Jericho school district ranked top in New York state The Jericho School District was named the second-best school district in the United States by Niche. com, taking almost 12,000 school districts into consideration.

Jericho was also named the best school district in New York State, the safest in New York, and the best place to teach in New York State.

Jericho’s elementary schools, middle school and high school were also highly ranked.

The Town of Oyster Bay, in partnership with NuHealth (Nassau University Medical Center) will provide free flu shots to residents aged 60+.

The Town of Oyster Bay’s Free Flu Vaccination Program will take place on Monday, November 2 at the Town of Oyster Bay Ice Skating Center, located at 1001 Stewart Avenue in Bethpage. The program will run from 10 a.m. to 5 p.m., and vaccinations will be administered on a firstcome, first served basis.

Supervisor Saladino stated, “Thanks to a partnership with NuHealth, the influenza inoculations are being made available to senior citizens with no out-of-pocket expense. Health professionals recommend getting a seasonal influenza vaccination annually, but because of the COVID-19 pandemic, it is more important than ever this year! By

getting a vaccination, you can protect yourself, reduce the spread of respiratory illness to others and help limit the strain on our healthcare workers are they continue to respond to the COVID-19 pandemic.”

Dr. Anthony Boutin, president/ chief executive officer and chief medical officer for NuHealth, stated, “The Centers for Disease Control and Prevention highly recommends getting your flu shot this fall not only to reduce your risk from flu but also to help conserve potentially scarce health care resources. Join us on November 2nd as we administer these free flu shots to senior citizens in the Town of Oyster Bay.” According to healthcare professionals, people 65 years of age and older are at higher risk of developing health complications from the season flu.

Fall is here, but the music and entertainment does not stop in America’s largest township. After a successful 2020 summer concert series that was unlike any other in history – a drive-in format at Town Park Point Lookout to safeguard the health and safety of residents and to provide fun entertainment during the COVID-19 pandemic, Supervisor Don Clavin and the Town Board have extended the fun into autumn.

Hicksville High School senior Alejandro Gonzalez was recently named one of the College Board’s National Hispanic Recognition Program Scholars. As such, Alejandro has distinguished himself as one of the top academic test-takers on the PSAT/NMSQT exam. The College Board acknowledged his achievement with a certificate and congratulatory letter: “Colleges

know that students who have earned this recognition are some of the most talented across the country.” Principal Raymond Williams congratulated Alejandro saying, “You serve as an example that there is so much potential in every student.”

Alejandro is currently exploring colleges and how best to pursue his interests in math and actuarial science.

Five high school students craft bracelets for pediatric patients

BY GARY SIMEONE Five creative high school students from Levittown and Hicksville recently formed a nonprofit organization called Patterns for Patients. The small non-profit, that was initiated earlier this school year, sends care packages filled with handmade bracelets, toys, stickers and masks to local pediatric hospitals. The four students, Tarangini Arunachalam, Mahek Mody, Rhythm Osan and Vicky Zhang from Division Avenue High School and Jason Jiang from Hicksville High School have made it their mission to donate care packages to as many hospitals as possible. So far, the group has put together 125 individually wrapped bracelets and sent them to St. Luke’s Hospital in Boise, Idaho, Connecticut Children’s Medical Center and John Oishei Children’s Hospital in Buffalo, NY. Tarangini Arunachalam, a senior at Division High School, said that during the quarantine period, she and her friends learned how to craft friendship bracelets to help each other pass the time.

“Soon enough, we had dozens of bracelets with no real purpose for them,” said Arunachalam. “We thought it would be nice to donate them to some pediatric hospitals and then it eventually evolved into Patterns for Patients.”

She said that the group’s ultimate goal is to spread their message as much as possible by donating as much as they possibly can.

“It is really nice to know we can do something to help even one child out there,” said Arunachalam. “Other people can support our mission by donating money or toys, as well as buying the bracelets we sell. We really appreciate any way that people can support our mission even by helping us get the word out.”

