ISG Takes Luxury Living Underground ISG has successfully completed an exclusive luxury home conversion with new build subterranean leisure complex following a £9.5 million project in conjunction with the developers Capital Residential Management Ltd. Located adjacent to Hampstead Heath, 34 The Bishops Avenue fulfils the high end residential remit of the client’s development portfolio, which only includes properties in 13 exclusive postcodes.

Combining complete renovation and refurbishment of a three-storey executive home, with the construction of an 8,900 sq. ft. basement running the full length of the property’s 145 ft. garden, the phased project involved bespoke specification and immaculate finishes throughout.

The impressive basement construction was carried out as part of the first phase, which also included the construction of a garden reception building to link the new subterranean structure to the existing house. During this period ISG was also responsible for delivering a contemporary landscaping design to the extensive gardens, including terraces and water features.

The second phase of the development focused on the strip out, refurbishment and extension of the existing house, the renovation of the property’s guest house and fit out of the new garden reception and basement structure. The high specification leisure facilities contained within the basement include a large swimming pool, sauna, steam room and spa, along with a gym, cocktail bar and a catering kitchen. Access is provided via three lifts and two feature staircases from the main house and the garden reception building.

Working in close collaboration with the client and design team, ISG was responsible for sourcing handmade fixtures and fittings from around the world to realise the vision for this exceptional home.

The project also included a complex mechanical and electrical installation, delivering leading edge AV and intelligent control systems throughout the property.

The Ritblat Building, Hilden Grange Preparatory School Hilden Grange is an independent preparatory school located in the market town of Tonbridge in Kent. It is a day school for children aged three to thirteen, run by the Alpha Plus Group.

Like many preparatory schools in the UK the original school has been operating out of a Victorian building expanding into short- term temporary classrooms as pupil numbers have grown.

Hawkins\Brown was appointed in 2010 to redevelop the school’s facilities.

The school is located on a steeply sloping site within a conservation area and is surrounded by mature trees. The original Victorian building is located on the highest point of the school grounds commanding impressive views of the Kent Weald.

The new scheme restores views of the surrounding countryside, which had been obscured by the addition of temporary classrooms. It makes an asset of the topography of the site by placing landscape at the heart of the estate. External play spaces and circulation form a central spine with wings of accommodation on either side. A sunken centralised dining/assembly hall large enough to accommodate the whole school connects the two wings. Full height curtain wall glazing and doors allow direct access onto external dining areas and outdoor amphitheatre.

With a pitched roof the west wing is redolent of the Victorian building but is contemporary in its use of materials - cedar shingles with matching rain- screen wall cladding. The east wing has an undulating intensive green meadow roof with vertical larch rainscreen cladding.

All aspects of the design are highly impressive, from the individually designed classrooms and specialist areas to the excellent use of the topography and provision of play and communal space between the wings of the building. The attention to detail is also outstanding with a carefully thought out internal and external colour scheme that compliments the buildings educational purpose. At every stage of the project Hawkins Brown were a delight to work with and their involvement also included extensive consultation and liaison with teachers and students to ensure the right outcomes for all concerned.’’

New facilities include specialist art and science classrooms and a library which is organised over several floors accommodating different key stages on separate tiers with external learning and play ‘terraces’ tailored to each age group. Colour is used boldly throughout the scheme to denote different key stage areas and to create an attractive environment to inspire learning.

With the exception of the new assembly/dining hall, which is built from blockwork and concrete, all other new facilities are constructed from Prefabricated Cross Laminated Timber, a modern method of construction which creates well insulated naturally ventilated rooms using a sustainable material.

The construction process is highly efficient, with components being manufactured offsite ensuring that the works could be completed in a single academic year with minimal disruption to the normal school routine. The Cross Laminated Timber is exposed internally allowing the pupils of the school to understand the structure and materialisation of the new facilities.

The new facilities are named the Ritblat Building after Sir John Ritblat, Chairman of the Board of Governors of the Alpha Plus Group. Pupils took occupation at the start of the academic year 2012-13 and the transformative impact has already been acknowledged by teachers of the school.

2013 VMZINC standing seam specification guide

CAB Thrives at Ecobuild

VMZINC’s 2013 standing seam roofing brochure contains detailed guidelines on the design and specification of cold and warm roof installations using six pre-weathered colours.

These include the BBA certified VMZINC PLUS non-ventilated, Compact Roof on cellular glass and Structural Roof on rigid insulation. Factors examined include zinc’s sustainability, its BRE Environmental Profile and relative performance compared to copper and aluminium. Suitable for pitches from 3°- 90°, VMZINC systems have a design life of 80 years, are ideal for complex detailing and can be laid in lengths of up to 13 metres without expansion steps. www.vmzinc.co.uk

There was a danger of bad news fatigue overshadowing Ecobuild 2013 but the well located CAB stand showed no signs of it at all. This was highlighted by the sheer volume of visitors and interest in the Association’s activities and membership opportunities from amongst the 45,000 visitors to the show which included around 40% of CAB’s entire membership who took time out to visit the stand in the North Gallery. This year, the usual CAB Team at the show was strengthened with new CAB Technical Director, Dr Justin Furness, who joined in mid-February. Aluminium’s key sustainability messages were again a key focus of the stand with many visitors choosing to share them on social media networks across Europe and worldwide. Call For Brick Awards 2013 The search is underway to find the best brickwork in action for the 2013 Brick Awards, organised by the Brick Development Association. Entrants are judged on a wide range of architectural design factors including demonstrating the building fabric’s sustainability credentials and the aesthetical choice, blend and bond of brick. The Awards are open to anyone, whether they are architects/designers, building owners, developers, housebuilders, contractors or brick manufacturers. The only stipulation is that the project – unless it’s featured in the Worldwide category – must feature clay bricks or pavers made

by BDA members.

The 2013 Brick Awards will be presented at the Marriott Grosvenor Square Hotel in London on 14 November.

SMI FOR KNX AUTOMATED SOLAR SHADING OFFERS MAJOR ADVANTAGES SMI (Standard Motor Interface) is a standardised system for electrical connections between solar shading products and their drives. The interface allows complete compatibility between the motors and actuators from different blind manufacturers with the SMI logo indicating these have been tested and certified as compatible.

JS Air Curtains is launching the new Invisair concealed air curtain that provides protection from draughts while being discreetly hidden inside a column or bulkhead.

The main body of the unit is fully embedded in the walls or ceiling next to the doorway with the air outlets being the only visible part of the air curtain. The Invisair allows architects and consultants to maintain a minimalistic architectural design to an entrance while still providing the energy savings and internal comfort air curtains offer. Other concealed air curtains on the market have a fascia plate that is flush to the ceiling and into which the air is drawn and expelled. THE NEW BBS BIOMASS BOILER SYSTEM FROM POTTERTON COMMERCIAL New from Potterton Commercial, the Biomass Boiler System (BBS) is a totally new technology being incorporated into the portfolio of Low/Zero Carbon solutions offered by the Baxi Commercial Division “One-Stop-Shop”.

The new Potterton Commercial BBS is constructed from high grade steel and includes fully integrated controls that allow remote access and monitoring of the system via a web based portal. This boiler system can be configured for both wood pellet and also wood chip fuels, depending on the site application. To ensure optimum performance and efficiency the correct fuel must be used. Emissions are minimised by the integral 5 pass smoke purification system. Distinctive features include a vertical flue pipe, water cooled combustion chamber and up to 2,000kW output.

