bethpage.

“The Town is proud to offer residents a variety of programs and services including these yoga classes which offer benefits to the mind, body and soul,” said Town of Oyster Bay Councilman Lou Imbroto. “Yoga builds strength, increases general flexibility and is considered a great stress reliever. Sign up today and use this opportunity to also meet new friends that can last a lifetime!”

Beginning April 7, Yoga Classes will run for 10-weeks on Mondays (10 am – 11 am), Tuesdays (8 pm – 9 pm), Saturdays (9 am – 10 am) and Sundays (9 am – 10

am).

Registration takes place at the Hicksville Athletic Center on Sunday, March 10 from 8 am to 3 pm; Monday, March 11 from 6 pm to 9 pm; and on Thursday, March 14 from 6 pm to 9 pm.

The fee for residents is $60 and $70 for non-residents. Please note that the schedule may be subject to change and residents are encouraged to inquire about special holiday scheduling. If a session is cancelled due to inclement weather, a make-up session will be attempted. Mats will not be provided, so participants must bring their own yoga mat. Participants should check with a physician before partaking in any physical fitness program.

Car Show Long Island’s 2019 Spring Classic will feature hundreds of automobiles, trucks, military vehicles, and emergency service vehicles. A live concert performed by The Mystic will take place during the day, followed by trophy presentations.

The event is free for spectators.

Town of Oyster BaySupervisor Joseph Saladino stated, “Whether you’re a proud classic car owner or you want to see the best cars in the region, the Car Show Long Island is the place to be! This free family-fun event is a perfect way to spend the day, all with the beautiful backdrop of TOBAY Beach. Spectators can check out cool cars, vendors, exhibits and enjoy live music while surrounded by Long Island’s most classic, muscle, antique and exotic cars.”

Trophies will be awarded in ten categories including best-of-the-best, and children will have a say when deeming which rides are their favorites in the Kids’ Choice Award.