Rhythm Osan, a senior at Division, said her ultimate goal was to make children feel better and stay connected with others.

“Especially during this time, it is more important than ever for people to know that they are not alone and making homemade bracelets and donating them is definitely a rewarding experience because it’s crafted carefully and thoughtfully by each one of us,” said Osan.

Jiang, the lone student from Hicksville High School, said he was not an original member of the group but had heard of their passion for crafting the unique bracelets.

“They had spoken to me about it and were looking for ideas about the name of the charity as they wanted to do something with giving back to children’s hospitals,” said Jiang. “I ended up coming up with the name of Patterns for Patients, and would eventually join them in pursuing a mission of putting smiles on children’s faces in pediatric centers.”

He said that shining a little light on a child’s hospital stay was their biggest goal when they started the organization.

“Just to know that we made their stay a little better and that years from now they will still be wearing the bracelets we made for them when they were younger is an awesome thought. I can’t even put into words how happy it makes me and the other members to know that kids that we will never meet might just have their hospital stay made better because we were able to gift something that was handmade.”

Plainview elementary school utilizes outdoor learning to help students

BY GARY SIMEONE Since the beginning of the school year in September, the Stratford Road Elementary School in Plainview has been using outdoor learning spaces to teach its students. This unique approach to learning has helped students in a multitude of ways with their learning experience and emotional and social well-being.

The school, which holds grades K-4, offers a scenic courtyard area where the kids can take their books and spread out on the grass, on the benches, picnic tables, near a rock garden or nestled beneath the trees.

“My office faces the courtyard and I love being able to look out there and see the kids engaged in their independent reading writing workshops or conducting science experiments,” said Dr. Clark. “I believe that outdoor learning makes it easier for teachers to meet more easily in small groups and is beneficial for the socialization of the children.”

She said that during a normal school year, the children would only go outside for recreational purposes

or to engage in science experiments.

“A variety of subjects are being covered outdoors, not just science or gym,” said Dr. Clark. “They are doing their reading, writing, science, snack time and their social learning outside, which is something that’s been really focused on districtwide this school year.”

She stressed that the while outdoors, the teachers were cognizant that the kids engaged in safe learning, which means keeping masks on at all times and maintaining a safe social distance from one another.

One of the teachers at the school, who is a strong advocate of the outdoor learning method, said she has been using outdoor learning spaces for science experiment SEL (Social

Emotional Learning), such as mindfulness and self-control, read aloud and snack time.

“When they’re outside, they can eat their snacks while they do their independent reading, and I’m able to work with students a few at a time for strategy groups. I find that the children look forward to working outside. It gives them something to be excited about during these times when they have to get used to school being so different from the way it used to be. In the open space, they can get comfortable with a good book and take a break from sitting at their desks while being safe and socially distant from others.”

Town of Hempstead partnering to provide free flu shots The Town of Hempstead is partnering with CVS and the Nassau University Medical Center to offer free flu shots to residents age 60 and over.

As COVID-19 remains a threat to public health, particularly among the elderly population, Supervisor Don Clavin is urging all senior citizens to get their seasonal flu vaccination to help protect themselves against respiratory illnesses and other potential health risks. Earlier in the month at the Levittown Senior Center, Supervisor Clavin announced the partnership to provide flu shots for residents ages 60 and over at no out-of-pocket cost.

“Flu season has proven to be particularly dangerous among the senior citizen population,” stated Supervisor Clavin. “The Town of Hempstead is grateful to NuHealth and CVS Pharmacy for collaborating with us to provide flu shots for our senior residents, and we encourage all neighbors ages 60 and over to take advantage of this program to help protect themselves in the midst of flu season and the COVID-19 pandemic.”

The Town of Hempstead’s flu shot program began on October 13. Preregistration is required, and seniors must make a reservation at least one week in advance. Vaccinations are limited and will be administered on a first-come, first-served basis.