The optimised combustion chamber design allows boiler efficiency at nominal output of 87% and the heat output of individual boiler systems is quickly adjustable with a turn down ration of 30-100%. Front furnace construction and an automated sliding grate system make for ease of operation and vertical boiler pipes reduce the amount of cleaning required through normal maintenance. The further benefit of flexible application derives from the ability to tailor a boiler programme to meet specific installation requirements. RAINWATER HARVESTING – A SOLUTION TO FLUSHING EXPENSIVE CLEAN WATER AWAY….

These self-contained, state of the art CO alarms are specially designed for quick and simple installation by anyone and for low cost of ownership, offering ‘Best Value’ over a 10-year life. Energy saving radiators from Stelrad Radiators manufactured prior to 2000 can be up to 50% less efficient than modern radiators, due to the increased surface area of newer radiators and the improved convection fins. Modern radiators also offer more energy efficiency because they heat up more quickly than older radiators, due in the main to lower water content – typically around 24% less water in modern radiators than those pre-2000. The recent arrival of the first serial feed radiator in the UK – the Radical from Stelrad - which offer 50% more radiant heat than a standard parallel feed radiator, 23% faster heat up and 53% hotter front panel with significantly less heat loss from the back panel - and a 10.5% reduction in energy bills – has revolutionised the benefits available from radiators in 2013.

This new serial feed radiator has been independently tested by KIWA and they have given it a certificate of 10.5% energy saving, which translates straight to lower heating bills. These serial feed radiators work equally well with traditional boiler driven heating systems and with renewable systems – such as ground source and air source heat. ARMACELL UK BRINGS SELF SEAL PIPE INSULATION PRODUCTION TO OLDHAM The self-adhesive tube version of leading elastomeric pipe insulation product Class O Armaflex is now being manufactured and supplied directly from Armacell’s UK plant in Oldham. New production lines and expertise have been brought in-house for applying the self-adhesive strips and tapes to ensure greater control over quality, stock levels and lead-times for future supplies. Bringing the production to Oldham has also led to an increase in the local production team by four in order to carry out the new processes.

The Class O Armaflex Self Seal pipe insulation product is fully slit longitudinally along the length of each tube, with two strips of double sided self adhesive tape pre-applied to both of the slit surfaces. The product is specifically designed to provide high performance insulation where fast, secure installation is required.

It is also ideal for applications where working space is restricted, with Class O Armaflex Self Seal easily applied to existing pipework by simply fitting the tube onto the pipe, peeling back the protective covering strips from the self adhesive tapes and pressing the seams firmly together to achieve a dirt/moisture proof seal. Trend Controls Optimises Energy Savings For The Brunei Gallery At SOAS, University Of London When SOAS, University of London resolved to lower carbon emissions and save money on its prestigious Brunei Gallery, incoming head of energy management for SOAS, Stephen McKinnell commissioned Trend Controls to carry out an energy audit and put measures in place to optimise its existing Building Energy Management System (BEMS). With a clearly defined set of objectives in mind he contacted Trend Controls and commissioned an energy audit.

James Dauncey, the company’s senior engineer, and Stuart Kuy, its field service engineer, visited the site to review how the building was being used and identify ways to make improvements.

After the initial visit a full report was produced that contained an executive summary of the team’s findings alongside detailed financial information about the recommended remedial work.

The audit discovered a number of issues, including setpoints that were incorrectly configured and were in fact operating the heating system when the building was closed. After assessing plant such as boilers, air conditioning and pumps, the two chillers were identified as an immediate cause for concern, as they were highly inefficient and not operating correctly. It was decided that the best course of action would be to replace them with a single more efficient model.

There were also a number of failed motorised valves that had to be replaced, and the air handling plant was made more efficient by installing variable speed drives on the fans. The outstation controllers were also upgraded from Trend Controls’ IQ1 to its IQ3 devices, which offered expandability to enable the use of remote I/O modules for up to128 points. A Trend Controls 963 Supervisor is the brains behind the system and provides a real-time user interface for The Brunei Gallery’s BEMS. By working closely together, Stephen and the team from Trend Controls employed a number of other energy saving innovations to increase overall energy efficiency. The building now uses less than half the gas and 20% less electricity than it did previously, its DEC operational rating has gone from G to C and it is helping SOAS to reach its challenging CO2 reduction targets. www.trendcontrols.com/en-GB Enquiry No 26

A fresh solution from SE Controls for Birmingham City Council offices Birmingham City Council’s award winning office development at Woodcock Street is using an advanced natural ventilation solution from SE Controls to create a comfortable environment for staff and visitors while enhancing the building’s sustainability credentials by reducing energy consumption. A key focus of the building’s design was the use of a wide range of sustainable technologies to minimise energy consumption and reduce its carbon footprint. In addition to rainwater harvesting, a ‘brown roof’ wildlife habitat and photovoltaic panels, SE Controls’ natural ventilation solution also played an essential role in helping achieve the energy reduction targets.

SE Controls supplied, installed and commissioned the extensive natural ventilation system, which involved 562 TGCO chain and tandem type actuators together with 101 OS2 type 22 controllers to ensure the precise operation of automatically opening windows and vents within the workspace and four atria, which are managed by the building’s integrated BMS. The natural ventilation system’s operation is also enhanced by the construction methods used with the building. Using steel framed construction and steel floor beams with 200mm thick hollow cellular core concrete floor planks, the design optimises the building’s thermal mass to enable the temperature to be managed without additional external cooling. The natural ventilation system is also used to ‘night purge’ the building, allowing cooler air to enter and cool the hollow beams. Timoleon Under-Floor Heating Installed In Grade II Listed Country House When the present owner purchased this magnificent and imposing grade II listed country house situated in Dorset, which was originally built in the seventeenth century, his first priority was to restore the building to its original state.

However with respect to the central heating the owner decided to modernise by installing under-floor heating on the ground floor and the first floor, whilst keeping some of the old style cast iron radiators.

The ground floor had to be reconstructed as the old timber joists were past repair, so a solid concrete floor was laid. At this stage the owner called in local plumber Holton Plumbing Services Ltd. of Poole to assist with this project.

Timoleon Ltd., specialists in all aspects of underfloor heating, were asked to produce detailed designs for heating the ground and first floor; the plans submitted included Timoleon's Staple System, ideal for the new screeded ground floor and the company’s award winning LowBoard for the first floor.

The Staple system on the ground floor provided a quick, flexible method of installing under-floor heating onto a screeded floor. The Timoleon gridded insulation was laid onto the sub floor, the 18mm, PE-RT pipe, at 200mm centres, was then stapled onto the insulation with barbed staples, which can be done by hand or Stapler, following the grids clearly marked. Once the pipe work had been pressure tested, a screed was applied and the final floor coverings of carpet tiles, flagstones and timber were layed.

As on the first floor there was a need to maintain a low level, the Timoleon LowBoard was ideal, giving an overall height of only 13mm. The LowBoard panels were laid on top of 25mm plywood panels, which in turn were laid on the existing joist. The LowBoard panels are made from moisture resistance MDF with an aluminium layer on the underside, which helps spread the heat upwards into the room. The panels are pre-routed enabling the installer to gently tread in the 12mm PE-RT pipe swiftly and with little effort. 6mm ply was laid on top of the LowBoard followed by carpet on the majority of the first floor. www.timoleon.co.uk Enquiry No 28

BSRIA Tests For Part ‘F’ Failure Testing of domestic ventilation systems under Approved Document F of the Building Regulations has been compulsory since October 2010. Unfortunately it has proved a nightmare for the construction industry with a ridiculously high percentage of failures.

