Former Sears building may go off Village tax rolls

Daughney said that the former Sears building may go off the Village tax rolls if it is leased by NYU Winthrop hospital. This would be a loss of about $460,000 in taxes, he said. Daughney explained that several large tracts in the Village of Garden City are not taxable parcels for the municipality including the Waldorf School of Garden City, Adelphi University, Cathedral of the Incarnation, Christ Church Saint Anne’s Parish and the Church of St. Joseph (and their affiliated schools). All churches, schools and religious organizations don’t pay property taxes as they are classified as nonprofit organizations and entities. “I know they’ve started some work at the Sears building (1111 Franklin Avenue) but we as village trustees do not have approval over what goes into Sears but it’s going to be NYU-Winthrop and then, probably it will be off the village tax rolls. That will be somewhere around $460,000 per year off our municipal tax rolls, almost equivalent to 1% of the annual Village Budget (around $59 to 63 million per year). So guess who makes up the rest of that? Resident and commercial property taxpayers,” Daughney said. Estates’ POA Vice President Jeff Minett asked why NYU-Winthrop Hospital as an operator/tenant of the property would be exempt from being on the tax roll, but the hospital is a 501(c)3 nonprofit organization and its Mineola campus holds a 591-bed university-affiliated medical center. Any affiliated offices, clerical or functional spaces to be located within the Sears property would belong to the same organization. He transitioned into explaining the correlations between the costs of green spaces and not-for-profit organizations’ operating in the village and the tax burden shifting largely onto the residents. “We have less of green spaces in this village, and green space or open space depending on who owns it is very expensive for the village homeowners/taxpayers.