Seniors must provide their Medicare, Medicaid or personal health insurance card. Town of Hempstead offers e-cycling programs The Town of Hempstead will be offering two e-cycling programs for residents, on Saturday, October 25 and Saturday, November 1.

“We frequently upgrade our electronic devices to take advantage of new technology,” said Town Supervisor Donald Clavin. “As a result, people are always looking to get rid of their old products, and Hempstead Town’s E-Cycle event is the solution to dispose of those products in a responsible, eco-friendly way.”

Program is being held on Sunday, October 25 at Town Park at Malibu in Lido Beach from 8 a.m. to 1 p.m. and Saturday, November 21 at Town Park Point Lookout from 8 a.m. to 1 p.m. Items to e-cycle include television, computers, computer components, monitors, tablets, e-readers, electronic keyboards, fax machines, scanners, printers, VCRs, DVRs, DVD players, digital converter boxes, cable or satellite receivers, electronic and video game consoles and portable digital music players.

Cell phones are NOT accepted.

At both e-cycle programs, residents may bring their personal papers and confidential documents to be shredded. Shredding services are free and open to town residents only; no shredding from commercial or home businesses will be accepted.

Materials to be shredded should be brought in paper bags or cardboard boxes.

Residents should place electronic waste and/or documents in their trunks and remain in their vehicles. A crew member will remove the items to ensure a safe, contactless

process.

“Together, we can make a difference and save our planet,” concluded Supervisor Clavin. “We encourage all residents to take advantage of these e-cycling events in Hempstead Town.”

Water district plans Pharmaceutical Take Back Day For the third year in a row, the Plainview Water District (PWD), in partnership with the Nassau County Police Department, is hosting its Pharmaceutical Take Back Day on October 24 from 10 a.m. to 1 p.m. at the District’s headquarters located at 10 Manetto Hill Road. This event allows Plainview-Old Bethpage community members to easily and safely dispose of their unwanted or

expired medications in a contactless drive-thru designed with all social distancing guidelines in mind.

“We are proud to once again be holding this important event and provide our residents with a safe, simple and convenient way to discard any expired or unused medications they have lying around their home,” said Marc Laykind, Chairman of the Plainview Water District. “All of

our water comes from our region’s sole-source aquifer. Consequently, when someone flushes medications down the toilet or throws them in the garbage, there is a likelihood that the medications’ contents could ultimately enter the District’s water supply. If there is an elevated presence of toxins from pharmaceuticals in the groundwater, the District will have no choice but to invest in expensive treatment systems so the impurities can be removed before they reach customers’ homes.”

“All of us have a responsibility to keep our water source clean for our families, friends and neighbors,” said PWD Commissioner Amanda Field.

“Understanding that we are still in the midst of a pandemic, our set up this year goes above and beyond to ensure everyone’s safety. This event is too important to cancel so we hope everyone with a bag full of old prescriptions waiting to be thrown out comes by so they can be discarded responsibly.”

There is no need for any resident to leave their vehicle to dispose of their unwanted or unused medications. When residents arrive to 10 Manetto Hill Road, they are asked to approach the tent and discard of their medicines in the marked

container. From there, the collected medications will be taken by the Nassau County Police to a processing facility where they will be discarded in an environmentally-friendly manner.

“This event is rain or shine, so there is no excuse to let that bag in the back of your closet with all your old medications get any bigger,” said PWD Commissioner Andy Bader. “Whether you have one pill or an entire box, by participating in this event you are helping to keep our precious water supply safe. We hope everyone tells their friends and neighbors about this opportunity because it is definitely a more the merrier type of event, given its natural, socially-distant design.”

It is important to educate consumers and travelers to change their habits and be more mindful, intentional. And, if travelers see and have a chance to engage in sustainable practices, they may take them home to own municipality and even their own home.

But these lifestyle changes will contribute just a small percentage of lowering greenhouse emissions. Overall, change has to come from the government/leadership/policy/regulatory level – more than values, whole sys-

tems and infrastructure have to change including energy grid, transportation, how buildings are designed, the codes they are constructed under, and how they are operated.