BSRIA Compliance, a company dedicated to testing to prove compliance to the ever more stringent requirements of the Building Regulations, lays the initial blame for these shortcomings on a mixture of poor design, but mainly a disappointingly poor standard of installation, but also points out that the testing methods originally used [and in many cases still in use] can be wildly inaccurate unless proper corrections are taken to account for the idiosyncrasies of each system and the appliances they use.

The latter contention was supported in a recent workshop organised by Modern Built Environment, which quoted the measurement of ventilation performance as the most significant deficiency in Building Performance measurement. BSRIA maintains that there is a domestic ventilation testing procedure that is simple, quick and accurate, using the most appropriate equipment, a Power Flow Hood.

The Hood contains a fan that rotates at a controlled speed allowing the unit to achieve a zero pressure balance usually within 4-20 seconds when placed over inlet or outlet.

This ‘unconditional’ test method overcomes the problems inherent with site-specific conditions such as fan types and adjustments, airflow direction and instrumentation characteristics. The Flow Hood is an air volume flow meter designed to eliminate back pressure and turbulent flow effects. It is based on a zero pressure method that compensates for the resistance of the measuring instrument and the characteristics of the air distribution system.

It also senses air flow direction so that the unit can be used for supply or extract purposes without any configuration change. It sounds simple and indeed it is, providing an easy solution to what has proved a thorny problem for many builders large and small as the BSRIA team, that has been successfully testing on site for Part ‘F’ compliance throughout the UK, can confirm. Returning to the reasons for failures in domestic ventilation systems BSRIA maintains that most problems arise poor workmanship. Although fan manufacturers design their fans to comply with Regulations these frequently fail to operate to their stated performance due to poor installation particularly when flexible pipework is used. Part ‘F’ failure rates here have been quoted as high as 95% and in one recent case six metres of flexible pipe had been stuffed into a wall cavity predictably preventing all circulation. While this example is extreme it is symptomatic of the lack of care taken to support flexible pipe and maintain clear air flow.

BSRIA is in process of producing a guide to the accurate measurement of airflow rates and it is to be hoped that this will aid the industry in correcting the present, almost farcical, failures to comply with Approved Document F. www.bsria.co.uk Enquiry No 29

Affordable ‘Green’ Energy For The Shaftsbury Stately Home St. Giles House in Wimborne St. Giles is the main dwelling on the Shaftsbury Estate and is one of Dorset’s truly grand houses. The “first stone of my house at St. Giles” was laid in 1650 by Sir Anthony Ashley-Cooper, who was later to become Lord Shaftsbury on his appointment as Lord Chancellor of England. Although much altered over the years, St. Giles House remains as beautiful as it is impressive. Unfortunately neither energy conservation nor efficient heating were priorities with 17th Century architects, so that fuel bills had become alarming in this modern age when conventionally generated energy prices spiral ever upwards and the carbon footprint for St. Giles was also approaching the size of a seven league boot. Consequently, when a major renovation of the house was planned, isoenergy, expert in all forms of renewable energy, was asked to design a system that would provide hot water and central heating more cheaply as well as being considerably more ecologically sound. isonergy’s full brief was to use renewable energy to produce heating and hot water, to reduce the house’s fossil fuel dependency and its carbon footprint, to reduce running costs substantially and to achieve these aims making optimum use of Government grants and subsidies. The company’s eventual design was for a hybrid system utilising the lake in the grounds as the prime energy source for hot water & heating boosted by solar thermal panels on the roof of the main house. In addition the house’s walled garden [those gardeners knew the sunniest places] proved the perfect site for a line of 168 photovoltaic ground mounted panels, each panel capable of producing 190Watts of electricity.

The choice of the lake as the prime energy source was a natural one since water is the most effective and reliable heat provider through the year. A 3,000 metres closed loop energy collector containing an anti-freeze solution was sunk to a depth safe from boats and fisherman. Having absorbed heat from the lake, the liquid in the loops is passed to three manifolds on the shore and thence led up to the Plant Room

in the house via a 90mm plastic pipe. Here it enters two super efficient Viessmann Vitocal Heat Pumps linked in a master/slave conformation and each with an energy capacity of 45kW. By a sophisticated heat exchange process involving the pumps’ Compliant Scroll Compressors, the heat input is squeezed up to a temperature suitable for the house’s hot water. The energy then passes into two linked doubleskinned cylinders each of 1,000 litres capacity, one for central heating the other for hot water requirements, while the original input liquid, now at a temperature close to zero, is re-circulated back to the lake.

One of the advantages of the ISO system is that the various renewable energy elements combine effectively so that the roof mounted solar thermal panels with a surface area of 16 square metres and a potential 12kW output cuts in whenever the weather permits to increase the temperature in the hot water cylinders and reduce the requirement from the lake-fed system. The PV panels arrayed in the walled garden with a total output of 32kW, serve a different purpose. Initially fed into St. Giles House’s electrical system [including of course meeting the electrical needs of the Viessmann heat pumps] the panels then provide an income via the Feed In Tariff [FIT] of 34.5p per kilowatt hour of electricity passed into the National Grid.

The isoenergy remit to provide renewable resources for heating and hot water are clearly met and, thanks to the high efficiency rating of the heat pumps and superior insulation on the hot water cylinders, carbon emissions have also been sharply reduced. That leaves us with the energy savings to be expected when the house’s renovations are done and the system comes into full operation. The saving in fuel costs is confidently predicted to be around £16,000 per year, mainly from the underwater sourced heat pumps. That is impressive enough but when annual subsidies [partly estimated until the Renewable Heat Incentive Phase 2 is in place] of well over £21,000 are added, the figures are truly remarkable. A class act from Total Glass at Lostock Hall Academy New thermally-efficient aluminium windows and doors have been supplied and installed by fenestration specialist Total Glass as part of a major refurbishment project at Lostock Hall Academy, a secondary school near Preston.

Working with main contractor Link Contracting, Total Glass fitted 91 ‘A’-rated windows and six doors, manufactured using the Comar 5Pi ECO externally-beaded system, in the 1960s Arts and Science block. These replaced old single-glazed PVC and Crittall steel windows.

On three elevations, the frames incorporated Super Neutral 62/34 toughened 6mm argon-filled double glazed units. Windows on the overlooked fourth elevation were supplied with tinted Guardian Silver-grey 32 toughened 6mm argon-filled units for greater privacy.

Extensive works to the timber-framed building, which had to be scheduled around the school hours, weekends and school holidays, also included upgraded thermal insulation and a new brick skin with external cladding and Trespa panels.

Pioneer House, Dewsbury - Victorian Grade II Listed Landmark Building Histoglass have supplied their extremely thin high-performance double glazing system for the Victorian, Grade II Listed landmark property Pioneer House in Dewsbury.

Pioneer House has dominated Dewsbury’s skyline since 1878 when it was built for Dewsbury’s Pioneer Industrial Society as a place from which to sell its produce and wares. There have been a wide variety of tenants over the years including a theatre, library, French-polishers, butchers, cobblers and a restaurant.

