Syosset Woodbury Chamber discusses housing market, trends BY RIKKI MASSAND
On Thursday May 24th, The Robert Seaman Elementary School student body participated in its annual Red Nose Day. During lunchtime, children donated one dollar for a red nose to raise awareness for child hunger. The children came together and with their donations, contributed to ending child poverty and hunger one nose at a time.

Renovations at Syosset LIRR station On Thursday, July 19th, construction began at the LIRR Syosset Station as part of a Capital Improvement Project. The construction will include adding Wi-Fi service, LED lighting, new bike racks, renovation of the station house, digital signs, USB charging stations, electronic information display columns, and other upgrades. This project is expected to be completed by
fall 2018. “As we move forward in the world, so must our surrounding environments,” said Assemblyman Michael Montesano. “It is great to see the LIRR upgrading its stations to provide a better experience for its customers. I look forward to seeing these upgrades being made to all stations eventually.” During this time, the station
house will be completely closed. A temporary waiting room will be open from 6am to 1pm Monday through Friday with the exception of holidays. Construction will mainly take place between 7am and 3:30pm Monday through Friday. The North Lot will only be accessible from Cold Spring Harbor Road, and access from Jackson Avenue will be closed.
Touching on one of the hottest topics in the New York tristate real estate market, Long Island’s North Shore, was on the agenda as the Syosset Woodbury Chamber of Commerce kicked off the first day of summer and a fresh lineup of its networking and informative events. Syosset resident Patricia Santella of Douglas Elliman Real Estate’s East Norwich office, 6326 Northern Boulevard, hosted the Chamber of Commerce’s business meeting on Thursday June 21. She was joined by fellow Syosset resident and Douglas Elliman realtor, Joan Kimmel, who works out of the Syosset office at 317 Jackson Avenue. Both ladies have collaborated with longtime Chamber director “Trish” Tricia Shannon, an associate realtor with Douglas Elliman’s Syosset office. The Douglas Elliman realty group is not a franchise, as Santella explained the partnership in ownership by “Howard and Dottie” – Chairman Howard M. Lorber, who began with Merrill Lynch’s Long Island Division and expanded with Prudential Long Island Realty becoming a ‘power brokerage’ for Long Island and the Hamptons, and the company’s CEO, Dorothy “Dottie” Herman, who has been named to Crain’s New York
Business 50 Most Powerful Women in New York multiple times. Douglas Elliman has offices in select ‘premium market’ locations in the U.S. In her presentation Santella zeroed-in on the Syosset, Woodbury, Jericho and Old Brookville markets for the Chamber of Commerce audience last week, offering a perspective often unheard and unseen by consuming New York City or Long Island media reports. “In Syosset for the under-$1 million price range there are not many homes on the market for the amount of buyers that are out there. Mortgage rates are increasing which means the buying power is limited…. You are seeing lots of bidding wars and houses going for over-list price and a lot of appraisals not going through. There are many over-$1 million houses around and they are not selling all that quickly….If they are priced right they can go but if they are a little high, they are remaining on the market. Woodbury, Muttontown, Oyster Bay Cove and some parts in north Syosset have the over-$1 million homes,” she said.