“The world is hoping to have a net-zero economy in 30 years, but you can count on one hand the number of countries that will have action plan, strategies at destination level,” said Dr. Daniel Scott, Executive Director of the Interdisciplinary Centre on Climate Change at the University of Waterloo.

“As a geographer, tourism scholar, I want my teenage girls to see the world in same way I have. There are so many benefits to see how people live, to see cultures around the world. Tourism won’t solve climate change or COVID on its own, but travelers vote, they can

advocate. Vote, because that’s where the power to change the system lies.

More people who put pressure on government leaders to make a massive investment in R&D, low emission longer haul aircraft, biofuels, is the key to solving the puzzle. For 10 to 20 years, we have advocated for investment on behalf of airlines, cities, but it hasn’t happened. Vote, and as you vote, put pressure on the types of investment you want to see, that are key,” Scott said.

7 Important Questions a Financial Plan Can Help You Answer

Dear Readers: October is the month for fall colors, a chill in the air, Halloween -- and financial planning. Yes, October is National Financial Planning Month. And while that might not stir your senses in quite the same way, it really could make a significant difference in your ability to enjoy every season to the fullest. So even though you may believe that financial planning isn’t important for you, I ask you to hear me out.

A lot of people think they don’t have enough money to need a financial plan or that it costs too much. They’re putting the emphasis on “financial.” To me, the emphasis should be on “planning,” because having a financial plan simply means knowing where you want to go and figuring out how best to harness your resources to get there. And it’s not just about money. It’s about your aspirations, your priorities for you and your family, and how to protect yourself both now and in the future.

Real Questions for Real People I can’t emphasize enough that a financial plan isn’t something esoteric or only for wealthy investors. It doesn’t have to be complicated or take a lot of time. And nowadays, it doesn’t have to be expensive.

There are many ways of getting a financial plan -- from DIY to online to in person.

At its essence, a financial plan answers real questions for real people, whatever their stage of life or how much money they have. So, to pique your interest and perhaps get you thinking differently, here are seven questions a financial plan can help you answer and why each one is important -- for everyone.

1. How Realistic Is It to Reach All of My Dreams and Goals?

You may have a general idea of what you want to accomplish -- buy a home, send your kids to college, take annual

vacations or retire early. But the only way to make any of that happen is to get specific. A financial plan starts with helping you zero in on what you own and what you owe, and clarifies how your income can cover essentials as well as savings and discretionary expenses. It will help you focus on your goals, put a dollar amount on each and create a realistic timeline for achieving them.

2. What Should I Do First?

Trying to save, invest and pay off debt all at once can be overwhelming. A basic plan helps you prioritize, whether you’re creating a savings strategy, trying to reduce debt or both. It can give you a blueprint for taking action; for example, getting a 401(k) match first, paying off nondeductible high-interest debt next and then contributing to your child’s education. These aren’t high finance issues; these are everyday issues.

3) How Should I Invest for Retirement as Well as Shorter-Term Goals Like a Down Payment or Kids’ Education?

How you invest has a lot to do with when you need the money. The longer the timeframe, the more risk you can afford to take, depending on your own feelings about risk. Generally speaking, money you’ll need within the next six to 18 months, like an emergency fund or a vacation, should be in cash. Money for intermediate goals that you may need in two to four years, like a home down payment, might be conservatively invested in bonds. Savings for more long-term goals more than five to seven years out, for instance retirement or college, could reasonably be invested in stocks. Once you’ve answered questions one and two, you’ll more easily be able to pinpoint how to invest for your various goals.

4. What’s the Best Way to Protect My Family and Myself?

A financial plan can also help you

focus on crucial issues like emergency preparation and insurance. Do you have enough cash to cover at least three to six months’ essential living expenses?

When was the last time you reviewed your health insurance coverage? Do you need life or disability insurance, and how much? These are the deeper questions a plan can help you answer to protect your family from the unexpected.