Kirklees Council have required the prior owner to sell the building in order to protect the building from further decay and they are working with The Princes Trust to revamp the building and bring it back into full use.

The window project includes more than 200 original windows to be rot repaired, draught-proofed, re-glazed and renovated. There is a variety of sash windows, casements and doors.

Most existing windows have a rebate depth of about 22mm allowing more than enough space for the use of the Histoglass D13 System. In the case of Pioneer House, Histoglass advised Aedas architects on the use of the D13 System, which has a spacer bar of 6mm and an inner and outer pane of 3mm, achieving a U-Value of 1.5. Compared to the approximate U-value of 5.6 of the existing single glazing, this will make an enormous difference to the heat-loss through the glazing.

Many Victorian buildings have curved units in the top sash and that’s no different in Pioneer House. As the main purpose is to maintain the existing window frames, many units were made to template to fit the frames perfectly. Histoglass worked closely with Sash Windows Northwest Ltd to achieve the highest possible quality.

In critical areas, toughened inner and outer panes were used. The beauty of the Kitemark stamps for toughened glazing is that we now put them as a line stamp on

the edge of the pane, so that, once a pane has been installed, the stamp disappears behind the putty or bead. “Little details like these are very important to us”, Michiel Brouns, Managing Director of Histoglass explains. “We supply the ultimate thin double glazing in both aesthetics and quality currently available on the market and we achieve this by our relentless drive for quality and attention to detail. The spacer bar, for instance was coloured in RAL 9001 to perfectly match the colour of the paint work on the frames.”

“Although the quality of Histoglass glazing is re-enforced by our long track record, our units have the distinction of being the only IGU’s to achieve all 6 parts of BSEN 1279, the harmonised British /European standard for gas filled insulating glazing. The CE Certificate is available on our website.”

Michiel Brouns continues by saying that “…the Histoglass Thin Double Glazing System has been around in Germany for almost 30 years and the projects in which this system has been used, are still performing perfectly. Wicona Roof Glazing Contributes To Stunning Performing Arts Auditorium At Yarm School One of the most impressive performing arts centres to be built at a school in the UK features a bespoke roof glazing solution from Wicona.

Designed by Associated Architects and built

by Miller Construction, the Performing Arts Centre at Yarm School in the North East is a major component of the redevelopment of this co-educational private school. The new facilities include a double height entrance foyer with stunning views over the River Tees, a large fanshaped centre for dance and drama, and a fully flexible auditorium capable of accommodating up to 800 people. Here, retractable seating allows this space to be used for a variety of functions, from examinations to concert performances.

The roof to the auditorium has a combination of square and shaped glass panels constructed using Wicona’s WICTEC 50 aluminium roof glazing system, creating a smooth radius of roof lights.

Commenting on the specification of the Wicona system, Barbora Bott, Project Architect at Associated Architects, said, “The use of roof glazing allows us to have good natural light penetrating deep inside the auditorium, and was a unique arrangement for this project. Light was important because the space has a range of functions. The WICTEC 50 system gave us the benefit of a bespoke roof

glazing solution with slim sections, excellent thermal performance and outstanding aesthetics. It complements both the vertical glazing on the project and the extensive use of wood finishes in the theatre very well. The end result is very effective.”

The WICTEC 50 roof glazing option has been engineered to create large unsupported spans and complex shapes such as domes, facets and pyramids on challenging and high specification architectural schemes. The system was developed to be simple to fabricate and install, saving time on site, and has highly efficient drainage, whether the requirement is for sloped glazing or more complex 3D glass roof constructions.

A key design feature is that it uses penetrating transoms to achieve more effective drainage and avoid pooling of water which can result in water ingress.

The WICTEC 50 system is also sufficiently robust to meet project-specific requirements for glazed roofs such as wind and snow loads. It is a dry glazed system for water tightness without the need for sealants, and the WICTEC 50 FP option has a fire rating to 30 minutes. Other options for the system include structural glazing to give the roof construction the appearance of uninterrupted spans of glass, and integrated flush pressure plates which are less visible for further aesthetic appeal.

Senior's Contribute To BREEAM's Success Despite the recession BREEAM continues to grow as specifiers understand the need to embrace sustainability. By using a large area of Hybrid Curtain Walling, with Cedar Wood Brise Soleil and north-facing Rooflights, the new store maximises the best use of indirect natural light. Not normally utilised in a retail environment, the use of natural light offers further energy savings which, in turn, helps with the attainment of further BREEAM points.

Style’s High Impact Partitioning for Luxury London Hotel Complementing the stunning interior of the new ME hotel in central London, Style was contracted to divide the main conference room using a number of DORMA Huppe Variflex sliding partitions finished in a striking combination of wood veneer and fabric. Working with architects, Foster & Partners and contractors Mivan, this high specification installation benefited from Style’s careful attention to detail, delivering a high quality partitioning solution that allows the 300-guest ME Room to be divided into multiple facilities capable of accommodating much smaller groups.

Perfectly offsetting the wood veneer and fabric finish to the partitioning, stainless steel foot plates protect each panel when in operation.

Style also incorporated a Flush Telescopic Panel giving each moveable partitioning wall a seamless line when in place, ensuring no section juts out where the final connection is made; a feature that makes a vast difference when the elegance of a room is vital. Providing easy access between divided rooms, Style installed both a single and double pass door into the moveable wall.

DORMA Huppe Variflex partitioning system has the advantage that the panels are constructed separately from the frame, allowing far greater scope for creative interior design. Mosaics Get The Blues In Latest Best Collection The peacock, a favourite artistic motif that dates back to ancient Greek and Roman mosaics, which was popularised again by the Art Nouveau and Art Deco movements, is the inspiration behind artist Veronica Tommasin’s latest designs, for Trend’s inimitable glass mosaic ‘Best Collection’. Composed of thousands of micro mosaic tesserae, in the classic tradition, Tommasin’s designs are translated by Italian tilemaker Trend into decorative mosaic modules, using digital technology. To achieve the exact shades envisaged by the artist, Trend has even produced two new fused glass tiles, Brillante 276 and Brillante 277, which are rich, dusty Wedgwood blues.

Featured for centuries in mosaics, frescoes, paintings and graphic art as a symbol of wealth, beauty, royalty and rebirth, the peacock has also been depicted by such comparatively modern names as William Morris, James Whistler and Aubrey Beardsley. Following a strong artistic tradition, Tommasin’s Peacock combines this regal creature with a floral motif in an ornate repeat pattern, creating a sumptuous Wedgwood-like effect. It incorporates just five different 1 x 1 tile colours and is supplied in modules of 105cm x 158cm in size, for combining into murals or using as mosaic panels.

Trend’s new Best Collection ‘artistic decorations’ comprise Peacock, a Peacock White variation, and an almost equally favoured floral motif, Gardenia. A refined exercise in style, the deceptively simple Gardenia design is made up from a total of 17 different Vitreo and Brillante 1cm x 1cm tile colours in the white-blue spectrum.

Gardenia features a simple flower motif emerging from the background colour, the use of seventeen different Vitreo and Brillante designs emphasising the precise rendition made possible by modern computer techniques. Measuring 158cm x 158cm, each Gardenia mosaic module contains nearly 25,000 individual tiles, although thanks to the polyurethane web backing these minute tesserae are comparatively quick and easy to install, with a perfect finish assured.