5. When Will I Be Able to Retire, and How Much Will I Need?

As you prioritize your savings goals, retirement should be high on your list, because the earlier you start planning, the better. But planning for when you’ll be able to retire isn’t about saving blindly; it’s about projecting your needs with some degree of accuracy. So back to question one. Your current expenses provide a reasonable starting point to estimate a retirement budget. This will give you an idea of how much you need to save, when you can realistically retire and if you’re on track.

6. What If Something Should Happen to Me? This is the key reason for estate planning -- another concept that many people feel doesn’t apply to them. But we all need to think about who will take care of our children, who will make financial and medical decisions if we can’t do it for ourselves, and how we want our assets and personal property distributed. Again, it’s not about how much but rather how we want these decisions to be made. A financial plan helps keep (SET ITAL) you (END ITAL) in charge so someone else doesn’t make decisions for you.

7. What Am I Overlooking?

There are a lot of pieces to our financial lives. And sometimes it’s hard to see them all, let alone how they fit together.

A financial plan lays them out for you so you can see if something is missing. If

you can work with a financial planning professional, so much the better. A set of trained eyes can help you address any savings shortfalls, improve your budget and save on taxes.

Answers That Go Beyond Money The process of creating a financial plan can be just as important as the plan itself.

It can help you think through and more confidently make life decisions; it can give you the assurance that your family is covered in the face of an uncertain world; and it can help couples be on the same page as they deal with present worries and future hopes. In other words, financial planning can be liberating -- not just for you personally but for your entire family.

There’s a Cat Condo in my house

BY CLAIRE LYNCH Like many people I’ve been spending more time at home these past few months due to the pandemic and I’ve been able to spend more time playing with my cat named Bette Davis. She’s relished the extra attention being lavishing on her and I’ve gotten a kick out if it myself.

She’s played with some new toys and I’ve watched her chase after them, fetch and throw them in the air and actually catch them.

One of the things she’s missed, however, which I didn’t even realize was her cat condo.

The 37-inch cat condo was well broken in and when my family and I rearranged some furniture a couple of years ago we tossed her old cat condo into the trash and never got around to replacing it.

I didn’t give it much thought but recently, watching her want to climb to new heights, I’ve realized that she’s missed it. When doing any home decorating my motto is “less is more” so frankly I didn’t miss it at all.

I’d put up with having a medium-sized cat condo in my living room corner because this cat needed it. Bette Davis liked climbing to the top tier and watching for any passersby or weather changes or curling up in the circular tier to sleep. She enjoyed it.

My prior cat, Kitty Carlisle, wasn’t much of a climber. We got Bette Davis, a black and white tuxedo cat, as a kitten and as she grew it became apparent that this cat was definitely a climber. She likes to hop from the living room floor to the back of my couch. It’s not my favorite place for her to be but it’s definitely a relaxing one for her. Bette, who’s five years old, also likes to jump onto the living room windowsill for the same reason. She gazes out upon the world and daydreams and thinks about whatever cats think about.

I’d never had any cats before getting Kitty Carlisle and Bette Davis so there’s been a steep learning curve for me. As a girl my family and I had a couple of dogs so I learned a lot about their likes and dislikes but I’ve discovered that felines are a whole different breed.

Dogs don’t get a daily urge to scratch their nails but cats do. While scratching their nails they usually stretch the length of their bodies. Cats need to run, jump and climb. Running, jumping and climbing are good because getting exercise helps keep their weight down.

I feel better keeping Bette Davis as an indoor cat because I don’t want her getting into any cat fights outside or dashing into the street but there are times when she’s very bored.

I could see that with my own eyes.

To make a long story short, that’s how I got talked into getting another cat condo. It took some persuading because as mentioned I’d rather have a wide open living room than a cluttered one but my family members kept working on me. And the funny thing about relatives is they don’t give up when they are set on buying something.

Before becoming a cat owner I would have considered getting a cat condo frivolous indeed. It seems so unnecessary and whenever I walk into my living room, seeing the cat in the condo is a funny sight.

The extra piece of furniture seems extraneous but the fact is that she likes looking out, likes feeling the sun warm on her body especially on fall days when the days are shorter so she grabs any opportunity to do some sunbathing. I’ve noticed that Bette likes luxuriating in

the sun and every so often she enjoys taking a cat nap curled up in one of the tiers of her cat condo.

I’ve often laughingly called the cat condo in my living room the “cat’s real estate,” especially when my sisters stop by and eye that contraption in the corner of my living room then comment on it but any cat lover knows how important it is for their cats to get some daily exercise and to have their own space. Some experts say that these climbers like being more at eye level with their owners. They prefer looking out at the world from six feet up rather than being on the

I recently read an article posted on CNN online (9/8/20) written by Skylar Mitchell about the five different types of cat owners. It caught my attention because it does seem as if owners either want their cats indoors or let them go in and out of the house as they please.

It turns out that researchers at the University of Exeter in England did some studies and presented their findings.

They identified five distinctive cat owner perspectives and they noted: 1) people who are concerned protectors focus on cat safety 2) those who are freedom defenders strongly prioritize cat independence and oppose restrictions on behavior 3) tolerant guardians believe outdoor access is important for cats but dislike their hunting

4) conscientious caretakers feel they bear some responsibility for managing their cats’ hunting and 5) laissez-faire “landlords” who were largely unaware of the issues surrounding roaming and hunting behaviors.

This whole description is a wordy way of saying that cat owners can vary greatly in terms of keeping their cats indoors vs. letting them wander outside. I am definitely in the first category because as mentioned before, my cat Bette Davis is kept indoors all the time and I keep my eye on her.

I know several people who let their cats come and go but that outside wandering has risks.

This cat of mine likes to rule the roost as they say and now that she’s got her new cat condo she’s the queen of the hill and the surveyor of the land.

Identity Theft and Social Security

BY TOM MARGENAU Q: My purse was stolen, and now I worry that someone might be using my Social Security number. I called the Social Security office and was told to contact credit-reporting agencies and possibly the police. And they gave me some website to look up. It seems to me they should have done more.

Can’t they just cancel my old number and give me a new one? Was I informed correctly?

A: Yes, you probably were given correct information. When a Social Security card is stolen, so many people just naturally assume it is a problem for the Social Security Administration to resolve. But when you think it through, it really isn’t.

And before I go on, let me give some advice. It’s too late for you. But it may help other readers. There is no need for you to be carrying your Social Security card in your wallet or purse. I haven’t carried my card around with me in more than 40 years. And I’ve never needed it. You generally might need to show your Social Security card to someone if you are applying for a job. Or maybe for some kind of government assistance. So, if you are doing that, then carry your card with you on that day. Otherwise, just keep it in a safe place at home.

The same used to be true for Medicare cards. I never put mine in my wallet, unless I was going to the doctor. But now that Medicare cards no longer have our Social Security numbers on them, that is not such a big issue.

Anyway, back to the story of what the Social Security Administration can do for you in cases of identity theft. As a general rule, the SSA gets involved in your life for three reasons. Their first job is to issue you a Social Security number. Their second job is to keep a lifetime record of all the earnings your employer reports under that SSN. Or, if you are self-employed, to keep track of the income you report on the Schedule SE (the Social Security part) of your annual tax return. The SSA’s third job is to pay you monthly retirement or disability benefits that are based on all those earnings that are posted to your Social Security account. Or if you die, they pay your widow(er) and/or children survivors benefits based on those same earnings.

I don’t want to sound too flip or dismissive about this, but if someone steals your Social Security card, it’s really not the SSA’s problem. To put that another way, there isn’t that much they can do about it.

About all they can do is help you monitor your Social Security earnings record.

If you see earnings posted to that record that don’t belong to you, they can work with you to correct that record.