Granite Transformations Helps Double The Kitchen In TV Project It's tougher than ever for homeowners to move up the property ladder, which has prompted most people to adopt an 'improve not move' mindset, focusing on home improvement instead. Channel 4 series 'Double Your House For Half The Price', hosted by Sarah Beeny, takes this one stage further, showing viewers how to make the most of property they already own, by extending every which way and maximising their living space.

Living in what Sarah Beeny described as 'an undersized home for quite a big plot', Mark and wife Francesca took the TV programme's advice and added huge extensions at the side and rear of the home, virtually doubling its size and adding substantially to the value. The kitchen was brought through into the rear extension, creating a huge open plan living space with bi-fold glazed patio doors and a large roof light admitting massive amounts of natural daylight.

Home makeover experts, Granite Transformations, which makes and installs replacement work surfaces and cabinet doors for kitchens and bathrooms, is at the forefront of the 'improve not move' trend, typically transforming customers' properties in just a day or so. Thus it welcomed an opportunity to become involved in an expansive rebuild project for Double Your House., supplying its best-selling Black Star worktop material and Brillante 'mosaics on a mattress' splashbacks for a major kitchen extension in Hinckley, Leicestershire.

Mark was looking for something 'black with sparkles', which more or less described Black Star, a deep black recycled glass finish with fragments of mirror fleck that actually sparkle under halogen lighting.

As with all of its domestic makeovers, Granite Transformations' own fitters undertook the installation work, first measuring up and templating the worktops, then carrying out the installation work and laying the mosaic tiles, all within a single day, in line with the tight filming schedule. The high recycled content of the composite glass surfaces, including the mosaic tiles, also attuned with Mark's interest in 'all things green', additionally demonstrated in solar roof panels and eco-friendly underfloor heating installed in the new extension.

The finished effect is supremely stylish, whether viewed from within or outside the glazed extension, and Mark, Francesca and show presenter Sarah were highly satisfied with the outcome. Stannah – creating access to Arts & Entertainment A Stannah Midilift XLplus platform lift is making sure that people of all mobility levels can access the varied arts and entertainments on offer in the recently renovated John Peel Centre of Creative Arts in Stowmarket, Suffolk. SIKA SARNAFIL IS BIM READY Sika Sarnafil is Building Information Modelling (BIM) ready and has become the first flat roofing brand to add its objects to the national BIM Library. VMZINC Standing Seam For Youth Centre ‘Caterpillar’ Roof The landmark £4.7 million lottery-funded MyPlace Havering youth centre project, designed by Jacobs Architecture, is one of few buildings in the UK so far to achieve a ‘zero carbon’ rating.

Jacobs' sustainability engineers were tasked with ‘maximising the site's potential' by building it with the lowest-possible carbon footprint.

Tasked with meeting such demanding environmental and sustainability criteria they specified a standing seam VMZINC, caterpillar-shaped roof in pre-weathered Quartz-Zinc®. This provides a highly distinctive feature in its own right while complementing the exterior timber façade, aggregate cladding panels and exposed beams. The building has also achieved a BREEAM ‘Excellent’ rating.

Senior Project Architect Shelley Smith commented, “The council’s aspiration was for the building to be out of the ordinary, so we suggested it should be ‘zero carbon, with the electricity generated through use of solar PV panels on the roof. The concept received widespread support, with the local authority meeting additional costs beyond the grant received from the Big Lottery Fund.

The additional £200,000 covered higher specification windows, photovoltaics and insulation. We went for a passive design approach to minimise the operational energy used, so the building has 250mm wall insulation, thick foam panels on the zinc roof, and high-spec double glazing. The roof overhang has also been designed to provide solar shading”.

The architects developed a brief with stakeholders who, in addition to primary users included a local radio station, Link FM, and the Prospects graduate careers centre. Shelley Smith added, ‘I met about 15 teenagers aged between 14 and19 and worked the design through with them. The caterpillar came out of 3D modelling but it is also a metaphor for what it provides - change and development.”

Due to the combination of sustainability, low maintenance and colour retention VMZINC preweathered roofing and façade systems are now specified for projects of extreme diversity.

Foremans Supplies Interim Classrooms To Help Meet Increasing Demand For Primary School Places In London Foremans Relocatable Building Systems, the UK’s largest supplier of pre-owned Portakabin buildings, has supplied two interim teaching buildings to primary schools in the London Borough of Newham, just eight weeks from receipt of order.

North Beckton Primary and Colegrave School each had a need for two self-contained temporary classrooms while redevelopment works are carried out to meet the rising demand for school places.

North Beckton Primary has been taken from two to three form entry, increasing the number of places from 60 to 90. A double classroom block is now in use for the next two years until a new permanent building is constructed.

The Building Surveyor at the London Borough of Newham, added “Foremans was recommended to us from another authority who had a similar requirement for good quality interim primary school teaching accommodation. We are very pleased with both buildings, which certainly don’t look or feel second hand, and are a costeffective alternative to new. I am pleased to report the buildings’ installation was also safe, controlled and problem-free.”

The buildings for both schools were delivered just eight weeks from receipt of order and were installed outside term-time to avoid any disruption to teaching. Each building comprises two classrooms, which were delivered to site around 70 per cent complete, further reducing time and disruption to local residents.

Established in 1992, North Beckton Primary is a county co-educational primary school, taking children from the ages of three to 11. There are two classes in each age group, apart from reception which now has three forms to meet changing local demographic needs.

OPINION|Energy efficiency Energy efficiency: a platform for innovation Jayne Law, MBE, Dow Building Solutions UK and Ireland “When I first entered what was then a rather limited thermal insulation industry, over twenty five years ago - selling STYROFOAM extruded polystyrene insulation to architects and end users of all types - I was amused by the fact that as a nation we were insulating many agricultural buildings far better than any new properties built for human occupation.

But it’s far from all doom and gloom. Government departments such as the Department for Energy and Climate Change (DECC) are thankfully taking the issue very seriously. I am pleased to say that over the recent decade or so energy efficiency has become an integral part of any new building for human occupation.

Don’t get me wrong, I didn’t begrudge the chickens and pigs a warm bed for the night, but they, or their chicks and piglets, didn’t have to worry about the cost of turning up the thermostat to cope with cold snaps: after all, at Dow we were busy helping to wrap their sheds with cosy SYTROFOAM!

There are of course more steps to take before we can consider our work done, but we can thank pioneers such as the Association for the Conservation of Energy, whose bold efforts have brought about changes in legislation and helped to establish what is required for continued future improvement.

Subsidies no doubt helped, but along with animal welfare, energy costs were of primary importance and the main driver for the farmer. Let’s just say, common economic sense prevailed!

Over the years, the construction industry began to make progress and the use of thermal insulation began to take shape. However, until more recently, its use was pretty limited. Back in the 80s, pioneering property developers installed 50mm of fibre in the loft and 25mm of board foam into cavity walls. It was good news, and a step in the right direction (considering there was no legislation driving it – only a document asking them to make ‘reasonable provision’ for the conservation of fuel!). However, it’s worth pointing out that at the same time the piglets were snuggled up with 80mm thickness of insulation!

As with the farmer back then, the burden of energy costs are catching up with us all, and fast - at home, in the office we work in or at our manufacturing facilities. Here in the UK, we really shouldn’t be facing the fact that more people are being pushed into fuel poverty, which of course has its own impact on health and well-being. In short, unless things change, energy costs threaten to become the enemy of financial freedom for a significant section of the population and a competitive burden on the UK as it competes in a global economy.

Farmers saw the benefit of improved energy efficiency because they were paying the energy bill and wanted their animals to thrive. But, think about this - building designers, developers or contractors rarely pay the energy bills. It’s a shame, but it’s fact that it takes progressive legislation to increase energy efficiency and make a change that will, at some time in the not too distant future, mean that the owner or occupier of a newly built property will not be burdened with escalating energy costs.

Buildings last a long time and many of our families, friends and neighbours are still living or working in old, poorly insulated or even completely uninsulated buildings. However, the framework to make real change is here and now. The noise is louder than ever before, and not just within government and industry: people around the UK are finally talking about energy efficiency of the buildings they occupy.

This means that an opportunity for British industry is unfolding, not just in the construction market, but the manufacturing industry, the chemical industry, the services industry, the energy sector, and beyond. The prospects for growth in my specific industry – thermal insulation - are better than ever.

So what role can innovation play?

As a manufacturer of thermal insulation products we’ve

been developing ever thicker products that deliver more insulation ‘power’. We are seeing the tide turn. In the past, thermal insulation had to fit with building methods, but now for the first time, building methods themselves are changing because of the demand for greater insulation thicknesses.

We’ve also made strides in the processes we use to manufacture insulation materials. We at Dow take carbon dioxide from industry and use it a blowing agent to produce our foams, bringing major environmental improvements.

But let’s face it, apart from overcoming some mechanically challenging production limitations and technical hurdles, that’s really as far as we’ve got: the biggest opportunity is yet to come if we are willing to embrace it.

If we want thermal insulation within the construction industry to up its game and create the next generation of insulation products and solutions, then we in industry must play our

part and rise to the challenge. Those who dare will win – those who invest in new thinking, in research and development and ultimately in new production methods are the future.

My dream is for the next generation of insulation to emerge as being painted on, wrapped around, unfolded, or stretched into place. And to me that is the day the thermal insulation industry will have truly entered the 21st century and come of age.

So the opportunity to really innovate is finally with us. If we in industry embrace it, we become creators, leaders, exporters, winners in a whole new world of energy efficient solutions.

The new home, office, school or hospital of this decade – with true commitment to building regulations and progressive legislation - will need walls consisting of at least 200mm thick thermal insulation. And all around us, old buildings need to be re-furbished to that standard too.

However, in order to be practical, that 200mm thick of thermal insulation will actually need to be 50mm or far less, yet offer the same thermal performance. It’s now time for a step change in science, in attitudes, in investment and joint government-industry commitment to make the difference.

Thanks to DECC and initiatives such as the Green Deal and ECO, we in industry have the platform: so let’s not waste the opportunity.”

One project where lean offsite manufacture and just in time delivery of M&E components have all helped to deliver a cost-effective, efficient and safe build solution was at the HMP Oakwood, formerly known as HMP Featherstone F2. For this new £200 million new prison facility in Wolverhampton, BBES’ offsite approach has seen a saving of a massive 75,000 man hours on-site along with associated build efficiencies, consistent quality, waste reduction and safer working conditions.

As part of the project, Modular Systems + also delivered a fully modularised energy centre to provide a number of sustainable building service systems, including four 0.35MW dual fuel boilers, a 1.0MW biomass boiler and combined heat and power unit. Sustainability was fundamental throughout the design and delivery of the project, as well as being a key objective in the building’s long term performance.

Working for main contractor Kier Construction and client the Ministry of Justice, BBES secured the £54 million mechanical and electrical contract for HMP Oakwood by demonstrating that it could save both time and money, as well as providing a safe approach, by integrating its Modular Systems + team as part of the carefully considered delivery programme.

It has been calculated that through offsite modularisation of M&E components, man hours on site were reduced by approximately 50% when compared to a traditional M&E approach. Not only does this have a significant impact on build cost, it also played a role in helping create safer working environments for all concerned, with components fabricated in a controlled environment rather than on site.

Lean, green prisons As part of the HMP Oakwood project, a number of components were assembled off-site at the Modular Systems+ facility, including fully serviced four-storey risers, electronic water control panels and ‘plug and play’ underfloor heating pipe work. A huge undertaking, this was the first time this innovative approach has been used in a UK prison but the results speak for themselves.

PHP Architects of Northampton specified Sureclad ceramic granite ventilated cladding in two contrasting colours and textures to provide a dramatic outer envelope for this landmark building, the first of five city centre 4-star hotels that Hotel La Tour is hoping to open across the UK . of Over 4300m2 prefabricated ceramic granite has been installed in conjunction with a Sureclad Access System, with gleaming white facades in natural travertine effect finish providing a striking counterpoint to the highly polished black ceramic granite elevations and the hotel’s darkened glazing.

Shackerley’s ceramic granite was specified for its attractive premium quality appearance, strength and hardness, durability and low maintenance properties. It has the aesthetic appeal of naturally hewn stone but is an engineered material with none of the flaws and weaknesses of granite or marble.

The facade panels were supplied in a 1200 x 600mm format, Shackerley’s most cost effective module, and were prefabricated off site at the Lancashire manufacturer’s ISO 9001 accredited production facilities. Each ‘installation ready’ panel was fitted with metal straps secured by a stainless steel undercut anchorage system to facilitate rapid installation in conjunction with Shackerley’s patented Sureclad Access System.

KEMPER SYSTEM TRANSLATES TO DURABLE SOLUTION AT SECONDARY SCHOOL A school in the West Midlands now exceeds building regulations for thermal performance thanks to the installation of a new Stratex warm roof from Kemper System. Barr Beacon School in Walsall boasts several buildings on campus, each of which has existing insulation and a felt roof.

Water ingress in some areas of the roofs led to a decision to refurbish and upgrade the roofs, comprising a combined area of around 18,000m2.

Roofing contractor, Cooper Roofing, was brought in to carry out the work and specified Kempertherm insulation board from Kemper System along with the roofing specialist’s Kemperol V210 cold liquid-applied waterproofing membrane.

The existing roof membrane acted as the vapour control layer for the new roof and 123mm Kempertherm insulation was bonded directly onto the prepared substrate. This was then coated with Kemper System’s D Primer and, once the primer had cured, Cooper Roofing applied the Kemperol V210 liquid waterproofing.

The V210 resin saturates a flexible reinforcement fleece, which is laid in a single process and cures to create a strong, flexible and durable waterproof membrane that cannot delaminate.

Cooper Roofing completed the installation by stripping back the gutter areas where a new vapour barrier was installed, and creating a clean edge with a new GRP trim.

Sika’s grand achievements in weston-super-mare Sika has supplied a range of solutions for Weston-Super-Mare’s award winning Grand Pier. Commented Tom Forsyth, Sika’s Target Market Manager for Concrete, “During the reconstruction concrete had to be pumped from the shore to the pavilion across a distance of 400 metres whilst retaining a high consistence and strength without segregation.” Luckily Sika’s expertise, along with the skill of its concrete supplier Bristol and Bath Concrete, proved to be the perfect solution.