But I doubt if that is your major concern right now. You are probably much more worried about someone misusing your Social Security number and oth-

er personal information to create credit problems. The first step you can take to getting this resolved is to go to www.IdentityTheft.gov to report the theft and to start a recovery plan. (I am sure this was the website the Social Security people referred you to.) This website is a one-stop resource managed by the Federal Trade Commission, the nation’s consumer protection agency. Or you can call them at 1-877-IDTHEFT. The identity thief also may use your SSN to get a job. That person’s employer would report earned income to the IRS using your Social Security number. This could get you in trouble with the IRS because it will make it appear that you didn’t report all of your income on your next tax return. If you think you may have tax issues because someone has stolen your identity, go to www.irs.gov/identity-theft-central.

Also, you should file an online complaint with the Internet Crime Complaint Center, or the IC3, at www.ic3.gov. The IC3 gives victims of cybercrime a convenient and easy-to-use reporting mechanism that alerts authorities of suspected criminal or civil violations. IC3 sends every complaint to one or more law enforcement or regulatory agencies with jurisdiction. According to their website, the IC3 reflects a partnership between the Federal Bureau of Investigation, the National White Collar Crime Center, and the Bureau of Justice Assistance.

Here’s another thought: You should also monitor your credit report periodically. You can get free credit reports online at www.annualcreditreport.com.

And I’m sure you’ve done this already, but if you haven’t, you should report your stolen purse to your local police department.

You wondered why the SSA didn’t just cancel your old number and give you a new one. That is something that can be done, but it really should be a worst-case scenario solution. In other words, if you have taken all the steps you can to resolve your problems with no luck, a new SSN can be issued to you.

But you should keep in mind that a new number probably won’t solve all your problems. This is because other governmental agencies (such as the IRS and state motor vehicle agencies) and private businesses (such as banks and credit-reporting companies) will have records under your old number. Along with other personal information, credit-reporting companies use the number to identify your credit record. So, using a new number won’t guarantee you a fresh start.

For some victims of identity theft, a new number actually creates problems. If the old credit information isn’t associated with your new number, the absence of any credit history under your new number may make it more difficult for you to get credit in the future.

And finally, here is some more advice

for all readers. Identity theft doesn’t just happen when someone grabs your purse or pickpockets your wallet. Nowadays, it happens more and more online, with scam artists posing as legitimate businesses. I get a dozen such emails every day, supposedly from my bank, my cable provider or one of my credit card companies. They are usually bringing an alleged problem to my attention that requires me to send them account numbers or my SSN to resolve. But there is always some little hint, usually involving awkward language or syntax, that the message is fake. Just today, I got a message, suppos-

edly from my email provider, telling me this: “The Classic version of Your Email is being replaced by a NEW version. It goes FAR in superiority. Click here before you lose your access.” I’m guessing that email, with such clumsy wording and misplaced capital letters, was written by some Ukrainian hacker using some bad Russian-to-English translation software!

What are the most demanded improvments in homes?

ast week’s column discussed an item that current purchasers are looking for and need. Office space has become an extremely important commodity. This has become a critical desire that has become a “must-have” mainly due to the Covid-19 pandemic and what it has created is the specific demand to satisfy those working at home as well as their children being home full time or part-time being schooled and learning via their computers.

Those approximately 400,000 families and/or individuals that have left New York City since March 2020, have specific ideas as to what they need and want in what they are looking for in a home. Due to the increased demand for that group, homes are selling at a much faster pace (if priced correctly) as long as they have what those purchasers need and want. The fact that Long Island and other areas outside of New York City are considered a suburban culture and they have come out of a cacophony of an urban environment, quiet and space has become tantamount to their new lifestyle. Although many schools are not as of yet open fulltime, but working on a shortened or part-time schedule, families are still searching for the most prestigious and highly ranked schools within their budgets, when choosing a community to live within and grow their roots.