Sika Stabiliser 4 and Sikament Boost Pak were added to the concrete to prevent segregation and to allow the concrete to be successfully pumped and placed at the pier’s end. In addition the pier’s platforms, terraces, and balconies required a waterproofing system that would withstand the harsh coastal elements, including water and wind uplift. CELOTEX INSULATION HELPS CREATE THERMALLY EFFICIENT HOME During the conversion of a Grade II Listed Water Tower into a high specification home, Andy Critchlow, Director of AEW Architects was faced with the challenge of how to create a thermally efficient building from a structure that when originally built was never intended to be a home.

Celotex supplied its TB4000, GA4000, XR4000 and FF4000 throughout the ground floor as well as three additional floors, along with all external walls and stud walls, the roof and a new extension. Celotex TB4000 was used in the lining of the tower walls and GA4000 was used between the studs of the new wall. Ideal for installations with underfloor heating, Celotex FF4000 was supplied for the ground floor. In the two additional floors, Celotex TB4000 was specified as it offered low emissivity foil facings and has been developed to eliminate the common occurrence of localised thermal bridges and greatly reduce heat loss. BREEAM Excellent Student Accommodation 3,000 metres of Ancon brick support angle and over 800 Ancon windposts have been supplied to the construction of new student accommodation at the University of Liverpool’s Chatham Street campus.

The project has been designed, by Stride Treglown, to be BREEAM Excellent. The concrete frame with traditional brick cladding provides the buildings with thermal mass, which will moderate temperature fluctuations and minimise heating and cooling costs during occupancy.

Construction of the attractive façade, thought to be one of the largest brick packages awarded in the UK in recent years, involved the support of masonry at every floor level by an Ancon stainless steel support system. Sika Fibre Concrete on Track in Blackpool A special concrete mix incorporating Sika admixtures and Novocon steel fibres was an important ingredient in the £100 million major refurbishment of the Blackpool tram system. It was also decided to upgrade the tramcars that are used for regular day-to-day services. Using conventional steel reinforcement in the laying of the concrete base for the new track could have caused major problems, with the uncertainty that the steel mesh could have moved during the pouring of the concrete, which could then have interfered with the drilling of holes for the fitting of the new track. It was decided to include steel fibres as a replacement for the steel mesh. Adding steel fibres to the mix sped up construction, firstly by obviating the need for steel mesh placement and secondly, because of their small physical size and even distribution throughout the concrete, allowed drilling into the concrete structure without interference. Geberit Systems Provide Watertight Solution For Titanic Visitor Centre The Titanic Visitor Centre in Belfast is the city’s newest, most impressive and popular attraction, boasting a unique multi-faceted aluminium facade, Ireland’s longest lift and a sculptural geometric roof with a hidden water drainage solution and rainwater harvesting, courtesy of Geberit’s Pluvia and HDPE systems.

Located adjacent to the Grade A listed nineteenth century drawing offices where the Titanic was designed, and the slipways on which this iconic ship was launched, the Visitor Centre tells the story of the Titanic, with its upper floors accommodating 1,000 diners in banquet halls and function rooms. The centrepiece of a regeneration project which sees 75 hectares of industrial brownfield transformed, the building was constructed using ground-breaking techniques and includes a range of sustainable strategies; Combined Heat and Power Generation, 56,000 litre rainwater harvesting and intelligent lighting; on target for BREEAM Excellent accreditation.

“The project was extremely demanding, due to the complicated geometry of the building and the fact it was ‘fast-tracked’, meaning that the design and construction proceeded in parallel. Geberit’s products and their team proved extremely flexible, providing a drainage solution to a truly unique roof,” explained Angus Waddington, from Todd Architects.

“The building is located in the centre of a plaza, fronted by historic monuments, which means there are no rear facades. It was therefore essential that services and plant were located elsewhere and not on the facades or roof-scape. The sculptural form of the roof, designed to mimic the bow of a boat, was hard to put into practice: the final design we came up with consisted of a 10 degree mono-pitched roof with

walk-in secret gutters, falling tangentially at 5.2 and 5.6 degrees. Dams were designed across the two, 60 metre long gutters, enabling water to collect about the siphonic outlet, before cascading into the next dam.”

The roof’s drainage was supplied courtesy of Geberit’s Pluvia system, which is based on intelligent negative pressure suction. High-performance Geberit Pluvia roof outlets are linked together directly under the roof with a non-sloping collector pipe.

Large roof areas can therefore be drained through a single discharge stack; simplifying planning, reducing construction time and minimising the need and consequent outlay for underground drain connections and surface lines.

Unlike conventional roof drainage methods, the Geberit Pluvia system functions as a siphonic system, ensuring the drainage pipe system can fill up completely, thus generating a negative pressure in the pipeline. This negative pressure rapidly draws the rainwater by suction from the roof area, instead of merely allowing it to drain away.

“Conventional gravity outlets would not have been feasible with the volume of water collected and channelled into these ‘flumes’ and a traditional weir overflow couldn’t be formed without interrupting the facade geometry and spoiling the form of the building. To combat these issues, an additional overflow system was installed.

Geberit rose to the challenge of solving these potential issues and seemed to relish the opportunity to do something ‘different’. They were fully supportive, providing technical assistance and calculations to review the unusual performance criteria,” Angus concluded.

Geberit’s HDPE Drainage system was also used for all the soils and wastes, plus rainwater harvesting, which was overseen by Robert Hall from the Harvey Group.

Yorkon Awarded Its Largest Ever Building Contract – And UK’s Biggest Health Project To Be Built Off Site Off-site construction specialist, Yorkon, has been awarded its largest ever building project, and what is believed to be the biggest and most complex healthcare scheme to be built off site in the UK. The £17.9m contract for principal contractor Kier Construction is to construct a new Women and Children's Centre at North Middlesex University Hospital.

Due for completion later this year, the scheme is part of a major reorganisation of hospital services in the boroughs of Barnet, Enfield and Haringey to increase the level of clinical activity and to help accommodate the rise in birth rates. The architects and project managers are AHP. The project, which was procured under the ProCure21+ framework, is being built off site at the Yorkon production centre in York. This approach will radically reduce disruption to patient care and the build programme to ensure the new facilities will be operational before the busy winter period.

The building will provide a larger consultant-led delivery unit with additional high dependency beds, two new obstetrics theatres, a neonatal unit, triage centre, women’s outpatient department, a midwife-led birthing unit with four birthing pool rooms, a postnatal ward with discharge lounge, and a transitional care unit to support neonatal care. A roof top plant room will be located on the second floor.

The scheme will be constructed using the new Yorkon off-site building system and will comprise 152 steel-framed modules up to 18m long and in many different sizes and configurations to suit the building’s design and site. The units will be craned into position with doors, windows, first fix electrics and plumbing, and a high performance concrete floor pre-installed.

Commenting on the project, Simon Ambler, Director at Yorkon said, “We are delighted to be working on our third project with Kier – and our second major healthcare scheme with their company. This is our largest ever contract and its complexities demonstrate just what is now achievable with an advanced off-site building system.”

“The approach will significantly reduce the programme time and any disruption during construction, to the benefit of patient care – and will result in a high quality healthcare facility built under the ProCure21+ framework.”

Clive Watson, Project Manager at Kier Construction, said, “The biggest advantage of off-site construction on this project is speed. We anticipate it will reduce the delivery time by around three months enabling us to have the new facilities up and running ahead of the busy winter period. It will also bring quality benefits because it allows so much of the construction to take place off site in a controlled factory environment that is not affected by poor weather conditions. Our experience with Yorkon and their level of engagement from the outset has been very positive to date.”

The external appearance of the new building will reflect the design of the adjacent facilities and will feature rendered façades, ribbon glazing around the perimeter of the first floor, a large atrium entrance spanning two storeys with light wells providing further natural daylight inside. There is also full height glazing to the stair towers on each of the two wings and large projecting window bays provide a visual contrast to the rendered finish across the building envelope.

The scheme is targeted to achieve a BREEAM ‘excellent’ rating and has a number of sustainability features including a green sedum roof to part of the first floor, photovoltaic panels above the plant room, and an energy efficient combined heat and power system.

Manufacturers of the multi-million pound diagnostic equipment for three new X-Ray and CT scanning rooms issued the main contractor with complex and exacting M&E specs. Marmox Multiboard Warms Rutland Cottage During the purchase of a delightful cottage in a rural location in Rutland the new owner noticed that the property seemed extremely cold. The main reasons appeared to be the fact that his new home had concrete flooring on the ground floor and solid exterior walls of concrete blocks faced with local stone throughout.

To overcome the problem he decided to line the floor and walls with some form of insulation that was effective yet quick and simple to install.

After considering the options available he decided that Marmox Multiboard fitted the bill on both counts. Multiboard is manufactured from extruded polystyrene with both faces of the board covered with close woven fibreglass mesh embedded in a cement polymer mortar.

This creates a board that is lightweight yet extremely strong with a high degree of thermal insulation [a conductivity of 0.03 watt/mK for the technically minded] and is totally impervious to any water penetration from outside. This Marmox product is also simple to fix to solid or stud walls being easy to handle due to its light weight and simply cut or sawn to the size required using conventional tools. In the Rutland cottage, 50mm Multiboard was laid on the concrete slab floors.

On top was placed a 12mm ply layer and then low level underfloor heating before a surface layer of stone tiles in keeping with the house’s appearance. In the ceiling of the ground floor 10mm Multiboard was applied between the joists. Helifix in tune with conversion requirements at The Piano Building

To meet strict Building Regulations governing its change of use, from a former carpet warehouse to a modern city academy, the Grade II listed ‘Piano Building’ in Kidderminster required 1,500 linear metres of stainless steel HeliBar from Helifix to reinforce and secure brick panels on all elevations. Built in 1867, the warehouse gained its nickname because it resembles the shape of a grand piano when viewed from above. As part of the refurbishment the impressive brick façade required extensive structural stabilisation between the windows. Helifix’s rapidly installed and cost-effective masonry repair strategies, with their concealed installation techniques, were specified by structural engineers SLP Consultants. The contract to undertake the work was won by Eden Group of Birmingham, an Approved Installer of Helifix’s proven repair and reinforcement systems. Eden channelled-out every other mortar joint before bonding 7m long x 8mm diameter Helifix HeliBars into the cut slots with HeliBond cementitious grout. ICONIC STOCKPORT BREWERY TRANSFORMED WITH CAREA CLADDING For the landmark £6 million conversion and new built extension of one of Stockport’s most iconic buildings, The Royal Oak Brewery, developer Equity Housing wanted to create a stunning contemporary exterior. Diamond Quality Lighting At Graff Graff Diamonds on London’s Bond Street is now lit to stunning effect. This has been achieved

by Lighting Design International using LEDStar 3 MK3 and Minor Wall Mounted light fittings manufactured by the Light Projects Group.

The fittings, finished in a Durable Grey White RAL PTFE Paint colour to blend in with the exterior stonework, spotlights and employ Warm White LEDs. The LEDstar 3 is a compact, high performance spotlight manufactured from anodised or PTFE coated aluminium in white, black or satin silver with special colours available to special order.

Comprising three Seoul P4 LEDs, it is available in four high performance whites ranging from incandescent 2650-2850K through to a cool 4150-4500K. It has a CRI of 93 and a lumen output between 216 and 228 at 350mA and between 389 and 410 at 700mA. Available in both recessed and spotlight versions with different beam angles, from a narrow 10° through to 80° and with a 20° tilt option, the lighting system is ideal for wall or floor washing. No Gamble For The Hippodrome With Howe Green Access Covers There was no gambling with quality when expert fit-out specialists Beck Interiors opted for Howe Green access covers for the refurbishment of one of the West End’s most famous buildings, The Hippodrome.

Providing easy and reliable access to services such as HVAC, electrics and data was an inconspicuous but nonetheless vital part of the £40million project to transform this historic landmark into London’s newest international-style gaming centre.

A winning combination of Howe Green’s 3500, 5000 and 7500 Series access covers was selected for various size and load bearing requirements and to suit the different types of flooring within the building. These included screeded areas in basement and back of house with raised timber floors front of house and in gaming and entertainment zones.

The project also called for more than 40 of Howe Green’s 5000 series access covers to be made to order with bespoke cable outlets to serve the sea of machines on The Hippodrome’s busy gaming floors. Insulating daylight Innovative Lumira aerogel insulation, previously called Nanogel, is increasingly having global impact. In the UK, it can be specified for polycarbonate rooflights and panelised glazing, fibreglass diffused cladding or roofing and conventional double-glazing.

Here are two recent examples.

St George’s Park, the FA’s National Football Centre was designed by RedBox Design Group. Here, the sports hall has maximised the highest level of daylight insulation and energy efficiency by incorporating Lumira aerogel within the 950sqm of Kalwall cladding around its perimeter. It provides a dramatic U value of 0.28W/m2K - equivalent to a solid wall.

At the most extreme is the recently operating Halley V1 Research Station in Antarctica designed by UK architects Hugh Broughton with Faber Mausell. Earn While You Burn! Biomass Reduces Fuel Bills By 40% For Luxury Cottages Whitewells Farm Cottages, in rural Worcestershire, offers 4* luxury accommodation, heated by a Euroheat wood-heating biomass system; reducing fuel bills by 40% while qualifying for the commercial RHI.

monitors the boilers remotely to ensure they’re running correctly. Heated water from the accumulators is then piped to the houses with a minimal heat loss of only 0.3C.

Originally converted to farm buildings in 1978, Whitewells Cottages boast period features, such as exposed beams and vaulted ceilings.

Despite the history, there is nothing antiquated about Whitewells’ heating system, which has been recently updated from oil and storage heaters to Renewable Heat Incentive (RHI) qualifying, wood biomass. Consisting of Euroheat’s HDG Compaq 150 pellet and Novara 50 log boilers, associated fuel stores and a 6,000 litre accumulator, the system supplies central heating and hot water on-demand for seven holiday cottages.

Simon Durrant, owner of Whitewell’s, explains the benefits of switching to this renewable form of heating: “Moving over to wood biomass has been an excellent decision with savings further enhanced by the Renewable Heat Incentive. Without the RHI we have reduced our fuel bill by £15,000 a year compared with the cost of oil (£10,000 for pellets, verses £25,000 for oil) – enough of an incentive to choose this technology. The RHI gives us £16,000 - £17,000 a year, making the pay-back time for the initial outlay of the system about seven years – after that, we’ll be earning while we burn!

A pellet and a log boiler have been chosen as the site has a reasonable amount recyclable timber, most of which comes from Whitewell’s own woodlands. Stored within the boiler room, wood is dried by the radiant heat - this is not enough to fuel the whole site however and the labour required for logs isn’t practical for an application of this size. Pellet boilers have the advantage of being automated, which means someone does not have to be on hand to refuel the hopper. A web server