In a recent “Kiplinger Report” there are 11 upgrades that buyers are willing to pay for that sellers need to be aware of especially when a home has not been updated in many years. During these unusual times, and with extremely scarce inventory and truly the most cost-effective financing in 50 years these upgrades can potentially provide a situation for earning back more dollars than the cost to do them. However, the cost of labor and not the materials is the most critical factor when determining the overall cost of those upgrades, so one must be prudent and cognizant when determining the bottom line. I have seen people spend an inordinate amount figuring they would

be staying in the home an additional 5-10 years and enjoy those new upgrades only to end up moving much sooner, due to health and/or finances and thereby not making any money on what was done let along recouping their total initial upfront investment.

Sellers should know that most remodeling efforts only increase home values by 50% - 80% of the average project’s costs, according to Remodeling magazine’s 2020 Cost vs. Value report. For example, the average cost of a mid-range bathroom remodel is $21,377. You’d recoup about $13,680 (64%) of that amount during a resale Even though you might have the money right now to make those changes, one must contemplate and minimize the downside by looking at their job and/or business and have a good idea and calculate the possibility of being laid off or that their projected business revenue and profit will be consistent and not necessarily decrease down the line before considering moving forward with any major changes. However, not doing any repairs, improvements or upgrades could also cost you more time and money by having to wait for that one purchaser who would consider doing those things that you didn’t want to do. But you really need to look at the big picture to determine and weigh the costs of your decision. You don’t want to have buyers ricochet off your home to buy another one that is in tiptop move-in condition.

Inaction may cause your home to linger on the market much longer, while still paying your mortgage, taxes, utilities, and especially the cost of heating this winter and whatever additional costs that you are responsible for and the potential reduction in the eventual sale price. This may not be in your best interest to be complacent in not doing what may need to be done. However, these are special and unique times, and due to our extremely low inventory and

the lowest interest rates that have helped create and contribute to an abnormal increase in demand.

Anything is possible and there will be a calculated risk, but you just might get very lucky and have someone who absolutely needs and wants your home due to your improvements that will pay you a premium enabling you to recoup your outlay of dollars and or even earn you a potential profit! It’s also about location, location, and the school district that will help you determine and minimize your risk factor, because the better the school district the better the sale price. Eat-in kitchens and bathrooms are definitely the major items that will assist in selling your home in a heartbeat. As mentioned in last week’s column was a well-appointed laundry room is a big plus. Moreover, a nicely landscaped rear yard for barbecues and relaxing are also greatly appreciated and yearned for by potential buyers.

From my many years of experience listening and understanding homeowners financial issues and specific “needs and wants” one must think outside the box to create a situation to be able to do those improvements by possibly asking your children or a close relative (I know that you may not be comfortable to consider doing or are too proud to ask, but remember it’s family, not strangers) and it never hurts to ask for some assistance and then, if possible to be able to pay them back once sold. Downsizing and reducing the outlay of money, that you may or may not have becomes extremely critical and much thought and planning must go into all your decisions. Be pragmatic and practical in deciding what course of action to take will greatly benefit you going forward. Lastly, after much thought and soul searching that if you have conscientiously decided to do nothing but basic cosmetic changes e.g. painting, de-cluttering and cleaning make certain to request a value

analysis from your Broker to price your home competitively and in some instances aggressively to grab the eyeballs and maximum viewings of those who are willing to do a basic to a total gut renovation! To up the nutrition in a smoothie, try adding flaxseed, hemp seeds, spinach, precooked frozen lentils, cottage cheese or tofu along with your favorite fruit, protein powder and powdered peanut butter.

Q: What’s the difference between a sweet potato and a yam?

A: Sweet potatoes have a thin, smooth skin with flesh that is orange, reddish-orange or sometimes yellow. Yams are typically imported from the tropics and have coarse, brown skin and dry white or purplish flesh. Both are more popular than ever because of their nutrition and versatility in recipes. The root vegetable is low

in calories and high in fiber, vitamin A, vitamin C and potassium. You can serve them mashed, baked, as a french fry or in a pie. Try them oven-roasted with olive oil, garlic, salt and pepper or roasted with an apple, brown butter and fresh chopped sage.
